<a href="https://www.apartments.com.au/developers/mosaic-property-group">Mosaic Property Group</a> has recorded 134 sales worth just over $400 million in two months of pre-release activity at The Riversdale, as the developer brings its $750 million South Brisbane riverfront project to the broader market.

The sales represent more than 60 per cent of the project's 213 apartments, with Mosaic reporting the majority of purchasers have been local owner-occupiers and downsizers.

Lender, fund manager and apartment developer Princeton has completed <a href="https://www.apartments.com.au/buildings/marque-rockdale-602-608-princes-highway-rockdale-nsw-2216">Marque Rockdale</a>, the first new apartment development in South Sydney to provide its owners with a 10-year Latent Defects Insurance policy, the most comprehensive insurance available for a new apartment building.

The policy has been a key consideration for prospective purchasers of the 58 one-, two-, and three-bedroom apartments, strategically located between&nbsp;Rockdale Plaza and Rockdale Station.&nbsp;

Buyers have also been drawn to the fact that it is one of few new apartment developments delivered in the suburb in the last 10 years, and the only one located on Princes Highway to be set well back from the street to reduce noise. Marque Rockdale completes as South Sydney’s first apartments backed by 10-year defect insurance

Sydney developer <a href="https://www.apartments.com.au/developers/odus">ODUS Property Group</a> is continuing to expand its local Gold Coast development pipeline, filing plans for a new 40-storey tower in the Southport CBD.

Odus, which bought two luxury Main Beach projects, now La Mer and Le Reve, to make its move into the booming Gold Coast apartment market, has secured its third site. But it is tweaking the plans for a previously proposed 50-storey skyscraper, now seeking to deliver 40 storeys.

The project, dubbed <a href="https://www.apartments.com.au/new-apartments/80-marine-parade-74-80-marine-parade-southport-qld-4215">80 Marine Parade</a>, sits on a prime&nbsp;2,032 sqm amalgamated corner site at 74–80 Marine Parade and 4 Welch Street, across the road from the Gold Coast Aquatic Centre. It will have unobstructed, never-to-be-built-out views to the east given its position opposite the Broadbwater Parklands.&nbsp;

The plans are for 316 apartments, ground-floor retail, and resort-style resident amenities. The project sits within Precinct 1 (Central Business District) of the Southport Priority Development Area, where high-density residential and commercial development is actively encouraged.

BGD, ran by Bayden Goddard and the architecture firm behind Le Reve, has revised the original concept plans, substantially reworking the built form. Basement parking has been replaced by an expanded podium designed to improve functionality while reducing the tower's overall visual impact.&nbsp;&nbsp;

A double-height lobby and reception will anchor the ground floor alongside a 23 sqm food and drink outlet, activating the Marine Parade frontage.

Parking will be accommodated within the podium, providing 288 vehicle spaces and 74 bicycle spaces, accessed from Welch Street.

A boutique collection of just 10 residences could become the catalyst for the next phase of renewal along the southern end of Surfers Paradise Boulevard, with new plans laid for a mixed-use tower designed to transform a long-vacant site.

The proposal for <a href="https://www.apartments.com.au/new-apartments/3098-surfers-paradise-boulevard-surfers-paradise-qld-4217">3098 Surfers Paradise Boulevard</a> has been conceived as more than a standalone residential project. Designed by <a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, the development aims to spark the revitalisation of what the design team describes as the "South Boulevard" precinct, creating an active streetscape with retail uses at ground level beneath a collection of full-floor luxury residences.

The application, by PR Property Holdings, an entity directed by the Brisbane-based Ryan and Petrovic families, seeks approval for a 17-storey, 62.2-metre mixed-use development on a compact 427 sqm site between Surfers Paradise Boulevard and Appel Street.

The project will comprise just 10 apartments, including eight full-floor residences and two duplex apartments, positioned above a two-level retail podium. Three podium parking levels will accommodate 26 vehicle spaces, while a recreation deck is proposed on Level 4.

Rather than pursuing apartment volume, the proposal focuses on large-format homes with a slender tower form intended to maximise outlooks while limiting visual bulk.

