<p>One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.</p>

<p>Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.</p>

<p>The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.</p>

<p>Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.</p>

<p>Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.</p>

<p>The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.</p>

<p>Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.</p>

<p>The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.</p>

<p>That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.</p>

<p>The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.</p>

<p>"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.</p>

<p>Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.</p>

<p>The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.</p>

<p>The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.</p>

<p>According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.</p>

<p>The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.</p>

<p>A significant component of the proposal is the revitalisation of Blue Street Plaza.</p>

<p>The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.</p>

<p>Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.</p>

<p>Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.</p>

<p>Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.</p>

<p>fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.</p>

<p>Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.</p>

<p>The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.</p>

<p>Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.</p>

<p>FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.</p>

<p>Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.</p>

<p>Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.</p>

First look: Zurich targets North Sydney office conversion with 148-unit proposal above Metro station

<p>Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.</p>

<p>The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.</p>

<p>The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.</p>

<p>The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.</p>

<p>The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;</p>

<p>PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.</p>

<p>The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.</p>

<p>Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.</p>

<p>"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.</p>

<p>Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.</p>

<p>A major focus of the design has been the public domain.</p>

<p>The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.</p>

<p>The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.</p>

<p data-end="239" data-start="66">Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.</p>

<p data-end="442" data-start="241">Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.</p>

<p data-end="661" data-start="444">Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.</p>

<p data-end="909" data-start="663">Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.</p>

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

<p data-end="492" data-start="327">Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.</p>

<p data-end="843" data-start="497">At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.</p>

<p data-end="1109" data-start="848">The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.</p>

<p>The building's architecture also reflects Bowden's industrial heritage. <p>The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.</p>

<p>Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.</p>

<p>Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.</p>

Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.</p>

<p>Not all apartment amenities are immediately visible.</p>

<p>Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.</p>

<p>Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.</p>

<p>The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.</p>

<p>That growing presence reflects a broader change in how apartment buildings are being planned.</p>

<p>Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.</p>

<p>It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.</p>

<p>For buyers comparing apartments, these everyday details are becoming part of the decision-making process.</p>

<p>Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.</p>


Parcel delivery is joining the apartment amenity checklist

<p data-end="471" data-start="164">Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.</p>

<p data-end="777" data-start="473">The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.</p>

<p data-end="976" data-start="779">Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.</p>

<p data-end="1119" data-start="978"><a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.</p>

<p data-end="1399" data-start="1121">"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.</p>

<p data-end="1399" data-start="1121">"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."</p>

<p data-end="1605" data-start="1401">The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.</p>

<p data-end="1852" data-start="1607">The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.</p>

<p data-end="789" data-start="598">New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.</p>

First look: Inca eyes Mona Vale with State Significant DA for Dawn apartments

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<div>Earlier in the week there had been a similarly weak indicator from a private payrolls report.</div>

<div>Nonfarm payroll employment increased by just +75,000 in May 2019 according to the Bureau of Labor Statistics, and critically there were also substantial downwards revisions to March (-36,000) and April (-39,000). </div>
<div> </div>
<div>Combine a weak monthly gain of +75,000 with a combined revision of -75,000 and you get...not very much, although at least this did mark a record 104 consecutive months of gains. </div>
<div> </div>
<div>The 3-month average gain is now just above +150,000, having been above +200,000 for much of 2018 and 2019. </div>

<div>And secondly, looking at unemployment rates from Japan to Germany, Netherlands, the US, UK, Taiwan, and South Korea - all 4 per cent or considerably lower in many cases - it's not hard to imagine that Australia's NAIRU could be much lower than previously assumed. </div>

<div>For that reason and others, markets are now pricing in two further rate cuts in Australia over the next 12 months.</div>

<div>I was travelling yesterday and didn't get around to posting the pre-election housing finance figures, which showed a small uptick for homebuyers and a decline for investors.</div>

