Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

European cultural and creative cities have stronger economic output and more jobs than their Australian counterparts. So why is our urban creative vibrancy associated with city size, not economic performance?
"Culture nurtures our souls and binds our communities together, while creativity helps reveal new answers to our challenges and anxieties. Industries that build on creativity and culture are also a source of great economic value and social well-being."
So opens the latest European Union report, The Cultural and Creative Cities Monitor 2017 Edition. The report and supporting data represent an effort to measure something we all know is important – the creative vibe of cities. 
Creativity is making its way more and more into policy discussions. Note the European policy announced last year, Towards an EU Strategy for International Cultural Resolutions, and the European Parliament’s resolution to deliver “coherent EU policy for cultural and creative industries”. 
Australia lacks a current national cultural and creative industries policy. There are clear parallels, though, with the national Global Innovation Strategy. Other innovation and creative programs are happening at state level, such as Innovate Queensland.
The European work shows that having cultural and creative cities can deliver significant economic benefits. The positive associations between cultural and creative cities and annual GDP per capita and jobs per capita are clear and strong.
Overall, they also found city size isn’t everything: smaller cities perform just as well as big cities. 
<h2>How do the biggest 36 Australian cities compare?</h2>
We don’t have the data to construct the same metrics as the EU. However, based on the publicly available data from the Regional Australia Institute, we use the Bohemian Index as a proxy indicator for creative economy. 
This index, devised by Richard Florida, measures “the concentration of working artists, musicians, writers, designers, and entertainers across metropolitan areas”.
Australian findings show no association between creatives and city output, measured as gross value added (GVA) per capita. There is only a slight positive relationship between jobs and creativity, as shown below. In contrast, the European Creative and Cultural Cities Index is highly and positively correlated to both GDP and jobs per capita.

As we can see, there is a positive relationship between Australian city size and creative employment. This is the opposite of what the Europeans found. 
So what do Australia cities share with European cities in the way of creative economy and economic performance? Basically, there is a positive and strong correlation between a city’s Bohemian Index and new business start-up rate, trademark rate (see Figure 2) and rate of business owners.

Creativity also has significant positive associations with higher rates of bachelor degree qualifications or higher, housing affordability and commute time. 
Disturbingly for Australia, creativity is positively associated with income inequality (measured as 80:20 ratio) as well. Does this mean that our cities with more creative jobs also have more rich patrons and poor arts students?
Importantly, not all cities perform the same. Our 31 regional cities show a significant and negative relationship between unemployment rates and Bohemian Index. Maybe the metro “Big 5” can learn from our regional city strengths in delivering stronger creativity and lower unemployment. 
<h2>What can Australia learn from Europe?</h2>
Creative and cultural cities are obviously valued as important for global society, but European research clearly shows that these cities are also capable of delivering jobs and strong economic output. 
Do we want all Australian cities to resemble Gladstone, with its high jobs and output, or Hobart, with its strong creative occupations? The Europeans have shown us we can have both in the one city – and not just in the big cities.
Importantly, if Australia follows a policy-transfer approach to creative and cultural cities, we should be cautious. These policies are also promoting economic performance in Europe, but what will they do here when we don’t see the same relationships?
While the latest EU work shows you can measure the cultural and creative aspects of a city, it does stipulate that this is not a be-all-and-end-all metric. It’s more the start of the discussion: how can we better measure our cities’ creativity and cultural values?
Europe uses three metrics (combining quantitative and qualitative data) to gauge a city’s cultural vibrancy, creative economy and enabling culture environment. The work is long and involved. Cities are required to provide information on 29 indicators – number of seats in a theatre, for instance. 
We have just used one metric here, perhaps highlighting that poor data hinders good decision-making. A better measure of creative and cultural Australian cities could have provided different associations. 
Australia is the “lucky country”, so why can’t we have it all – jobs and creativity in all our cities?

How can our cities match Europe's for finding value in their creative vibe?

