A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.

The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.

Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.

Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.

Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.

Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.

Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.

The appeal of Rainbow Bay has extended well beyond the surfing community.

International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".

The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.

Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.

<h2>Boutique project draws owner-occupiers</h2>

Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.

The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.

Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.

The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.

After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.

Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.

He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.

Who's who of buyers revealed as Esprit Rainbow Bay settles

Nature Based Cities (NBC), the not-for-profit organisation focused on improving biodiversity and nature outcomes in urban development, has launched its latest industry design guidelines and accreditation framework, this time targeting precinct-scale residential communities.

The move extends NBC’s influence beyond its initial focus on medium and high-density residential developments. Several projects have already achieved NBC accreditation since the launch of its Medium &amp; High-Density Residential Guidelines in early 2025.

The expansion into masterplanned communities and new residential precincts reflects the growing need for stronger nature-positive benchmarks as Australia’s outer suburban growth corridors continue to expand at pace.

Paul Hameister OAM, NBC Founder and the Executive Chairman of Melbourne developer Hamton who itself leans heavily into nature and biodiversity in its developments, says the&nbsp;nature-first approach to mitigate the effects of climate change has become standard in other parts of the world such as the UK, but Australia is lagging.&nbsp;Australia’s environmentally sustainable design (ESD) rating tools have no minimum mandatory requirements for living landscapes.

“We’ve always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren’t there,” Hameister says. “In Australia, you can have a five-green-star rated building that’s concrete and glass with not a blade of grass. 
 
“The focus is on reducing emissions, which is laudable, but there hasn’t been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities.”

He says that having now&nbsp;made good progress in supporting developers of medium and high-density residential projects, NBC is now looking to bolster better nature-based decision-making and recognise developers of greenfield projects in the outer ring and large inner-ring brownfield precincts, who want to champion nature and living landscape as a defining feature.

Since 2022, the not-for-profit has sought to remove the roadblocks preventing developers from incorporating nature and living landscapes into their projects, shifting the conversation from the reduction of emissions and grey infrastructure, toward recognising nature as an essential infrastructure.

The New Communities Design Guidelines and Scorecard arm developers with the tools needed to deliver a nature positive outcome for their new communities. Intended to be adopted at the outset of the planning process, the guidelines are designed to help create communities that are cooler, healthier and more resilient while also enhancing social wellbeing and long-term economic value.&nbsp;

New Communities developers seeking accreditation will be independently assessed across a range of key criteria including ecology, tree canopy, biodiversity, and walkability. Once the masterplan is complete and submitted for approval, the scorecard is formalised based on proposed outcomes. Projects that meet the NBC criteria will receive either Commended or Exemplary accreditation outcomes, creating a clear benchmark for nature-positive new communities in Australia.&nbsp;

Janis Fischer, Director at Tract and NBC Advisory Council member, said the development of new communities in our suburbs can have a substantial impact on nature and biodiversity.

"By incorporating nature-based design principles at the inception of a project, developers and their design teams can achieve nature positive outcomes that are good for both people and the planet.’’&nbsp;

NBC accredited New Community projects will gain access to NBC branding and marketing tools to help communicate their nature-based credentials to purchasers and the broader market.&nbsp;

Apartment buildings are increasingly being designed around how people actually live day to day, not just how they want a building to look.

For buyers, that shift is showing up in practical inclusions that respond to changing habits. Developer-builder&nbsp;<a href="https://www.apartments.com.au/developers/aland">ALAND</a> sold more than $35 million worth of apartments throughout June, including a $6.8 million apartment that now ranks among the highest apartment sales ever recorded in North Sydney.

SRM Residential agent Ben Stewart said buyer demand throughout June reflected a mix of improving market confidence and longer-term thinking from owner-occupiers.

"We're seeing strong demand from owner-occupiers who are taking a longer-term view," Stewart said.

"Many recognise the opportunity to secure an apartment in an iconic building and premium location while values remain attractive. They may initially lease the property, but the intention is to eventually move in themselves, rather than purchasing purely as an investment."

The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.

The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.

