<p>Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.</p>

<p>"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.</p>

<p>The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.</p>

<p>The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.</p>

The apartment price gap drawing Sydney buyers west

<p>A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.</p>

<p>The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.</p>

<p>The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.</p>

<p>The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.</p>

<p>Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.</p>

<p>"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.</p>

<p>"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."</p>

<p>Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.</p>

<p>"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.</p>

<p>Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.</p>

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

Off-the-plan property explained: What is stamp duty?

<p>For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.</p>

<p>The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.</p>

<p>But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.</p>

<p>The biggest takeaway is that inflation continues to move in the right direction.</p>

<p>Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.</p>

<p>While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.</p>

<p>The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.</p>

<p>That trend is important because it aligns with what many economists and lenders have been saying for the last month.</p>

<p>Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.</p>

<p>In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".</p>

<p>The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.</p>

<p>Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.</p>

<p>Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.</p>

<p>Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.</p>

<p>Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.</p>

<p>While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.</p>

<span>Similarly in Queensland the greatest contributor to the rising number of personal insolvencies was the outer urban region of Ipswich, including Springfield, while there was also a higher number of new debtors reported in the Logan region, where unemployment rates are elevated.</span><br><span><br></span><span>Scanning out across regional Queensland the regions with the highest number of new debtors in the March quarter included Townsville and Rockhampton. </span><br><span><br></span><span>Meanwhile in Greater Melbourne the greatest number of insolvencies was also seen in outer suburban hubs such as Wyndham, Whittlesea-Wallan, and Frankston. </span><br><span><br></span><span>With both full time employment growth and wages growth so weak, the rise in the number of insolvencies looks set to continue. </span>

<p>The development will feature five residential precincts surrounded by natural wetlands, conservation zones, parklands, wildlife and Gainsborough Greens Golf Course.</p>
<p>Halcyon Greens will have 500 luxury homes and is designed by Sanctuary Cove architect Brian Toyota, of ML Design.</p>
<p class="xmsonormal">Mr Toyota said while Sanctuary Cove introduced the masterplanned community to Australia, Halcyon Greens saw the evolution of the concept for the discerning baby boomer market.</p>

<p>ASIC has released a consultation paper proposing to remake a class order due to expire in 2018.</p>
<p>The instrument ASIC proposes to remake without significant changes is Class Order [CO 02/1176] Credit union member shares.</p>
<p>ASIC says it considers this instrument is operating effectively and efficiently and continues to form a necessary and useful part of the legislative framework.</p>
<p>"The fundamental policy principles that underpin the class order have not changed. No substantive changes are proposed," ASIC said.</p>

