Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

The ACT will become the first jurisdiction in Australia to abolish stamp duty for all first home buyers, with no income caps and no property price thresholds from 1 July.

The move, announced as part of the ACT Budget, completes a key election commitment from the Barr Government and removes what Chief Minister Andrew Barr described as one of the biggest barriers to entering the housing market. The reform forms part of the ACT's long-running transition away from transaction taxes and towards a broader-based property tax system.

"This budget marks a major milestone in our long-term tax reform program," Barr said, adding that the government had maintained a sustained focus on removing barriers to home ownership. He said stamp duty had long been one of the largest upfront hurdles facing buyers and that from July, "that barrier is gone" for first home buyers in the Territory.

The changes come alongside a range of measures designed to encourage new housing supply, including support for the delivery of so-called "missing middle" housing such as terraces, townhouses and low-rise multi-unit developments.

The announcement has renewed debate around whether the ACT's approach could provide a blueprint for improving housing affordability nationally.

New research from OurTop10.com.au, conducted by Primara Research, suggests the Territory's decade-long reform agenda has produced outcomes unmatched elsewhere in Australia.

While stamp duty costs have increased by an average 67 per cent nationally over the past decade, the ACT has recorded growth of just 15 per cent, the lowest increase of any jurisdiction.

The Territory has also emerged as one of the strongest performers on housing delivery. Based on population-weighted housing targets, the ACT is sitting less than one per cent behind its target. Victoria is the next closest at seven per cent behind, while the national average sits 25 per cent below target. New South Wales is tracking 39 per cent behind.

The latest reform removes one of the final barriers facing first home buyers in Canberra.

The average Australian home buyer currently pays $61,714 in stamp duty. In the ACT, that figure is $38,399 despite the Territory having the third-highest median house price in the country.

Until now, the ACT's first home buyer concession scheme only applied to purchases up to $1.02 million, around $51,000 below Canberra's median house price of $1.071 million. In practical terms, many first home buyers were unable to access the median-priced home without losing the concession.

From July, those restrictions disappear.

Every first home buyer in the ACT will pay no stamp duty, regardless of income or purchase price.

Canberra remains one of Australia's most expensive housing markets, with dwelling values increasing 82 per cent over the past decade. However, that growth ranks only 11th among Australia's 15 major housing markets, suggesting affordability pressures have been less severe than in many other parts of the country.

Simon Ma, CEO of OurTop10.com.au, said the latest reforms recognise that many first home buyers have simply outgrown thresholds set years ago.

"Many first home buyers aren't just looking for a way onto the ladder, they want a home their family can actually live in," Ma said.

"In a market where the median house price is over a million dollars, a concession scheme that cuts out at $1.02 million was never going to get them there.

"Removing the ceiling entirely means ACT first home buyers can now pursue the home they actually want, rather than limiting themselves to a price point designed for a very different market."

Whether other states follow remains to be seen. But at a time when most jurisdictions are struggling to improve affordability while also increasing housing supply, the ACT has quietly become the national test case for both.

Funds management group Australian Unity Investments has proposed merging its Australian Unity Fifth Commercial Trust with the larger and more diversified, Australian Unity Office Property Fund to create a $461 million property vehicle.


The Australian Unity Office Property Fund (OPF) is an unlisted property fund, which owns eight quality office buildings in some of Australia’s major centres. It has a forecast total asset value of about $366 million in June 2014.  Australian Unity Fifth Commercial Trust (FCT) is a fixed term trust due to terminate in 2015. Gross assets within the trust stood at $95.61 million as at 30 September. 
The purpose of making the merger proposal now, said Australian Unity, was to maximise the value of FCT’s remaining properties at 5 Eden Park, North Ryde NSW and 30 Pirie Street, Adelaide in South Australia - already 50% owned by OPF.
The merger would allow FCT to transfer its interests in both properties to OPF at an agreed valuation, removing "the reliance on the risks of a sale process, and involves no selling costs,” it said.

