Pikos Group has released the five-penthouse collection at its <a href="https://www.apartments.com.au/buildings/skye-residences-by-pikos-kangaroo-point-8-river-terrace-kangaroo-point-qld-4169">Skye by Pikos</a> development in Kangaroo Point, with early buyer interest indicating the flagship residences could eclipse every apartment sale previously recorded in Queensland.

The collection crowns the luxury riverfront development with five residences, including four completed penthouses and Skye One, a two-level sky home spanning more than 1,000 sqm that will be tailored to its eventual owner.

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

Michael Cameron, the GPT chief executive, has warned the office markets in Perth and Brisbane are moving into a "dangerous area".
"I think there is a sufficient oversupply of money looking for investment into Australia, and investment into Australian real estate, that some of the underlying problems associated with the demand from the resources sector are being overlooked," Michael Cameron told BOSS Magazine, the AFR publication.
"There's the potential for a continual level of overheating,"  he warned, followed by a "dramatic slowdown" in Perth and Brisbane. 
With the end of the resources investment boom, office vacancies in Perth and Brisbane have soared and rents weakened. At 1 January, nearly 15% of Perth CBD offices were empty and in Brisbane over 15%, according to the Property Council. 
Last month the Reserve Bank of Australia warned the risk in the commercial property sector had increased.
Cameron noted commercial property rents had dropped 30% in Perth in the past year compared with a 3% rise in Sydney and Melbourne.

Perth and Brisbane office markets in dangerous space: GPT boss

Claims have been made that the new Victorian Planning Minister Richard Wynne had been bullied by the trade union movement into knocking back the Spring Street apartment tower planned by Grocon in the Melbourne CBD.
Wynne acted against the advice of his department, according to claims by the opposition leader and former Planning Minister Matthew Guy.
Matthew Guy claimed the Construction, Mining, Forestry and Energy Union (CFMEU) bullied Richard Wynne to <a href="/news/victorian-planning-minister-richard-wynne-refuses-grocon-application-while-list-awaiting-approval-lengthens">refuse permission for construction of the 43 level tower at 85 Spring Street</a>.
Grocon has been locked in a state of fierce workplace relations war over several years with the CFMEU.
Guy said Wynne's decision had been made after his chief of staff met with union officials about the project.
“Dick Wynne needs to explain why he failed to take his own independent departmental advice and reject a project weeks after his staff met Grocon’s arch enemy the CFMEU,” Guy said.
The 335 apartment project in a sensitive area close to the Bourke Hill heritage zone was ruled as too high and too close to other buildings within the precinct.
Melbourne City Council had not been keen for permission to be granted.
Despite acknowledging on ABC radio that the union had raised its opposition to a CBD tower during a meeting with his chief of staff whilst he himself had been sick, Wynne denied any suggestion that the union had influenced the decision in any way, the website Sourceable noted.
“Any representations that the CFMEU may have made, they were in relation to a pipeline of works for their employees, and any suggestions that the CFMEU played any role in my decision-making is completely wrong and false,” he said.

Matthew Guy accuses Richard Wynne of being bullied by unions over Grocon refusal

National house rents are 2.6% higher at $400 per week, while unit rents are 1.3% higher over the year, currently sitting at $390 per week.
CoreLogic RP Data has noted across the combined capital cities, rental growth has been more moderate, with house and unit rents up 1.2% to $435 per week and $415 per week respectively. 
Rental growth has picked up following the weakness at the end of last year, but Perth and Darwin had rents fall over the March 2015 quarter.
Darwin, which also happens to be the most expensive capital city unit market, saw rents down 5.5%, a $10 decrease to a weekly rate of $630.
Melbourne (2.8%) and Canberra (2.6%) were the strongest performers for the March 2015 quarter. 
CoreLogic RP Data research analyst Cameron Kusher said rental growth over the first quarter of 2015 that Melbourne's rental market for houses led the recovery, up 1.3% to $390, followed by Canberra, up 1.1% to $480, and Sydney, up 1.0% to $53
The apartment market also record slight gains ip 1.3% in the first quarter to $390 nationally.
The rents for units in major capital cities are now pushing closer to the rent for houses, with Sydney apartment rents at $500, Melbourne at $370 and Brisbane at $390.
Kusher anticipates the long term trend, of slowing rental growth, would re-emerge.
"With new housing supply increasing and investor purchasing at record highs, we have seen a significant slowdown in the rate of rental growth over the past couple of years and we expect this trend to continue over the coming year," Kusher said.
As rental growth slows, and house and apartment prices continue to rise, investment yields are being squeezed.
In the March quarter alone, Sydney's dwelling value climbed by 5.8%, Melbourne by 3.5% and Canberra by 4.1%, well ahead of the rental growth rate of around 1% for houses. On the other hand, in the Perth market, the rent for houses stayed flat in the March quarter, ahead of 2.7% negative growth in dwelling values.

