Melbourne developer <a href="https://www.apartments.com.au/developers/pdg-corporation">PDG</a> has unveiled its vision for the former Water Tank Site in Ivanhoe, which would see it transformed into a thriving residential neighbourhood, complete with a 2000 sqm public park.&nbsp;

Delivered in partnership with <a href="https://www.apartments.com.au/developers/development-victoria">Development Victoria</a>, the proposal would transform the prominent corner of Bell Street and Upper Heidelberg Road into a connected community comprising two residential buildings, generous public open space and shared amenities.&nbsp;

The vision includes 287 one, two and three-bedroom apartments, with a minimum of 10 per cent allocated to affordable housing, alongside a 2,000-square-metre publicly accessible park featuring a children's playground, activity lawn, indigenous planting, timber climbing logs, seating areas and a rock gathering circle.&nbsp;

Designed by <a href="https://www.apartments.com.au/architects/dko-architecture">DKO Architecture</a>, the proposal draws on the site's industrial heritage, using a robust architectural language that references the former water tank through expressive structural elements and durable, self-finished materials.&nbsp;

Extensive landscaping has been woven throughout the development, creating a living landscape that strengthens connections to nature while responding sensitively to the surrounding neighbourhood. Two residential buildings ranging from three to 12 storeys are linked by a landscaped forecourt, creating a welcoming arrival experience and improving pedestrian connections through the site.&nbsp;

Residents would also enjoy more than 1,000 square metres of communal open space, including barbecue and dining facilities, vegetable gardens, landscaped seating pavilions and a dedicated coworking space.&nbsp;

PDG Founder and Managing Director Vince Giuliano said the vision reflected an opportunity to transform one of Ivanhoe's most recognisable sites into a place that balanced housing, community and landscape.&nbsp;

"This is an opportunity to reimagine an important site and create a neighbourhood that delivers lasting benefits for Ivanhoe," Giuliano said.&nbsp;

Development Victoria’s Executive General Manager Precincts, Niall Cunningham, said the application is an important step for the government-owned site.&nbsp;

“This is about delivering more homes in a well-connected location, along with public open space that the Ivanhoe community will benefit from for years to come,” Cunningham said.&nbsp;

PDG was selected as development partner in late 2025 following a competitive tender process.&nbsp;

A planning submission for the project is currently being progressed through the Victorian Government's Development Facilitation Program, with positive early engagement from both Banyule Council and the Department of Transport and Planning.

PDG unveils plans to transform landmark Ivanhoe Water Tank Site

Shane Wilkinson's <a href="https://www.apartments.com.au/developers/pace-development-group">Pace Development Group</a> has lodged plans for a major residential precinct on the former Presentation College site in Windsor, with an eight-building masterplan ultimately rising to 10 storeys.

The proposal at <a href="https://www.apartments.com.au/new-apartments/167-dandenong-road-windsor-vic-3181">167–187 Dandenong Road</a> spans a substantial 19,027 sqm site and is being progressed across six stages, with the first residential stages comprising 170 homes across four buildings designed by <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a>.

Stage Two will deliver the bulk of the initial housing, with Building A comprising 81 apartments and Building B 49 apartments, both rising to six storeys.

Stage Three will deliver a further 40 homes. The heritage Nagel Building, identified as Building C, will be converted to 12 dwellings, while a new five-storey Building D will comprise 28 apartments at the Hornby Street and Dandenong Road corner.

The longer-term masterplan points to considerably greater density across the site.

Indicative plans show Building E accommodating around 80 dwellings across up to 10 storeys, while Building F is earmarked for around 120 dwellings and also up to 10 storeys. Building G is planned to range between four and 10 storeys, however its apartment yield is yet to be determined. That means the masterplan currently identifies at least 370 dwellings across Buildings A to F before any apartments within Building G are counted.

Across the 1.9-hectare site, that represents an indicative density of at least 194 dwellings per hectare, with the final figure to increase once the yield of Building G is established.

Pace is pursuing the project through the Victorian Government's Development Facilitation Program, with Urbis lodging a combined Section 96A planning scheme amendment and planning application on behalf of the developer, which secured the site earlier this year.

The application seeks detailed approval for Stages One, Two and Three, alongside approval of the broader masterplan framework that will guide the later residential stages. Stage One will see an existing heritage building adaptively reused for a wellness and fitness-related facility, while the broader precinct will retain several significant heritage buildings and established trees as part of the redevelopment.

A minimum 10 per cent affordable housing contribution is proposed across both the initial residential stages and the later masterplan stages, delivered through a discounted rental model.

The project comes immediately after a major change to the site's planning controls.

The site was rezoned to the Housing Choice and Transport Zone through Planning Scheme Amendment GC285, gazetted on July 22, 2026, and now sits within the inner catchment of the Windsor Station precinct under the State Government's Train and Tram Zone Activity Centres Program.

