Our scheme aims to integrate with the terrain and the landscape, using the undulating site to slowly reveal glimpses and views of the harbour. <p>The ACT will become the first jurisdiction in Australia to abolish stamp duty for all first home buyers, with no income caps and no property price thresholds from 1 July.</p>

<p>The move, announced as part of the ACT Budget, completes a key election commitment from the Barr Government and removes what Chief Minister Andrew Barr described as one of the biggest barriers to entering the housing market. The reform forms part of the ACT's long-running transition away from transaction taxes and towards a broader-based property tax system.</p>

<p>"This budget marks a major milestone in our long-term tax reform program," Barr said, adding that the government had maintained a sustained focus on removing barriers to home ownership. He said stamp duty had long been one of the largest upfront hurdles facing buyers and that from July, "that barrier is gone" for first home buyers in the Territory.</p>

<p>The changes come alongside a range of measures designed to encourage new housing supply, including support for the delivery of so-called "missing middle" housing such as terraces, townhouses and low-rise multi-unit developments.</p>

<p>The announcement has renewed debate around whether the ACT's approach could provide a blueprint for improving housing affordability nationally.</p>

<p>New research from OurTop10.com.au, conducted by Primara Research, suggests the Territory's decade-long reform agenda has produced outcomes unmatched elsewhere in Australia.</p>

<p>While stamp duty costs have increased by an average 67 per cent nationally over the past decade, the ACT has recorded growth of just 15 per cent, the lowest increase of any jurisdiction.</p>

<p>The Territory has also emerged as one of the strongest performers on housing delivery. Based on population-weighted housing targets, the ACT is sitting less than one per cent behind its target. Victoria is the next closest at seven per cent behind, while the national average sits 25 per cent below target. New South Wales is tracking 39 per cent behind.</p>

<p>The latest reform removes one of the final barriers facing first home buyers in Canberra.</p>

<p>The average Australian home buyer currently pays $61,714 in stamp duty. In the ACT, that figure is $38,399 despite the Territory having the third-highest median house price in the country.</p>

<p>Until now, the ACT's first home buyer concession scheme only applied to purchases up to $1.02 million, around $51,000 below Canberra's median house price of $1.071 million. In practical terms, many first home buyers were unable to access the median-priced home without losing the concession.</p>

<p>From July, those restrictions disappear.</p>

<p>Every first home buyer in the ACT will pay no stamp duty, regardless of income or purchase price.</p>

<p>Canberra remains one of Australia's most expensive housing markets, with dwelling values increasing 82 per cent over the past decade. However, that growth ranks only 11th among Australia's 15 major housing markets, suggesting affordability pressures have been less severe than in many other parts of the country.</p>

<p>Simon Ma, CEO of OurTop10.com.au, said the latest reforms recognise that many first home buyers have simply outgrown thresholds set years ago.</p>

<p>"Many first home buyers aren't just looking for a way onto the ladder, they want a home their family can actually live in," Ma said.</p>

<p>"In a market where the median house price is over a million dollars, a concession scheme that cuts out at $1.02 million was never going to get them there.</p>

<p>"Removing the ceiling entirely means ACT first home buyers can now pursue the home they actually want, rather than limiting themselves to a price point designed for a very different market."</p>

<p>Whether other states follow remains to be seen. But at a time when most jurisdictions are struggling to improve affordability while also increasing housing supply, the ACT has quietly become the national test case for both.</p>

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

In most states and territories, the grant is not linked to stamp duty exemptions or concessions, with the exception of the Australian Capital Territory (ACT). The FHOG is typically a one-off payment, reducing the overall cost of purchasing or building a new home before any stamp duty concessions are applied.</p>

<p>Are mortgage holders set to get a reprieve from the RBA in 2026?</p>

<p>Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.</p>

<p>NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.</p>

<p>“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.</p>

<p>"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.</p>

<p>Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.</p>

<p>“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”</p>

<p>Dr Auld said inflation risks and labour market outcomes would be important to watch.</p>

<p>“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”</p>

<p>She said tighter financial conditions are expected to weigh on housing and activity.</p>

<p>“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”</p>

<p><span>Housing markets show different performances geographically as well as across product types and pricing points.  </span></p>
<p><span>Across the capital cities, a useful measure of capital gain across broad price points is our stratified hedonic index.  </span></p>
<p><span>The CoreLogic RP Data Stratified Hedonic Index looks at the movement in home values across three broad value based segments of the housing market.  The three segments are divided across quartiles and provide an insight about capital gains across the most affordable 25% of capital city suburbs, the middle 50% of capital city suburbs and the most expensive 25% of capital city suburbs.</span></p>

