<p>International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.</p>

<p>The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.</p>

<p>According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.</p>

<p>Paradiso Place is now moving into its formal sales campaign, with a limited early-release opportunity available ahead of the public launch.</p>

<p>The development will comprise 845 apartments across three towers rising 40, 41 and 44 storeys from a 1.15-hectare site spanning an entire city block. The towers will sit above a new retail precinct.</p>

<p>Luxury developer-builder <a href="https://www.apartments.com.au/developers/lowe-living">Lowe Living</a> has achieved a new Victorian benchmark for an off-the-plan apartment, with the sale of two penthouses at its ultra-exclusive Maison Savoy development in Brighton.</p>

<p>The developer, led by Frank Licastro, has its sights set on Kingsford Smith Drive in Hamilton, where it is planning <a href="https://www.apartments.com.au/new-apartments/avela-60-kingsford-smith-drive-albion-qld-4010">AVELA</a>, a 166-apartment development across three towers that tier down from 28 storeys to 19 and 17.</p>

<p>The towers will rise above the iconic Breakfast Creek Hotel.</p>

<p>ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.</p>

<p>The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.</p>

<p>They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.</p>

<p>Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.</p>

<p>The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. <p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

Off-the-plan property explained: What is stamp duty?

<p>For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.</p>

<p>The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.</p>

<p>But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.</p>

<p>The biggest takeaway is that inflation continues to move in the right direction.</p>

<p>Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.</p>

<p>While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.</p>

<p>The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.</p>

<p>That trend is important because it aligns with what many economists and lenders have been saying for the last month.</p>

<p>Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.</p>

<p>In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".</p>

<p>The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.</p>

<p>Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.</p>

<p>Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.</p>

<p>Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.</p>

<p>Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.</p>

<p>While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.</p>

<p>The average floor size of an Australian home (houses and apartments) has fallen to a 20-year low, though latest data indicates that Australian homes are the second biggest in the world, behind the US.</p>
<p>Data commissioned by CommSec from the Australian Bureau of Statistics, shows the average new home is 189.8 square metres, down 2.7 per cent over the past year and the smallest since 1997.</p>
<p>The smaller home size can be attributed in a major way to the increased apartment construction, CommSec said in the report.</p>
<p>Although free-standing houses are still bigger. </p>
<p>In fact, the average new house built in 2016/17 was 233.3 square metres, the biggest in four years and more than 11 per cent bigger than 20 years ago. </p>
<p>The average house built today is over 30 per cent bigger than 30 years ago (the 1986/87 financial year).</p>
<p>On average, US houses are still bigger by around 5 per cent. And US homes (houses and apartments) are 8 per cent bigger.</p>

<p>Victorians are building the biggest houses in Australia, ahead of Western Australia and NSW. But the average size of houses built in South Australia in 2016/17 was the biggest in the state’s history.</p>
<p>In fact, the size of the average new house has grown slightly over the past two years. </p>
<p>House sizes are important when comparing prices over time, the CommSec report says. </p>
<p>“Not only are houses far bigger than those built in the 1980s and before, but the standard of fit-out today is far superior with quality kitchens, bathrooms, floor coverings and inclusions like air-conditioners,” it said.</p>
<p>Compared to US, Australian homes are the second biggest in the world.</p>
<p>The average new house built in the US last calendar year (latest available) was 245 sqm, around 5 per cent bigger than in Australia. And US homes (houses and apartments) averaged 204 sqm in 2016, around 8 per cent bigger than in Australia.</p>

