The sales represent more than 60 per cent of the project's 213 apartments, with Mosaic reporting the majority of purchasers have been local owner-occupiers and downsizers.

Lender, fund manager and apartment developer Princeton has completed <a href="https://www.apartments.com.au/buildings/marque-rockdale-602-608-princes-highway-rockdale-nsw-2216">Marque Rockdale</a>, the first new apartment development in South Sydney to provide its owners with a 10-year Latent Defects Insurance policy, the most comprehensive insurance available for a new apartment building.

The policy has been a key consideration for prospective purchasers of the 58 one-, two-, and three-bedroom apartments, strategically located between&nbsp;Rockdale Plaza and Rockdale Station.&nbsp;

Buyers have also been drawn to the fact that it is one of few new apartment developments delivered in the suburb in the last 10 years, and the only one located on Princes Highway to be set well back from the street to reduce noise. Marque Rockdale completes as South Sydney’s first apartments backed by 10-year defect insurance

Sydney developer <a href="https://www.apartments.com.au/developers/odus">ODUS Property Group</a> is continuing to expand its local Gold Coast development pipeline, filing plans for a new 40-storey tower in the Southport CBD.

Odus, which bought two luxury Main Beach projects, now La Mer and Le Reve, to make its move into the booming Gold Coast apartment market, has secured its third site. But it is tweaking the plans for a previously proposed 50-storey skyscraper, now seeking to deliver 40 storeys.

The project, dubbed <a href="https://www.apartments.com.au/new-apartments/80-marine-parade-74-80-marine-parade-southport-qld-4215">80 Marine Parade</a>, sits on a prime&nbsp;2,032 sqm amalgamated corner site at 74–80 Marine Parade and 4 Welch Street, across the road from the Gold Coast Aquatic Centre. It will have unobstructed, never-to-be-built-out views to the east given its position opposite the Broadbwater Parklands.&nbsp;

The plans are for 316 apartments, ground-floor retail, and resort-style resident amenities. The project sits within Precinct 1 (Central Business District) of the Southport Priority Development Area, where high-density residential and commercial development is actively encouraged.

BGD, ran by Bayden Goddard and the architecture firm behind Le Reve, has revised the original concept plans, substantially reworking the built form. Basement parking has been replaced by an expanded podium designed to improve functionality while reducing the tower's overall visual impact.&nbsp;&nbsp;

A double-height lobby and reception will anchor the ground floor alongside a 23 sqm food and drink outlet, activating the Marine Parade frontage.

Parking will be accommodated within the podium, providing 288 vehicle spaces and 74 bicycle spaces, accessed from Welch Street.

A boutique collection of just 10 residences could become the catalyst for the next phase of renewal along the southern end of Surfers Paradise Boulevard, with new plans laid for a mixed-use tower designed to transform a long-vacant site.

The proposal for <a href="https://www.apartments.com.au/new-apartments/3098-surfers-paradise-boulevard-surfers-paradise-qld-4217">3098 Surfers Paradise Boulevard</a> has been conceived as more than a standalone residential project. Designed by <a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, the development aims to spark the revitalisation of what the design team describes as the "South Boulevard" precinct, creating an active streetscape with retail uses at ground level beneath a collection of full-floor luxury residences.

The application, by PR Property Holdings, an entity directed by the Brisbane-based Ryan and Petrovic families, seeks approval for a 17-storey, 62.2-metre mixed-use development on a compact 427 sqm site between Surfers Paradise Boulevard and Appel Street.

The project will comprise just 10 apartments, including eight full-floor residences and two duplex apartments, positioned above a two-level retail podium. Three podium parking levels will accommodate 26 vehicle spaces, while a recreation deck is proposed on Level 4.

Rather than pursuing apartment volume, the proposal focuses on large-format homes with a slender tower form intended to maximise outlooks while limiting visual bulk.

BDA Architecture said the proposal has been designed to become an urban renewal catalyst for the precinct.

"The ambition of 3098 Surfer's Paradise is that it provides the catalyst for incremental infill redevelopment and upgrade of what is coined the 'South Boulevarde' of Surfers Paradise which connects to the beating heart of Cavill Avenue."

