Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

In practice though no change in rates is likely.
What does it all mean?
The Reserve Bank Board is comfortably on the interest rate sidelines. Much would need to go wrong at home and/or abroad for the Reserve Bank to cut rates again. At the same time, rate hikes are off the agenda. In essence policymakers are giving households and business more time to work with record low interest rates, and forget about rate movement and get on with spending, hiring and investing.
There are signs that the economy is lifting from its early 2017 malaise. Retail activity is lifting, unemployment is at 4-year lows, job vacancies are at 61⁄2-year highs and importantly record home building and a large pipeline of infrastructure spending will support the economy over 2017.
The key is how business investment plans evolve over the coming year. And most of the indicators suggest that the future outlook is encouraging. Corporate Australia is being supported by strong business conditions, upbeat confidence, high capacity use, and healthy profits – all conducive to a lift in hiring and investment over the coming year.  
No surprises there are still a couple of ‘hot button’ issues to monitor at present: home prices; household debt levels, subdued wage growth and the Aussie dollar. And while policymakers remain upbeat about the medium term prospects for the economy there is a clear understanding that “consumption growth remains subdued” largely due to “slow growth in real wages and high levels of household debt”. 
Importantly the RBA reiterated its view that while the “growth in housing debt has outpaced the slow growth in household incomes. The recent supervisory measures should help address the risks associated with high and rising levels of household indebtedness”.
Perspectives on interest rates 
The Reserve Bank has left the cash rate at 1.50 per cent. The previous move was a rate cut in August 2016 (25 basis points). There have now been 12 rate cuts since November 2011, with the Reserve Bank cutting rates from 4.75 per cent to 1.50 per cent. 
The Reserve Bank had previously lifted rates seven times from October 2009 to November 2010 – a total of 1.75 percentage points, from 3.00 per cent to 4.75 per cent. 
What are the implications of today’s decision?

There is no urgency for rates to move in any direction. On the positive side of the ledger are record corporate profits; strong business conditions; a lift in infrastructure spending; firm home building; and the prospect of further job growth.
On the other side of the ledger, wage and price growth is low; consumer spending is fluky; home price growth is slowing; and the Aussie dollar remains firm.
The Reserve Bank is expected to maintain its neutral policy stance for an extended period.We expect the Reserve Bank to stay on the interest rate sidelines for the 2017 year.

Reserve Bank alert but not alarmed

Results released by SQM Research reveal national residential listings rose in June 2017 by 3% to 333,805, with significantly more stock hitting the market in Melbourne and Sydney over the month.
But listings in Melbourne were down sharply compared to a year earlier, which helped to lift asking house prices by an impressive 22.1%.
Compared to a year ago, national residential property listings were down by 3.3%.
While listings rose in most capital cities, big drops in Hobart and Melbourne pushed down the average across the nation.
The sharp drop in Melbourne listings of 12.7% over the year to June 30 is a stark contrast to the 12.3% jump in Sydney residential property listings as some vendors took advantage of strong price gains in the Harbour city to take profits on their properties before the end of financial year.
Louis Christopher, managing director of SQM Research, said the listings data highlights that more properties were available for sale in June, helping to explain the downward trend in auction clearance rates over the month.
“Compared to May, we saw more homes being listed for sale,” Christopher said.
"At the same time, investors are retreating in the face of higher mortgage rates, which is helping to take some pressure off property prices in Sydney, with asking prices for houses and units down over the month.
“But in Melbourne, we are seeing continued strong growth in asking prices for units and especially for houses, which are up a staggering 22.1% over the year to June 27, with stock still in short supply.”
The table below indicates that over the month ending 27 June, asking prices for houses jumped in Melbourne and Hobart, helping to push up the average asking prices across the nation.
However, asking prices fell in Sydney, Canberra, Brisbane and Perth, where higher stocks levels in all those cities contributed to downward pressure.

