Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. The project is one of the first significant apartment developments to launch in the suburb ahead of what is expected to become one of Sydney's most active new housing precincts under the NSW Government's Low and Mid-Rise Housing reforms, which allow greater density around train stations.

The developer has also lodged plans for a two-tower, 413-apartment development on Herbert Street in nearby St Leonards, further strengthening its presence across the Lower North Shore.

Beyond that, Aqualand remains behind the final stage of Barangaroo, where plans will deliver a five-hectare mixed-use precinct comprising new homes, retail, hospitality and community facilities, alongside a new Metro entrance and more than two hectares of public open space, completing the Barangaroo precinct.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

The ACT will become the first jurisdiction in Australia to abolish stamp duty for all first home buyers, with no income caps and no property price thresholds from 1 July.

The move, announced as part of the ACT Budget, completes a key election commitment from the Barr Government and removes what Chief Minister Andrew Barr described as one of the biggest barriers to entering the housing market. The reform forms part of the ACT's long-running transition away from transaction taxes and towards a broader-based property tax system.

"This budget marks a major milestone in our long-term tax reform program," Barr said, adding that the government had maintained a sustained focus on removing barriers to home ownership. He said stamp duty had long been one of the largest upfront hurdles facing buyers and that from July, "that barrier is gone" for first home buyers in the Territory.

The changes come alongside a range of measures designed to encourage new housing supply, including support for the delivery of so-called "missing middle" housing such as terraces, townhouses and low-rise multi-unit developments.

The announcement has renewed debate around whether the ACT's approach could provide a blueprint for improving housing affordability nationally.

New research from OurTop10.com.au, conducted by Primara Research, suggests the Territory's decade-long reform agenda has produced outcomes unmatched elsewhere in Australia.

While stamp duty costs have increased by an average 67 per cent nationally over the past decade, the ACT has recorded growth of just 15 per cent, the lowest increase of any jurisdiction.

The Territory has also emerged as one of the strongest performers on housing delivery. Based on population-weighted housing targets, the ACT is sitting less than one per cent behind its target. Victoria is the next closest at seven per cent behind, while the national average sits 25 per cent below target. New South Wales is tracking 39 per cent behind.

The latest reform removes one of the final barriers facing first home buyers in Canberra.

The average Australian home buyer currently pays $61,714 in stamp duty. In the ACT, that figure is $38,399 despite the Territory having the third-highest median house price in the country.

Until now, the ACT's first home buyer concession scheme only applied to purchases up to $1.02 million, around $51,000 below Canberra's median house price of $1.071 million. In practical terms, many first home buyers were unable to access the median-priced home without losing the concession.

From July, those restrictions disappear.

Every first home buyer in the ACT will pay no stamp duty, regardless of income or purchase price.

Canberra remains one of Australia's most expensive housing markets, with dwelling values increasing 82 per cent over the past decade. However, that growth ranks only 11th among Australia's 15 major housing markets, suggesting affordability pressures have been less severe than in many other parts of the country.

Simon Ma, CEO of OurTop10.com.au, said the latest reforms recognise that many first home buyers have simply outgrown thresholds set years ago.

"Many first home buyers aren't just looking for a way onto the ladder, they want a home their family can actually live in," Ma said.

"In a market where the median house price is over a million dollars, a concession scheme that cuts out at $1.02 million was never going to get them there.

"Removing the ceiling entirely means ACT first home buyers can now pursue the home they actually want, rather than limiting themselves to a price point designed for a very different market."

Whether other states follow remains to be seen. But at a time when most jurisdictions are struggling to improve affordability while also increasing housing supply, the ACT has quietly become the national test case for both.

ACT abolishes stamp duty for first home buyers

In 2014, it will gradually occur to property owners and buyers that there are new ways to create wealth in residential real estate, as a result of changes to town plans in major cities around the nation.
State governments and local councils are moving to free-up zoning rules and fast-track development, as a way of absorbing future growth in preference to allowing ongoing urban sprawl.
The changes are mostly aimed at allowing subdivision of the once-inviolate ‘Residential A’ housing blocks, as well as allowing medium-to-high-density to flourish, by raising height limits in key suburbs and adjusting minimum lot sizes to allow more developer-friendly plot ratios.
Not everyone is happy about these changes, some of which have been approved already, while others are still awaiting final approvals.
In some cases, the changes can deliver windfall profits to owners and developers. In other cases, residents will be horrified to find that a developer is allowed to build 10 units on a corner block at the end of their leafy suburban street.
Sydney is becoming a minefield in this respect, as in many cases the first residents hear about a “complying” development application is a letter in the mail alerting them to the imminent start of construction.
Also in Sydney, “Fonzie Flats” above garages can now be strata-titled and sold separately. In some parts of Sydney “Manor Houses” which look like large two-storey homes, but contain four self-contained units, can be built on street corner sites.
In Perth, a new minimum lot size (260m2) for a single house will have many investors re-visiting earlier feasibilities, as developers and builders take advantage of development opportunities which previously did not exist.
Changes to the R20 Code governing medium-density development means that a 900m2 vacant block can now have, for example, eight units where previously the developer could build only four.
In Brisbane, residential properties with larger allotments (1,000m2 or more) will be highly prized for their sub-division potential, especially in the middle ring suburbs.
The mix of housing allowed under the new City Plan would potentially allow the owner of a standard three or four-bedroom house on a 1,100m2 block to (a) demolish or move the old residence and build a low-to-medium density development or (b) sub-divide the land, move the original dwelling to one lot and sell the other/s.
Melbourne, Adelaide and Darwin all have specific opportunities, but each with a common theme – the ability to do things on residential that were previously banned, as a way of creating in-fill development and containing urban sprawl.
Owners and buyers need to be careful to check things about with the local council. In some cases the new town planning rules are currently still in draft form and in others the new situation applies to specific areas and situations.