BDA Architecture said the proposal has been designed to become an urban renewal catalyst for the precinct.

"The ambition of 3098 Surfer's Paradise is that it provides the catalyst for incremental infill redevelopment and upgrade of what is coined the 'South Boulevarde' of Surfers Paradise which connects to the beating heart of Cavill Avenue."

The architects added: "An incremental approach to development that provides quality ground plane interface, human scale design, integrated subtropical landscape and semipublic permeable frontage can over time entirely upgrade a precinct."

The architecture adopts soft curves, articulated balconies and a slender tower profile rising from a human-scaled podium. The design report describes the project as delivering "bespoke residences of enduring distinction, sculpted with precision and quiet sophistication," with a focus on timeless coastal architecture.

The application also includes retail tenancies addressing Surfers Paradise Boulevard, reinforcing the site's role as an active mixed-use destination rather than a purely residential address. The planning report states the combination of the podium, landscaping and active frontage is intended to strengthen the pedestrian experience while contributing to the evolving character of the boulevard.

The site occupies a prominent position in the southern section of Surfers Paradise, directly opposite the G:link light rail corridor and within walking distance of Surfers Paradise Beach, Cavill Avenue, the Nerang River and Bruce Bishop Car Park. It is currently vacant, having previously accommodated a single-storey commercial building that was demolished in 2022. The planning report notes the surrounding area is characterised by a mix of commercial buildings and residential towers, with unlimited building height provisions applying under the Centre Zone.

The proposal also replaces an earlier 2022 approval for a restaurant and bar on the site, instead introducing a permanent mixed-use development that combines retail activation with boutique residential living.

Boutique apartment tower to "kickstart" Surfers Paradise's 'South Boulevard' revival

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

South African hotel baron Sol Kerzner has entered into an agreement with Malaysian-backed company Mulpha Australia to assume management of one of Australia's most prized luxury Island resorts - Hayman Island.  
Under the deal announced today between Mulpha and Mr Kerzner's international hotel group, Kerzner International, the iconic resort will undergo a multi-million dollar renovation and be re-launched as One&amp;Only Hayman Island in April 2014 - the first of its kind in Australia.
Mulpha will maintain full ownership of the island and the resort.
Mulpha executive chairman Seng Huang Lee described the partnership as the start of a "new era for the resort under their One&amp;Only brand”.  
Kerzner International’s One&amp;Only brand - located in the Bahamas, Mexico, Mauritius, the Maldives, South Africa and Dubai - is considered to be one of the finest luxury resort properties in the world and known for its "blow away the customer" experience.
Mr Kerzner was not available for immediate comment but sources told Property Observer he is due to arrive in Australia later this month for a three day visit.
Kerzner International chief executive Alan Leibman said Hayman was the perfect destination for the first One&amp;Only brand in Australia and “I know the resort will be well received by our many loyal One&amp;Only guests, as well as guests that have been enjoying Hayman for years."
“My personal commitment is to make One&amp;Only Hayman Island a must stay for the well-travelled to explore the wonders of this magnificent destination.”
DBI Design, in partnership with the Kerzner International Development Team, has been engaged for the interior design and landscape architecture for the resort’s rebirth.

Sol Kerzner finalises Hayman Island management agreement

 The Australian Securities and Investments Commissions’ concerns about aggressive marketing of many geared property investment strategies in SMSFs has been endorsed by the SMSF Professionals’ Association of Australia (SPAA).
Referring to the increase of unscrupulous targeting of SMSFs, particularly in the property space, SPAA senior manager, technical &amp; policy, Jordan George, said that while there is a role for gearing into property through an SMSF, it should only be where trustees have access to best-practice advice from a licensed, qualified advisor.
“In a recent speech to the Tax Institute National Superannuation Conference, ASIC Commissioner Greg Tanzer expressed concern that some trustees were not receiving such advice, simply reinforcing what SPAA has been saying on this issue for the past year,” George said.
However, despite concerns about any increases of unscrupulous activity, he said that it was still not a widely used strategy.
“That said SPAA believes it’s worth noting that despite all the ‘talk’ around this issue, it’s still only a strategy used by a small minority of trustees.
“In our view talk of SMSF gearing being ‘out of control’ is simply not borne out by the facts. At June 2013, SMSF statistics show that only 0.5% of SMSF investments have limited recourse borrowing arrangements, and that this investment category has grown at less than 2% over the past four quarters to 30 June 2013.  This level of involvement has been confirmed by one of the big four banks.”