National property listings rebound in June: SQM

At its meeting today, the Board decided to leave the cash rate unchanged at 1.50 per cent.
The broad-based pick-up in the global economy is continuing. Labour markets have tightened further in many countries and forecasts for global growth have been revised up since last year. Above-trend growth is expected in a number of advanced economies, although uncertainties remain. In China, growth is being supported by increased spending on infrastructure and property construction, with the high level of debt continuing to present a medium-term risk. The rise in commodity prices over the past year has boosted Australia's national income.
Headline inflation rates, having moved higher over the past year, have declined recently in response to lower oil prices. Wage growth remains subdued in most countries, as does core inflation. Further increases in US interest rates are expected and there is no longer an expectation of additional monetary easing in other major economies. Financial markets have been functioning effectively and volatility has been low.
As expected, GDP growth slowed in the March quarter, partly reflecting temporary factors. The Australian economy is expected to strengthen gradually, with the transition to lower levels of mining investment following the mining investment boom almost complete. Business conditions have improved and capacity utilisation has increased. Business investment has picked up in those parts of the country not directly affected by the decline in mining investment. At the same time, consumption growth remains subdued, reflecting slow growth in real wages and high levels of household debt.
Indicators of the labour market remain mixed. Employment growth has been stronger over recent months. The various forward-looking indicators point to continued growth in employment over the period ahead. Wage growth remains low, however, and this is likely to continue for a while yet. Inflation is expected to increase gradually as the economy strengthens.
The outlook continues to be supported by the low level of interest rates. The depreciation of the exchange rate since 2013 has also assisted the economy in its transition following the mining investment boom. An appreciating exchange rate would complicate this adjustment.
Conditions in the housing market vary considerably around the country. Housing prices have been rising briskly in some markets, although there are some signs that these conditions are starting to ease. In some other markets, prices are declining. In the eastern capital cities, a considerable additional supply of apartments is scheduled to come on stream over the next couple of years. Rent increases are the slowest for two decades. Growth in housing debt has outpaced the slow growth in household incomes. The recent supervisory measures should help address the risks associated with high and rising levels of household indebtedness. Lenders have also announced increases in mortgage rates for investor and interest-only loans.
Taking account of the available information, the Board judged that holding the stance of monetary policy unchanged at this meeting would be consistent with sustainable growth in the economy and achieving the inflation target over time.

Easing and declining property prices noted: RBA Governor Philip Lowe's July 2017 statement

The RBA cash rate decision came out today with the rate unchanged at 1.5 percent.
The bank's last move saw it go to 1.5 percent at the August 2016 meeting.
It noted rising prices were easing and that some markets had declining prices.
Laing+Simmons Managing Director Leanne Pilkington said the RBA’s decision to leave rates on hold was the right one.
"A steady interest rate environment will continue to be crucial as the country – and mortgage holders – navigate various economic and political uncertainties.
“In the past week we’ve read reports that rates could move higher sooner rather than later, and that compounding rises over a relatively short period may materialise. This could jeopardise the safe landing that the Treasurer has prioritised,” Ms Pilkington says.
“Our forecast remains that there will be no further reduction to the Official Cash Rate (OCR) in 2017,” said HIA principal economist, Tim Reardon. 
“Comments issued by the Reserve Bank Governor today highlight that housing prices have been rising briskly in some markets and declining in others. 
“These patchy outcomes are consistent with the easing of conditions in the housing market. 
“The pressures on the RBA to respond to developments in the housing market have eased as the major mortgage lenders moved to increase interest rates on a number of riskier mortgage lending products. 
“Furthermore, the latest dwelling price figures showing that the market for established properties in the east coast capital cities may be cooling is likely to provide additional comfort," he said.
CoreLogic head of research Tim Lawless said it came as no surprise that the RBA has held the cash rate at 1.5 percent for its tenth consecutive meeting today.
"The decision comes on the back of upbeat labour market reports, with unemployment falling to 5.5 percent since the last meeting and a trend towards more job advertisements," he said.  
"While the jobs market appears to be strengthening, other factors remain subdued, with wages growth tracking along record lows at just 1.9 percent per annum and core inflation below the target range of 2-3 percent.
"Furthermore, a steady cash rate from the RBA against increasingly hawkish sentiments in Europe and the US stand to put downward pressure on the Australian dollar. This would serve as a welcome boost to Australian exports.
"Importantly, the housing market is showing signs of slowing, with CoreLogic’s home value indices reporting a 0.8 percent rise in dwelling values over the June quarter; the lowest quarterly growth rate since December 2015. 
"A controlled slowdown in housing market conditions would provide some comfort to policy makers that new macroprudential constraints are working to cool the high rate of capital gains in Sydney and Melbourne. 
"While the cash rate has remained on hold, the same can’t be said for mortgage rates, which have been edging higher since September last year. 
"Arguably, higher mortgage rates have done much of the heavy lifting in slowing down home value appreciation and cooling investment demand.  
"There is an expectation that mortgage rates will continue to rise, despite a steady cash rate setting, as lenders adjust their credit policies to accommodate the latest round of APRA mandates. 
"If this is the case, we expect investment activity will continue to moderate across the housing market, which could dampen housing market conditions further. 
"Slower housing market conditions and improvements in employment markets are certainly positive outcomes, however if wages growth and inflation remain subdued we can expect the cash rate to remain on hold over the short term."