Australian Unity general manger of real estate investment Mark Pratt said the merger would provide investors with a cost and tax effective option to continue their investment in commercial property.

He also said that “OPF is forecast to provide higher distribution returnsthan those forecast for FCT, has greater diversification than FCT, and intends to continue providing regular capped withdrawal opportunities to investors.”

Australian Unity Investments is the $10 billion plus funds management arm of healthcare and retirement group Australian Unity.
FCT investors will be able to vote on the proposed merger at a general meeting scheduled for 11 December in Melbourne.

Australian Unity Investments proposes merging groups to create $461 million property vehicle

We've all read those adverts in the industry magazines and publications. You know ... the ones touting super high rental yields on average houses or townhouses in a far flung mining town?  
So it was a kick in the teeth for those developers and marketers this week when CBA - Australia's biggest housing lender - announced that when assessing loan applications for investment properties located in mining towns, from next Monday (irrespective of what actual rent the property receives or is estimated to receive), they will now cap rental yields at 8% for their servicing calculations.  
I wasn't surprised in the least when I saw CBA's recent credit policy change. Here's why: in a blog article I published a few weeks ago titled <a href="https://spionline.com.au/blog/latest-blogs/12089-investor-fyi-how-the-banks-works" target="_blank">"Investors FYI: How banks work"</a>, I openly exposed how banks work, detailed how they assess their lending and interest rate on offer using a simple explanation: 'rate for risk' and emphasised how the banks calculate all of their lending based on risk.  
This latest change to credit policy is heavily based on the need to minimise the risk of CBA customers defaulting on their loans: "With high rental yields in some areas of the country, particularly in mining towns, and a view that these yields are not sustainable, the Bank will be capping rental yields at 8%. By capping the rental yield we are proactively moving to minimise the risk to customers defaulting on their loan while supporting brokers in maintaining their customer portfolio."
What they didn't mention is that many investors have bought investment properties purely on the premise that the advertised rental would last - possibly for decades. CBA has changed both their credit and postcode policies over the past few months to further mitigate any impending risk.  
Investors would be wise to take note.  
In another published article I commented on the risks associated with investing in mining or 'one industry' towns and expressed my professional and researched opinion. I concluded that it was naive for investors to invest in mining town areas. The article was titled <a href="https://spionline.com.au/home/11088-naive-to-fall-for-mining-town-investments" target="_blank">"Naive for investors to buy in mining towns"</a>.  
The risk of investors defaulting on their loans is increasing amongst those investors with investment properties in mining towns and especially in light of increasing interest rates.  
Banks know this &amp; they definitely know 'their game' better than anyone else. You want proof? Check their annual profits. 
Their job is to minimise their risk and maximise their profits. CommBank is taking action now; it won't be long before other lenders follow.

What does the Commonwealth Bank's changing stance on mining towns mean for investors?

Canberra’s light rail design study Capital Metro consultation period for community input ends in just three days.
The Light Rail Integration Study aims to look at issues around the integration of the light rail corridor from Gungahlin to the City, explained Minister for the Environment and Sustainable Development, Simon Corbell.
"The Light Rail Integration Study is an essential piece of work that will inform the detailed design of the Capital Metro Project," said Corbell.
"It is part of the suite of preliminary design studies that are now being undertaken as a priority for the new Capital Metro Agency."
The first stage of the study was evaluating options for integrating the light rail with the ACTION bus network and current pedestrian and bicycle paths, the different potential kiss and ride, park and ride, and bike and ride locations, and the preferred light rail stop locations.
"The Capital Metro Agency wants to understand what the community thinks about a range of issues, including potential locations for light rail stops, the amenities people would like to see at the stops, and whether people would prefer to park their bicycle at the stops or take them with them on the light rail vehicle," he said.
Consultation closes on November 15.

