Brisbane's unit growth over April was so strong that it doubled the growth in its house market, which in itself was the third best performing capital city house market in the country.

CoreLogic's Home Value Index showed unit values in the Queensland capital jumped another 1.6 per cent, compared to the 0.8 per cent growth in houses.

It was a fourth straight month of one per cent plus gains in the unit market, which is now up 6.2 per cent over&nbsp;2024, the second best performing capital city unit market only behind Perth (8.2 per cent).

The median value for units in Brisbane has now risen over $600,000 for the first time and is closing the gap on Melbourne's median unit value ($613,000).

The biggest news in the off the plan apartment market in Brisbane came from the riverfront where the two-level penthouse atop <a href="/new-apartments/sorano-house-kangaroo-point-12-hamilton-street-kangaroo-point">Sorano House</a>&nbsp;in&nbsp;<a href="/developments/kangaroo-point-qld-4169">Kangaroo Point</a>&nbsp;sold for $14 million, setting a price per square metre record

The sale, to a local, reflected an internal price per sqm of over $45,000, bettering the former record at&nbsp;<a href="/new-apartments/moray-house-65-moray-street-new-farm">Moray House</a>&nbsp;by&nbsp;<a href="/developers/spyre-group">Spyre Group</a>&nbsp;in&nbsp;<a href="/new-apartments/new-farm-qld-4005">New Farm</a>, which set the record at $35,000 per sqm late last year.

The penthouse, with 311 sqm of internal living space, a 39 sqm balcony and a 333 sqm rooftop, is one of just seven apartments in the Hamilton Street development by&nbsp;<a href="/developers/trezetto-developments">Trezetto Development</a>.

There was more news from the affluent riverside suburb in April with&nbsp;<a href="/news/qld/pikos-property-group-changes-to-kangaroo-point-maroochydore-employment-hub-of-the-sunshine-coast">Pikos Group</a>&nbsp;securing approval for their latest instalment of apartments in Kangaroo Point.

Having launched Skye Residences late last year, Pikos has been given the green light for&nbsp;Gaia, two 15-level buildings&nbsp;designed by&nbsp;<a href="/architects/dko-architecture">DKO Architecture</a> at&nbsp;<a href="/new-apartments/gaia-kangaroo-point-108-lambert-street-kangaroo-point">108 Lambert Street</a>&nbsp;which will home 215 apartments and a full acre of inner-city parklands in the process.

They're trying to bulk up the development, now across 2,300 sqm at 50-62 Leopard Street, proposing to add a further four levels to the 29-level tower by <a href="/architects/rothelowman" target="">Rothelowman</a>. That will see it add a further 60 apartments, taking it from 136 units to 196.

Brisbane townhouse developer <a href="/developers/tocu-properties">Tocu Properties</a> is too looking central with their first apartment tower.

They've looked to&nbsp;<a href="/developments/west-end-qld-4101">West End</a> where they've had&nbsp;<a href="/architects/woods-bagot">Woods Bagot</a>&nbsp;draw up plans for a seven-level apartment development on a six-lot amalgamation, one of the last remaining infill development sites.

The proposal is for 42 two and three-bedroom apartments, 30 of which will have an additional multi-purpose room.

The Gold Coast-based architecture firm&nbsp;<a href="/architects/contreras-earl-architecture">Contreras Earl Architecture</a>&nbsp;is continuing to add its striking design eye to Brisbane.

Having submitted&nbsp;<a href="/news/qld/first-look-architectural-apartments-set-for-st-lucia">plans for Vista in St Lucia late last year</a>&nbsp;for five striking apartments,&nbsp;Contreras Earl Architecture has put together a design for Victa's next project in the neighbouring&nbsp;<a href="/new-apartments/taringa-qld-4068">Taringa</a>.

The project, dubbed La Flor at 128-130 Swann Road will replace two single-level houses on 1,042 sqm.

La Flor draws inspiration from nature, with its design metaphorically likened to the unfolding petals of a flower and translates into an architectural interplay between openness and enclosure.&nbsp;

The six-level building will have eight three-bedroom apartments and a four-bedroom penthouse with a private rooftop. The rest of the rooftop is reserved for resident amenities, comprising a resort-style pool, a sauna, extensive seating, barbecue spaces and sun lounges.

Another interesting development application came in from the Melbourbe-based&nbsp;diversified investment group and property developer <a href="/developers/salter-brothers">Salter Brothers</a>.