Angela Ferguson, Futurespace managing director said these new client spaces put PwC so far ahead of the curve when it comes to how business will be done in the future.
“The role of physical space in facilitating both virtual and face-to-face connection cannot be underestimated, particularly when it comes to client relationships," she said.
“Because of this we will begin to see more emphasis placed on client spaces within the office environment, and the role they play in co-creation, creating new staff and client connections and cementing important business and community relationships.
“The underlying goal of this project was to create interactive spaces where PwC clients and people could come together to solve important problems, innovate and create new ideas.
“The architecture blends intuitively with technology to create an unparalleled client experience not seen anywhere else in the world.

"The four levels include an impressive selection of diverse open and closed meeting spaces, co-creation and workshop areas, conferencing, dining and food and beverage options as well as areas for quiet work or relaxation – all integrated seamlessly with advanced technology.
“It was all about making sure that we created something that supports the variety and diversity of our clients.
Debra Eckersley, PwC’s New Ways of Working Partner said they did this by looking outside the industry to create a new benchmark in client experience.
“Our aim was to put our clients at the heart of everything we do,” she said.
This new approach disrupts the traditional boardroom mentality of client interactions, bringing about a more open and collaborative working experience.
The design stylishly combines the elements of a high-end hospitality service model, hotel aesthetics and amenities, interactive retail environments, immersive and signature technology, and tech-sector co-creation models in a way that has never been seen before.
The four Client Collaboration levels are interconnected by a central staircase that fixes the spaces both vertically and horizontally, incorporating viewing platforms so you become immersed in each space as you traverse the levels.
“The four-storey staircase is the centrepiece of our commitment to a new openness, and a real willingness to seed spontaneous encounters.
“Plenty of serendipitous moments have already happened on the stairs, much as they do in any thriving community,” explains Ms Eckersley.
"PwC’s new spaces are anchored in advanced technology designed to enhance the client experience.
"For instance, running vertically through all four floors is an interactive ‘waterfall’ – a moving graphic touch screen with a cascading stream of digital insights enabling clients to find out more information about PwC experts, strategies and projects.
"Clients are also assisted by ‘Media Fountains’ on each level, interactive digital directories providing information on rooms and facilities within PwC, opportunities to participate in polls as well as amenities in the surrounding Barangaroo area.
“The level of technology embedded into these client spaces is unsurpassed.