The residential property market in Sydney continues to surge, property valuation firm HTW recently noted.
It was being driven by lack of stock, record low interest rates, strong population growth, continued strong presence of overseas buyers, tax incentives, positive market sentiment/ speculation and re-invest using equity build up from previous years property market growth, according to the recent Herron Todd White report.
"Australians’ confidence in property as a good place to invest has reached a three year high according to a recent NAB survey,” the report noted.
Herron Todd White says that there was a lack of supply versus demand in Sydney which was driving prices up.
It noted the demand versus supply issue in Sydney was highlighted in the data provided by CoreLogic.
Sydney has a population in excess of 4.6 million but with total listings of around 20,636 properties, only slightly greater than Brisbane at 19,043 listings but less than Perth at 21,377 listings and a population of near 1.9 million.
As a comparison, Melbourne with a more comparable population of 4.2 million has a total of around 28,305 properties listed for sale.
"We consider that the lack of supply is the main driver in the escalation of prices in the greater Sydney market.
"The Sydney prestige property market, generally considered to be properties above $3 million, has continued its strong performance into 2017.
"Factors which have been driving the prestige market include a limited supply of quality stock coming on to the market and a sustained period of high auction clearance rates in prestige suburbs.
"High net wealth (HNW) purchasers, both local and international, continue to be attracted to the Sydney market, with a recent Domain article quoting Lord Andrew Hay, global head of residential at Knight Frank, that globally “Sydney is in 11th position in terms of most desirable cities for HNWs to live and invest in”,” the report commented.
Nine Sydney suburbs have a median price of $3 million while foreign buyers will face increased stamp duty and land tax surcharges Herron Todd White says.
“As per CoreLogic data there are currently nine suburbs in Sydney with a median price in excess of $3 million being on both sides of the harbour within a short commuting distance of the CBD.
"Bellevue Hill in Sydney’s east has had a total of 70 dwelling sales in the past 12 months with a median price as at April 2017 of $4.777 million, a further indication of the strong demand levels for prestige property.
"Despite tighter rules around foreign buyers purchasing property in New South Wales and increased stamp duty and land tax surcharges on foreign purchasers, foreign investment into the prestige market remains strong, particularly from Asia.
"Further regulatory or taxation changes, either here or in Asia, would be the most likely cause for the prestige market to slow in the near future,” the report advised.
Herron Todd White comments that with the property market running hot in recent years, some Sydney homes are earning more than their owners with the price of a house increasing by more money each day than most workers earn in a week.
"The CoreLogic data reveals house values in Clovelly (eastern suburbs) had the largest daily gains over the past year at $1,931 per day, followed by Manly (lower north shore) at $1,808 per day.
"Worryingly though, growth in wages has not kept pace with house price increases which have seen borrowers continuously tapping into the equity in their homes or investment properties to further use towards additional investment properties,” the report warned.
New developments in many of the areas are also driving prices up Herron Todd White says.
“Throughout greater Sydney another factor that has been driving the market is government infrastructure spending.
"The suburb of Frenchs Forest in the northern beaches region has been a strong performer over the past few years thanks in part to the construction of the much anticipated Northern Beaches Hospital and surrounding infrastructure.
"This investment in the area has driven up demand for housing with strong sales occurring.
"The median value for dwellings in this suburb is currently $1.515 million.
"In March 2014 it was $966,500 representing approximately 60% growth (source: Corelogic).
"Suburbs along the under construction North West rail link have outperformed surrounding suburbs over the past few years mostly due to this substantial investment.
"Suburbs such as Cherrybrook, Castle Hill and out to Rouse Hill have all benefited from the higher level of demand from purchasers looking to be located near solid transport hubs.
"This is shown by Cherrybrook’s change in median price of 88% over the past five years to be currently sitting at $1.43 million,” the report commented.
A five bedroom house at <a href="https://www.realestate.com.au/property-house-nsw-cherrybrook-124986766" target="_blank">18 Woodcrest Place</a>, Cherrybrook (above) has been listed for between $1.25 million to $1.3 million.
Similarly a four bedroom house at <a href="https://www.realestate.com.au/property-house-nsw-cherrybrook-125306498" target="_blank">29 Beechwood Parade</a>, Cherrybrook (below) has been listed with a price guide of $1.35 million.