Rise in unscrupulous targeting of SMSFs causes concerns

Hotspotting, or finding the best suburb in which to purchase an investment, is a crucial skill of every property investor. With the market heating up, it's only natural that competition in finding these locations has started to skyrocket.  
Property Observer will be heading to buyer's agents, developers, economists, researchers and other property experts to find out how they find their best growth locations and how you can too.
This week, we spoke with Rich Harvey, managing director of independent buyer’s agency <a target="_blank" href="https://www.propertybuyer.com.au">propertybuyer.com.au</a>.
Harvey is a licensed real estate buyer’s agent, experienced property investor and professional economist. The propertybuyer.com.au team has purchased over 1,100 properties in total.
Before zooming into a particular area, Harvey says he first identifies areas experiencing urban renewal.
“The word hotspot can mean it’s hot, then it goes cold. We’re usually cautious about it and look for areas with a long-term future,” he said.
Continual hotspots include areas that are close to any city's CBD.
“The middle and inner rings of Sydney always do well. Places like Alexandria and Redfern aren’t fully-priced and have the ability to move upwards in price,” he said.
“In Melbourne, St Kilda’s always been popular.”
He highlights areas that used to be “industrial wastelands”, or areas that have undergone rezoning.
Other factors to note are areas that have a limited ability for mass development, or have large infrastructure projects in progress.
“We look for areas that do not have a massive amount of supply about to come on,” he said.
Yet areas with projects such as hospitals, train lines, or universities could potentially become hotspots as well.
“Gladstone was a major hotspot. Obviously that has come down a bit, but it will come back in time. Over in Darwin they have the LNG gas plant. The North West Rail Link in Sydney – that’s going to be phenomenal. That’s starting to move the north-west market,” he said.
Demographics are also important. An area has a rising population can translate to strong rental demand.
Outside of metropolitan areas, Harvey notes that strong and growing employment opportunities need to be present.
“Without stable employment opportunities, prices aren’t going to move,” he said.
He also mentions the ripple effect, by looking at suburbs that have taken off and looking into its surrounding areas.
“Areas like Balmain, it’s a fantastic spot that’s always high in demand. But some buyers can’t afford $3 million, so they look at its surrounding areas. You might get some flight noise but it’s still a great area,” he said.
Harvey’s strategy starts with something he calls “ground-truthing” – conducting an assessment of an area by delving into statistics. By comparing data from various sources, including RP Data, APM, and Residex, as well as supply-demand ratios, his team then shortlists areas.
Thereafter, he looks at recent auction results and what has recently sold.
To verify the information on hand, he then visits the areas personally to speak with real estate agents and locals.
Here are some questions he asks:

While statistics are useful, he says locals are able to provide pertinent information about an area that might not be available otherwise. As such, it is important to conduct an on-the-ground assessment in addition to statistical research.

Hotspotting tips to get you ahead of the pack: Rich Harvey

The Australian Bureau of Statistics last week released a fascinating set of data; Housing Occupancy and Costs, 2011-12.
<a href="https://www.abs.gov.au/AUSSTATS/abs@.nsf/Lookup/4130.0Main+Features12011-12?OpenDocument" target="_blank">The release</a> provides a very thorough overview about housing costs across different regions and age groups, income levels, tenure types and a wide range of other factors.
The average (mean) cost of housing (weekly) across each state and nationally, as estimated by the ABS is provided below:

One of the headline findings from the release is that housing costs as a proportion of gross household incomes have remained broadly unchanged since the 2003/04 financial year at about 14% (see graph below).

