<a href="https://www.apartments.com.au/developers/mosaic-property-group">Mosaic Property Group</a> has recorded 134 sales worth just over $400 million in two months of pre-release activity at The Riversdale, as the developer brings its $750 million South Brisbane riverfront project to the broader market.

The sales represent more than 60 per cent of the project's 213 apartments, with Mosaic reporting the majority of purchasers have been local owner-occupiers and downsizers.

Lender, fund manager and apartment developer Princeton has completed <a href="https://www.apartments.com.au/buildings/marque-rockdale-602-608-princes-highway-rockdale-nsw-2216">Marque Rockdale</a>, the first new apartment development in South Sydney to provide its owners with a 10-year Latent Defects Insurance policy, the most comprehensive insurance available for a new apartment building.

The policy has been a key consideration for prospective purchasers of the 58 one-, two-, and three-bedroom apartments, strategically located between&nbsp;Rockdale Plaza and Rockdale Station.&nbsp;

Buyers have also been drawn to the fact that it is one of few new apartment developments delivered in the suburb in the last 10 years, and the only one located on Princes Highway to be set well back from the street to reduce noise. Marque Rockdale completes as South Sydney’s first apartments backed by 10-year defect insurance

Sydney developer <a href="https://www.apartments.com.au/developers/odus">ODUS Property Group</a> is continuing to expand its local Gold Coast development pipeline, filing plans for a new 40-storey tower in the Southport CBD.

Odus, which bought two luxury Main Beach projects, now La Mer and Le Reve, to make its move into the booming Gold Coast apartment market, has secured its third site. But it is tweaking the plans for a previously proposed 50-storey skyscraper, now seeking to deliver 40 storeys.

The project, dubbed <a href="https://www.apartments.com.au/new-apartments/80-marine-parade-74-80-marine-parade-southport-qld-4215">80 Marine Parade</a>, sits on a prime&nbsp;2,032 sqm amalgamated corner site at 74–80 Marine Parade and 4 Welch Street, across the road from the Gold Coast Aquatic Centre. It will have unobstructed, never-to-be-built-out views to the east given its position opposite the Broadbwater Parklands.&nbsp;

The plans are for 316 apartments, ground-floor retail, and resort-style resident amenities. The project sits within Precinct 1 (Central Business District) of the Southport Priority Development Area, where high-density residential and commercial development is actively encouraged.

BGD, ran by Bayden Goddard and the architecture firm behind Le Reve, has revised the original concept plans, substantially reworking the built form. Basement parking has been replaced by an expanded podium designed to improve functionality while reducing the tower's overall visual impact.&nbsp;&nbsp;

The tower rises above the eight-storey landscaped podium with a distinctive architectural language defined by sweeping arches, integrated greenery, bronze-toned glazing, and a sculptural rooftop crown.

The development will comprise 104 one-bedroom apartments, 208 two-bedroom apartments, and four four-bedroom penthouses across levels 9 to 36. Apartments are designed to accommodate both permanent residents and short-term accommodation within the same building.

A double-height lobby and reception will anchor the ground floor alongside a 23 sqm food and drink outlet, activating the Marine Parade frontage.

Parking will be accommodated within the podium, providing 288 vehicle spaces and 74 bicycle spaces, accessed from Welch Street.

It also states that the proposal "will contribute to a defined and legible eastern gateway to the Southport CBD, reinforcing the area's high-density urban character while maintaining a strong visual connection to the adjoining public open space network."

A boutique collection of just 10 residences could become the catalyst for the next phase of renewal along the southern end of Surfers Paradise Boulevard, with new plans laid for a mixed-use tower designed to transform a long-vacant site.

The proposal for <a href="https://www.apartments.com.au/new-apartments/3098-surfers-paradise-boulevard-surfers-paradise-qld-4217">3098 Surfers Paradise Boulevard</a> has been conceived as more than a standalone residential project. Designed by <a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, the development aims to spark the revitalisation of what the design team describes as the "South Boulevard" precinct, creating an active streetscape with retail uses at ground level beneath a collection of full-floor luxury residences.

