Apartment buyers in New South Wales are set to gain a decade of insurance-backed protection against major building defects, after the NSW Parliament passed the Fair Trading and Building Legislation Amendment Bill 2026.&nbsp;

The Bill establishes decennial defect insurance, known in the market as Latent Defects Insurance (LDI), as an alternative to the existing two-year strata building bond. It cleared the Legislative Council with amendments on Tuesday evening (August 4, 2026), with the Legislative Assembly agreeing to those amendments shortly after.

Under the reform, eligible developers can satisfy their statutory bond obligation by taking out an approved decennial-style policy that gives owners 10 years of cover for major structural defects from completion, claimable directly, without first having to pursue developers or builders through costly legal action.&nbsp;

The change forms the final tranche of amendments arising from the 2021 statutory review of the Strata Schemes Management Act 2015 and related legislation.

Resilience Insurance, which originated the cover in Australia and has delivered it in NSW since 2022, welcomed the passage and credited the NSW Government for delivering it.

“This is protection apartment buyers have needed for a long time, and the credit for delivering it belongs to the NSW Government,”&nbsp;said Corey Nugent, CEO of Resilience Insurance.

“Minister Chanthivong and his team have shown real leadership in replacing an outdated two-year bond with cover that matches the lifespan of the buildings people are buying into. Reform like this is what good, evidence-based regulation looks like.”

Resilience has delivered LDI in NSW since 2022, protecting thousands of apartments, giving the State, and now the country, real-world evidence of how decade-long, no-fault protection works in practice.

The reform also places NSW within a wider national shift.

NSW is the third jurisdiction to put decennial cover into law. The ACT legislated for it in 2024, with the scheme taking effect in late 2025, and Victoria passed its own framework on 17 June. Between them, the three cover the majority of Australia's apartment market.

The reform commences once the legislation is proclaimed, which is expected in the coming weeks. From that point, developers of Class 2 residential apartment buildings can meet their statutory obligation with an approved decennial policy in place of the bond.

Buyers who purchased into projects that took out the cover early are among the first in the country to take keys to apartments carrying decade-long structural protection.

“With the legislation passed, the focus now turns to making it work for buyers,”&nbsp;Nugent said.

“There are already thousands of apartments in NSW covered by this insurance, bought by developers who moved early. The question every buyer should be asking in a display suite is a simple one: does this building come with 10-year defect cover, and who stands behind it?&nbsp;

“We look forward to working with the Government and the Building Commission in coming weeks as the framework moves to implementation, and to sharing what we have learned over the past four years so the protection reaches owners as smoothly and quickly as possible.”

Other states are working through their own reform programs. Western Australia has indicated that decennial cover is within consideration a later stage of its reform sequence, and Queensland has been examining the settings as it looks at the development pipeline ahead of the 2032 Olympics.

NSW parliament passes 10-year defect insurance laws for new apartment buyers

Builder-developer <a href="https://www.apartments.com.au/developers/mcnab-developments">McNab</a> has wasted little time reshaping one of South Brisbane's most significant undeveloped apartment sites after acquiring the property earlier this year.&nbsp;

McNab has lodged plans to scrap an existing approval for two 30-storey towers and instead deliver a single 28-storey residential building, preserving part of the site for a future development opportunity.

The proposal, lodged over <a href="https://www.apartments.com.au/new-apartments/64-peel-street-south-brisbane-qld-4101">64 Peel Street and 9 Cordelia Street</a>, is for a residential-led mixed-use development comprising 124 apartments above a landscaped podium, alongside a boundary realignment that preserves part of the land for a future residential project.

A five-level podium will accommodate 135 car spaces, while the ground floor will include a 66 sqm commercial tenancy, an activated residential lobby with work-from-home spaces, and a publicly accessible landscaped plaza linking Cordelia and Peel streets.&nbsp;

Communal amenities will span Level 6 and the rooftop, including indoor and outdoor recreation spaces, a swimming pool, barbecue facilities, kitchen and dining areas, lawn space, sauna, steam room and yoga facilities.

The application also proposes a boundary realignment to create a standalone 1,290 sqm development lot while retaining an adjacent parcel for future redevelopment, allowing the balance of the site to contribute additional housing over time.

Hayball said the architecture has been shaped by the site's elevated corner position at the intersection of Peel and Cordelia streets and Brisbane's subtropical climate.

The design incorporates generous landscaped setbacks, a masonry podium wrapped with planting, large north-facing balconies, and a slender tower profile intended to maximise natural light, cross ventilation and long-range views. The rooftop has been conceived as a wellness-focused retreat overlooking Brisbane, with amenities positioned to capture views towards Mount Coot-tha and the CBD.

The planning submission positions the proposal as a response to both changing market conditions and Brisbane's Kurilpa Sustainable Growth Precinct planning reforms.

McNab acquired the site after the previous approval was granted, with the existing scheme no longer reflecting current residential market demands, economic conditions, construction challenges, construction efficiencies or the quality of development outcome now being pursued, the planning report noted.

