<p>A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.</p>

<p>The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.</p>

<p>Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.</p>

<p>Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.</p>

<p>Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.</p>

<p>Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.</p>

<p>Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.</p>

<p>The appeal of Rainbow Bay has extended well beyond the surfing community.</p>

<p>International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".</p>

<p>The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.</p>

<p>Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.</p>

<h2>Boutique project draws owner-occupiers</h2>

<p>Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.</p>

<p>The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.</p>

<p>Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.</p>

<p>The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.</p>

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

<p>S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.</p>

<p>After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.</p>

<p>Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.</p>

<p>He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.</p>

Who's who of buyers revealed as Esprit Rainbow Bay settles

<p>Nature Based Cities (NBC), the not-for-profit organisation focused on improving biodiversity and nature outcomes in urban development, has launched its latest industry design guidelines and accreditation framework, this time targeting precinct-scale residential communities.</p>

<p>The move extends NBC’s influence beyond its initial focus on medium and high-density residential developments. Several projects have already achieved NBC accreditation since the launch of its Medium &amp; High-Density Residential Guidelines in early 2025.</p>

<p>The expansion into masterplanned communities and new residential precincts reflects the growing need for stronger nature-positive benchmarks as Australia’s outer suburban growth corridors continue to expand at pace.</p>

<p>Paul Hameister OAM, NBC Founder and the Executive Chairman of Melbourne developer Hamton who itself leans heavily into nature and biodiversity in its developments, says the&nbsp;nature-first approach to mitigate the effects of climate change has become standard in other parts of the world such as the UK, but Australia is lagging.&nbsp;Australia’s environmentally sustainable design (ESD) rating tools have no minimum mandatory requirements for living landscapes.</p>

<p>“We’ve always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren’t there,” Hameister says. “In Australia, you can have a five-green-star rated building that’s concrete and glass with not a blade of grass.<br />
<br />
“The focus is on reducing emissions, which is laudable, but there hasn’t been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities.”</p>

<p>He says that having now&nbsp;made good progress in supporting developers of medium and high-density residential projects, NBC is now looking to bolster better nature-based decision-making and recognise developers of greenfield projects in the outer ring and large inner-ring brownfield precincts, who want to champion nature and living landscape as a defining feature.</p>

<p>Since 2022, the not-for-profit has sought to remove the roadblocks preventing developers from incorporating nature and living landscapes into their projects, shifting the conversation from the reduction of emissions and grey infrastructure, toward recognising nature as an essential infrastructure.</p>

<p>The New Communities Design Guidelines and Scorecard arm developers with the tools needed to deliver a nature positive outcome for their new communities. Intended to be adopted at the outset of the planning process, the guidelines are designed to help create communities that are cooler, healthier and more resilient while also enhancing social wellbeing and long-term economic value.&nbsp;</p>

<p>New Communities developers seeking accreditation will be independently assessed across a range of key criteria including ecology, tree canopy, biodiversity, and walkability. Once the masterplan is complete and submitted for approval, the scorecard is formalised based on proposed outcomes. Projects that meet the NBC criteria will receive either Commended or Exemplary accreditation outcomes, creating a clear benchmark for nature-positive new communities in Australia.&nbsp;</p>

<p>Janis Fischer, Director at Tract and NBC Advisory Council member, said the development of new communities in our suburbs can have a substantial impact on nature and biodiversity.</p>

<p>"By incorporating nature-based design principles at the inception of a project, developers and their design teams can achieve nature positive outcomes that are good for both people and the planet.’’&nbsp;</p>

<p>NBC accredited New Community projects will gain access to NBC branding and marketing tools to help communicate their nature-based credentials to purchasers and the broader market.&nbsp;</p>

<p>Apartment buildings are increasingly being designed around how people actually live day to day, not just how they want a building to look.</p>

<p>For buyers, that shift is showing up in practical inclusions that respond to changing habits. Work-from-home spaces, EV charging, wellness amenities, secure bike storage and parcel management are becoming part of the broader apartment conversation, reflecting a move toward buildings that reduce friction in everyday life.</p>

<p>Online shopping has become one of the clearest examples of that change.</p>

<p>Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online. That has made parcel delivery a regular part of apartment living, rather than an occasional inconvenience.</p>