Stand by for Australia’s town planning revolution: Terry Ryder

Not everyone has the luxury of a large yard to barbecue in over the summer season, however those with a balcony can still enjoy a good cook up provided they take care around certain risks.
Archers Body Corporate Management’s managing director, Colin Archer, warns that unit occupants should be careful when cooking on balconies to ensure gas cylinders are checked regularly. This should help avoid fire or injury.
LPG and barbecue fires are largely caused by wear and tear on gas hoses and burners, or unsafe use of barbecues, said Archer.
In confined spaces, the risks can often be maximised due to the consequences of fire and explosions in small areas.
“Every year the Fire Service is called out to fires in unit complexes caused by barbeques that are faulty or have been used incorrectly,” he said.
“These fires can cause extensive damage to the property, or worse, injury or fatalities.”
Bodies corporate should check communal barbecues, yet those on balconies are the responsibility of the tenant. They should still comply with by-laws.
LPG cylinders should never be used in confined spaces, and the gas always needs to be turned off after use.
Archer’s tips for barbecuing in the holiday season:

<li>Ensure smoke is not disturbing neighbours or damaging the walls or paint. </li>
<li>Ensure smells are not excessive. Positioning the barbeque in an area where there is adequate air flow will help with this.</li>
<li>Check to ensure the gas bottle and connections are safe, in good condition and checked by a professional regularly.</li>
<li>Ensure noise from visitors is within an acceptable level and ceases at a reasonable hour.</li>
<li>Ensure the balcony is not overcrowded and any rubbish from the BBQ and guests is not thrown over the balcony.</li>
<li>Ensure the balcony and barbeque is cleaned after use and food scraps are disposed of, these can attract pests or rodents.</li>

John Fraser, CEO and chairman, UBS Global Asset Management, will chair UBS Grocon Real Estate and Daniel Grollo, CEO Grocon, will be a non-executive director. The rest of the board will be appointed in the coming months.

Those owning duplexes in ACT will now need development approval before they can be demolished or substantially altered, according to Minister for the Environment and Sustainable Development, Simon Corbell.
Where duplexes currently fell under exempt development rules, Corbell said that in response to community discussions this has now been altered.
"The unique character of duplexes means their demolition and alteration can have significant impact on the adjoining duplex," he said.
"Anyone wanting to demolish and rebuild a duplex or make major alterations will have to lodge a development application, which gives neighbours the opportunity to review the plans and make comments and ensures the planning authority can assess the proposal against current laws and standards to protect the amenity and integrity of the adjoining dwelling."
An example provided is to ensure the party walls are not left exposed to the weather or structurally unsound.
This brings duplex development proposals back to the 'default position' for the majority of developments.
Minor alterations will remain exempt in line with single dwellings, such as exterior refinishing, installation of chimneys and skylight installation.
This amendment is to s.1.100 and s1.100B of schedule 1 of the Planning and Development Regulation 2008.

Duplexes lose development exempt status in ACT

Noting that residential building approvals eased over October 2013, the Housing Industry Association's chief economist Harley Dale said that it's actually a healthy result.
“After a modest decline of 1.8% in October, total residential building approvals are still at their second highest level since March 2010," said Dale.
However, New South Wales seasonally adjusted building approvals dropped by a significant 33.5%.
“There were wide variances in the October approvals results, including strong growth in Victoria and Queensland helping to offset a dip in New South Wales,” he said.
The fastest growth in approvals when looking beyond October is occurring for New South Wales, Victoria and Queensland. Growth in 'other dwelling' approvals, at 43%, is outpacing detached housing.
“The upward momentum to building approvals is impressive and augers well for new home building activity heading into a new year,” he said.
In October, growth in seasonally adjusted building approvals was noted to be strongest in Victoria, at 23.4%, followed by Tasmania at 19.7%. The Northern Territory saw approvals increased by 13.4%, while Queensland saw a 10.5% increase.
Modesr growth was seen in South Australia, recording 1.2%.
Western Australia recorded a 6% fall, while the ACT saw a 4.7% decline.

