A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.

The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.

Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.

Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.

Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.

Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.

Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.

The appeal of Rainbow Bay has extended well beyond the surfing community.

International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".

The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.

Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.

<h2>Boutique project draws owner-occupiers</h2>

Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.

The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.

Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.

The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.

After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.

Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.

He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.

Who's who of buyers revealed as Esprit Rainbow Bay settles

Nature Based Cities (NBC), the not-for-profit organisation focused on improving biodiversity and nature outcomes in urban development, has launched its latest industry design guidelines and accreditation framework, this time targeting precinct-scale residential communities.

The move extends NBC’s influence beyond its initial focus on medium and high-density residential developments. Several projects have already achieved NBC accreditation since the launch of its Medium &amp; High-Density Residential Guidelines in early 2025.

The expansion into masterplanned communities and new residential precincts reflects the growing need for stronger nature-positive benchmarks as Australia’s outer suburban growth corridors continue to expand at pace.

Paul Hameister OAM, NBC Founder and the Executive Chairman of Melbourne developer Hamton who itself leans heavily into nature and biodiversity in its developments, says the&nbsp;nature-first approach to mitigate the effects of climate change has become standard in other parts of the world such as the UK, but Australia is lagging.&nbsp;Australia’s environmentally sustainable design (ESD) rating tools have no minimum mandatory requirements for living landscapes.

“We’ve always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren’t there,” Hameister says. “In Australia, you can have a five-green-star rated building that’s concrete and glass with not a blade of grass. 
 
“The focus is on reducing emissions, which is laudable, but there hasn’t been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities.”

He says that having now&nbsp;made good progress in supporting developers of medium and high-density residential projects, NBC is now looking to bolster better nature-based decision-making and recognise developers of greenfield projects in the outer ring and large inner-ring brownfield precincts, who want to champion nature and living landscape as a defining feature.

Since 2022, the not-for-profit has sought to remove the roadblocks preventing developers from incorporating nature and living landscapes into their projects, shifting the conversation from the reduction of emissions and grey infrastructure, toward recognising nature as an essential infrastructure.

The New Communities Design Guidelines and Scorecard arm developers with the tools needed to deliver a nature positive outcome for their new communities. Intended to be adopted at the outset of the planning process, the guidelines are designed to help create communities that are cooler, healthier and more resilient while also enhancing social wellbeing and long-term economic value.&nbsp;

New Communities developers seeking accreditation will be independently assessed across a range of key criteria including ecology, tree canopy, biodiversity, and walkability. Once the masterplan is complete and submitted for approval, the scorecard is formalised based on proposed outcomes. Projects that meet the NBC criteria will receive either Commended or Exemplary accreditation outcomes, creating a clear benchmark for nature-positive new communities in Australia.&nbsp;

Janis Fischer, Director at Tract and NBC Advisory Council member, said the development of new communities in our suburbs can have a substantial impact on nature and biodiversity.

"By incorporating nature-based design principles at the inception of a project, developers and their design teams can achieve nature positive outcomes that are good for both people and the planet.’’&nbsp;

NBC accredited New Community projects will gain access to NBC branding and marketing tools to help communicate their nature-based credentials to purchasers and the broader market.&nbsp;

Apartment buildings are increasingly being designed around how people actually live day to day, not just how they want a building to look.

For buyers, that shift is showing up in practical inclusions that respond to changing habits. SRM Residential agent Ben Stewart said buyer demand throughout June reflected a mix of improving market confidence and longer-term thinking from owner-occupiers.

"We're seeing strong demand from owner-occupiers who are taking a longer-term view," Stewart said.

The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.

The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.

Designed by DKO Architecture, the proposal comprises four residential buildings ranging from 14 to 18 storeys above a two-level retail podium. The development would deliver 736 apartments, including 74 affordable homes, 215 Build-to-Rent apartments and 521 market residences. Provision has also been made for dual-key apartments, which could increase the total number of dwellings to 877.

At ground level, the shopping centre has been designed as the suburb's new meeting place, anchored by a full-line Woolworths and complemented by a curated mix of fresh food retailers, cafés, restaurants, health services and everyday convenience shopping. Generous pedestrian links and landscaped public spaces will connect the retail precinct through to Jack Mundey Reserve, creating a more walkable and connected neighbourhood.

The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.

The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.