The architects added: "An incremental approach to development that provides quality ground plane interface, human scale design, integrated subtropical landscape and semipublic permeable frontage can over time entirely upgrade a precinct."

The architecture adopts soft curves, articulated balconies and a slender tower profile rising from a human-scaled podium. The design report describes the project as delivering "bespoke residences of enduring distinction, sculpted with precision and quiet sophistication," with a focus on timeless coastal architecture.

The application also includes retail tenancies addressing Surfers Paradise Boulevard, reinforcing the site's role as an active mixed-use destination rather than a purely residential address. The planning report states the combination of the podium, landscaping and active frontage is intended to strengthen the pedestrian experience while contributing to the evolving character of the boulevard.

The site occupies a prominent position in the southern section of Surfers Paradise, directly opposite the G:link light rail corridor and within walking distance of Surfers Paradise Beach, Cavill Avenue, the Nerang River and Bruce Bishop Car Park. It is currently vacant, having previously accommodated a single-storey commercial building that was demolished in 2022. The planning report notes the surrounding area is characterised by a mix of commercial buildings and residential towers, with unlimited building height provisions applying under the Centre Zone.

The proposal also replaces an earlier 2022 approval for a restaurant and bar on the site, instead introducing a permanent mixed-use development that combines retail activation with boutique residential living.

Boutique apartment tower to "kickstart" Surfers Paradise's 'South Boulevard' revival

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

There’s never been a better time to buy property.
The Reserve Bank of Australia’s decision to cut rates by 0.25% today should help business and consumer confidence, but makes buying a property a very attractive proposition.
The larger than expected deficit coupled with a slow recovery overseas has meant the RBA needed to cut rates to encourage consumer confidence, and this cut coupled with already low rates and low property prices, should positively impact people’s ability to get into the property market or even consider an investment property.
This, coupled with government incentives to boost the building industry and stimulate the property sector, means that there’s also a great opportunity to consider a house and land package.
It’s good to see property prices gradually moving upwards, but house prices are near the bottom, and it’s still a buyer’s market.
It is worth talking to a mortgage broker like Aussie to see what savings you could make and what grants you are entitled to, because this rare combination of positive elements will not be aligned forever.
There may be another cut in coming months and a few economists are predicting the coming year to bring our lowest rates ever. Either way I am confident low rates will be enjoyed for a bit longer, and those ready to purchase have some excellent opportunities to do it now.

The further reduction in interest rates by the RBA boosts the prospects of the residential construction industry mounting a sustainable recovery.
As we enter mid-2013 there is still no evidence of a sustainable national recovery in residential construction, despite such evidence being crucial to a successful rebalancing of Australia's economic growth.
Today’s move is therefore welcome news for the industry and a prudent decision by the RBA.
Australia's banks now need to pass this 25 basis point cut on in full and in rapid time, to business as well as household customers.
Meanwhile, the federal government needs to act decisively to complement easier monetary policy by using next week’s budget to begin reforming the excessive tax and regulatory cost base which acts as a major constraint on new housing activity.
Policies to reduce inefficient taxation and excessive regulation on new home building will unlock billions of dollars of economic activity and generate much needed revenue for the government.
A 1% reduction in red tape would alone generate $1.15 billion worth of economic activity per annum while obviously improving the nation's productivity.
A week out from the federal budget it is disappointing that amidst the fiscal options available, the silence around reform measures that could boost the nation’s revenue base is deafening.

The historic decision to cut rates to new lows today by the Reserve Bank of Australia is good news for mortgage holders and should put some money into their back pocket and improve housing affordability.
I am confident the banks will pass on the majority of the savings, which should give the market a push along in the traditionally quieter winter selling period.
With the cash rate at 2.75% the RBA is in unchartered territory now.
Consumer confidence is notching up, transaction numbers are increasing and buyer enquiry is up but the issue agents are having at the moment is there is not enough listings to meet the demand.
People do hold off listing their home with an election approaching but typically that doesn’t happen until a month or so before polling day - but I am sure it is influencing some people at the moment and is in the back of their minds.
The RBA was left with little choice to drop rates following a continued weaker manufacturing sector and concerning housing construction figures, which is at it’s lowest for the past eight months.
It follows similar moves last week by the European Union which cut their cash rate to a new historic low of just 0.5%.
In general the broader international economic environment is still patchy.
Australia’s unemployment rates had also increased last month and is also likely to have contributed to the RBA’s move.
Everyone was banking on the housing construction picking up the slack as we pass thought the resources investment peak this year but there is a real risk that this is not going to happen so they are now pulling the biggest lever they have left which is cutting rates.