Rate hiking cycle crashes and burns: Pete Wargent

<p class="p1"><span class="s1">Adelaide is challenging Canberra as the most consistent market in capital city Australia. It keeps delivering good sales activity and above-average results on house prices – and continues to be our most under-rated market.</span></p>
<p class="p1"><span class="s1">You’d never know any of this, as real estate consumers, because of the way mainstream media reports real estate – a focus on median price data to the exclusion of all other market barometers, sweeping generalisations which often discuss Australia as a single market, an obsession with Sydney and Melbourne as the only markets of importance, an annoying tendency to zero in on negatives, and a host of other problems.</span></p>
<p class="p1"><span class="s1">Media seldom bothers to discuss Adelaide and when it gets the occasional brief mention it’s usually a generalised “Adelaide prices grew only 1% in the past year” or “the median house price for Adelaide fell 0.3% in the latest quarter”.</span></p>
<p class="p1"><span class="s1">This tells us nothing of value – and disguises the multiplicity of scenarios playing out in the markets of the South Australia capital city.</span></p>
<p class="p1"><span class="s1">So, for something with a little more depth, that tells you something that actually has value, consider the following:</span></p>
<p class="p1"><span class="s1">In the five years Hotspotting has been conducting quarterly surveys of sales activity and price trends, Adelaide has never delivered a poor result. Most cities have had peaks and troughs in that time, but Adelaide just keeps on producing steady markets with consistent demand.<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">Seven out of ten Adelaide suburbs have experienced growth in their median house prices in the past 12 months, many of them with rises above 5%.<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">The list of suburbs with growth above 15% is dominated by top-end locations, a positive sign for the market overall, which we believe is poised for a significant growth phase.</span></p>
<p class="p1"><span class="s1">Hotspotting’s Winter survey has identified 64 Adelaide suburbs with rising sales momentum, the second highest quarterly result for the city since we started the surveys. Over the past couple of years, the number of growth suburbs has been 45, 58, 61, 71, 60, 62 and 64.</span></p>
<p class="p2"><span class="s1">Adelaide continues to rank well ahead of Sydney, Melbourne and Brisbane, as well as the recovering Perth market, in terms of the number of growth suburbs – and ahead of most state regional jurisdictions (where many of the strong growth markets are found at present).</span></p>
<p class="p1"><span class="s1">There are 10 Local Government Areas across the Adelaide metropolitan area with three or more suburbs with upwardly-mobile markets.</span></p>
<p class="p2"><span class="s1">The Marion LGA, a middle-market area in the south-west of Adelaide which has been a market leader for the past 18 months, is once again a standout – one that ranks nationally. It has nine suburbs with rising sales patterns, including Ascot Park, Edwardstown, Glengowrie, Hallett Cove, Marion, O’Halloran Hill and Seacombe Gardens.</span></p>
<p class="p3"><span class="s1">The Charles Sturt LGA, which extends north-west from central Adelaide out to the beach areas, is close behind with eight rising suburbs. They include inner-city Brompton (where quarterly sales have been 23, 32, 38 and 50) as well as middle-market suburbs like Findon, Seaton, Flinders Park (quarterly sales 22, 25, 25, 32, 35 and 38), Woodville South and Fulham Gardens. Henley Beach and West Beach also have growth momentum.</span></p>
<p class="p3"><span class="s1">Port Adelaide Enfield continues to be a leading precinct, with seven growth suburbs including Croydon Park, Dernancourt, Greenacres, North Haven, Rosewater and Royal Park.</span></p>
<p class="p3"><span class="s1">Onkaparinga, which always features in our Adelaide analysis, also has seven suburbs with growth momentum – including Aldinga Beach (where quarterly sales have been 54, 63, 67 and 70), Christies Beach, Hackham, Happy Valley, Old Reynella and Seaford.</span></p>
<p class="p3"><span class="s1">Six municipalities have between three and five rising markets each: the Burnside, Holdfast Bay, Mitcham, Salisbury, Unley and West Torrens LGAs.</span></p>
<p class="p3"><span class="s1">While sources such as CoreLogic and SQM Research often report annual growth of only 1-2% in Adelaide house prices, these generalised figures disguise individual areas which have done better. Our suburb-by-suburb analysis shows that 70% of Adelaide suburbs have median house prices higher than a year ago - and almost half of those have grown by more than 5%.</span></p>
<p class="p3"><span class="s1">Of the 189 Adelaide suburban markets analysed, 54 have grown 5% or more and 64 have increased by less than 5%. There are only 17 suburbs in the Adelaide metropolitan area where median house prices have fallen by more than 5%.</span></p>
<p class="p3"><span class="s1">Many of the suburbs with the highest annual growth are towards the upper end of the Adelaide market, headed by North Adelaide (up 29% to $1,075,000), Somerton Park (up 27% to $955,000), Unley (up 14% to $990,000) and Henley Beach South (up 15% to $985,000). Aldgate and Beulah Park, with median house prices in the $800,000s, have both risen 15-16% in the past 12 months.</span></p>
<p class="p2"><span class="s1">But there is strong growth also in other price ranges, including Mansfield Park (up 20% to $405,000), Elizabeth North (up 18% to $180,000), Underdale (up 16% to $665,000) and Broadview (up 15% to $570,000).</span></p>