For the purposes of this study, “housing costs are the recurrent outlays by household members in providing for their shelter for themselves. The data collected on housing outlays in the SIH [Survey of Income and Housing] are limited to major outlays on housing, that is, mortgage repayments, rent, property and water rates as well as body corporate fees”.
So, the costs don’t include expenses such as maintenance, repairs or insurance. Adding these costs into the scenario would likely more than double the cost of housing for those home owners who fully own their home (ie they have no mortgage repayments) and add about 13% to the cost of housing for those individuals paying down a mortgage. 
The scenario for renters of course wouldn’t change as these costs are covered by the landlord.  Additionally, mortgage costs include both interest and principal payments; realistically the principal payment component should be considered as savings.
The proportion of household income dedicated to housing costs is demonstrably higher across lower income households and the proportion is rising over time highlighting that financial stress is likely to be higher across these cohorts. 
Based on the most recent data for 2011/12, the lowest income quintile is dedicating 26% of their gross household income to housing costs compared with 22% over the 1995/95 financial year.
Housing costs as a proportion of gross household income has drifted higher across all income quintiles, however the lowest earners have seen the largest increase in costs as a proportion of income.

Across the different types of housing tenure, the lowest proportion of gross household income being dedicated to housing costs is evident for home owners without a mortgage at about 3%t based on the most recent data – no surprises there.  This group doesn’t have the burden of mortgage repayments or rent to pay.  
Households paying down a mortgage showed the second lowest ratio of income to housing costs at about 18% of their gross household income, while renters are on average dedicating about 20% of the gross household income to housing costs.

There’s not a great deal of difference in the proportion of gross household income dedicated to housing costs across the states.  Proportionally, housing costs are the highest in the Northern Territory at 16% of household income and lowest in Tasmania (where housing prices and rents tend to be much more affordable) at 13%.

The thing that strikes me about this release from the ABS is the low proportion of household income being dedicated to housing costs by those households paying down a mortgage.  At just 14% of gross household income, it appears that the average home owner with a mortgage has a substantial buffer before they suffer mortgage stress. 
The old rule of thumb was that if a household is dedicating more than 30% of their gross income towards servicing a mortgage they were considered to be in ‘stress’.  Based on the data, nationally, about 18% of households are dedicating more than 30% of their gross household income towards housing costs (this is across the board, not just for those home owners with a mortgage) and 5.6% are dedicating at least half of their income to housing costs.

Clearly this 18% is where the focus needs to be from a social and affordable housing policy perspective.  As can be seen in the graph below, those households dedicating 30% of their gross income or more towards housing are very much concentrated within specific lifecycle groups – particularly lone persons aged under 35, single parents and young families. 
The results also suggest that it isn’t so much those people that have had a mortgage for some time that find it challenging to repay mortgages, rather it is those recent first-time buyers.  This also potentially goes some way to explaining why first-home buyer activity is currently so low at a time when mortgage rates are at virtual record low levels.

New home buyers and low income earners hit the hardest by housing affordability: Tim Lawless

Current investor activity in Perth’s residential sector is relatively weak. Despite interest rates being very low and rental yields being around 5%, investors still find the entry costs to Perth property significant.
Particularly against the backdrop of a relaxed vacancy rate and its potential to <a href="https://www.propertyobserver.com.au/news/perth-landlords-lower-rents-to-dissuade-potential-buyers/2013090264735?utm_source=po&amp;utm_medium=aida&amp;utm_campaign=news&amp;utm_source=Property+Observer+List&amp;utm_campaign=ae09f508a4-June_21_1_29_2013&amp;utm_medium=email&amp;utm_term=0_a523fbfccb-ae09f508a4-" target="_blank">soften median rents in coming months</a>.
Investor activity in the market is important because around 80% of rental accommodation is provided by the private sector. Governments simply cannot provide rental accommodation for everyone who needs it, so incentives to investors flows through to more choice in accommodation for tenants.
Most investors purchase multi-residential stock such as flats, units, apartments and villas. Partly because these are more affordable than houses but also because, depending on location, they tend to be easier to rent and more sought after by tenants.
Around half of all multi-residential property is owned by investors.
Property investors can spend a lot of time researching a suitable purchase but this is only half the skill of successful real estate investment. The other important factor is keeping the property in good condition.
Understandably, there is a tendency to minimise ongoing expenditure and to maximize returns, but experienced investors know that spending money to keep a property in good condition results in better performance, including more conscientious tenants, above average rents and fewer vacancies.
Ultimately, a well maintained property is likely to attract a better resale price.
Unless you have plenty of spare time and are familiar with the legal processes involved in renting property, it pays to ensure your investment is looked after properly by appointing a licensed property manager. Around 60% of investment properties are professionally managed in WA.
Such properties are more likely to require less long term maintenance than those handled privately, simply because property managers conduct regular inspections and advise owners of any upkeep.
A good property manager will also advise owners of any up-coming major work identified during an inspection.
Having appointed a property manager you should conduct a thorough inspection of the property to determine any repair work.
If a rental property is in top condition when leased, it is much more likely that a tenant will keep it that way. It is important that owners set a high standard for the condition of their property at the start of the lease in order to maintain that standard from the tenants.
This is particularly relevant for investors who may have purchased older, possibly run-down properties.
For owners, it pays to spend money on quality locks, security screens, a fresh coat of paint, air-conditioning, floor coverings, window treatments, tap fittings, contemporary tiling and repairs to cupboards.
Better presented properties will attract more appreciative tenants and a better rental return.

