Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

The Australian Taxation Office is paying close attention to holiday rental properties following Assistant Commissioner Kath Anderson's statement last year the ATO had identified a large number of mistakes with deductions for rental properties, particularly with regards to holiday homes.
With the Australian Taxation Office sharpening its focus on the holiday home rental market, Wollongong accommodation provider Emerald and Aqua said this comes at a time when the event and sports-based tourism promoted by Destination Wollongong such as The CrossFit Games, Bravo Challenge and Yours and Owls has led to increased tourism numbers to the Illawarra.
Greg Channer, managing director of Emerald and Aqua, said that over the past 18 months the demand for holiday homes in the Illawarra has increased and its not uncommon that we are fully booked during events.
"All our holiday homes were booked during Wings Over Illawarra and Cross Fit Games and he expects the trend to continue as the popularity of Illawarra as an alternative holiday destination grows," he said.
"When speaking with our guests one of the reasons being cited is that the Illawarra is only 60 minutes from Sydney CBD and there are not the lengthy 3 to 4 hours traffic jam’s faced when travelling to the Central Coast.
According to the ATO, one of the key concerns in regards to holiday home owners is when people who rent out their holiday homes for just a few weeks a year try to claim full-year deductions.
The popularity of the sharing economy and platforms like Airbnb empowering anyone with a spare room or couch to earn some extra income as a host has led to an increase in confusion of the regulatory environment with many hosts unsure of what the legal risks of self managing are and the ATO’s scrutiny highlights this.
Channer said Emerald and Aqua gets calls weekly from hosts who have been self managing and unsure of the legal risks they face.
"As licensed real estate agents Emerald &amp; Aquais legally required to meet strict legislative and compliance requirements, our accounts are independently audited annually, we must comply with the Australian Consumer Standards and meet Commonwealth and State legislation governing Real Estate management," he said.
"We maintain high quality assurance of all record keeping. Each year at tax time we provide a report to each landlord detailing the income they have earned, the occupation rate and their own use of the property so that accurate reporting can be provided to their accountants to ensure they meet reporting standards.”
Bradley Beer of BMT, a quantity surveyors firm specialising in tax depreciation, suggests these compliance guidelines to assist holiday home owners in accurate recording of use:

<li>If you use your property personally throughout the year and then use it as an investment property for part of the year, you will need to prove to the Australian Taxation Office (ATO) that the property is an authentic investment.</li>
<li>You should be able to claim deductions which include the interest expense of the mortgage for the times that your property was rented out. These will be apportioned between the time your property was rented out and the time it was occupied for personal use.</li>
<li>Maintenance as an expense is deductible, though travel expenses to inspect your property or for general maintenance associated with your personal use of the property is not an income tax deduction.</li>
<li>The great news is you may get higher depreciation allowances on holiday accommodation, because some short stay accommodation qualifies for 4 percent depreciation for 25 years compared to the standard 2.5 percent for 40 years. If your property is furnished your depreciation claim can be quite substantial as furniture depreciates quickly giving you greater claims earlier.</li>

Big gap between buyer and seller at artist's Annandale warehouse auction

Residential property prices have had four consecutive quarters of growth according to the ABS who report property prices rose 2.2 percent in the March quarter.

Yearly growth in residential property prices reached 10.2 percent in the March quarter 2017, according to the ABS. Sydney recorded the largest through the year growth of all capital cities at 14.4 percent and by Melbourne at 13.4 percent. The total value of Australia's 9.9 million residential dwellings increased $163.1 billion to $6.6 trillion. The mean price of dwellings in Australia is now $669,700.

March quarter rise for residential property prices: ABS

The Melbourne residential auction market remains positive for most sellers despite slowing over recent weeks according to Domain's Andrew Wilson.
He said Melbourne auction numbers will be lower this weekend with the mid-winter market pause to gather momentum over the coming month.
"Melbourne is set to host over 900 auctions this Saturday which will be down on last weekend’s 983 listings but similar again to the 901 auctioned over the same weekend last year," he said.

Sydney auction market feels winter season, record June listings

Reservoir set to be busiest weekend auction suburb: CoreLogic

A regional bank has joined the big banks in raising home loan interest rates for investors.
Tasmania-based MyState said it had increased its rates for residential investors by 25 basis points for its variable rate residential investment loan and by 10 bps on its 1, 2, 3 and 5 year fixed residential investment loans
The new rates will be for new and pipeline customers with loans contracted on or after 21 June, according to the Australian Broker.
The bank also announced it was reducing the loan-to-value ratio for residential property investors, capping it at 50 percent.
This will allow MyState to manage its investor portfolio responsibly and is in response to new regulatory requirements, the bank’s head of broker Paul Herbert said in a note sent out to brokers.
The change applies to all new residential investment loans.
Other changes introduced by MyState include additional fees for specific loan applications including a:
• $200 additional valuation fee (charged for each additional security)
• $200 company/trust fee (charged when a borrower is a company or trust or acting as a trustee for a trust)
The fees will affect new lending applications from 28 June and have been brought in to reflect additional cost and time or establishment, Herbert said.
Earlier this week, MyState Bank chief executive Melos Sulicich had said investors were listing their properties on Airbnb because of a lack of hotel accommodation.