“For units, suburbs such as Mosman and Cremorne on Sydney’s lower north shore have remained strong for a number of years.
"Local agents have identified a sweet spot for 2-bedroom units of between $900,000 and $1.2 million.
"This will get you a larger, older style unit appealing to a wider market segment. This price bracket is well suited to a professional couple wanting a low maintenance unit within close proximity of the city.
"In addition this sweet spot is in line with the borrowing capabilities of a professional couple.
"In the western suburbs of Sydney we have seen strong interest in house and land packages in brand new estates.
"We note land in Austral starts from $360,000 and a 3-bedroom house and land package from $615,000.
"Although situated some 55 kilometres south-west of the CBD, this once semi-rural location is popular with young families wanting detached housing and a yard as well as future growth prospects and the low entry point compared to the average price of over $1 million,” the report stated.
Herron Todd White says that the Sydney property market is significantly outperforming every other localities, which could be the result of traditional factors.
“The Sydney property market has been significantly outperforming the rest of the Australian economy over recent years which we believe implies that it has not been affected by many traditional factors which restrict strong economic growth.
"It is difficult to say what it will take for the Sydney market to change course however many believe that it is nearing its peak of the cycle from an affordability point of view.
"A rise in interest rates of course would have a significant effect on the market however a rise in the official cash rate has not been hinted at by the RBA and it is assumed that this would only rise once the economy appears to be strengthening with inflation reaching targets.
"If interest rates did rise however, this would put a lot of pressure on highly geared investors and mortgagors.
"With rates of household debt at record levels, this could have a substantial effect on the property market.
"According to a recent RBA publication on household finances, average debts are now 89% greater than incomes, up from 67% four years ago.
"An anonymous survey by investment bank UBS revealed that 28% of people surveyed said their mortgage application was not totally factually accurate.
"This is another worrying sign that people are pushing the boundaries to get a foot on the property ladder and even a small increase in interest rates could severely affect the ability of these homeowners to keep up with mortgage repayments.
"Aside from interest rates, another factor which could force the market out of its current growth cycle extends to overseas buyers.
"Sydney continues to attract high levels of foreign investment with foreign buyers, mainly Chinese, making up 25% of all purchases of new dwellings in New South Wales over the past year according to a report by Credit Suisse.
"Any changes to regulations in China or in Australia which would restrict this wave of investment would surely have an influence on the Sydney market in particular,” the report commented.
Media plays a strong part in Sydney property markets Herron Todd White says.
“Many believe the media to have a very strong influence on the Sydney property market in general.
"This was shown at the end of 2015 and beginning of 2016 where a wave of negative media reports appeared to stunt the market for a short period of time.
"When potential property purchasers start believing there is a bubble, they will put off purchasing.
"This hit to the demand side would mean those who need to sell may have to do so at a discount.
"When the buying public starts to see properties selling at a discount then it strengthens the belief that the market has peaked or the bubble has burst.
"It is believed therefore that with any potential negative factor to hit the housing market, the media also has the power to exacerbate any consequences,” the report commented.
It is possible to curb Sydney’s heated market by initiating various ideas according to Herron Todd White.
“New South Wales government policy changes or changes to regulations on a state or national level also have the power to curb the heated market.
"Within the federal budget to be released on 9 May, plans are being drawn up to announce measures to tackle housing affordability. It is believed that these will mainly tackle the supply side of the market rather than the demand with the likes of new land releases etc.
"However any future changes to tax incentives such as negative gearing would have more influence on the market.
"Rental yields in Sydney are considered low however investor lending remains relatively high.
"If changes to negative gearing were put in place then housing as an investment in Sydney could suddenly look less attractive to a portion of the market.
"This would have an impact on the demand side of the market as investor lending is currently considered too strong.
"The issue here however is that any changes to federal taxation rules will also affect under performing areas outside of the strong markets in Sydney and Melbourne and that may influence the federal government’s decision.
"Policies in other countries show that it is possible to make changes that will have a considerable effect on housing markets.
"Policies currently trialed in Australia have so far failed to cool the Sydney market.
"These policies include an anti-tipping duty of 12% when property in Singapore is sold after less than one year; Hong Kong has a 30% transaction tax for foreign buyers and taxes on Taiwanese property sales can reach as high as 45%.
"In 2016, changes were made in Auckland which included a requirement of a 40% deposit from investors which appears to have slowed the also booming market.
"An increase in property taxes in British Columbia in 2016 also halted the runaway property market in Vancouver which was also heavily influenced by overseas buyers.
"Obviously all changes described are more severe than those implemented in the Australian markets such as the APRA restrictions on investment loans and tax surcharges on foreign buyers, which have so far been to no avail,” the report stated.
However Herron Todd White says that there are also other factors that could affect the property.
“Other factors with the ability to affect the Sydney property market include a stock market crash, major economic downturn or a significant decrease in projected population growth in the city.
"The risk of any of these currently looks relatively low,” the report advised.