Conquest has rapidly expanded its development pipeline since acquiring the Eastlakes site, with more than $6 billion worth of mixed-use projects now in planning across Sydney, including Stanmore, Castlecrag and Waterloo.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Now, more than ever before, is the time to seriously consider and pay close attention to what your real estate agent promises you.
Don’t be too complacent and think that most agents actually care about your best interests. Most realtors wouldn’t shout you a cup of coffee, if it means actually putting their hand in their pockets to accommodate your needs.
No, this isn’t a rant about Vendor Paid Advertising (VPA). We’ve already had that discussion.
This article is about making sure, your agent, is looking after your best interests. Your interests when they suggest that your property is best marketed; via an auction campaign.
Below are some simple steps to follow and questions to pose to the agents that are hell-bent on auction strategies.
In this instance, the focus is on the auctioneer, more than the listing agent that wants to sign you up. Or in some cases: stitch-you-up.
Questions you need to ask about the auctioneer:
1)     Price: Is the auctioneer the cheapest in the area?
2)     Performance: How well does he/she perform?
3)     Pre-auction inspection: Will they actually come to view the home before the day of the auction?
4)     Price
Like everything, pay peanuts and you will get monkeys. But sometimes in the auction game, you also get very expensive baboons.
The key here is, don’t just base the decision on the criteria of “price”. Base your decision, in collaboration with the other two points, as well as price.
Performance
To help you better gauge the caliber of the individual that will have control of the sale on the day, make time to see them in action. Do it first hand and don’t rely on what their mate, the real estate agent, tells you about them.
Pre-auction inspection
I find it difficult to grasp the belief that an auctioneer, that has 5-9 properties to auction off in a period of 5 hours, can actually perform to their best of their ability on the day.
What I have seen is, most auctioneers stumbling and running late from appointment to appointment in Saturday traffic-jams in Sydney.
Their complacency, may have worked for them as people are prepared to pay 20-30% above the odds in a hot market; however, the tide has turned. Clearance rates are dropping weekly and rapidly.
You may be about to give a fool, the reigns of what is your most valuable asset. Think twice before you do. Perhaps the following points will assist you with your decision.
Foolish things agents and auctioneers do when they are under pressure
1)     Run an auction when no one has actually registered nor has anyone requested contracts prior to day of auction. I witnessed one last week. It was disastrous for     the vendor.
2)     Advertise low price-guides to draw a crowd only to pass the property in at the low price-guide.
3)     Calling vendors bid low, believing this will stimulate the bidding. I see this occur over and over again, and auctioneers do this even when the reserve is 15%-25% higher.
The common outcome: property is passed in at vendors bid and therefore, devaluing the potential of the property.
4)     Auctioneer not properly informed, if at all, about material facts such as; easements and covenants, development potential, history and not knowing in detail about the property.
5)     Auctioneers, thinking more about the traffic conditions they will encounter travelling to the next property, than the actual sale at hand.
6)     Agents and auctioneers conducting room auctions with 3 or more properties. Again, may have worked in a hot market, however, this is suicide for the vendor in normal circumstance.
Prevention is better than cure
To understand why agents are pushing auctions, you need to have a behind the scenes peak. Most real estate training manuals simply state:
“…Auction campaigns, gives the agent a definitive sales date. One that vendors and buyers are locked into… and you’re guaranteed your commission”
The above would be perfect if it also meant two outcomes:  first, the sale achieves the best price and second, the agent was ethical about the entire campaign. 
If your agent’s recommendations of an auctioneer does not meet the above criteria and what you hear and see on the video; you may well lose tens if not hundreds of thousands of dollars.  Then again, ask yourself, is your property that unique to go to auction, and is it really the best strategy.