<p>For apartment residents, however, the delivery process can be less straightforward than it is for detached homes. Parcels may be left in lobbies, redirected to Post Offices, missed entirely, or placed under the responsibility of building managers and concierge teams.</p>

<p>For new apartment projects, the relevance is clear. A building’s amenity offering is no longer only about lifestyle spaces, but also about convenience, security and functionality.</p>

<p>As buyer expectations evolve, secure parcel delivery is becoming part of the same design conversation as flexible working, sustainable transport and resident wellbeing.</p>

<p>While school holidays and trips to Europe tend to define the winter property market, there's been no cold snap at <a href="https://www.apartments.com.au/new-apartments/the-walden-north-sydney-177-walker-street-north-sydney-nsw-2060">The Walden</a> in North Sydney.</p>

<p>Developer-builder&nbsp;<a href="https://www.apartments.com.au/developers/aland">ALAND</a> sold more than $35 million worth of apartments throughout June, including a $6.8 million apartment that now ranks among the highest apartment sales ever recorded in North Sydney.</p>

<p>SRM Residential agent Ben Stewart said buyer demand throughout June reflected a mix of improving market confidence and longer-term thinking from owner-occupiers.</p>

<p>"We're seeing strong demand from owner-occupiers who are taking a longer-term view," Stewart said.</p>

<p>"Many recognise the opportunity to secure an apartment in an iconic building and premium location while values remain attractive. They may initially lease the property, but the intention is to eventually move in themselves, rather than purchasing purely as an investment."</p>

<p>The long-awaited redevelopment of the former Eastlakes Shopping Centre site has reached a major milestone, with Conquest's plans for a new mixed-use precinct officially placed on public exhibition.</p>

<p>The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.</p>

<p>The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.</p>

Provision has also been made for dual-key apartments, which could increase the total number of dwellings to 877.</p>

<p>At ground level, the shopping centre has been designed as the suburb's new meeting place, anchored by a full-line Woolworths and complemented by a curated mix of fresh food retailers, cafés, restaurants, health services and everyday convenience shopping. Generous pedestrian links and landscaped public spaces will connect the retail precinct through to Jack Mundey Reserve, creating a more walkable and connected neighbourhood.</p>

<p>Conquest CEO Michael Akkawi said the redevelopment was about far more than replacing a shopping centre.</p>

<p>The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.</p>

<p>The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.</p>

<p>Conquest has rapidly expanded its development pipeline since acquiring the Eastlakes site, with more than $6 billion worth of mixed-use projects now in planning across Sydney, including Stanmore, Castlecrag and Waterloo.</p>

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

<p>Queensland is a lovely place. Chinese buyers seem to be snapping up everything in sight. Why, then, does the Queensland government report that investors from Switzerland, Germany and Holland own more hectares of land than do those from China?</p>
<p>To be fair, the British own even more than these other Europeans. The United Kingdom’s position as Queensland’s number-one foreign land owner is understandable. So, too, is the lead they have on everyone else.</p>
<p>The POMs own more of Queensland than the Swiss, Germans, Dutch and Chinese – put together. That makes sense, because the British have been acquiring land since the days of the First Fleet.</p>
<p>It is the paltry amount of land owned by the Chinese that surprises, given how Chinese purchases have dominated the news over the last few years.</p>
<p>It's not for lack of trying. Since 2011, Chinese have pushed their share of Foreign Investment Review Board approvals for real estate purchases up by more than 50 percent. Last year, Chinese applicants received approvals on a record of $12.4 billion of investments.</p>
<p>On the other hand, Chinese investors have only been buying property in Australia during the last half decade. Earlier, they did not not have the desire, the wealth or the practical ability to purchase property in other countries.</p>
<p>So, while the British had been piling up Australian riches since January 1788, Chinese have only been investing in this country on any real scale since 2010. This helps explain why the Chinese have not yet accumulated the same level of assets as investors from other and much smaller nations.</p>
<p>There is another reason Chinese possessions in Queensland are less than one-ninth the extent of British-owned. Many Chinese buyers are either individual home-owners, or developers.</p>
<p>The developers aren't buying huge tracks of land. They prefer urban sites that are just the right size for an apartment building or two.</p>
<p>Needless-to-say, the individual homebuyers are also purchasing on a one-by-one basis. Many also go on to become Australian citizens, so the property they purchase is no longer owned by a foreign national.</p>
<p>In other countries, as wealth as has risen, so too has ownership of foreign real estate. Most observers expect China to play catch-up over the next decade or two.</p>
<p>China will continue purchasing real estate overseas at a rapid pace, although of course with fluctuations in specific locations.</p>
<p>By 2025, you might expect China to own more Australian property than the Dutch or the Swiss. They may even challenge the British, although I personally think that will take longer.</p>