<p><span>Over the 12 months to October 2015, dwelling values across the combined capital cities increased by 8.2% across the most affordable suburbs, 9.6% across the middle priced suburbs and 11.4% over the most expensive suburbs.  The trends are somewhat different over the past three months with the most affordable suburbs recording the strongest value rises.  </span></p>
<p><span>Over the period, the most affordable suburbs have seen values increased by 1.5% compared to 1.2% growth across the middle market and a 1.3% increase in values across the most expensive suburbs.  Over the current growth phase, which broadly commenced in June of 2012, combined capital city home values have increased by 26.5% across the most affordable quarter of capital city suburbs, by 32.4% across the ‘middle’ of the market and by 33.7% across the most expensive quarter of suburbs.</span></p>

<p>Looking at the data across the five largest capital cities shows some quite different results.  Across the most affordable capital city suburbs, home value changes over the past year have been recorded at +14.3% in Sydney, +8.8% in Melbourne, +3.1% in Brisbane, +3.4% in Adelaide and -1.4% in Perth.</p>
<p>  Looking at the middle 50% of suburbs the value changes over the past year have been recorded at: +14.8% in Sydney, +11.2% in Melbourne, +4.6% in Brisbane, +2.6% in Adelaide and -2.9% in Perth.  Finally the most expensive quarter of the market recorded value changes over the past year of +17.1% in Sydney, +14.6% in Melbourne, +3.5% in Brisbane, +1.5% in Adelaide and -4.3% in Perth. </p>
<p>Based on these results you can see that it has been the most expensive suburbs recording the greatest value rises in Sydney and Melbourne with the most affordable suburbs recording the slowest rate of growth.  In Brisbane the middle market is seeing the greatest rise in values while the most affordable suburbs are seeing the slowest rate of growth. In Adelaide and Perth the best performed segment is the most affordable end of the market with the most expensive suburbs the weakest. Note that in Perth all three segments analysed have recorded value falls over the past year.</p>
<p>Focussing on quarterly data, the most affordable suburbs have been the strongest for growth in Melbourne, Adelaide in Perth. The middle market has recorded the strongest value growth over the quarter in Brisbane while in Sydney the most expensive suburbs have recorded the highest rate of value growth.</p>
<p>The differing performance of the segments provides a good insight into the current market dynamics as to where housing demand is strongest.  In Sydney and Melbourne it is typically higher priced stock, in Brisbane it is the middle market and in Adelaide and Perth demand is largely for more affordable housing stock. </p>
<p>As the rate of growth slows in Sydney and Melbourne we are likely to see the profile of where demand is strongest also change in those cities.  Furthermore, if Sydney and Melbourne buyers look to purchase in other cities they may be able to afford more expensive stock than the local buyers in Brisbane, Adelaide and Perth.  As a result we may see higher levels of value growth across the higher priced market segments.</p>

<p><span>The number of homes taken to auction remains high, with 3,087 auctions held this week, down from 3,274 over the previous week, however, the preliminary clearance rate of 60.8% has fallen, down from 62.3% last week, mainly due to the drop in Melbourne’s clearance rate, which is currently sitting below 65%. Over the corresponding week last year, the clearance rate was a stronger 65.7% and 3,315 auctions were held.</span></p>

<p><strong>Melbourne’s</strong><span> clearance rate remains under 70 per cent for the 5th week in a row, with this week’s preliminary clearance rate recorded at 64.7 per cent, down from 69.8 per cent last week, and weaker than the clearance rate for the city one year ago (66.1 per cent). This week, Melbourne was host to 1,477 auctions, lower than the 1,567 held last week, but higher than a year ago when there were 1,433 Melbourne auctions held over the week. Of the 9 individual Melbourne sub-regions, this week the strongest performer, in terms of clearance rate was the North East region. So far, CoreLogic RP Data has collected 153 results for the region and the preliminary result shows 71.9 per cent of these auctions were successful.</span></p>

<p><span>Across </span><strong>Sydney</strong><strong>, </strong><span>the preliminary auction clearance rate was 59.3 per cent this week, the third week in a row where Sydney has recorded a result below 60 per cent. Last week, Sydney’s clearance rate was 58 per cent, the lowest clearance rate seen since the week ending 10 February 2013 (55 per cent); significantly lower than one year ago, where results show that 71.8 per cent of Sydney homes taken to auction were successful. In terms of the number of auctions across the city, this week volumes were lower, down to 1,080 from 1,223 last week. One year ago 1,337 Sydney homes were taken to auction. The Eastern suburbs sub-region of Sydney has shown the strongest performance so far this week, with 82.6 per cent of the 69 reported results selling, with 33 remaining results yet to be collected.</span></p>