Historic rate cut to new lows by RBA welcomed: L Janusz Hooker

National Australia Bank today announced it would cut its standard variable home loan rate by 0.25%p.a. to 6.13%p.a. 
It took just 15 minutes for the bank to announce its decision in comparison with previous decisions which have taken days.
The new rate is effective from Monday 13 May.

NAB will also reduce its rate on standard variable business rate lending products by 0.25%p.a. UBank, backed by NAB, also announced it would cut its standard variable rate for the online-only UHomeLoan by 0.25%p.a.
The reduction saves customers $62.50 per month in interest on the average $300,000 home loan. Gavin Slater, group executive personal banking said NAB was committed to being competitive. “For 46 months NAB has had the lowest standard variable rate of the major banks. As a result, NAB customers on a typical mortgage have saved up to $2,060 in interest on NAB’s SVR compared to being on the SVR of the other major banks,” he said. “We recognise that certainty is important for our customers, which is why we are pleased to be able to quickly pass on a 25 basis point reduction.   “We have a strong track record of being competitive. We led the industry in abolishing the most complained about fees, we’ve made our credit card payments fairer and maintained the lowest standard variable rate of the majors for nearly four years.”

<h3 id="mr-title">Statement by Glenn Stevens, Governor: Monetary Policy Decision</h3>
At its meeting today, the Board decided to lower the cash rate by 25 basis points to 2.75 per cent, effective 8 May 2013.
The global economy is likely to record growth a little below trend this year, before picking up next year. Among the major regions, the United States continues on a path of moderate expansion and China's growth is running at a more sustainable, but still robust, pace. Japan has announced significant new policy initiatives aimed at strengthening demand and ending deflation. The euro area remains in recession. Commodity prices have moderated a little in recent months though they remain high by historical standards.
Financial conditions internationally continue to be very accommodative, with risk spreads reduced, funding conditions for most financial institutions improved and borrowing costs for well-rated corporates and sovereigns exceptionally low.
Growth in Australia was close to trend in 2012 overall, but was a bit below trend in the second half of the year, and this appears to have continued into 2013. Employment has continued to grow but more slowly than the labour force, so that the rate of unemployment has increased a little, though it remains relatively low.
With the peak in the level of resources sector investment likely to occur this year, there is scope for other areas of demand to grow more strongly over the next couple of years. There has been a strengthening in consumption and a modest firming in dwelling investment, and prospects are for some increase in business investment outside the resources sector over the next year. Exports of raw materials are increasing as increased capacity comes on stream. These developments, some of which have been assisted by the reductions in interest rates that began 18 months ago, will all be helpful in sustaining growth.
Recent data on prices confirm that inflation is consistent with the target and, if anything, a little lower than expected. The CPI rose by 2½ per cent over the past year, and measures of underlying inflation gave a broadly similar outcome. These results have been pushed up a little by the impact of the carbon price. Growth of labour costs has moderated slightly over recent quarters while productivity growth appears to be improving. This should help to lessen increases in prices for non-tradables. The Bank's forecast remains that inflation over the next one to two years will be consistent with the target.
Over recent meetings, the Board has noted that interest rates have already been reduced substantially, with borrowing rates approaching previous lows, and that the effects of this on the economy are continuing to emerge. Savers have been changing their portfolios towards assets with higher expected returns, asset values have risen and some interest-sensitive areas of spending have increased.
The exchange rate, on the other hand, has been little changed at a historically high level over the past 18 months, which is unusual given the decline in export prices and interest rates during that time. Moreover, the demand for credit remains, at this point, relatively subdued.
The Board has previously noted that the inflation outlook would afford scope to ease further, should that be necessary to support demand. At today's meeting the Board decided to use some of that scope. It judged that a further decline in the cash rate was appropriate to encourage sustainable growth in the economy, consistent with achieving the inflation target.