Salter Brothers, who own and operate a handful of retreats across the Gold Coast and outer Brisbane through their Spicers Retreats brand which they acquired in late 2022, is seeking&nbsp;to demolish the Mercure Brisbane Garden City Hotel in&nbsp;<a href="/new-apartments/upper-mount-gravatt-qld-4122">Upper Mount Gravatt</a>&nbsp;and develop a new 17-level apartment building at 18 Macgregor Street.

They've had&nbsp;<a href="/architects/bates-smart" target="">Bates Smart</a>, who has worked more in Sydney and Melbourne since it was founded in the mid-1850s, create the plans for the mixed-use building that will have 101 apartments above a four-level podium. That will home a 90-space childcare centre and parking for 107 cars.

The debut project will rise on a 5,356 sqm site ideally located a five-minute walk from Garden City Westfield, one of Brisbane's largest shopping centres.

City Beat May 2024: Brisbane unit growth doubles houses in April

It's continued month-on-month gains in the Gold Coast unit market.

CoreLogic's Home Value Index showed another solid gain of one per cent over April, following growth of 1.1 per cent in both March and February.

The median value for a Gold Coast unit, which incorporates both townhouses and apartments, is now at $768,000, having started the year at $727,000. The median far outstrips the median unit value in Brisbane ($600,000) and Melbourne ($613,00).

<h2>What happened in the Gold Coast off the plan market in April?</h2>

There was little activity on the Gold Coast in the way of new projects launching to the market in April, however many more are coming in the pipeline.

The only project to launch was Marquee's latest Gold Coast development, La Belle at Palm Beach.

<a href="/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Belle Palm Beach</a>&nbsp;will comprise 74 premium beachfront apartments over 14 levels that will take advantage of sweeping views from&nbsp;<a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a>&nbsp;to&nbsp;<a href="/developments/coolangatta-qld-4225">Coolangatta</a>.

The development, with 40 metres of beach frontage, has three, four and five-bedroom apartments on offer, with internal living spaces between 150 sqm and 680 sqm, catering for the owner-occupier.

Designed by award-winning&nbsp;<a href="/architects/cottee-parker-architects" target="">Cottee Parker</a>&nbsp;Architects and detailed by <a href="/architects/bda-architecture">BDA Architecture</a>, La Belle&nbsp;is set to offer a diverse range of amenities including a heated outdoor pool and spa, multiple teppanyaki dining bars and entertaining areas, and a resident’s lounge with a billiard room, bar, and a large screen TV.

There will also be a wellness centre with a state-of-the-art gymnasium, yoga and Pilates movement room, Nordic and Infrared saunas, indoor hydrotherapy hot pool and two cold plunge immersion baths.

Given how tight the market is for new projects, developers who can get their projects in market, with confidence that they're going to go ahead, are seeing strong results.

John Kearney's&nbsp;<a href="/developers/immerse-projects" target="">Immerse Projects</a>&nbsp;has seen a surge in sales at their <a href="/new-apartments/ombre-robina-46-scottsdale-drive-robina">Ombré</a> apartment development in <a href="/developments/robina-qld-4226">Robina</a>, hitting the $40 million mark within just four weeks of launching.&nbsp;

<a href="/new-apartments/ombre-robina-46-scottsdale-drive-robina">Ombré</a>, comprising 95 apartments designed by BDA Architecture, offers a diverse range of floor plans. Some of the one-bedroom apartments have two living areas, as do some of the two-bedrooms. They've been popular given there's nothing like that on the market in the whole of the&nbsp;<a href="/developments/gold-coast-qld?sort=">Gold Coast</a>.

Kearney's construction company&nbsp;<a href="/builders/greyburn">Greyburn</a>&nbsp;will build Ombré, which is slated for completion in December 2025.

Veteran Gold Coast developer, Morris Property, is also seeing success at their Broadbeach apartment development, Crest.

<a href="/new-apartments/crest-broadbeach-13-armrick-avenue-broadbeach">Crest&nbsp;Broadbeach</a>, which marks Morris Property Group's eighth high-rise residential project in&nbsp;<a href="/developments/broadbeach-qld-4218">Broadbeach</a>, recently hit the 50 per cent sold milestone. The first tower in the project tapped into the demand for new apartments in the sought-after Broadbeach postcode.

In the fourth quarter of 2023, Crest saw a total of 25 sales, with an average sale price of $1,089,000 per apartment.