McNab continues to expand its residential development pipeline across Brisbane and the Gold Coast. The developer recently launched The Tannery in West End, securing more than 60 per cent of apartments before the project's public release. It is also delivering Elements Budds Beach in Surfers Paradise and Lucia Highgate Hill, an eight-apartment boutique development overlooking the Brisbane River.

A steeply sloping Bellevue Hill site is set to accommodate a new mid-rise apartment development, with plans lodged for 20 homes that respond to the site's dramatic topography.

The proposal for the consolidated land at <a href="https://www.apartments.com.au/new-apartments/138a-140-bellevue-road-bellevue-hill-nsw-2023">138A-140 Bellevue Road</a> has been designed by Sydney architecture practice Common Office, which has used the site’s substantial fall to distribute the building’s scale and unlock 20 apartments without presenting the full height to the street.&nbsp;

“The unique design strategy leverages the site’s substantial topographical fall to facilitate increased density, presenting a seven-storey profile to Bellevue Road while rising to 10 storeys at the rear,” Common Office said in its architectural design report.

The apartment mix spans one, two, three- and four-bedroom residences. Four two-bedroom apartments are designated as affordable housing, while the plans also include two adaptable dwellings. The mix is majority three-beds, with the typical three-bed apartment offering around 144 sqm internally, with balconies of around 15 sqm.

The affordable housing component represents 15 per cent of the residential floor area and allows the project to access additional height and floor space under the NSW Government’s in-fill affordable housing provisions. The site also falls within the inner area of the Low and Mid-Rise Housing Policy because it is within 400 metres walking distance of Double Bay Town Centre.

Common Office has arranged the building around a masonry podium and a lighter upper volume, drawing on two recurring elements of Bellevue Hill’s established architecture: sandstone bases and the vertical proportions of local Inter-war Art Deco apartment buildings.

“The proposal is governed by a holistic design language that reconciles the solid horizontal masonry of the neighbourhood’s podiums with the elegant verticality of its Art Deco heritage,” the architect said.

“The building maintains a consistent rhythmic logic utilising deep recesses and a sophisticated material transition to break down the 10-storey scale into a series of articulated, human-scale volumes.”

Large-format sandstone tiles will define the lower levels, establishing a robust base that negotiates the change in elevation from Bellevue Road. Above, red-tinted precast concrete frames, recessed balconies, anodised aluminium screens and expanded metal details will create a more vertically expressed façade. Integrated planter beds will introduce greenery across balcony edges and recessed sections of the building.

The elongated northern façade has been divided into three recessed vertical masses to reduce its perceived length. Triangular window elements and metal privacy screens reference the geometry of nearby Art Deco buildings while controlling overlooking toward surrounding homes. The southern elevation will incorporate further privacy screening, landscaped edges and deep balconies to maintain light and ventilation.

Private and communal landscaping is distributed throughout the development. A landscaped garden apartment is positioned within the lower portion of the site, while a communal terrace on Level 5 will include a central timber deck, barbecue facilities, resident planting plots and areas for outdoor dining and informal gatherings.

Common Office described the terrace as an elevated sanctuary designed to capture district views and sunlight. Its planting strategy incorporates endemic species associated with the Eastern Suburbs Banksia Scrub, extending the landscape vertically through the building and providing habitat for local flora and fauna.

A second communal outdoor area is proposed at roof level, with built-in seating, paved gathering areas and perimeter planting.

The podium has also been designed as an architectural feature rather than a conventional parking structure, with cascading planting, screening and natural-toned materials softening its appearance. Resident parking is elevated above ground level to address the site's flood constraints, while habitable apartments sit above flood planning levels. Upper-level communal facilities are designed to accommodate shelter-in-place arrangements during major flood events.

The development will provide 163 car spaces, including 152 resident bays and 11 visitor spaces, together with 144 bicycle spaces incorporating resident storage, visitor parking, bicycle maintenance facilities and e-mobility charging infrastructure.

The site sits within one of Brisbane's fastest-changing inner-city precincts, less than two kilometres from the CBD and within easy reach of South Bank, West End, the Queensland Cultural Centre and extensive public transport connections. The Kurilpa Sustainable Growth Precinct planning framework is encouraging higher-density residential development to help meet Brisbane's housing supply targets while supporting walkable, transit-oriented neighbourhoods.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