Good property maintenance attracts better tenants and creates greater rental return: David Airey

Frasers Property’s Putney Hill community is benefiting from the extension of the NSW Government’s first-home buyer scheme, with over 50% of the newly released Jacara apartments being snapped up since late July.
The sales in the Cox Richardson-designed Jacara complex boosts the 13.9-hectare <a href="https://www.putneyhill.com.au/" target="_blank">Putney Hill</a> community now to 80% sold.
“People have taken notice of the NSW Government’s decision to extend the first-home owner scheme, and this combined with positive sentiment around record-low interest rates – along with the arrival of spring – has seen many young, yet discerning, families and individuals coming our way looking to enter the property market,” says Warwick Dowler, Frasers Property Australia project director.
The NSW first-home buyer scheme offers $15,000 to those purchasing or building a new home.
“We’re seeing real confidence from first-home buyers right now,” says Dowler.
Frasers Property is also offering purchasers an incentive package comprising of kitchen appliances of up to $10,000 in value.
“We are pleased to offer home buyers our Kitchen Connoisseurs incentive package, which when combined with the $15,000 grant, could result in up to $25,000 off the cost of a new home,” says Dowler.
“We have already seen a number of new home buyers take advantage of this offer, so given its popularity, we are not expecting Jacara Apartments to remain on the market for very long,” says Dowler.
Prices of <a href="/news">Jacara apartments </a>range from $405,000 for a one-bedroom apartment, $594,000 for a two-bedroom apartment and $1.09 million for a three-bedroom apartment.
Jacara Apartments will offer its new residents a leafy retreat with communal garden beds for growing vegetables and herbs, a putting green, an outdoor barbecue as well as a formal lounge and quiet areas.
Construction of Jacara apartments is planned for completion in 2015.

