Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

<a href="https://www.apartments.com.au/new-apartments/castlereagh-place-sydney-324-348-pitt-street-sydney-nsw-2000">Castlereagh Place</a> will transform an underutilised city block into a landmark mixed-use destination, anchored by two 82-storey towers comprising 607 luxury residences above an 8-level podium housing a 209-room luxury hotel. Billbergia, Metrics, approved for $3.5 billion Sydney skyscrapers

International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.

The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.

According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Development Victoria fast-tracked the release of the second collection of homes after the launch of stage one attracted strong interest.

Paul Ciprian, director of Oliver Hume which is marketing the project, said the sales rush reinforced the demand for high quality architectural designs that combine proximity to amenity, livability, innovative design and light-filled spaces framing views to nature. 
“CIRQ residents will have access to Point Cook’s main retail and commercial centre, library, cycle paths, kindergarten and community centre, along with four schools and colleges and three childcare/early learning centres, which are all located within a few minutes’ walk of these great new homes,” Ciprian said.
Many locals have purchased with the view to downsize from an established home in Point Cook, the most popular dwellings being the townhouses fronting the park, which feature large windows and terraces out toward the wetlands and park.
The first release forms part of 104 new homes in the first medium-density housing project for Development Victoria, which launched in April 2017 as the Victorian Government’s new agency responsible for urban renewal and development and civic projects, following the merge of Places Victoria and Major Projects Victoria. 
CIRQ is located on the corner of Lawler Street and Murnong Street, Point Cook VIC, and the display suite is open daily from 11am-5pm 
CIRQ Point Cook features two, three and four bedroom townhouses, designed by architects Rothelowman.
CIRQ has also recently achieved the Silver Standard of Livable Housing Australia Guidelines certification.

West Gladstone units can be rented for $130 per week: Investar

Generation-Y first home buyers are helping drive a population surge in the northern Gold Coast’s Pimpama, which was also Australia’s fastest-growing regional suburb.
Pimpama recorded the fastest growth rate of any area outside of an Australian capital city between 2014 and 2015, with the number of residents growing by 20% in that period, according to the Australian Bureau of Statistics.
Compared with Pimpama, Greater Brisbane witnessed an increase of 1.6% while it was 1.2% for the whole of Queensland.
According to QM Properties general sales manager Damien Ross, first home buyers accounted for almost a quarter of buyers at its Pimpama-based Pacific Cove development, which will add 507 new homes to the suburb on completion.
“104 sites of between 400 and 800 square metres have sold at Pacific Cove since launching to the market nine months ago, with 28% of our first home buyers aged under 30 and another 56% aged between 30 and 40,” Ross said.
“The owner-occupier focus has been a major drawcard, particularly for those buyers wanting to make their first home their forever home, with room to grow and start a family in an estate with a real sense of community.”
Prices for a 402 sqm land lot start at $239,500, while a four-bedroom home and land package costs $399,000. The relative affordability has also made the prospect of leaving the rental market for the first time a real possibility for first home buyers, added Ross.
“Buyers are also excited about the new infrastructure planned for the area, including new schools and the nearby Coomera Town Centre shopping hub.”
QM Properties’ current investment in the Gold Coast region includes more than 2,500 home sites across five estates – Pacific Cove, Coomera Retreat, Coomera Waters, Coomera Quays and the soon-to-launch Tuxedo Junction at Maudsland.
Across the portfolio, 61.7% of buyers have come from the Gold Coast, with 7.5% from Logan City and 5.3% from Ipswich.
“Located 40 minutes to the Brisbane CBD and 20 minutes to Surfers Paradise, both Pimpama and Coomera have proven popular suburbs with those seeking the flexibility to commute to either local or city-based work,” Ross said.

First home buyers drive Australia’s fastest-growing regional suburb

Townsville investors are more attracted towards housing products than units, according to a recent Herron Todd White report.
The property data firm says that the rental market continues to see an oversupply.
“Over the past few years, local and out of town investors have typically been more attracted to housing product over unit stock as the rental market, particularly for units, remains in oversupply along with ongoing buyer aversion due to high body corporate expenses.
“Local investors appear to be typically attracted to entry level stock in the sub $300,000 price bracket, whilst out of town investors are generally in the $300,000 plus price bracket.
“The rental market is continuing to indicate an excess of supply with the vacancy rate for houses as at June 2017 standing at 4.75% and units at 6.50%.
“This excess supply of property available in the rental market relative to demand over the past three to four years has been filtering through to on-going trend reductions in the level of median rents,” the report stated.
A three bedroom house at <a href="https://www.realestate.com.au/property-house-qld-douglas-126259270" target="_blank">20 Curtin Place</a>, Douglas (above) has been listed for $349,000.