House rents pushing closer to apartment rents: CoreLogic RP Data

Rents always go up – don’t they? The 1.2 million negatively geared Australian tax payers whose property expenses exceed their rental income think so. Their cunning plan is to patiently wait while the rent ratchet turns their negative cash flows positive and net income losses into profits.
If house prices stabilise at current levels – even if they fall back for a time – overall, wages will continue to grow if only by inflation, pushing up rents. And time is on the land owner’s side.
That’s why it’s called a ratchet. Rentiers make money in their sleep or while striking alpha male poses around the BBQ.
But what if rents don’t rise?
Blasphemy! Yet the historical record shows that is exactly what happens in downturns – and rents can keep falling for years.
My pals, Paul Egan and Philip Soos produced the following chart, of both nominal and real rents Australia 1880-2012.

After the 1888 boom, rents fell hard and kept falling for eight long years. In WWI, real rents fell again, while wartime inflation maintained at least nominal rental growth and rentiers’ poise. The 1929-33 depression again saw savage cuts with three years of strongly negative rent contraction. WWII was an era of rent controls to keep wages down and protect the war effort. The spike after the election of the second Menzies government and their removal in a housing shortage shows just how effective the controls were. The 1959, 1972 and 1990 recessions are clearly seen, even though rising inflation kept nominal rents rising.
I expect the legions of spruikers and yes-men employed by the FIRE sector to distract citizens from reality will find fault with my skip through the historical record.
A key theme will be that it is the nominal change in rents that matter as borrowings are in nominal dollars, and that the Australian economy is more broadly based now.
OK. Let’s look in nominal terms at Australia’s last recession in 1989-92. I have to acknowledge Australia’s extraordinary 25 years that followed without a technical recession, a world record, but the downturn really hurt residential rents.

The record shows very weak rental growth from 1990 to 2006, under four per cent annually in nominal terms, while inflation consistently tracked near 3%. In fact, aside the three years 2006-09, nominal rents have been quite stodgy since 1990. The weakening trend since 2010 continues to this day.
That is a very very long time between drinks. And remember, the Australian economy was much more diversified then – we weren’t relying on iron ore and coal for export income – we even exported cars.
For every well-chosen well-located rental property that sailed through this era providing solid rent rises to absent owners, another underperformed. Never mind the continual fresh investment to update property facilities and features in a highly competitive market for quality tenants.
Real, after inflation rents 1972-2014 fluctuated around zero.

The rent ratchet mumble of the BBQ landlords: David Collyer

Generally, in a builder's tender/quote, you will see some items marked at 'provisional'.
This means an estimate has been calculated and included. This sum is an allowance for an element of work that is not yet able to be calculated accurately or fixed in price.
On a provisional item, you will pay the actual cost, whether it be more or less than the amount allowed for.
A good example is the sub concrete slab piering.  A slab needs to be supported by piers below the ground to prevent movement and increase its strength.

A soil test or geotechnical report is completed on the development site. This will determine the soil type and show the depth that had to reached before solid ground was reached.  There is usually about three or four holes drilled over the area where the slab will be located.

The engineer uses the data from the geotechnical report to design the slab. The slab plan will show the number of piers required to structurally support the slab and their location.
As part of the slab preparation works, the concreter will drill each pier hole and then fill it with concrete.  Each hole may vary slightly or considerably depending on what is beneath the surface and how far they've needed to drill.

The cost for the concrete piering is based on the volume of concrete required to fill the holes. The builder won't know this until the concreter issues his invoice or reports this information to the builder from site.
As part of the builder's contract amount, an estimate or provisional sum is used by the builder.  In Property Bloom's experience, our builder almost always over estimates the amount required. This is a good safety net technique to ensure that there are no nasty surprises and additional funding required. We love to report back to our clients that they have received a credit on this provisional amount.
It's easy to cross check so you know what the actual cost was. Just ask your builder for a copy of their concreters invoice, add the builder's margin to this and you'll be able to see the exact cost of the piering.
Most provisional allowances are around the initial site works. Once your site is cut, site works, retaining walls and slabs are laid, then the rest of the construction works are far easier for the builder to calculate and can be included as fixed costs.