<p class="p1"><span class="s1">I’ve examined price data since the start of this century and I note that while Canberra is only a short distance from Sydney, usually its property market is doing something quite different to Sydney’s.</span></p>
<p class="p1"><span class="s1">Canberra didn’t follow Sydney into a major property boom and now that Sydney is falling, Canberra is steadily on the rise. This, my research tells me, is situation normal.</span></p>
<p class="p1"><span class="s1">Right now, Canberra has more growth markets than at any time since Hotspotting began its quarterly location-by-location surveys four years ago. The norm now in Canberra is suburbs where median prices have grown by more than 5% in the past 12 months, while only a handful have falling prices.</span></p>
<p class="p1"><span class="s1">In this latest survey, I’ve have identified 26 suburbs where demand is rising, as well as 37 others where demand is steady and consistent. Unlike Sydney, the Canberra market has no suburbs classified as declining markets or as danger markets.</span></p>
<p class="p1"><span class="s1">It is undoubtedly one of the steadiest markets in the nation. Indeed, I regard Canberra as the strongest real estate economy in capital city Australia.<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">The ACT is consistently ranked No.3 by CommSec in its quarterly State of the States report, which means that as an economy it ranks ahead of all states/territories except Victoria and NSW. It ranks first in several areas, including dwelling construction and housing finance.<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">The latest ABS data shows the ACT ranks first in the nation on population (jointly with Victoria), rising 2.2% in FY2018. Vacancies are around 0.9% (only Hobart has lower vacancies among the capital cities), rents are rising faster than anywhere else and there is evidence of solid price growth. Many suburbs have recorded double-digit growth in their median house prices in the past 12 months and others have grown 7-8-9%.</span></p>
<p class="p1"><span class="s1">Some of the recent forecasts from credible analysts suggest Canberra will lead the capital cities on property price growth. Moody’s Analytics, for example, is predicting solid price growth for Canberra this year and in 2020, both for houses and for apartments.</span></p>
<p class="p1"><span class="s1">The results of our Autumn 2019 survey support that optimism. Since the start of 2015, demand has been trending upwards in Canberra. It hasn’t been a dramatic rise but over four years the graph depicting demand in the market has trended north – to the point where there is now a record number of suburbs with rising sales activity.</span></p>
<p class="p1"><span class="s1">And the price data supports that. Our suburb-by-suburb analysis has identified 31 suburbs where median prices have risen by at least 5% in the past 12 months, and 22 others where prices are growing but by less than 5%. But there are only six suburbs where median prices have fallen by more than 5%.</span></p>
<p class="p1"><span class="s1">There are 13 suburbs which have recorded double-digit growth in their median prices and these market leaders are spread across the Canberra metro area.<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">But the Inner North precinct is the market leader on price growth. The median house price for Ainslie is up 34%, the median unit price for Watson has risen 30%, the unit median for Dickson is up 21%, while the median house price for O’Connor is up 20%.</span></p>
<p class="p1"><span class="s1">The upper end of the Canberra market is going well. Markets with double-digit price growth in the past 12 months include Ainslie (up 34%), Dickson (up 10%), Garran (up 13%), Lyons (up 10%) and O’Connor (up 20%) – all suburbs with median house prices above $850,000. Suburbs in that market with price rises between 5% and 10% include Curtin, Deakin, Hughes, Narrabunda and Nicholls.<span class="Apple-converted-space"> </span></span></p>
<p class="p2"><span class="s1">In terms of sales activity, strong markets are found right across the ACT. As we often find, the strongest demand is in the northern suburbs, with Belconnen the leading district with six growth suburbs, followed closely by nearby Gungahlin which has five suburbs with rising demand.</span></p>