The Building Legislation Amendment Bill 2014 looks to improve standards, introduce a new dispute resolution procedure and create a Building Consumer Protection Fund to protect property buyers from insolvent or dodgy builders.
The Victorian Parliament has been urged to pass these new laws by Consumer Action chief executive Gerard Brody.
Currently, those who have an issue with a builder are covered under the home building warranty insurance scheme.  However, this scheme only covers them in the case of an incomplete or dodgy build if the builder is dies, disappears or becomes insolvent. It does not cover them for if they are deregistered, have their registrations suspended or when a rectification order is issued.
This new Bill aims to cover the shortfall, explained Brody, noting that the law has been in development since 2012.
“Home building warranty insurance has long been referred to as junk insurance because it’s so hard to claim. Not only do consumers have to spend thousands of dollars to be successful at VCAT, they then have to take action to wind up a builder before any claim can be made,” he said.
“The proposed new fund would ensure consumers have a remedy when there is uncompensated loss as a result of a building dispute.”
The success of the proposed law depends on the Victorian Building Authority’s (VBA) willingness to take enforcement action.
“The proposed law would mean independent inspectors from the VBA could make binding Rectification Orders to settle disputes. This should mean that consumers don’t have to go to VCAT, which has proven to be an expensive and inappropriate forum for many building disputes,” he said.
“The current system is broken—dodgy or insolvent builders can leave families with unsafe or unfinished homes and there is very little that can be done about it. Often they’re tens of thousands of dollars out of pocket and are left with an uninhabitable house.”

Victorian Parliament urged to pass domestic building consumer protections

Intention is the magic ingredient that dictates how a gain from subdivision is taxed, explains Property Tax Specialists’ Shukri Barbara.
If your intention is to realize the capital gain in a property then you will be taxed differently to if your intention is to make a profit in some fashion.
Barbara provides an example of a situation where the property is used as a main residence only. In 2013, the value has increased to $490,000 – when it was purchased in 2005 it cost $250,000.
They subdivide the block, and then sell the vacant land.
Barbara explains that for this specific situation, the gain is capital – with a 50% discount available as it is a “mere realization” of capital. In this case, the cost base of the vacant block would be based on the valuation from a valuer, the Development Application (DA) costs and any improvement required by council.
He suggests to only subdivide when ready to sell, as it allows the owner to maintain the capital gain exempt status for longest, as subdividing demonstrates intention as it is solely to realize capital gains.
Subdividing early and “waiting” is an indication of intention to a profit making undertaking, he warns.
It’s also worth noting that knocking down the main residence before selling significant changes the character of the asset, and may see capital gain tax (CGT) payable. Similarly, registering for GST can also be an indication of an intention to make profit.
Here’s another example:
A couple acquire a house in 2012 and lodge a DA in 2013 to knock down the existing houe, subdivide land and construct two townhouses.
The intention – that key word again – is to occupy one as the main residence, and sell the other one to help fund the main residence.
The owners have no background in building or associated industries and no history of development.
Barbara explains that in this situation it is likely the new main residence is exempt from CGT if it is established as main residence on purchase and is occupied for a period of, say, three months.
It must also be re-occupied within four years and the dwelling must be used for at least three months after completion.
If it is not treated in this way, CGT will be apportioned over time owned.
On the second part of the property, it will be taxed as business income.
GST implications include registration, GST on a portion of the sale price, credits on materials and services on purchase.
Barbara explains that if you sell the vacant block without development it is likely to be a capital 50% discount.
However, constructing and renting out the second block shows intention of investment, which on a later sale may access 50% discount but includes issues such as cash flow.
In fact, planning is critical. In some situations, Barbara notes that the numbers may actually find the after tax position preferably with the sale of the second block vacant rather than developed.
Barbara also warns that subdivisions cannot take place in a self-managed super fund for a number of reasons, mainly because it is high risk.
He notes that the intention is not required to be formally recorded anywhere, and the tax office bases intention on the way that the actions are taken out.

In Sydney a preliminary clearance rate of 75.8% was recorded compared to 76.4% last week. It is interesting to note that there have been 43% more auctions this year than was the case last year, remarkably the clearance rate has not been affected.
In Melbourne there was a preliminary clearance rate of 67.2% recorded compared to 69.1% last week and 74% this time last year. This was the 15th week with in excess of 1,000 auctions.
In Brisbane a preliminary clearance rate of 54.2% was recorded compared to 47.4% last week.
Adelaide recorded a clearance rate of 58.7% compared to 53.7% last week.
In Canberra a clearance rate of 56.4% was recorded.
In Perth a clearance rate of 33.3% was recorded.

Auction volumes projected to reach a high in late October: RP Data's national auction wrap

I have an interesting issue relating to a property my wife and I are renting. The property is in fact two separate units: the down stairs is a commercial premises where my wife runs her hair salon while upstairs is a separate residential unit. We live upstairs and pay separate rent on a separate lease for this property.
This is where it gets murky. The landlord is demanding my wife pay the full rates for the premises. As I understand it, my wife is responsible for the rates on the commercial premises below, but not the residential domicile above. The landlord refuses to get the property registered as two separate units and as such is demanding we pay all the rates.
The entire building is on one single water system, making calculation of bills nigh on impossible as well but interestingly upstairs has a separate electricity and gas supply to downstairs. Surely this would be indicative of a separate property.
The landlord is a solicitor and is using a bullying and brutish attitude to try and brow beat us into submission. Her attitude it would seem is that because neither of us has the legal acumen to rebuke her demands she can just steamroller over us. I'm hoping you can point me in the direction of the relevant legal statutes that would help us fight our corner.

