Pikos Group has released the five-penthouse collection at its <a href="https://www.apartments.com.au/buildings/skye-residences-by-pikos-kangaroo-point-8-river-terrace-kangaroo-point-qld-4169">Skye by Pikos</a> development in Kangaroo Point, with early buyer interest indicating the flagship residences could eclipse every apartment sale previously recorded in Queensland.

The collection crowns the luxury riverfront development with five residences, including four completed penthouses and Skye One, a two-level sky home spanning more than 1,000 sqm that will be tailored to its eventual owner.

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Off-the-plan property explained: What is stamp duty?

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

For developers, parcel infrastructure is becoming another way to improve the resident experience. Rather than relying on concierge staff or leaving parcels in communal spaces, secure collection points help streamline deliveries while preserving the presentation and functionality of shared areas.

For buyers, it's a reminder that the best apartment features aren't always the most obvious.

A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.

Most of the debate surrounding so-termed "negative gearing" in Australia circles endlessly debating one point: were the rules regarding deductions to be quarantined again as they were previously in 1985, would rents increase at eye-watering growth rates?

In other words, are the existing rules an effective rental subsidy that are now pushing rental growth down below the rate of inflation. It's something of a hypothetical debate. Firstly that's because looking historically nobody knows the counter-factual (i.e. would rents have kept rising beyond 1987 had the rulings not been reversed?). And secondly, because to all intents and purposes there were no property investors in the lead up to 1985, so conditions today are completely different. In the year 1985 investor finance accounted for a miserly 13% of total housing finance, compared to a whopping 40% or a stonking <a href="https://petewargent.blogspot.com.au/2015/04/housing-finance" target="_blank">$139 billion of domestic investor finance</a> over the past 12 months alone.

I'm sure that nobody believes for a minute changes to the tax law would force rents higher in Kununurrra or Kurrajong, but research has consistently shown that there is a heavy concentration of investor-owned dwellings in the inner- and middle-ring suburbs of our largest capital cities - remove a portion of the rental stock in these locations and some increases in rents would be certain. Moreover, changes to the tax law would quickly undo the system which has succeeded in kick-starting the <a href="https://petewargent.blogspot.com.au/2015/03/building-approvals-smash-record-high" target="_blank">greatest residential building boom</a> in Australia's history, which will soon result in an oversupply of dwellings in at least six of our capital cities, and possibly eight of them. <img src="https://2.bp.blogspot.com/-c7hq4qdu59o/VPUtgH00IUI/AAAAAAAATfQ/HYH30ROsgMA/s640/Approvals3.jpg"> With a nascent boom in residential construction now underway and home starts <a href="https://petewargent.blogspot.com.au/2015/01/record-high-for-dwelling-commencements" target="_blank">breaking record highs</a>, the tax law won't be changed because it's creating the supply that's needed, estimated at more than 180,000 dwellings per annum. Budget impacts
The rents argument is a sideshow in any case. It's often also argued that negative gearing rules should be scrapped in order to "save" $4 billion from the budget and $2 billion per annum going forward but this is a flawed notion.
Between 1985 and 1987 the numbers on the New South Wales housing waiting list reportedly increased alarmingly by almost a third from fewer than 110,000 up to nearly 140,000 in only 18 months, a trend which was immediately reversed upon the re-introduction of the previous ruling on interest deductions.
In Britain, approximately 17% of households live in social housing. The problem in Australia is that at a measly 4.5% of total housing stock, public housing "cannot provide a realistic alternative to a private rental market for existing homeowners" - AHURI's 2010 <a href="https://www.ahuri.edu.au/publications/projects/p40561" target="_blank">report</a> on the future of public housing explains in detail the many reasons why:
"Through the stimulus package, the Commonwealth put $6 billion on the table to build 20,000 houses. That’s lovely. But the shortfall in social housing is 160,000 dwellings. So either they find another, whatever that is, another $50 billion - no way!".
Other estimates put the shortfall at up to 200,000 dwellings, and without adequate additions the social housing shortfall can only get worse.

