<p>When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.</p>

<p>But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.</p>

<p>As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.</p>

<p>For apartment residents, that can present a challenge.</p>

<p>If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.</p>

<p>That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. <p>For buyers, it's a reminder that the best apartment features aren't always the most obvious.</p>

<p>A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.</p>


The apartment feature many buyers don't think about, until their first missed delivery

<p><a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.</p>

<p>Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.</p>

<p>A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.</p>

<p>"Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity."</p>

<p>The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.</p>

<p>Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.</p>

<p>The architects say landscape is intended to be integral to the building rather than an applied element.</p>

<p>"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."</p>

<p>"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."</p>

<p>Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.</p>

<p>HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.</p>


HG Developments doubles down in Newstead with second Maud Street apartment development

<p>Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.</p>

<p>But in many cases, that's not actually what those sustainability ratings guarantee.</p>

<p>Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.</p>

<p>In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.</p>

<p>That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.</p>

<p>The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.</p>

<p>Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.</p>

<p>Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.</p>

<p>Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.</p>

<p>"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.</p>

<p>"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.</p>

<p>"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."</p>

<p>Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.</p>

<p>Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.</p>

<p>"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.</p>

<p>"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.</p>

<p>"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."</p>

<p>For apartment buyers, the shift is also changing the questions worth asking.</p>

<p>Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?</p>

<p>As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.</p>


What does it really mean for a building to be 'green'?