Morris has padded out its future pipeline in their favourite suburb, submitting plans for their 10th residential development&nbsp;<a href="/developments/broadbeach-qld-4218">in the suburb</a>&nbsp;neighbouring Surfers Paradise.

Morris has submitted plans for a high-end tower focused on the more affluent owner-occupier at 14 Chelsea Avenue, Broadbeach, a 607 sqm site next to their&nbsp;<a href="/buildings/opus-16-18-chelsea-avenue-broadbeach">Opus</a>&nbsp;Broadbeach tower which they completed in 2021.

They've had&nbsp;<a href="/architects/cottee-parker-architects">Cottee Parker</a>&nbsp;design a 25-level building with 22 full-floor apartments and a sole two-bed unit. They will sit above three basement levels which will have 45 parking spaces.

"Buyers love Broadbeach because it offers beachside living with metropolitan amenities, which is what the market is after," Morris told Urban back in 2022.

Getting closer to the launch of their next project is&nbsp;Aniko Group who on their flagship $2 billion mixed-use development, The Landmark in Mermaid Beach.&nbsp;

They <a href="/news/qld/aniko-settle-on-32-5-million-mermaid-beach-the-landmark-site">settled on their $32.5 million</a>&nbsp;<a>Mermaid Beach</a>&nbsp;site, earmarked for&nbsp;four towers which are set to transform the long-vacant property into a&nbsp;<a href="/new-apartments/the-landmark-mermaid-beach-14-seaview-avenue-mermaid-beach-qld-4218">vibrant new residential, commercial, dining and leisure precinct</a>.

<a href="/developers/aniko-group">Aniko</a>&nbsp;purchased the 1.13ha site, located at the corner of the&nbsp;<a href="/new-apartments/gold-coast-qld">Gold Coast</a>&nbsp;Highway and Seaview Avenue, in 2022.

Elsewhere on the Coast, Sydney apartment developer&nbsp;<a href="/developers/chanine-developments" target="">Chanine</a>&nbsp;Developments settled on a secured a site across 1407 Gold Coast Highway and 402-404 The Esplanade through site amalgamation specialists GV Property Group.

<a href="/developers/chanine-developments" target="">Chanine</a>, led by Marwan&nbsp;<a href="/developers/chanine-developments" target="">Chanine</a>, has now lodged plans for a boutique eight-level building with 15 half-floor apartments and a massive five-bedroom penthouse.

<a href="/developers/chanine-developments" target="">Chanine</a>&nbsp;said the vision&nbsp;is to bring the opulence of the Eastern Suburbs to&nbsp;<a href="/developments/palm-beach-qld-4221">Palm Beach</a>, in both finishes and aesthetics.

<a href="/developers/macquarie-york">Macquarie York</a> is another starting to put their marketing together for their next project, having received approval from the Gold Coast City Council for&nbsp;a 17-level tower&nbsp;at 50 Sunset Boulevarde, a 1,057 sqm riverfront block on the Nerang River facing&nbsp;<a href="/developments/chevron-island-qld-4217">Chevron Island</a>'s Home of The Arts building.

<a href="/architects/plus-architecture" target="">Plus Architecture</a>&nbsp;designed the building which will have 42 two and three-bedroom apartments and a three-level, four-bedroom penthouse.

Plus, led locally by Danny Juric, says the project has been "meticulously designed to seamlessly blend with its urban and natural surroundings, achieving a harmonious balance between the human-scale streetscape, riverscape, and the emerging skyline."

City Beat May 2024: Gold Coast unit market continues to surge

Unit values in Melbourne grew significantly more than houses in the Victoria capital in March, property data analytics firm CoreLogic's recent data release found.

CoreLogic's Home Value Index found that Melbourne unit values rose 0.3 per cent in March, compared to the -0.1 per cent decline in houses.

Melbourne's median unit value, which incorporates both townhouses and apartments, is now $612,000. Over the past 12 months, <a href="/developments/melbourne-vic">Melbourne</a> unit values have risen by three per cent.

CoreLogic also found that Melbourne's gross rental yield rose significantly over the last two years, from 2.76 per cent to 3.57 per cent, driven predominantly by falling dwelling values and sky rocketing rents.

"A rise in rental yields alongside an expectation that housing values could rise and rental markets remain tight for an extended period is likely to be seen as an attractive opportunity for property investors," CoreLogic Research Director Tim Lawless said.&nbsp;

Lawless did note however that new investors entering the market may face cash flow losses unless they can provide a sizeable deposit, given the average investor mortgage rates are around the mid-six per cent range.