As highlighted in AHURI's report, with Commonwealth and state elections held in 3-year cycles, committing large amounts of money for long-term capital housing investment is seen to be risky for politicians. It's just not going to happen. And indeed, there is no intention of addressing underfunding of the sector, with core funding declining in real terms by 26% between 1996 and 2008. Confirmed the AHURI report "there is no way that Commonwealth or state governments are going to kick-in capital funding which is going to enable social and affordable housing to grow at 2% per annum". Australia is projected to have <a href="https://petewargent.blogspot.com.au/2015/03/43-million-more-households-by-2036" target="_blank">4.3 million more</a> households in the 25 years to 2036, and (and<a href="https://petewargent.blogspot.com.au/2015/03/aussie-investing-until-2055" target="_blank">millions more</a> by 2055, particularly <a href="https://petewargent.blogspot.com.au/2015/03/big-australia-to-give-way-to-huge" target="_blank">if my assumptions on population growth are proved correct</a>) so the total demand for rental accommodation will be beyond huge.

As I will discuss below, the solutions can only come from private individual and offshore investors, with upwards pressure on prices encouraging more construction, which is exactly what is playing out right now. 
Case study: Public housing in Victoria
Having been the subject of an <a href="https://www.audit.vic.gov.au/publications/20120328-Public-Housing/20120328-Public-Housing" target="_blank">audit</a> in 2012, public housing in Victoria is worthwhile case study. In my living purgatory as an auditor I wrote seemingly endless reviews and reports for Central Banks, Treasuries, Ministries of Finance, Government Finance Departments and the like - the reality is that such reports in draft form often promise to be somewhat spicy, but after internal reviews and by the time final reports are issued the recommendations tend to be watered down and uncontroversial. I don't think I've seen many more damning auditor reports than the one issued by the Auditor-General to the Legislative Assembly on the subject of "Access to Public Housing".
The main source of social housing in Victoria is public housing, yet as at the audit date there were fewer than 83,000 social housing dwellings in Victoria, 65,352 of which were public housing, owned and managed by the Department of Human Services (DHS).  Victoria's population, meanwhile is <a href="https://petewargent.blogspot.com.au/2015/03/help-commentary-on-demographics-and" target="_blank">rapidly approaching 6 million</a> and counting.

A $17.8 billion property portfolio, housing around 127,000 Victorians, noted the auditor, requires “informed, cohesive and comprehensive asset management”, but condemningly the audit found no such systems in place. Here are four reasons that public housing is not a viable alternative to the provision of rental stock by private investors.

Reason one - The public housing financial model is unsustainable
The situation for public housing was found by the auditor to be “critical” and public housing’s operating model “unsustainable”.
Funding for the division in 2011–12 was $402 million, with set aside $169 million for social housing activity, and the audit found that the operating model for public housing, with costs comfortably increasingly exceeding revenues, to be unsustainable. 
The review found that in 2011 operating costs exceeded rental revenue by a thumping 42%, up from 30% in 2002. The review further forecast that the division's deficit would more than double from $56 million in 2011 to $115 million by 2015 and that all cash reserves would be exhausted by within two years.

The division’s short-term strategies to address its financial position had only deferred and compounded the problem using short-termist band aid solutions to address its dire financial situation.
Such short-term solutions included the reduction of stock acquisitions, the deferring of preventative maintenance, and funding deficits by utilising cash meant for long-term programs - which only compounded the issue, particularly the growing maintenance liability.
While rent and other property income had increased by 7% (in nominal terms by $24 million between 2007 and 2012), operating costs had spiralled by 27% or $92 million in nominal terms over the same period.
Reason two - Public housing stock is grossly inadequate and under-supplied
The Auditor-General found that demand for public housing had easily exceeded supply over the preceding ten years - the cost of living and household numbers had increased and the availability of affordable housing had decreased. 
The demand for public housing is measured as the number of households that have applied for public housing and are on the public housing waiting list.
The audit found that as at 30 June 2011 there were more than 38,000 households on the waiting list – and once applicants are approved for public housing, they still have to wait to be housed. 
In 2009–10, applicants who had received a priority allocation waited an average of 8.5 months for housing, and non-priority applicants wait several years. 
Reason three - Public housing stock is grossly mismatched
The tenant profile of public housing has changed substantially over time.  Large estates built in the 1960s were intended for working families on low to moderate incomes as a transitional measure before moving into private housing. Most properties were accordingly built to meet the needs of families as opposed to an increasingly single and older tenant group.
Today, however, public housing now serves an increasing proportion of elderly, single and economically and socially disadvantaged tenants.
Thus the need for one-bedroom dwellings has increased dramatically while the need for larger dwellings has decreased. The chart below shows the mismatch between public housing stock, and demand as reflected by the public housing waiting list.

