Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

The ACT will become the first jurisdiction in Australia to abolish stamp duty for all first home buyers, with no income caps and no property price thresholds from 1 July.

The move, announced as part of the ACT Budget, completes a key election commitment from the Barr Government and removes what Chief Minister Andrew Barr described as one of the biggest barriers to entering the housing market. The reform forms part of the ACT's long-running transition away from transaction taxes and towards a broader-based property tax system.

"This budget marks a major milestone in our long-term tax reform program," Barr said, adding that the government had maintained a sustained focus on removing barriers to home ownership. He said stamp duty had long been one of the largest upfront hurdles facing buyers and that from July, "that barrier is gone" for first home buyers in the Territory.

The changes come alongside a range of measures designed to encourage new housing supply, including support for the delivery of so-called "missing middle" housing such as terraces, townhouses and low-rise multi-unit developments.

The announcement has renewed debate around whether the ACT's approach could provide a blueprint for improving housing affordability nationally.

New research from OurTop10.com.au, conducted by Primara Research, suggests the Territory's decade-long reform agenda has produced outcomes unmatched elsewhere in Australia.

While stamp duty costs have increased by an average 67 per cent nationally over the past decade, the ACT has recorded growth of just 15 per cent, the lowest increase of any jurisdiction.

The Territory has also emerged as one of the strongest performers on housing delivery. Based on population-weighted housing targets, the ACT is sitting less than one per cent behind its target. Victoria is the next closest at seven per cent behind, while the national average sits 25 per cent below target. New South Wales is tracking 39 per cent behind.

The latest reform removes one of the final barriers facing first home buyers in Canberra.

The average Australian home buyer currently pays $61,714 in stamp duty. In the ACT, that figure is $38,399 despite the Territory having the third-highest median house price in the country.

Until now, the ACT's first home buyer concession scheme only applied to purchases up to $1.02 million, around $51,000 below Canberra's median house price of $1.071 million. In practical terms, many first home buyers were unable to access the median-priced home without losing the concession.

From July, those restrictions disappear.

Every first home buyer in the ACT will pay no stamp duty, regardless of income or purchase price.

Canberra remains one of Australia's most expensive housing markets, with dwelling values increasing 82 per cent over the past decade. However, that growth ranks only 11th among Australia's 15 major housing markets, suggesting affordability pressures have been less severe than in many other parts of the country.

Simon Ma, CEO of OurTop10.com.au, said the latest reforms recognise that many first home buyers have simply outgrown thresholds set years ago.

"Many first home buyers aren't just looking for a way onto the ladder, they want a home their family can actually live in," Ma said.

"In a market where the median house price is over a million dollars, a concession scheme that cuts out at $1.02 million was never going to get them there.

"Removing the ceiling entirely means ACT first home buyers can now pursue the home they actually want, rather than limiting themselves to a price point designed for a very different market."

Whether other states follow remains to be seen. But at a time when most jurisdictions are struggling to improve affordability while also increasing housing supply, the ACT has quietly become the national test case for both.

Mike Morgan Loans is not the registered business name of any Australian company or Australian credit licence holder, according to ASIC.
Unsolicited emails have been sent from Mike Morgan Loans to consumers offering loans ranging from $10,000 to $20 million with a low interest rate of 3%.
ASIC Commissioner Greg Tanzer says consumers need to be cautious when approached with unsolicited offers of financial products.
“I would also urge consumers seeking loans or other credit products to avoid dealing with people or companies who are not licensed by ASIC,” Tanzer says.
“Australian credit licensees are subjected to stringent requirements under the national consumer credit legislation which are designed to protect consumers.
“This way you can be confident you are dealing with a legitimate credit service provider and avoid potentially significant financial losses.”