Considering all the aspects of life in Australia that are affected by population, it's remarkable that the nation doesn't have a national policy on it.
Population growth has profound impacts on Australian life, and sorting myths from facts can be difficult. This is the first article in our series, Is Australia Full?, which aims to help inform a wide-ranging and often emotive debate.
Australia lacks an overarching population policy or strategy. Over the years, multiple inquiries have recommended such a policy. Population policies the world over typically focus on births and migration.
As part of post-war reconstruction, Australia adopted a 2% population growth target. Mass immigration was a defining feature, and couples were called on to populate or perish. Immigration was successful, but women were big losers in the push for births.
The 1975 National Population Inquiry proved a significant moment in Australian demography. The inquiry found that Australia should not seek to influence population, but should anticipate and respond.
Population policy was revisited in the 1990s with the National Population Council. Its 1994 report found no optimal population size for Australia, but again called for a responsive population policy of preparedness.
Interest in sustainable population policy was renewed in 2010 following Kevin Rudd’s infamous endorsement of a “big Australia”. We even had a minister for population, Tony Burke, for about six months until the portfolio was expanded. Population was subsequently dropped from any ministerial title.
After an exhaustive inquiry, A Sustainable Population Strategy for Australia was released in 2011. This stopped short of recommending a population policy but removed any option of population limits. Change felt possible in shifting the narrative to a proactive endeavour concerning population matters, particularly evident in the National Urban Policy.
Despite such inquiries and recommendations to adopt a population policy, governments have so far resisted. Unsuccessful attempts at population policy can be understood in terms of difficulties in gaining political support and concerns about coercion.
But national population policy need not be coercive – unlike, for example, in India or China. Instead, it can be a series of targets and connected policy domains with oversight.
Presently, the policy landscape is disjointed. Parenting leave, family and childcare payments, and immigration are each somewhat responsive to population changes, but not prepared. Family payments have been shown not to increase birth rates.
<h2>Births, deaths, migration – and taxes</h2>
The intergenerational reports have been our only glimpse of responsiveness and preparedness. But these have increasingly been criticised for their political tone. Who could forget the Challenge of Change campaign?
What we know is that Australia’s population continues to age, so among the nation’s pressing issues is fewer taxpayers. The total age-related dependency ratio, of people aged over and under working age relative to the working-aged population, was 52 per 100 people in 2016.
While the child-dependency rate (0-14 year olds) is higher than the aged-dependency rate (people 65 and over), the rate of people aged less than 15 has steadily declined as the population aged 65 and over has driven increases in the so-called dependency burden.

The relative increase in people older than working age is increasing pressure on the economy and government budgets. While government spending on young people is substantial, the highest per person spending is among people aged 65 and over.
A robust workforce contributing income tax and services is essential to ensure current lifestyles are afforded to the young while also sustaining the public spending necessary for people over 65 years who have over their lives contributed to the nation.
With birth rates low and deaths increasing, natural increase is no longer driving Australia’s population. Immigration is increasingly relied on to offset the ageing of the workforce. Over half (54%) of Australia’s population growth is from net overseas migration.