Unfortunately, legislative, regulatory and policy settings prevent authorities from actively trading public stock to help finance necessary dwelling upgrades (or from expanding stock levels by changing the mix of densities, dwelling types and locations to match the needs of target households). As was shown in the above graphic, at the audit date it would have required almost 100% turnover of households in one-bedroom properties to meet waiting list demand, as compared to only 25% for three-bedroom properties. The National Housing Supply Council projected that the demand across Australia from older householders for single households would increase from 86,500 to 189,800 between 2010 and 2029.
Reason four - The quality of public housing stock is in sharp deterioration 
The public housing portfolio was found to be in a seriously deteriorating condition with the division estimating that 10,000 properties (or 14% of the total) would reach obsolescence over the following four years, and a significant mismatch of properties to tenant needs.
The asset base was found to be deteriorating awfully with 42% of housing stock being over 30 years old. Of course, properties of this age generally require more frequent and larger scale repairs, maintenance and upgrades. 
Yet the division was found not to have articulated any long-term objectives or plans at all for public housing.
A property portfolio approaching $20 billion in value housing 127,357 Victorians, requires an "informed, cohesive and comprehensive asset management system", but in fact no such systems were found to be in evidence.
In 2011 well over 14,000 dwellings (25%) had not been assessed for over three years, with 2,400 of those not inspected for over five years, in spite of the supposed divisional policy to assess all properties at least three-yearly.
The division also estimated that, due to limitations within the system, maintenance costs of $298 million across the portfolio were, on average, understated by a whopping 138% for each property.
The wrap
As concluded by AHURI, is very little optimism that public housing can or will play a significant role in the overall housing system, or contribute in any significant way to addressing the supply of affordable rental housing stock. Perhaps more importantly, there is no political will at all to invest in public housing. Private housing is all there is, and government policy has clearly concluded that the road ahead will necessarily involve incentives for Mum and Dad investors to provide rental accommodation. Institutional funds and the private sector won't touch the sector because rental returns are too low. Indeed the Treasury was approached with a request for investment from the Future Fund and the response was exactly that - the Future Fund will not invest in residential property because rental returns are too low. So if the private sector won't invest in rental housing because the returns are too low, and the Australian government won't invest its money there either, the only remaining alternative is to incentivise individual investors to do so. And that's why the negative gearing rules won't be squashed.

First home buyers' share of new loans increased from 13.6% in January to 13.7% in February, according to new data from the Australian Bureau of Statistics (ABS).
The latest Housing Finance figures from the ABS show that the average loan size for first home buyers fell by $1,900, to $331,200, between January and February.
In February last year, ABS figures show first home buyer loans making up a 15.2% segment of all new housing commitments.
While the number of loans for owner-occupied dwellings increased in February, by 1.2% in seasonally adjusted terms, the average loan size fell for all owner occupier loans in the same was down $11,100 from $337,200.
The impact of the Reserve Bank's 25 basis point rate cut in the same month is unclear. However, their concerns over the level of investor borrowing in the housing market may be somewhat lessened by the ABS' February data.
The value of investor loans was down 3.4% in seasonally adjusted terms between January and February, to $12,054,000.
On a trend basis, however, investor activity still continues to dominate, as noted by ANZ.

The bank also observed that owner-occupier refinance levels accounted for about a third of all monthly finance commitments, with competition among lenders driving refinancing activity to its highest recorded share.

First home buyers slightly up for February

The record-breaking Sydney weekend auction streak resumed after the Easter holidays with an initial 86.8% clearance rate reported this weekend. Melbourne auctions remained strong, recording a clearance rate in the high 70s.
Sometimes the Easter break triggers a change in energy, sometime upwards, sometimes downwards (as it did in 2014), but not this year in the major auction cities which have been both having schools holidays.
There were 525 Sydney auctions listed this weekend with another rise in numbers scheduled next weekend, before a pause in activity <a href="/expert-insights/buying/agents-ensure-anzac-day-auction-slim-pickings">for the centenary of the Anzac </a>landings at Gallipoli.
Abbotsford secured the top sale at $5,215,000, while there were nine auctions at Neutral Bay  followed by St Ives, Ryde and Wahroonga each with seven offerings, according to Australian Property Monitors.
These had been a record initial 87.5% election day auction success rate on the pre-Easter 28 March weekend as Sydney’s supercharged housing market hit eight weeks above 80%. The revised figure was 83.7%. The Easter weekend had just the 34 offerings.
There was a strong $1.28 million McGrath auction sale (below) of a Toongabbie development offering.

