<a href="https://www.apartments.com.au/developers/mosaic-property-group">Mosaic Property Group</a> has recorded 134 sales worth just over $400 million in two months of pre-release activity at The Riversdale, as the developer brings its $750 million South Brisbane riverfront project to the broader market.

The sales represent more than 60 per cent of the project's 213 apartments, with Mosaic reporting the majority of purchasers have been local owner-occupiers and downsizers.

Lender, fund manager and apartment developer Princeton has completed <a href="https://www.apartments.com.au/buildings/marque-rockdale-602-608-princes-highway-rockdale-nsw-2216">Marque Rockdale</a>, the first new apartment development in South Sydney to provide its owners with a 10-year Latent Defects Insurance policy, the most comprehensive insurance available for a new apartment building.

The policy has been a key consideration for prospective purchasers of the 58 one-, two-, and three-bedroom apartments, strategically located between&nbsp;Rockdale Plaza and Rockdale Station.&nbsp;

Buyers have also been drawn to the fact that it is one of few new apartment developments delivered in the suburb in the last 10 years, and the only one located on Princes Highway to be set well back from the street to reduce noise. Marque Rockdale completes as South Sydney’s first apartments backed by 10-year defect insurance

Sydney developer <a href="https://www.apartments.com.au/developers/odus">ODUS Property Group</a> is continuing to expand its local Gold Coast development pipeline, filing plans for a new 40-storey tower in the Southport CBD.

Odus, which bought two luxury Main Beach projects, now La Mer and Le Reve, to make its move into the booming Gold Coast apartment market, has secured its third site. But it is tweaking the plans for a previously proposed 50-storey skyscraper, now seeking to deliver 40 storeys.

The project, dubbed <a href="https://www.apartments.com.au/new-apartments/80-marine-parade-74-80-marine-parade-southport-qld-4215">80 Marine Parade</a>, sits on a prime&nbsp;2,032 sqm amalgamated corner site at 74–80 Marine Parade and 4 Welch Street, across the road from the Gold Coast Aquatic Centre. It will have unobstructed, never-to-be-built-out views to the east given its position opposite the Broadbwater Parklands.&nbsp;

The plans are for 316 apartments, ground-floor retail, and resort-style resident amenities. The project sits within Precinct 1 (Central Business District) of the Southport Priority Development Area, where high-density residential and commercial development is actively encouraged.

BGD, ran by Bayden Goddard and the architecture firm behind Le Reve, has revised the original concept plans, substantially reworking the built form. Basement parking has been replaced by an expanded podium designed to improve functionality while reducing the tower's overall visual impact.&nbsp;&nbsp;

The tower rises above the eight-storey landscaped podium with a distinctive architectural language defined by sweeping arches, integrated greenery, bronze-toned glazing, and a sculptural rooftop crown.

The development will comprise 104 one-bedroom apartments, 208 two-bedroom apartments, and four four-bedroom penthouses across levels 9 to 36. Apartments are designed to accommodate both permanent residents and short-term accommodation within the same building.

A double-height lobby and reception will anchor the ground floor alongside a 23 sqm food and drink outlet, activating the Marine Parade frontage.

Parking will be accommodated within the podium, providing 288 vehicle spaces and 74 bicycle spaces, accessed from Welch Street.

It also states that the proposal "will contribute to a defined and legible eastern gateway to the Southport CBD, reinforcing the area's high-density urban character while maintaining a strong visual connection to the adjoining public open space network."

A boutique collection of just 10 residences could become the catalyst for the next phase of renewal along the southern end of Surfers Paradise Boulevard, with new plans laid for a mixed-use tower designed to transform a long-vacant site.

The proposal for <a href="https://www.apartments.com.au/new-apartments/3098-surfers-paradise-boulevard-surfers-paradise-qld-4217">3098 Surfers Paradise Boulevard</a> has been conceived as more than a standalone residential project. Designed by <a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, the development aims to spark the revitalisation of what the design team describes as the "South Boulevard" precinct, creating an active streetscape with retail uses at ground level beneath a collection of full-floor luxury residences.

The application, by PR Property Holdings, an entity directed by the Brisbane-based Ryan and Petrovic families, seeks approval for a 17-storey, 62.2-metre mixed-use development on a compact 427 sqm site between Surfers Paradise Boulevard and Appel Street.

The project will comprise just 10 apartments, including eight full-floor residences and two duplex apartments, positioned above a two-level retail podium. Three podium parking levels will accommodate 26 vehicle spaces, while a recreation deck is proposed on Level 4.

Rather than pursuing apartment volume, the proposal focuses on large-format homes with a slender tower form intended to maximise outlooks while limiting visual bulk.