<p><span>Despite some cooling, Melbourne was the hottest housing market in the nation, with Sydney in second place over the past quarter, according to CoreLogic RP Data.</span></p>
<p><span>Melbourne and Sydney saw continued easing in the rate of capital gain during October, as values rose modestly by 0.3%, and 0.6% respectively over the month, according to the CoreLogic RP Data Hedonic Home Value Index.</span></p>
<p><span>But over the three months Melbourne's 3.1% growth outperformed Sydney's 1.5%, taking their annual growth to 12.8% for Melbourne and 15.6% for Sydney.</span></p>
<p><span>National dwelling values across the combined capital city index rose 0.2% over the month of October, were up by 1.4% over the quarter, and 10.1% higher over the year.</span></p>

<p><span>The annual rate of growth across the combined capitals index has been easing since July when the index was rising at 11.1% per annum.</span></p>
<p><span>Adelaide and Hobart, the perennial laggards, led the nation in monthly growth during October.</span></p>
<p><span>According to CoreLogic RP Data head of research, Tim Lawless, a range of factors are contributing to the big capital city slowdown.</span></p>
<p><span>“It’s not just the fact that mortgage rates have recently risen outside of any lift in the cash rate. </span></p>
<p><span>"We are also seeing approximately a 30% premium on investment-related mortgage rates, tighter lending standards and borrowers generally requiring a larger deposit.</span></p>
<p><span>“Gross rental yields at record lows and affordability constraints are acting as a further disincentive, particularly in Sydney where the median unit price is equal to, or higher than the median house price in every other capital city.</span></p>
<p><span>"Additionally, new housing supply is moving through record levels which should help to ease the upwards trajectory of home values.”</span></p>
<p><span>Lawless said since the end of 2008, the Sydney housing market has recorded a cumulative capital gain of 77%, while Melbourne values have moved a cumulative 66.6% higher.</span></p>
<p><span>"Based on the median selling price at the end of 2008, Sydney home owners have made a gain of about $316,000 from the housing market compared with around $246,000 in Melbourne.”</span></p>
<p><span>“While the rate of growth is significant, it is important to remember that this growth is across two cycles; dwelling values were broadly tracking backwards during both the 2008 calendar year and between late 2010 through to mid-2012.”</span></p>
<p><span>“The only capital city where home owners have seen the value of their homes move lower since the end of 2008 is Hobart where the CoreLogic RP Data index is down 0.4% (approximately $1,155) since the end of the GFC,” Lawless said.</span></p>
<p><span>The weakest housing market conditions are found in Darwin and Perth where dwelling values are down 3.7% and 3.6% respectively over the past year.</span></p>
<p><span>The slowdown in resources-related infrastructure spending has hurt the economy and is likely to persist for some time, he said.</span></p>
<p><span>“Capital expenditure relating to the mining and resources sector has fallen substantially which means tougher labour conditions and little in the way of migration which has previously fueled housing demand in these areas.”</span></p>

Melbourne notches up strongest quarterly growth: CoreLogic RP Data October index

Business conditions are improving, employment is picking up, the unemployment rate has stabilised, and GDP growth seems likely to have lifted in Q3, after a weak Q2 print. The lower AUD is providing support for the rebalancing act. The RBA is also concerned about exuberance in the property market.</span></div>

<br><span style="line-height: 1.3em;">However, three key things have happened in the past month that mean the RBA may, nonetheless, be forced to cut. First, in response to higher regulatory capital requirements, Australia’s four major banks lifted their mortgage rates by an average of 17.5bp. This, alone, was unlikely to see the RBA consider cutting its cash rate, given concerns about exuberance in the housing market, but it has led to tighter local financial conditions, which may not be desirable at this point in the cycle.</span><br><span style="line-height: 1.3em;">Second, the underlying inflation measures surprised to the downside, with the q-o-q rates falling to 0.3% and the y-o-y rate at 2.2% (market had 2.4%). The RBA was forecasting underlying inflation to lift to 2.5% y-o-y by Q4, which now seems unlikely. Third, the US numbers have been weaker recently, which has seen market pricing suggest that the Fed may not lift its policy rate this year, which is a possible upside risk for the AUD.</span>