The 1,552 square metre approved two lot Toongbabbie subdivision with existing three bedroom cottage had been marketed at $990,000 plus expectations.
The Abbotsford top seller had been held by the same family for six decades on the shores of the Hen and Chicken Bay. 
Selling agent Fayez Yammine of Devine Real Estate said the past record was set in February with a sale on St Albans Street at $4.9 million, well up on the suburb's CoreLogic RP Data $1.46 million median house price.
Melbourne had a 78% weekend success rate among the initial 540 REIV results.
The REIV was expecting about 670 auctions in 252 suburbs on the 11 April weekend across Melbourne.
The top Melbourne auction locations were Reservoir (11 auctions) and Mount Waverley (10 auctions), followed by Carnegie and South Yarra with seven auctions in each.
There were just the 44 auctions, mostly coastal, on the Easter weekend in Victoria.
On the busy 28 March pre-Easter weekend there was a Melbourne clearance rate of 79% on the initial 1,291 auctions reported to the REIV.
Auctions included a three-level warehouse residential conversion at 118 Victoria Street, Brunswick East, (top above) that been listed with adjusted expectations above $875,000. It fetched $917,500.
The open-air home comes with two bedrooms, industrial concrete floors, trussed ceilings, and infinity edge pool.

The REIV reported the top sale was in Middle Park. <a href="https://www.realestateview.com.au/Real-Estate/162-page-street-middle-park/Property-Details-buy-residential-8528338" target="_blank">Realestateview</a> indicates it was a 1915 single fronted terrace sold through Marshall White agents Oliver Bruce and Michael Paproth.

Only the slightest dip as Sydney and Melbourne auctions resume with energy after Easter

The Australian Bureau of Statistics (ABS) released housing finance data for February 2015 earlier today.
The results suggested to me that perhaps, after many warnings, the exuberance from the investor segment of the market is starting to slow. Keep in mind that investor borrowing remains at near record highs however, there have been signs that the growth has slowed recently.

In February, there was $30.4 billion worth of housing finance commitments which was -1.0% lower over the month. $18.3 billion was committed to by owner occupiers compared to $12.1 billion to investors.
Over the month, the value of owner occupier housing finance commitments increased by 0.5% while the value of investment commitments was -3.4% lower, the largest monthly fall since January 2012. Year on year, the value of owner occupier housing finance commitments has increased by 8.7% compared to a 9.9% increase in investment lending.

Taking a closer look at the owner occupier commitments shows that virtually all of the growth is coming from the refinance segment. As previously mentioned, owner occupier housing finance commitments increased by 0.5% in February with construction of new -0.2%, purchase of new +5.7%, refinances +4.5% and purchases of established stock -2.3%.
Year on year, construction of new is +1.1%, purchase of new is +7.5%, refinances are +28.4% and purchase of established stock is +0.1%. This data indicates that refinances are the driving force behind the increase in housing finance commitments by owner occupiers.
It suggests that many home owners are shopping around for a better mortgage deal, which should come as no surprise considering the low mortgage rates that are available and the heightened level of competition across Australia’s lenders. It may also be indicative of many home owners refinancing their mortgage with the intention of purchasing an investment property or using their equity to invest in some other asset class.

Turning to the investment segment of the market, which recorded its largest monthly fall in commitments since January 2012 in February 2015 with a fall of -3.4%.Although I try not to read too much into one month’s data, the value of investment housing finance commitments has now fallen in three out of the past four months. 
Breaking the results down further shows that investor commitments for construction of new stock was -15.8% lower over the month while established home commitments fell -2.5%.
Year on year investor commitments for construction were -37.9% lower while commitments for established stock rose by +15.2%. The chart below shows that the investors overwhelmingly favour borrowing for established stock as opposed to new stock. Keep in mind that there is significantly more established stock to choose from than new stock.