<h2>What happened in Melbourne’s off the plan apartment market in March?</h2>

News in March signalled more positive for the Melbourne off the plan apartment market.

Charter Keck Cramer once again highlighted the demand v supply imbalance that is coming for Melbourne. They said the market could jump anywhere between 25 to 30 per cent over the next 12 to 18 months across several sub-markets.

"Our analysis suggests that the established unit market (townhouses and apartments) will need to continue to reprice upwards (by around 15% to 20%) until the house price hierarchy is once again established," Charter Keck Cramer said.

"It is at this point that new off the plan apartments will be able to be delivered at price points which again make apartment development feasible."

There were some signs of some more supply coming to the market, both now and in the future. Tim Gurner revealed his $1.7 billion <a href="/developments/docklands-vic-3008">Docklands</a> precinct <a href="/new-apartments/elysium-fields-208-226-harbour-esplanade-docklands">Elysium Fields</a>, which will bring a much-needed 1350 apartments to Docklands.

Gurner also revealed that Chicago-based, international architecture firm <a href="/architects/som">SOM</a>, the architecture firm who designed the Burj Khalifa, the tallest building in the world, as well as the One World Trade Centre in New York, will design his St Kilda Road project, an $800 million mixed-use project facing Albert Park.

The St Kilda Road project will comprise around 200 apartments across 19 levels, with a focus on large two to four-bedroom apartments alongside retail spaces, food and beverage outlets, and extensive wellness amenities.

To be developed by <a href="/developers/chapter-group">Chapter Group</a>, the company filed the plans for 31 apartments on the 3,862 sqm site at 23 Maleela Avenue, just set back from Whitehorse Road between Balwyn and <a href="/developments/deepdene-vic-3103">Deepdene</a>.

<a href="/architects/cera-stribley-architects">Cera Stribley</a> has put together plans, recently submitted to the Boroondara Council, for the low-rise, four-level building which will have a near 60-metre frontage to Maleela Avenue.

Much like neighbouring Brisbane, the Gold Coast unit market won't be slowed down.

Following similar supply demand metrics to the Queensland capital, the Gold Coast unit market posted another strong gain in March, according to property data analytics firm CoreLogic.

CoreLogic's Monthly Home Value Index showed Gold Coast units, which incorporate both townhouses and apartments, rose in value by 1.1 per cent over March to be 2.8 per cent up in 2024.

The median value of units on the Gold Coast is now at $749,000, higher than both <a href="/new-apartments/brisbane-qld">Brisbane</a>&nbsp;($587,000) and <a href="/new-apartments/melbourne-vic">Melbourne</a>&nbsp;($612,000).

<h2>What happened in Gold Coast’s off the plan apartment market in March?</h2>

Data from <a href="/project-marketer/colliers">Colliers</a> released in March showed the average price for new <a href="/new-apartments/gold-coast-qld">Gold Coast</a> apartments has reached $1.6 million for the first time, indicating a significant increase from previous quarters.

While the number of new apartment sales in the December quarter was relatively low compared to previous years, the average price per apartment saw a notable increase.

Owner-occupiers accounted for 55 per cent of the sales in the quarter, reflecting a resurgence in this segment of buyers.&nbsp;

They want to accommodate the "escalating demand for affordable luxury living in the beachside suburb by trying to target the rightsizing demographic."

They say it's a segment of the market that has been overlooked by developers in the Gold Coast’s prime beachside suburbs in recent years.

Family-owned builder developer Xsite Group has revived its plans for its recently launched luxury beachfront apartment tower, <a href="/new-apartments/arc-residences-northcliffe">Arc Residences</a>, on Surfers Paradise's most sought-after beachfront strip.

The 25-level <a href="/architects/mpa-architects">Mosca Pserras Architects</a>-designed building will home 39 high-end half and full-floor three and four-bedroom apartments overlooking the popular Northcliffe Beach, which start from just shy of $4 million.&nbsp;

The Sydney unit market continued to outperform house market growth in 2024, property data analytics firm CoreLogic found.

CoreLogic’s Monthly Hedonic Index showed the median value of units, which incorporates both townhouses and apartments, rose by 0.4 per cent in March to be one per cent up over 2024. Comparatively, house values rose 0.3 per cent in March to be 0.9 per cent up so far this year.&nbsp;

Sydney's median unit value is now at $839,000, compared to the median house value of $1,414,000.