ASIC consults on remaking class order on credit union member shares

<p>It’s no secret that human development frequently comes at a cost to other creatures.</p>
<p>As our urban footprint expands, native habitat contracts. To compensate for this, most Australian governments require developers to invest in biodiversity offsetting, where habitat is created or protected elsewhere to counterbalance the impact of construction. </p>
<p>Although biodiversity offsetting is frequently used in Australia – and is becoming increasingly popular<span> </span>around the world – we rarely know whether offsets are actually effective<span>. </span></p>
<p>That’s why we spent four years monitoring the program designed to offset the environmental losses caused by widening the Hume Highway between Holbrook and Coolac, New South Wales. Our research<span> </span>has found it was completely ineffective. </p>
<p>Trading trees for boxes</p>
<p>The roadworks required the removal of large, old, hollow-bearing trees, which are critical nesting sites for many animals, including several threatened species. To compensate for these losses, the developer was required to install one nest box for every hollow that was lost – roughly 600 nest boxes were installed.</p>
<p>Many of the boxes were specifically designed for three threatened species: the squirrel glider, the superb parrot<span> </span>and the brown treecreeper. We monitored the offset for four years to see whether local wildlife used the nest boxes.</p>
<p>We found that the nest boxes were rarely used, with just seven records of the squirrel glider, two of the brown treecreeper, and none of the superb parrot. We often saw all three species in large old tree hollows in the area around the boxes we monitored.</p>
<p>Even more worryingly, almost 10% of the boxes collapsed, were stolen or otherwise rendered ineffective just four years after being installed. Perversely, we found that invasive species such as feral bees and black rats frequently occupied the nest boxes.</p>
<p>The offset clearly failed to deliver the environmental outcomes that were promised. Indeed, researchers have been concerned for some time nowthat offsetting can be misused and abused<span>. </span></p>
<p>What can be done?</p>
<p>It’s worth noting that research supports using nest boxes as a habitat replacement. However, they may never be effective for species such as the superb parrot. It’s not quite clear why some animals use nest boxes and others don’t, but earlier monitoring projects<span> </span>in the same area found superb parrots consistently avoid them.</p>
<p>Still, concrete steps can – and should – be taken to improve similar offset programs.</p>
<p>First, the one-to-one ratio of nest boxes to tree hollows was inadequate; far more nest boxes needed to be installed to replace the natural hollows that were lost.</p>
<p>There also was no requirement to regularly replace nest boxes as they degrade. It can take a hundred years or more for trees to develop natural hollows suitable for nesting wildlife. To truly offset their removal, thousands of boxes may be required over many decades.</p>
<p>Second, nest boxes clearly cannot compensate for the many other key ecological values of large old trees (such as carbon storage, flowering pulses or foraging habitat). This suggests that more effort is needed at the beginning of a development proposal to avoid damaging environmental assets that are extremely difficult to replace – such as large old trees.</p>
<p>Third, where it is simply impossible to protect key features of the environment during infrastructure development, more holistic strategies should be considered. For example, in the case of the woodlands around the Hume Highway, encouraging natural regeneration<span> </span>can help replace old trees.</p>
<p>Tree planting on farms<span> </span>can also make a significant contribution to biodiversity – and some of these may eventually become hollow-bearing trees. A combination of planting new trees and maintaining adequate artificial hollows while those trees mature might be a better approach.</p>
<p>Being accountable for failure</p>
<p>When an offset program fails, it’s unlikely anyone will be asked to rectify the situation. This is because developers are only required to initiate an offset, and are not responsible for their long-term outcomes.</p>
<p>In the case of the Hume Highway development, the conditions of approval<span> </span>specified that nest boxes were to be installed, but not that they be effective.</p>
<p>Despite the ecological failure of the offset (and over A$200,000 invested), the developer has met these legal obligations.</p>
<p>This distinction between offset compliance and offset effectiveness<span> </span>is a real problem. The Australian government has produced a draft policy of outcomes-based conditions, but using these conditions isn’t mandatory.</p>
<p>The poor results of the Hume Highway offset program are sobering. However, organisations like Roads and Maritime Services are to be commended for ensuring that monitoring was completed and for making the data available for public scrutiny – many agencies do not even do that. </p>
<p>Indeed, through monitoring and evaluation<span> </span>we can often learn more from failures than successes. There are salutary lessons here, critical to ensuring mistakes are not repeated.</p>