Modest firming in dwelling investment: RBA governor's statement on May cash rate decision

The Reserve Bank has cut the cash rate by 25 basis points to 2.75% today, the lowest setting for the benchmark rate in 53 years.
The previous lowest cash rate was <a target="_blank" href="/news">2.89% in January 1960</a> based on proxy historical RBA data going back to 1959. 
The cash rate is now lower than it was post-GFC, when the RBA took emergency steps to encourage borrowing and spending with big 100 basis point rate cuts.
Today, ABS preliminary data had capital city house prices up just 0.1% over the March quarter following a strong December quarter, revised up to a 2% gain. 
Yesterday, retail sales fell by an unexpected 0.4% over March after a 1.3% rise in February. 
The housing and retail sectors are two of the key non-mining sectors that the RBA will expect to pick up some of the slack from the resources investment approaching its peak. 
RP Data national research director Tim Lawless says while the RBA would be “reasonably comfortable with the pace of the housing market recovery” what may have been most concerning to the RBA is the “pace of dwelling construction and consumer appetite for newly constructed homes”. 
“Dwelling approvals and commencements remains weak and although new home sales have improved, according to the HIA, the number sold remains historically low. 
“If we are to see the construction sector pick up where the mining boom is leaving off, lower interest rates may be the catalyst that is required,” he said.
Alex Parsons, CEO of financial comparison website RateCity.com.au, says today’s cash rate drop is great news for variable borrowers if lenders pass on the full cut to their customers.
"With today’s cut making it the seventh since November 2011, variable rate borrowers, which are the majority of the home loan market, are paying much more interest compared to the cash rate.
"In fact, the gap between the benchmark standard variable rate – the average of the major four banks – and the cash rate has almost doubled (88 percent) over the past decade. The benchmark standard variable rate is currently 6.42 percent. While this is the lowest level since December 2009, it is still 3.42 percentage points above the cash rate and the biggest spread we’ve ever seen," he says.

RBA cuts the cash rate to 53-year-low of 2.75%

Melbourne packaging magnate Raphael Geminder has put an industrial portfolio with a combined worth of $80 million on the market through his PACT Group Pty Ltd subsidiary company, Centralbridge.
The trans-Tasman portfolio comprised of four properties, described as a combination of passive investment properties and redevelopment opportunities, has locations in Moorabbin, (VIC) Condell (NSW), O’Connor (WA) and East Tamaki, (New Zealand).  
CBRE who have been appointed the campaign for the sale, say they expect to attract strong local interest given a relatively stable economy and appealing borrowing rates.  
Mr. Geminder, whose subsidiary companies also include Alto Packaging Australia, Viscount Plastics and VIP Packaging, said that the improved state of the industrial market indicated an ideal time to divest part of Centralbridge’s portfolio.  
With exception to the O’Connor property (which will be offered on a short term lease, or with vacant possession), all properties are to be sold subject to long term 12 year leases to subsidiaries of Geminder’s PACT Group.  
CBRE’s Chris O’Brien said; ““This long term secure income underpinned by the high land values will only enhance the potential performance of the assets over the investment horizon.”  
The portfolio is being offered for sale via an expressions of interest campaign closing 14 June 2013.  
CBRE’s Victorian Industrial Investments team of Chris O’Brien, Matt Haddon and Rory Hilton will be in charge of the campaign.