The application, by PR Property Holdings, an entity directed by the Brisbane-based Ryan and Petrovic families, seeks approval for a 17-storey, 62.2-metre mixed-use development on a compact 427 sqm site between Surfers Paradise Boulevard and Appel Street.

The project will comprise just 10 apartments, including eight full-floor residences and two duplex apartments, positioned above a two-level retail podium. Three podium parking levels will accommodate 26 vehicle spaces, while a recreation deck is proposed on Level 4.

Rather than pursuing apartment volume, the proposal focuses on large-format homes with a slender tower form intended to maximise outlooks while limiting visual bulk.

BDA Architecture said the proposal has been designed to become an urban renewal catalyst for the precinct.

"The ambition of 3098 Surfer's Paradise is that it provides the catalyst for incremental infill redevelopment and upgrade of what is coined the 'South Boulevarde' of Surfers Paradise which connects to the beating heart of Cavill Avenue."

The architects added: "An incremental approach to development that provides quality ground plane interface, human scale design, integrated subtropical landscape and semipublic permeable frontage can over time entirely upgrade a precinct."

The architecture adopts soft curves, articulated balconies and a slender tower profile rising from a human-scaled podium. The design report describes the project as delivering "bespoke residences of enduring distinction, sculpted with precision and quiet sophistication," with a focus on timeless coastal architecture.

The application also includes retail tenancies addressing Surfers Paradise Boulevard, reinforcing the site's role as an active mixed-use destination rather than a purely residential address. The planning report states the combination of the podium, landscaping and active frontage is intended to strengthen the pedestrian experience while contributing to the evolving character of the boulevard.

The site occupies a prominent position in the southern section of Surfers Paradise, directly opposite the G:link light rail corridor and within walking distance of Surfers Paradise Beach, Cavill Avenue, the Nerang River and Bruce Bishop Car Park. It is currently vacant, having previously accommodated a single-storey commercial building that was demolished in 2022. The planning report notes the surrounding area is characterised by a mix of commercial buildings and residential towers, with unlimited building height provisions applying under the Centre Zone.

The proposal also replaces an earlier 2022 approval for a restaurant and bar on the site, instead introducing a permanent mixed-use development that combines retail activation with boutique residential living.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

Journalists display an extraordinary craving for declaring the resources boom dead.
And in their desire to write what they presumably think is “a good story”, they’re very casual with the truth.
Last week a writer in The Australian declared that Woodside had abandoned its Browse Basin gas project and BHP Billiton had scrapped its expansion of the Olympic Dam mine. Both statements were untrue.
Woodside has not axed its Browse Basin project – it has, however, announced that it won’t be doing the gas processing at James Price Point near Broome.
If I’ve read the situation correctly over the past couple of years, Woodside and its partners never wanted to process Browse gas at this highly contentious site, but were under heavy pressure from WA Premier Colin Barnett to do so for reasons that only Barnett understands.
The Browse project is still very much alive, but floating technology appears to most likely solution to the processing issue.
BHP Billiton has never scrapped the Olympic Dam expansion. What it has said is that is seeking a more cost-effective way of doing it.
Nor has Arafura Resources scrapped its rare earths project in the Northern Territory, as some newspapers would have us believe. It has decided not to process the material at the proposed Whyalla plant in South Australia.
The issue in all these cases is the same: rising costs. The ongoing surge in the resources sector has placed considerable pressure on the supply of expertise, labour and services – and, with that, costs have risen.
The search by mining companies for less costly ways to extract and process resources doesn’t signal that “the party is over”, as The Australian announced with thinly-disguised glee.
Nor does a decision such as that of Arafura Resources kill the property market prospects of locations like Whyalla.
Whyalla is well-placed to benefit from everything that is happening in the resources sector in South Australia. The Eyre Peninsula, for which Whyalla is the key regional centre, is alive with mining projects, particularly for iron ore. It’s also well-placed for a boost from expanding mining activity in the Woomera Prohibited Area.
There are no doubt many disappointed people in Whyalla following the Arafura decision not build a processing plant there, but its property market isn’t going to die because of it, as some have feared.
In the past 12 months, without any impetus from the Arafura proposal, Whyalla recorded a 9% rise in its median house price.
Over the past 10 years, without BHP building any of the proposed facilities connected to an Olympic Dam expansion, Whyalla prices have recorded growth averaging around 12% per year.
And when BHP Billiton finishes working through the issues and gets moving on further exploiting its massive Olympic Dam resource, Whyalla will be a likely beneficiary.