<p>Neighbouring New Zealand is not far behind, with the average home built in 2016/17 (data on houses isn’t available) being 178.3 sqm, around 6 per cent smaller than in Australia.</p>
<p>The last global survey conducted by the United Nations indicates that the average floor area of new homes built in US, Australia and New Zealand were far larger than in other European economies.</p>
<p>In recent years a key trend in Australia has been the rise in construction of apartments, which now make up nearly half of all homes built unlike seven years ago when only around 27 per cent of homes built were apartments. </p>
<p>The increase in the number of apartments being built has reduced the size of the average home in Australia. </p>
<p>In fact the average home was 189.8 sqm in 2016/17, the lowest level in 20 years and down 2.7 per cent on a year ago.</p>
<p>Through the 2004-2009 period, the average apartment was around 140 sqm. Today, it is closer to 130 sqm.</p>
<p>“The shift to smaller apartments may mean that more of them need to be built to house the growing population compared with free-standing houses. And this point emphasises that when considering issues like under-supply and over-supply, a range of issues need to be considered,” says the report.</p>
<p>Five years ago economists were baffled by the failure of home building to lift to the level of assumed underlying demand. However the “apparent paradox” was explained by structural change such as demographics and increased utilisation of Australia’s large homes.</p>
<p>Now household size is falling again, and at the same time that the average home size is also falling. If current trends continue, more homes can be built without resulting in over-supply conditions. In short, supply would merely be responding to stronger demand. </p>
<p>“The key point being that it is not just population, but demographics and choice of accommodation driving demand,” says the report.</p>

Clearance rates sits below 70 percent in all mainland capitals

<p>A Brisbane developer has purchased a 7.3 hectare site in Thornlands for $3 million, with plans for residential lots.</p>
<p>The site will be developed into a 34 lot subdivision, plans for which were recently approved by the The Redland City Council. </p>
<p>The selling agents were Adam Rubie and Brendan Hogan of Colliers International.</p>
<p>The site was sold after an expressions of interest campaign.</p>
<p>“The developer will sell an existing residential dwelling and use the balance for a residential subdivision of 33 lots on an elevated part of the site surrounded by a significant area being dedicated to Council for open space and rehabilitation. They plan for the lots to range in size from 360 sqm to 500 sqm,” said Rubie.</p>
<p>Hogan added that demand for new homes is outstripping supply in the Redland City Council Area, which is why the developer interest.</p>
<p>“In the last two years, the sales volumes of land in this region have increased by 26 per cent with an average sale price increasing by 7 per cent to $305,324.</p>
<p>“This is still some of the most affordable bayside living in Australia this close to a capital city.”</p>

Thornlands site snapped up by developer for residential lots

<p>National Australia Bank (NAB) has sacked 20 bankers and disciplined another 32 for selling home loans to customers whose eligibility may have been in question.</p>
<p>NAB said in a media release it had “commenced a remediation program for some of its customers, after a review identified their home loan may not have been established in accordance with NAB’s policies”.</p>
<p>Around 2,300 home loans since 2013 have been identified as submitted without accurate customer information and/or documentation, it added.</p>
<p>The bank became aware of the matter in October 2015, and advised ASIC in December 2015 after an initial high-level review. </p>
<p>“What occurred was unacceptable. We have investigated this matter thoroughly, and, as we have always said, whenever we find issues we will investigate them, fix them, and hold people to account – and we did,” said Andrew Hagger, NAB’s chief customer officer, Consumer Banking and Wealth.</p>
<p>Following the investigation, 20 bankers in New South Wales and Victoria have been sacked while another 32 bankers had “consequences applied” including pay cuts.</p>
<p>Many of the customers who took the loans in question are from overseas and NAB has has commenced writing to them asking them to participate in a detailed review of their loan, which may include verification of documents submitted at the time of their home loan application. </p>
<p>It said affected customers may be offered compensation as appropriate.</p>
<p>NAB said it is working with ASIC to ensure the remediation program provides fair outcomes for customers. </p>
<p>“The remediation program has been designed with reference to the methodology applied by the Financial Ombudsman Service, and with NAB’s standard approach to compensating customers. NAB will engage an independent expert to undertake regular audits of the remediation program, and will update ASIC every two months on its progress,” said the media release.</p>
<p>“I want to assure all of our customers that we have improved our systems, processes and programs as a result of what occurred here,” Hagger said.</p>
<p>The changes will apply to NAB’s Introducer Program, including enhanced governance and eligibility criteria.</p>