<br><span style="line-height: 1.3em;">Together, these factors strengthen the case for the RBA to cut. The most powerful argument is that inflation is lower than had been expected. This tells us that there is more spare capacity in the economy than previously thought. Although the recent lift in the activity indicators should mean growth lifts and generates some inflation, the bigger risk is undershooting the inflation target, not overshooting. Although we remain optimistic about the rebalancing of growth and expect growth to pick up next year, we think the path of least regret is for the RBA to cut further to ensure than inflation remains on target. </span>

<p><span>Inflation surprised to the downside </span></p>
<p><span>The Q3 inflation print was surprisingly weak. Both of the RBA’s preferred underlying measures – the trimmed mean and weighted median – were 0.3% q-o-q, against a market expectation of 0.5% q-o-q (Chart 1). The y-o-y rate of underlying inflation fell to 2.2% and underlying inflation has been below the target band in annualised terms over the past six months (Chart 2). </span></p>
<p><span>Weakness in inflation was fairly broad-based across the components. Although the lower AUD should start to lift imported inflation soon, there were few signs of this effect in the Q3 numbers (Chart 3). Tradables inflation rose by only 0.3% q-o-q and was still running at a negative rate over the year of -0.3%. Domestically produced (non-tradables) inflation was also steady, running at a below-average pace of 2.6% y-o-y. Headline CPI inflation has now been below the target band for four quarters on a y-o-y basis (Chart 4). </span></p>
<p><span>The RBA’s last set of forecasts had underlying inflation lifting to 2.5% by Q4 2015, which now seems unlikely. The central bank is likely to revise down its inflation forecasts in next week’s official statement. </span></p>

<p><span>Growth is lifting but spare capacity remains </span></p>
<p><span>At the same time that inflation has surprised to the downside, there are on-going signs that growth is continuing to rebalance towards the non-mining sectors. This has been supported by the ongoing effect of low interest rates and the lower AUD. This rebalancing of growth is creating jobs and lifting broader business conditions (Chart 5). Employment growth is running at 2.0% y-o-y, up from 0.5% a year ago and the NAB survey shows that business conditions are improving, led by the services sectors. The lift in jobs growth has been sufficient to get the unemployment rate to stabilise between 6.0-6.4% over the past 16 months (Chart 6). </span></p>
<p><span>However, as yet, the pick-up in activity has not been sufficient to get the unemployment rate to fall. The spare capacity that remains in the labour market has kept wages pressures contained, which helps to explain why non-tradables inflation is yet to pick up. Although the RBA is no doubt pleased that the unemployment rate has stabilised, it needs to fall to start generating upward pressure on inflation. Although the timely indicators of the labour market have been lifting recently, the RBA’s last set of forecasts had the unemployment rate broadly steady over the forecast horizon and we doubt there is enough momentum as yet to see the RBA revise its unemployment rate forecast to a falling profile. </span></p>
<p><span>Mortgage rates have been lifted by the major banks </span></p>
<p><span>So inflation is lower than expected, suggesting that there is more spare capacity in the economy than previously anticipated and, although growth is improving, it has not been sufficient to push the unemployment lower and, thus, absorb the spare capacity. </span></p>
<p><span>This month has also seen local financial conditions tighten. This occurred because Australia’s four major banks lifted their mortgage rates in response to higher regulatory capital requirements. The simple average of the increase in mortgage rates was 17.5bp. </span></p>
<p><span>We see the RBA as unlikely to have been surprised by this move. After all, the authorities have been seeking to tighten prudential settings to slow activity in the housing market and holding more capital against the mortgage book has become a part of this story. In tandem, the government has been running its Financial System Inquiry, which has sought to make the banks ‘unquestionably strong’ by forcing them to hold more capital. </span></p>