Don't be so quick to write off the resources boom: Terry Ryder

Receivers from KPMG have listed the Mercure Hotel Horsham and the Mercure Hotel Bairnsdale for sale.
The two hotels, both built in 2009, are listed for sale either jointly or separately with expectations around $11 million.
The Mercure Hotel Horsham is located at 118 Baillie Street in Horsham, around 300km north-west of Melbourne and 426km south-east of Adelaide.
The 52-room hotel stands on a 3,900 square metre site and includes function rooms and restaurant-bar facilities.
The 51-room Mercure Hotel Bairnsdale stands on a 3,515 square metre site located at 355 Main Street in Bairnsdale, around  280km east of Melbourne in the East Gippsland region. It included manager’s accommodation, a gym, a restaurant and bar.
Colliers International’s Jeremy Gruzewski and Hamish Burgess have been appointed by the receivers and managers to sell the freehold going concern in both hotels by expressions of interest closing April 19.
Gruzewski says both hotels are fully equipped and operational.
The two hotels were listed for sale following two companies, Bairnsdale Property Pty Ltd and Horsham International Property Pty Ltd owned by hotelier and developer William Berry Thompson, being placed into administration earlier this year, Fairfax Media reported.
“The Mercure Hotel Horsham benefits from tourist visitors and a strong corporate clientele who are attracted to the near-new hotel facilities and accommodation,” says Burgess.
“Horsham and its surrounding area is known for its dynamic arts community, well known regional golf club, fishing in the Wimmera River and abundance of scenic bushland, mountains and waterways. 
“The area is also supported by two nearby wineries, Barangaroo Boutique Wines and Norton Estate Wines, which are located approximately 10 minutes south-west of Horsham. 
He says the Mercure Hotel Bairnsdale derives strong patronage from both corporate clientele and tourists.
“Bairnsdale is the largest city in the East Gippsland region and is situated on the Mitchell River which flows into the extensive Gippsland Lakes system. 
“While the town is known as an attractive tourist destination, the majority of the Mercure Hotel guests are corporate visitors from Melbourne, the greater Gippsland area and Southern New South Wales," he says.

Two Mercure Hotels in regional Victoria listed for $11 million receivership sale

The Melbourne CBD office market is moving increasingly in favour of tenants over landlords with BIS Shrapnel forecasting the vacancy rate to hit 10% by the end of the year.
BIS Shrapnel senior project manager Maria Lee expects the vacancy rate to remain at 10% over 2014 and warns there could be market “panic” from some landlords, not anticipating the size or duration of the downturn.
She warns existing investors and those entering the market now need to be prepared for a sustained period of challenging conditions and to plan their leasing strategies accordingly with cash preservation key.
However, a strong rebound is forecast in the second half of the decade with fundamental economic conditions driving the Victorian economy still in place.

