Heritage building in Melbourne's Richmond fetches $1.3 million in off-market deal

A double-storey heritage building in Melbourne's Richmond suburb has been sold for $1.3 million to a private investor in an off-market transaction by Fitzroys.
The building at 111 Bridge Road has a land area of 127 sqm and a building area of 112 sqm, with ground floor retail of 75 sqm and first floor office/storage of 47 sqm.
It was sold with a temporary tenancy in place by Fitzroys agents Terence Yeh and Tom Backay, on behalf of a private landlord.
Yeh said that despite the high vacancy rate of retail premises on Bridge Road, investment interest remained strong in this city-fringe location.
“The rental market has seen improvement, with retail and office enquiries spiking since March,” he said.