March marked the 14th straight month of the house market upswing.&nbsp;Since declining -7.5 per cent between April 2022 and January 2023, the national home value index has increased 10.2 per cent, or, in dollar terms, by around $71,832, rising to new record highs each month since November last year.

<h2>What happened in Sydney's off the plan apartment market in March?</h2>

Sydney's off the plan apartment market could see an increased demand in 2024 as Sydneysiders grapple with the cost of living in the most expensive capital in the country, Charter Keck Cramer forecast.

The property advisory giant's Metro Sydney State of the Market H2 2023 said there is considered an enhanced opportunity for apartment projects to receive increased demand in the Harbour capital, given that buy-to-sell apartments represent the most affordable dwelling typology. They note however there needs to be an expectation recalibration due to budget constraints.

CKC believes the “cascade" effect will continue to play out in 2024. "The “cascade” effect can be described as the trade-off/s made by occupiers in terms of the type of housing, number of bedrooms, location, type of tenure and number of people per household," the report read, adding that the trade-offs are primarily driven by buy or rent price points and availability of stock."

However, while the "cascade" effect may influence some buyers to prioritise affordability, there is still a significant market segment interested in apartments at the higher end of the market. Revelling in the demand is Aqualand's <a href="/buildings/aura-by-aqualand-north-sydney-168-walker-street-north-sydney-nsw-2060">AURA by Aqualand</a> and First Quadrant Properties recently launched Willoughby Grounds.

<a href="/developers/aqualand-australia">Aqualand</a> recorded over $100 million in sales in February at the North Sydney apartment development, set to be completed later this year. It was their biggest sales month to date, not including the month the project was launched in.

Aqualand’s Head of Sales and Marketing, Alex Adams, said the figure represented the biggest jump in sales activity on any project he’d experienced.

“We’ve found potential buyers who had previously enquired, but weren’t quite ready to commit, have recently returned to the market. Those waiting to transact closer to the building’s completion have now seen its construction progress and have made the decision to buy,” Adams said.

Families continue to be the lead clientele, while the stabilising interest rates, and the ability to now see the product at the new display apartments, are also attracting more investors, who are showing more interest in their searches.&nbsp;

Recently, downsizers have also come back, with more four-bedroom sales at around $7 million.

“With the housing market stabilising, and even increasing, they now have confidence in selling their home. Also, with the interest rates steadying they can list their homes until they get the price they want."

<a href="/project-marketer/link-project-marketing-0">LINK Project Marketing</a> Director Ben Hamblett says they've created something that fits a major gap in the market.

"Four-bedroom apartments don't exist in Willoughby, even in some of the other new developments. However there is a strong underlying demand for them," Hamblett says, adding that the only opportunity to buy four bedrooms is in the housing market, and that can cost upwards of $4 million.

Indeed since the launch of the project, which will be delivered in five stages housing a total of 160 apartments, reflective of the number of buildings there are in the mini-masterplan, over 20 per cent of the enquiry on Urban have been on the four-bedroom configurations, with a further 20 per cent on the large, 200 sqm three-bed apartments on offer.

Brisbane's unit market will not slow down.

CoreLogic's Monthly Hedonic Index showed growth in the apartment and townhouse market across the Queensland capital outstripped houses again, with value gains of 1.5 per cent in March.

The median unit value in&nbsp;<a href="/developments/brisbane-qld">Brisbane</a> is now at $587,000, continuing to close the gap on Melbourne, whose median unit value is $612,000.

Brisbane unit values are now 4.1 per cent up over 2024, the second best performing capital behind Perth. Comparatively, Brisbane houses are up 2.8 per cent over the same period.

<h2>What happened in Brisbane’s off-the-plan apartment market in March?</h2>

While prices continue to boom across the unit sector, there's still little new movement in Brisbane's tightly held new apartment supply.

Charter Keck Cramer says the Brisbane market will be <a href="/news/qld/brisbane-market-to-be-chronically-undersupplied-for-next-two-to-three-years-charter-keck-cramer">chronically undersupplied for the next two to three years</a>.&nbsp;

Charter Keck Cramer's Metro Brisbane State of the Market H2 2023 found there were just 1,100 apartments launched in 2023, -76 per cent less than the decade average, while low completions are forecast for the next three years.

They did note that recently launched projects are achieving strong sales results.

"These are priced predominantly at the upper end of the market and targeted towards those who can accept the higher price points required to offset increased build costs," the report noted.