NAB sacks 20 bankers for incorrect documentation on 2,300 loans

<p class="p1">A Toorak property with potential for further development has been snapped up by a Melbourne developer at auction for $6.4 million.</p>
<p class="p2">The <a href="https://www.realestate.com.au/sold/property-house-vic-toorak-126537138" target="_blank">22 Lansell Road</a> property is a single level residence and was marketed as a redevelop, rebuild or renovate opportunity. According to the selling agents, the property sold at a record land rate.</p>
<p class="p2">The selling agents were Teska Carson’s George Takis and Barry Novy, along with RT Edgar’s Jeremy Fox and Tim Wilson.</p>
<p class="p2">Located on the corner of Tahara Road and surrounded by some of Melbourne’s most prestigious homes, the property comprises a large, two bedroom, home with library, double lock-up garage and landscaped gardens on a 606 sqm site.</p>
<p class="p2">Takis said a redevelopment, including a penthouse elevation, could offer city and bay views.</p>
<p class="p2">“This was an extremely strong result, and a superb result for the vendor, reflecting the ongoing strength of the market for properties in exclusive locations,” Takis said</p>

Toorak property sells at record land rate

<p>The Gurner development of The Spanish Club in Fitzroy has now been approved by VCAT as a result of Supreme Court win earlier in the year.</p>
<p>There will be no changes to the original plans outlined that were denied by the VCAT earlier this year.</p>
<p>The decision has come two years after the project was first submitted for approval.</p>
<p>The proposal was first denied a permit at VCAT in May this year on a minor technicality surrounding a neighbouring property, despite the project having general support from VCAT.</p>
<p>Gurner then appealed the decision in the Supreme Court in June and later won the case due to the developer being “denied procedural fairness”, according to the judge.</p>
<p>The appeal allowed the developer the opportunity to re-submit the project to VCAT under a different panel, but not before GURNER™ held three mediation dates with council and neighbours in order to ensure all initial objections could be mitigated.</p>
<p>In what represents a full circle for the developer, the project was finally awarded a permit for 38 apartments over seven levels across the 787sqm site by VCAT with not a single change to its original plans, which include a new Spanish bar and restaurant and clubhouse facilities for The Spanish Club at ground level.</p>
<p>The project is being designed by Warren and Mahoney and will incorporate Spanish-inspired interiors that will be unlike anything on the market currently.</p>
<p>“This has been a long and difficult process but we are happy to be able to put it all behind us and move forward with our plans to reinvigorate The Spanish Club along with our original plans that we first submitted to VCAT two years ago,” said Tim Gurner, the company's founder and director.</p>

<p>The club was originally called The Spanish Roman Catholic Mission, before later being renamed ‘Hogar Español’ meaning Spanish home.</p>
<p>The club quickly grew to become a home away from home for hundreds of Spanish immigrants settling in Australia in the late 50s and early 60s, and over the years it evolved to offer extensive social and education opportunities for the Spanish and wider community.</p>

Gurner development of Fitzroy's Spanish Club approved by VCAT

<p>The REIV is expecting about 1690 auctions in 370 suburbs this weekend.</p>
<p>The top auction locations this week are Richmond (23), followed by Craigieburn and Glen Waverley with 21 auctions in each, according to the REIV.</p>
<p>The Richmond auction listings include a <a href="https://www.realestate.com.au/property-house-vic-richmond-126763162" target="_blank">double-fronted Victorian cottage</a> on Queen Street (pictured above).</p>
<p>It has $1.9 million to $2.09 million price hopes.</p>
<p>There were 1153 auctions last weekend.</p>
<p>On the same weekend last year there were 1167 auctions.</p>
<p>There was the biggest auction weekend in the state’s history with around 1900 homes in late October. <br><br>The previous record for auctions held in a single weekend was set in November 2015 when 1712 auctions were held.</p>