<h2>Preparing for an older population</h2>
In a 2013 United Nations survey, the Australian government reported concerns about population ageing, a desire to increase the “too low” birth rate, but satisfaction with the level of net overseas migration. Interestingly, a preference for migration away from cities was also cited.
From current policy and discourse, you would not know these views were held. Most Australians also report a preference for the level of immigration to remain the same or be increased, contrary to sentiments we often hear.
Australia has time to prepare for, and make opportunities of, the challenges of an ageing population. Some countries are facing tough decisions now and it is interesting to watch the politics play out. What Japan, China and Germany show is that we need to take action now.
Insightful guides are in place already. South Australia has had a population strategy since 2004. Tasmania recently adopted one.
These state strategies focus on growth to curb economic downturn. What is important in these two cases is that both emphasise policy portfolio linkages, as well as evidence and reporting against targets without coercive measures.
<h2>What is a sensible approach to population policy?</h2>
A renewed, earnest and transparent population conversation is needed. With ever more reliance on immigration, we must go beyond the unhelpful pro-immigration versus pro-nationalism debate to consider our population prospects.
The key question is: how can Australia make opportunities of its demographic challenges?
Australia has the potential to be a global leader in innovative markets and research and development. An ageing population provides an interesting market opening; we just need to be smart about it. Without careful consideration, Australia will be merely a bystander in the increasingly competitive global market.
Policy connectedness should exist between portfolios. These include: health; housing; education, skills and training; employment; infrastructure; regional development; water and energy; environment; and migrant settlement.
We can invest more effectively in young people – our future workforce and economic lifeblood – if we consider a life-course approach to population dynamics. Family friendly, gender-equal workplaces will go a long way to ease the pressures of having children. Integral to this is affordable and accessible child care.
And establishing a ministerial portfolio overseeing population strategy would be a good start.

The Axxess Corporate Park in Mount Waverley by Dexus has seen three new tenancy commitments, following upgrades to the properties by the property group.
The three are Monash University, Mason Seir Turnbull (MST) Lawyers and Suncorp Group, with the deals brokered by Colliers International. 
Monash University has signed on for 4,800 sqm at 321 Ferntree Gully Road, MST has taken 1,800 sqm at 315 Ferntree Gully Road and Suncorp Group has a 1,100 sqm office space and a 3,000 sqm warehouse at 47 Gilby Road.
All three leases were struck on mid-term tenures.
The leasing agents were Travis Myerscough, Rob Joyes, Ash Dean and Kevin Tutty of Colliers. 
“There was a need to provide modern, functional facilities that matched the appeal of the well-serviced estate,” Myerscough said, referring to the refurbishment work by Dexus.
Amenities for staff includes cafes, a childcare centre, gymnasium, badminton courts, on-site mechanic and BBQ areas.
Dexus also recently completed the construction of two more fully fitted and furnished suites at 307 Ferntree Gully Road, Mount Waverley.
“These upgrades are part of Dexus’ portfolio-wide suite strategy, where space is subdivided and speculatively fitted out to attract smaller space users,” Myerscough said.
“Following the success of subdividing whole floors in its high-rise buildings in the city, Dexus sought to implement the approach in its suburban properties.”
Dexus has found a tenant for 307 Ferntree Gully Road, with toy manufacturer Funtastic taking up a 550 sqm tenancy while relocating from Chadstone Shopping Centre.

Dexus finds major tenants for Mount Waverley business park

The latest research from CoreLogic's Parramatta Cityscope shows commercial property sales significantly increased in the quarter to June 2017.
The property data firm says that in the latest quarter there were 27 sales at a total value of $351.9 million, compared to the 19 sales at a total value of $66 million for the quarter to March 2017.
This brings the 12-month data to 95 sales at a total value of $707.5 million for the year to June 2017, compared to the 141 sales at a total value of $526 million for the previous year.
The table below shows sales recorded for the past eight updates of Parramatta Cityscope.