The owner occupier and investor data paired shows some interesting trends. Over the month, owner occupiers committed to $2.8 billion in new housing stock while investors committed to $0.7 billion in new housing stock. This indicates that new stock made up just $3.5 billion in new commitments or 11.4% of total commitments or 14.3% of total new commitments (excluding refinances).
Whether it is the investment or the owner occupier segment, a relatively small proportion of borrowing is directed towards new construction.
Year on year the value of owner occupier commitments for new housing is +3.3% higher while the lumpy investment series is -8.7% lower. On the other hand the owner occupier segment of lending for established stock was +0.1% higher Year on year while investor commitments for established stock were +15.2% higher.
This data seems to indicate that much of the new unit stock being built across the major capital cities is not being purchased by local investors. Local investors generally have a preference for existing stock rather than newly constructed stock. A proportion of this new construction is being purchased by owner occupiers but the data suggests implies a lot of the newly developed unit stock is being purchased by offshore investors.
This month’s data makes for interesting reading and while it is still early days it seems like growth in the local investor segment of the market may be cooling (we have though this to be the case previously and the market surged once again!). Additionally, the heightened level of refinances may lead to more investor activity over the coming months.
We know that APRA are monitoring lending standards closely and they, along with the RBA, are carefully watching the investment segment of the market.
No doubt the regulators will be happy to see that growth in the investor lending segment is slowing and will be hopeful that overall credit growth to investors falls back within the APRA guidelines of 10% per annum (based on February data, investor credit growth was at 10.1% growth over the past year).
Housing credit data also indicates that the rate of growth in investor demand has slowed over recent months which may indicate that the warnings from the RBA and new benchmarks from APRA are starting to be heeded.

When Anzac Day falls on a Saturday – as it does this centennial year – the law restricts auctions as only permitted in the afternoon.
For many the respect dictates auctions are avoided all together.
But Property Observer has spotted quite a few listings, and indeed APM research analyst Neil Tan confirmed to Property Observer there were 51 scheduled for Sydney and 81 in Melbourne on the Anzac Day weekend.
At Killara, <a href="https://www.realestateview.com.au/Real-Estate/20-garnet-crescent-killara/Property-Details-buy-residential-8526754" target="_blank">20 Garnet Crescent </a>(pictured above) has been listed for 3pm auction through Chadwick's agent Sophie Su.
The typical industry wide practice is to avoid having Anzac Day auctions.
There are therefore some 700 plus auctions scheduled for 18 April in Sydney and 1,000 plus in Melbourne, according to Australian Property Monitors.
With not many auctions booked for the Anzac Day weekend, "the weekend before and after are heavily booked", said Rocky Bartolotto from Auction Services.
Cooley Auctions also noted the trend.
The Cooley Index for March 2015 saw the clearance rate remain in the 80s for the first three months of the year.
Cooley Auctions conducted 615 auctions across the company and the traditional pre-Easter rush delivered an influx with 300 auctions conducted in the last week of the month.
There was a $1.13 million average sale price, auctioneer Damien Cooley said.

Agents ensure Anzac Day auction slim pickings

More first time buyers in the United States are turning to parents for financial assistance when buying a home, and the ways parents contribute are likely to shift to some degree, according to a <a href="https://www.prnewswire.com/news-releases/trend-of-parents-helping-millennial-children-buy-first-home-is-on-the-rise-300054767" target="_blank">survey commissioned by nonbank lender loanDepot LLC</a>.
17% of parents with adult children between the ages of 18 and 35 expect to help their children buy a home in the next five years, compared to 13% in the past five years — an increase of 31%.
First time home buyer activity is already close to an all-time low, but the share of home sales attributable to that group would be even smaller if not for the financial assistance parents have provided to many young adults, said Dave Norris, president and chief operations officer at loanDepot LLC.
75% of millennial-age respondents who said they have received financial support from their parents when buying a home said that assistance made it possible for them to buy a home, he said.
But the ways that parents provide this assistance may be shifting, the results suggested.

65% of parents who helped their kids buy a home in the last five years chipped in by putting money toward a down payment, with almost two in 10 of that group covering nearly 90% of a down payment, according to the survey.
But only half of parents who expect to help their children buy homes in the future anticipate subsidizing a down payment, with less than one in 10 indicating that they expect to contribute 90% or more of a down payment.
The survey suggests that parents who lend a helping hand to their children who buy homes in the years ahead will be more likely to provide assistance by paying off student loan debt or letting their kids live at home so they can save money than they were in the past, according to the survey.