<p>The package of reforms passed by the NSW Parliament are a step forward for the planning system in NSW but the detail resolution of the reforms could lead to some elements slowing planning applications down.</p>
<p>The big picture reforms that have gone through the NSW Parliament sound like progressive moves to lift strategic planning and get communities on board with planning decisions, but the detail could create more red tape rather that a more efficient system.</p>
<p>A focus on strategic planning is good but to require yet another planning document in the form of a 'local strategic planning statement’ could add significant time and could lead to different interpretations with Local Environmental Plans. By adding another layer we are concerned that this may make planning slower and more complicated.</p>
<p>The requirement that ‘Community Participation Plans’ are produced by each council sounds reasonable but the Urban Taskforce is concerned that these plans could lead to further delays for individual projects or they could encourage greater negativity to development.</p>
<p>We are concerned that there seems to be little guidance to councils on just what a ‘Community Participation Plan’ should include. There must be an acceptance of State Government housing targets, State Government infrastructure investment, Federal Government Immigration policies and the impact of these areas on the need to accommodate growth. There must also be a requirement that participation involves all of the community not just individual action groups and that participation is handled in a timely manner.</p>
<p>The regulations that support the new legislation must control all of these issues.</p>
<p>The inclusion of design quality as an objective in the act is a good move particularly as greater densities are likely and communities will be more supportive of well-designed environments. The roll of the NSW Government Architect in giving guidance on design quality is a good use of this position that has been an input to the built environment in NSW over 200 years.</p>
<p>The rationalisation of Development Control Plans (DCPs) into a standard format is a positive move that should be replicated with Community Participation Plans and Local Strategic Planning Statements. To allow each council to develop very different formats and requirements will only lead to a slower and more complicated planning system. The Urban Taskforce is seeing a lack of discipline in policy terms with housing affordability with multiple government agencies and multiple councils all having very different policies that are leading to a well-meaning but ultimately unsustainable planning system.</p>
<p>The reforms in the area of building certification will give greater community confidence in this process but we are concerned that certifiers are under so much scrutiny and must certify every step in the planning and building process that the practitioners in this area are finding the future of certifiers is limited.</p>
<p>The NSW Government must support this industry rather than continually add so many conditions that the industry is marginalised.</p>
<p>Another recent reform to the planning system in NSW has been the proposal to amend the definition of ‘bulky goods premises’ to make this definition less restrictive. This is a simple amendment which reflects the changing nature of retail in Australia. This kind of adaptiveness and flexibility should be adopted to other areas of the planning system</p>
<p>The Urban Taskforce supports reforms of the NSW planning system that simplify the process as this will reduce the cost of housing. Our concern is that a number of the recent reforms, while being popular with communities worried about future growth, will add more layers and red tape to the planning system which will end up lifting the cost of housing in NSW. We are keen to work with the NSW Government in ensuring that the detail of the planning reforms included in regulations do not turn well-meaning policies into excessive red tape. </p>

<p>When it comes to planning better cities for the future there’s one simple rule: connect people to places, people to transport and people to people.</p>
<p>The quality and efficiency of our connections have a major impact on how we experience city living. Too often when a city plans for connectivity the needs of people are neglected. We forget the deceptively simple principle that we must ensure that people are at the centre of how we plan, where we live, how we travel and how we get to work.</p>
<p>Despite our obvious need for connectivity, many of us are living in a state of “urban disconnect”. Cities have been designed for cars rather than people. Urban disconnect and discontent grow on the back of, and are compounded by, increasing pollution, depleting fossil fuels, rising fuel prices, traffic congestion and traffic fatalities.</p>
<p>As we become more disconnected, we suffer the consequences. These include greater inequality, a rise in obesity and social alienation – not to mention lost economic opportunities.</p>
<p><strong>How to diagnose connectivity</strong></p>
<p>Bringing the people and place connections to fruition requires an accurate diagnosis of current levels of connectivity. Connected places have three key attributes:</p>
<ul>
<li>
<p><strong>People connectivity</strong> — this exists where a place promotes social interaction and community engagement; where there is a sense of place, identity, community attachment and social diversity; and where people from all walks of life come into everyday contact with each other. This builds social capital and empathy across the social-cultural spectrum.</p>
</li>
<li>
<p><strong>Place connectivity</strong> — this involves land use that provides easy access to a mix of neighbourhood activities, enabling short-distance travel. This brings place A and place B closer together.</p>
</li>
<li>
<p><strong>Transport connectivity</strong> — this exists where low-impact modes of travel allow for sustainable mobility, which enhances the quality and liveability of places, making the journey between place A and place B safe, efficient and enjoyable.</p>
</li>
</ul>