Parramatta commercial property sales increased in quarter to June: Cityscope

Entry-level office accommodation within the Adelaide CBD is essentially limited to strata suites, according to valuation firm Herron Todd White’s latest office market review. 
This market has been relatively stagnant, rental growth has been limited and the vacancy within the CBD is high. 
Below are a range of sales within the Adelaide CBD that HTW considers are entry level and show analysed yields ranging from 4% to 8%.

There are affordable freehold options within the CBD fringe. The price of properties will vary significantly, with the alternate use possibilities and development potential meaning that the investment is aligned to factors other than its office use. 
As an example of a sale, a 67 sqm office suite (above and below) at <a href="https://www.realcommercial.com.au/property-offices-sa-adelaide-501956566">401/147 Pirie Street</a> in the CBD sold recently for  $376,000 through Leedwell Property, according to Corelogic RP Data.

The entry-level office accommodation in suburban localities is most notably former homes converted to office use along main arterial routes, add HTW.
Along these arterial routes the demand and therefore value levels will vary significantly between locations and building types; however, similar to CBD strata suites they are predominately sold to owner- occupiers. 
Escalating outgoing costs and limited rental growth is eroding investment returns. The market is more risk adverse and low interest rates can make owner- occupation more attractive than renting, indicating that owner-occupiers are more active in this space. 
Mum and dad investors looking to acquire entry- level office space should think more broadly about alternate uses and the potential of future rezoning; and if buying a leased investment ensure that the rent is sustainable. 
Cash flow positive office investment could have a higher risk of vacancy, with the possibility of needing to offer incentives such as lower rent to attract a new tenant, however, these costs may be beyond the entry-level investor. Lessoning those risks by looking to more prominent localities such as in the inner east CBD fringe or in the CBD will possibly push the price point beyond entry-level.

Adelaide CBD office market stagnant, entry level assets mostly strata suites: HTW

Property group Dexus' suite strategy is paying off, with its Collins Street building in Melbourne experienced a surge in leasing deals.
There have been 20 transactions for a total of more than 7,000 sqm at 360 Collins Street during the past six months, with tenancies ranging from 190 sqm to 900 sqm, according to leasing agency Colliers International.
Recent deals include Eblueprint, which leased 321 sqm on level 12, WBP Property Group, which secured 373 sqm on level 15, and Hatch, which secured 288 sqm on level 11.
Colliers International’s Adam Davy, Ben Christie and Stephanie Hawkins secured the deals.
Dexus' suite strategy involves cutting up whole floors and refurbishing facilities to accommodate and attract a greater number and range of occupiers.
Hawkins said the upgrades were a key drawcard for new and existing tenants.

In other deals, investor and media relations advisory firm Market Eye has taken a new lease for 240 sqm on level eight while iBuildNew has committed to 162sqm on level nine after the space was created in a subdivision for two larger leases to CH2M Hill and Intralink Wealth Management.
Level eight was divided to accommodate three tenants as part of the building’s suite leasing strategy, which was a selling point for Market Eye, Davy said.
Apt Wealth Partners has committed to 480 sqm, also on level eight, relocating from 411 Collins Street in a flight to quality.
Davy, who negotiated the five-year lease, said the onsite amenity for Apt Wealth Partners’ clients at 360 Collins Street drove the move to the A-grade asset.
“The building provides a grand new lobby, casual meeting areas, resort-quality end-of-trip facilities and new restaurants,” Davy said. 
“The floor was subdivided to accommodate Apt Wealth Partners’ specific leasing requirements,” he said.
Davy negotiated the deal at a record rental rate for the building.
Recently, Dexus also entered into an agreement to acquire the landmark heritage office building at <a href="https://www.realcommercial.com.au/property-offices-nsw-pyrmont-502222974" target="_blank">100 Harris Street</a> in Sydney’s Pyrmont for $327.5 million, the largest office transaction in the suburb’s history.

