Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Businessman Michael King, who was recently penalised by Queensland’s top court for what happened to his investors, says he will contest the ruling all the way to the highest court.
The former MFS chief executive has been ordered to pay $177 million in compensation to investors.
In spite of the court’s ruling, King has a job with Hong Kong billionaire Tony Fung retaining him to advise on his property plans, The Australian Financial Review reported.
The Supreme Court of Queensland last week disqualified former officers and the funds manager of MFS Investment Management Limited (MFSIM) from managing corporations for, ranging from a permanent ban down to five years, and imposed total penalties ranging from $90,000 to $650,000.
The court found Michael King along with Craig Robert White, David Mark Anderson, Guy Hutchings and Marilyn Anne Watts to have breached the Corporations Act.
The breaches were committed in relation to their involvement in the misappropriation of $147.5 million of funds that had been held by the managed investment scheme known as the Premium Income Fund (PIF) on behalf of unitholders. The misappropriated funds were used to pay debts owed by other related entities in the MFS Group (which was subsequently known as Octaviar). The MFS Group collapsed in 2008 owing $2.5 billion.
But King was defiant. “This has a very long way to run," King was quoted as saying by the AFR. "I will take this to the highest court in the country."
About his role with Fung,  King said he was “doing advisory work… when and where I am able to, and when I can add value to the process”.
King has helped Fung buy about $100 million in property mainly on the Gold Coast, including the former MFS-owned properties that were sold to Nathan Tinkler, which became part of Patinack Farms.
An Aquis spokesman defended Fung's selection of King. 
"Fung will use who he wants when he wants as advisers," the spokesman said.
Fung, who also owns the Canberra Casino, joined Chinese developer Tandellen and CCCC International Holding to buy a development site at Surfers Paradise last year for $40 million.
He signed a contract to buy the 11,800 sqm, currently owned by Orix, with King's help.
MFS Ltd was a publicly listed company with interests in financial services, travel and leisure and childcare businesses that was based on the Gold Coast.
The listed company quickly rose to become one of Queensland’s largest corporate giants before its collapse. 
Corporate watchdog Australian Securities and Investments Commission launched proceedings against the former MFS company officeholders and a funds manager in 2009.
In late 2009, the securities watchdog started its civil penalty proceeding against MFSM and the four former officers and a funds manager.
The Supreme Court of Queensland held last year that the four former executives and the funds manager of MFSIM had acted dishonestly in their roles.

Former MFS boss Michael King to contest court order of $177 million compensation

The first week of winter saw auction volumes fall, with 2,545 homes taken to auction, compared to 2,885 the previous week, according to CoreLogic’s latest report.
The property data firm says that the preliminary clearance rate across the combined capital cities was higher (73.9 per cent) compared with last week’s finalised result, which was the third lowest clearance rate so far this year (71.3 per cent).
With auction clearance rates typically revising lower as more results flow through, the final clearance rate is likely to be lower than what was recorded last week, CoreLogic auction analyst Kevin Brogan said.

At the same time last year, both the combined capital city clearance rate and the number of auctions were lower, with 2,008 auctions held and 68.2 per cent reported as successful.
The two largest auction markets, Melbourne and Sydney, saw their preliminary clearance rates rise compared with last weeks finalised results, with Sydney at 77.5 per cent and Melbourne at 75.4 per cent.

Across the smaller capital city markets, week-on-week results show mixed results with clearance rates falling in Brisbane and Canberra.
Across Melbourne, 1,181 homes were taken to auction and preliminary results show a clearance rate of 75.4 per cent, increasing from last week when the final clearance rate fell to 74.2 per cent across 1,366 auctions, the lowest clearance rate for the city so far this year.