The 2012 so-called inner city "steals" winners and losers

As a buy-and-hold investor, I’ve come across tenants of all walks of life.
Bachelors, single mums, share-house friends, retirees, young families; I thought I’d had a taste of every type of tenant possible. But then I realised, this is incredibly naïve. The truth is the diversity of the rental pool at any given time is as limitless as the diversity we find in humanity. So, I recently had my own little ‘witching hour’ of property insight recently with one such tenant.
With over seven billion people living on planet Earth, there is a practically infinite volume of lifestyles that people can live, making for so many different types of tenants that one could attract to their property.
Today I thought I’d share one such ‘out there’ example.
I recently acquired a new investment property that very much added up for me. After much due diligence on the area itself, the property itself, and some crunching of numbers, I made the decision to purchase the property.
This decision was made despite the appearance of the property which was, how do I say it, a little ‘kooky’. Upon looking at the property ad online, the property clearly appeared to be inhabited by, well... a practicing 'witch'.
Some of the interior features included:
<ul>
<li>Gothic statues hung above the kitchen cupboards</li>
<li>Animal skin rugs, an Eastern European throne chair, hanging Native American dreamcatchers, and many, many candlesticks adorned the living area</li>
<li>Dolls, fairies, tepees, more dreamcatchers, a witch’s hat, and mystical elements appeared in the bedrooms</li>
</ul>
To most prospective buyers, the creepy appearance of this property would have been enough to turn them away. Clearly, the price of the property, which was slightly below market rate for such a property in the area, was compensating for this appearance.
But to the trained investor looking a little deeper under the surface of things can sometimes fruit some great surprises. Upon further investigation, I discovered that:
<ul>
<li>The appearance, whilst full of kooky knick-knacks, was pristinely maintained. Not a speck of dust, not a single mark on the tiles, the floors squeaky clean. Clearly this tenant went to a great deal of effort to make the property appear clean – at least for the sale.</li>
<li>Why did the tenant do this? Turns out that she has been living there for 10 plus years, and had no desire to move out anytime soon. She clearly treated the property like it was her own, owned home.</li>
<li>I also learned that the tenant had been OK with incremental rental increases (in line with market rate) over the years, another good sign for the investor.</li>
<li>The body corporate of the property checked out well, as did the building and pest inspection. The townhouse was in a small complex, at the back of the block, avoiding the noise of any nearby roads.</li>
</ul>
Sometimes the quality of a tenancy applicant, or a tenant you may ‘inherit’ when you take ownership of a property, needs to be judged beyond any perceptions you have about that person based on their lifestyle.
I couldn’t care less about what a tenant in my property does in their personal life, so long as they comply within the requirements I maintain when seeking a good tenant.
These things are:
<ul>
<li>On-time payment of rent always; and understanding/respecting the odd occasion when rental rates need to increase in line with the market</li>
<li>Not damaging the property and generally looking after it</li>
<li>Reporting malfunctioning appliances, or maintenance works required; as/when they come up</li>
<li>Respecting common property areas and neighbours nearby</li>
<li>(Ideally) looking to stick around for as long as possible</li>
</ul>
If you have employed a highly skilled and competent managing agent to look after your property then they are the ones to make the best guided ‘judgement call’ on the quality of any particular tenant.
At the end of the day, astute investors need to draw up a list of the things that actually matter when seeking quality tenants and look beyond initial perceptions when weighing up tenancy selection decisions.

The latest Australian Property Monitors (APM) days on market heat chart indicates the Brisbane private treaty market slowed in March.
It typically took vendors 101 days to find a buyer, the highest level since 2013.
Brisbane vendors needed a 5.8% discount on asking price to secure a sale.
The market improved for Gold Coast vendors, but still required 105 days before sale. 
Sydney's 51 days was the nation's fastest market.

Brisbane vendors taking 101 days on market before sale: APM heat chart

New Savills research shows that London is the most expensive city in the world for businesses to relocate their employees.
Hong Kong and New York are not far behind. In all three cities, the provision of office and living space now costs more than $110,000 per employee, per year.
Sydney ranks ninth on the Savills Live/Work Index (see table below) which has been dominated by London, Hong Kong and New York since it was launched in 2008. 
It is the second time that London has reached the top slot, having toppled Hong Kong in 2014, the capital's live/work costs at $118,085 per year, are still some way off the record $128,000 per year set by Hong Kong in 2011.
The recent Live/Work Index also indicates that London costs have dropped 7.3% in dollar terms since 2014.
Meanwhile, Hong Kong and New York have closed the price gap with London, showing a drop of 2.3% and a rise of 1.1% respectively.
Further down the rankings, a strong economic recovery and rising commercial and residential rents are combining with the strong dollar to make north Amercan cities increasingly expensive.
San Francisco, in fifth position, has shown the biggest increase, with growth in rent and other real estate costs up 4.8% since 2014, and 55.1% since 2008.

Sydney ninth most expensive city on live/work index: Savills International

Clifton, a historic estate in Tasmania's Ranelegh, is on SQM Research's top 10 most discounted properties list, with its asking price halved.
The circa 1850 property, with a main house that dates back to 1865, has been on the market for more than two years. The Huon Valley home remained in the same family until it was first sold in 2000, and has since been used as both a family home and as a bed and breakfast.
The property includes a 25 bedroom house and gardens, which are listed by the National Trust. There are also two separate guest cottages, parklands and paddocks. Clifton was first listed for $2 million 743 days ago, and is now listed with an asking price of $995,000.