Tenants seek out Dexus' 360 Collins Street office development in Melbourne

ANZ has opened a cashless branch in Brisbane’s CBD, its first for the city, as customers continue to choose online and digital banking options instead of cash.
The new branch in George Street is ANZ’s seventh cashless branch across Australia since it opened the first one in Sydney’s Bondi Junction in March 2016.
“Our customers are embracing the digital changes we’re rolling out across our network as they continue to use cash less for every day purchases," managing director Retail Distribution, Catriona Noble said.
“The simplicity of internet banking and digital apps means many customers often don’t need cash, and in some cases don’t need a physical wallet at all with the availability of mobile payments where they can pay with their smartphone.”
The new George Street branch does not offer traditional telling or over-the-counter cash handling, but staff are available to help customers deposit and withdraw cash through the bank’s SMART ATMs.
The branch staff members are available to help customers with bigger life decisions such as saving towards financial goals, home ownership or running a small business, which many customers still prefer to discuss face-to-face.
The new Brisbane branch is the 75th digital branch ANZ has opened in the past three years, with another 45 scheduled for 2018.

The winds of change are sweeping through Australian lending. It’s making some property investors nervous; but they shouldn’t be. Here’s how to make the current market work for you. 
Bank loans are tightening but still workable 
The banks are changing their loan policies week to week at the moment. Right now we’re seeing an increase in rates for interest only loans by all the major banks. 
Banks have also dropped interest only loans down to 80% for investment loans. That means, if investors want to borrow 90% of the property value they will be forced to pay principal and interest repayments. It’s certainly harder for investors to maximise cash flow and leverage on loans.
This may make you think that now isn’t the time to dip into property investment. You may feel the demand for cash flow is too great. However, you have to adjust your expectations. 
It’s good to step back and take a broader, more holistic view. If it’s hard for you to get into the market then it will be harder for everyone. This makes it a good time to buy. It means there’ll be fewer investment properties and rental yields will go up. So finding a positively geared property is easier in this scenario. That means you’re more likely to find a property where the rental income covers the mortgage and associated costs.  
It’s all about the bottom line 
The main perception is the affordability. Take a trip back to ten years ago to the crunch time of the GFC. Interest rates were a lot higher and you still had to pay a deposit out of your pocket. Right now interest rates are at near record lows.  
So now competition will be reduced, increasing the prospect of getting a bargain when you buy, plus it’s easier to find the sweet spot of getting a positively geared property. 
But what about the extra cash you have to find out of pocket to cover principal repayments with the new shift in investment loans? Yes, you may have to find extra cash, depending on your capital and your loan, but that means you’re paying down debt. Paying down debt is a good thing.  
We may well see interest rates go up in the future. In fact, it’s highly likely this will happen sooner than we think. In which case, if you’ve got in early with a low interest rate loan and a positively geared property you’ll be able to reap the rewards deep into the future. 
So the new frontier is to adjust your expectations when shopping around for a loan. If it does mean paying a bit more out of pocket, remember your ultimate goal is to build wealth. 
Remember loans are flexible. You can adjust them and tweak them to suit your needs at the time. You might want to make it interest only, or make them fixed or a mixture of the two. They’re like levers of a money machine that you should always think about adjusting depending on where you are. 
Depreciation changes 
From the new Federal budget we know that the Government is going to change how depreciation can be claimed on older residential properties. We don’t yet know the full details. We do know “plant and equipment” items will be affected: this includes dishwashers, ceiling fans and other fixtures.  
What does this mean for the investor? Unless you paid and bought the fixtures yourself and have remembered to keep the receipts, or bought the property brand new, you can’t claim these back. Therefore I strongly recommend looking at buying newly build properties. These allow you to claim depreciation and, being new, their immediate value is always greater, plus they are very attractive to renters. 
Finally, remember that there’s not just one property market in Australia, but as many markets as there are suburbs. There will always be a opportunity in one of those markets. The demand for property in this country hasn’t cooled and, if you can navigate through the new financial waters you’ll be able to harvest excellent long term rewards.