At the same time last year, Melbourne’s clearance rate was 71.1 per cent, with 970 auctions held across the city.
Looking at Melbourne’s sub-regions, the Inner region was the busiest for auctions across Melbourne with 227 homes going under the hammer, followed by the Inner South (180) and the West (156).
The West region was the best performer in terms of clearance rates, with a 83.5 per cent success rate.
Sydney’s preliminary auction clearance rate increased to 77.5 per cent from 72.7 per cent last week, while auction volumes were lower this week with 1,000 homes taken to auction, compared to 1,101 last week.
At the same time last year, both the clearance rate and auction volumes were lower with 692 homes taken to auction and a clearance rate of 72.9 per cent.

Across Sydney’s sub-regions, the Outer South West, where 13 results have been reported so far, recorded a preliminary clearance rate of 38.5 per cent, while across Blacktown (89.5 per cent), Inner West (88.5 per cent) and Sutherland (88.4 per cent), the success rate of reported auctions was much higher.
There were 146 auctions held across Brisbane this week, down from 162 last week, and higher than one year ago (130).
Preliminary results for the city show that 51.0 per cent of auctions were successful this week, up from 52.2 per cent last week, while one year ago 48.2 per cent of auctions were sold.

Further south, across the Gold Coast, 56 auctions were held over the week and 37 have been reported so far with a 32.4 per cent clearance rate.
A total of 107 auctions were held in Adelaide this week, down from 112 last week, and up from 98 last year.

Preliminary results for the week show 63.4 per cent sold, up from 57.6 per cent last week.
Across Perth, preliminary results show 58.3 per cent of the 12 reported auctions were successful, while one week ago 50.0 per cent of Perth auctions were successful and one year ago just 13.0 per cent were sold.
There were 78 auctions held in Canberra this week and the preliminary clearance rate was 71.9 per cent, down from 73.8 per cent last week and similar to one year ago (71.1 per cent).
A total of 4 auctions were held in Tasmania this week and so far there have been no reported results.

Early winter clearance rate holds above 70% as auction volume slips lower: CoreLogic

Measures including toughening the requirements for interest-only loans and property investments in self-managed super funds introduced in March have reduced the number of investors purchasing property in Sydney by 20% and helped cool the market.
Investors comprised more than 50% of the entire Sydney market in 2016 but have started to level off this year, which I largely attribute to APRA’s tightened macro-prudential measures.
Many experts believe we shouldn’t interfere with the market and simply let nature take its course, but I feel that this laissez-faire approach would have had dire consequences.
Although there are several factors at play, the excessive number of investors in the market was primarily responsible for the recent exponential price growth, so it is encouraging to see the further tightening is putting the brakes on the investor boom – which is what the measures were designed to do.
But, Australians should not expect a market crash. 
I believe the market has now plateaued, which was inevitable as prices couldn’t continue to rise indefinitely but this shouldn’t be a reason to panic.
We must caution against the inevitable scaremongering, and maintain some perspective because we are looking at the aftermath of the investor ‘boom’, but that doesn’t mean we are heading for a crash.
Sydney prices will remain strong for the short- to medium-term, and will naturally realign and readjust over time.
I remain very optimistic about the Sydney market. We will see a correction in prices but there are so many variables, making it difficult to forecast.
Over the past 18-24 months, we’ve witnessed prices across most Sydney suburbs rise at the same pace, which is quite unusual, so we could see this start to adjust and become nuanced.
Starr Partners has seen a shift this year amongst investors in Sydney, with many now starting to set their sights on areas such as the Newcastle and Hunter regions.
The APRA measures were designed to encourage lending institutions to be more prudent, not necessarily to solve the housing affordability crisis.
With these measures having taken hold, I’m hopeful we will see the return of natural market equilibrium, with higher numbers of first home buyers and other owner occupiers, which we are already starting to see at our open for inspections and auctions.
In saying that, investors will still be competing for property amongst these buyers – as they have always done. A bump in the road won’t be too impactful for experienced investors. Normally, they are very sensible in their approach, they have enough capital in their investment portfolio and carry a long-term view.”
Following APRA strengthening its policies, the federal government’s recent budget announced tougher rules on foreign investment such as removing the main residence capital gains tax exemption and an annual foreign investment levy for future foreign investors who fail to occupy or lease their property for at least six months each year.
It also revealed plans to restore the requirement that prevents developers from selling more than 50% of new developments to foreign investors.<a href="https://outlook.office.com/owa/?realm=propertyobserver.com.au#_ftn1"></a>
Despite this, more could be done to curb investment from non-residents, given the action taken to restrict investor spending for residents. 
My one lingering concern is that the new measures could pave the way for more foreign buyers.
Although I welcome the recent introduction of tougher rules on foreign investment, I’m not convinced that these measures are enough.
We have gone to great lengths to curb investor spending for residents, so shouldn’t we be doing the same for non-residents?
However, my fears could be allayed, with reports out of China suggesting its new regulatory crackdown on capital outflows is really starting to work.