They said other local buyer segments remain priced out of the market or are disincentivised to buy given the uncertainty with interest rates and the significant upfront financial handbrake of stamp duty.

<a href="/architects/urbis">Urbis</a> also noted that the stock levels in Brisbane have shrunk toward five-year lows.&nbsp;

The Urbis Apartment Essentials Report showed there were 112 sales in Q4 2023 in Brisbane, with the lowly stock levels resulting in just 512 apartments available to buy.&nbsp;

Supply has been dwindling since Q1 2023 when there were nearly 1,400 apartments on the market with around 500 of those being sold.

In response to strong demand at the upper end of the market,&nbsp;<a href="/developers/sekisui-house-australia">Sekisui</a>&nbsp;launched the Opulent Release in their penultimate stage of their $1.2 billion West End master planned precinct, West Village.

The Opulent Release comprises just four and five-bedroom apartments toward the top of the towers of Uno and Duo, which together form the <a href="/new-apartments/the-allere-collection-west-village-mollison-street-west-end">Allere Collection</a>, which comprises two towers, Uno and Duo.&nbsp;

The Melbourne unit market bounced back in February as values in Australia's two largest capitals look to be trending up again.

The unit market in Melbourne outperformed houses, with units up 0.2 per cent over February compared to the house market up just 0.1 per cent.

CoreLogic Research Director Tim Lawless said that although&nbsp;growth rates in <a href="/new-apartments/sydney-nsw">Sydney</a> and Melbourne home values have levelled out, the monthly trend has accelerated, with Melbourne emerging from a three month slump of negative monthly movements to record a subtle 0.1 per cent (dwelling) rise in February."

Sydney dwelling values also moved back into positive territory over the past two months after recording a subtle decline in November and December.

“Potentially we are seeing some early signs of a boost to housing confidence as inflation eases and expectations for a rate cut, or cuts, later this year firm up,” Lawless said, adding that an&nbsp;improvement in consumer spirits has historically played out positively for housing activity, with higher sentiment generally accompanied by a lift in home sales and vice versa.

"Westpac and the <a href="/new-apartments/melbourne-vic">Melbourne</a> Institute reported a 6.2% lift in the consumer sentiment index for February, taking the reading to the highest level since June 2022."

PACE Sales Director Ash Bramich had a number of groups through, with a number of buyers wanting to customize their floorplans toward the upper end of the market.

"Some are wanting to move some walls around, taking a few metres from a living room to make a bedroom bigger," Bramich says.

"There's a small window that buyers can do that. Those who are downsizing in particular are very detailed-oriented with how they want the floorplan configured."

<a href="/developers/gamuda-land">Gamuda Land</a> launched their <a href="/developments/st-kilda-vic-3182">St Kilda</a> project&nbsp;<a href="/new-apartments/fareham-st-kilda-95-st-kilda-road-st-kilda">Fareham</a>&nbsp;at 95&nbsp;St Kilda&nbsp;Road in February, which will bring another 78 apartments to the undersupplied Melbourne market.

The 18-level, development approved building was designed by BayleyWard and features a&nbsp;state-of-the-art fitness centre and a rooftop garden.

They're expecting completion in late 2026.

The Gold Coast unit market continues to surge in 2024 after a 2023 which saw it become one of the best performing major cities in the country.

The median value of units, which incorporates both apartments and townhouses, jumped another 1.1 per cent in February to a new median $740,000. It was only October <a href="/news/qld/city-beat-september-2023-gold-coast-unit-values-pass-700k-after-continued-2023-growth">when they passed the $700,000 mark</a>.&nbsp;

<h2>What is happening in the Gold Coast off the plan apartment market?</h2>

Projects by reputable developers remain the most popular on the Gold Coast.

Vista by Malaysian developer MRCB International continues to top the sales chart after another strong quarter.

Urbis research showed Vista was the top selling project on the Gold Coast in Q4 2023 with 46 sales.

<a href="/new-apartments/crest-broadbeach-13-armrick-avenue-broadbeach">Crest Broadbeach</a> by veteran Canberra and Gold Coast apartment developer <a href="/developers/morris-property-group">Morris Property Group</a> has also seen a number of sales. It was the third best performing project in the Gold Coast in Q4 2023 with 25 sales.&nbsp;

There's also been some much needed new supply come to the market in 2024, both from two of the most reputable developers on the Gold Coast.

strong market feedback at the first stage of Lewis Land's $1.5 billion Biggera Waters masterplan, Harbour Shores.