United States first time home buyers turning to parents: loanDepot

The Reserve Bank of Australia’s (RBA) announcement to hold the cash rate for April at 2.25 percentage points could ease the increase in house and unit values over the next month. A market slowdown would allow greater purchasing power for first time home buyers in unaffordable housing markets.
The number of first time homebuyers taking out home loans has declined as a result of the recent housing boom, which saw more investors enter the market. This is supported by ABS data, which shows that home loans taken out by first time homebuyers have steadily decreased from 18.8% in 2012 to 14.9% in 2015.
Furthermore, according to ABS data, the size of the average home loan increased 1.07% between December 2014 and January 2015, to $346,600.
The decision to hold rates is partly attributable to Australia’s two-tiered housing market. According to <a href="https://Onthehouse.com.au" target="_blank">Onthehouse.com.au</a> data, at February 2015, Sydney experienced quarterly growth of 3.55% for houses, and 2.83% in units. These are down from the January quarter of 4.10% for houses and 3.04% in units, although they still reflect strong investor demand.
Despite Sydney’s strong performance, other markets, including Melbourne and Brisbane, saw contraction in property values at the end of the February quarter.
On the supply side of the housing market, February housing approvals were almost at a five-year high. In NSW, approvals for February 2014 totalled 4,692 dwellings, approximately 2,600 of which were units. Dwelling commencements in NSW, as last recorded in September 2014, were at a high of 14,063, which is a 43% increase in commencements from the previous quarter, and is 49% higher than the five-year average of commencements.
Dwelling commencements also increased in QLD and VIC, but at a lower rate. Nationwide, commencements hit a record high of 54,436, despite migration currently sitting below the five-year average. A further cut in the cash rate could have seen funds misallocated in a market where migrant and first homebuyer demand is in decline.
Overall, despite the benefits to first time homebuyers, the rate hold decision does come within a tricky economic climate for the RBA, where economic indicators have remained virtually unchanged for the previous period.
Some notable indicators include:
<ul>
<li>The unemployment rate decreased from 6.4% in January to 6.3% in February. However, this was coupled with a decrease in the participation rate from 64.7% to 64.6%, suggesting that the unemployment rate fell as people came out of the labour force, rather than finding work.</li>
<li>Annual wage price growth was at a five year low in the quarter ending December 2014, at just 2.5%. The December quarter also saw low inflation, which was last recorded at 1.7%.</li>
<li>Iron ore is currently at a 10 year low, at $US46.7 a tonne. Iron ore is expected to fall further as competitors amplify supply to win greater market share.</li>
<li>Oil prices seem to be stabilising following a significant decline since July 2014. Oil rose marginally in the latest trading session to $US53 per barrel. While the price is stabilising at approximately half the five-year average, Australians may no longer enjoy further discounts in the oil price. </li>
</ul>
Though the above factors call for a further cut in the cash rate, the hold is more about timing than tightening monetary policy. This month will reveal new quarterly inflation figures and employment data, which would allow more insight into the impact of February rate cuts.

The RBA April rate hold will benefit first time home buyers: Eliza Owen

Based on the latest RBA data on new building approvals, the building of high density housing is almost level with detached housing having grown 36% in the past year alone. This trend is set to continue and investors should think about taking advantage of the upturn.
It’s no surprise there’s been such a trend towards apartment living based on high house prices and a change in our lifestyles, overall.
The change kicked off in 2009, post-GFC when people wanted the stability of property ownership as an investment and being an accessible price point, the demand for units has escalated ever since.

Since 2009, a lot of buyers, particularly first homebuyers have been priced out of the market, needing an average of $530,000 for the typical Australian quarter acre block, up from $458,400 just 5 years ago.
In Sydney, that number is even steeper, going from $544,000 in 2009 to $781,600 now. Whereas the average apartment price in Sydney is now considerably less at $600,000.
Price aside, the appeal of apartment living has increased in recent years with many apartments located close to the CBD or other employment hubs with close proximity to parks as well as the overall quality of the buildings which has improved.
Councils must now comply to certain standards when it comes to new builds e.g. better privacy, more green space, certain hours of sunlight, etc. and buyers and residents appreciate that.
Take the development at Harold Park just 5kms from the Sydney CBD with 200,000 squares of green space, 70% of apartments in its Eden buildings were sold off the plan in 2013, demonstrating just how popular apartment living has become.
The trend shows no sign of slowing down and suggests that buying apartments as an investment is a lot less riskier than it was 10 years ago.
The demand is increasing and if you’ve invested in a growing area with lots of green space and good transport links, you’re likely to reap the rewards in years to come.
Tips for any new investor:
<ul>
<li>Go for buildings that are located near parklands and good transport links, preferably trains.</li>
<li>If a block is on a main road, go for an apartment with a different aspect which is likely to cut down noise as well.</li>
<li>Check the Strata Report for a full listing of the fees and rates you’ll be up for. Also, ask to see the minutes of the Strata committee meetings which will show up any major issues or structural damage.</li>
<li>If buying in an old building, be aware that your maintenance costs could be higher as things need replacing / upgrading.</li>
<li>A apartment in a smaller more boutique building will have more long term appeal than those in larger complexes</li>
<li>Get a feel for the building and surrounds, is there a lot of noise, what are the amenities like, is it well maintained, etc.</li>

