Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

The latest Department of Education and Training statistics show 480,092 international students were recorded in Australia as of March 2017, a 15 per cent rise from March last year.
“Thirty per cent of these students are from China (144,028) and 11 per cent are from India (52,810),” he said.
Melbourne has been a popular destination for students, fuelling demand for education and migration office space, as well as accommodation, added Ling.
“The appetite for these lucrative sectors is growing in line with students’ recognition of Australia as a welcoming country with an impressive choice of education institutions, including The University of Melbourne and RMIT University.”
“Political changes across the US and the UK, including Trump’s election and Brexit, have been a strong deterrent due to racism and immigration restrictions. With the bonus of a low Australian dollar, this demand from international students is likely to continue.”
Ling, Kirwan and Oliver Hay have also just sold levels four and five at 100 Collins Street via expressions of interest.
In fact, there is strong competition for leasing space as well. Leased space to the education sector in Melbourne's CBD in 2016 rose 200 percent on the previous year with increases in land taxes hitting stock levels, putting upward pressure on rents, according to real estate firm Savills.

Education provider snaps up Melbourne CBD office for $2 million

A Woolworths-anchored Beaudesert Central shopping centre has been snapped up by a fund manager for $16.85 million in an off-market deal through Savills.
Beaudesert is a town 70 kilometres south of Brisbane and Beaudesert Central is the dominant centre servicing the region. 
Following this deal, Melbourne-based MPG Funds Management has now added the centre to its open ended MPG Retail Brands Property Trust, which now operates 11 retail assets across Australia with a combined value of more than $100 million. 
The transaction reflected an initial yield of 6.5%.
It was brokered by Savills’ Peter Tyson and Jon Tyson on behalf of a private vendor. 
“The MPG Retail Brands Property Trust had been seeking a suitable Queensland asset for the portfolio for some time. The Beaudesert Central acquisition is the first Queensland asset in the fund,” Tyson said.
The shopping centre comprises a single-level, open neighbourhood shopping centre developed in 2007 and is anchored by a 3,279 sqm Woolworths supermarket with 12 specialty tenants. 
The centre sits on a 14,230 sqm site fronting the Mount Lindesay Highway, adjacent to the central business precinct.
MPG managing director Brett Gorman said the Beaudesert Central is located in an area with strong forecast growth, so “it is a great fit for our business”. 
“The other emerging economic driver of the region is the recent catalyst development of the long-mooted in-land port road–rail hub of the Bromelton State Development Area which is now under development. This major project is expected to generate significant employment opportunities going forward,” added Tyson.  
Other recent transactions brokered by Savills this year include SCA’s acquisition of both Mudgeeraba Market and Worongary Town Centre on the Gold Coast for a combined $82.1 million, the sale of Park Village in Brisbane’s west for $35.2 million, and the sale of Pittsworth Plaza for almost $10 million.

As a professional writer, Bianca is no stranger to the occasional plot change.

Melbourne’s St Kilda Road is experiencing an influx of major businesses in the past 12 months, as witnessed by a recent leasing office deal in the precinct. 
Perth-based landlord Lester Group’s office asset at <a href="https://www.realcommercial.com.au/property-offices-vic-melbourne-501843394" target="_blank">324 St Kilda Road</a>, which was previously leased to Target, has found three new tenants across five floors totalling 4,500 sqm. 
Sales solutions provider The SMART Group has relocated from Richmond, committing to levels two and six; waste, water and energy solutions provider Veolia has relocated from South Melbourne, committing to level five; and claims management solutions provider Crawford &amp; Company has relocated from Southbank, committing to levels three and four, according to leasing agents from Colliers International.

The trend is part of a growing number of national and international companies relocating to the city-fringe boulevard, including advertising agency Big Red from Prahran, Just Group from Richmond, Deluxe from South Melbourne and Monash University from various locations. 
The deal was negotiated by Colliers International’s Ben McKendry, Vincent Tran and Matt Cosgrave along with Thorburn Property’s Kenny Thorburn.
The three deals were completed at circa $450 gross per sqm, with multiple options to renew the lease terms.

