<p>Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.</p>

<p>The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.</p>

<p>The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.</p>

<p>"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.</p>

<p>"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”</p>

<p>He said the declaration reflected the rapid progress achieved since acquiring control of the site.</p>

<p>"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."</p>

<p>When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.</p>

<p>"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."</p>

<p>The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.</p>

<p>Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.</p>

<p>The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;</p>

Iwan Sunito secures approval for $1.9 billion Five Dock mixed-use precinct

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

Off-the-plan property explained: What is stamp duty?

<p>For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.</p>

<p>The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.</p>

<p>But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.</p>

<p>The biggest takeaway is that inflation continues to move in the right direction.</p>

<p>Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.</p>

<p>While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.</p>

<p>The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.</p>

<p>That trend is important because it aligns with what many economists and lenders have been saying for the last month.</p>

<p>Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.</p>

<p>In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".</p>

<p>The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.</p>

<p>Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.</p>

<p>Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.</p>

<p>Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.</p>

<p>Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.</p>

<p>While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.</p>


The inflation result the property market was waiting for

<p>Tom Dixon’s London-based design firm Design Research Studio has been named the winner of AMP Capital’s interior design competition for the lobby and connected facilities of Quay Quarter Tower.</p>
<p>Four design firms were invited to participate in the two-month long competition, but Design Research Studio stood out for their reputation, design aesthetic and aspirational concepts, said AMP Capital’s chief operating officer real estate, Louise Mason.</p>
<p>“We used this competition to specifically seek out globally pre-eminent designers of lifestyle spaces such as hotels, clubs, restaurants, bars and co-working spaces, who can bring a completely different perspective to how we would normally view, and therefore design, a commercial lobby,” Mason said.</p>
<p>Dixon’s recent work includes the interiors for Mondrian London Hotel, Shoreditch House, Bronte Restaurant on the Strand in London's West End and McCann Worldwide Headquarters in New York.</p>
<p>The firm is also known for their design of the lighting installations for Bennelong restaurant at Circular Quay, Sydney.</p>
<p>3XN were appointed as the lead design architects for the 49-floor tower at 50 Bridge Street, Sydney last year.</p>
<p>The Quay Quarter Sydney precinct will span two inner city blocks over a site area of around 11,000 square metres and incorporates a mix of commercial, retail and luxury residential.</p>
<p>“The QQT lobby will be both the statement address for the tower and the nexus between the activated streetscape of Quay Quarter, the retail marketplace offering and the tower above,” Mason said.</p>
<p>“Together the lobby, retail podium and tower will provide a series of connected spaces that meet a range of user needs.</p>
<p>“Quay Quarter Tower will be an attractor of key talent into the future and provide a vibrant marketplace of experiences where people will have more opportunities to choose how and where they work and interact with their colleagues and customers.”</p>
<p>50 Bridge Street is jointly owned by investors in the AMP Capital Diversified Property Fund (ADPF) and the AMP Capital Wholesale Office Fund (AWOF).</p>
<p>Subject to final investor approvals, construction is expected to commence in 2018 and will take approximately three years to complete.</p>

Asian commercial property markets continue to maintain their appeal despite uncertainty: Savills

<p>The last 12 months has brought a dose of healthy moderation to the US economy, according to Savills’ latest report.</p>
<p>Investors and lenders forced a recalibration of high-flying tech firms and oil and gas prices found a floor.</p>
<p>There seems to be some convergence in residential and commercial property markets as well – pricing in luxury markets is levelling off.</p>
<p>In comparison to the volatility in equity markets, real estate in the US held up very well. Office property sales in the US totalled $124 billion through November of this year, roughly 4 percent below the $129.6 billion in the first 11 months of 2015.</p>
<p>This slight decline comes as no surprise.</p>

