The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Are mortgage holders set to get a reprieve from the RBA in 2026?

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

The auction of the tightly held property at 78 Beaconsfield Parade, Albert Park is likely to attract bidders with deep pockets, according to Mark Armstrong of <a href="https://www.propertytycoon.com.au/" target="_blank">Property Tycoon</a>.
"With no recorded sale in the last 30 years the property is likely to attract some strong interest," Armstrong says. 
He points to the recent strong growth in the suburb as a reason for its likely high sale price
"Houses in Albert Park have an outstanding growth record over the last five years," Armstrong says. "In 2005 the median value of houses in Albert Park was $670,000, by the end of 2010 it had rocketed to $1.3 million, a growth rate of over 14% per annum. That sort of growth suggests Albert Park houses are always in strong demand."
Although the Beaconsfield Parade property is "in need of some love", Armstrong still believes it will fetch a price comparable to nearby properties.
"The last comparable property on Beaconsfield Parade, on 349 square metres, sold only last month for $2.66 million. With an under-bidder from that auction likely to be still floating around the market, a sale price in excess $2.6 million is on the cards."

The per annum net rent that US-based cleaning chemicals and equipment manufacturer Clorox will pay to lease a modern 260-square-metre space office at Doncaster East in Melbourne’s eastern suburbs. The company has agreed to terms on a new five-year lease at the 11/857 Doncaster Road property. Savills Australia’s Daniel Kelly, who negotiated the deal in conjunction with Doug Francis from TM Real Estate, says Clorox required a modern office space within close proximity of its current home. The lessor is a Melbourne-based private investor.

The amount of space that boutique women’s fashion retailer Angels will lease the Islander Resort complex at Noosaville on the Sunshine Coast. Angels has taken out a long term lease of Shop 20 at 187 Gympie Terrace in a deal negotiated by David Brinkley of Ray White Commercial Noosa. Angels has secured a three-year lease with an option to renew a further three times. The shop is owned by a local investor. The gross rent on the property is estimated by market sources to be approximately $44,000 per annum.

The lessor is a financial services organisation. The lease term is seven years, plus a three-year option with the deal negotiated by Louise Rowe from Knight Frank.

The amount Stockland has paid the Winten Property Group to acquire a 163-hectare residential site at Marsden Park in Sydney’s north west. Located on Richmond Road, the property will have the potential to deliver about 2,300 new homes. The site is about five kilometres from the Riverstone railway station and 15 minutes from Norwest Business Park. Stockland says the acquisition has been structured on capital efficient terms, with $5 million to be paid in financial 2012 and the remainder settled over approximately six years. The project is expected to take seven to eight years to complete.

The amount a freestanding factory in Carlton in Sydney’s south has sold for at auction. The property at 41 Waterview Street was sold to businesswoman Jian Chen by Ryan Jennings and Michael Abbott of Ray White Industrial M5. Jennings says there was solid interest in the property, which is owned by locally based investors Way Ming Tsoi and Alan Man. “We had 33 enquiries about the factory and 15 inspections prior to auction,” he said. The 600-square-metre industrial/warehouse is on a land area of approximately 815 square metres in the Carlton industrial precinct.

The amount a private investor with previous experience owning and operating childcare centres has paid for a former ABC Learning Centre in Lane Cove in Sydney. The two-storey property sold under the hammer through exclusive agents Cushman and Wakefield. It located at 17 Austin Street in Lane Cove and has been used as a childcare centre for more than 20 years. It sold with a long-term lease to operator Good Start Childcare Ltd in place until 2017. It is licensed for 59 children. In all, 15 interested parties inspected the Lane Cove property prior to auction. The property last sold in May 2007 for $625,000.

The amount a Melbourne-based private syndicate headed by Tom Borsky will pay for a suburban office building at 16-18 Bridge Street, Epping that was owned by Centuria Capital’s property funds management subsidiary, Centuria Property Funds. This a decision by unit holders to sell the property as the 10-year life of the fund is approaching in May this year.  The property was originally purchased in 2002 for $11.25 million. It was marketed and sold by Chesterton International represented by Bevan Kenny and Tyler Talbot and Knight Frank represented by Brett Burridge and James Parry. The property, constructed in 1989, has a net lettable area of 3,177 square metres across five levels and is fully leased to a cross section of tenants including Catholic Healthcare, Copeland Publishing, Automotive Global Insurance and others.

The property at 30 Cranbrook Street in Botany sold under the hammer through Paul Hunter, selling agent from Cushman and Wakefield. It comprises a building area of 662 square metres and is a modern industrial development with street frontage. It was sold with vacant possession. According to Hunter banks are reacting to the current economic uncertainty by taking a more cautious approach to lending and for vacant industrial or commercial properties, investors are finding banks are unwilling to lend without a lease in place. “As such there are some compelling opportunities on offer for owner occupiers who may view the current climate as ideal for securing their own accommodation future, provided they have the means,” he says.

The estimated net annual rent per square metre that property group CBRE (Global Corporate Services) will pay to lease 600 square metres in the historic office building at 395 Collins Street in the Melbourne CBD formerly known as Goode House and built in 1892.  The five-year lease covering the sixth floor of the 19th-century gothic-style building ,which was negotiated by Josh Langdon, Colliers International associate director of office leasing, following a major refurbishment of the building. The lessor was Lee Thai Enterprises.

The deal was negotiated by Wade Short and Tristan Russell of Ray White Commercial Preston. Kaffeine Brothers has taken out a five-year lease on the space, with two five-year renewal options.

The deal, which will bring the bookstore back to the Melbourne CBD after a 20-year hiatus, was negotiated by Ben Tremellen, Colliers International manager for retail. Tremellen negotiated a long-term secure lease with matching options, with a rent in excess of $500 per square metres. “The Georges building is one of the most iconic buildings along the famous Collins Street strip and to lease the final available space will now breathe new life into this historic building,” says Tremellen.

The forecast minimum revenue to Los Angeles World Airports (LAWA) is US$331.1 million over the full term, which comprises a two-year development period and a 15-year operational period. LAX is the sixth-busiest airport in the world. Westfield currently has similar operations at nine other US airports, including New York/John F. Kennedy International, Boston/Logan International, Ronald Reagan/Washington National, Washington/Dulles International, and George Bush Intercontinental/Houston.