ASIC warns of South African loan offering

HSBC expects the Reserve Bank of Australia will keep interest rates on next week.
“We expect the RBA to hold the cash rate steady next week at 2.50%,” says chief economist Paul Bloxham.
“We expect confidence to improve after the federal election, on 7 September, though clearly there is considerable uncertainty regarding this outlook.
“The RBA’s next move is somewhat reliant on the AUD: a lower AUD would make further rate cuts less likely. In our view, the RBA would be more comfortable with the AUD closer to USD0.85.”
He says low rates are supporting the housing market but a broader rebalancing of growth is still yet to be seen.
He finds house prices are up 6.5% from their May 2012 trough and mortgage rates are at their highest levels in three years but it’s not quite enough.
“Outside of housing, there are, as yet, few signs of growth rebalancing,” he says.
He finds consumer sentiment has ticked up a little in recent months but remains around its long-run average.
And retail sales have weakened in recent months after showing some improvement earlier in the year. Business conditions and confidence also remain weak.
“Despite low interest rates and a declining AUD, businesses are unhappy. Part of this story seems to reflect political uncertainty, and concerns about the tax and regulatory environment,” Bloxham says.
“As a result, businesses remain generally unwilling to commit to large investment and hiring decisions.
“It may take time before the impact of the lower AUD flows through to firms’ willingness to make investment decisions. We do, however, expect that a broader rebalancing of growth will occur in time.”

Construction rates should increase following the election, according to Commsec’s latest Economic Insights report.
According to data from the Australia Bureau of Statistics construction work done in the June quarter fell by 0.3%, the third consecutive decline.

Commercial building work done fell by 1.3% with residential work down 0.1% and engineering work fell by 0.2%.
“Businesses aren’t keen to spend, invest or employ ahead of the Federal Election. So the slight fall in construction activity won’t come as a surprise,” Craig James writes in the report.
“But given some expectations that mining investment has peaked and could fall off a cliff; that certainly isn’t happening. Construction work done peaked in the September quarter of 2012 but has only eased gently from the highs."

“On a positive note the Reserve Bank has few worries when it comes to cost pressures in the construction sector with prices growing at the slowest annual pace in three years. Construction to lift following election: Commsec

Commsec says housing already has spare capacity meaning Australia will no longer be building as many houses.
Data from the Australian Bureau of Statistics shows 78% of households have at least one spare bedroom while 18% of those who own their homes outright have three or more spare bedrooms.

“The latest data confirms recent trends showing that there is plenty of spare capacity in our existing homes, even though we have been utilising some of this extra capacity in the past five years. The latest figures have clear implications for the housing industry,” Craig James writes in Commsec’s latest economic insight report says.
“If Australians are keen to utilise their homes more efficiently then construction will be constrained in coming years.”

The ABS found the average number of bedrooms per dwelling was unchanged at a record high of 3.11 in 2011/12. In 1994/95 there were 2.88 bedrooms per home.
And the average number of people in a home was steady at 2.57.
At the same time construction work done fell by 0.3% in real terms in the June quarter, after falling by 1.9% in the March quarter and easing 0.2% in December 2012 quarter.

Spare rooms so less homes built: Commsec

Credit Union Australia will maintain interest rate discounts for eligible home loan customers after being found of misleading advertising by the Australian Securities and Investment Commission.
CUA's advertisements for its 'Rate Breaker' home loan package promoted a 1% discount off the average standard variable interest rates advertised by the big four banks.
But the ill-displayed terms and conditions enabled CUA to change the 1% discount at any time and stipulated that the interest rate could not fall below a minimum rate of 3% per annum.
CUA will ensure all consumers who entered into a Rate Breaker Package loan up to August 31 will, for the duration of their loans, receive a discount of no less than 1% off the average of the variable interest rates advertised by the big four banks, unless it is below 0%.
ASIC Deputy Chairman Peter Kell says taking out a home loan is one of the biggest commitments a person or family could make.
“Consumers should be able to trust the promises and information provided in the marketing of home loans,” Kell says.
“ASIC expects that financial services firms will provide clear and accurate information to consumers in their advertising, and we will act when those expectations are not met.”
The advertisements featured on television, in cinemas, the CUA website, and on public transport in Sydney, Brisbane and Melbourne.
CUT has to sufficiently highlight both the 3% per annum minimum interest rate and its ability to change the 1% discount rate in all future advertising of the Rate Breaker Package and it will notify existing Rate Breaker Package customers of its undertaking to honour the 1% interest rate discount by 30 September 2013.