<p>Many of the trophy assets in gateway markets such as Manhattan and Chicago changed hands in 2014 and 2015, the novelty of the industrial sector has worn off, and there simply are not as many institutional- grade or conversion opportunities in secondary or tertiary markets to keep pace with the gateway markets.</p>
<p>Unlike the fundamentals underlying retail sales and office markets this is not a demand deficiency – it is a supply shortage.</p>
<p>In this sense investment sales are performing a bit like labour markets – investors and top employers have been turning over every stone in every market.</p>
<p>So far, most investors seem to be maintaining appropriate selectivity.</p>
<p>Many are following the demographic upside to Sunbelt markets such as the Carolinas as well as Mountain West markets including Salt Lake City and Las Vegas.</p>
<p>Steady population and job growth and controlled construction activity in these markets leaves some room for NOI growth in the next couple of years.</p>
<p>Europe has seen a similar phenomenon - volume is up significantly in the Netherlands, Spain and Sweden but there are only so many investment grade assets in these markets.</p>

<p>The “most-favoured market” status of some gateways is slipping slightly.</p>
<p>Most buyers are showing disdain for gateway markets such as Manhattan and Washington DC, where demand is running short of growing supply.</p>
<p>On the other hand, they have remained active in Boston and Los Angeles, where the life science and entertainment/social media sectors continue to grow.</p>
<p>Boston’s market fundamentals are in fact among the strongest in country and appear as though they have more to run than San Francisco, which has seen a recent spike in sublet supply and drop-off in leasing.</p>
<p>Similarly, Los Angeles has seen its strongest leasing volume in a decade.</p>
<p>Office property sales have surged more than 75 percent during 2016 from 2015 levels.</p>

United States real estate markets hold up well: Savills

<p>The industrial and logistics sector has emerged as the surprise performer of Australia’s commercial property market, with rental growth and projected growth in 2017 making investors confident about the sector, according to commercial real estate firm CBRE.</p>
<p>Strong levels of consumption and investment spending is supporting goods demand in major markets across the country, providing a strong basis for rental growth in 2017, says CBRE’s Industrial and Logistics, Q4 2016, MarketView report.</p>
<p>In the final three months of 2016, the industrial and logistics sector recorded positive quarterly rental growth of 0.5 percent nationally, underpinned by strong gains in Sydney, it said. </p>
<p>The figures point to the beginning of a growth period for the sector, said CBRE’s senior managing director, Industrial &amp; Logistics, Pacific, Matt Haddon.</p>
<p>“The tide has turned, with the latest quarterly rental growth and projected growth in 2017 injecting confidence into the sector, which, despite mixed economic conditions, has continued to succeed,” Haddon said. </p>
<p>“It’s well documented that the manufacturing sector is declining – and has been for years. Gains in consumption and investment spending are where our focus needs to lie, with this sector of the market driving future occupier demand growth.” </p>
<p>Reduced supply in 2016 is also expected to stimulate rental growth, with just 433,000 sqm released in the December quarter – 34% lower when compared to the same period in 2015, the report says.</p>
<p>In terms of deals, Victoria recorded its strongest year on record in 2016, with $1.92 billion in assets changing hands – representing a 15% increase from 2015. </p>
<p>The report shows $394 million in property transactions during the last three months of 2016 helped propel the Victorian market to its strongest position on record. </p>
<p>CBRE senior research manager Kate Bailey said a number of high quality assets and portfolio sales had underpinned strong transaction activity in Melbourne. </p>
<p>“In 2016, there was an imbalance of available premium assets and large scale opportunities to meet demand in most locations across the country – with the possible exception of Melbourne,” Bailey said. </p>
<p>“Similar drivers were responsible for a slowdown in offshore investment, with portfolio sales the key driver of foreign investment in 2016.” </p>
<p>Nationally, $4.831 billion in industrial &amp; logistics assets changed hands during 2016 – marginally down from a record $5.267 billion in 2015, due to the available stock shortfall.</p>
<p>New South Wales recorded $1.559 billion for the year, followed by Queensland with $537.67 million, $617.2 million in Perth, $146.05 million in South Australia and $31.25 million in the ACT. </p>
<p>“Global capital remains highly focused on this strongly performing segment of the commercial market,” Haddon said. </p>
<p>Haddon said further compression of yields in major markets during 2016 indicated that investors were anticipating both occupier demand and rental growth in the sector. </p>
<p>In Q4, super prime average yields compressed a further 10 basis points to reach record lows of 6.9% nationally, driven by a low of 6.0 percent in Melbourne, 6.1 percent in Sydney and 6.5 percent in Brisbane.</p>
<p>Haddon said current market conditions pointed to a strong year for the market. </p>
<p>“Current activity levels suggest that an increased number of opportunities will be available for investors in the first quarter of 2017, compared to the same period 12 months ago.” </p>