 Planning and patience are the two things missing when most property investors go into action.
The herd mentality drives most decision-making among investors, rather than clear objectives and a coherent plan.
Then, when something goes wrong in the market, investors start to panic.
One sure way to mess up the results of property investment is to buy badly. Many of the people piling into Sydney markets at the moment are doing that.
And the surest way to complete the cycle of bad investment decisions to sell badly as well. Too many investors, driven by the herd mentality, buy at the peak and sell when markets decline.
They buy in a hurry and sell in a panic, then wonder how it all went so wrong.
This is particularly so with towns and cities reliant on the resources sector. Many people who bought when central Queensland markets like Gladstone, Mackay and Emerald were rising, are now in a lather because those markets have recently dropped.
With Mackay and Emerald, it’s a combination of overbuilding by developers and downsizing by mining companies. In the case of Gladstone, it’s purely an oversupply issue.
Lots of emails are coming in from investors afflicted by falling rentals and the consequent impact on their values. Should we cut our losses and sell?
When you buy in locations like this, you have to expect a level of volatility. It’s the nature of the beast. But, if you have bought with a long-term strategy in mind, patience is required.
Mackay, over time, has really delivered for people who own property there. Mackay suburbs generally have double-digit growth averages for the past 10 years. The city has a strong future, but is currently indulging a dip in the cycle.
Emerald also has a fine capital growth record, but the temporary pause in the coal industry has combined with new supply to lift vacancies and trim rentals. Since about March, the vacancy rate has jumped from 1% to as high as 9% - and is currently 7%, according to SQM Research.
The median weekly rent for a three-bedroom house in Emerald was $525 in the September 2012 quarter but by the September 2013 quarter was down to $350, according to the Residential Tenancies Authority.
Investors can be forgiven for a touch of unease but it would be a mistake to panic. Multiple mega projects are in the pipeline for the Emerald region – by my count there are seven coal projects totalling at least $35 billion focused on the Galilee Basin – and the Queensland government has just announced plans to offer a royalties discount for the mining companies who move first into the construction phase.
The jobs-creation potential of these projects is estimated to be somewhere between 25,000 and 30,000. Emerald, the nearest regional centre and airport, is poised to benefit.
Those who maintain a focus on the long-term end-game will benefit when all that starts to unfold.

Property trivia: Have you paid attention this week?

Education expense tax deductions will not be limited to a yearly $2000, part of a raft of Labor changes which will not proceed under the Coalition.
This announcement has shown the path the government will take in dealing with 92 proposed tax and superannuation measures announced but not legislated by previous governments.
Assistant treasurer Arthur Sinodinos said 18 measures would proceed, and three more would be “significantly” amended. Seven initiatives would be cut.
Removal of the statutory formula method of calculating the Fringe Benefits Tax on cars was to be removed by the former government, but <a target="_blank" href="https://www.smartcompany.com.au/financial-services-and-insurance/057518-bruised-but-optimistic-salary-packaging-industry-licks-its-wounds-after-seven-weeks-in-limbo">will now to be kept</a>, to the considerable relief of the salary packaging industry.
A $2.4 billion move to scrap Labor’s 15% tax on superannuation incomes above $100,000 has sparked a storm, with the Australian Council of Trade Unions president Ged Kearney calling it a “tax break for the rich” and while Association of Superannuation Funds of Australia chief executive Pauline Vamos welcomed it for giving “certainty”, she acknowledged the average Australian “may think it unfair”.
Sinodinos said “the complexity and compliance costs associated with this initiative are extreme and essentially undeliverable”.
Changes to so-called ‘25-90 deductions’ will not proceed. The changes announced by the previous government permitted a deduction on interest expense on borrowings used to derive certain types of foreign-sourced incomes. Tax Institute tax counsel Stephanie Caredes said the changes affect multinational businesses, but some SMEs could have been affected.
“It was a huge over-reach,” she says.
Sinodinos has set a December 1 deadline for resolving the 64 outstanding changes “with a disposition not to proceed” and aims to have them pass Parliament by July 1 next year.
One of those measures relates to how the tax regime deals with earn outs, a contingency that is negotiated during business sales when its value is not fully known.