Building approvals ease slightly over October but mixed picture: HIA

The high clearance rates and double-digit house price growth being experienced in the property market is expected to moderate in the next few months, as experts say the market is unable to sustain momentum.
The final weekend of spring saw the highest number of property listings for the year to date, but clearance rates in Melbourne and Sydney were below the season’s strong average.
According to RP Data figures, 74.7% of houses sold over the weekend in Sydney, while Melbourne recorded a clearance rate of 69.2%.
There were more than 3400 homes up for grabs, with most of these located in Melbourne and Sydney.
Australian Property Monitors senior economist Andrew Wilson said it had been a record-breaking spring, but he doesn’t expect the momentum to be carried forward to 2014.
“We’ve had some extraordinary results throughout spring… it shows there has been a surge in sellers into the market to take advantage of the best-selling conditions in three to four years,” he says.
“I wouldn’t be surprised to see the clearance rates drop down a bit, as in the next few weeks there will be increased competition between sellers, so reserves might moderate a bit and there could be weaker price growth.”
In the last weeks of the year Sydney is expected to have around 1700 auctions and Melbourne will see up to 2700.
Wilson says people are making sure they settle before the end of the year when the market drops off until February.
“Clearance rates have flattened a little bit in recent weeks, but it’s been nothing dramatic in terms of decline… buyers have been spoilt for choice,” he says.
“While there is no real sign of creaking under the massive load, the tests do still remain. The question is, are there enough buyers to soak up properties at the rates we’ve seen this year? We should expect some moderation in clearance rates.”
While Sydney and Melbourne have performed strongly this year, the markets in Perth and Tasmania remain weak.
Over the weekend, 30.8% of houses sold in Tasmania, while 42.9% of homes in Perth were successfully shifted. In Brisbane homebuyers were deterred by heavy rain, seeing it record a clearance rate of 44.2%.
In Sydney and Melbourne, the current average time on the market for a house is 26 and 34 days respectively, according to RP Data.
Wilson says in 2014, high unemployment rates and broader economic concerns could hamper the property market.
“The economy is still mixed. Where the property market goes from the middle of next year will depend on where the economy goes,” he says.
“A lot of this year has been spent playing catch up and the Melbourne market is now just about back to where it was three years ago. We’ll have a solid start to the year, but Sydney can’t sustain the double figures prices growth of this year.”
According to APM, the most expensive property sold over the weekend was a four bedroom house in Port Melbourne which went for $5.175 million.
The cheapest property in Melbourne, a three bedroom unit in Seaford, sold for $247,000.
Across the year, the strongest performing Melbourne suburbs have been the outer and inner east, while in Sydney the inner west, south and north shore suburbs have done best.

Experts say property market is unable to sustain momentum

All sectors of the Australian property market recorded price rises over the past year, with the ‘middle market’ reaping the strongest gains.
According to RP Data’s latest quarterly review of the residential property market, over the 12 months to October, home values across the broad ‘middle market’ suburbs had the greatest value growth at 8.1%.
Also, the most affordable and most expensive capital city suburbs each recorded value growth of 6.7% and 7.4% respectively over the past year.
And, over the past three months, home values rose across all sectors with affordable suburbs recording value growth of 2.1%, the middle market 3.4% and the most expensive suburbs 3.8% growth.

Australia's 'middle market' reaping the rewards of price rises

There has been a resurgence in risk appetite for property investors in the Pacific region, according to a new Colliers International survey.
Next year 72% of investors in the Pacific region plan to expand their property portfolios , up from 56% last year, according to the 2014 Colliers International Global Investor Sentiment Survey.
Just 2% of respondents indicated they were not at all likely to take on more risk. Last year that figure was 70%.
This year 64% specified that they planned to take on more risk over the next 12 months.
The survey queried major institutional and private investors who were asked for their outlook at the global and regional level for 2014 and beyond.
Colliers’ John Marasco says Australian-based investors are becoming far more active.
“In 2012, investment volumes for some property types, particularly core property, were dominated by offshore investors,” Marasco says.
“With local investors back in the market, it is unlikely we will see this same sort of dominance in 2013.”
The report finds that to access a wider range of opportunities, as well as higher yields, many local investors are looking to secondary properties.
“As an example, a number of major Australian institutions are believed to be creating funds to specifically target non-CBD office properties as they seek to diversify their portfolios and target higher yielding assets,” the report says.
Most investors, 85%, are looking to buy within the pacific – mostly locally. Colliers puts this down to an easing of monetary policy over the past 18 months.
Otherwise 39% of investors are looking at Asia, 25% are looking at Europe, the middle east and Africa and just 13% are looking at the US.
Investors in the Pacific overwhelmingly prefer to invest in eastern seaboard Australia – 55% in Sydney, 12% in Melbourne and 4% in Brisbane.