The rise in the CPI was well below expectations ... 
Regarding the headline, the CPI rose 0.5% in Q3, well below expectations. The annual rate was flat at 1.5%yr and only marginally up on the recent low of 1.3%yr in the March quarter. 
When you compare the chart of expected contributions to the Q3 CPI with the chart of actual contributions you can see there was widespread weakness or dissapointment. The one upside surprise is motor vehicles where prices rose slightly rather than falling as expected.
... &amp; the ABS estimates a significant positive seasonality ... 
The ABS estimates significant positive seasonality for the Septmember quarter of –0.4ppts. That is prices tend to see a larger rise in Q3. As such, the seasonally adjusted CPI rose just 0.1%qtr in the September quarter. 
... so core measures softer at 0.3%qtr.
The core measures, which are seasonally adjusted, came in at an average of 0.3%qtr, softer than expectations for a 0.5%qtr print. In the quarter, the trimmed mean rose 0.28%qtr while the weighted median lifted 0.29%qtr.
The annual pace of the average of the core inflation measures is now 2.2%yr, which is below the mid-point of the RBA’s target band. In addition, the six month annualised pace is just 2.5%yr, a moderated from the recent peak of 2.7%yr in Q1. Before that, the peak for the six month annualised pace of core inflation was 3.1% in 2013Q4. 
Is retail competition holding back traded goods inflation? 
What was particularly interesting was the very modest rise in food prices of just 0.1%qtr. There was a softer than expect 0.2% rise in fresh fruit &amp; vegetables due to the mix of a 8.2% rise in fruit mostly offset by a 5.9% fall in vegetables. Also falling in price in the quarter were bread &amp; cereal products, dairy &amp; related products, other food products and non-alcoholic beverages. We know that Australia’s grocery chains have been under increasing competition from new entrants who have been improving their domestic supply chains, opening new stores and openly competing with the incumbents on price. We suspect that this is not only holding prices down, despite rising wholesale prices associated with seasonal conditions and the weaker AUD, but actually pushing prices lower.
We were surprise in Q2 by the soft 0.3%qtr rise in meals out &amp; take away foods; in Q3 there was the more normal rise of 0.6%qtr. 
Other areas where we are saw ongoing deflationary pressures in tradable goods in the quarter was in telecommunications equipment &amp; services (–2.0%), clothing &amp; footwear (–1.1%), fuel (–1.7%), audio visual &amp; computing equipment (–1.4%) and somewhat surprisingly, domestic holiday travel &amp; accommodation (–0.9%). The later followed a surprising 5.4% fall in domestic holiday prices, which was much weaker than what the airfare data was suggesting. Was the correction or transfer into the CPI data delayed until the December quarter?
We had expected that sometime weaker AUD impact on international holiday prices to appear sometime in 2015 but in the June quarter we were surprised with the fall of 1.3%. We may now be seeing the start of the AUD depreciation impact of the with the 4.6% rise in the September quarter.
Non-traded prices are steady 
The pace of non-traded inflation remains modest with a 0.4% gain in Q3 holding the annual pace flat at 2.6%yr, up from the recent low of 2.3%yr in the December quarter 2014.
Helping to hold back momentum in non-traded inflation this quarter were ongoing modest gains in housing costs. This is due, in part, to a moderation in dwelling prices (0.7%qtr/4.3%yr) as the pace eased back in Sydney (1.1%qtr/7.0%yr from 2.4%qtr/8.1%yr in Q2) and we saw the first outright fall in Perth (–0.3%qtr/1.9%yr) since June 2009.
Dwelling costs inflation is starting to ease in Sydney as it has been doing for some time in the other capital cities. In addition, rental inflation continues to moderate, as does utility price inflation. This all matters. Where housing inflation goes, so too goes non-traded inflation.
Looking forward it is housing remains key but watch the spread of price increases
For Q4, as long as crude oil prices don’t surge again from here, or the AUD collapses, then transport fuel should be a modest drag on the CPI. To some extent, the magnitude of the drag will depend on the refining margin for Singapore gasoline, which we don’t expect to narrow in any meaningful way between now and year end.
We are surprised that the weaker AUD has not shown up more in some price resetting for clothing &amp; footwear, household furnishings and, possibly, audio visual and computing equipment. As such, we have tempered our view on AUD pass through this year. We are also closely watching what is happening to motor vehicle prices; the lower AUD is a positive for prices but the Free Trade Agreements we have signed with major auto producers represent a meaningful offset. Was the 1.1% rise in Q3 just a one off price reset or the start of a more meaningful adjustment for Australian auto prices. We expect to see a little more in Q4.
For non-traded inflation, rents continues to ease and dwelling prices have moderated a touch as Sydney prices come off the boil. 
Of course after seasonal adjustment and the trimming of the more extreme moves, housing inflation remains a key factor determining the outlook for core inflation. Our preliminary estimate for the average of the core measures for Q4 is 0.6%qtr/2.2%yr with more negatives trimmed out.