The plan to protect wildlife displaced by the Hume Highway has failed

<p>Half of the world’s people now live in urban areas. This creates competition for resources and increases pressure on already limited green space. </p>
<p>Many urban areas are still experiencing active degradation or removal of green space. To reverse this trend and ensure the multiple benefits of green space are realised, we urgently need to move toward on-ground action.</p>
<p>However, there is no clear guidance on how to translate the evidence base on green space into action. There is limited information to guide green-space practitioners on how much is “green enough”, or on how to manage and maintain green space. There is also a lack of guidance on how to deliver the multiple benefits of green space with finite resources.</p>
<h2>Why we need green spaces</h2>
<p>A recent World Health Organisation (WHO) report aims to provide guidance on how to tackle the uncertainties of providing such spaces.</p>
<p>There is a substantial evidence base to show that green space is good for us. It is associated with many health benefits, both physical and mental – including reductions in illness and deaths, stress and obesity – and a range of positive social, environmental and equity outcomes.</p>
<p>Providing adequate green space within our urban areas is therefore paramount. We need to preserve, enhance and promote existing green spaces and create new spaces.</p>
<p>Various political frameworks underscore the need for these spaces in our cities. For example, the New Urban Agenda calls for an increase in safe, inclusive, accessible, green and quality public spaces. The 2030 Agenda for Sustainable Development pledges to:</p>
<p><em>… provide universal access to safe, inclusive and accessible, green and public spaces, in particular, for women and children, older persons and persons with disabilities.</em></p>
<h2>Moving toward action</h2>
<p>The WHO report carried out a systematic review of the published evidence on green-space interventions. The review found a variety of intervention types have strong evidence for delivering a range of health, social and environmental outcomes.</p>
<p>These intervention types range from smaller green spaces, such as street trees and community gardens, to larger, more interlinked spaces, such as parks and greenways. This signals the need to think beyond the traditional urban park when considering how to meet the demand for green space among growing urban populations.</p>
<p>Another finding of the review was that urban green-space interventions seem to be most effective when a physical improvement of the space is coupled with social engagement.</p>
<p>This highlights the importance of understanding the intervention’s target audience. Sufficient time and resources must be devoted to engaging with this audience. This should happen both during the design and implementation phases and when the intervention is completed – and promoted.</p>
<h2>Learning from others</h2>
<p>The WHO report compiled case studies of urban green-space interventions from across Europe, and documented the common lessons from these. </p>
<p>This unearthed a range of findings. For example, fostering multidisciplinary and cross-sectoral collaborations during planning, implementation and evaluation is a key factor in creating a successful green space.</p>
<p>Another key finding was the importance of understanding that urban green-space interventions are long-term investments. They therefore need to be integrated within local development strategies and frameworks – such as urban masterplans, transport policies and sustainability and biodiversity strategies.</p>
<p>An example of an urban green-space intervention that showcases good practice, and which features as a case study in the WHO report, is the Connswater Community Greenway in Northern Ireland. This project adopted a bottom-up approach and emphasised community engagement. A full-time community support officer was employed. </p>
<p>Having public engagement embedded from the start ensured the local community’s needs were well understood. The intervention’s design was responding to these identified needs. </p>
<p>Coupling this local understanding with the latest thinking on good practice led to an evidence-based design that was fit-for-purpose in the local context.</p>
<p>The project was also understood to be a long-term investment. A 40-year management and maintenance plan for the greenway was developed from the outset. </p>
<p>The WHO report represents an important step forward. As worrying trends in mental ill-health, obesity, social isolation, health inequalities and environmental degradation grow globally, there is a pressing need to implement equitable solutions – and green space has a key role to play in this. </p>
<p>Urban green-space interventions can deliver health, social and environmental benefits for all population groups – particularly among lower socioeconomic status groups. There are very few – if any – other public health interventions that can achieve all of this.</p>

Green space – how much is enough, and what’s the best way to deliver it?

<p>The designer behind Queensland's Sanctuary Cove residential development heads the team developing the $300 million over 55s Halcyon Greens community on the Gold Coast.</p>
<p>Brian Toyota of ML Design, said a lot had changed since the mid-1980s but creating a lifestyle remained at the core of the masterplanned community concept.</p>
<p>“Over 50s residential communities, with central clubhouses are one example of a new development model suited to today’s demographics; developments that are designed to offer ‘lifestyle’,” he said.</p>
<p>"The ML Design team realised the significance of the Halcyon Greens project when they saw the size of the site and the potential scale of development.</p>
<p>“This was not only a pristine setting surrounded by golf course and nature reserves, it was a much larger property:  more than twice the size of previous Halcyon developments.</p>
<p>“In property development, larger does not necessarily mean better.</p>
<p>“The challenge was to create a plan that took advantage of the positive aspects of a large site by providing more amenities for home owners, while retaining the ‘Halcyon family’ feel for the development.</p>
<p>“We wanted every householder at Halcyon Greens to appreciate the proximity to those things that made the site special: the golf course and nature reserve that defines the perimeter of the site.</p>