I have taken a while to do some research for this question, including seeking some advice from my friend Rob Balanda, who is a QLD property lawyer.
You say that:
"The property is in fact two separate units: the down stairs is a commercial premises where my wife runs her hair salon while upstairs is a separate residential unit. We live upstairs and pay separate rent on a separate lease for this property."
This means that you have two leases in place – a commercial lease for the hair salon, and a residential lease for the unit above, in which you reside.
While it is important to point out that each state has its own Tenancy Act, they do share some commonalities and these commonalities most likely relate to your current problem.
Generally speaking, a commercial lease requires that the tenant pays all outgoings, including council rates, which is currently occurring for you.
Again generally speaking, a residential lease requires that the landlord pay all council rates, and not the tenant.
When it comes to the water rates and usage, a commercial lease requires the tenant to pay both, but in a residential lease the landlord must pay the water rates while the tenant pays the usage.  Note that the way usage is dealt with is different in each state, so you should check with your Department of Fair Trading to see how they are dealt with in your state.
As your water usage is shared and not seperately metered, things are a little tricky.  In QLD, this is what the Tenancy Act has to say:
Residential Lease
If the residence is not individually metered, the tenant can be made to pay water consumption charges for the premises only if:
(a)  the tenant is enjoying or sharing the benefit of a water service to the premises; and (b)  the premises are individually metered for the supply of water or water is supplied to the premises by delivery by means of a vehicle; and (c)  the agreement states that an amount for the water consumption charges for the premises is payable by the tenant.
However, the full cost can only be passed on to the tenant if the premises are "water efficient" - this being where the premises complies with water efficiency requirements under regulation.
In your case this is going to be difficult, as you won't be able to determine which portion of the usage is for upstairs, but it could be a moot point anyway if you live in a state where all usage is the responsibility of the tenant.  The landlord does, however, have to pay the water rates on the residential part of this property, and could be asked to determine a fair way to separate these out so you, the residential tenant, do not pay.
Note that it is not the zoning which determines the treatment, it is the basis for the lease.  Therefore, the fact that your home is not a separate unit matters little if you have signed a residential lease.
You should contact your state Department of Fair Trading and seek some advice about this.  In my experience they are very helpful and they will be able to act for you to establish a fairer system with this difficult landlord. As a lawyer you would expect her to know the law, but this is not always the case.

The latest series of The Block Glasshouse tried to make a silk purse out of a sow's ear.
And the reduced pool of savvy potential buyers - and bidders - didn't buy into all the associated hype as the final three auction results limped over their reserves.
With a $1.6 million average sale price - reflecting around $6900 a square metre - it actually almost succeeded, though the viewing public was deprived if they only desired uplifting show business hoopla.
It was thwarted in the end by its b-grade High Street, Prahran location. For Sydneysiders it would be like flogging prestige apartments on Parramatta Road, Annandale, which has very nice houses away from its busy thoroughfare, though without the trams. Certainly Prahran and some of its Chapel Street is a cosmopolitan suburb, but not quite everywhere yet in the immediate neighbourhood.
The most profitable selling market would have been student style - or Gen Y workers - rather than vast luxe given its proximity to Swinburne University with the 6 route tram out front and the railway very close via the Percy Street garage exit.
So the deep-pocketed baby boomer buyers that are the traditional recent Block apartment auction attendee either understandably didn't turn up or showed suitable reserve and mostly kept their hands in their pockets given the mediocre Prahran location. Couldn't imagine the baby boomers heading a few doors along to Misty’s Diner, a genuine American diner right next door to a <a href="https://www.theworkscarwash.com.au/theworks/" target="_blank">hand car wash</a> at what one blogger recently described as <a href="https://filluponbread.net/2014/06/26/mistys-diner/" target="_blank">the bleaker end of Prahran High Street</a>.
The local gay population didn't appear to embrace much of the Glasshouse either.
Also property success is often premised on population trends so those big three bedroom apartments were perhaps oversized for the very obvious Prahran composition of households without children. It sits at around 70% compared to the 50% Melbourne average. Ditto the lone person households category in the last census sat at around 40% of Prahran households compared with the Melbourne 23% average. There were just the 99 households in Prahran with five or more occupants.
Also RP Data puts the median Prahran apartment price at <a href="/news">around $510,000</a>, and going backwards a bit after its recent peak, presumably because of the enormous increase in newly constructed stock. Prahran houses have a $900,000 median. Just across High Street is for instance, ART, a block of 50 apartments that has incorporated supposed hip art into its eastern facade ands its foyer after a Facebook page where people could vote for their favourite. <a href="https://www.artprahran.com.au" target="_blank">Designed by ROTHELOMWMAN for developer Crema</a>, ART included 26 one-bedroom apartments, 23 two-bedders and the three-bedroom, two-bathroom penthouse. 
The one-bedroom apartments range from 51 square metres to 76 square metres; the two-bedroom apartments from 69 square metres to 87 square metres; and the penthouse was marketed as 160 square metres. Back in 2011 the off the plan prices for all but the penthouse ranged from $346,000 to $719,000, so from $6700 a square metre to $9400 a square metre. The penthouse fetched $1.16 million on its June settlement, so around $7250 a square metre. The former petrol station-turned residential development was offloaded by the Deague family at $5.5 million after they scrapped plans to build a hotel as part of its "art" series chain. 
The much desired $2 million plus hopes for the Glasshouse proved elusive. One Melbourne buyers' agent has egg on their face for suggesting the $2 million likelihood even on auction eve when the feedback ought have been obvious.
"This is reality … the property market is the one thing we can't control," bemoaned decor consultant Shelley Craft during the Channel 9 telecast.
“Something happened ….that’s not easily explained by me or frankly by anyone else,” producer Julian Cress told easily convinced, naive newspaper reporting attendees, adding they used the same valuer in each and every series.