<p><span>To some degree, the RBA may also be quite content to see slightly tighter conditions in the new housing lending market, given the central bank’s concerns about exuberance in the housing market. However, it is worth keeping in mind that the lift in rates feeds through to the whole mortgage book (including existing loans) because about 90% of Australia’s mortgages are at variable rates. It is not clear that the RBA necessarily wants broadly tighter financial conditions at this point in the cycle. </span></p>
<p><span>Adding the downside surprise to underlying inflation of around 20bp to the tightening in financial conditions delivered by the major banks (17.5bp on the mortgage book) means that real interest rates have been tightened by around 30bp (keeping in mind that mortgage lending is around two-thirds of the total). </span></p>
<p><span>RBA tactics </span></p>
<p><span>One option is for the RBA to do nothing. The central bank would thereby accept that inflation is as bit lower than it had expected, revise down the inflation forecast profile, and acknowledge that mortgage rates are a bit higher, but business lending rates are still low. The change in bank rates may actually have got the RBA closer to a more ideal policy setting (slightly tighter housing lending conditions, while business lending rates remain unchanged). </span></p>
<p><span>However, the risk with this strategy is that the Q3 inflation numbers provide a warning that demand is not yet strong enough to lift inflation back to target. If the low Q3 underlying inflation print was followed by another weak print in Q4 (in February 2016), then underlying inflation could fall below the bottom of the target band in y-o-y terms. By then, cutting rates in response would risk getting behind the curve. </span></p>
<p><span>On the flip side, there is little to stand in the way of cutting the cash rate further. The risk of undershooting the inflation target surely significantly outweighs the risks of overshooting at this point. Although the labour market is improving, the unemployment rate is not yet falling. Concerns about the housing market would remain, but the net effect of a 25bp cut would be largely offset by the recent lift in mortgage rates by the major banks, leaving financial conditions similar where they were a month ago. </span></p>

A cut is likely, but it’s a close call: HSBC's Paul Bloxham

<div>Earlier this year I wrote about the extent to which Chinese investment in Australian real estate has mushroomed over the past few years.</div>

<div>Unfortunately the Foreign Investment Review Board is not due to release its 2015 Annual Report for some time, and furthermore not all states release full disclosure of foreign land ownership.</div>
<div> </div>
<div>One state which does so is Queensland, and indeed its Annual Report for the 2015 financial year was released only this week.</div>
<div> </div>
<div>The Foreign Ownership of Land Register (which requires disclose of the ownership of freehold or leasehold land) provided further evidence that Chinese investment in Queensland has absolutely exploded, with the value of annual acqusitions soaring by more than 170 per cent in the space of only two financial years from $323 million to $873 million. </div>
<div> </div>
<div>This accounted for a greater value of investment than all five of the other major countries disclosed combined.</div>

<div>The data shows that while British interests continue to own the greatest land <em><strong>area</strong></em> in Queensland, Chinese investors have been very much focussed on the acquisition of urban land, in particular locations in Brisbane and on the Gold Coast.</div>

<div>Indeed, Chinese investors accounted for a thunderous 63 per cent of foreign interest land acquisitions on the Gold Coast in 2014-15.</div>

<div>Meanwhile, foreign interest land acquisitions in Brisbane for the financial year were overwhelmingly mopped up by investors from China (37 per cent), Singapore (33 per cent), and Hong Kong (8 per cent).</div>

<div>The value of foreign land acquisitions in the financial year away from Brisbane and the Gold Coast was considerably lower.</div>

Chinese investment in Queensland explodes: Pete Wargent

<p><span>There were 2,493 auctions held across the combined capital cities this week, with a preliminary auction clearance rate of 63.3%, the second lowest clearance rate for the year. </span></p>
<p><span>Last week, a clearance rate of 64.9% across 3,143 capital city auctions was recorded. At the same time last year, auction volumes were lower than this week, with 2,033 properties taken to auction, however the clearance rate was stronger (68.1%). Clearance rates have been consistently trending lower, albeit on higher volumes, since April this year. The number of auctions being held so far across the Spring season is approximately 20% higher than what was recorded over the same period a year ago.</span></p>

<p><span><strong>Melbourne’s</strong> clearance rate fell further this week, down to 65.4%, the second week in a row where the clearance rate has been below 70% after slipping to 69.7% last week. Auction volumes have also fallen in the lead up to Melbourne Cup, with 611 auctions held over the week, compared to 1,690 over the previous week. At the same time last year, the clearance rate was 69.6% across 220 auctions. Looking at Melbourne’s sub-regions, the North East region was the best performer in terms of clearance rates, with a 74.6% success rate across 72 auctions, followed by the Inner South region, where 72.9% of the 52 auctions sold.</span></p>

