Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Hobart’s unit market is rising with new properties almost never sold at prices that exceed their potential resale value.

Balanced unit market in Hobart as demands increase: HTW

A well-known building in Melbourne’s Pascoe Vale South previously occupied by the Commonwealth Bank of Australia for many years has recently sold for $1.43 million to an owner occupier.
The corner property at 339 Bell Street, Pascoe Vale South is in a prime location and comprises a land allotment of 355 square metres and a two storey building of 330 square metres. 
At the sale price, it represents a building rate of $4,333.33 per square metre.
Other key attributes include open plan layout premises, laneway access and trams stop at the door step.
The property was on the market for more than 900 days, according to CoreLogic RP Data.

Owner-occupier buys office building in Melbourne's north for $1.43 million

A Chinese investor has picked up a corner site in Melbourne’s tightly held Glen Waverley for $2.38 million via private sale.
The 206 square metre retail site at <a href="https://www.realcommercial.com.au/property-retail-vic-glen+waverley-502182570" target="_blank">15 Railway Parade North</a> comprises a single-level brick building of around 150 square metres. The sale price reflected a land rate of $11,387 per square metre.
The deal was brokered by Fitzroys agents Chris Kombi and Terence Yeh along with Peter Sprekos and Damien Sweeney of JLL.
Kombi said the property was offered with vacant possession and Commercial 1 zoning.
He said the property offers future development potential, being subject to proposed amendments to the Monash Planning Scheme that if approved would see the maximum height for the site increased to between eight and 10 stories.
“The offering received interest from investors, owner occupiers and developers alike, all looking to capitalise on the vibrant surrounding Kingsway shopping, dining and entertainment area.”
Kombi said the commercial offering of the area includes The Glen Shopping Centre nearby, which has over 207 specialty retail shops. Nearby are eateries, a cinema multiplex and other entertainment options.

Corner site in Melbourne's Glen Waverley nets nearly $2.4 million

Residential vacancies fell nationally in January for a national vacancy rate of 2.4 percent, down from December's 2.8 percent according to SQM Research.
According to SQM Research all capital cities recorded falls in January.
Louis Christopher, SQM research managing director said Sydney's vacancy rate fell to 2.0 percent from 2.4 percent in December, while Melbourne's vacancy rate fell to 2.0 percent from 2.5 percent, which could pressure rents higher in both cities.

Dwelling value growth increase in Sydney and Melbourne is substantially higher than any other capital city, according to CoreLogic head of research Cameron Kusher.
He said the current housing market growth phase has really been all about Sydney and Melbourne.

"The change in capital city dwelling values over the current growth phase began to take off in June 2012," he said.
"Over this period, only Sydney and Melbourne recorded value rises greater than 21 percent. 
“The rise in values has been supported by low interest rates and availability of mortgage finance however, other factors such as localised economic performance, population growth and foreign demand have driven the much stronger growth in Sydney and Melbourne than across the other capital cities.
“With the demand focused so much on New South Wales and Victoria, it’s not surprising values in Sydney and Melbourne have increased so much more than in the other capital cities.

New South Wales, Victoria lead capital city dwelling value increase: CoreLogic

In a break from previous years’ advice, HTW is advising first home buyers in Brisbane to also be careful when buying well located second hand units, according to its February 2017 update.
The valuation firm says this type of stock in the Queensland capital usually offers an affordable option in a great location, and despite moderate capital gains, good tenant demand ensures mortgage servicing with little stress.
“There is, however, a very real oversupply risk looming for investor units in our city as new stock struggles to find demand,” the firms says.
“This is having a negative flow on to our traditionally solid second-hand unit market.
“If you buy investor-grade unit stock in particular – new or old – please tread with caution in 2017.”