The Reserve Bank board meets next week on November 3. We expect the board will decide to keep rates on hold. 
Markets have lifted the probability of a cut from 25% to around 65% following the release of the September quarter Inflation Report. In the Report core inflation for the September quarter printed 0.3% (both Trimmed Mean and Weighted Median). That compared with market expectations of 0.5%.Annual core inflation is now printing 2.1% (Trimmed Mean) and 2.2% (Weighted Median). 
Note that in the August Statement on Monetary Policy the Bank forecast core inflation at 2.5% for the year to December 2015. At that time the six months to June 2015 had printed 1.6% for both Trimmed median and Weighted Median. That forecast implied that the Bank was expecting core inflation over the second half of 2015 to print 1.2% – around 0.6% per quarter. That is around twice the print for the September quarter. 
As such the September quarter read will come as a significant surprise. There is a precedent for this shock result. The Trimmed Mean measure for the September quarter last year also surprised on the low side at 0.3% (Weighted Median at 0.5%). We expect that the Trimmed Mean is given a greater weight in the eyes of the authorities than the Weighted Median – recall that other countries (e.g. US) only talk of Trimmed Means when they use sophisticated measures for core inflation. That measure pushed annual Trimmed Mean down from 2.8% to 2.4%. This measure has pushed it down from 2.2% to 2.1%.
Despite that “shock” on the Trimmed Mean in September last year the Bank held rates steady at the November board meeting and even maintained the call that the most appropriate approach to policy was a “period of stability”. At that time the Bank was forecasting underlying inflation to print 2.25% for the year to December 2014 but anticipated that lifting to 2.5% in the year to June 2015 and to 2.75% in the year to December 2015. So in the near term the Bank took notice of the low print but because of the fall in the AUD expected inflation to lift one year out. With the AUD having fallen even further it will still be mindful of some eventual upward pressure as demand conditions firm. 
The Bank will now revise down its forecast for core inflation to December 2015 from 2.5% to 2.25% (just as it had in November last year) but that will not be sufficient to change policy. We expect it will still hold its forecast for 2.5% through 2016 due to a combination of an expected lift in demand and a lagged impact from the fall in the AUD. Note that its growth forecasts in the August SOMP imply growth momentum in the second half of 2016 of around 3.75% (annualised). 
Last year the surprise low print for the Trimmed Mean did not prompt the Bank to move from “period of stability” to cutting rates in February. It was the growth outlook. 
The drop in core inflation was known at both the November and December meetings but it was the surprise slump in growth that was recorded in the September quarter GDP report that printed the day after the December board meeting that prompted the rate cut. 
In February when it cut rates it revised down its growth forecasts for 2015 from 3% to 2.75% and noted:” growth overall is now forecast to remain at a below-trend pace somewhat longer than had earlier been expected.

Accordingly, the economy is expected to be operating with a degree of spare capacity for some time yet, and domestic cost pressures are likely to remain subdued and inflation well contained”. 
The emphasis here was clearly on a deteriorating growth profile rather than a low inflation print. In fact the December quarter Trimmed Mean showed a rebound to 0.6% (Double the September print). Recall that the forecasts at the February board meeting were for growth at 2.75% in 2015 – below trend despite a rate cut and an assumption of a follow up rate cut by May. 
Could the Board be confronted by another below trend growth forecast in 2016 which would trigger another rate cut? 
It seems unlikely. 
Firstly the starting point is higher than we saw in February. The November growth forecast for 2015 was 3% – bang on trend whereas the August forecast for growth in 2016 is 3% (now 0.25% above trend, since trend has been revised down). 
To forecast below trend growth in 2016 which would be associated with a rate cut the Bank would have to forecast growth in 2016 of 2.5% down from 3%. 
The major “growth negative” development since the August SOMP has been the soft GDP print for the June quarter. We do not think the Bank was particularly surprised by the weak 0.2% print for GDP growth in the June quarter (largely driven by seasonally weak exports). Certainly the rhetoric in the October minutes was, on balance, more positive than we have seen, particularly around the labour market. The view has shifted over the last six months from unemployment rate rising through 2016 (May SOMP); to now having peaked (August SOMP); to possibly falling (October minutes). 
The one big change which may prompt a major downward revision to growth would be an anticipated impact from the recent independent increase in bank mortgage rates. Because most borrowers (Westpac has reported around 70% of its borrowers) are ahead on repayments the cash flow effect of the banks’ increase will be muted. 
The major impact would be through confidence. The weekly Morgan/ ANZ Consumer Sentiment Index , which printed after all majors had raised rates hardly moved this week. This is a volatile measure (as would be expected with weekly series) but it is the only one available in the window before the Board meeting. It’s result would be inconclusive from the Bank’s perspective and certainly not sufficient to justify a large mark down in the growth outlook. 
Conclusion 
We still expect the RBA to be on hold at its meeting next week. The surprise drop in the inflation measure is not unique and, in the past, the Bank has looked through a one off number. 
The motivation for cutting next week would be a significant downward revision to the growth outlook. The data flow and the RBA’s recent commentary does not point to such an event. 
Consequently we expect rates to stay around the current record lows.