Sydney’s clearance rate under 60% for the third week in a row: CoreLogic RP Data's Shana Miller

Residential land values soar: Pete Wargent

<p><span>When it comes to the question of who pays the mortgage interest, the answer is that New South Wales and Victoria do: well over half of the national interest payable in fact.</span></p>

<div>The reason for this has been the expansion of both the population and mortgage sizes in Queensland (its share of the mortgage interest pie increasing from 15%to 19%) and Western Australia (its share increasing from 9 to 13%).</div>

<div>The changes elsewhere have been negligible when viewed from the national level.</div>
<div> </div>
<div>Despite the Australian population having increased by well over 1 million persons (or about 4.7%) over the past three years, total interest payable has declined by nearly 22% thanks to the slashing of interest rates.</div>

<p><span>This week marks the second busiest week for auctions across the combined capital cities this year, with 3,649 auctions held over the week, just short of the 3668 held earlier this year, over the last week of March. </span></p>
<p><span>This week the preliminary clearance rate is 60.1%, having increased, albeit only slightly, from a low of 59.5% last week, the first time the clearance rate has dipped below 60 % since Easter 2013. At the same time last year, both auction volumes (3,908) and the clearance rate were higher (63.7%).</span></p>

<p><span>This week in <strong>Melbourne</strong>, Australia’s largest auction market, saw the highest volume of auctions so far this year, with 1,828 auctions held across the city, up from 1,510 last week. A preliminary auction clearance rate of 65 % was recorded this week, rising slightly from 64.7 % last week. This time last year, 1,635 properties were taken to auction across Melbourne and a clearance rate of 63 % was recorded. The highest volume of auctions was held across Inner Melbourne this week, with 347 auctions and a preliminary clearance rate of 71 %, the strongest of any other Melbourne sub-region so far this week.</span></p>

<p><span><strong>Sydney’s</strong> preliminary clearance rate this week was 56.3 % across 954 auction results. There were a total of 1,284 auctions held across the city. Last week, Sydney had recorded the lowest clearance rate for the year to date (56.7 %), with 1,116 properties going to auction, however this week has seen the clearance rate fall even further and it will be interesting to monitor this as additional results are reported over the next few days. Looking back at this weekend last year, 1,631 auctions were held across Sydney and a clearance rate of 70.6 % was recorded. Sydney’s North Sydney and Hornsby region hosted the most auctions of any Sydney sub-region this week, with 185 properties taken to auction. The preliminary clearance rate for the region is higher than the wider Sydney result, at 62.8 % across 132 results.</span></p>

In comparison, last week the final auction clearance rate for the city was 41% across 226 auctions and this weeks 50% clearance rate is also higher than one year ago when there were 294 auctions with a success rate of 37.8%. The </span><strong>Gold Coast’s</strong><span> preliminary clearance rate was 39.2% across 51 results this week.</span></p>

<p><span>This week, <strong>Adelaide</strong> saw a preliminary clearance rate of 59.5 %, with 116 reported results across a total of 155 scheduled auctions. In comparison, over the previous week Adelaide’s clearance rate was 64.4 % and 62.3 % one year ago.</span></p>
<p><span><strong>Perth’s</strong> clearance rate of 34.4 % across 59 auctions is similar to the previous week, when 40 auctions were held and a clearance rate of 31.3 % was recorded.  Over the same week last year, the clearance rate was a lower 28.3 %, and 62 auctions were held.</span></p>
<p><span><strong>Canberra’s</strong> preliminary auction clearance rate of 58.6 % this week is lower than last week, when the final auction clearance rate was 61.8 % and also lower than the 59.5 % recorded last year.</span></p>

