The developer, currently selling <a href="https://www.apartments.com.au/new-apartments/the-frederick-mermaid-beach-2265-gold-coast-highway-mermaid-beach-qld-4218">The Frederick in Nobby Beach</a>, has secured approval for its next project just 1.5 kilomnetres up the road.

The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

Big Projects secures approval for Glenelg Residences in Mermaid Beach

Sherpa Group is ramping up its investment in the southern Gold Coast by lodging a development application for <a href="https://www.apartments.com.au/new-apartments/flourish-viver-87-griffith-street-coolangatta-qld-4225">Flourish Viveré</a>, a new $350 million project in Coolangatta.

The move comes after the group’s $27 million acquisition of the 2,029 sqm site on the corner of Griffith and Warner Street, last year.

They will develop 194 apartments across a 26-storey tower, which will become Sherpa’s largest project to date.

Viveré will be the next chapter in the Flourish story, following closely behind Amargo, Oasis, and the Avenues in Palm Beach, as well as Symphony in Brisbane, all designed to deliver affordable housing in lifestyle-rich locations, giving locals a real chance to secure a residence close to the beachfront.

The HAL Architect-designed project will offer a diverse range of residences, from one-, two, and three- bedroom apartments to the premium Canopy range to luxury penthouses.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

The property at 1, Nettleford Street in ACT's Belconnen is leased out to Top 100 ASX-listed Primary Health Care Ltd and netted $8.65 million.  
It was second on the auction list and opened with a bid of $6.5 million.
The building spans 1,725 square metres and is fitted out with treatment and x-ray rooms, dental surgery and a pharmacy.
The land area is 9,706 square metres with parking space for 60 cars.
The asset's annual net income is estimated at $483,346, translating to a yield of about 5.6 percent. The rent increase is 3 percent.
The lease was recently renewed for 10 years with a five-year option expiring in early 2030.
The tenant pays all outgoings, including management fee.
Belconnen suburb has a population of 95,000 and growing.
The other two medical centres auctioned were in the suburbs of Sydney.   
The first, in Dee Why, is leased to PRP Diagnostic Imaging, and fetched $2.9 million.
The 5&amp;6/812 Pittwater Road property is set on 417 square metres, with a lease that expires in 2020.  
Set in the Northern Beaches, the property has prominent exposure to a six-lane arterial road.

Bidding started at $1.2 million and each time the hammer was about to strike, a fresh offer was made. This went on for at least five times until the hammer finally came down at $1.815 million. 
The pathology centre at Unit 6 of 151-155 Hawkesbury Road is leased out until 2019 end.
This medical centre is spread over 133 square metres of space and is part of a building occupied by medical specialists.
With an estimated annual net income of $107,780, the yield works out to around 5.9 percent.

It was bought by a local investor who shops at the store.

Located in Sydney's north western growth corridor, the supermarket is spread across 4,356 square metres. 
Its annual rent is $1,102,900, reflecting a yield of about 5.6 percent.
It was expected to sell circa $17,000,000.
It has 200 car parks.
The tenant pays all outgoings, including land tax as per lease.
The property was sold through Graeme Watson and Simon Staddon.
The agents noted this was a supermarket on an "old fashioned net lease," with the tenant paying outgoings that neither Coles nor Woolworths no longer agree to.
It was marketed as presenting not only as a rare investment opportunity but also a secure one.
Set 32 km from the centre of Sydney, it adjoins Dural Mall, a shopping centre with numerous specialty shops, all adding to Dural’s strong overall customer draw.
The Burgess Rawson agents fielded more than 100 inquiries leading up to the auction. The vendor was a Melbourne private investor who sold the Dural property for "family reasons."

Three service stations in the NSW localities of Gundagai, Wyong and Salt Ash went under the hammer at Burgess Rawson's 100th portfolio auction. 
The one at 11 Dog on the Tucker Box Road (Hume Highway) Gundagai (above) , anchored by Shell-Coles Express, fetched $7.71 million.
The 14.94 hectare site with a major truckstop facility comes with an abundance of customer parking and bus/truck access.
A KFC, Subway, a 24-hour diner and cafe make up the rest of the property.
It earns a net $646,095 pa, with the Shell-Coles station making up nearly 48% of it.
At the winning bid, the yield works out to about 8.3%.
The selling agent was Rhys Parker.
The Salt Ash centre at 2893 Nelson Bay Road is leased out to the ASX-listed Caltex and fetched $4.7 million at the auction.