Designed by DKO Architecture, the proposal comprises four residential buildings ranging from 14 to 18 storeys above a two-level retail podium. The development would deliver 736 apartments, including 74 affordable homes, 215 Build-to-Rent apartments and 521 market residences. Provision has also been made for dual-key apartments, which could increase the total number of dwellings to 877.

At ground level, the shopping centre has been designed as the suburb's new meeting place, anchored by a full-line Woolworths and complemented by a curated mix of fresh food retailers, cafés, restaurants, health services and everyday convenience shopping. Generous pedestrian links and landscaped public spaces will connect the retail precinct through to Jack Mundey Reserve, creating a more walkable and connected neighbourhood.

DKO said the design had been shaped by the site's landscape setting and surrounding open space.

The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.

The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.

Conquest has rapidly expanded its development pipeline since acquiring the Eastlakes site, with more than $6 billion worth of mixed-use projects now in planning across Sydney, including Stanmore, Castlecrag and Waterloo.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

The Australian Property Institute's proposal to modernise the organisation has received strong support from members.
At the API's extraordinary general meeting (EGM) in Adelaide, the motions passed with 90% of votes in favour.
At least 66% approval was needed to pass the resolutions, which include:
- the API to become a company limited by guarantee,
- and to adopt the proposed new constitution.
The new structure and governance is expected to come into effect from January 1, 2016.
"This is a real transition, a culture change from 2016 onwards, the API would serve the members, provide advocacy, develop and uphold professional standards," API chief executive Mike Zissler said.
API national president Tyrone Hodge would become chair of the new organisation until the AGM in May next year.
New members would also be nominated for election to the board at the meeting, with some current members staying to ensure continuity.
“There is still a lot of work to be done finalising charters, policies and guidelines, however, the outcome of the EGM is a tremendously positive step forward for the API," said Zissler.

“Rental income is supported by a staggered lease expiry profile and the best blue-chip tenancy mix in the city, with high profile tenants including Westpac, AECOM, Seek, the South Australian Government, Servcorp Australia, Knight Frank, Equity and Advisory, Emirates, HWL Ebsworth Lawyers and AON,” he said.
“Westpac House has enjoyed excellent rental growth, very high occupancy levels, and strong tenant retention since it was built," said Philip Rundle.
Westpac House is expected to be much sought by investors, according to the agents.
“For investors, Adelaide offers more attractive yields than the eastern seaboard property markets,” said Colliers' Thomas.

A weaker dollar has positioned Australia as a key international travel destination with holidaymakers from China, New Zealand and the US preferring Sydney and Melbourne, according to Savills.
The Hotel Market Report 1H/2015 from Savils noted near full mid week capacity in the key corporate months of the year.
Savilss director of hotels, NSW, Vasso Zographou said Sydney and Melbourne are also the primary recipients of the annual 6.6 million international visitors to Australia receiving 51% and 32% respectively, which represents 5.5 million of the total pie.
Increased cruise ship business, he said, particularly in Sydney, has also contributed to increased pre- embarkation and post disembarkation overnight stays.
"China, which represents 13% of total visitors, recorded 829,000 visitors, representing an increase of 130,000 YoY (up 19%)," he said.
"We note however that the impact of the recent rout on China’s stock market and the devaluation of the Renminbi on China’s middle class and their appetite for long haul travel is yet to be tested, albeit we nonetheless expect continued growth. In particular, growth has been expected in destinations like Australia, where there has been far greater currency devaluation, making it more cost effective for Chinese travellers.
"New Zealand, which represents 18% of total visitors and is Australia’s largest international source market, recorded 1,142,000, representing an increase of 50,000 YoY (up 5%) and the USA, which represents 8%of total visitors recorded 535,000, representing an increase of 47,000 YoY (up 10%) on the back of a stronger green back as the USA economy continues to grow."

Sydney, Melbourne hotel performance leads national pack: Savills

The Fountain Cafe in Sydney's Potts Point suburb, for long a part of the local landscape, failed to secure a bid when auctioned last week.
There was a $1.8 million vendor bid.
Located at 1a Elizabeth Bay, the cafe is spread over 390 square metres with significant pedestrian exposure due to its location.
It has a full commercial kitchen, bathrooms and a liquor licence. 
Previously it was renting out for nearly $225,000 annually until its 2014 closure.
The auction was through Ron Bauer of Ray White Unlimited.