Canberra the strongest real estate economy in capital city Australia: Hotspotting's Terry Ryder

<p>Real estate is buzzing with questions about the so-called recovery in property markets. Is it real? Does it have legs? Is it a dead cat bounce?</p>
<p>Before providing answers, we need to understand the questions, some of which show a chronic lack of understanding about real estate markets.</p>
<p>The questions assume that what’s happening in Sydney and Melbourne reflects the nation. It doesn’t.</p>
<p>Generalisation is the blight of real estate consumers. We’re afflicted with writers and commentators who discuss Australia as a single market, quoting economists whose knowledge of the intricacies of residential real estate could be written on the back of a postage stamp in crayon.</p>
<p>The overriding assumption is that events in the two biggest cities describe the entire nation. If they’re booming, the “Australian property market” is booming. If Sydney and Melbourne prices are falling, then prices are falling across the nation.</p>
<p>Journalists who parrot this nonsense - in the process of re-cycling press releases from lazy research firms and ignorant economists – are treating their customers shabbily. Misinformation proliferates.</p>
<p>So, are property prices recovering in Hobart? Well no, they’re not, because they didn’t fall. Hobart prices remain comfortably higher than last year, having been rising for the past three years.</p>
<p>Are property prices recovering in Canberra? Also no, because Canberra didn’t have the Sydney boom and it didn’t suffer Sydney’s post-boom correction. It’s just been chugging along happily, as Canberra tends to do. It’s the perennial Goldilocks of Australian real estate – not too hot, not too cold, just right.</p>
<p>Price recovery is also a foreign concept in Regional Victoria because prices have been rising strongly in many towns and cities outside of Melbourne for the past two years, and continue to do. Dozens the regional centres across Victoria have recorded double-digit growth in their median house prices in the past year.</p>
<p>So when media talks about the possibility of recovery in Australian house prices, people who live in Ballarat, Bendigo, Pakenham, Warragul, Bright, Mildura, Wangaratta, Seymour, Moe, Kyneton and many other Victorian centres wonder what on earth they mean.</p>
<p>There are similar scenarios is many regional locations across New South Wales, Tasmania and Queensland.</p>
<p>When media discusses recovery in real estate prices, they’re essentially referring to Sydney and Melbourne, which dominate coverage in big media, to the exclusion of all other locations.</p>
<p>That’s where the question of market recovery and the realness of price increases is focused.</p>
<p>What we’re witnessing is an end to the post-boom downturn and price correction in Sydney and Melbourne. The evidence is strong and real. Looking across price data from multiple sources, we first saw an easing of the rate of decline, then a bottoming of the downturn - and then, increasingly, signs of a return to growth.</p>
<p>This was accompanied by an improvement in auction clearance rates – which, as I commented last week, are a rather blunt instrument by which to measure markets but, taken alongside other data, can add some weight to overall conclusions.</p>
<p>Often anecdotal evidence is more telling than the statistics, and this also is increasingly positive. All kinds of property professionals have been feeling the upturn in demand and the growing pressure on prices, in an environment where stock on the market is generally low.</p>
<p>None of this is terribly surprising. The perfect storm of negatives that impacted the big city markets in the first half of the year has blown over – and has been replaced by a series of fortunate events, starting with the Federal Election result.</p>
<p>Too much has been made (as usual) of the impact of interest rate reductions. These don’t hurt, but interest rate levels are never the prime motivator of events in real estate.</p>
<p>Far more important are the improvement in overall sentiment, the end of the fear created by Labor policies, the greater ease in obtaining finance and the state of economies at a local level.</p>
<p>So what we have in Sydney and Melbourne is a fairly normal post-boom market. The correction phase that usually happens after a prolonged up-cycle has happened and now we’re back into situation normal – healthy activity and some pressure on prices, but with little likelihood of a return to boom conditions.</p>
<p>We’re more likely to see booms in other places – Brisbane, where conditions are improving and prices are attractive; Adelaide, which has an emerging economy likely to underpin an upsurge in real estate demand, helped by great value-for-money real estate; Perth, which is fighting back after a long downturn in the underlying WA economy; and many parts of regional Australia, such as regional Queensland, where a growing number of regional centres have improving economies, lower vacancies and attractive price/yield scenarios.</p>