Lengthy mortgage windfall for select CUA customers after ASIC investigation

Negative gearing will not be addressed by either a Labor or a Liberal government in the near future, Labor senator Doug Cameron has told Triple J’s youth programme Hack.
“Negative gearing is a huge issue that is raised with me continually. The government at this time has said that we’re not going to deal with negative gearing,” he told Hack recently.
“But there are a range of issues that we will have to look at and maybe negative gearing will have to come into that mix in the future. But zoning, infrastructure costs, excessive regulation, outdated planning policies, and transaction taxes, as well as negative gearing – these are all issues that we will have to look at.”
Liberal senator Marise Payne, also on the <a href="https://soundcloud.com/triple-j-hack/hack-wed-14-august">election housing special</a> of Hack said they won’t be touching it either.
“We don’t have that in contemplation at the moment. But I think that some of the issues which increase the challenge for purchasing for young people in particular are exacerbated by the lack of land that is released for construction,” Payne said.
“That not only pushes up prices but increases the housing shortage. While those land releases policies are often dealt through the state and local governments it doesn’t stop the commonwealth government from assisting where that is a problem.”
Meanwhile Joel Pringle from Australians for Affordable Housing told Tony Eastley on Radio National that negative gearing fails to deliver new housing.
“What we know is that negative gearing as it currently stands is a failed policy. It doesn’t deliver new housing. Over 90% of negatively geared properties are actually existing housing stock,” he said on Thursday.
“So it’s not lowering rents in the way it’s meant to be. So we know it’s failing to deliver on its aim.”
Meanwhile economist Saul Eslake has told The Border Mail he believes negative gearing should be abolished as keeps prospective home buyers out of the market.
“It has not been an effective instrument for increasing the supply of housing, which would be a legitimate policy objective,” he said.
“Negatively geared investors enjoy tax breaks, which, of course, are funded by higher taxes on the rest of us indirectly, in order to compete with would-be owner-occupiers to drive up the price of established housing.
“It is hard to think of anything that would do more to make it easier for people, especially young people who want to buy their own property, than to abolish negative gearing.”

Negative gearing a non-debatable topic for both parties

Monthly home loan repayments will rise 40% if interest rates return to 2008 highs and banks might not be taking this into account when lending, according to Fitch Ratings.
Monthly repayments on a $300,000 loan would increase from $1820 to $2544, severely reducing borrowers’ ability to meet their mortgage obligations.
Average standard variable interest rates (SVR) provided by large banks are now at 6.1%, with borrowers usually able to get discounts of 0.5 to 1.0 percentage point, according to Fitch Ratings. But SVRs were at 9.6% as recently as September 2008.
The Reserve Bank of Australia recently cut the interest rate for the eighth time since October 2011 to a record low of 2.5%.
“Australia's current low interest rates, coupled with high house prices and high household leverage, could expose borrowers to future payment shocks when interest rates rise,” Fitch Ratings says.
It says banks should be using serviceability tests using SVRs closer to historical averages than they currently do.
Most banks generally use a buffer of 1.5 to 2.0 percentage points higher than the existing rate when calculating serviceability as well as a minimum lending rate, but Fitch Ratings says this might not be enough.
“A minimum lending rate can capture the risk that rates return to average historical levels that are higher than the stress rate with the addition of a buffer.”
“An interest rates rise, together with the projected rise in unemployment, could adversely impact borrowers and residential mortgage vintages originated in a low interest rate environment.”