BDA Architecture said the proposal has been designed to become an urban renewal catalyst for the precinct.

"The ambition of 3098 Surfer's Paradise is that it provides the catalyst for incremental infill redevelopment and upgrade of what is coined the 'South Boulevarde' of Surfers Paradise which connects to the beating heart of Cavill Avenue."

The architects added: "An incremental approach to development that provides quality ground plane interface, human scale design, integrated subtropical landscape and semipublic permeable frontage can over time entirely upgrade a precinct."

The architecture adopts soft curves, articulated balconies and a slender tower profile rising from a human-scaled podium. The design report describes the project as delivering "bespoke residences of enduring distinction, sculpted with precision and quiet sophistication," with a focus on timeless coastal architecture.

The application also includes retail tenancies addressing Surfers Paradise Boulevard, reinforcing the site's role as an active mixed-use destination rather than a purely residential address. The planning report states the combination of the podium, landscaping and active frontage is intended to strengthen the pedestrian experience while contributing to the evolving character of the boulevard.

The site occupies a prominent position in the southern section of Surfers Paradise, directly opposite the G:link light rail corridor and within walking distance of Surfers Paradise Beach, Cavill Avenue, the Nerang River and Bruce Bishop Car Park. It is currently vacant, having previously accommodated a single-storey commercial building that was demolished in 2022. The planning report notes the surrounding area is characterised by a mix of commercial buildings and residential towers, with unlimited building height provisions applying under the Centre Zone.

The proposal also replaces an earlier 2022 approval for a restaurant and bar on the site, instead introducing a permanent mixed-use development that combines retail activation with boutique residential living.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

Fashion giant H&amp;M has finally confirmed it will open its inaugural Australian store in Melbourne, in a high-profile location in the iconic GPO building.
The announcement confirms the company’s long-awaited search for a suitable property, having spent months scouting potential locations. But it also serves to show international appetite for Australian retail space is still going strong.
“A lot of international retailers still view Australia as somewhat of a beacon on the hill,” Simon Fonteyn, the managing director of Leasing Information Services, said this morning.
ISPT, the operator of the GPO building, announced yesterday H&amp;M’s flagship store would open with 5000m2 of space in the heritage-listed building.
In a statement, ISPT retail asset manager Sam Curry said the store would help boost the Melbourne CBD precinct.
“We are delighted to have this opportunity to introduce such a famous and highly anticipated international fashion retailer to the Australian market,” Curry said.
The company is the <a href="https://www.smartcompany.com.au/retail/054768-h-m-expands-to-australia-five-things-you-didn-t-know-about-the-iconic-retailer/2-2">world’s largest clothing group</a>, and is still partly owned by the family of the original founder. The company has 2900 stores in 51 countries, and is still on an epic expansion plan – targeting 10-15% per year.
H&amp;M, which was founded in 1947, follows the model of several of its fashion counterparts by working closely with designers and using a rapid shipping model – much like its counterpart, Zara and Topshop.
The H&amp;M store will sit just metres from where the inaugural Australian Zara store opened in 2011.
The importation of international fashion to Australia has been a hot topic over the past few years, with the local industry complaining that while new entrants create foot traffic and draw attention, they also push up prices.
While the market has been quiet for some time regarding any new entries, Fonteyn says that environment shouldn’t last too long – plenty of retailers still view Australia as an opportunity.
“A lot of the international retailers use Zara as a benchmark for what’s possible, and now you have companies like TopShop as well.”
“Some of these stores are even quasi-anchor stores. There is a demand for these types of internationals within Australian centres.”

H&M to open first Australian store in Melbourne GPO building

A private motor dealership has paid more than $3 million for a prominent mixed-use site in Mill Park.
The 2 Oleander Drive, Mill Park, site of 5167 square metres was sold through expressions of interest by CBRE’s Jamus Campbell and Scott Orchard, and Gross Waddell’s Jonathon McCormack and Daniel Greenlees
The vendors were Gibson Property Corporation and Roche Property Group, who are developing the Mason Point precinct.
Campbell said the prominent location - in the prominent Mason Point development - was a key factor behind the sale. “Mason Point is one of the largest mixed-use developments in Melbourne’s north. It’s set to become home to more than 800 residents and the workplace for around 1,000 employees.”
Mason Point is anchored by Westfield, Bunnings, Masters and Toyota.
The site offers ready access to east and west connections between Epping and Greensborough via McDonalds Road, and also north and south connections between Whittlesea and the CBD via Plenty Road.
The property also has a street frontage to busy McDonalds Road which handles more than 20,000 vehicles per day.