Second largest auction weekend for the year: CoreLogic RP Data's Shana Miller

<p class="Body">The suburb of Perth is only a tiny part of the vast metropolitan area known as Perth, but its property market is a microcosm for what’s happening more broadly across the WA capital.<span style="line-height: 1.3em;"> </span></p>
<p class="Body">The suburb of Perth, partly CBD and partly residential area, is a sea of negative numbers. Indeed, the numbers are so bad it’s made our Bottom 12 list in The Price Predictor Index – the 12 worst places to buy right now, otherwise known as The Dirty Dozen.</p>
<p>It came to our attention primarily because of the pattern in sales volumes, with quarterly sales of dwellings totalling 149, 136, 127, 93, 99, 86, 84 and 70 in the past eight consecutive quarters, which means sales activity has halved in two years.<span style="line-height: 1.3em;"> </span></p>
<p>But there are various other negative indicators. Vacancies are high at 6.4%, according to SQM Research. Median prices have fallen 7% in the past 12 months, both for houses and for units, according to Domain.<span style="line-height: 1.3em;"> </span></p>
<p>The median house price today, $525,000, is at the same level as five years ago.<span style="line-height: 1.3em;"> </span></p>
<p>Its market situation provides a snapshot of the general trend in the broader city region of the same name. Perth, the metropolitan area, displays many similar qualities: sales activity falling, prices and rents following, vacancies in many areas way too high, especially in the inner-city apartment suburbs.<span style="line-height: 1.3em;"> </span></p>
<p>Four other WA locations make The Dirty Dozen, all of them resources-impacted centre. All four – Port Hedland, Karratha, Newman and Kambalda – have been bad news for 2-3 years now. The point is that, contrary to the best propaganda efforts of marketers, the worst is not yet over.<span style="line-height: 1.3em;"> </span></p>
<p>And, if you can believe BIS Shrapnel’s recent assessment of the resources sector and mining towns, it’ll get worse before it gets better.<span style="line-height: 1.3em;"> </span></p>
<p>Let’s use Port Hedland as a case study. This market, comprising Port Hedland and neighbouring South Hedland, has been in steep decline for the past three years.</p>
<p>Sales rates have declined from peak levels – quarterly sales have dropped from 70-80 per quarter three years ago to around 20-30 per quarter in 2015 - but the greatest measure of the deterioration of this market is in the price and rental data.</p>
<p>Three years ago, Port Hedland had a median house price of $1.3 million; today it is $880,000, lower than five years ago, but still too high to provide value for money. In South Hedland the median price is down to $680,000.<span style="line-height: 1.3em;"> </span></p>
<p>The median weekly rent has dropped from $2,500 to $900 in Port Hedland and to $650 in South Hedland – and typical yields are now 5.5%, compared to 10-11% when the resources boom was at its peak. No sensible investor would buy at yields so low in a location where the risks are so high.</p>
<p>The decline in rents has followed a significant rise in vacancy rates, with Port Hedland currently 6.5% and South Hedland 7%.<span style="line-height: 1.3em;"> </span></p>
<p>This market will no doubt recover when commodity prices do, but it's difficult to imagine the median house price reaching $1.3 million again any time soon.</p>
<p>Six of The Dirty Dozen are in Queensland and all are resources-related centres. They include the usual suspects, such as Gladstone, Emerald, Moranbah and the towns of the Surat Basin.</p>
<p>Less often written about is Mount Isa. This is one of Australia’s largest mining towns and a significant regional centre in far western Queensland.</p>
<p>But its property market has dropped alarmingly since early in 2013. In consecutive quarters, the number of dwelling sales has dropped from 189-158-78-63-61-46-41-50-49-42-25.</p>
<p>The suburb of Sunset is typical – sales numbers in consecutive quarters have been 30-23-8-10-12-12-7-6-8-8-8-6. In Pioneer, quarterly sales have been 20-16-12-7-3-8-4-1-2-4-7-1-2. Menzies has recorded just four sales in the past 18 months.<span style="line-height: 1.3em;"> </span></p>
<p>This remarkable decline coincided with the merger between Glencore and Mount Isa’s biggest employer, Xstrata – followed by downsizing. Vacancies have been rising since early 2013, reaching 6.5%, and have now moderated a little to 4.5%.</p>
<p>Prices have dropped markedly, with median prices down sharply in Mornington (23%) and Townview (18%) in the past 12 months.<span style="line-height: 1.3em;"> </span></p>
<p>The locations that make up The Dirty Dozen demonstrate the remarkable diversity of situations in property markets across Australia.<span style="line-height: 1.3em;"> </span></p>
<p>Two capital cities have had strong markets, two have been in serious decline and the other four have shown varying degrees of stagnation or moderate growth. Regional Australia has similar patterns, ranging from boom centres through dormant markets to absolute basket cases.</p>