According to Colliers, St Kilda Road’s proximity to the CBD and its high-quality and cost-effective leasing opportunities attract major tenants.
“The successful leasing campaign has vindicated our decision and belief in St Kilda road four years ago when we acquired the building,” Lester Group’s Russell Lester said. 
“324 St Kilda Road is now 100 per cent leased following Target’s relocation to Geelong mid last year, which left Colliers International and Thorburn Property with five floors to lease, each measuring 918 sqm,” Tran said. 
Further reinforcing the precinct’s strong standing within the city-fringe office market, several large multi-national businesses already present on St Kilda Road have opted to remain there, with Macquarie Leasing, WPP and Frasers Property Australia recently renewing their leases.

Melbourne's St Kilda Road witnesses surge in major tenants

Middle-East based HLG Contracting, in which CIMIC group has a 45 percent investment, said it had won a contract for a development project in Dubai with revenue of $224 million.
The contract involves construction of expo village parcels 10 and 11 residential towers by Dubai World Trade Centre (DWTC), the ASX release said.
HLG said it will be responsible for the construction of five16‐storey towers. 
Three of the towers would be connected through a mutual three‐storey podium, while the other two towers would also be co‐joined through a shared three‐storey podium. 
Works include the concrete frames, masonry, facades, fit‐out, external works, and provisional sums for the mechanical, electrical and plumbing, wardrobes, kitchen, timber doors, lifts and façade cleaning system. 
The development has a total built‐up area of 155,000 sqm. 
Construction is expected to begin in July 2017, and is due to be completed by June 2019 ahead of Expo 2020 Dubai, which opens in October 2020. 
ASX-listed CIMIC is headquartered in Sydney and is the world’s largest contract miner.

CIMIC-backed HLG Contracting wins $224 million Dubai construction project

Palace Cinemas is expanding into Melbourne’s west with their eighth Melbourne complex in the Moonee Ponds precinct.
The group, which operates 85 screens across 20 locations nationally, has plans for a 12-screen cinema at Puckle Street.
It will include 3 platinum screens, a total 620 seats and an outdoor cinema space. The cinema will be part of a retail, hospitality, accommodation and leisure development by Giancorp Property Group in Melbourne’s inner West.
Palace Cinemas’ CEO Benjamin Zeccola said the group had been looking to set up shop in Melbourne’s West for a while now. 
“Our audiences had expressed that there was a real market gap in cinemas delivering a premium experience and offering quality film in that area, so when the opportunity arose to be part of a stylish new development in Puckle Street it was perfect,” he said.
Palace Cinemas also said new cinemas had been confirmed for Melbourne’s Old Pentridge Prison in Coburg, as well as Sydney suburbs Double Bay and Chippendale, and Raine Square in Perth.
With the expansion, the group was poised to introduce a “wider audience to its unique combination of entertainment hospitality,” it said in a release.
Construction at Moonee Ponds is expected to begin in 2017 with the opening expected in 2019.
In 2016, Palace Cinemas bought office space in <a href="/expert-insights/investing/palace-cinemas-to-move-hq-after-south-yarra-purchase">South Yarra</a> for $3.5 million with the intention of making it the group's new headquarters.

Country Garden Australia, the Australian arm of Hong Kong-listed Country Garden Holdings Co Ltd, has announced its first Victorian development project in Wyndham Vale.
The 353-hectare project, located about 36 km south-west of Melbourne, will comprise more than 4,000 homes on completion.
CGA managing director Guotao Hu said the strategic acquisition represented the company’s long-term commitment to the Australian market.
“We are excited at the prospect of delivering our first major greenfield community in Australia and we remain committed to developing high-quality housing for all Australians,” Hu said.

Established in 1992, the parent company has a market capitalisation of nearly $30 billion and has built homes for over three million people across 400 cities globally.

Last year, it acquired a 10-house site amalgamation in St Leonards South for about $45 million under a put and call option.

Country Garden Australia acquires 4000-home project in Melbourne's Wyndham Vale

A double-fronted Victorian in original condition in Melbourne’s Yarraville has sold at auction for $1.81 million, well above the expected range of $1.4-1.5 million.
The house at <a href="https://www.realestate.com.au/sold/property-house-vic-yarraville-125568406" target="_blank">9 Fairlie Street</a> was described as “a classic case of being probably the worst house on one of the better streets”.
The four-bedder sits on a large area of 760 sqm and was assessed by property agency National Property Buyers at $1,650,000 - $1,700,000, it said in a newsletter.
The selling agents were Leigh Melbourne and Wayne Elly of Greg Hocking Elly Partners.