Three service stations auctioned at yields between 6% and 8%

A Woolworths supermarket in Leongatha topped the results board at CBRE’s 10th Premium Property Portfolio Auction (PPPA).
A total of four properties sold for a total of $32.7 million on an average 5.4 per cent yield.
The freestanding, 3143 square metre (GLA) Leongatha store was sold for $14.3 million on a 5.32 per cent yield to a Melbourne based investor with nine years of a 20 year lease to Woolworths remaining at a current income of $761,000 per annum net.
The tightest yield of the night went to the Woolworths Metro Abbotsford property which sold off-the-plan to a South Australian investor for $4.68 million on a yield of 4.93 per cent.
A third property, an ALDI store and two shops at Seville, sold to an international investor for $8.02 million on a 5.98 per cent yield, and a fourth property – a 7-Eleven at Armstrong Creek- sold to a second Melbourne based investor for $5.72 million on a 5.4 per cent yield.

Leongatha Woolies tops $33 million CBRE supermarket auction

The Red Lion Hotel in Moorooka has been sold to Publican Peter Braithwaite for an undisclosed price.
Peter Braithwaite, was the previous owner of the Commercial Hotel in Lake Macquarie.
Glenn Price of HTL Property, in conjunction with Tom Gleeson of JLL Hotels, held the listing for 215 Beaudesert Rd, Moorooka, and ran the targeted expressions of interest campaign.
Set on 820 sqm, the property is just 9km from Brisbane CBD.

Publican Peter Braithwaite has purchased The Red Lion Hotel in Moorooka

The Norman Beisher Medical Research Foundation, which funds clinically based research into the health of women and babies, has sold its Smith Street, Fitzroy corner retail holding.
The <a href="https://www.realcommercial.com.au/property-retail-vic-fitzroy-502901470" target="_blank">83-87 Smith Street offering</a> attracted six bidders competed for the offering which annual income of $148,426.
It is leased to bag maker Crumpler Design (above and below), Japanese restaurant Neko Neko, the Burnside Cafe and the Greenwood Loft wine bar.

The Confederation of Australian Motor Sports (CAMS) has bought new headquarters in Canterbury.
CAMS has acquired auto group Worldmark's office building at <a href="https://www.realcommercial.com.au/property-offices-vic-canterbury-502888626" target="_blank">275 Canterbury Road</a> (above).
It cost $6.72 million, having last traded for $675,000 in 1995.
The sports motoring group sold its existing headquarters at 851 Dandenong Road, East Malvern for $8 million last year (below).
CAMS had paid $1,781,000 in 1997.

It has bought 644-658 Victoria Street after it passed in at auction.
The property, home to Melbourne City Garage, is a vast 1618 square metre garage where the VACC will construct a four-level office with a rooftop garden. 
The VACC is leasing back 464 St Kilda Road - held for 60 years - from new co-owners Abacus and Wing Tai Holdings.

Motor sports body buys new Canterbury headquarters

Investor Paul Holyoake was the under-bidder, pipped by a locally based Chinese buyer, when 487-495 Bridge Road, Richmond went to recent auction.
The $14.81 million price reflected a 2.09 per cent yield, well above its $11.6 million reserve.
The onsite lunchtime auction of the <a href="https://www.realcommercial.com.au/property-retail-vic-richmond-502909238" target="_blank">Adairs showroom</a> reportedly attracted a crowd including George Saade, Nick Williams and Joel Freeman, who redeveloped the Dimmeys building in Swan Street.
The Chinese buyer was one of four Chinese parties making bids on the 1045 sq m single level building.
It is on a 1658 sq m site with 50 metres frontage with future development potential. 
It is leased to Adairs and Regal Sleep Solutions for 10 years, currently returning $422,282 a year and about $310,000 net.
The vendors were barrister Tony Kiel and Sandra Rush, who had paid $500,000 in 1984.
Meanwhile Beller Commercial have leased 236-238 Bridge Rd, Richmond to celebrated photography agency Blessed Vision for 3 + 3 years after only 2 weeks without a tenant.
The property was leased by Beller Commercial leasing agent Max Warren for $65,0000 net per annum at $144 PSM.
The highly visible shop-front was in great condition, which played a large contributing factor to it being snapped up in a flash.