Townsville investors more attracted to houses than units: HTW

Centuria Property Funds has sold the Swire House in Sydney CBD for $270.05 million, nearly triple the amount it paid for the office asset in 2013.
The <a href="https://www.realcommercial.com.au/property-offices-nsw-sydney-502505282" target="_blank">10 Spring Street</a> building was purchased in 2013 for $91.64 million.
The office building was bought by Lendlease's Australian Prime Property Fund Commercial, Fairfax Media reported. Lendlease owns 8 Spring Street and its APPF trust and Abu Dhabi Investment Authority, the nearby 1 O'Connell Street.
The 10 Spring Street purchase would allow Lendlease to consolidate that block for a larger development over time.
The final sale price is an outstanding outcome for investors, reflecting a capital value rate per square metre of $19,477, Centuria said in a media release.
The record breaking price for the B-grade office sale in Sydney means Centuria’s investors’ equity investment tripled over the four years, it said.
The sale was handled by Simon Fenn, Graeme Russell and Ben Azar of Savills along with Josh Cullen and Rick Butler of INC RE.
Jason Huljich, CEO Unlisted Property Funds for Centuria, said he was unsurprised by the strong level of buyer interest.
“High quality properties in such an excellent location don’t often come onto the market, and 10 Spring Street has the advantage of appealing to a range of buyers,” said Huljich.
“We believed it would be attractive for purchasers looking to buy and hold the property, with a strong passing net income and the upside of fixed annual rental increases of around 4%. In addition, the weighted average lease expiry (WALE) is relatively short at around three years, offering the chance to capitalise on the strong demand for B-grade office space in the Sydney CBD when leases come up for renewal.”
According to the Property Council of Australia, the Sydney CBD is currently experiencing its lowest vacancy rates in close to a decade, and net effective rents in B grade offices have increased by 60% in 2016 alone.
The 1,505 sqm site has dual street frontages and will benefit from the new infrastructure and transport initiatives currently under construction.
“Prior to the sale, we worked with our architects on the redevelopment potential of the site and we were able to show interested buyers two broad indicative schemes. One involves redevelopment of the existing property, and a second envisages amalgamation with surrounding sites to create a significant mixed-use development,” Huljich said.
When Centuria bought the building, it was 20% vacant, but the fund was attracted to the property because of its prime location, in what is now a Strategic Site as identified in the City of Sydney Draft Planning Strategy 2016, providing the potential to construct a tower of up to 290 metres in height.
In addition, Centuria’s active management of the property, including a program of upgrades and investment, has seen record B-grade rents achieved of up to $1,200 psqm and the building becoming fully leased.
“10 Spring Street has been a spectacular performer for our investors since we purchased it in 2013, but the time is right for us to sell and to redirect the funds to other investment opportunities where we believe we can add more value in the future,” Huljich said.
Simon Fenn of Savills said “10 Spring Street attracted aggressive local and offshore capital looking to secure an asset that has the potential to be part of a rare super site in the future whilst also offering the immediate opportunity to capitalise on the strength of Sydney’s B grade leasing market.”

Centuria sells Sydney CBD Spring Street building for $270 million

A four-bedroom house at Rural View in Queensland’s Mackay district has been sold for $420,000 under mortgagee conditions.
The property at <a href="https://www.realestate.com.au/sold/property-house-qld-rural+view-126263814" target="_blank">22 Rural View Drive</a> was marketed as ‘Mortgagee in Possession’.
The selling agent was Mandy Hall of Hall &amp; Co.
The rustic home is spread over 2.4 acres, or 9,880 sqm.
It last changed hands for $550,000 in 2009, according to CoreLogic data.

Rural View, Queensland mortgagee sale at a loss

A converted warehouse at Cremorne (Richmond) has sold to an owner-occupier for $1.95 million at the land rate of $10,427 a square metre.
The property, 16 Dove Street, features a 312 square metre, two level, converted warehouse with secure undercover parking for nine vehicles, a private office, laundry, bathroom, and two staircases providing separate first floor access. 
The first floor includes an open plan mezzanine and a private office, an open plan workshop/breakout area with fully equipped kitchen and a large courtyard.
The 187 square metre site has ten metres frontage to Dove Street. 
According to selling agents, Teska Carson’s Tom Maule and Matthew Feld, they had 170 pre-auction enquiries for the property.
Mr Maule said the enquiry level reflected both the first rate conversion, providing multiple tenancy options, and the prime Richmond location, which appealed to investors and owner-occupiers.
"This is a funky converted warehouse/office property with a flexible layout providing multiple use options, and secure on-site parking, which is well suited to owner-occupation, especially those looking for a point of difference and a location close to everything, but it also appealed to investors sure of demand for the space,’’ he said.
The property was sold with vacant possession by a Melbourne based investor.