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

Flagship retail outlets seeking prestige property: Herron Todd White

<p><span>World interest rates are currently very low. Market expectations for future interest rate movements are also remarkably benign.</span></p>
<p><span>If we look at the forward swap curves for US and Australia we note the following profiles:</span></p>
<p><span>US: Current Federal Funds Rate is 0.12% and markets expect the rate to be 0.61% in one year’s time.</span></p>
<p><span>Over the following years markets expect the Federal funds rate to average: 0.9% in the year to September 2017; 1.4% in the year to September 2018; and 1.8% in the year to September 2019.</span></p>
<p><span>Australia: Current RBA cash rate is 2.0% and markets expect that rate to be 1.75% in one year’s time.</span></p>
<p><span>Over the following years markets expect the RBA cash rate to average 1.8% in the year to September 2017; 2.0% in the year to September 2018; and 2.4% in the year to 2019.</span></p>
<p><span>The question is whether these extremely benign expectations are realistic.</span></p>
<p><span>For the US for instance these market expectations imply that even over the next 4 years, when inflation is expected to “settle” at around 2%, real interest rates will still be negative.</span></p>
<p><span>Real interest rates are also expected to be negative over that period in Australia with inflation reasonably expected to average around 2.5% - the middle of the RBA’s target 2-3% zone.</span></p>
<p><span>How does this outlook compare with the pre-GFC period in the US?</span></p>
<p><span>Taking a starting date of 1985, when US inflation had moved towards a more normal range, we note that the FEDERAL FUNDS Rate averaged 5.1% and the 10 year bond rate averaged 6.4%.</span></p>
<p><span>Over that period economic growth averaged around 3.2% and inflation around 2.5%. A reasonable “rule of thumb” is for bond rates to reflect the sum of economic growth and inflation. We accept that the “theoretical bond rate is the sum of the real cash rate; expected inflation and the term premium although we would expect that the term premium should be related to an expected growth concept.</span></p>
<p><span>With the equilibrium margin between bond rates and the cash rate at around 1.5% the current market expectation for bond rates over the 4 years to September 2019 is around 3% (cash rate averaging around 1.5%).</span></p>
<p><span>Most forecasters for the US economy would expect growth to average around 2% and inflation around the same. That suggests that current market pricing for rates is probably too “low”, even given the more subdued outlook for growth and inflation since the GFC.</span></p>
<p><span>How does this compare for Australia?</span></p>
<p><span>If we take a comparable post boom inflation period for Australia: 1993 – 2007 we note that average GDP growth was 3.7% while inflation averaged 2.6%. The 10 year bond rate averaged 6.5% and the RBA cash rate averaged 5.6%. That “rule of thumb” with growth and inflation broadly in line with bond rates also held for Australia during that period.</span></p>
<p><span>The equilibrium margin between the cash rate and the bond rate was around 1% - lower than in the US.</span></p>
<p><span>The Forward Curves are pricing in much lower interest rates post GFC than pre-GFC.</span></p>
<p><span>Is it indeed reasonable to assume a much more subdued outlook for growth and inflation post GFC?</span></p>
<p><span>I believe that the answer is a qualified “yes” mainly due to the headwinds which developed economies are now facing on the demand side as a result of the build -up in private and public sector debt since the GFC.</span></p>
<p><span>Consider the US: between December 2003 and December 2007 household debt ballooned from USD 9012 trillion to USD 13228 trillion (up nearly 50% in 4 years). Despite significant write-offs US household debt remains at USD 12692 trillion – limited progress has been made in rewinding the debt. Households are cautious, unwilling to take on more debt – that behaviour blunts the effect of low rates, constrains growth, and widens negative output gaps.</span></p>
<p><span>Similarly US government debt has ballooned from USD 7959 trillion in late 2007 to USD 16049 trillion by end June 2015. Governments are a drag on growth constantly seeking to repair fiscal damage – this effect is also likely to continue well beyond even the 4 year period we are considering with the yield curves.</span></p>
<p><span>In the case of Australia, gross household debt ballooned from 100% of disposable income in 2000 to 153% by the beginning<br> of the GFC. Households have been able to stabilise this ratio at 155% of disposable income but have had no success in being able to reduce the ratio.</span></p>
<p><span>However, we have seen how these debt levels have muted the impact of the RBA’s rate cuts with households generally choosing to use any cash flow improvements to pay down debt rather than boost spending.</span></p>
<p><span>Although Australian corporates have generally low gearing they have behaved as if they are in a debt minimising world rather than necessarily profit maximising. Prior to the GFC non mining investment averaged around 13.5% of GDP. That ratio fell sharply to around 10.5% and has remained stubbornly around that level ever since. </span></p>
<p><span>Government debt levels have constrained both state and Federal governments. Net government (including both state and Federal) debt has risen from -1.2% of GDP in 2007/08 to 27% of GDP in 2014/15.</span></p>
<p><span>Policies to address fiscal fragility have impacted government’s scope to boost growth on the demand side.</span></p>
<p><span>Equally we might address the growth outlook from the supply side. Political difficulties associated with the debt levels have constrained government’s scope to embrace the reform needed to boost productivity while the weak demand conditions tempt governments to slow down immigration impacting on the future growth in the workforce.</span></p>
<p><span>Similarly firms’ fixation with debt and associated cautious approach to investment will also detract from boosting productivity.</span></p>
<p><span>So do these more subdued growth and inflation outlooks post GFC justify current market pricing?</span></p>
<p><span>The answer is a qualified “no”.</span></p>
<p><span>US pricing implies a bond rate in equilibrium of around 3% whereas, even in a post GFC world, growth (2%) and inflation (2%) implies a bond rate of around 4% rather than 3%.</span></p>
<p><span>For Australia, pricing indicates an equilibrium bond rate of around 4.0% whereas inflation (2.5%) and growth (2.5%) would imply a bond rate much nearer to 5%.</span></p>
<p><span>Conclusion</span></p>
<p><span>Markets are pricing in an incredibly benign outlook for interest rates. There are good reasons associated with the pre and post GFC build up in debt levels that justify a lower growth and inflation outlook.</span></p>
<p><span>But markets have gone too far with these assessments and implied bond and cash rates look to be around 1% lower over the next 4-5 years than economic fundamentals would imply.</span></p>

Combined city new listings highest since March: CoreLogic RP Data

<p>REIWA President David Airey has stepped down from the position after serving the maximum 12 years outlined in REIWA’s constitution.</p>
<p>The announcement was made at REIWA's <span style="line-height: 1.3em;">AGM on Thursday. Two new councillors, Rory Trotter and Suzanne Brown, were elected </span></p>
<p><span style="line-height: 1.3em;">Councillor Ian Cornell, first elected in 2004, also stepped down. </span></p>
<p>Mr Airey’s 12 year term on council included four as Institute president. He is the first REIWA president in 97 years to serve a consecutive four-year term.</p>
<p>“This has been wonderful and rewarding experience for me and I leave the <span>Co</span>uncil and <span>P</span>residency in the hands of talented and experienced people, supported by CEO Neville Pozzi and the excellent REIWA staff,” Mr Airey said. </p>
<p>“Not only has REIWA’s financial positon strengthened<span>,</span> but it has developed a new smarter<span><strong><em>,</em></strong></span> stronger web site for members, increased and improved the range of services provid<span>ed</span> to members and run<span>s</span> the biggest and best real estate conferences in the count<span>ry.</span></p>
<p>“My passion for promoting REIWA in the media is sure to be continued by my successor. It’s through this medium that REIWA’s public perception has improved so markedly. </p>