Brisbane is more likely to see a property boom: Terry Ryder

<p>It's all happening in Brisbane CBD... there's not too much downing of tools or time for smoko around here at the moment!</p>
<p>So while residential construction is now slowing towards multi-year lows, there's plenty happening in the commercial and infrastructure space.</p>
<p>One of the major broadsheets reported this week on its front page that traffic controllers on the Queen's Wharf project are set to earn more than $194,000 per annum, including 10 hours per week of paid overtime.</p>
<p>Meanwhile, including overtime carpenters are expected to earn around $240,000 per year for a 46-hour week.</p>
<p>All of which will feed itself back into Brisbane's economy over the next few years.</p>

<p>Resi construction is also forecast to all but dry up this year, with annual dwelling commencements tipped to dip below 100,000 over the coming quarters (UBS), which would the lowest rate of new supply since 'at least 1960' (h/t Scutty).</p>
<p>In fact, we're still seeing plenty of competition for the limited amount of new stock in blue chip areas, and even some examples of prices going above price guides.</p>
<p>It's extremely doubtful that's the case in outer suburban areas or regional hubs, though, as rising unemployment and underemployment begin to bite</p>

International arrivals at multiyear lows: Pete Wargent

<div>Less than a month ago, one report suggested Australia might have the 'world's worst management' of the virus, and yet now it has transpired that our results are among the very best in the world, alongside New Zealand. </div>

<br>Whether that's by luck or by judgement - or most likely a bit of both - may only be known in the fullness of time.</div>

<div>As to how this is impacting real estate searches, there are three main factors to bear in mind.</div>
<div> </div>
<div>Firstly, there are now record low mortgage rates for new borrowers, from just over 2 per cent, and these look set to persist for<em> at least </em>three years. </div>

<div>Secondly, there's now some potential return for a return of the cobweb effect we saw before the election last year, which may kill new supply, at least in tightly held or blue chip areas. </div>

Dwelling starts look set to slump to new low: Pete Wargent

<p>In what feels like a repeat of the pre-election period from 2019, there's really not much new stock coming to the capital city housing markets right now.</p>
<p>SQM Research showed that this has been reflected in tighter stock levels across the country as at April 2020, with all capital cities recording substantial year-on-year declines. </p>

<p>We're still actively searching for properties despite the logistical challenges, and a character home came up for sale on Brisbane's northside this week, which looked as though it may be of some interest for one of our clients. </p>
<p>Saturday open homes aren't allowed just yet, although they will be again very soon given that Queensland is fairly consistently reporting zero new cases of COVID-19 now.</p>
<p>Actually, with the exception of the Cedar Meats cluster in Victoria, Australia is recording close to zero cases per day, while ICU cases have declined to just 17.</p>