<p class="xmsonormal">"Rather than construct one huge central clubhouse, ML Design’s solution was to develop a ‘campus’ of distinctly themed buildings set into a central parkland stretching almost the length of the site and including a new clubhouse for the Gainsborough Greens Golf Course.</p>
<p class="xmsonormal">“So, homes around the perimeter of the site enjoy frontage to the surrounding golf course or nature reserve and pedestrian paths and cycle ways.</p>
<p class="xmsonormal">“But also, in running parkland down the middle of the site, the homes fronting this internal open space enjoy the same open space frontage, so we have effectively doubled the high value frontage.</p>
<p class="xmsonormal">“The result is that no resident of Halcyon Greens will be located more than a couple of minutes’ walk from open space and amenities.”</p>
<p class="xmsonormal">“The whole process of developing the masterplan, defining the brief for the amenities, designing the clubhouse buildings and associated landscape treatment was undertaken as a team effort in a series of planning workshops.</p>
<p class="xmsonormal">“This ensured the ongoing input of those who were working within Halcyon’s existing properties.”</p>

<p class="xmsonormal">“It is this holistic approach to design that will benefit the residents of Halcyon Greens because, as we’ve always said, ‘it’s all about the lifestyle’.”</p>

Masterplanning expert shapes Halcyon Greens

<p>The property Council welcomes the McGowan government’s plans to rethink Perth’s rail infrastructure system to embrace more mixed used developments to create activated precincts at Forrestfield and Bayswater train stations andplans to introduce light rail connecting Curtin University and UWA. </p>
<p>Integrating new stations such as Forrestfield and the proposed redevelopment of Bayswater station, with more high density residential andbusiness premises will transform these local areas into vibrant social hubs, creating more jobs and boosting local amenities for residents.</p>
<p>The Property Council welcomes Planning Minister Rita Saffioti’s plans to introduce commercial opportunities, such as shops, gyms and child care centres to land surrounding the Forrestfield train station. </p>
<p>Rethinking land use in that area has the potential to significantly improve the quality of life for those living in the locality and those using Forrestfield trainstation. </p>
<p>Not only will Forrestfield be better connected to both the airport and the CBD, but on a practical level, the ability for a working parent to drop the kids at the adjacent day care will save precious time and encourage people back to work, while having shops just metres from the train station will encourage local spending and draw people to the area. </p>
<p>Similarly, plans to connect two of WA’s largest universities, Curtin and UWA with a light - rail line, will improve east  - west connectivity and access to the amenities associated with each of the institutions as well as bring students into the CBD. </p>
<p>Ultimately, strong communities are built through the integration of practicality, connectivity and vibrancy. These mixed-use developments will significantly add to the local area, making them places people want to live. </p>
<p>Creating precincts around travel nodes such as train stations will ensure local area thrives, attracting residents and creating long term employment opportunities.</p>

Government rethink on train stations and light rail welcomed

<div>Residential building work done dropped by 4.7 per cent in the quarter, which was the worst quarterly result for the sector since the introduction of the Goods and Sales Tax (GST) more than a decade and a half ago. </div>

<div>Building activity slowed across new house building, apartments, and major renovations, suggesting that at least part of the reason for the decline was Cyclone Debbie towards the end of the quarter, while Sydney also had some shocking weather during the period. </div>

<div>New detached house construction has been broadly flat since the end of 2014, with the growth in residential construction since that time driven by record activity levels in the apartments sector.</div>

<div>Here too there was a sharp weather-related 22 per cent fall in Queensland, plus a relatively small decline in New South Wales.<br><br>But there was also a slowdown in evidence in Western Australia, South Australia, the Northern Territory, and Canberra. </div>

<div>On this evidence, then, it's possible that the peak for apartment construction activity might have passed, although there is of course still a huge pipeline of work to be completed.  <br><br>

<div>Firstly, growth in the economy in the first quarter is going to be weak, and perhaps very weak. </div>

<div>On the positive side there is light at the end of the tunnel for the resources states, as engineering construction activity finally looks to be bottoming out, after years of contraction. </div>

<div>Strip out the impact of Cyclone Debbie and heavy rain in Sydney and the apparently sharp drop in residential construction in the first quarter of the year may prove to be less than dramatic. </div>
<div> </div>
<div>However, it's hard to escape the conclusion that building activity in the residential sector is about to fade away as the record pipeline of apartments is delivered to the market. </div>
<div> </div>
<div>It might reasonably be expected that dwelling starts fall by about a quarter over the next couple of years. </div>
<div> </div>
<div>Given the huge level of employment in the construction industry, this could prove to be a very significant drag on the economy going forward. </div>