Six tips for first time investors looking to buy sky high: Steve Jovcevski

Over the past few months of 2015, I have found myself dealing with a similar conversation almost every day. Many clients have been looking for help to think through a very difficult and challenging situation.
My clients (usually Sydney based ambitious families in their 30s and 40s) have all been battling the very same problem: “How do we get our family 'forever home' with the insane price rise in Sydney property?”
I doubt that I need to mention just how enormous the prices have been. Apparently <a href="https://www.theaustralian.com.au/business/property/melbourne-sydney-housing-prices-continue-to-rise-rp-data-shows/story-fn9656lz-1227204705717" target="_blank">Sydney is now up 57% since January 2009</a>. What makes this even more challenging is that the once affordable parts are now part of the unaffordable parts of town close to the city. 
If you read, what other people are willing to say (not that you should believe it) but<a href="/expert-insights/buying/the-factors-that-will-continue-to-drive-sydneys-prices-higher-peter-chittenden"> prices appear likely to continue to rise</a>.
From what I can see on my end is that affordability is pushed to the hilt for most families. Most families are taking out very large loans but what i see is that it does not meant they are not willing to push it a bit further.
With five year fixed interest rates at 4.4%; Buyers are undoubtedly saying I do not mind if the property prices do not grow further. I am just happy to make sure I do not have to rent long-term.
With rental prices at 3-3.5% of the house value; it is not such a crazy argument to have a stable home and potentially get some capital growth. Interest rates at 7% however and it would be a totally different story.
Without going in to detail about how I think Sydney property prices work, why they are very special, dangerous in some parts and very safe in others; it has been very interesting to have these conversations.
What makes it exciting is that we have actually ended up in very different places and decisions.
While a mortgage brokers job on the surface is very similar and boring to most, in reality when they take a financial planning approach with an education mindset they are able to help clients deal with their situation in their very own individual way.
An outcome that is suited to them and their future.
I love this about my job, it’s never a one-dimension answer and I believe in all these cases the client has made a great decision for them.
So fundamentally, what is the problem and what are the options?
<ul>
<li>Option 1: do I continue to rent in Sydney and be pushed out of the market forever</li>
<li>Option 2: do I buy a home with a huge debt</li>
<li>Option 3: do I invest elsewhere</li>
<li>Option 4: do I save a bit more money and wait for Sydney prices to fall or cool down?”</li>
<li>Option 5: Many others as you will see.</li>
</ul>
"What do options create? Problems"
It’s important to know that even though they all want the very same thing - a family home to last them forever; they are all have very different circumstances. Some have property already, some know their future plans exactly, some have lots of savings built up and some have very little savings but very high incomes. No matter where they have come from and where they are today, they are all dealing with this problem of "how can we get a home in Sydney with these ridiculous prices".
Couple 1 – Don’t buy in Sydney but invest elsewhere
This couple are in their mid 30s and are soon to be getting married. One partner is from Melbourne and both are very successful in what they do. To complicate things, depending on their employment they may move to Melbourne one day.
They do not have any kids, but long-term they would love to live on the Northern Beaches in a family home. They are renting together at the moment and are questioning what they feel like is a ridiculous amount on rent each month.
At our initial conversation, they were planning on buying a two bedroom unit in North Sydney as this is what suited their needs today. We discussed the pros and cons and the more we chatted the more the conversation went in many alternative ways. 
At the end of the conversation, we realised the two bedroom unit was not the right move. We agreed that even though they knew it may be better to buy their longer term home today in Northern Beaches and rent it out, they were not sure, where, when and what they wanted.
After many followup chats, they decided to invest elsewhere and in another state. They chose to buy a great unit in Brisbane with the help of a buyer's agent. They still kept plenty of cash aside and are potentially going to buy another investment property in Melbourne in the future.
The outcome, was to get one to two great long-term investment properties and delay the home purchase due to uncertainty around where, when and what. A great result I believe, as the assets they are purchasing are top properties and it would have been riskier to buy something that did not suit their needs in Sydney long term.
Couple 2 – Buy dream home today, but fix it up and rent it out
This couple had a very large amount saved up from years working overseas. While they have no immediate plans to get married or have children they are very sure they want to stay in Sydney long-term and know the areas they love.
Happily renting a cheap property on the beach, they decided to buy a home today in the inner east. They went for the worst house in the best street approach and they are spending the first few months, tidying it up before renting it out.
While they are not planning on living in the property for at least five years, they will be making a tax deductible loss and have improved the rental return with their small renovation. 
Couple 3 – Buy their dream home but in the Central Coast for a third of the price
This couple were at a similar point in time, not married and with no kids on the horizon just yet. They loved space and the sea, and after a few discussions they did not want to put a huge debt over their head.
To buy a home near the sea in Sydney would have cost them a fortune and after a few trips up the coast they decided to buy a home on the central coast at less than a third of what they would have paid for something similar in Sydney.
This decision suited them to a tee. They can now live the life they want but without the worry of a huge mortgage over their head and pressure to earn very high incomes.
Couple 4 – Buy a great Investment Apartment in Sydney and borrow at 88% to keep cash available for the home.
This couple similar to the above were looking to purchase a property in Sydney with the idea of selling again in five years to buy a home. After a long and lengthy discussion, we agreed that this may not be the best decision due to buying and selling costs, the type of investment they were looking at and what they want to buy long term.
We agreed that if they were going to buy in Sydney it would need to be a great asset that they could hold forever – not have to sell. They would have to get a great property and after some heavy negotiation with a very sharp agent they picked up a top two bedroom unit in the inner east of Sydney. A beautiful unit that will stay highly desirable forever.
We realised to buy this place and put down a 20% deposit would be a big ask and may not be wise. We decided to borrow at 88% and paid a portion of lenders mortgage insurance as a result. This kept a significant amount still available for when they purchase a home one day and lowered their risk for what was a minimal fee. A very happy outcome and couple. They haven’t got the dream home yet but they do have a cracking property in Sydney market for the next five years at least.
Couple 5 – Buy now with the help of parents and pay down the debt fast
This couple in their 40s and had a family already well underway. After a divorce, a wedding and bringing up teenager kids in Sydney, savings were limited. Fortunately however their combined salaries serviced loans well over $2 million.
After a lengthy chat, it was clear that it would be possible to use the equity in their retired parents investment property. While extreme care was taken, they are now able to purchase the home they want today. It should not affect their parents as long as they continue to pay the loan and in a few years hopefully they can remove this guarantee. With interests low, they are able to pay down the debt significantly over the next five years as long as they bought within their limits due to the very high incomes. A great result that means they have their home forever now for the family and do not have the stress of having to continually pay very high rent for a family of four.
These are just five examples and there are actually many other examples. Sydney prices are insane and difficult but there are other ways to cut the cake.