But from now until sometime in 2015, the market is likely to get worse before it gets better pushing up leasing incentives and causing effective rents to retreat.
“This is a more severe setback, caused by weakness in the Victorian economy on several fronts," Lee says.
Lee expects leasing incentives to rise further, to an average of 34 months’ rent free equivalent in the prime market.
“The other side of the coin is that conditions are favourable to tenants.
“Tenants already hold the balance of power in leasing negotiations, and that will continue to be the case for some time; there’s no need for tenants to rush their leasing decisions” she adds.
A similar prognosis of the Melbourne office market is made by property valuers Propell.
“Melbourne still has one of the lowest vacancy rates in the nation, but that is now changing with the amount of vacancy to increase considerably in coming years, which will put a brake on rental and value growth,” says Propell in its latest report.
Propell says falling demand combined with additional new supply will see the vacancy rate “rise considerably over the next couple of years”.
Around 129,000 square metres of new office space was added to the Melbourne market in 2012, but demand was for less than 40,000 square metres of new space last year.
Over the past five years, demand has averaged 60,000 square metre annually.
“The economic slowdown in Victoria is having its effect on the office market too, and while net absorption is still healthy, it is slowing," says Propell.
“With the slowing of economic activity in Victoria, the reduction in net take-up and the amount of new construction, the outlook is for vacancy rates to increase over the next two years, with rents under downward pressure.
“Dwelling building activity is declining, there are severe cuts to public sector investment, and the high Australian dollar is taking its toll on manufacturing and some service industries,” she says.
The Property Council of Australia reported the vacancy rate rising from 5.6% to 6.9% over the six months to January 2013, its highest level in six years, and attributed to increased supply.
The highest vacancy rate was recorded in Flagstaff (13.9%), the Western Core (8.2%), Eastern Core (7.1%) and Spencer Street (6.9%).
The tightest office zones in the Melbourne CBD are the North Eastern zone (2.5%) and Docklands (3.5%)
In terms of office grades, the tightest market is D grade office space, with a vacancy rate of 2.2% with the premium office vacancy rate at 6% and the A grade office vacancy rate at 5.8%.

Melbourne office vacancy rate to hit 10% by end of 2013 with BIS Shrapnel warning of “market panic”

Analysis of the latest Victorian first-home owner grant (FHOG) application statistics suggest first-home buyers (FHB) will not be easily corralled into buying  a new property over an existing one with individual market dynamics dictating buying preferences.
From July 1 a new $10,000 first-home owner grant will only be available to build or buy a new home in Victoria, but those who buy an existing home will <a href="/news">lose the existing $7,000 incentive.</a>
Property Observer analysis of $7,000 FHOG applications in the top 10 Victorian postcodes suggests FHBs are primarily making purchase decisions based on what type of property predominates and makes sense within any given market.
For example in postcode 3754, which incorporates the City of Whittlesea suburbs of Doreen and Mernda, where new housing estates are planned, nearly nine out of 10 grant applications are for new homes.
Similarly, in the Melbourne CBD (postcode 3000), where new apartment projects prevail, nearly two-thirds (61%) of FHOG applications are for new homes.
However, in contrast, postcode 3350, which incorporates established suburbs close to the Ballarat CBD, grant applications for existing homes outnumber those for new homes by a healthy margin.
Similarly in a suburb like Croydon, where most of the new housing blocks were sold and developed in the 1990s and early 2000s, FHOGs for existing home dominate making up 81% of applications.
In the top FHOG application postcode of 3029, comprising the suburbs of Hoppers Crossing and Tarneit, there is a fairly even split of grants for new and existing homes, reflecting both the prevalence of new master-planned housing estates such as Tarneit Gardens being developed by Peet and Williams Landing near Hoppers Crossing, being developed by Cedar Woods as well as a fair supply of existing homes.
Analysis of the figures suggest that a one-size fits all approach to incentivising FHBs is unlikely to be very successful as an overall strategy, though it may succeed in suburbs where new house sales predominates such as in the inner city or those on the outskirts.
Developers in some of the outlying suburbs, where grants for new homes predominate, may see a rise in demand for homes in their communities.
However, any artificial rise in demand may only encourage developers to push up their prices – as has been argued by many analysts (from BIS Shrapnel to Steve Keen) which would hardly be to the advantage of FHBs – though perhaps the housing construction industry would be in a better state.
Paul O’Regan, head of home loans at LJ Hooker, expects the new grant will benefit the housing construction industry and hopefully employment but highlights that the majority of FHBs of late have been for established homes “so there is a possibility that this will be impacted given grant has been taken away for established homes”.
He says the ending of previous FHOGs has resulted in kids staying at home longer as they try to save enough deposit monies to qualify for a home loan or getting greater assistance from their parents.
Some FHBs, he says are choosing to buy an investment property initially to enter the home loan market (foregoing any government benefits) and then moving in when they can afford to.
“First home ownership is now very much all about affordability and blue collar workers need to look at the house and land packages available in outer suburbs and weigh up transport / schools / shopping as well as sustainability such as the costs to run the house.
“The obvious preference is an established house close to work and the city but this may not practical or possible in a lot of cases,” he says.