<p>A new $120 million luxury boutique hotel to be built in Sydney CBD’s Castlereagh Street has been announced.</p>
<p>AccorHotels has teamed up with real estate developer Shanghai United with an official signing ceremony for the project held on Wednesday 24 May.</p>
<p>The $380 million mixed-use 36-storey tower on the corner block of 110-118 Bathurst and 203 Castlereagh Streets will include a 121 room hotel on levels one to nine with 131 residential apartments above on levels 10-34.</p>
<p>The MGallery by Sofitel hotel is designed by the award-winning Candelapas &amp; Associates architects.</p>
<p>Apartments will interweave the existing 1870s heritage-listed Porter House Hotel adjacent to the tower.</p>
<p>It will feature four levels of additional facilities, including lobby, pool and fitness centre, two restaurants, a fourth floor bar with roving art gallery, meeting and private dining facilities and a business centre.</p>

<p> “We are thrilled to develop a new strategic partnership with Shanghai United on this landmark development for Sydney’s CBD,” said AccorHotels’ chief operating officer for the Pacific region, Simon McGrath.</p>
<p>“The Sydney hotel sector is the strongest in Australia with consistent occupancy levels in the mid-high 80% range and average rates growing sharply.</p>
<p>“This new MGallery by Sofitel hotel will stand to greatly benefit from the tourism and infrastructure boom we are currently seeing with projects such as the International Convention Centre and light rail development.</p>
<p>“A new boutique hotel such as this will provide both business and leisure travellers with a new luxury boutique experience in Sydney, whether they visit for conferences, events, cultural or sporting events.”</p>
<p>Xu Yangdong, Shanghai United’s CEO, said it marks a new area of luxury hotel and apartments in the Sydney CBD area.</p>
<p>“WithsService contents delivered by the MGallery by Sofitel, Shanghai United will provide residents and guests an extraordinary array of amenities to enjoy,” said Xu.</p>
<p>Construction on The Porter House Hotel, MGallery by Sofitel will commence in early 2018 with completion expected in December 2020.</p>

New luxury hotel set for Sydney CBD

<p>A mid-century classic Pascoe Vale South house has been sold for $939,000.</p>
<p>Located at <a href="https://www.realestate.com.au/sold/property-house-vic-pascoe+vale+south-125251546">33 Ward Grove</a>, it was designed by architect Neil Clerehan.</p>
<p>The buyers had been looking for a long time and will move in as owner-occupiers.</p>
<p>Maintained in mint conditions it has been owned by the original owners for sixty years atop Coonans Hill.</p>
<p>The three-bedroom brick home was part of the Small Homes Service scheme in the 1950s, which was headed by Robin Boyd.</p>
<p><span>Boyd drew up the first designs, then architectural colleagues submitted others. <span>Neil Clerehan, who took over from Boyd as director of the service in the 1950s, once said it was a successful idea for its time.</span></span></p>
<p>The cheap way for Melburnians to build a distinctive new house was launched in Melbourne in 1947, with backing from the Royal Victorian Institute of Architects and The Age.</p>
<p>Built in the early 1950s, the Pascoe Vale house had been well-maintained by its single owner and still features an original tiled open fireplace, retro kitchen cabinetry, hardwood floors and striking wallpaper.</p>
<p>Featuring a lounge and formal dining space with original, fully tiled open fireplace.</p>
<p>Kitchen features a side-by-side electric stove, breakfast nook and servery window.</p>
<p>Three double bedrooms have their own built-in robes.</p>

<p>The property was offered through Brad Teal agents Greg Kofoed and Ursula Saba.</p>
<p>For five quid biers could chose from a range of architect's plans, complete with working drawings and specifications, then they found a builder to build it under the Small Homes Service.</p>
<p>The same house plans, 25 in the Melbourne suburbs and 25 in the country, were offered to other buyers. </p>
