Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Prime Box Hill site to fetch $10 million

Investa Commercial Property Fund (ICPF) recently unveiled a major foyer upgrade of its A Grade, 16-level office building at 259 Queen Street in Brisbane’s CBD at a well-attended event.
Designed by Cox Architecture, the upgraded foyer integrates the building sympathetically with the heritage façade of the adjacent General Post Office (GPO) via a glass canopy, creating a modern, light-filled entrance, said a media release. 
The foyer to the flagship building in Brisbane’s Golden Triangle now also includes direct access to a 70 seat café, a concierge and lifts.
NAB is set to relocate 650 employees to the building in August 2017. It has a 10-year lease for more than 8,000 sqm of space over two levels.
The building at 259 Queen Street comprises more than 24,780 sqm of net lettable area. It has a 5-Star NABERS Energy rating. 
Investa also plans to improve 259 Queen Street’s end-of-trip facilities for better tenant health and well-being.
The proposed new facilities will include 150 bicycle spaces, 200 lockers and upgraded change rooms. Value-add services include a towel service, bike servicing, drying room and dry cleaning.
ICPF fund manager Jason Leong said the integration with the adjacent GPO provides “vital connectivity to the retail and food outlets of the Golden Triangle and Eagle Street Pier”.

Investa unveils major foyer makeover at its Brisbane Queen Street building

Changes to infrastructure charges by the NSW government are expected to be a hurdle for developers planning new projects because of the uncapped nature of the charges. 
The NSW government's changes to Section 94 of the Environmental Planning and Assessment Act, which allows local councils to levy contributions for public amenities and services because of new development, will now be uncapped.
This would mean that feasibility studies of new projects become too uncertain.
At a meeting in Sydney with Minister for Planning and Housing, Anthony Roberts, Urban Development Institute of Australia's NSW chief executive Steve Mann said the uncapped component had already sent reverberations through the development industry, reported The Australian Financial Review.
Mann said its members, including some major developers, had said they were not likely to make any acquisitions until there was more clarity on the infrastructure charges.
"There is now a serious concern about prospective acquisitions," Mann said.
"The uncapping of Section 94 contributions and making more areas liable to pay state infrastructure contributions without any transparency as to what this cost will be, will directly impact on investment confidence," he said.
He drew similarities with the 2003-04 boom when excessive taxation, of up to 50 percent of the value of a home, led to a supply drought.
The way infrastructure charges will be devised is currently being reviewed by the Independent Pricing and Regulatory Tribunal, the AFR reported.
Mann said he suspected this review could take as long as another 12 months, hurting the delivery of affordable housing in the state.
The NSW government will allow councils to borrow more money for infrastructure spending at a reduced interest rate. It will support up to $500 million in additional borrowing by councils by halving the cost of borrowing for eligible projects.

The Sydney CBD office market has a strong supply pipeline lined up with 470,000 sqm expected to be added by 2022, which will also bring a churn in office ownership levels, according to new analysis by commercial real estate firm Colliers.
The new supply in the next 5 years will push up some landlords up the ranks. 
Lendlease and Investa are expected to surpass Dexus, becoming the first and second largest office owners within the market, respectively, says CBRE report author Kristina Mastrullo.
Lendlease’s Darling Square is due for completion late this year and Circular Quay Tower is slated for completion in 2021, while Investa’s 151 Clarence Street (Barrack Place) is due late 2018 with 60 Martin Place shortly after in the first half of 2019. 
Taking into account withdrawals, such as 39 Martin Place which will make way for the Martin Place Metro Station Precinct, Dexus will slip to no. 3 position among largest office owners.

A local developer has bought a development site for $9 million in Melbourne’s leafy inner eastern suburb of Hawthorn with plans for a mixed use/apartment and retail project.
The <a href="https://www.realestate.com.au/property-residential+land-vic-hawthorn-201789426" target="_blank">2-4 Roche Street</a> property was sold through Savills after an expressions of interest campaign.
Selling agent Clinton Baxter, who brokered the deal with Nick Peden and Jesse Radisich, said the sold for close to $7500 a square metre, well above expectations.
Baxter said the competition for the property reflected the strong competition for a development opportunity in one of Melbourne’s highly regarded residential pockets.
“The sale is a demonstration of the voracious appetite of developers seeking to secure sites suitable for boutique apartment projects in the leafy inner eastern suburbs,’’ Baxter said.
The property was sold subject to monthly leases to two tenants, who occupy the two double storey buildings, at a current annual rental of $105,000, with vacant possession available on 60 days notice. 
The 1,209 sqm corner site is Zoned Commercial 1. It close to public transport and retail places.
Peden said plans for a proposed redevelopment of the property included 54 apartments and ground floor retail.

AUBE opens first Australian salon

A Victoria-based medical operator has committed to a lease in Ripley Valley’s $1.5 billion Ripley Town Centre in Queensland’s Ipswich.
The Quay Family Healthcare has taken a 1,740 sqm tenancy for a medical centre within the $40 million first stage of the Ripley Town Centre, which is under construction.
The town centre is being developed by Sekisui House.
Upon completion, The Quay Family Healthcare will offer a range of services including general practitioners, specialists, pathology, radiology, optometry, dental care, podiatry and other allied health. 
It will be the 25th medical centre for the group and its second in Queensland.
Its Australia CEO and managing director Toru Abe said the medical operator “was a major tenant for the Ripley Town Centre not only in terms of its size but also because of its importance to the surrounding community”.
The Ripley Valley population is expected to grow to 120,000 over the next 20 years, he said.

Ripley Town Centre is seen as a major driver of growth for the region as more tenants are secured. 
The Quay Family Healthcare practice manager Nazmi Msamih said the future for health clinics within Queensland was strong due to the growth in migration. 
“People are willing to settle in areas with an abundant of job opportunities, which is something that new developments offer. 
“Elderly demographics also look to invest and retire in ‘quiet’ regions, therefore the need for amenities such as health would be a major point of concern,” said Msamih.
The Quay Family Healthcare’s Ripley Medical Precinct is one of the company’s largest medical precincts to date.
The Ripley Town Centre will service Ecco Ripley and the entire Ripley Valley, which is set to become one of the largest pre-planned communities in Australia and support the growth of the Ipswich population, forecast to surge to 327,000 by 2041.  
The Ripley Town Centre will on completion comprise commercial and retail spaces, a dining precinct, regional transit hub, community and entertainment facilities as well as residential.
Civil works for the Ripley Town Centre, including major roadworks to support the development, were completed last year by Sekisui House, the world’s biggest residential construction company.

Medical operator commits to Ripley Valley town centre tenancy

A retail and residential property at Camberwell in Melbourne’s inner east has sold for $1.31 million at auction. 
The <a href="https://www.realcommercial.com.au/property-retail-vic-camberwell-502351846" target="_blank">539 Burke Road</a> property sold well over the vendor’s reserve, said selling agents Fergus Evans and Adrian Boutsakis of Teska Carson.
“This was a property located in a tightly held strip with a low vacancy rate in an area with strong growth potential,” said Evans.