RBA still on hold next week: Westpac's Bill Evans

Property investors across Australia must be cursing themselves because they didn’t find out about the great Clayton Bay property boom of 2015 before it was too late. 
They could’ve had 50% capital gains in a single year if they’d been more on the ball. 
Others will be giving themselves an upper cut because they overlooked the hotspot potential of Canyonleigh and missed out on $300,000 in overnight equity.
Still others will be demanding answers from their advisers who failed to alert them to the 34% rental yields on offer in Mission Beach. How could they have missed that?
50% price rises in 12 months? Rental yields above 30%? Are such things possible?
In reality, no. They’re the product of computer glitches, careless research companies and media that doesn’t give a damn.
Much of this startling misinformation about booms that never were comes to the Australian public via a relatively new part of the property reporting landscape – the online “magazines” with daily bulletins.
Most of these products, which purport to be information services, are anything but that. The content is created by recycling press releases and contributed blogs. Most of it is propaganda from organisations with a vested interest in their message or the outpourings of publicity-addicted research companies that believe media will publish anything labeled “research”, particularly if it contains a list of the top five/ten of almost anything.
They regularly publish lists from researchers who seek publicity without caring too much about the data quality. 
Examples are “Top 20 locations with the highest yields” and “Locations where values have risen 40% in 12 months”.
These lists are the worst kind of nonsense, because most of the entries are computer-generated statistical aberrations – often because a small sales sample means the median price is meaningless.
Media reports a 40% rise in the median price as a 40% rise in values and it’s nothing of the sort. Usually it’s a mathematical glitch and the researchers don’t care enough to clean up their data. 
A recent example declared that the capital growth king of the nation, with a 49% rise in prices over 12 months, was Clayton Bay.
Where? I hear you ask. Clayton Bay is a town of just 200 residents near Hindmarsh Island south of Adelaide. Its property values have not increased 49% - a statistical glitch created by a very small sales sample (one sale per month, on average) has produced a 49% rise in the median house price.
Close behind of this fool’s gold list was Canyonleigh in the NSW southern highlands which, according to one breathless media report, “achieved 49.13% growth on a median house price of $857,500”. 
Canyonleigh, like Clayton Bay, is so small it doesn’t have a property market worthy of the name. It has insufficient sales to produce price data that makes any sense. 
Every other entry on this list was similar. The information was worse than worthless.
But it gets worse.
Did you know you could get 37% rental returns on residential properties in Mission Beach, Queensland? According to media (quoting figures from the same research firm), you can.
So why aren’t investors stampeding to Mission Beach to snap up every home in sight? Because it’s nonsense – yet another computer-generated statistical anomaly.
This blunder is created by recording the peak season rents achieved by holiday lettings and not telling the computer that properties are vacant for most of the year. If those peak holiday season rates were achieved 52 weeks of the year, the rental return might indeed be 30%-plus. But they’re not.
What’s the true median rental yield for Mission Beach? According to more reliable research sources, it’s 4.9%.
And would you want to buy there? Prices have been falling (a lot) for the past three years and it takes six months to sell the average property.
Lovely place to visit but you wouldn’t want to invest there.
Every location on the national list of best places to buy for the best rental yields was, yet again, a furphy. It makes for entertaining reading – as long as you understand it’s rubbish. 
But, week after week, the online “news services” pump out this nonsense as credible information. So I have to wonder how many people read it, believe it – and act on it.

<div>A surprisingly soft inflation result, and one which puts further interest rate cuts right back in the frame, if indeed they ever snuck out of shot.