<p>Pro tip: call your bank and ask for a lower mortgage rate, as there are some extraordinarily attractive deals out there now, starting from a low 2-handle. </p>

Largest fall in job ads ever recorded: Pete Wargent

<p>Melbourne markets have held up better than most against the forces of Covid-19. The number of growth markets has dropped but it remains at solid levels – and prices have continued to perform well, in defiance of predictions (by the usual suspects) of a collapse.</p>
<p>The latest quarterly survey of sales activity by Hotspotting has found fewer growth suburbs than the previous survey, but still better than all other quarters since the Melbourne market peak in 2017.</p>
<p>This tells us that the Melbourne market has dropped in terms of sales activity, thanks to the restrictions imposed for the coronavirus, but remained stronger than during the post-boom downturn phase that extended throughout 2018 and early 2019.</p>
<p>Melbourne has done particularly well with price performance – with houses coming back strongly in the most recent quarter, but with apartments doing better than houses in annual terms.</p>
<p>In the past 12 months, two-thirds of Melbourne suburbs with apartment markets recorded growth in their median unit prices – and most of those growth suburbs increased their median prices by more than 5%.</p>
<p>House markets were less positive in annual terms, with only one-third recording price growth over the past months.</p>
<p>But the situation with house prices is starkly different when looking at the most recent data: 88% of Melbourne suburbs recorded growth in their median house prices in the most recent quarter.</p>
<p>This reflects the overall trend in the market. In the first half of 2019, Melbourne prices generally were falling, following the end of the previous boom and impacted also by the lead-up to the Federal Election.</p>
<p>Markets started to recover in the second half of 2019 and the early months of 2020 – so that most suburbs were recording price growth in their housing markets, but two-thirds still remained below the levels of 12 months earlier.</p>
<p>The data suggests Melbourne markets have been resilient price-wise in the Covid-19 period, despite the fall in sales activity which is reflected in our Winter 2020 survey of sales volumes.</p>
<p>In the circumstances, a result of 32 suburbs with growing sales activity is a solid performance and is better than all the quarterly surveys of 2018 and 2019.</p>
<p>The Mornington Peninsula has been the standout performer in our Winter 2020 survey: seven suburbs have continued to deliver growth in sales activity. Growth suburbs include Blairgowrie, Hastings, McCrae, Rye, Safety Beach, Sorrento and Tootgarook.</p>
<p>Quarterly sales in Safety Beach have been 33 46 45 47 54 and 64 over the past 18 months and the median house has risen 3% in the latest quarter while the median unit price is up 25% over the past 12 months.</p>
<p>In Hastings, quarterly sales have been 43 49 67 69 and 73 – and the median house price has increased 4.6% in the most recent quarter.</p>
<p>The next best LGA in terms of the number of suburbs with growing sales activity is the upmarket Glen Eira LGA, with three growth suburbs and two consistency markets. The growth suburbs are Carnegie, Caulfield North and Ormond.</p>
<p>There are seven municipalities with two growth suburbs each, including the Moreland LGA where both Brunswick East (63 79 80 83 and 86) and Brunswick West (52 60 63 76 and 83) are growth markets.</p>
<p>The Brunswick West unit market has been particularly strong, with notable growth in its median price both for the most recent quarter and over the past 12 months (up 18%).</p>
<p>This Winter 2020 survey has identified 11 suburbs as declining markets – a surprisingly small number given the Covid-19 circumstances – and three danger markets.</p>
<p>The locations we have ranked as danger markets are the Melbourne CBD, Southbank and Docklands, all inner-city apartments markets where sales activity has dropped markedly at a time when vacancy rates have spiked because of the Covid-19 impacts.</p>