Potts Point's Fountain Cafe up for sale

A commercial property in Melbourne's Collingwood with development potential has sold for $3.535 million at a bullish rate of $8,838 a square metre.
The <a href="https://www.realcommercial.com.au/property-land+development-vic-collingwood-501694837" target="_blank">111-115 Langridge Street</a> building sits between Hoddle Street and Wellington Street, three kilometres from the Melbourne CBD.
"This was a very popular property, attracting 130 plus enquiries during the marketing campaign, many of whom attended," said Teska Carson selling agent Tom Maule, who along with Michael Ludski, sold it to a local owner-occupier.
The property comprises a two-level, 754-square-metre commercial building on a 400-square-metre site, zoned Commercial 2 with frontages to Langridge Street, Rupert Street and Montague Street.
The lease is for short term only.
The property, listed for the first time in more than 35 years, is within close proximity to Gertrude and Smith street commercial precincts and transport.
He said the sometime working class suburb had undergone gentrification in recent years, driven by the area’s lifestyle amenities, mostly within walking distance.

Commercial building in Melbourne's Collingwood sells for $3.5 million

Elizabeth Arcade in Brisbane's CBD has a new owner following its $28 million sale. 
El Camino Priority II Trust, a company controlled by Singapore-based Valparaiso Capital Partners, purchased the site to add to its future long-term pipeline of student accommodation in Brisbane.
Earlier this year, Valparaiso bought two buildings in Brisbane CBD, 363 Adelaide Street and 38 Wharf Street, with plans to develop student accommodation under the brand of ‘Student One’.
They also plan to convert this building into a 1,000-bed student accommodation along with a newly developed retail ground floor. 
The proposed development is likely after 2018 when the existing retail tenant leases expire and will need council approval.
The deal was done off-market by Tom Phipps and Jason Lynch of Colliers International for Brisbane-based PGT Investments, who owned the arcade for 30 years.
“Student accommodation is ideal for the site, due to its two street frontages and requirement for minimal car parking," Phipps said.
“The introduction of a temporary reduction in infrastructure charges by the Brisbane City Council for student accommodations within a four kilometre radius of the Brisbane GPO has made Brisbane highly attractive to many student accommodation developers."
Elizabeth Arcade is situated in the heart of the rapidly growing food and fashion precinct of Albert and Elizabeth Streets. It features a mix of fashion boutiques and eateries offering up a range of Japanese, Chinese and Korean cuisines.

Quest Apartment Hotels has opened its 10th Brisbane property and second in the suburb of Chermside.
Quest Chermside on Playfield is at 38-40 Playfield Street with 78 serviced apartments 10 kilometres from the Brisbane CBD and 15 kilometres from the airport.
It features a mix of studio, one and two -bedroom configurations. The one and two bedrooms apartments have fully-equipped kitchen and laundry facilities. 
This was Quest's third opening in the state this year, taking its total in Queensland to 17, said Quest CEO Zed Sanjana.
“According to Tourism and Events Queensland, international business visitors to the state grew by 11.5% in the year ending June 2015, with total international visitor numbers increasing by almost 8%. Domestic business tourism increased by a significant 28% during the same period.”
Quest Chermside on Playfield was developed by Treelight Development Group. 
Quest has a pipeline of property openings in the next 18 months across Australasia, opening in 13 locations which includes West Perth, Mounts Bay Road, East Perth and Fremantle (WA); Chatswood, St Leonards, Newcastle, Bella Vista and Macquarie Park (NSW); Dandenong Central (VIC); Port Adelaide (SA); and Petone (New Zealand).