Interest rate increases an eventual risk for borrowers: Fitch warning

Census data contains a wealth of information for property investors but it can be difficult to burrow down through the Australian Bureau of Statistics website to find useful information.
It can provide in-depth data on the demographic makeup of a suburb but it can also show trends over time which can help identify possible hotspots.
First off, investors have to know that geographical boundaries changed in the 2011 census data, so they need to be careful when comparing previous census results to 2011 census results to make sure they’re the same.
The easiest way to start navigating census data is to go to the <a href="https://www.abs.gov.au/websitedbs/censushome.nsf/home/quickstats?opendocument&amp;navpos=220">ABS QuickStats page</a>. Most of our following tips start from there.
Who lives there?
If you’re looking at investing in a particular suburb it’s important to know who lives there, and ABS data makes it really simple to find if you know where to look.
If we want to see who’s living in the Melbourne suburb of <a href="/news">Burnley</a> just type Burnley into the QuickStats search and make sure you select the state suburb entry. The view here shows the basic results from the 2011 census and gives a good snapshot of the demographic make-up if you look under the <a href="https://www.censusdata.abs.gov.au/census_services/getproduct/census/2011/quickstat/SSC20217?opendocument&amp;navpos=220">People section</a>.
The age section gives a good snapshot of whether you’re looking at a retiree village, a young family neighbourhood or a young professional zone. Compare the suburb ages to the state you’ll see if there’s more kids or more older people.
In Burnley you can see it’s heavily weighted towards young professionals with far fewer children and old people than the rest of Victoria and more than double the state average for 18 to 34 year olds.
If you look at the marriage tab you can see they’re mostly single and scrolling down to the education tab you can see they are far more likely to be university educated than the rest of the state which confirms their young professional status.
If you keep looking here you can check ancestry, income, occupation types and a host of other demographics.
All these help to decide whether you want to buy here and what sort of people you want to be targeting when buying property.
Identifying gentrification
Although census gives a great snapshot of income levels, it can also give a historical change so you can see if an area is undergoing an increase in earning power.
<a href="/news">Waterloo</a> was identified by Bernard Salt as being <a href="https://www.propertyobserver.com.au/new-south-wales/rising-incomes-pointing-to-13-emerging-suburbs-for-investment-potential-bernard-salt/2013081464225">one of Australia’s top suburbs with increasing income</a>, and using ABS stats we can confirm that for ourselves.
Go to the <a href="https://www.censusdata.abs.gov.au/census_services/getproduct/census/2011/communityprofile/SSC12434?opendocument&amp;navpos=230">Waterloo QuickStats page</a> and under the people tab we can see the various income measurements. In this case there is a median weekly household income of $905.
Compare that to the <a href="https://www.censusdata.abs.gov.au/ABSNavigation/prenav/ProductSearch?&amp;areacode=SSC12015&amp;producttype=QuickStats&amp;action=401">2006 census results for Waterloo</a>, accessed by selecting 2006 in the dropdown menu next to the QuickStats search box. The format is slightly different but we can see median weekly household income in 2006 was $557 –a 60% increase. It’s not quite as sophisticated as a full scientific survey but it gives a good indication of whether a suburb is earning more.
How good is public transport?
Looking at tram maps, bus networks and train stations can be quite deceptive in working out how good public transport in an area actually is. One easy way is to see how many people in a suburb actually use public transport to get to work.
Looking at <a href="/news">Boronia</a> this time, you want to find the <a href="https://www.censusdata.abs.gov.au/CensusOutput/copsub.NSF/All%20docs%20by%20catNo/2011~Community%20Profile~SSC20163/%24File/BCP_SSC20163.zip?OpenElement">basic community profile spreadsheet</a>. It’s under the <a href="https://www.censusdata.abs.gov.au/census_services/getproduct/census/2011/communityprofile/SSC20163">community profile</a> button next to the search box. After extracting the zip file, open it up in excel and find the method of travel by sex section. Boronia looks to be reasonably well connected to public transport but you can see that around 70% of respondents drive to work with only around 5% taking the train.
How popular is renting
Looking at 2006 stats versus 2011 stats you can find which suburbs are more popular for renters. If we’re looking at <a href="/news">Leederville</a> in Perth you can see from the <a href="https://www.censusdata.abs.gov.au/ABSNavigation/prenav/ProductSearch?&amp;areacode=SSC51821&amp;producttype=QuickStats&amp;action=401">2006 QuickStats page</a> 36.3% of residents were renting, if you look under Tenure Type. Compare that to <a href="https://www.censusdata.abs.gov.au/census_services/getproduct/census/2011/quickstat/SSC50434?opendocument&amp;navpos=220">the 2011 page</a> and you can see 43.1% of residents were renting, just look under the dwellings tab and then tenure. It’s not a quantum leap but it does help identify suburbs becomingly increasingly popular with renters.
There are a great deal more ways to harness ABS data to find investment hotspots, these are just some. The next step involves using the table builder function to compare hundreds of suburbs at once but it is a bit trickier.
The tips here can give a good insight into a suburb you may not know much about.

SQM has recently launched a vendor sentiment index which shows vendor asking prices on capital city houses are up 3.7% for the year to $667,100. They are up 0.7% for the month but down 1.7% for the week.
Sydney had the most pronounced weekly change in vendor asking prices, up 4.2% to $898,400 and 7.8% for the year.
Melbourne vendor asking prices for houses are up virtually unchanged for the year, but up 1.4% in the past week.

What will $1 million buy you in Melbourne versus Sydney?
It sounds a lot and, not long ago, the magical number would conjure up visions of luxury estates with grand living rooms, large gardens and perhaps a pool.
Today, that figure is more pedestrian, but it will get you into comfortable digs across a range of property types – from an inner suburban terrace to a beachside townhouse to a semi-rural three-bedder.
Recently Dr Andrew Wilson, the senior economist at Australian Property Monitors, suggested million-dollar median house price suburbs were the “meat and potatoes" of Sydney housing.