David Airey steps down as REIWA President

<p><span>A shift in the balance of risks in Australia has prompted us to forecast that the RBA will ease rates twice more, in H1 2016.</span></p>
<p><span>This shift in tact means that the probability that the AUD overshoots its fundamental fair value has risen and we revise our forecasts lower. The AUD will now trough at USD0.64.</span></p>
<p><span>This means that we are now expecting the AUD/NZD to depreciate modestly. We look for the cross to ease towards 1.0850 by the middle of 2016.</span></p>
<p><span>The AUD has continued to trade in a fashion consistent with an overshooting framework for the currency (as outlined in our FX Insight published on 14 September). That is to say, global investors have diverted their collective attention away from events in both the domestic economy and broader commodity markets, and have been more focused on financial market volatility.</span></p>
<p><span>In the period ahead, the focus is set to shift back to the domestic economy. ANZ is expecting the RBA to ease rates by a further 50 basis points next year. While we do not expect growth to deteriorate drastically, we do think that growth will not be sufficient over 2016 and 2017 to eat into spare capacity in the economy.</span></p>
<p><span>Hence, extra policy support will be needed. Risks to global growth remain to the downside, while housing market activity and the weakness in the AUD will have a diminishing impact on the domestic economy as they start to slow. </span></p>

<p><span>For some time we have highlighted the fact that we expected an overshoot in the AUD and that risks remain tilted to the downside. This shift in our RBA call makes those risks more tangible, and as such prompts us to further reduce our forecasts, with the expectation of a move deeper into overshoot territory.</span></p>
<p><span>We take a further 3 cents off of our terminal AUD forecast and expect the AUD to be at USD0.64 by the middle of 2016.</span></p>
<p><span>This will have more serious consequences for our expectations for the AUD/NZD cross. A large portion of our previous bullishness on the cross was driven by a divergence in the biases of central banks, where we expected the RBNZ to maintain it easing track, while the RBA to have remained cautiously optimistic.</span></p>
<p><span>With the RBA’s bias now matching that of the RBNZ, we see some near term downside in this cross. That said, this is not a shift that will justify a large move – we simply expect the cross to trade back down towards the bottom of its recent range at 1.0850.</span></p>

<p><span>The greatest gains in headcount across the most recent 12 month reporting period were seen in New South Wales (+101,200), Victoria (+97,500) and Queensland (+61,100), and as we've already seen that the recent "births" figures are almost certainly materially </span><a href="https://petewargent.blogspot.co.uk/2015/09/population-growth-surprise" target="_blank">understated</a><span> for the two most populous states. </span></p>

<div>Population growth rates have slowed dramatically in the resources states and territories, including in Queensland (+1.3 per cent), and particularly in Western Australia (+1.4 per cent).<br><br>Meanwhile population growth in the Northern Territory has dried up almost completely (+0.2 per cent), and with net interstate migration away from the Top End reaching its most rapid level on record (-3,400) population 'growth' is set to turn negative in due course. </div>

<div>Population growth has also slowed in another state which is suffering from a "brain drain" - South Australia - where net interstate migration of negative -3,000 has helped to pull the rate of population growth down to just +0.8 per cent, though it still needs to slow further.<br><br>The 'Festival State' has not created a single full time job on a net basis since 2007 and the result has been a horribly increasing rate of unemployment.</div>

<div>Net overseas migration remains very strong in New South Wales (+67,000) and Victoria (+55,000), but has clearly slowed in the resources states as the mining construction boom begins to fade into the rear view mirror.</div>