The further into the auction finale - and the more Scottie slumped into his couch - viewers got to see just how hit and miss property renovation success can be when buyer demand doesn't go deep enough for the ill-suited, over supply.
They were lucky all five apartments of The Block Glasshouse were sold under the hammer at their Prahran onsite auction, as the extended last offering brought flooding back memories of the Richmond auction disaster in 2011 when just one of the four Block cottages sold under the hammer.
But with metres of floor space over five floors, the Prahran building was almost double the size of the historic Dux House warehouse renovation at 47 O'Grady Street, Albert Park which the Watercress production company bought from billionaire businessman Lloyd Williams last year for $5.9 million. It was perfect for their flush buyer mix.

It was a similar success at The Block Sky High too at 142 Park Street, South Melbourne parkland which secured five sales totalling $7.6 million, with Watercress having retained the sixth apartment, after paying $6.71 million for the four-star bizMOTEL, which closed its doors in late 2012.

So the High Street Glasshouse office block now has six split-level, atrium apartments above two retail/restaurants premises after the production company, Watercress spent $8.25 million on the 1980s office building. The $2.5 million Brenchley Architects infill works schedule was mostly internal, and then the constantant couples spent their renovation funds.
The $8.2 million auction proceeds covered the initial outlay with Watercress retaining the sixth apartment plus two street front retail premises. And then there is all the ad revenue for Channel 9.
The winning Glasshouse apartment at 4/125 High Street, renovated by brothers Simon and Shannon Vos, had a southerly aspect overlooking busy, noisy High Street, so it was the hipster fit out that seemed to work in its favour.
The 249 square metre apartment was the second largest of the five on offer.
It's priced reflected the top $7630 a square metre.
Chris and Jenna with their runner-up offering had 277 square metres of floor space, making it the biggest apartment in The Block. But with just skylights and an internal terrace along with the rooftop terrace. It's price was $6530 a square metre.
Max and Karstan had the apartment at 3/121-127 High Street Prahran, with a sunny north-westerly aspect. The couple also have an extra little, almost useless room. The sale worked at to be $7125 a square metre as their apartment was 236 square metres of floor space.
Michael and Carlene's apartment at 1/125 High Street has 236 square metres of floor space, and a southerly aspect. It was the poorest price at $5890 a square metre.
Deanne and Darren's apartment, 6/121 High Street, was the smallest on The Block, with just 186 square metres of floor space.
But it, however, had the most desirable aspect, facing northward and delivering city views. Its sale price reflected $7,419 a square metre, the second placed by square metreage.
Each apartment will also have 70 square metres of private storage and two car spaces.
Viewers saw it was a very close shave exceeding the reserve for the threesome of the contestant couples.
And there were two terrific over-reserve results on High Street in the ninth series of the Channel 9 series. 
It appeared the order of sale again impacted the result as it did in past series where investors, rather than home buyers, were at the fore, but this time it favoured those who went up in the auction order.
The first series of The Block in Bondi Beach back in 2003 came after the $1.95 million four block acquisition through the Channel 9 company. 
Such has been the success of the reality television renovation stress series that nowadays that doesn't even come close to the current day renovation costs. 
The next series at Darling Street, South Yarra might work out ok, though it is cheap serviced apartment heartland. Then onwards to the <a href="/expert-insights/investing/the-block-south-yarra-octagonal-hotel-saville-mystery">still unconfirmed Octagonal</a> which will be anyone's guess as to how it goes!

Not enough bidding baby boomer buyers to boost B-grade location in The Block Glasshouse 2014 auction results

Tasmanian brothers Simon and Shannon Vos took out the $100,000 prize at the auctions of The Block Glasshouse.
With a $1.9 million sale, the duo earned $335,000 over their adjusted reserve of $1.565 million.
All five of the apartments at The Block sold at auction, though they didn't approach the bullish results at the Albert Park warehouse in The Block Fans v Faves earlier this year.
Rookies Chris and Jenna, who had the largest floor space of any of the six apartments, came in second place with a $1.81 million price.