Brisbane’s Park Village Shopping Centre has sold for $35.2 million to an undisclosed local private investor through Peter Tyson of Savills.
Park Village Shopping Centre has a total gross lettable area of 6,421sqm and is anchored by a 2,626sqm Coles Supermarket with 36 specialty tenancies.
Peter Tyson, the Park Village deal continues the high level of transactional activity in the popular neighbourhood retail space in Queensland. We continue to see strong demand for retail assets from a cross section of investors, locally, interstate and offshore.
“The buyer was attracted to the centre as it is the only neighbourhood facility servicing the Middle Park, Westlake and River Hills precinct in Brisbane’s western suburbs," he said.
"The group see further opportunity to add value to the asset over time through active management.”
The property was sold by Peter Lucas of P.A. Lucas &amp; Co.as the appointed Receiver and Manager of the centre.

Record high household debt is expected to be on top of the Reserve Bank’s board meeting’s agenda on Tuesday as the central bank worries about risks to the economy from a shock in the property market.
Though most experts concur that the first rate hikes won’t come soon, but the RBA will be faced with question on Tuesday on whether or not to follow other central banks in lifting the official cash rate.
Australian household debt in the March quarter was at 190 per cent of their yearly disposable income, an all-time high, RBA data showed. The record debt level is even higher than the US just before the financial crisis.
High household debt is know to frequently be a trigger for financial crises.
RBA Governor Philip Lowe had earlier noted that a combination of high household debt and slow wages growth was a sobering combination. (put PO link)
A combination of low interest rates, slow wages growth and surge in home prices fuelled by overseas investor demand and strong population growth have been cited as reasons.
Data from the RBA confirmed that Australia’s record household debt mountain is largely due to soaring property prices.
In the March quarter, Australian housing debt reached 135 per cent of annual disposable income, according to the RBA, breaking another record.
RBA minutes in March noted that there was a build-up of risks associated with the housing market.
However, Treasurer Scott Morrison said recently that regulatory tightening is working to cool the overheated property market without a hard landing.
"The data shows to date that we are moving towards a safe landing when it comes to housing markets in Sydney and the pendulum swinging back in the favour of home owners and first home buyers, which is good news," Morrison said in Sydney on Monday, according to The Australian Financial Review.
In March, the Australian Prudential Regulation Authority announced restrictions on interest-only loans in response to record high household debt levels and the measure was has been "fully supported by the government”, he said.
Interest-only loans must be restricted to 30 per cent of new residential mortgage loans, APRA said.

Wodonga Plaza settles for $43.5 million

Mercedes-Benz Brisbane, in a move for parent company Star Auto Group, has announced an upgrade for 300 Adelaide Street, with the building to be a mix of retail, restaurant and commercial tenancies in addition to its showroom.
The 22-storey building’s most notable upgrade would be a three-level glass podium fronting Adelaide St. 
The building will have a Mercedes-Benz Brisbane permanent pop-up showroom plus café and restaurant which will serve breakfast and lunch Monday to Friday and a dinner and bar offering on Thursday and Friday evenings.   
Mercedes-Benz Brisbane dealer principal Shane Parkins, who is overseeing the project, said the company had been searching for a “key position within the CBD to provide a touchstone point where existing and new customers can arrange a test drive and service bookings”, or just enjoy food and beverages. 
The group’s portfolio also includes a new 12,500 sqm Vans Service &amp; Parts centre at Eagle Farm, and is also currently building Australia’s largest Autohaus on Breakfast Creek Road, Newstead due for completion in 2018.  
Working with architects Cottee Parker, its design will reflect the great Autohaus’ of Europe with a car museum, showroom, restaurant and community event spaces.

Mercedes-Benz Brisbane to upgrade showroom and building on Adelaide Street

A ground floor retail shop in the Sydney CBD has been purchased by Lyndal Hale &amp; Kenneth Hale (K +L Hale Pty Ltd) for $910,000 on a passing yield of 5.16 percent pa through Savills ahead of its auction on June 27.
The 28 sqm shop is part of a 10-storey apartment block at <a href="https://www.realcommercial.com.au/property-retail-nsw-sydney-502413302" target="_blank">Lot 1, 21 Alberta Street</a>.