<div>Headline CPI printed at 0.5% for the June quarter for an annual result of just 1.5%, well beneath the target range of inflation, thereby locking in the weakest run of inflation results we have seen in years. Indeed the index numbers show that the headline result was weaker still, and only rounding took the headline figure up to 0.5% for the September quarter.</div>

<div>The soft result was influenced by the declining price of vegetables (!), telco quipment &amp; services, and perhaps more predictably, automotive fuel. </div>

<div>Non tradables or domestic inflation came in at a soft 0.4% for the quarter and 2.6% for the year, suggesting that domestic price pressures are fairly subdued, while tradables inflation remained very soft. </div>

Despite the Aussie dollar having tanked all the way from above parity against the US dollar to around 71.3 cents after this release, there still seems to be little evidence of inflationary pressure. This is generally viewed as a sign of weakness for the economy, with wages growth sundued and sentiment too weak to see the higher prices of imports to be passed on to consumers. Most significantly of all the underlying measures of inflation - the trimmed mean and weighted median - both came in at just 0.3% for the quarter, for annual prints of  2.1 and 2.2% respectively.

Veggie price decline influences inflation outcome: Pete Wargent

James Kennard, from the Kennards Self Storage family, has sold his 1890 Glebe mansion to buy in Bronte.
<a href="https://www.domain.com.au/244-glebe-point-road-glebe-nsw-2037-2011873857" target="_blank">Hartford, a magnificent Queen Ann manor</a> featuring five bedrooms, two offices and three marble bathrooms managed to achieve a $4,228,000 sale.
The mansion features a self-contained garden studio and the expansive lower-level former staff quarters encompasses a bar room with an adjoining wine cellar, a games room, art studio space, a workshop and storage.
It sold at $3.85 million in late 2013.
McGrath Real Estate's Michael Glynn handled the listing.
Kennard made a $5,325,000 purchase in the same month, this time on Yanko Avenue, Bronte.
Kennard bought a striking contemporary beachhouse on a 616sqm block.
Designed by Smyth and Smyth, the five bedroom estate was recently completed in 2014.
The property also boasts resort style gardens and three marble bathrooms.

The Australian Bureau of Statistics (ABS) released quarterly Consumer Price Index data for September 2015. The data showed that headline inflation was recorded at 0.5% for the quarter and was 1.5% higher over the year.

As the above chart shows, at 1.5%, headline inflation is below the Reserve Bank’s target range of between 2.0% and 3.0% per annum.  While the headline figure is important, the RBA also likes to look at measures of underlying inflation which exclude some of the more volatile items.  Both measures of underlying inflation; the trimmed mean and the weighted median were recorded at a lower 0.3% over the quarter and have increased by 2.1% and 2.2% respectively over the past year.  These annual increases place underlying inflation within the lower band of the RBA’s target range, it would also indicate that if the RBA felt it necessary they have scope to reduce official interest rates.

The effects of inflation are also an important factor to consider for housing markets.  Although we generally talk about home value growth in nominal terms, real or inflation-adjusted home value changes are also important to consider.  Over the 12 months to September 2015, combined capital city home values have increased by a nominal rate of 11.0% however, in real terms that figure drops to 9.4%.  The above chart shows the annual rate of value change across the individual capital cities in both nominal and real terms.  It highlights once again the significant difference in value growth conditions in Sydney and Melbourne relative to the other capital cities.

In real terms home values have only increased over the past five years in Sydney and Melbourne.  On a compound annual basis, falls have been recorded at -1.7%pa in Brisbane, -2.0%pa in Adelaide, -1.5%pa in Perth, -3.5%pa in Hobart, -3.9%pa in Darwin and -1.4%pa in Canberra.  Real home values have increased at a rate of 4.9%pa over the past five years in Sydney and 1.7%pa in Melbourne.  Over the past decade, real home values have fallen in Hobart and have risen at a rate of less than 2%pa in Brisbane, Adelaide and Canberra.

To further highlight the differences across the cities it is valuable to have a look at nominal and real value growth across the capital cities since 2008.  Between March and December of 2008 combined capital city home values fell by a nominal -6.1% or a real -8.3%.  On the back of aggressive interest rate cuts and stimulus in the form of the Boost to the First Home Owners Grant, values began to rise from that point.  Although combined capital city home values have increased since 2008, this is largely by virtue of strong value growth in Sydney and Melbourne.  In fact, real home values are currently lower in Brisbane (-5.2%), Adelaide (-5.4%), Perth (-3.0%) and Hobart (-16.1%) than they were at the end of 2008, almost eight years of no real value growth in these cities.  Real value rises have been moderate since 2008 in Darwin (5.0%) and Canberra (4.1%) and substantially greater in Sydney (51.4%) and Melbourne (41.9%).