Mixed-use site snapped up for $3 million

Panellists at a high-level property lunch in Sydney yesterday presented contrasting views of the Australian economy and the post-election outlook. 

 Two of the three property market experts at yesterday’s Australia-Israel Chamber of Commerce function had recently arrived here from overseas. Both were very bullish, saying that the Australian economy compared very favorably with those of the United Kingdom and the US. 
 In contrast, local property developer Lang Walker, the executive chairman of developer Walker Corporation, said that Australian business confidence was low due to political instability and a lack of job security. 
 Susan Lloyd-Hurwitz, the Managing Director of listed real estate group Mirvac, has spent many years working overseas. She contrasted Australia’s GDP growth rate of 3% with that of the UK, which was 0.3%. 
 There are a lot of opportunities for people to carry assets given the strong economic fundamentals, Ms Lloyd-Hurwitz said. The unique transparency of the local property market was one of the qualities that gave “developers confidence to deploy certain amounts of capital.” 
 The third member of the panel, American Bill Powell, recently relocated from New York to become the CEO of Brookfield Australia. Brookfield’s parent company, based in North America, is a global asset manager focused on property, renewable power and infrastructure with over $175 billion of assets under management. 
 Mr Powell said he was “shocked with the negativity” around the local economy, as we had a “great GDP, low unemployment, low CPI and banks that were well capitalized.” 
 Other advantages were a strong fiscal outlook and the presence of an educated workforce with capital to invest, he said. 
 By way of contrast, Mr Walker said that this country needed foreign workers because the work ethic of young Australians was lacking. On top of this, the government had recently “virtually doubled” the wages of apprentices, making them too expensive for many employers to hire, he said. 
 The 67-year-old executive chairman of property development company Walker Corporation, who was last year estimated to be worth be worth $2.1 billion, went on to say that “in the old days, the training process took three to five years and you were paid a little bit more each year. That’s not the case now, it’s too expensive.” 
 His statements are not quite right, however. Last month the Fair Work Commission increased the wages of first-year apprentices from $304 to $400 a week, to reflect the fact that most apprentices are now school leavers. 
 Mr Walker also said that although, as a nation, we are “burdened by regulation”, his recent dealings with the Queensland bureaucracy, which has been slashed by Premier Campbell Newman, had been extremely positive. His latest approval from the Queensland Land Titles Office had taken only one day, he said. 
 A total of 800 people attended the lunch, which is one of the most popular events in the AICC calendar.

It's all in the numbers

General sentiment is that property markets will gain new impetus once this weekend’s election is out of the way. But the big exception will be Canberra. 
   Elections should not matter to property investors, as the fundamentals underlying investment change little. The strange habit businesses and individuals have of delaying decision-making until the outcome is known, as if election results are game-changers, never makes much sense.   Recently-published research on the pattern of market activity and price growth before and after elections shows there is no pattern. Prices have stalled before some elections in the past, while there has been strong growth in the lead-up to other polls.   This year we have seen solid growth in many markets, in defiance of the popular view that prices stagnant when elections are called.   Regardless of who wins Saturday’s contest, Australia has a fundamentally solid economy, low unemployment and attractive interest rates. Nothing will be different next week.   The investment plan I have this week will be the same one I’m implementing next week.   The only difference will be in sentiment. Consumer confidence tends to lift when there is a change of government, as appears likely.   That won’t be the case in the ACT, however. Stand by for some earth-quaking changes.   It’s pretty clear whoever wins will put the cleaners through the federal public service, particularly if we have a Tony Abbott-led government on Monday morning.   Canberra generally has the most consistent city market in Australia. It often has the lowest unemployment and the highest average incomes in the land. That provides a solid under-pinning for property markets.   Currently, the ACT unemployment rate is 3.6%, well below the national average of 5.7% and easily the lowest among the states and territories. And, over the past two years, wages have growth in the ACT considerably faster than the national average.   The Canberra market, overall, has returned to growth in 2013, in keeping with national trends. While its growth has been a little below average (3.8% in annual growth in dwelling values, compared 5.3% as the capital city average, according to the latest figures from RP Data) it has still been solid.   All that will change when a new federal government gives public service numbers a short back and sides. The main public sector union, the CPSU, says around 8,000 public service jobs will be lost under an Abbott government, removing $650 million annually from the Canberra economy. Documents published in the media indicate the Coalition initially plans to cut 6,000 positions, with more to come later.   This would replicate the actions of Liberal state governments as they have taken over in Victoria, New South Wales and, especially, in Queensland.   The Australia Institute think tank says the ACT is facing a recession as a result of Coalition reductions to the public service. It predicts between 6,000 and 12,000 jobs will be axed.   This week the ACT and Region Chamber of Commerce and Industry reported that business confidence in the future of the ACT economy was “in free fall”. Its survey found that most expect the economy to weaken, with employment levels and profits falling or, at best, stagnating.   Canberra, therefore, is a market to avoid. Prices are likely to fall.