While the new controls identify large sites within the inner catchment for buildings of up to six storeys, Pace's masterplan pushes height to 10 storeys in parts of the site, with the taller buildings concentrated toward the centre and along the Sandringham railway corridor.

Lower-scale built form is proposed toward the site's more sensitive residential and heritage edges, with Buildings A and B generally stepping from three storeys at their interfaces to six storeys at upper levels.

Cera Stribley's masterplan breaks the development into a collection of separate buildings rather than a continuous built form, with landscaped spaces, new pedestrian links and a new publicly accessible road forming part of the precinct.

The planning report says the development will create new pedestrian connections to Elm Place and along the railway corridor, as well as a new publicly accessible road linking Elm Place with Dandenong Road. The proposed buildings will occupy around 54 per cent of the site, leaving a substantial portion available for landscaping, communal areas and permeable surfaces.

Urbis said the scale of the project reflected the site's strategic location close to Windsor Station, tram services and the Chapel Street Activity Centre, with the former school campus identified as a significant opportunity to increase housing supply on an underutilised inner-Melbourne site.

Lender, fund manager and apartment developer Princeton has completed <a href="https://www.apartments.com.au/buildings/marque-rockdale-602-608-princes-highway-rockdale-nsw-2216">Marque Rockdale</a>, the first new apartment development in South Sydney to provide its owners with a 10-year Latent Defects Insurance policy, the most comprehensive insurance available for a new apartment building.

The policy has been a key consideration for prospective purchasers of the 58 one-, two-, and three-bedroom apartments, strategically located between&nbsp;Rockdale Plaza and Rockdale Station.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

The Australian dollar's fall below parity against the US currency will be welcome relief for expatriates thinking of buying back home.
It's still a bit soon, but they will certainly be taking a closer look at residential property following the recent decline in the dollar.
Even with access to very cheap interest rate opportunities overseas, the high dollar stopped many executives and white-collar professionals taking the time to search out for their likely new home during the summer of 2012/2013.
When the dollar was high, Rismark joint managing director Ben Skilbeck noted the high Australian dollar had also made local housing more expensive for expatriates, particularly at the luxury home end of the market.
An anticipated rush home by expatriates after job losses in Europe, Asia and the Middle East, didn't eventuate into an acquisitive trend after the global financial crisis.
Mosman agent Robert Simeon from Richardson &amp; Wrench told Property Observer when compared to pre-global financial crisis Australian expats activity in property markets had been "few and far between."
"Obviously any value declines with the AUD$ would make Australian residences a lot more appealing although there is not enough anecdotal evidence that expats find our real estate as appealing as previous sales activity would indicate," Robert Simeon said.
He said the Chinese market was now the dominant players in his market demographic so a declining AUD$ will not be a market salvation for our expat markets more particularly at the top end.
"When Australia's commercial and investment banks are doing well our top - end property markets respond accordingly," he said.
Last May when the dollar briefly fell to 98 cents, it was noted the fall was possibly not enough to encourage expat Australians to invest back in the local residential property market, according to Greville Pabst, chief executive of property valuers and consultants WBP Property Group.
Pabst noted a falling Aussie dollar was positive news for expatriates, with the improved conversion rate giving them “greater buying power”.
However, he suggested the Australian dollar needed to "deteriorate to or below 90 cents against the US dollar before we expect to see an influx of expatriate buyers."
“A fall of 10¢ in the dollar (AUD) equates to a saving of $53,500 for expats based on the purchase of a property at Melbourne’s current median house price of $535,000.
"This is a great incentive in anyone’s eyes," he said in May 2012. 
At noon today (Monday, May 20) the currency was trading at 97.66 US cents, having fallen more than five US cents between May 9 and May 17.
It reached parity with the US dollar in November 2010 and rose to a 29-year high of $1.108 on July 27 2011 before retreating.

Weakening Australian dollar set to see expats return to Australian property purchasing

The premises of Rogues Jeanery on the trendy Acland Street shopping strip in St Kilda has sold at auction for $3.14 million.
The sale price reflects a yield of around 5% with current tenant is Rogues Jeanery Pty Ltd, returning $158,371 per annum plus GST.
The result reflected a land sales rate of $36,000 per square metre.
Rogues Jeanery (pictured below) has <a href="https://www.realcommercial.com.au/property-retail-vic-st+kilda-500697351" target="_blank">occupied the building since the mid-1980s </a>and its current lease expires in February 2018.