The above chart looks at the change in real home values on a quarterly basis since their previous peak.  What is immediately noticeable is that Sydney (+24.3%) and Melbourne (+8.9%) are the only cities in which values are now higher than their previous peaks.  The journey to get back above their peaks was somewhat different, Sydney took 41 quarters to eclipse its March 2004 peak while Melbourne took 19 quarters to eclipse its September 2010 peak.  Across each remaining capital city, real home values are below their previous peaks, the figures for each city are: -11.8% in Brisbane, -10.0% in Adelaide, -13.0% in Perth, -21.3% in Hobart, -17.9% in Darwin and -8.1% in Canberra.  For Brisbane, Perth and Hobart in particular the journey back to the previous peak has proven to be long with these markets previously peaking in March 2008, September 2007 and December 2007 respectively.
As values continue to rise in Sydney and Melbourne and show falls or moderate nominal growth in other capital cities, the affordability gap will continue to widen.  At some point these other capital city markets will once again become attractive to buyers.  Importantly this won’t be driven by affordability factors alone; employment opportunities, amenity and local infrastructure, amongst other factors, will be important factors.  The data also highlights that long periods of value falls do happen in the Australian housing market and clearly housing is not a one-way bet.  The broader statistics do tend to be overshadowed by the impact of the Sydney and Melbourne housing markets who are substantially bigger than all other capital cities.

Real home values remain below previous peak: Cameron Kusher

A warehouse in Brisbane's Cooper Plains has been auctioned for a little more than $1 million through Raine &amp; Horne.
The <a href="https://www.realcommercial.com.au/property-industrial+warehouse-qld-coopers+plains-501643281" target="_blank">806 Beaudesert Road</a> property sold under the hammer for $1,012,000 to a partnership of two private investors, fetching slightly above the $900,000 reserve price.
The net yield works out at 6.6%.
The property has been home to a Goodyear franchise since 2004, with the firm recently committing to a new five-year lease.
The lease is worth $67,000 a year.
“This property clearly ticked many boxes given the credibility of the tenant and the length of the lease, with two-street access,” said Raine &amp; Horne's Joseph Grasso, who helped broker the deal.
“The only negative was some minor flood damage, caused when the Brisbane river flooded in 2011.”
The auction drew 22 registered bidders, with four offers prior to the auction.

Warehouse in Brisbane's Cooper Plains fetched $1 million plus at R&H auction

Capital Corporation and Bluestone Property Group have merged to create a developer with a current pipeline of more than $2 billion worth of projects.
The new entity, <a href="https://capitalbluestone.com.au/" target="_blank">Capital Bluestone</a>, will have Capital Corporation founder and managing director Steve Grant as executive chairman, while Bluestone founder and managing director Ben Fairfax will continue in that role. 
Capital Corporation’s 25-year track record covers residential, commercial, industrial and retail property development. They concentrate on joint ventures around long term projects especially with a speciality in asset-strong entities including religious organisations and league clubs.
Its achievements include Sydney’s 172-hectare Norwest Business Park.
Capital has delivered a $700 million portfolio of 45 buildings, and accommodated the workspace needs of more than 1,000 businesses since 1990.
Since 2010, Capital has delivered a further $570 million in development partnerships, and as a combined group Capital Bluestone has delivered over $2.5 billion in total project completions.
“Formally joining together was a natural evolution of our relationship,” said Grant.
Bluestone Property Group, founded by Ben Fairfax in 2009, is aiming to complete work at its $750-million Sutherland shire project Woolooware Bay Town Centre in 2016.
The project will have more than 600 apartments, a shopping, dining and entertainment precinct and a rejuvenated new club for joint venture partner the Cronulla Sutherland Leagues Club.
All 460 available apartments have sold out in Woolooware Bay since launching in January 2014  – 97 percent to locals.
Other major projects includes a $143-million project called Veridian, a joint venture with Kogarah RSL Club, which will deliver the club with a new 2,000 square metre floor. Above the club, two 11-storey buildings will include 220 apartments in a mix of mainly one and two-bedroom types.
Also in the works is Esplanade, which will redevelop the existing Sydney Ice Arena on Norwest Lake into an integrated vertical waterfront community comprising residential towers, offices, cafes and bars.
“It’s something totally different for this part of Sydney. You say Norwest and people think business. It’s time to turn this into an absolute destination for high-end dining, business and apartment living,” said Grant.