Sydney property investor activity drops by 20% - but don’t expect a crash: Doug Driscoll

Harry Triguboff’s Meriton group has launched the first stage of its Sydney Olympic Park residential development The Retreat.
The development will feature more than 1200 apartments.
The Retreat is being built on a 5.17 hectare site at 5 Carter Street bought from the Goodman Group for $245 million two years ago.
The first stage will have two elliptical buildings. The North tower will be 22-storeys high and feature split-level loft-style designs, apartments with rooftop entertaining and barbecue areas and penthouses with four bedrooms and two bathrooms.
Harry Triguboff said The Retreat, being developed opposite the ANZ Stadium, is all about green open space, recreation and leisure.
“The Sydney Olympic Park precinct is a very exciting area and we are offering you an opportunity to purchase in the first release before we develop all four stages," he said.
“We have made sure at The Retreat that we provide residents with apartments, resort facilities, shops, a 113-place child-care centre and serviced apartments that complement and add to those attributes.
“We expect to finish the site in the next five years and once completed, we believe prices will rise considerably.
“The Sydney Olympic Park precinct is an idyllic choice for anyone wanting to escape the fast pace of life and more congested living of the city’s heart.”
James Sialepis, Meriton’s director sales, said The Retreat would be ‘in tune’ with the green atmosphere of the Sydney Olympic Park area and a perfect choice for new home buyers.
“The Retreat will have an extensively turfed 2500 square metre central park, with walking and cycling pathways," he said.
“On the third floor of stage one there will be podium gardens where residents will be able to barbecue, dine under cover, or just soak up the views.
“We’ve almost been caught off guard by the demand we’re experiencing for our projects with landscaped gardens and parklands, especially from families and first home buyers, in areas like Lewisham and Sydney Olympic Park.
“The Retreat will be the same and first home buyers will be chasing the great launch prices, with many apartments under $750,000.”
Sialepis said the first stage of The Retreat architects, the SJB group, had designed buildings with glass-faced apartments that capitalised on views across Bicentennial Park and the Parramatta River to the Sydney CBD and the harbour bridge.
Stage one of The Retreat has 149 apartments, some of them the biggest in the area, and they range from one-bedroom through to four-bedroom penthouses with rooftop terraces.
The apartments will start at $585,000 and peak at $2,800,000 for one of the split-level penthouses.
Stage one is expected to be completed by March 2019.

Meriton launches Olympic-standard lifestyle haven

An apartment in the new Circular Quay development Loftus Lane has sold for $17 million.
Despite the apartments not officially launching until tomorrow, one locally well-heeled buyer has snuck in to pay around $57,000 per sqm for the 296 sqm apartment offering.
It falls short of the $96,400 per sqm paid for the $27 million record breaking apartment sale in the Opera Residences last year.
That was reputedly bought by businessman and philanthropist Robert Salteri and his wife Kelly.
The Loftus Lane two storey unit on level 12 of the low-rise building has three bedrooms and sits in one of the three residential buildings developed by AMP Capital.
Completion of the buildings is slated for 2021 as part of the AMP Capital developed project to upgrade Circular Quay.
Some potential buyers have been underwhelmed by Loftus Lane, which comprises 106 apartments in three low-rise buildings.