The 110 square metre shop comprises two interconnected shops on two separate titles and has frontage onto Acland Street of 8.5 metres.
The auction campaign was handled by Mark Talbot and Geoff Emmett of Fitzroys. The annual rent review is given as 6%.
Talbot says the purchaser was attracted to the maximum future flexibility of the adjoining shops on two titles, as well as the solid income stream with annual rent review increases, and the location in one of Melbourne’s most sought after retail shopping strips.
Acland retail property is a tightly held asset with no shops currently listed for sale and just two shops available for lease in a new development on the <a href="https://www.commercialview.com.au/68-72a-acland-street-st-kilda/commercial-lease-details-4492671" target="_blank">corner of Acland Street and Carlisle Street.</a>
According to research by Beller Commercial, Acland Street has the highest rents among Melbourne retail strips and also the lowest vacancy, at just 2.5% with just two stores out of 80 vacant.
Acland Street has previously reported a zero per cent vacancy rate in similar surveys published over the years.
Averaging asking rents on Acland Street are around $1,000 per square metre, per annum.

Investor snaps up Rogues Jeanery shop premises on St Kilda's Acland Street on 5% yield

Technical terminology is okay if it provides shorthand for complex ideas.
But in superannuation, jargon tends to push people away.
That’s a pity, because super is built on basic concepts.
So if you’re feeling a bit confused by it all, here are the five ideas you need to get your head around it:

Super is a tax arrangement: it is not an investment. You are putting money aside for your retirement (9% of wages) and the government encourages you to do this with tax benefits on contributions and investment earnings. It is the most tax-effective way to save for retirement.</li>
<li>
Super is income replacement: when you no longer work for income, you’ll need to replace this income using your assets (i.e. property and super). The income replacement rate is the percentage of your working life salary that you’ll need to earn in retirement. The sweet spot for singles is around 70% of average salary to live comfortably. For couples it’s more like 55% of combined salaries.</li>
<li>
Establishing a goal: you’ll need assets to generate your replacement income. So, you need a goal. Assume that your investments return 5% per annum. This means you must have enough assets so that when they earn 5% per annum, they produce your replacement income. For example, if you earn $60,000 per year, you’ll need a lump sum of $840,000 to replace your working life income. Your goal should include owning your home by retirement.</li>
<li>
The compound effect: often referred to as earning interest on interest. It works like this: if you put $1,000 into a fund that returns 10%, after one year you earn $100 interest. If you reinvest the principal amount plus the interest ($1,100), then next year you have $1,210. You’ll double your money in seven years by reinvesting like this. Now, add to this a regular contribution, over forty years and with extra contributions and occasional lump sums, in a tax concessional fund, and the compound effect is turbocharged. Superannuation is – in effect – a 40-year compound effect.</li>
<li>
Planning: Most super funds cater to people wanting low volatility and low returns (cash, bonds), through to high volatility and high returns (local and global shares). And all points in between. Generally, people close to retirement choose low volatility-return options while people in their twenties choose high volatility, because they have the time to weather downturns and make their gains. You should match your life stage and goals to your investment profile. Planning covers life insurance, home equity draw-downs, transition to retirement, annuities and special concessions for some Australians. These can be complex so you should take some advice from a professional.</li>
</ol>
Complexity aside, most Australians can create a retirement plan with a pad, a pen and an internet connection (remember to only rely on information from organisations with an AFSL).
The complexities will emerge – they always do. But you can start towards a comfortable retirement by taking control, setting a plan and empowering yourself to pursue your goals.

The instances of homes selling at a loss has begun to ease, according to an RP Data capital markets report.
Over the three months to September 2012, 13.5% of all homes sold were transacted at a price which was less than their initial purchase price, the report says.
"Since that time, the proportion of homes selling at a loss has eased. Over the three months to December 2012, 12.5% of all homes sold transacted at a price which was less than their initial purchase price," the report says.
"At the same time a year earlier, 10.8% of homes sold for less than their purchase price."
There has also been a rise inthe proportion of homes selling for more than double their initial purchase price.
Over the December quarter, 32.1% of homes sold transacted for more than double their purchase price, up from a low of 30.9% of homes over the September 2012 quarter.

The report also found that homes in coastal and 'lifestyle' housing markets are much more likely to sell at a loss.
"Over recent years, the market performance in these regions has been hampered by much lower housing demand as interstate migration has slowed and the tourism market has also eased," the report says.
Three of Queensland’s major coastal markets have had the largest proportion of homes selling at a loss over the three months to December 2012.
On the Gold Coast, 39.4% of all homes sold at a loss over the quarter followed by 34.5% of sales on the Sunshine Coast and 33.8% of homes in the Far North region.

Gold Coast remains the epicentre as the number of homes selling at a loss drops across Australia: RP Data

A sale price in excess of $4.5 million was tipped for a grand Prahran mansion when it went to weekend auction. 
Its RT Edgar agents Jeremy Fox and Andrew Smith sold the early Victorian house for a reported $4.69?million after auction.
It's tipped by The Australian Financial Review that the former Carlton AFL club captain Dr Andrew McKay may have bought the house after it was passed in at auction at $4.62 million. The opening bid was $4.3 million.