<p>Place and people connectivity encourages place-making and creates vibrant, liveable and attractive urban places.</p>
<p>Place and transport connectivity, on the other hand, is about urban function and describes how accessible urban places are. High place and transport connectivity means that places A and B are brought closer together, or it is faster and easier to travel between them.</p>
<p>To measure the connectivity attributes of places and the success of strategies to meet people’s needs, I developed an audit tool for continual quantitative and qualitative evaluation. The tool can be used to measure the “before and after” situation of a place to assess whether strategies to improve connectivity have been successful.</p>
<p>The audit tool incorporates five key dimensions:</p>
<ul>
<li>
<p>city and neighbourhood structure</p>
</li>
<li>
<p>diversity</p>
</li>
<li>
<p>walkability and cyclability</p>
</li>
<li>
<p>place-making</p>
</li>
<li>
<p>transport.</p>
</li>
</ul>
<p><strong>A case study in connectivity</strong></p>
<p>As an example of using the audit tool, we assessed how King Street in San Francisco performs against the diversity dimension.</p>
<p>Embarcadero Boulevard in San Francisco (which becomes King Street) replaced the elevated Embarcadero Freeway after the magnitude 6.9 Loma Prieta earthquake in 1989.</p>
<p>King Street provides a direct east-west connection between Embarcadero and the I-280 on and off ramps at Fifth Street. The Fourth Street station is a stub-end terminal with six rail platforms. The section I studied runs from the San Francisco Bay Bridge to Fourth Street (highlighted in red in Figure 1).</p>

<p>Diversity of block sizes has resulted in a neighbourhood housing information technology companies, media houses, financial institutions, car rental, pharmacy, fire department, retail stores, bowling alley, art stores, design studios, dry cleaners, cafeterias and restaurants. This creates an opportunity for a diverse demographic mix.</p>
<p>Students from the Mission Bay campus of the University of California, San Francisco, a centre for health research and education, together with the mix of office goers add to the diversity and create demand for a number of demographically specific functions and services. Private investments have been attracted to the neighbourhood. Other benefits include jobs, residential growth and increased land prices.</p>

<p>The presence of AT&amp;T Park, home of the Giants Major League Baseball team, plazas and parks enhance the recreational character of the place. This diverse mix of functions attracts people to visit, run businesses, work, shop and live. The result is a vibrant neighbourhood character and economy.</p>
<p>Various medium and high-rise residential condominium projects have been built on King Street. There are also multi-family residential buildings. The different types of apartments are a pull factor for all age groups and family sizes.</p>
<p>This has also resulted in an increase in public transit commute trips. Walking-to-work trips, measured in the influence zone of the streetcar-served Embarcadero Boulevard, have increased by 1.6%.</p>
<p>Similarly, I applied the audit tool to the other four dimensions of connectivity attributes for the boulevard.</p>
<p>A well-connected place scores high on many, but not necessarily all, of the variables. Generally, it is a mixed-use place, of medium to high density with fine urban grain. Importantly, people are able to connect to an efficient and well-integrated transport network with easy access to destinations.</p>
<p>By involving users and residents in place-making, a connected place reinforces the community’s positive identity and sense of ownership.</p>