The package of measures to support first homebuyers released by the NSW Government is a step in the right direction.
The decision to support first homebuyers with the purchase of existing properties is something that we have been lobbying fiercely for for some time now.
It is great to see that the NSW Government has recognised the significant role that existing properties play in the issue of housing affordability and the restrictions first homebuyers faced with paying excessive amounts of stamp duty.
Premier Gladys Berejiklian announced the stamp duty exemption will be extended to first homebuyers of existing homes up to $650,000 from 1 July 2017 and reduced stamp duty rates to homes valued up to $800,000. The current stamp duty exemptions on new homes up to $550,000 and a reduced rate stamp duty rate to $650,000 will also be increased to match the new exemptions and concessions for existing homes.
We believe there is room to increase stamp duty concessions to further reflect the median house price in Sydney as well as Newcastle and Wollongong and believe that at the levels announced by the state government, regional areas, where property prices are not so high will benefit from an influx of first homebuyers.
However, not enough has been done to address bracket creep. As a result the rest of the market is left to pay excessively high stamp duties that have not been reviewed for more than 30 years and have gone on average from less than 2 percent of the purchase price to now more than 4 percent.
The effects of the announced foreign investment levies are a great unknown as they could have a positive or a negative effect.
If the new levy doesn’t dampen the enthusiasm of foreign investors there will be the same level of activity, they will pay a higher price and the government will reach it’s revenue targets, however little will be achieved to help with the issue of housing affordability because they will still be competing with first homebuyers.
On the flip side if they do respond and go elsewhere it could have a negative effect on the marketplace as it will impact on construction and employment. There is the possibly of a huge negative impact on the viability of major developments due to the banks insistence on extensive presales. This would put upward pressure on supply and rents.
We are waiting on the detail of the medium density changes as this was a big part of our lobbying. REINSW believes it is one of the quickest solutions to the supply/choice issues of getting people moving to more appropriate housing.
We are hoping that the state government is going to retain some powers on this as local councils are too slow to respond due to NIMBYism. REINSW is after a coordinated multi occupancy policy to enable two, three and four dwelling medium density subdivisions in residential zones similar to the old SEPP on dual occupancy.
REINSW recognises that the document released by the NSW Government is entitled “A Fair Go for First Homebuyers”.
We hope that the second phase of the Government’s housing affordability plan is “A Fair Go for Retirees” which includes stamp duty concessions for retirees to sell and move to a more appropriate home, by providing a discount on a single purchase for people aged 65 and over to get the stock of clogged family homes into the market.
The retirees are often sitting on nest eggs they could realise much earlier whereby they could subdivide and build a new more appropriate home along with a home or two to sell or retain for family or low-income accommodation.
This is great first step by Premier Berejiklian to address housing affordability as pledged in her first days of office. We look forward to seeing the Government build on this promise and will continue offer support and guidance throughout the process.