<div>The most interesting trend for me over the last few years has been to note just how few people have been choosing to leave Sydney and Melbourne for cheaper or warmer climes (refer to the net interstate migration chart below), instead opting to stay put for the relative security of their capital city employment.</div>
<div> </div>
<div>That said, I do know more than a few people - including myself, in fact - who have recently decided to relocate from Sydney to Brisbane.</div>
<div> </div>
<div>Brisbane is not only comparatively inexpensive, it also has a warmer climate and is considerably less crowded - and thus if the jobs market is creating the requisite employment it should be a no-brainer from my perspective!</div>
<div> </div>
<div>The data below shows that the trickle of Sydneysiders moving to Queensland <em>has </em>only been a trickle through this cycle to date, and most certainly not a flood.</div>
<div> </div>
<div>That said, net interstate migration for the March quarter into Queensland (+1,300) was plenty stronger than we saw in the prior corresponding period (+700) taking annual net interstate migration into the Sunshine State back up to +6,200 from its recent nadir.</div>

<div><span>Totting that little lot up we can see in the chart below that population growth has slowed significantly in Western Australia (+35,300) and Queensland (+61,100), and has slowed further in South Australia (+13,900).</span></div>

<div>On an obliquely related note, although I can't remember exactly where I read it, somewhere this week was a piece which suggested that the construction of 10,000 apartments over four years at Sydney's Green Square would form part of a "tsunami" of oversupply in Sydney.</div>

<div>I'm not sure if this was some kind of gee-up, but as you can see the in the figures above with the state population having increased by close to +400,000 over the past four years alone...I dunno, but I reckon someone's having a giraffe.</div>

<div>Whatever the case, New South Wales has an existing stock of close to <a href="https://petewargent.blogspot.co.uk/2015/09/nsw-dwelling-stock-value-explodes" target="_blank">3 million dwellings</a>, and to my knowledge there has not been any recorded example of such a tiny fraction of additional construction having a material impact on a capital city property market.<br><br>Like London, Sydney is a city which is increasingly constrained in terms of its land supply in desirable locations, and is a city which is more or less permanently in a position of requiring new supply.<br><br>Now granted we're presently constructing proportionately far too many of those "shoebox" type developments - no arguments there - but as the Greater Sydney population continues to mushroom over time any such localised examples of oversupply will only ever be temporary in nature. </div>

<p>Retail leasing has opened for Perth's newest shopping centre, Mandurah Central, with the 6,000sqm complex already signing up Woolworths as a flagship tenant.</p>
<p>A further two tenants have already been secured, with three others under offer. The retail outlet ha a total of 15 speciality retail outlets.</p>
<p>CBRE retail leasing negotiator Adrian Morabito said the centre, which is located on Exchequer Avenue directly east of the major intersection of Mandurah Road and Mandjoogoordup Drive, is due for completion by mid-2016. </p>
<p>“There are five projects in WA valued at well in excess of $1.5bn including Mandurah Central, the Federation owned Mandurah Forum and Halls Head Centro, with three of the developments comprising a gross floor area in excess of 100,000sqm, plus mixed use office and residential,” he said.</p>

$55 million in sales for first Surfers Paradise Jewel release

<p><span>The Sydney city centre continues to boast the lowest office vacancy rate of any CBD in Australia with strong demand coupled with limited net supply lowering vacancies to just 6.3%, says Ray White Commercial.</span></p>
<p><span>Ray White commercial office leasing director, Anthony Harris, said the total Sydney CBD office market has delivered tremendous results with low vacancies and high tenant demand translating into improved rental growth.</span></p>
<p><span>“Currently the total vacancy rate is 6.3% including a small sublease factor of 0.4%,” Mr Harris said.</span></p>
<p><span>“The Sydney CBD office market currently has 311,678 sqm vacant, which has shown a strong absorption rate of 60,405 sqm for the six months to July, 2015. This is the third consecutive six month period of net absorption of more than 50,000 sqm.</span></p>
<p><span>“Coupled with net supply over the last 18 months of just 5,485 sqm, this highlights the rebound in white collar employment and business confidence. Technology continues to be a driving force for new tenancies within the CBD, while finance and professional services have also increased their footprint on the city.</span></p>
<p><span>“The greatest demand has come from the Core and Midtown precincts which yielded a 36,926 sqm and 18,061 sqm respectively increase in occupied stock over the last six months.”</span></p>
<p><span>But Mr Harris said high supply projections over the next few years could dampen the current positive results.</span></p>
<p><span>“While the net supply position has aided in the reduction of the overall vacancy rate, this trend is about to change with the anticipated completion of 670,000 sqm of new office stock over the next three years,” he said.</span></p>
<p><span>“Although withdrawal of stock will continue for refurbishment, this supply will subsequently come back on line with only limited stock being removed completely from the office count.</span></p>
<p><span>“The most anticipated completions are International Towers with the first completion (Tower 2) due in early 2016 (87,500 sqm) with the remainder of the office properties on this site expected to be completed by mid-2017, adding 179,000 sqm.”</span></p>
<p><span>Ray White commercial office leasing director, Jeremy Piggin, said the Sydney CBD has been in a period of stability in rents since 2010.</span></p>
<p><span>“Over the last two years there was a slight pick-up in the face rents,” he said.</span></p>
<p><span>“The prime market has shown a greater increase given the tight vacancy environment and for the first time since the GFC period incentives have started to show greater downward momentum, now averaging in the 25-30 per cent range.</span></p>
<p><span>“This has had a positive effect on the effective rental position which has recorded growth over the past year of 9.4 per cent in the prime market.</span></p>
<p><span>“However, for this end of the market there is a greater emphasis by businesses to provide greater wellbeing features for their staff. Those properties which offer access to better quality services will continue to be highly sought after.”</span></p>