Quest opens tenth Brisbane property - Quest Chermside on Playfield

The September quarter CPI came in less than expected.
Headline inflation was 0.5% quarter on quarter resulting in annual inflation of just 1.5% year on year. This compared to a market consensus expectation for 0.7%qoq/1.7%yoy.
The statistical underlying measures of inflation (trimmed mean and median) rose just 0.3%qoq (compared to the market consensus of 0.5%qoq) with an average 2.15%yoy, which is at the low end of the RBA’s target range. 
Market goods and services excluding volatile items also just rose 0.4%qoq and just 1.7%yoy.

While the impact of the fall in the $A is evident in some areas, eg international travel costs up 4.6%qoq, its very muted with tradeable prices up just 0.3%qoq and actually down 0.3%yoy or being offset by weakness elsewhere with non-tradeable inflation up just 0.4%qoq and 2.6%yoy.
In fact, what is particularly noticeable is general price weakness with, eg, weak food prices (+0.2%yoy) as supermarket competition continues, falling clothing prices (-1%yoy), very modest increases in rents (just +1.5%yoy), weak growth in household equipment (+1.8%yoy) and ongoing weakness or falls in prices for communication and electronic goods. The bottom line is that pricing power remains very weak reflecting constrained growth in retail sales and cautious consumer confidence.
The fact that inflation is lower than expected and below target despite a 20% plus fall in the value of the $A over the last year adds to the case for the RBA to cut the cash rate again in order to offset the potential negative impact on the economy of big bank mortgage rate hikes. I continue to expect the RBA to cut the cash rate by 0.25% when it meets next week or if not then, then sometime in the next few months.

The assets of one of Australia’s largest independent wine producers, Littore Wine Group, are on the market.
They include <a href="https://www.realcommercial.com.au/property-commercial+farming-vic-geelong-501739030" target="_blank">1,070 hectares of vineyards </a>across five properties and a large modern winery and warehousing/packaging facility.
The Littore Wine Group was a large vertically integrated wine business founded more than 40 years ago by the Littore family.
The portfolio of vineyards near Mildura and a large commercial winery and packaging facilities at Geelong in Victoria has been listed through Tim Altschwager and Nick Dean of Colliers International. 
The high yielding vineyards have produced an average of around 30,000 tonnes over the past four vintages.
"The largest single vineyard in the portfolio is the impressive Arlington vineyard with plantings of approximately 739ha on 6,850ha of land situated near Wentworth NSW,” Tim Altschwager said.
The Littore winery has tank storage of nearly 18,000,000 million litres, a crush capacity of about 15,000 tonnes, an extensive warehousing and packaging centre and administrative facilities.
Altschwager said the vineyards and the winery were being offered for sale separately or as a whole. He expects interest from a wide range of buyer groups, both domestic and offshore.
“The market for agricultural assets is improving, we are receiving strong interest in quality, large-scale properties with substantial water entitlements.
"The Littore portfolio boasts around 7,000 mega litres of high security water, which we expect will attract significant interest in its own right.
“This also opens up the possibility that the properties might attract alternate uses, such as the potential conversion to almonds or cotton, which broadens the appeal of what is already one of the most significant wine industry offerings that’s come to the market.”

Littore Wine Group assets on the market

A not-for-profit aged care provider has purchased a building on Bridge Street in Sydney's Epping for $18.65 million in a deal brokered by Savills Australia and PropertyFox.
Sitting at <a href="https://www.realcommercial.com.au/property-offices-nsw-epping-501375107" target="_blank">16-18 Bridge Street</a>, the 1989 building has a net lettable area of 3,177 square metres.
It was sold on behalf of Peak Equities, an emerging Melbourne-based fund manager that bought the building for $14.2 million in 2012 from Centuria.
According to Tom Merrett of Savills Industrial &amp; Business Services, the office building was partially occupied and the new buyer intended to occupy the remaining available office space.
“The emergence of Epping as a significant residential hub, and the growing rate of buildings being converted into residential has left Epping with a severe shortage of commercial buildings, which is why the purchaser was keen to lock in an option to accommodate their office requirement for the long term.”  
The building is a short walk from Epping railway station.  
Merrett said he was seeing a lack of leasing and purchase options for commercial tenants looking to occupy space long term all across the upper North Shore of Sydney due to residential conversion.