<p><span>In </span><strong>Sydney</strong><span>, 1,361 auctions were held this week, up from 1,024 over the previous week. The preliminary clearance rate of 63.5 per cent has increased from a low 61.3 per cent last week; however it is significantly lower than this time last year, when a clearance rate of 75.6 per cent was recorded across 1,259 auctions. Looking at the sub-regions of Sydney, the City and Inner South region recorded the strongest clearance rate of 73.9 per cent across 119 auctions, while the Eastern Suburbs had the highest volume of auctions (206).</span></p>

<p><span>The preliminary clearance rate in </span><strong>Brisbane</strong><span> this week was 58.2 per cent, up from 48.8 per cent over the previous week. Auction volumes were lower this week with 186 auctions held, down from 223 last week. Meanwhile, across the </span><strong>Gold Coast</strong><span>, 51 per cent of the 49 reported auctions were successful.</span></p>

<p><span><span>A total of 146 </span><strong>Adelaide</strong><span> homes were taken to auction this week, with a preliminary clearance rate of 58.1 per cent across 117 results. Last week, Adelaide was the strongest performer of all capital cities in terms of the clearance rate, recording a 70.3 per cent success rate across 91 reported auctions.</span></span></p>

<p><strong>Perth’s</strong> clearance rate of 55.6 per cent across 49 auctions is up from the previous week, when 33 auctions were held and a clearance rate of 25.9 per cent was recorded.  Over the same week last year, the clearance rate was a lower 40 per cent, and 40 auctions were held.</p>
<p>Across <strong>Canberra</strong> a total of 130 auctions were held this week, the highest volumes have been all year, compared to 58 last week and 89 at the same time last year. Canberra’s preliminary clearance rate of 68.7 per cent is higher than it was the previous week (63.3 per cent).</p>
<p>In <strong>Tasmania</strong>, 6 auctions were reported to CoreLogic RP Data with 2 sales. Last week, 9 auctions were reported with 4 sales.</p>

<p>New South Wales auction results for the week ending Sunday 1 November show a preliminary clearance rate of 64% from 1361 scheduled auctions.</p>

<p><span>It was bought by a racehorse owner who was track side at Derby Day.</span></p>
<p><span>The 20 square metre <a href="https://www.realestateview.com.au/Real-Estate/boatshed-28-rosebud-foreshore-mccrae/Property-Details-buy-residential-9584706" target="_blank"><span>bathing box 28 on the McCrae beach foreshore</span></a> sold at about $40,000 over reserve. </span></p>

<p><span>Box 28 was among the 600 offerings scheduled to go under the hammer over the weekend, making it the biggest pre-Melbourne Cup weekend ever, according to the REIV.</span></p>

<p>In 2010 a pair of young families paid $455,000 for boat shed 21 on Shelley Beach.</p>

<p>It is one of about 40 bathing boxes on Shelley Beach.</p>
<p>There are about 2000 boatsheds and bathing boxes around Victoria, predominantly on the shores of Port Phillip Bay and Western Port.</p>
<p>Shelley Beach is considered Victoria's most exclusive holiday locale as its offers cliff top owners uninterrupted northern views over the bay.</p>

Shelley Beach, Portsea boatshed sells for record $615,000

<p>A clearance rate of 67 per cent was recorded in Melbourne on the weekend compared to the revised 69 per cent last weekend and 67 per cent on the same weekend last year.<br><br>There were 433 auctions reported to the REIV, the last Saturday in October.</p>
<p>The <span id="0.9676653903443366">REIV</span> had been expecting about 620 auctions in 262 suburbs.</p>
<p>The busiest auction locations were Reservoir with 19 auctions, followed by Glen Waverley and Keysborough with 10 auctions in each.</p>
<p>The scheduled 620 auctions ranked as the highest ever for any Melbourne Cup Day weekend and more than double the number of auctions held last year.</p>
<p>More than 5,000 auctions are scheduled for November and expected to be the biggest auction month of the year, the REIV chief Enzo Raimondo said.</p>