Yet again, it seemed that the auction order played a role in the final results. This time, the highest priced apartment went under the hammer second, Chris and Jenna's was auctioned first, and sales price dwindled from there.
Michael and Carlene chose to go last. Deanne and Darren, who had second choice, did went as late as they could, choosing to go to auction fourth.
Simon and Shannon nominated to go second, while Max and Karstan decided to go third. Chris and Jenna were stuck with first place after the other couples determined their order.
The contestants had no doubt hoped to repeat the formula established on The Block Fans v Faves, where the hammer prices escalated with each auction as buyer desperation took hold.
But in a lesser location, with lesser properties and fewer interested buyers, they instead saw the buyer pool dilute as each apartment sold.
The discounts received by the contestants after completing the sixth "secret" apartment did indeed impact the final result.
Maxine and Karstan had the biggest reserve price due to the size and aspect of their apartment, had an initial reserve of $1.7 million. Their winnings earned them a $1.67 million adjusted reserve.
After Deanne and Darren's final apartment winnings, their $1.6 million reserve was cut to $1,370,000.
Michael and Carlene's reserve was discounted by $20,000, giving them a final reserve of $1.38 million.
Simon and Shannon received a $10,000 discount on their $1,575,000 reserve, with a final reserve price of $1,565,000.
Chris and Jenna did not get placed in the top three at either stage of the challenge, and so missed out on a discount, and had a $1.5 million reserve.
The proceedings began with Chris and Jenna's auction overseen by Anton Wongtrakun of Dingle Partners, which saw three bidders initially compete for the windowless unit. After bidding seemed to snag at the $1.5 million reserve mark, a fourth bidder entered the race, restarting the momentum.
Two bidders battled it out from $1.5 million upwards: what appeared to be a young couple and the other a rather emotive buyer's agent, pushed the price to up to $1.81 million, with the apartment going to the client of the agent.
When Simon and Shannon's apartment went on the block, host Scott Cam announced that Block regular  Damien Cooley was a "very good auctioneer, this bloke". After just two bids, from Frank Valentic and another buyer's agent who bid at The Block Fans v Faves auctions, the home was up for $1.7 million.
The young couple who bid on Chris and Jenna's apartment popped up again, pushing the price up further, before a profusely sweating Valentic placed a $1.9 million bid, securing the apartment.
The subsequent auctions proceeded at a markedly slower pace.
Karl Gillon of Buxton kicked proceedings for Max and Karstan's apartment began proceedings with a number of vendor bids, pushing the price up to $1.68 million. The young couple appeared yet again, putting in a $1.69 million bid. Gillon worked overtime placing vendor bids, acting as the only competitor to the young couple. The apartment sold for $1.71 million to the young couple, resulting in a $40,000 profit for Max and Karstan.
Not quite the wedding gift the disappointed Max and Karstan were expecting. Nor were many other punters, with judge Shaynna Blaze predicting their apartment would <a href="/expert-insights/building/shaynna-blaze-picks-max-and-karstans-apartment-as-the-top-seller-in-the-block-glasshouse">sell for the highest price</a>.
A deflated Deanne and Darren were up next, with their apartment going under the hammer with Russell Cambridge of Biggin &amp; Scott. It seemed that Dee's provincial luxury stylings, which were feared would alienate some buyers, at least brought in some interest from bidders who had not appeared at the previous auctions.
However, things stagnated just after they passed their reserve, with a number of $10,000 bids put the price of their apartment at $1.38 million. The couple ended up with just a $10,000 profit after three months of work. Had they not received their reserve discount prizes, their apartment would have been passed in below reserve.
Michael and Carlene's apartment was auctioned last. The auction, said to have stretched out for an excruciating 45 minutes, saw Matt White of Ray White try to squeeze interest out of the rather small buyer base. Bidding opened at $1.2 million.
A few bidders who had not yet appeared at the previous apartments popped up, but it wasn't much use to Michael and Carlene. Things stalled below reserve at $1.36 million for some time.
Some whispers were exchanged among potential buyers at the $1.36 million mark while White and his fellow agents consulted with Michael and Carlene.
They agreed that the apartment should be passed in should it just reach reserve, as a reserve price sale would result in zero profits for Michael and Carlene.
White returned to let the couple know that a bidder was willing to put in a $1.39 million bid, which White would be forced to accept in accordance with Victorian laws. And so the bidder purchased at $1.39 million.
All in all, the disappointing Block Glasshouse results reflected the market's interest in a bizarre office conversion located on an inner city main street.

All five apartments of The Block Glasshouse were sold under the hammer earlier today at their Prahran onsite auction, Property Observer understands.