Terry Ryder's dirty dozen - from Perth to Mount Isa the 12 localities to avoid

<p><span>As the Sydney real estate markets start drawing the curtains on what has been a highly entertaining 2015 year it’s interesting to note some are framing 2016 as the recession year. </span></p>
<p><span>However before we start nailing that coffin we need to look at what possibly may cause a recession and then look for what may avert a recession. Naturally there are many that opt for the let’s wait and see option although I’m of the opinion that we won’t see a technical recession.</span></p>
<p><span>Yes in some areas property prices are falling and in many other areas property prices are still performing well. Just last week we set (nearly doubled) the all-time record price for a <span>Cammeray waterfront</span>.  This week a developer released Chatswood Place, a $300 million boutique style development, and in just three hours set a new suburb record as well as securing $160 million in off the plan sales. This is the very same investment market which many were believing was well and truly finished.</span></p>
<p><span>Last week the Australian Bureau of Statistics (ABS) revealed that business investment spending in the September quarter had fallen 9.2 %. This quarterly result was the worst in the 28 year history of the survey of business investment. The ABS also released the GDP growth which identified growth of 0.9 % thanks to the highest exports in 15 years, an increase in consumer spending and of course the much publicised housing boom more particularly in apartment construction.</span></p>
<p><span>We also need to note that Treasury has cut the nation’s potential economic growth rate to 2.75 % down from 3.25 %. This follows three consecutive years of below – trend economic growth where the elephant in the room is the decline in mining.</span></p>
<p><span>Now for that beaming light at the end of this tunnel of misery – enter the very cashed – up NSW government. Unlike the vast majority of state and territory governments NSW has an overflow of coin and it’s all going into the biggest infrastructure spend in the state’s history. Over the next four years the NSW government has allocated a staggering $70 billion infrastructure spend which is unprecedented. This in itself will singularly underpin the Sydney housing market given nothing stimulates the markets and consumer confidence like a massive infrastructure spend.</span></p>
<p><span>The breakdown is $38 billion to be spent on new transport projects which will also include the second harbour tunnel, North West rail link, South East Light rail, Sydney CBD and WestConnex. The Transgrid lease which brought in a record $10,258 billion is still to be allocated although it has been confirmed that these monies will also be directed into new infrastructure projects.</span></p>
<p><span>Following the federal government crackdown on illegal foreign real estate acquisitions in Australia the Significant and Premium Investor Visas have been running at full – speed. It will be very interesting to see the next set of figures and whether there has been a significant spike in applications since the crackdown. The low Australian dollar is also enticing many offshore purchasers and expats and this is now a very strong emerging market within the Sydney real estate markets.</span></p>
<p><span>So when one takes the time to actually look at what is going on I find myself (as do many others) not too worried about this so called recession. The last recession was 25 years ago and they aren’t very nice but when you have a state government pouring $70 billion into the NSW economy it would appear that NSW has more Zoom than Gloom. </span></p>
<p><span>To further highlight this the NSW government just appointed Lucy Turnbull (the PM’s wife) as chair of the NSW government’s newly created Greater Sydney Commission. The sole purpose of the Greater Sydney Commission is to stop the infighting at local councils and to speed up developments across the city although I still see councils incompetency as an on – going hurdle.  I’m reliably informed that the premier will hand his greater Sydney Commission special powers and the councils will not like what’s in-store.</span></p>
<p><span>Of course not everybody will be convinced but then again, that all adds to the theatre of debate. When the 2016 property markets kick off I’m of the view that the areas within a 15 kilometre radius of the CBD will do very well. But expect more than a few to tell a different tale.</span></p>

<p><span>Auction volumes fell to 3,209 this week, after last week saw auction activity rise to the highest levels seen all year with 3,729 auctions held across the combined capital cities, bringing spring auction volumes to the highest on record.</span></p>

This time last year, the clearance rate for Melbourne was 66 per cent across 1,733 auctions. The busiest Melbourne sub-regions this week were Melbourne’s Inner region and the Inner South region, where 323 and 264 auctions were held respectively. The best performing regions in terms of clearance rates this week were Mornington Peninsular, with a clearance rate of 69.4 per cent, albeit on a low volume of reported results (36) and North East Melbourne, where the preliminary clearance rate was 68.4 per cent across a total of 152 results.</span></p>

One year ago 1,294 Sydney homes were taken to auction over the week, and 66.1 per cent were successful. There were five Sydney sub-regions this week where the preliminary clearance rate was above 60 per cent including Inner West (66.1 per cent), Eastern Suburbs (65.2 per cent), City and Inner South (64 per cent) and Northern Beaches and North Sydney and Hornsby (both 62.5 per cent).</span></span></p>

<p>Across <strong>Canberra</strong> a total of 121 auctions were held this week, compared to 98 last week and 87 at the same time last year. Canberra’s preliminary clearance rate of 67.1 per cent is higher than it was the previous week (58.3 per cent).</p>
<p>So far this week, 8 <strong>Tasmanian</strong> auctions were reported, with just two sales recorded, both prior to their associated auctions.</p>