Victorian FHB property choices unlikely to be dictated just by government incentives

The first release of Enclave, Mirvac’s new Ascot Vale residential community is 95% sold following its launch weekend.
There were $35.6 million in sales for the project located seven kilometres from Melbourne’s CBD. The home and land packages were priced from around $549,000.
Some 61 lots were purchased including a mix of land allotments and Mirvac designed homes. Only four lots remain for sale.

The 10.4 hectare site forms the balance of the Ascot Chase project, located directly to the north of stages 1 and 2, delivered by Urbex and Gresham Property Fund No 3 (Gresham).
The project will be delivered as a joint venture partnership between Mirvac and Gresham.

"The launch weekend well and truly surpassed the planned release of an initial 30 lots, with an additional 35 lots brought onto the market to meet the high demand for quality real estate," Mirvac residential chief John Carfi said.

Mirvac secures $35.6 million in Ascot Vale Enclave sales

Mortgage market activity continues to trend upwards led by rises in Tasmania and Victoria, according to the latest RP Data Mortgage Index.
The index has been trending up since March on a seasonally adjusted basis and is a leading indicator of official home loan demand as measured by the ABS.
For the week to April 28, seasonally adjusted mortgage activity rose strongly in Tasmania (+13%), followed by Victoria (12.3%) and WA (11%) to be up 10.3% nationally.

RP Data calculates mortgage market activity by monitoring more than 100,000 mortgage activity events every month with the index showing an 88% correlation with the ABS housing finance data series when using the seasonally adjusted data.
The rise in mortgage market activity comes as lenders continue to cut their fixed-rate offering.
Yesterday <a target="_blank" href="/news">Citibank cut its two-year fixed-rate home loan</a> to 4.89% while last week <a target="_blank" href="/news">NAB cut its five-year fixed rate home loan</a> to a twenty-year-low of 5.55%.

Cheapest five-year fixed-rate offerings as RP Data reports mortgage activity continuing to trend up

The Adelaide Crows captain Nathan van Berlo is selling his coastal Glenelg North house.
The home goes under the hammer on May 18 with bidding above $500,000 expected.
It last sold for $415,000 in 2007.
Van Berlo's rendered  three bedroom <a target="_blank" href="https://www.harcourts.com.au/Property/514103/SOC4339/42-Tod-Street">Tod Street, Glenelg North</a> property on its 310 square metre block has been home to Berlo, and several teammates over the years.
The Crows captain and his girlfriend Sally are on the move having built a three-bedroom, two-bathroom townhouse in the eastern suburbs.
The 1950s-built home, with new floors and a renovated kitchen and bathrooms, has been listed through Paul Keldoulis and Nathan Casserly at Harcourts.

Nothing wrong with the weekend clearance rates, but price growth is a lot harder to discern.

Indeed based on the flows of RP Data’s daily index data, the housing market over the month of April is looking softer than what was recorded over the first quarter of 2013.
Based on the rpdata-Rismark Home Value Index, national dwelling values were up 2.8% over the first three months of the year, however it now stands at around 2.1%. It is likely that when they report the indices for the month of April it will be reporting a decline. Maybe around 0.5%.
As RP Data's Cameron Kusher recently pointed out the first quarter of the year has historically been the strongest in terms of value growth.