While there is no official confirmation ahead of the Sunday night broadcast, the five results bettered Melbourne's overall 73% auction success rate which was recorded this weekend amid the 820 auctions reported to the REIV. 
And there were terrific over-reserve results on High Street in the ninth series of the Channel 9 series. 
But I note one of the weakest sales finished just 6% up on its opening bid before the hammer came down.
"It is extremely good buying at this level," the auctioneer vainly suggested.
Another took over 30 minutes to secure the sale for little over reserve.
It appeared the order of sale again impacted the result as it did in past series where investors, rather than home buyers, were at the fore.
The auction saw Darren and Deanne, Michael and Carlene, Max and Karstan, Chris and Jenna and Simon and Shannon compete to get the highest price over their respective reserves.
The winning couple will receive $100,000 in addition to the huge profit they made over reserve.
Reserves were determined officially prior to the renovations, and the in the game that followed each couple also got the chance to discount these reserves when completing the building’s final “secret” apartment which may be retained by the show's production company.
Maxine and Karstan received a $30,000 cut to their reserve price, as did Deanne and Darren. Michael and Carlene’s reserve was discounted by $20,000, while Simon and Shannon received a $10,000 discount.
Chris and Jenna did not get placed in the top three at either stage of the challenge, and so missed out.

The Block 2014 auction results in not quite five gold stars at the Glasshouse Prahran: SPOILER ALERT

But despite everyone's design efforts, The Block Glasshouse auction order, if last season of The Block is anything to go by, will also play its part in this weekend's televised finale.
Especially if the buyers become more desperate to own their piece of the amazing building the more supply drops, the judge Darren Palmer says.
The auction reserves are going to be a balancing act of southerly versus internal versus northerly aspect, weighing up square meterage, views and amenity, he noted in his LJ Hooker blog.
"Deciding on the reserves is not a job I’d want to take on and I pity the poor valuer that has the task. 
"I’d guess that Max and Karstan will have the highest reserve, Chris and Jenna the lowest, Simon and Shannon and Michael and Carlene will be very similar with Simon and Shannon’s reserve higher due to floor space and the wildcard will be Darren and Dee."
He suggests these apartments could never be built with their amount of value with the quality of design and architecture on offer, as there’s far more value in them than the market would be willing to pay for, other than via the television show.
"In short whoever gets one is, in my opinion, getting a great deal and apparently a sound investment, though you should seek your own advice on what suits you and your investing agenda," he wrote ahead of the broadcast this Sunday night, at 6.30pm on Channel 9.
Palmer noted auction reserves are typically set based on considerations such as location, supply and demand, square meterage, aspect, amenity, finish, comparable sales in the area and last and less tangibly emotion – or desire. 
"Unfortunately for the contestants of the Block the reserve prices have been decided on the plans submitted to council, not the finished apartments, so what we have is a game of positives and negatives."

The apartment is south facing which overlooks the street with trams passing by regularly however the noise is kept at bay by triple glazing of all external windows.
Michael and Carlene have created a property that is largely broad and family-friendly but also could appeal to young professionals, singles and empty nesters.
There is only one glaring issue with Michael and Carlene’s apartment - the main bathroom and the stairs to a shower. 
Michael and Carlene have excelled in every other part of the home.
The terrace has the only space that is truly all weather.
So depending on the reserve and the auction order Michael and Carlene have a good chance of casting the widest net of buyers as long as they’re not bothered by the main bathroom.

East facing internal apartment with no outlook but rooftop area with city views.
The largest apartment on the block at 277 sqm internal living space.
3 Bedrooms – master bedroom with walk in robe, 2 bathrooms, powder room/laundry, kitchen with butlers pantry/scullery + bar, open plan lounge/dining with gas fireplace, study, grand 3 level staircase leading to a rooftop terrace w/ city views + the largest indoor outdoor terrace on the block featuring dining &amp; bbq area, 2 car undercover parking, on site lockable storage.
There were several times that they came short of expectation or came up short all together, though when it comes to the really important things to get right in an apartment they delivered in spades. The main bathroom is a master class on how to do everything right. 
This kitchen nailed every single detail in terms of finishes, inclusions, space, storage, lighting, inclusions delivering a room that had everything and the kitchen sink – coated in an appealing copper coloured coating.

The largest apartment will most probably also have one of the lowest reserves as it has no outlook, hemmed in on all sides by the adjoining properties. There is however plenty of natural light so it may not be detrimental to market desire for this apartment.

This apartment has broad appeal. 
There were comments made throughout the series about some of the glossy choices feeling cold or soulless but seeing the complete apartment with the revisions made during the 24 hour redo challenge as well as the major impact the terrace space has on softening the whole downstairs level, this apartment is now as friendly as it is clean and orderly – which adds up to a very saleable package.
When you look at the Block apartments as an investment package they stack up very well. 
The depreciation schedules are impressive, they come fully furnished and ready to rent as soon as you settle with all of that value covered in the sale price, which means your mortgage pays for the furniture – so if you have the deposit and the means to service the loan they’re well worth running past your financial advisors to see how they stack up for you.
Max and Karstan have used good quality inclusions, there is art in every space and for my money, and they have the best schedule of lighting and lighting choices in the whole Block. 
I’ve wagered that Max and Karstan may come up trumps on auction day, though their reserve will definitely be a factor in their success.