<p>Foreign investors were the most active in the investment market in 2016, purchasing 40 percent of stock reported sold or approximately $10.7 billion.</p>
<p>Professional investors, represented by Trusts, Funds and Syndicates, purchased a total of $8.75 billion of commercial property.</p>
<p>Both buyer groups remain keenly interested with ongoing appetite for commercial property investment.</p>
<p>A slowdown in resource demand from China, a reversal of commodity prices and the end of the mining investment boom (coupled with the GFC) saw interest rates in Australia fall to historic lows.</p>

<p>A subsequent pickup in occupier and investment demand in Melbourne and Sydney followed whilst there was a substantial reversal in fortunes in Brisbane and Perth. Whilst Brisbane has stabilised,</p>
<p>Perth continues to be challenged (more office supply is in the pipeline), Melbourne is meeting both occupier and investment demand with a supply response whilst Sydney remains challenged on the supply front.</p>
<p>An added difficulty in both Melbourne and Sydney is the continual withdrawal of office space and development sites (both in CBD and non-CBD office markets) for conversion to residential or compulsory acquisition for public works.</p>

<p>Capital markets exhibited greater degrees of volatility throughout 2016 and have finished the year stronger with the ASX200 rising 9 percent over the last six months, the Australian dollar ended up largely unchanged against the US dollar and 10 year bonds yields softened by 90 basis points to approximately 2.9%.</p>
<p>Commercial property investment yields continued to firm across the board (by an average 20 basis points) – a theme we have been writing about for several years now.</p>
<p>Whilst the “bond yield” story has run its course, in some markets, fundamentals are improving rapidly.</p>
<p>“We believe this improvement will lead to further tightening in yields as investment capital starts to price in expectations of future NOI growth. This part of the yield cycle is just beginning,” the report stated.</p>

<p>The CoreLogic Home Value Index of capital city home prices rose by 1.4 percent in February and was up 11.7 percent over the year.</p>
<p>Prices rose in five of the eight capital cities with Canberra up the most (up 3.2 per cent). Regional house prices rose by 0.6 per cent in January (latest available).</p>
<p>The Performance of Manufacturing index rose by 8.1 points to 59.3 in February – the strongest result since 2002. A reading above 50.0 indicates that the sector is expanding. This was the fifth consecutive month of expansion.</p>
<p>Home price data is important for retailers, especially those focussed on consumer durables. The manufacturing data provides guidance for companies in the Industrials sector.</p>

<div class="column">It might just be one of the better days when it comes to economic data. Stronger home prices and the strongest expansion in manufacturing in 15 years. In addition the just-released economic growth data confirmed the momentum shift across the Australian economy.</div>

<div class="column">It may be no surprise to see that home prices continue to lift across most capital cities. But what was clearly surprising was the size of the lift in prices. Across the nation home prices rose by a substantial 1.4 per cent in February, matching a similar result in December - the fastest monthly growth in 9 months. In fact over the three months to February home prices have accelerated by 3.5 per cent.</div>

<div class="column">Across the capital cities, Sydney and Melbourne featured heavily but what was more encouraging was the strength in Canberra and Hobart home prices. Canberra prices rose by 3.2 per cent in February to be up 10.4 per cent over the year. Interestingly the key resource states continued to see significant weakness, with substantial falls in home prices across Darwin and Perth. The sustained lift in commodity prices may help to alleviate some of the weakness in coming months.</div>

<div class="column">Overall policymakers will keep a close eye on the housing sector the early part of 2017, and will prefer to see more balanced house price growth across the nation. In particular, a lift in regional house prices would be a positive outcome. Annual growth in home prices across regional centres was just 1.1 per cent over the past 12 months.</div>

<div class="column">The CoreLogic Hedonic Australian Home Value Index is based on Australia’s biggest property database. Unlike the ABS Index, which excludes terraces, semi-detached homes and apartments, the CoreLogic Hedonic Index includes all properties. Home prices are an important driver of wealth and spending.</div>