Colliers Director David Higgins says&nbsp;Harbour Shores is a game-changer for the area.

"The introduction of the 15-hectare masterplan means Biggera Waters is a new option for buyers to consider," he said.

"The site is a unique one, so close to all of the Biggera Waters amenity and Harbour Town. It's a longterm project that will change the face of the suburb."

Higgins says having the reputation that Lewis Land as a developer makes the whole selling process much smoother.

"They've done incredible things for the Gold Coast over the last six decades and they own Harbour Town. They're a developer who buyers know aren't going anywhere."

There's been equally strong market feedback from buyers at Ombre Robina, the latest project by construction industry veteran John Kearney's Immerse Projects.

Tony Ashwin, who is handling sales at the Scottsdale Drive development, says one of the most interesting findings from the launch has been not only the variation in demographics, but the depth in each type of buyer.

"In 35 years I've not seen so much depth in each buyer cohort than we have with Ombre Robina," Ashwin said.

He's sold apartments to first home buyers in their 20s all the way through to a couple in their 90s.

There's been a strong uptake on all floorplans, from the unique one-bed, two living room apartments to the larger three-bedroom apartments.

Ashwin says the strong market response shows the maturity of the Gold Coast apartment market, as well as the maturity of Robina, with the early success showing that it's not all about the beachside suburbs.

"Ombre Robina is giving people option in that middle market, which a lot of the beachside suburbs aren't doing," Ashwin says.

Kearney's longtime Gold Coast construction company, Greyburn, will be the ones building the project, which is expected to start construction in the next few months.

"A lot of our buyers live in Greyburn homes, so they know the quality of delivery from the team," Ashwin added.

The Gold Coast off the plan apartment market is expected to run similarly to how it went in 2023.

Supply is still expected to be the biggest challenge, while demand is anticipated to continue to be strong, considerably strong enough to outstrip supply.

There is confidence there will be new supply however, with developers getting to a point where they think they can manage the now stable build costs, given the price of apartments is now higher.

Last year the Gold Coast was the best performing unit market in Queensland outside of Brisbane, according to property data analytics firm CoreLogic. The unit market rose 10.8 per cent over 2023, to a new median $727,000.

CoreLogic's latest Hedonic Home Value Index reported another 0.6 per cent gain in the Gold Coast unit market in January.

Unit demand showed strength the deeper into 2023. Urbis reported <a href="/news/qld/gold-coast-apartment-sales-jump-in-q3-2023-urbis">sales jumped in Q3 2023</a>, from 200 in Q2 to 470 in Q3.

Urbis Director Paul Riga said&nbsp;the majority of sales were centred around the traditional apartment precincts of&nbsp;<a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a>,&nbsp;<a href="/developments/broadbeach-qld-4218">Broadbeach</a>&nbsp;and&nbsp;<a href="/developments/main-beach-qld-4217">Main Beach</a>&nbsp;– while the remainder of sales along the&nbsp;<a href="/developments/gold-coast-qld">Gold Coast</a>&nbsp;were limited due to a lack of new projects.

Jack Leamon, Transactions and Development Associate at burgeoning Gold Coast development firm <a href="/developers/siera">SIERA</a> who is currently in the construction phase of their <a href="/new-apartments/chevron-island-qld-4217">Chevron Island apartment development</a> <a href="/new-apartments/tapestry-chevron-island-39-darrambal-street-chevron-island">Tapestry</a> and their luxury <a href="/new-apartments/bilinga-qld-4225">Bilinga</a> beachfront project <a href="/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">Pipis</a>, says the broader&nbsp;<a href="/new-apartments/gold-coast-qld">Gold Coast region</a> has gone from strength to strength in recent years, buoyed by the maturing economy and growth in the property market.

"Facing a surge in demand from all of local, interstate, and international buyers has further amplified the diminishing supply of available properties in the market, as many projects face uncertainty or delays," Leamon says.

"This trend was a key feature of 2023 and while it shows little sign of letting up in 2024."

Late last year SIERA brought construction in house to start the build at Tapestry, while simultaneously kicking off construction with LPS Group at Pipis in a sign of confidence to both those who have already purchased as well as prospective buyers.

Pipis sits right on the Bilinga beachfront on Golden Four Drive and comprises just 17 luxury apartments across an 11-level building, a building height which is unlikely to be replicated on the beachfront.