The James Buyer Advocates report noted there were just the two bidders.

No property blues for Prahran prestige as weekend auction yields $4.69 million top weekend sale

Clearance rates were strong in inner Melbourne and Bayside's million-dollar-plus property market last weekend, with an overall 75% on the 36 auctions we covered. But bidder per auction rates were lower - at 1.6 bidders - compared to around 2 for much of this year.
Boroondara had a solid weekend with several strong sales, among them a family home on a huge 1600 square metre block with pool and tennis court at 25 Wimba Ave, Kew, where three bidders took the opening vendor bid of $3.6m to a final result of $4,105,000. 
Port Phillip had meagre pickings of just 9 $1 million plus auctions this weekend, and there was little of the excitement we have been seeing recently with the auctions at St Vincents Place and 93 Richardson Street in Albert Park a couple of weeks ago. This week's auction of 115 Richardson Street showed that buyers are less emotionally attached to an Edwardian facade than a Victorian. The narrower frontage probably didn't help either. The property passed in at $1,835,000, and sold soon after for around $1,850,000.
In Brighton, there was a buzz around the auction at 52 Cole St, an attractive 1920s brick home in the Golden Mile. With 4 bidders, the opening bid of $1,575,000 was quickly taken to the final sale price of $2,055,000. 
But some of the biggest action we've been seeing lately has been away from the auction arena. We have bought several off-markets over the past couple of months - many of them in the above $3 million price range. And there are many others sitting quietly in the wings. 
In Port Phillip  off-markets are available in Harold Street, Middle Park, in Park Road, Middle Park as well as a unique terrace in Esplanade East, Port Melbourne. Two of the three will stay as off-markets until they are sold, while the other will come onto the market later in the year if it is not sold soon.
There are many off-markets quietly for sale at the moment around Brighton and further south, including a couple of family homes in North Brighton between $2 million and $4 million, two larger properties around $4 million in the Hampton/Brighton beach area, one in the Castlefield estate in the early $1 millions, and land for between $2 million and $3 million in Brighton’s Diamond K.
In Hawthorn, offers in the high $3 millions are being considered for a large family home in the Anderson Park area, and a large 1920s home in Kew is also available in the early $3 millions.
Selling off-market, without any advertising or open-for-inspections, is usually more common when the market is floundering. That's not exactly the case in 2013. Instead it seems that some vendors are taking advantage of the livelier market to ride on the back of another sale in their area, hoping the agent can persuade the losing bidders to look at their home and conduct a sale without any fuss or fanfare.
Off-markets can work well for both the vendors and the buyers, but there are traps for inexperienced players. Just because a sale is quiet doesn't mean it's a good home. Buyers need to be careful to do their due diligence on an off-market home, and be clear on the value of the home, because you won't get a chance to validate the value as you would at an auction.
Last week I noted it's taken more than three years, but Melbourne's Inner and Bayside million-dollar-plus property market is pretty much back to the peak we saw last in April 2010.. 
Even B- and C-grade homes are back to their 2010 price highs. And A-grade properties are selling for even a tad better than they did back in 2010, partly because there's still such a shortage of them. It's a pretty good time to be selling C-grade properties right now, because not many are being left on the shelf.
The overall clearance rate for million dollar plus Melbourne was 69%, with our bidder per auction measurement, Bidderman, still strong at 2.
What we're seeing this year is bidders willing to stick their hands up at auction and get amongst it. It's quite unlike last year, when everyone thought the smart idea was to wait and try to buy cheaply after a pass-in.
But we're also starting to see more properties being sold before auction, with some buyers trying to avoid the competition from other bidders. One recent example was 123 Prospect Hill Road Camberwell, a well-presented, smaller period home, adjacent to Camberwell High. A hopeful buyer for this property, which was quoted initially around the $1.2 million – $1.3 million mark, put in an early acceptable offer, possibly hoping to head off an auction. But it triggered instead an early auction on Thursday night, with five bidders attending. The final result is believed to be over $1.6 million.
The $3 million-plus market is also still lively. The fact that no less than 12 under-bidders missed out on the three properties in St Vincent Place over the last few weeks shows there is still plenty of money burning a hole in those pockets. Some of it may have gone to the auction this weekend of 49 York Street, St Kilda West, which sold under the hammer with four bidders for $3.6 million. 
So what will we see from here on?  After a balmy autumn weekend, we are about to head back into winter and winter in Melbourne often coincides with reduced property numbers on the market, as many vendors prefer to hold off selling their homes until spring. 
If property numbers remain low and buyer demand remains higher through the winter months, we may see continued increases in the number of bidders at auctions, such as we have seen so far this year. The real test of whether the increased ‘warmth’ we have seen is sustainable won't come until stock levels increase.