It’s getting easier to afford a house – and that’s official.
The latest Adelaide Bank/REIA Housing Affordability Report shows that housing affordability has been improving over the past two years, with the proportion of income required to meet repayments at 28.7% - the lowest in a decade.
“With the exception of the Northern Territory, all states and territories recorded improvements over the quarter, the largest being Queensland where the proportion of income required to meet loan repayments dropped by 1.9% to 26%,” Real Estate Institute of Australia president Peter Bushby said.
Because of its higher average incomes, the ACT is still the most affordable state or territory in  which to buy a home, and NSW remains the least affordable with the proportion of income required to meet loan repayments 5.6% higher than the national average.
“Despite relatively low average loan sizes and rents, South Australia is one of the least affordable states or territories in which to buy or rent,’’ Bushby said.
“Affordability has improved in all states and territories when compared to the same time last year, and, no doubt, the seven interest rate cuts since November 2011 have played a role.
“Variable interest rates declined 0.2 percentage points - from 6.1% to 5.9% in the June quarter – which is a decrease of 0.7 percentage points compared to the same time last year.
Also, the three year fixed rate fell by 0.3% over the quarter and 0.9% compared to the June quarter 2012, to 5.1%.”
Bushby said more effort was required to entice first home buyers back into the market. Measures could include stamp duty reforms, access to superannuation and first home buyers’ assistance.
"They made up just 14.6% of the owner-occupier market - a persistently low number compared to the long-run average proportion of 20%,’’ he said.
“Victoria had the largest jump in the number of loans to first home buyers over the quarter and Western Australia the largest over the year.”
Rental affordability also improved with the proportion of income required to meet rent payments decreasing slightly to 23.7%.
The figures showed it is now more affordable to buy than rent in Tasmania.

Getting into the property market is becoming easier

A short but sweet <a href="https://www.rba.gov.au/media-releases/2013/mr-13-17" target="_blank">statement on monetary policy</a> on Tuesday from the Reserve Bank confirmed that interest rates remain on hold at 2.50% as expected.
The wording of the statement is not strong, but you'd still have to think that the next movement in interest rates is likely to be downwards for a number of reasons.
Firstly, mining capital expenditure is forecast to fall significantly over the coming years.
Secondly, Monday's indicative inflation gauge showed that inflation remains benign.
Thirdly, Tuesday's retail figures were weak again, showing an increase of only 0.1% for the month of July, which was below market expectations.
The trend estimate for retail sales looks to be very weak, although we retain hope that this will pick up over the coming year with the housing market recovery becoming ever more established with each passing month.
Fourthly, and finally, the indicators are pointing towards a weak GDP print tomorrow. Westpac is sticking with its forecast of 0.6% growth for the quarter, but there would appear to be a number of downside risks to that view.
Naturally, the RBA will continue to be wary of triggering a housing bubble in the second hand property market, but price growth looks to be mainly a Sydney story at the moment.

Four reasons why the RBA may have an easing bias: Pete Wargent

Her Majestys boutique apartment complex in South Yarra officially launched over the weekend after a redesign hurdle put marketing on hold.
Developed by Bravo Properties Developer, the complex will feature 16 boutique apartments, including four penthouses.
Prices range for $875,000 to $2.45 million.
Chief executive and managing director of Bravo Properties Gary Ebeyan says the launch went well.
"We have three potential sales, two of them being penthouses.
"Most developments are 80% rented out, I think Her Majesty's is attracting people who want to have less people renting in the building.
"Majority of people looking at the development have been owner-occupier. I think there will be one, two or maybe three max who are investors," says Ebeyan.
The original design featured 10 apartments and didn’t proceed due to expensive amenities getting in the way of potential buyers.
“Buyers didn’t want to pay that much, so we redesigned to bring the prices down,” says Ebeyan.
“We adjusted to look after what the market wants,” says Ebeyan.
Located on Davis Avenue, apartments will feature terrazzo or parquetry flooring and almost three-metre high ceilings.
The kitchens will include a centrally located marble bench with European appliances.
Residences will have access to a fitness centre and spa.
Hacer Group were appointed as builders in October last year.