This apartment is just plain cool. 
The brothers have folded the fabric of the apartment to become something more architecturally interesting in terms of the internal space, creating interest in the stairwell by framing the skylight with faceted gyprock, raked ceilings on the top floor, creative solutions to bulkheads and the most sculpturally interesting staircase on the Block.

Simon and Shannon also have my favourite kitchen on the Block, creating something that is new and cool without trying to be. There’s an effortless swag in this apartment that will appeal to the young and young at heart.
Not everyone is looking for a super hip super cool apartment, so the family and older market may not be as interested in Shannon and Simon’s finished result but I’d wager that the buyers that desire the apartment desire it a great deal which could create a bidding war.

This is honestly my favourite apartment in terms of aesthetic.
The style of Darren and Dee’s apartment is refined, finessed and luxurious in a very friendly way. The design alone will add a great deal of value to the apartment with hints of high end such as marble, the beautiful application of the EasyCraft Easy VJ paneling they’ve used sparingly and to huge effect throughout, the herringbone floors and the graceful and elegant staircase connecting the two floors.
The big draw card in Darren and Dee’s apartment is something that they created out of thin air, or a void more the point. The balcony from the bedroom over the outdoor terrace is pure genius. This single idea has added the opportunity to take in a city view from their master suite and views can add upward of $100,000 to a selling price.
With the smallest floor plan they may well fall toward the bottom of the pack in terms of their reserve, though balancing that out they are also one of two apartments with the most desirable northern aspect.
Earlier this week another The Block Glasshouse judge Shaynna Blaze <a href="/expert-insights/building/shaynna-blaze-picks-max-and-karstans-apartment-as-the-top-seller-in-the-block-glasshouse">also predicted Maxine and Karstan's apartment</a> will attract lots of bidders, perhaps putting it ahead of the competition at the auction.
Blaze told TV Week that the aspect and size of the apartment apartment at <a href="https://www.realestate.com.au/property-apartment-vic-prahran-117846863" target="_blank" style="line-height: 1.3em;">3/121-127 High Street Prahran </a>will appeal to buyers.
"I think there are going to be more people bidding for Max and Karstan's apartment due to the size of it, and it's north facing," she said.
Judge Neale Whitaker, from Vogue, says history has shown that come auction day it can go one of five ways! 
"It’s anyone’s competition.
"In the last series Steve and Chantelle won against all odds and we’ve seen that happen before. 
"On paper, Karstan and Max have the best apartment – best position and the largest space. 
"In theory they should win, but they will also have the highest reserve," although Neale was strongly favouring Michael and Carlene on the show's auction eve taping.

Max and Karstan are the bookie favourites, with Darren and Deanne second favourite.

Colliers International is now taking VIP appointment bookings for Ryde’s Crowle Estate, located in Ryde’s Meadowbank at 74-78 Belmore Street.
In total, 416 apartments will be offered in <a href="https://campaigns.colliers.com.au/s/513b152f14843816c33cebd8b684542b3f877e56/h=ff005bfa6b7332ff86f20fe7084d9f6700403a1b" target="_blank">Crowle Estate</a> with a selection of one bedroom apartments from $555,000 and two bedroom apartments from “high $600,000”. They will span five buildings of seven storeys with an additional two levels of underground basement car parking. This will include 450 car spaces.
Developed by DEIcorp, the designs are by Nordan Jago. Currently, DEIcorp are also working on a number of projects including The Charles Apartments in Canterbury, Moss Wood Apartments in Kogarah, Urba Apartments in Sydney CBD, Alpha Apartments in Lewisham and Bankstown’s Little Saigon Plaza.
Many of the apartments in this project will include balconies with views of Parramatta River.
Meadowbank's <a href="/news">median unit price currently sits at $495,000</a>, according to RP Data.

Ryde one bedders from $550k: Crowle Estate taking VIP bookings

Property investment show Look at Property aired the first episode of its eighth season last night.
The show, which informs viewers on the property market and offers tips for property investors, features segments such as Open for Inspection and Property of the Week.
Host and producer Julie McBeth says experts on the show cover topics including finance, design, buying, selling and renovation.
"The spring selling season is traditionally the peak time for the market and we are getting lots of interest from people wanting to know what's happening with interest rates, hot spots, property investment and how to get the best price for their homes when they are selling," says McBeth.
"Fletchers, Empower Wealth, Stewart Title Insurance and a range of financial providers and property groups will be sharing their expert advice each week."
The show is also hosted by Des Dowling, pictured above interviewing Michael Bonadio from Adio Properties. Experts who have appeared on the show include Ben Kingsley and regular Property Observer contributor Catherine Cashmore.