The project, designed by Ellivo Architects, features luxury resident amenity in the form of a 15-metre heated lap pool and sun lounge deck area, a fully equipped gym with rowing, biking and reformer Pilates, and an outdoor rain head shower and a dog wash.

"I have great confidence in the SEQ property market underpinned by strong interstate migration for both lifestyle and job opportunities," Kearney says.

"I envisage further growth in Kirra, where we’re building Rhythm Kirra Hill and where we have another project coming later this year.

There's no stopping Brisbane in either the house or unit market.

January marked yet another month of gains of one per cent or over in both the house and unit market, while other capital cities show a few signs of growth softening, CoreLogic's Hedonic Home Value Index for January showed.

Brisbane's unit market, which incorporates both apartments and townhouses, jumped 1.1 per cent to be 13.6 per cent up in the last 12 months. Across 2023 the unit market gained 12.2 per cent.

The median unit value in Brisbane is now $568,000 and is approaching Melbourne's median of $608,000. Brisbane's median dwelling value (both houses and units), <a href="/news/qld/brisbanes-median-dwelling-price-overtakes-melbourne-after-staggering-price-growth-corelogic">overtook Melbourne</a> at the back end of last year, primarily driven by the housing market.

Feedback from both agents and developers continues to be positive, with high enquiry volumes, high numbers coming through the door, and high conversions.

The Cottee Parker-designed tower with 144 apartments across 21 levels is fast approaching sell out, having only tentatively launched to the retail market.

The project has incredible amenity, centred on a rooftop wellness space with an infinity pool, a gym, infrared sauna, spa, plunge pool and yoga studio.

Busy Woolloongabba developer Sarazin is too making strides in their latest project <a href="/new-apartments/murcia-residences-east-brisbane-9-overend-street-east-brisbane">Murcia</a>, in <a href="/new-apartments/east-brisbane-qld-4169">East Brisbane</a> on the fringe of the <a href="/new-apartments/woolloongabba-qld-4102">Woolloongabba</a> precinct.

Murcia, on Overend Road just 150 metres from The Gabba, has been one of Urban's most popular Brisbane apartment developments since it launched to the market in June 2023. The 18-level,187-apartment building is named after the Spanish city of Murcia, and has influences of the beachside city throughout its architecture and landscape design.

Sarazin State Director Adam Rainbird says there's plenty of activity in the market, and the start of the year has seen it pick up again.

"We’re seeing a lot of buyers at our Murcia project either upsizing or downsizing locally," Rainbird says.

"We’ve got a variety of owner-occupier stock which suits various different life stages of owner-occupiers.

"We’ve also had buyers from further afield who have their main home in Noosa or even far north Queensland but want a city base.

Rainbird says one of the big drivers of sales at <a href="/news/qld/a-front-row-seat-to-the-2032-brisbane-olympics-how-murcia-residences-is-set-to-take-advantage-of-woolloongabba-boom">Murcia is the location</a>, with the Cross River Rail a big infrastructure project which will connect future residents to the city in minutes.

He says underpinning the whole off the plan apartment market is a supply shortage, and it’s getting worse.

"If you have a good product on the market, there’s definitely the demand for it."

<a href="/developers/holm-developments">Holm Developments</a> Founder and Director Godfrey Esmonde says what they're going to focus on in 2024 is providing confidence.

"I think confidence is the key for all aspects of the industry," Esmonde says.

"From a finance perspective the lenders are going to want to be confident in the products appeal, the developers ability and especially the selected builder. Being able to instil confidence in your lender will go along way to securing the necessary funding to get projects up and running. Doubts over any of the above may see projects stall even if on paper the returns look good."

He says from a sales perspective, it's about creating confidence in the market.

"Buyers want to be confident that the developer is competent and has a track record of delivering, they want to be confident the funding is available for the project so that it commences onsite and they want to be confident the builder is financially stable and will be there at the end of the project."

As far as how the market looks for 2024, Esmonde says the outlook is good with inflation slowing and rates possibly stabilising or reducing.

"I think there will be a surge in sales as people become more confident about the general financial outlook but I don’t think it will be a mad rush, too many people have been burnt recently or know someone who has and as such they will be more cautious about jumping in. Thus if you can&nbsp; instil that confidence you should be ahead of the pack to capitalise."

Holm is currently marketing <a href="/buildings/ascot-row-89-95-stevenson-street-ascot">Ascot Row</a>, just 14 luxury apartments on Stevenson Street in Ascot.