In my last post I covered a few big-picture topics that are important to all buyers.
But we also need to always <a href="https://www.propertyobserver.com.au/demographics/look-beyond-the-demographics-to-find-what-buyers-really-want-peter-chittenden/2013082664535" target="_blank">look beyond current market demographics and consider new emerging trends</a>.
Across a wide variety of projects here are some of the style leaders that buyers are currently looking for in new developments.
Smaller and better
First up there has been a long-term trend towards small. Apartments have been getting smaller, driven by varied factors including cost, but also because the feedback is that buyers are in fact happy with smaller apartments.
But they expect them to be well designed, with the clever use of interior space and in a handy location that offers great local facilities. Small appears to be a good match with today’s busy and highly connected lifestyles.  Like cars, big no longer means better. But as we have seen with cars, design does need to be first rate.
And while we are thinking smaller in terms of space and cost I have previously talked about the <a target="_blank" href="https://www.google.com.au/url?sa=t&amp;rct=j&amp;q=&amp;esrc=s&amp;source=web&amp;cd=1&amp;cad=rja&amp;ved=0CC8QFjAA&amp;url=http%3A%2F%2Fwww.propertyobserver.com.au%2Fdevelopments%2Faustralian-apartments-won-t-be-getting-any-smaller-peter-chittenden%2F2013021159283&amp;ei=D2omUouyN-aXiQeb34CYBQ&amp;usg=AFQjCNG7u6YSD64hlzijcYk9XryB8aoEKg&amp;bvm=bv.51495398,d.aGc">emergence of micro apartments</a> that have recently been developed in New York and San Francisco.
While we are yet to see micro apartments here, the number of households with only one or two residents looking for the perfect place to live is on the increase and driving demand for smaller apartments.
These buyers are clearly seeking out apartments in key areas, often in or near CBD positions. For the ideal location this trend is already attracting prices beyond a million dollars and the spread of high-end, one-bedroom apartments with this price tag is set to be much more common.
I feel sure that we will soon be tracking $1 million plus one-bedroom apartments as we did with house prices some 20 years ago. It has already been suggested that Sydney’s median house price will likely reach above $1 million by 2020 and so is it reasonable to expect that apartments will not escape this trend.
Small appliances
Thinking small, we are also seeing the wider use of smaller appliances in apartments, but again matched by quality and convenience.
A great example is the draw dishwasher (first designed in NZ in 1987) and also induction cooktops, combination microwaves and flexible fridges where a freezer converts for wine storage. These are all good examples of popular ideas now turning up in new projects.
The two-bedroom suite
The two-bedroom suite layout is now a very popular design trend with apartment buyers. It’s a simple idea where there are two-master bedrooms, with full bathrooms and walk in robes, then there is a big central living area, this design is very popular with a whole range of buyers and investors.
They are great for shared renters or anyone wanting to have self-contained guest accommodation or for unattached joint buyers.
Social buildings
Buildings designed with a range of shared social spaces are also popular, be that space a well-equipped BBQ area, a library or cinema room.  These are fashionable and this trend neatly fits with the popularity of smaller apartments.
In a number of buildings I have seen recently, the idea is to have a mix of these facilities, with nothing too big so that residents have a variety of options. The shared facilities make it possible to entertain extended family or a small group of friends. Other options now include communal lounge areas, rooftop green spaces and outdoor dining pods.
Being connected
Another key trend is that buildings must have connectivity and that starts with mobile phone reception and wireless internet. Both are extremely important to apartment living and every room needs to be connected. The spread of more people working from home is a factor to keep in mind.
For many buyers, a sense of community is truly important with apartments being convenient for both work and leisure-time activities and the spread of mini-marts, 24-hour and micro fitness centres alongside local cafes and shops are all setting the pace.
Being Green
Energy-efficient living is a big plus, and many buyers are now concerned about a building’s green credentials and that extends well beyond garbage recycling.
Environmental friendliness is a key factor for many buyers when deciding where to live as they look for storm water feed gardens, easy access to bike paths, and evolving popularity of shared car facilities and soon the emergence of plug-in stations for electric cars.
Secure bike storage also gets a tick, but the storage needs to be close to individual apartments not a long walk to a dark corner of the main car park.
Pets
Pets are also important, and so this trend for pet friendly buildings are now almost the norm and not the exception.
Some other items on the short-list of design improvements include better lighting, more imagination in the use of colours including kitchen designs and the use of varied materials so that glossy or low-sheen are no longer the only options. Sound proofing feature walls are also an agenda item with big television screens very much a fixture.
It is exciting to think about these trends, because appreciating what buyers are looking for helps lead to better design and I know that developers are more than happy to deliver projects to match what buyers are craving.