<div class="column">The Australian Industry Group compiles the Performance of Manufacturing Index (PMI) each month. The Australian PMI is the Australian equivalent of the US ISM manufacturing gauge. The PMI is one of the timeliest economic indicators released in Australia. The PMI is useful not just in showing how the manufacturing sector is performing but in providing some sense about where it is heading. The key ‘forward looking’ components are orders and employment.</div>

<div class="column">What are the implications for interest rates and investors?</div>

<div class="column">Activity in the manufacturing sector is encouraging especially the lift in new orders that has been identified in recent months. All the published data and anecdotes indicate that business conditions have markedly improved since the flat spot recorded for the economy in mid-2016.</div>

<div class="column">Investors are once again driving key housing markets such as Sydney and Melbourne. But there are more risks, with investors relying on expected capital appreciation for returns on their investment rather than rising rents. More apartments are being built, supply will catch up to demand and growth of home prices will ease over the next few years. Investors need to be aware of the risks including further actions by regulators to slow housing demand.</div>

Home prices and manufacturing activity accelerate: Savanth Sebastian

<p>The latest results take the current housing growth cycle into its 58th month, according to CoreLogic’s latest report.</p>
<p>The property data firm says that since capital city dwelling values started to rise in June 2012, dwelling values have increased by a cumulative 47.3 percent, ranging from a 74.9 percent capital gain in Sydney, to a net rise of 6.0 percent in Perth.</p>

<p>Sydney, and to a lesser extent, Melbourne, have remained at the top of the capital gain tables over the past two cycles.</p>
<p>Since the beginning of 2009, Sydney dwelling values have more than doubled, rising by 104.5 percent while Melbourne values are 87.7 percent higher.</p>
<p>The next best performing capital city over the same period was Canberra where dwelling values have risen by a comparatively modest 37.4 percent.</p>
<p>Mr Lawless said the strong growth conditions across Sydney have provided a substantial wealth boost for home owners, "however, the flipside is that housing costs are becoming increasingly out of reach.</p>
<p>"This is especially true for price-sensitive segments of the market such as first time buyers and low income families.”</p>
<p>“Affordability challenges are most pronounced across the Sydney housing market where, based on September 2016 data, dwelling prices are almost 8.5 times higher than gross household incomes.</p>
<p>The second most expensive capital city, Melbourne, has a dwelling price to income ratio of 7.1.”</p>
<p>In contrast, the February results show that the cities with greater exposure to the mining downturn have continued to record weak housing market results.</p>

<p>Dwelling values slipped lower in Perth and Darwin over the month, taking the cumulative decline in values since these markets peaked in 2014 to 10.0 percent and 11.5 percent respectively.</p>
<p>Brisbane also recorded a fall in dwelling values over the month, however values have been slowly trending higher despite the negative monthly result.</p>
<p>As a consequence, housing affordability has shown a marked improvement in these regions, with the dwelling price to income ratio tracking at 5.7 in Brisbane, 5.5 in Perth and 4.5 in Darwin based on September 2016 data.</p>
<p>While dwelling values continued to rise, weekly rents remained comparatively soft. As a result, downward pressure has been placed on rental yields.</p>
<p>The average dwelling yield across the combined capital cities fell to 3.2 percent over the month, which is a new record low.</p>
<p>Five years ago, the average capital city yield was a full percentage point higher at 4.2 percent.</p>
<p>Sydney has shown the most significant compression in rental yields over the past five years, with the average gross yield reducing by 150 basis points to reach 2.9 percent (2.7 percent for houses and 3.7 percent for units).</p>
<p>Mr Lawless said despite the record low rental yields on offer, investor demand remains high, suggesting investors are likely to be relying on a negative gearing strategy to compensate for their cash flow losses.</p>
<p>"It also indicates that investors are speculating on future capital gains.”</p>

<p>“The latest housing finance data from the Australian Bureau of Statistics indicates that investors comprise approximately 57 percent of new mortgage demand across New South Wales (excluding refinanced loans).</p>
<p>This is substantially higher than the long run average, which is slightly above one third.”</p>
<p>Commenting overall on the February results, Mr Lawless said, “The renewed strength in the housing market is corroborated by a range of other data points such as auction results, low advertised stock levels and rapid selling times.”</p>

Investors speculating growth will continue as Sydney hits 104 percent spike since GFC: CoreLogic