HTW warns Brisbane first time buyers against second hand units

ASIC has applied to the Federal Court of Australia for the appointment of a provisional liquidator to six companies within the Macro Group, all of which have Desiree Veronica Macpherson as a director.
These are:
<ol>
<li>Macro Realty Developments Pty Ltd;</li>
<li>Macro Realty Developments AFSL Pty Ltd;</li>
<li>Macro All State Investments and Securities Ltd;</li>
<li>Pilbara Property Developments Pty Ltd;</li>
<li>Macro Realty Pty Ltd, and</li>
<li>511 GTN Pty Ltd (under external administration since 14 April 2016).</li>
</ol>
In particular, ASIC:
<ul>
<li>alleges that the companies have been involved in multiple contraventions of corporations legislation and are not complying with their obligations under that legislation; and</li>
<li>is concerned that the companies are not being properly managed and are suspected to be insolvent.</li>
</ul>
ASIC seeks from the Court:
<ul>
<li>the appointment of Mr Hayden White and Mr Matthew Woods of KPMG as provisional liquidators of the companies; and</li>
<li>orders requiring the provisional liquidator to provide a detailed report to the Court that sets out, among other things, the financial position of each of the companies so the Court can consider at a later date whether it ought to make orders to wind up the companies.</li>
</ul>
ASIC’s application has been listed for hearing in the Federal Court of Australia at Perth on 14 March 2017 at 10:15am.
ASIC had previously obtained a range of interim orders in the Perth Federal Court on 21 July 2016 restraining Ms Macpherson and the Macro Group companies (except 511 GTN Pty Ltd) from providing financial services advice, dealing in financial products, promoting financial products and otherwise carrying on a financial services business. ASIC also obtained various travel restraint and asset preservation orders at this time (refer: <a href="https://asic.gov.au/about-asic/media-centre/find-a-media-release/2016-releases/16-258mr-asic-obtains-court-travel-restraint-and-asset-preservation-orders-against-west-australian-property-developer-and-macro-realty-group-of-companies/" target="_blank">16-258MR</a>).
The provisional liquidator appointment is sought as part of ASIC's ongoing investigation into a number of land developments in the Pilbara region of Western Australia, particularly one known as 'The Newman Estate' that was subject to ASIC action and Federal Court permanent restraint orders in May 2016 (refer: <a href="https://asic.gov.au/about-asic/media-centre/find-a-media-release/2016-releases/16-092mr-asic-obtains-permanent-injunction-against-macro-realty-development-and-other-orders-against-companies-associated-with-jamie-mcintyre/" target="_blank">16-092MR</a>).
ASIC's investigation is ongoing.
Perth’s Federal Court earlier made interim orders against Desiree Veronica Macpherson that require her to surrender all passports.

ASIC applies to appoint provisional liquidator to Macro Group companies

Housing markets in Australia and Canada have many similarities such as large increases in home prices in cities, high household debt levels and strong investor interest in property, says RBA Governor Philip Lowe. 
He put his views across at the recent Australia-Canada Leadership Forum, saying, “We are both attractive places for non-residents to invest their savings. We both have growing populations. And we both have had to deal with very large increases in housing prices in some of our cities. With all this in common, it is not surprising that we find much to talk about and experiences to share.” 
The 13th Annual Demographia International Housing Affordability Survey ranked Sydney as the second least affordable housing market behind Hong Kong. Canada’s Vancouver was ranked third.  
Sydney’s “median multiple”, or the median house price divided by the median household income is 12.2 while Vancouver had a score of 11.8.
Other major Australian cities such as Melbourne, Adelaide and Canada’s Toronto too are not too far behind in unaffordability.

He also drew similarities on high household debt to income ratio, saying, “The increase in overall housing prices in both our countries has gone hand in hand with a further pick-up in household indebtedness (Graph 7).

“In both countries the ratio of household debt to income is at a record high, although the low level of interest rates means that the debt-servicing burdens are not that high at the moment.”
Another commonality was addressing the supply side of the housing market equation, with low investment in infrastructure contributing to high prices. 
“Another characteristic that we have in common is that at a time of strong demand from both residents and non-residents, there are challenges on the supply side,” Lowe said.
“I understand that zoning is an issue in Canada, just as in Australia. In some parts of Australia, there has also been underinvestment in transport infrastructure, which has limited the supply of well-located land at a time when demand for such land has been growing quickly. The result is higher prices.”
He said both countries had large differences across the various sub-markets.  
“The strength in housing markets in our major cities contrasts with marked weakness in the mining regions following the end of the mining investment boom (Graph 6).”