Shopping centre giant Vicinity Centres has begun the search for a new chief executive with Angus McNaughton to retire at the end of this year.
The surprise announcement comes just under two years since Mr McNaughton stepped back into the top role in controversial circumstances following the merger that formed formed Vicinity.

In August 2015, Mr McNaughton replaced Steven Sewell, who led Federation Centres when it merged with the larger Novion.
​But Mr Sewell's management styled irked the new board, which moved to axe its chief executive just two months after the the 2015 merger was formalised.
Mr McNaughton, who had stepped aside when the merger took place, was recalled and has led the growth of the renamed Vicinity, now an $11 billion property trust, since then.
The New Zealander has bedded down the amalgamation that created the second largest listed landlord of Australia retail property.
Among the highlights of his renewed tenure, Mr McNaughton has overseen a $660 million expansion of Chadstone shopping centre, now Australia's largest mall.
The mall is co-owned by Financial Review Rich Lister John Gandel, who is also Vicinity's largest shareholder and will be influential in the selection of the its next chief executive.
Among the challenges for Vicinity's next leader will be the rapidly changing retail environment that is forcing landlords to rework their massive shopping centres to re-engage shoppers enticed by the ease of online retailers such as Amazon

An idea seemingly out of left field given record dwelling completions in Sydney, but stick with it. 
Despite record apartment construction in 2016, the rental market is ultimately governed by the supply of rental properties on the market and the demand from tenants, not the absolute number of properties built.
Sydney is a city with an unusually high demand for rentals, for a few reasons.
Firstly, because it's an expensive city to buy a home to live in, and in an era where job stability is far less common most inhabitants will be a part of the rental market at one time or another (if nothing else the high rates of stamp duty ensure this). 
Sydney can also be a transient type of place - the harbour city attracts the most migrants from overseas, but also loses the most incumbent residents interstate or to the regions of New South Wales. 
This is a dynamic which leads to a high rate of churn and lots of tenancies. 
As home to the strongest economy in the nation in recent years, the annual rate of net overseas migration into New South Wales has been accelerating again, from 50,000 in 2010 back up to to more than 76,500 at the last count in September 2016.

 <div>Sydney may not be at full employment just yet, but with an unemployment rate of just 4.4 per cent it's been getting pretty close, and we know from historical experience that this tends to bring a high demand for rental properties. </div>

Is Sydney heading for a rental crisis?

Gavin Rubinstein, who started as a personal assistant when he entered the real estate industry aged 20, won last year's national AREA award for excellence in customer service.

The Ray White Double Bay agent won the award at the Annual REA Excellence Awards (AREAs), hosted by REA Group, the parent company of realestate.com.au.
The 2017 nominations close June 30 for the next awards.
At the time he won he was exceeding $250 million worth of sales over the prior 12 months.
One of his celebrity clients, tailor Patrick Johnson and interior designer wife Tamsin, sold their Darling Point apartment for $1,775,000 earlier this year.
Rubinstein says he "never sugar coats" the situation with sellers.
"I always tell my clients what they need to hear, rather than what they want to hear,” he said.
“Even before the agency agreement is signed, I make myself available to my clients around the clock. My mornings start at 5am and my evenings go late into the night so I am always on the task at hand and my clients know this about me should they need to make contact.”
Rubinstein says he has found technology, media and social media was a great way to stay in touch on a mass scale.
"It’s guerilla marketing,” Mr Rubinstein told News Ltd on his victory.
“I engage with most of my clients through Facebook, LinkedIn or Instagram and constantly am active on these platforms.”
He said what sets him apart from other agents all comes down to hard work.
“Work ethic and discipline around what is required to be done daily to succeed in this business.
"I simply outwork the competition. 
"It is very hard to beat someone who doesn’t give up.”
In 2015 Rubinstein was awarded the number one salesperson for the Ray White Group worldwide in 2015.
He has been the number one salesperson across New South Wales for the last four years running.
"I think you have got to shut out all of the noise and just work damn hard," Rubinstein recently told Elite Agent.
"That’s the key. You could talk about all of these tricks and you can wrap it up in a pretty bow, all sorts of fluff, but at the end of the day, hard work trumps it all."