Eight vital infrastructure signs to ensure your area stacks up: Cameron McEvoy

A three-bedroom house in Carrum Downs was the weekend’s most affordable auction sale in Victoria, according to Australian Property Monitors.
Located at <a href="https://www.realestate.com.au/property-house-vic-carrum+downs-114495439">3 Oakes Place</a>, the house sold for $306,000 through Munn Partners Real Estate Carrum Downs.
Listing agent Michelle Munn told Property Observer that the auction was “good”, with about 20 attendees and two registered bidders.
The successful bidder was an owner-occupier.
Munn added that the property market in Carrum Downs is “pretty good” at the moment, with properties in the $300,000 to $350,000 price range selling “fairly quickly”.
“First home owners and owner-occupiers are buying, rather than investors. It’s a popular area as it’s cheaper than the surrounding areas like Seaford. It’s a little bit more reasonably priced,” she said.
Prior to this sale, the house was last listed for sale in 2004 at an asking price of $240,000. It spent 41 days on market, according to RP Data records.
According to Munn Partners Real Estate’s estimated asking rent of $335 per week, the price reflects a 5.69% rental yield.
According to the latest RP Data report, the median sale price for houses in Carrum Downs is $325,500, down 3.7% on last year. The average discount required to sell a house is 6.1%, while private treaty sales average 75 days on market.
The median asking rent for houses in Carrum Downs is $320 per week, while gross rental yield currently stands at 5.1%.

With the Reserve Bank leaving the official cash rate on hold today, it has many property owners wondering whether now is really the bottom of the cycle and how they should make the most of it.
The lower interest rates has seen news come out of <a target="_blank" href="https://www.propertyobserver.com.au/news/perth-landlords-lower-rents-to-dissuade-potential-buyers/2013090264735?utm_source=po&amp;utm_medium=aida&amp;utm_campaign=news">Perth of tenants breaking their leases to get into the buying market</a>, causing landlords to react by lowering their rents.
However, in other states and territories this isn’t quite the same story and there are opportunities to take a closer look at how to time decisions correctly.
“Perth is the only market where first-home buyers are back to where they historically have been,” said BIS Shrapnel’s Angie Zigomanis.
“Activity in New South Wales and Queensland [from first-time buyers] is so low because of the changes to government initiatives that sucked the demand forward,” said Zigomanis.
This leaves investors in other states able to focus on maximising their investments during this lower interest rate period
When looking towards fixing your loan, however, there may yet be some time to go before it sits at the top of your to-do list.
Zigomanis predicts that there’s the potential for perhaps just one more cut this year.
“But they’ll probably stay stable for all of 2014 and start rising from 2015. The RBA will want to see an upturn in the economy first. Their real concern is that they’d like to see an upturn in construction that it is sustainable,” he said.
“Wait a little longer to fix.”
SQM Research’s Louis Christopher agreed that the end of the rate cutting cycle is getting closer and that investors need to start being diligent about looking out for when increases are likely.
“The first thing we’ll see before an increase will be the banks lifting their four, three and two year fixed rates move to being at a premium to current variable rate, whereas currently they’re on par or at a discount to them.
“When that will happen I’m not sure, but it will happen when the market starts to tip more confidence in the economy, business and consumer,” Christopher said.
However, there’s one unknown factor for investors looking to pick when the next increases may occur.
“Will the RBA need to respond to rapidly rising house prices? It has been a good run so far for existing property investors and owner occupiers and we think the market recovery will continue into 2014,” he said.
In fact, currently the biggest indicator for investors will be the percentage rise by which the property market recovers.
In an address to the Anika Foundation at the end of July, RBA governor, Glenn Stevens said that the outlook for income but also the expectations for asset values, in particular whether housing prices are overvalued, will heavily affect the overall decisions made by the RBA.
“Those who think they are will be drawn to the conclusion that a number of additional years of flat or declining real per capita asset values lie ahead, for non-financial assets at least; those who are not so worried about housing prices may expect that stronger growth, in real per capita terms, might occur,” Stevens said.
“Either way, however, it would seem unlikely that we could bank on a resumption of sustained growth in assets, in real per person terms, of 7% per year over the next few years. It follows that the saving rate is unlikely, any time soon, to decline back to where it was in 2005.”
With this in mind, investors need to be watching the growth figures carefully to predict when the rate cycle might start heading upwards.
“It’s a difficult one to know whether they should fix at all. Timing of these things is very difficult to do. It takes constant research and what your own personal financial situations require,” Christopher said.
“It’s very individual but in our opinion we do believe we are getting very close now to the end of the interest rate cutting cycle. I think when there is more confidence, and it may well come soon after the election, it will be difficult for the RBA to justify the rate setting when house prices are rising beyond 7%.”