The number of companies operating in Australia at a loss <a target="_blank" href="https://www.smartcompany.com.au/tax/049437-number-of-smes-trading-at-a-loss-rises-ato-statistics-show-2">has decreased</a>, according to the latest figures from the Australian Taxation Office.
But those positive figures, which cover the 2010-11 financial year, also coincide with a rise in insolvency statistics from the same time. That trend has continued, with insolvency numbers recorded by ASIC now at record highs.
The ATO figures have also revealed a trove of data regarding corporate tax receipts. The number of non-taxable companies – those companies not making a profit – decreased from 61.2% to 59.3% during the year, while total income rose 8.2% to $2.44 trillion.
The number of companies trading at a loss decreased from 35.1%, or 273,690 businesses, to 34.1%, or 269,215 businesses.
Although the number may seem small, a change of 4475 businesses is significant enough for tax and accounting analysts to take note.
However, while the results indicate a better year for companies, the coinciding insolvency statistics show the year kicked off a string of corporate collapses.
The figures from 2010-11 show the number of companies entering some form of external administration rose from 9281 in the previous year to 9829.
That trend has continued. The figures from 2011-12 show 10,757 companies entered external administration, while 2013 is set to near that with as many as 7013 appointments recorded by February.
The figures appear to be at odds – despite the number of companies turning a profit increasing, along with fewer companies operating a loss, more apparently entered administration than the year before.
But Dissolve liquidator Cliff Sanderson says the figures aren't contradictory, especially as they tend to lag from when the pain first started.
Sanderson says for businesses in the 2010-11 year, they may have started feeling financial trouble as early as 2007 or 2008, when the global financial crisis first started.
"Insolvency numbers show a lag from when companies get into financial difficulty," he says. "There was a bad year in 2008, so there was clearly a delay there."
"The figures are driven by small companies, and when an economy hits significant amounts of trouble, the first cards to fall are usually the smaller businesses."
Micro-businesses, which the ATO states have incomes between $1 and $2 million, make up the vast majority of businesses. The number of micro businesses increased from 257,994 in 2009-10 to 274,022 in 2010-11 – representing 77.4% of all companies.
Sanderson says given the number of insolvency appointments still being recorded, the trend could continue.
"When a company gets into trouble, the last thing they want to do is put the business in liquidation. They fight until the bitter end, and that can take years."
The ATO statistics have revealed a treasure trove of information.
They show the mining industry had the highest proportion of non-taxable companies to total companies at 72.2%, while the number of companies which lodged returns actually increased by 1.2% to 788,983.
The statistics also <a target="_blank" href="https://www.propertyobserver.com.au/tax/landlords-tax-deductions-rise-to-%24386-billion-or-%2423000-per-tax-return-ato-figures/2013050160918" rel="nofollow">showed Australia has a total of 1.76 million landlords</a>, with each claiming an average $19,000.

ATO stats show fewer businesses are trading at a loss

Established house prices, including those in Sydney, stagnated over the first three months of the year with just a 0.1% gain across the eight capital cities, according to preliminary estimates of the latest ABS house price indexes. 
The results show that established capital city housing markets are operating at different speeds with the strongest performers over the March quarter being Perth (+1.2%) and Darwin (+1.9%). 
"Clusters with median prices below $800,000 contributed most to the rise in the March quarter 2013," says the ABS of the Perth increase with the Darwin increase attributed to clusters with median prices below $600,000.
Sydney recorded no change in its established house price index, with small gains in Melbourne (+0.2%) and Canberra (+0.2%) over the quarter and small corrections in Brisbane (-0.3%), Adelaide (-0.1%) and Hobart (-0.3%). 
The ABS said clusters with median prices between $680,000 and $1,100,000 contributed most to the small rise in Melbourne house prices.
While of a preliminary nature and subject to revisions, the quarterly results may be factored into the RBA's decision on the cash rate, due to be announced at 2.30pm today.
Annually, house prices rose in Darwin (+8.0%), Perth (+6.1%), Sydney (+3.6%), Canberra (+1.5%), Brisbane (+1.4%), Melbourne (+1.1%) and Adelaide (+0.9%) and fell in Hobart (-1.9%).
The stagnation in house prices in the first three months of the year follow the ABS recording a revised 2% gain in its established house price index over the December quarter having previously reported a 1.6% gain in preliminary figures.
The positive movement in the December quarter 2012 was the result of rises in Sydney (+2.3%, unchanged), Melbourne (+1.8%, revised from +0.7%), Perth (+3.1%, revised from +2.9%), Brisbane (+1.0%, revised from +0.7%), Adelaide (+1.1%, revised from +0.8%), Canberra (+2.8%, revised from +2.1%) and Darwin (+3.0%, revised from +2.6%). This was partially offset by a fall in Hobart (-0.5%, revised from -1.4%).
The ABS figures contrast sharply with RP Data-Rismark figures, which recorded a 2.9% rise in detached house values across the combined capital cities over the March quater with Hobart the best performing capital city with a 6% gain and Adelaide the worst, falling 0.8%. 
RP Data had a cumulative capital gain in dwelling values in the year to March at 2.4% and up 4.7% since the market bottomed out in May last year.