Federal government axes seven inherited tax policies

Reserve Bank governor Glenn Stevens has today made clear the dollar is more likely to fall than rise, given the current economic conditions.
Speaking at an investment conference this morning Stevens said the current high Australian dollar is not supported by “levels of cost and productivity”.
“Moreover, the terms of trade are likely to fall, not rise, from here. So it seems quite likely that at some point in the future the Australian dollar will be materially lower than it is today,” he says.
He says US stimulus tapering “would lessen some of the difficulties we face in our own policy choices”.
Stevens also downplayed the fears of a house price bubble.
“Some rising in house prices is part of the normal cyclical dynamic, that it improves the incentive to build, and that a price rise reversing an earlier decline probably isn’t something to complain about too quickly,” he says.
“It has been a little too early to signal great concern.”

Dollar likely to be “materially lower”, RBA governor Glenn Stevens says

Strong real estate sales results from the weekend in Melbourne and Sydney have buoyed expectations for the rest of 2013, which has already seen “unprecedented” figures.
But market analysts point to icebergs on the horizon, with unknowns such as interest rates, unemployment rates and wage growth in the new year expected to level out growth.
“There are some concerns over the future direction of the local economy,” Andrew Wilson from Australian Property Monitors said. “Over the medium term house prices will be constrained by wages growth.”
According to APM, the clearance rate in Melbourne was 76.9%. There were 1,362 properties listed and 922 of them auctioned, of which 714 sold. Total sales reached $438.8 million and median prices for auctioned houses was $809,250 and units $506,750.
Activity focused on the bayside suburbs of Brighton, St Kilda, Port Melbourne and at Glenroy, and leafy, affluent Hawthorn, says Real Estate Institute of Victoria spokesman Robert Larocca.
Larocca says the above-trend market was a “really, incredible result” but next year held some signs for caution.
“What we’ve seen seems quite sustainable for the Melbourne market,” he says. “Looking into next year we have to have an eye for the wider economy.”
Wilson says the weekend in Melbourne “broke all records”, and buyers had the choice available to find an appropriate property.
In Sydney the clearance rate was 83.2%, with 689 properties listed and 459 auctioned, of which 400 sold. Total sales reached $352.3 million and median prices for auctioned houses was $1 million and units $650,000.
In Sydney, clearance rates had been above 80% for 14 of the past 16 weeks, pointing to investors re-joining the market after selling to first home buyers last year, Wilson says.
He said activity focused on the inner west, southern Sydney and the upper north shore.
Real Estate Institute of New South Wales chief executive Tim McKibbin said “confidence” had grown over the past 12 months in the state due to low interest rates.
“The momentum we’ve seen here is sustainable and will flow into next year,” he says.

Property Trivia: How closely were you watching the news this week?

Around 1,000 houses and 3,000 square metres of commercial mixed use development will be built on the shores of Lake Tuggeranong in the ACT.
Southquay, announced last week and reported by urbananalyst, will cover an entire urban precinct of 13 blocks, with development on both sides of the lake.
It will be built in stages, with the western side between Anketell Street and the lake first, followed by the area between the lake and Drakeford Drive.
ACT government planning rules allow for sites with frontages to Anketell Street to be 6-8 storeys, with allowance for three towers of a maximum 12 storeys.  Development will scale down to 2-4 storeys at the lake's edge to maximise views and retain appropriate scale.
Blocks for the first 300 dwellings are expected to be released by mid next year, with the remaining sites on the western side released over the following three years.
Development on the lake's eastern side, still subject to a land use policy approval process, will have maximum heights of three storeys for construction of up to 150 dwellings. These blocks are expected to be released in 2016-17.
The ACT government says Southquay is in line with its infill policy. It says the development aims to boost the viability of the Tuggeranong town centre and encourage a lively and active lake foreshore.
It is also one of the first projects to be delivered after the release of the Tuggeranong Town Centre Master Plan in September last year by Environment and Sustainable Development Minister Simon Corbell.
Corbell said extensive community consultation was undertaken by the Land Development Agency during the planning process, and that stakeholders, including the Tuggeranong Community Council, had had significant input.