Sydney CBD office vacancies still lowest in Australia

<p><span style="line-height: 1.3em;">It's hot, I'm sweating and in the middle of cutting a very good deal. </span></p>
<p>This time it's not with a vendor or real estate agent  - I'm not buying a development site - but the negotiation is fierce and taking place with a Thai business woman who owns the stall where I'm buying a much wanted ornament.</p>
<p>I'm on holiday in Thailand with the kids and a trip to the local markets has reminded me of how important it is to negotiate in the correct way to get the best deal. I'm also trying to train up my sons in the practice of negotiation. </p>
<p>Here everything is up for negotiation. I'm using my proven formula that works not only when I am shopping in Thailand but  also when I'm making offers on development sites and negotiating with builder's, consultants and tradespeople. </p>
<p>I'd set my sights on a pair of wooden, silver plated elephant ornaments (I know, customs will have a field day with these!).</p>
<p>I'd shopped around and knew what I wanted to pay (completed my due diligence).  I'd asked a few questions about how her day was, what her name is and if this may be her first 'morning' sale. The last question is key as if so, it will bring her luck for the rest of the day (so I'd gathered intelligence and established a relationship). </p>
<p>Rather than make an outlandishly low offer which I know would insult the Thai sales lady, I politely make my offer with a wide smile on my face but with serious eyes. The offer is a bit under half of what she's quoted. I back it up with a few good reasons. "I saw this one for sale down there for less" or "this one is not as big as the one they are selling there".  After some fun interchanges and much tapping of numbers on an old calculator back and forth, we came to a mutually suitable price and everyone was happy. I have my silver plated elephants and she has a good price. </p>
<p>I use similar techniques when making offers on properties. At Property Bloom we study the market to establish what the property should be worth, we look at its last sale price and find several comparable property sales to back up our offer.  </p>
<p>Understanding the unique benefits of a property will help you put a value on it. For us, the value lies mostly in the land, it's location and what's under it, not what's on top of it. </p>
<p>Property Bloom has established relationships with agents and they know our clients are serious buyers that won't muck them around. Our clients have their finance preapprovals in place and can move quickly to secure a property if the numbers stack up and we know it will make a great development site. We'll ask questions about why the property is selling and what the vendor expectations are.  </p>
<p><em>But there in one major negotiation tactic that always comes into play. It's making sure there is something in the deal for everyone. </em></p>
<p>If the vendor is making something from selling and our client is set to make something much more from developing, and if there's a bit for the agent or the person who has referred us, then we can cut a good deal. </p>
<p>Usually these types of negotiations involve much less  sweat than the ones done in Thailand.</p>
<p>As I start to leave the stall hugging my silver plated elephants, I hear the Thai lady sing '<span>kob koon Ka' (thank you) </span>as she waves me good bye and adds,' you come back soon?' confirming that she'd like to do more business with me. The same goes for our property deals, we'll always be back for more if the numbers stack up and there's something in it for everyone. </p>