Small things; incidental stuff; anecdotal evidence is what I like to look for.  Data is nice too, but too much data bores.  Stories, tell-tale signs, glimpses of change often mean much more.  
Several things in recent weeks have convinced me that things have now changed.  A residential recovery is on its way. 
It often is a news item – something that really should only get local attention – like calling a marginal, unknown female politician “sexy” – that gets a life of its own and announces that a race is underway.  
One such article was about a new <a target="_blank" href="https://www.theage.com.au/business/property/micro-living-in-the-big-city-is-not-for-everyone-20130818-2s51z">micro-apartment</a> development in Melbourne.  No big deal.  But when we get invited by several media outlets to comment then maybe the mindset has shifted.  The number of online replies and the amount of social media reply supports this muse.
You can see a similar trend with the “Sydney boom or not” <a target="_blank" href="https://smh.domain.com.au/real-estate-news/sydneys-strong-but-its-not-a-property-boom-20130819-2s7bj">conversation</a> over recent weeks.  
Another, more localised indicator is golf.  Golf?  
See, I haven’t played a game in over 18 months.  Lost interest.  Work got in the way.  Mind elsewhere.  
Most with whom I played, felt the same way.  But in the last month or so, the invites for an early or late round are starting to come.  Hmmm, are things looking up?  
Finally, I like to go to auctions.  I hang in the back of the crowd.  I like to play ‘nearest the pin’ – see, golf is never really that far away.  I am often pretty close – within a few per cent of the final price – but of late I have been way, way off – missing by a wide mark &amp; always on the low side.  Last weekend I was close to six figures off the mark.  Six figures!  
Just as well I am getting invited to play some golf, as my auction performance of late is quite humiliating.  
Some facts &amp; figures  
Re this talk of recovery – if the micro-apartment &amp; Sydney boom media attention are bellwethers - I fear we could get more disconnected than usual from reality.  
So in this spirit it is timely to outline some truths about the Australian housing market.  
Here goes.  And yes, this list does include data.  I hope you don’t get too bored!  
*     One in every seven Australian households owns one single residential investment property.  Just 480,000 households own two rental properties; with 162,000 or a paltry 2% of Australian households owning three or more investment homes.  These volumes have changed little over the last two decades or so.  
So everyone isn’t buying an investment property.  Whilst it will be an investor-led recovery, there isn’t a massive need to rush.  
*     Three-quarters of our housing is detached.  One in eight homes is attached (duplex or townhouse for example).  The same proportion applies to apartments.  1% of our homes are caravans, boats or similar.  These percentages have also not changed in decades.  
We are suburban.  Most live in a suburban setting.  Some suburbs might be going through gentrification, which is good for the locals and investors too.  But not everyone is moving downtown or into apartments.  In fact, only a limited number actually do.  
*     Household size is increasing, not in decline.  And whilst there are smaller apartments downtown, overall the size of our new homes is growing.  Just 4% of Australia’s homes have one-bedroom and 15% have two-bedrooms.  This mix has also not changed in decades.  
What has changed in recent years the number of three and four-plus bedroom dwellings.  Today 42% of our dwellings have three-bedrooms (it was 48% 10 years ago) and 39% of our housing stock today contains four or more bedrooms.  Up from 33% in 2001.  
*     Whilst, statistically, half of Australia’s households either live alone or as a couple without children at home, very few people actually live alone or even in groups of two.  The census tells us that just one in ten people live alone; one-quarter of us live in groups of two; 40% in groups of three or four and another quarter in groups of five or more people.  
We are tribal.  Density must be offset.  Living independently is quite different from living alone.  
*     One in ten of our private dwellings is occupied.  They aren’t all apartments on the Gold Coast, in Noosa or batches at Bateman’s Bay.  Many are suburban homes.  At present, a quarter of our population growth comes from overseas.  Many of these are returning expats, who are increasingly attracted back due to the lower Australian dollar.  Asian investors will often buy before migrating and they too often don’t rent out their properties.  So some (maybe many, who knows?) migrants will move back into their empty homes.  
Whilst higher population growth leads to expanding housing demand, there isn’t always a direct mathematical relationship.  
*     There’s a lot of research which indicates that on average, travellers operate within a fixed time budget.  It seems to be around 30 minutes (one way) for the typical work commute in Australia.  We are prepared to travel further for leisure.  
When given a reduced travel time (e.g. better infrastructure) commuters tend on average to spend the time saving on travelling to more distant but better jobs, or as is more often the case, to a better residential property/location.  
So an improvement in access to places of work doesn’t always mean better price growth.  It doesn’t hurt.  But its multiplier impact is limited.  Ironically, new infrastructure projects often help property values further afield than most advocate.  
Note I said “recovery” and not “boom”.  A plus 20% lift in values over the next three or four years isn’t a boom.  Only if prices rise that much within 12 to 18 months would the “boom” title be justified.