Seven bidders,170 enquiries for Cremorne warehouse

Leading retailer Solomon Lew has said landlords were offering cheaper rents to his rival international brands, while charging local brands unreasonable rents, as the company decided to exit from Melbourne's Bourke Street Mall because of what it said were high rents.
Retail groups say the decision highlights the pressing need for more retailers to speak out about the unreasonable request of retail landlords.
A few months back, fast-food chain SumoSalad too accused landlord Westfield of high rents and put two of its 20 companies into voluntary administration.
Earlier in the week, Lew and Premier Investments’ chief executive Mark McInnes spoke out about the tough rental conditions for local incumbents in shopping strips like the mall during its results presentation.
McInnes said the decision to close the Portmans and Just Jeans flagships in the Melbourne shopping strip came down to “unrealistic rent”, the SmartCompany quoted him as saying.
McInnes said the company would be closing the two flagship retail sites next month because retail landlords have not come to the table to discuss better deals. This is despite the fact it would cost landlords more in the long run to replace them as tenants in the spaces that they have leased for decades.
The lifestyle and fashion retailer, which operates Portmans, Just Jeans, Peter Alexander and Smiggle, clocked sales of $1.09 billion with net profit after tax of $105 million.
The company pointed to the incentives offered by landlords to international retailers to take up space in strips like the mall, suggesting that Premier Investments could exit more retail sites if things aren’t adjusted.
“Today, we announced that unless landlords cut us the same rental, and incentive deals they’re offering international competitors in the young fashion market, we may need to close many more Dotti stores. The cost to landlords of replacing us is far higher than if they solve for us,” McInnes said.
Separately, Lew and McInnes also spoke against unreasonable landlords on Ross Greenwood's show on 2GB.
“If they’re raising the rent to a level where it’s no longer viable, we are going to move on,” said Lew.
When Greenwood said if this meant that if "the landlords can’t come to the party with some sort of a deal… if there’s no deal, they’re gone,” Lew referred to landlords' unfair rental practices.
"You’d be offended if your competitors were offered rents that were two-thirds lower than your rent and you would be offended if they received a capital contribution for refurbishment and for building a new store,” he said.
“And that’s exactly what’s going on in the industry and so we’re taking a stance and unless it’s in the interests of our shareholders and the brand, we’re going to move on.”
But he said that it didn’t mean that the retailing giant will not open stores at other places.
McInnes echoed Lew on the show, saying the decision to close the Bourke St stores means that the company isn’t going to stand for that (landlords wooing international brands with lower rents).
“We’re walking away from $5 million of sales, but ultimately they’d be unprofitable sales because the landlord would not charge us a realistic rent,” he said.
McInnes pointed to the strength of the company's brands and said that some landlords did understand that “with a portfolio of 1,100 stores, we are one of the largest rent payers, if not the largest rent payer in Australia and they don’t want mass vacancies in their centres”.
He said some landlords were not being honest with their rents and turnover and Lew and Premier Investments was targeting these landlords.
McInnes went further, saying the company did not want to close stores but were forced to because landlords were unrealistic about rents.
“I guarantee that that landlord in Bourke Street, it will cost them millions of dollars in capital incentives to remake those stores and they will get far less rent than what we were paying.”
Meanwhile, he added that online sales had picked up in the past few months and “the customer is choosing that channel as a place to shop... and landlords have to accept that this is a change in their sales structure based on what customers want.”
Lew said that several retail businesses were running behind on their rents and landlords were not raising the rents for these.
On Myer’s performance, the former deputy chairman of Coles Myer said that in spite of the public float and two rounds of capital raising since 2015, the company’s value had eroded by almost $2 billion and it was now worth $600 million, so clearly its strategy was not working.
In terms of the business itself, he said Myer's moving to a concession model mean margins were down and it was also having problems with their own purchases.
"They look very poor… they look like opportunity shops and not like a Myer department store," said Lew.

Unreasonable landlords offering global retailers better deal, says Solomon Lew

JLL to hold large Federal Government property portfolio in Australia after major wins

Jeff Xu’s Golden Age is pushing ahead with its $500 million luxury residential tower on the eastern edge of Melbourne’s CBD.
But he has redesigned the Spring Street project for top-end owner-occupiers.
There are 145 apartments proposed for the 39-storey building.
Surrounded by heritage-listed buildings and overlooking Parliament House, the project has an end value of approximately $500 million that will add a significant bow to Golden Age’s $4.2b portfolio.
The 85 Spring Street project was bought from Grocon who had approval for 225 apartments, after trimming its earlier proposal from 305 apartments over 44 levels when it had failed to gain the green light from Victorian Planning Minister Richard Wynne.
Golden Age has a $4.2 billion residential and commercial portfolio.
Its suggested prices ranging from $698,000 for a one-bedroom up to $8 million for the top three-bedroom in the Bates Smart designed project.
“When undertaking this project we looked at the existing product mix and completely redesigned it for our target market,” Mr Xu told The Australian.
“We set about reducing the number of apartments and making each more spacious with a dedication to additional living, dining and leisure rooms.”