Estate agent John McGrath has warned against "the wait until prices go down" sentiment that he says is an emerging trend.
"It always happens in the later stages of a boom and it’s understandable – but waiting “til prices go down” is also a big mistake for buyers to make," said McGrath <a href="https://www.switzer.com.au/the-experts/john-mcgrath-property-expert/the-great-ill-wait-until-prices-go-down-mistake/" target="_blank">on his Switzer blog</a>.
"While there’s plenty of eager buyers around in Sydney right now, we’re also starting to hear about buyers giving up, with the intention of waiting out the rest of the boom."
After two consecutive years of almost 15% growth in Sydney, the real estate veteran said it was understandable that buyers might assume that rapid growth has to end with a fall - or "the mythical ‘bubble’ they keep reading about has to burst".
"But I am not expecting median prices to drop by any significant amount once this boom is over," wrote McGrath.
"The most you’ll see is a slight softening, reflective of less demand, with small price growth in some months and small losses in others, citywide. 
"I think Sydney house prices have got 5-8% growth in them this year alone, so doesn’t it make more sense to buy now and ride the last wave of capital growth, instead of waiting for the boom to end?" 
McGrath suggests the opportunity cost of delaying a purchase "in the hope (and that’s all it is) that prices go down in the area you’re targeting' would already set you back $30,000,if say you were looking at buying a $1 million house in January but you decided to wait.  "According to RP Data stats, that property was worth $1,014,000 by January 31 after 1.4% growth over the month.
"By the end of February it was worth $1,030,224 after another 1.6% growth on top of that. 
"So waiting two months for prices “to go down” has cost you $30,000 already."