South Australia slowest when it comes to new listing acitvity: RP Data

Prime Minister Julia Gillard has downplayed the $12 billion budget deficit anticipated for the 2012/13 financial year comparing it to a very small mortgage commitment in an address in Canberra today.
“Unlike the rest of the world, we have very modest debt – because we have borrowed in the right way and at the right time, to support growth during the global financial crisis,” she told the Per Capita Reform Agenda.
“Our level of debt is the same as a person earning $100,000 a year with a $10,000 mortgage.
“Millions of Australians with mortgages and personal loans would love to be in a position where their only debt was equal to ten per cent of their income,” she added.
Economic consultants Deloitte Access Economics have responded tongue-in-cheek to the speech with 17 “ really ugly” suggestions for filling the $12 billion deficit and balancing the nation’s books.
Suggestions include extending capital gains tax to the family home, which Deloitte says would eventually raise $15 billion a year, pushing up the top tax rate to 66% or add $17 to the cost of a pack of cigarettes.
According to Deloitte, if the shortfall was made good entirely from spending:
<ol>
<li>Entirely abolishing all Family Tax Benefit A payments (saving $14 billion).</li>
<li>Or stopping all funding to the States for health care (saving $13 billion).</li>
<li>Or stopping all funding to schools (saving $13 billion).</li>
<li>Or stopping all funding to aged care homes (saving $8 billion), as well as community care ($2 billion) and veterans’ care ($2 billion).</li>
<li>Or cutting all Medicare payments by two-thirds (saving $12 billion).</li>
<li>Or cutting pensions to the aged by a third (saving $12 billion).</li>
<li>Or abolishing all disability pensions (saving $15 billion). 
</li>
</ol>
Or if the shortfall was made good entirely from taxes and ‘tax expenditures’:
<ol>
<li>Extending capital gains tax to the family home (raising – eventually – $15 billion a year).</li>
<li>Or raising the current 45% rate to 66% (raising $12 billion).</li>
<li>Or having the current 45% rate cut in at incomes of $65,000 rather than $180,000 (raising $12 billion).</li>
<li>Or raising the 32.5% rate to 37% (that is, do away with that rate completely, raising $10 billion).</li>
<li>Or lowering the $18,200 threshold to $12,500 (raising $13 billion, but you’d be taxing about an extra 650,000 people, including many pensioners).</li>
<li>Or taxing all superannuation contributions at marginal tax rates (raising $14 billion).</li>
<li>Or raising the rate of company tax from 30% to 35% (raising $12 billion – but also adding to franking credits that would cut the personal tax take).</li>
<li>Or adding 30 cents a litre in additional taxes on the price of petrol (raising $12 billion).</li>
<li>Or tripling the existing taxes on cigarettes (raising $12 billion, and adding about $17 to a pack of 25 cigarettes).</li>
<li>Or lifting the carbon tax to $60 dollars a tonne and removing the future link to the European carbon price (raising $12 billion).</li>
</ol>
“Each of the above options would be really ugly,” says Deloitte
“Yet it is vital that Australians begin this conversation with ourselves, because our politicians aren’t.  Labor is busily talking about new spending on schools and disability insurance, while the Coalition is talking about rolling back the carbon and mining taxes.
“So both sides are still talking about extra costs to be loaded on a Budget that is yet to make up a $12 billion shortfall.
Deloitte says a cut in the corporate tax rate is off the table.
“We’d expect that corporates will be targeted to (in part) plug the gap. Previously proposed revenue-raising measures (that were rejected by the business community last year) may be given new life in this year’s Budget.
“We expect there could be a reduction of the thin capitalisation safe harbour from 75% to 60%. This would have a potentially significant impact on business by denying interest deductions available to both Australian and foreign companies."