First homebuyers package a step in the right direction: REINSW

Canberra house prices have grown significantly over the past 12 months, according to Herron Todd White’s recent report.
The property valuation firm says that this could be due to both limited supply of houses and low interest rates.
“Like most capital cities in Australia, Canberra has seen a significant growth in house sale prices over the past 12 months," the report said.
"This is partly due to low interest rates and a limited supply of houses coming onto the market.
"It is expected this trend will continue as properties in established suburbs remain tightly held and highly sought after.
"Currently houses are providing much stronger capital gains than apartments.
"This is probably due to an oversupply of apartments in the Canberra market and a number of apartment developments beginning construction.
"These low capital gains look set to continue as new apartment developments are beginning construction in the CBD, Molonglo Valley, Woden and Gungahlin."
The report noted low interest rates seem to be contributing to the strong housing market.
"An increase in interest rates may see some property owners being stretched financially which could result in them being forced to sell.
"If several of these sales are introduced onto the market it may reduce prices and could represent good buying opportunities.
"Alternatively an interest rate rise may force more buyers out of the market which could reduce demand,” the report stated.
Detached housing are also increasing in the area Herron Todd White commented.
“Detached houses in established suburbs have been performing very well throughout the ACT recently due to a perception of low supply and high demand.
"This trend may slow over the next six to twelve months due to new dwellings built on Mr Fluffy reclaimed blocks coming onto the market.
"A change in planning regulations allows multiple dwellings to be built on what were previously only single dwelling blocks.
"This would result in an increase in the number of dwellings in the sought after established suburbs of Canberra and may slow the strong capital growth seen lately,” the report advised.
Herron Todd White stated that other factors for the price growth includes stamp duty and similar changes.
“Another factor likely to change the direction of the property market would be changes to legislation.
"Recently we have seen the stamp duty costs being abolished for properties under $600,000 in Victoria for first home buyers.
"There hasn’t been any talk of similar legislation being implemented in the ACT but if it were it would incentivise first home buyers to enter the market.
"This could affect the market in different ways. It may help balance the apartment market by providing more demand for an over supplied market.
"However in the housing market it would increase demand for what seems to be an under supplied market therefore increasing prices further,” the report commented.
A three bedroom house at <a href="https://www.realestate.com.au/sold/property-house-act-kingston-125277642" target="_blank">15 Cunningham Street</a>, Kingston (above) was recently sold for $1.25 million.
Similarly a two bedroom apartment at <a href="https://www.realestate.com.au/sold/property-apartment-act-turner-125274570" target="_blank">401/155 Northbourne Avenue</a>, Turner (below) was recently sold for $770,000.

House prices in Canberra increase given limited supply: HTW

Martin Currie Australia, active equity affiliate of Legg Mason, noted that contrary to some analyst reports, the entry of online retailer Amazon in Australia could boost the domestic retail sector instead of a ‘doomsday scenario’ for the sector.
It’s clear that some hedge funds have been shorting discretionary retailers such as JB Hi-Fi (JBH) and Harvey Norman (HVN) since the market became aware of Amazon’s Australia strategy to open distribution centers later this year.
They have based their analysis looking at the demise of bricks and mortar retailers in the US, a very mature market, due to the ‘Amazon effect’.
However, before we jump to any such conclusions in Australia, it’s worth looking at a comparable company to JBH, which is Best Buy USA.
Best Buy reported earnings which excluding abnormal items were up 40 percent pcp for the first quarter 2017. The share price rose 22 percent.
We believe that given JBH and HVN are very dominant and profitable retailers with leverage to population growth and housing, similar to Best Buy USA, they will be well placed when Amazon begins to operate in Australia.
Wesfarmers (WES) and Woolworths (WOW) are also well prepared for the entry of Amazon with online home delivery already a significant part of their customer focus and innovation.
The other key point is that WOW, Coles (owned by WES) and JBH are located in large shopping centers around Australia.
And there are considerable differences between the US and Australian retail sector that need to be taken into account when considering the likely impact of Amazon’s entry into the local market.
Australian retail centers are better placed then their US counterparts.
In the US, supermarkets are not co-located with discretionary shops, so they are separate trips which affects foot traffic. Retail space per capita is multiple times greater in the US than in Australia.
Australian online retail continues to grow towards market share levels seen in the US, so we may see a shift of market share within those online sales to Amazon.
Overall, we think the physical mall winners will be those that can fulfil the role of the town square and offer an experience to the consumer. Australian shopping malls already have a variety of restaurants, movie theatres, free car parking and entertainment.
We also think that real estate investment trusts with logistics assets will benefit from Amazon’s entry and moves by other retailers to beef up their online presence.

Ryde had the highest weekend auction clearance rate in Sydney, according to CoreLogic’s latest report.
The property data firm says that out of the 33 auctions in Ryde 90.9 percent resulted in a successful outcome.
This is followed by the Inner West with 88 percent and North Sydney and Hornsby with 81 percent.

Ryde scores 90 percent auction clearance rate over weekend: CoreLogic

Melbourne’s Outer East region had the highest weekend auction clearance rate, according to CoreLogic’s latest report.
The property data firm says that out of the 89 auctions in the Outer East 88.8 percent resulted in a successful outcome.
This is followed by the North East with 81.6 percent and the North West with 81.3 percent.
