Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

ANZ believes the Reserve Bank is in no rush to move again.

Following the release of the May Monetary Policy Board Minutes, ANZ has taken the view that the RBA is now firmly in a holding pattern, with the cumulative impact of previous rate hikes giving the Board scope to assess how the economy evolves from here.

That positioning, in ANZ’s view, makes a June rate hike unlikely.

The bank continues to expect the cash rate to remain unchanged at 4.35 per cent for an extended period, with the RBA adopting what is effectively a wait-and-see approach.

The Minutes point to a Board that sees financial conditions as already restrictive, but without a clear read on just how restrictive they are. That uncertainty has shifted the focus away from immediate policy action and toward monitoring both domestic conditions and global developments, particularly the conflict in the Middle East.

As ANZ interprets it, the Board is deliberately avoiding strong forward guidance.

Instead, it is allowing itself flexibility, acknowledging that monetary policy has limited ability to influence the near-term trajectory of inflation, while also recognising that economic growth is likely to remain below potential for some time.

Despite that pause in momentum, ANZ notes that the Board still carries a tightening bias.

The Minutes reveal that, in weighing up its decision, the Board seriously considered another 25 basis point increase. The key debate centred on the trade-off between inflation and activity, particularly in the context of global uncertainty.

Ultimately, most members leaned toward the inflation side of that equation.

Underlying inflation is still expected to remain above target for an extended period, regardless of how external risks evolve. That has led to a view within the Board that the risks to its inflation objective have increased, and that the current cash rate may not be sufficiently restrictive to fully contain those pressures.

That’s important.

While the decision, for now, is to hold, the underlying tone of the Minutes suggests the door to further tightening has not been closed.

ANZ also points to commentary from Assistant Governor (Economic) Sarah Hunter, who highlighted the risk that inflation could pass through the economy more quickly and broadly than in previous cycles. Both Hunter and a majority of the Board expressed concern that inflation expectations could become less anchored after such a prolonged period above target.

That combination, persistent inflation and the risk of expectations shifting, is what continues to underpin the RBA’s cautious stance.

However, where ANZ diverges from the RBA is on the outlook for activity.

The Board appears relatively comfortable with current spending patterns, effectively downplaying recent declines in business and consumer sentiment. It notes that sentiment has historically been only weakly correlated with actual spending, and that feedback from its liaison program has not yet pointed to a meaningful slowdown in consumption.

ANZ is less convinced.

The bank believes the link between household disposable income, sentiment and spending is more direct than the RBA is currently acknowledging. With inflation continuing to erode real incomes, ANZ expects household spending to soften more materially than the central bank is forecasting.

That divergence matters because it shifts the balance of risk.

If activity weakens more than expected, the trade-off between inflation and growth changes. In ANZ’s view, that would reduce the need for further tightening and reinforce the case for the RBA to remain on hold.

It also suggests that the current policy setting may already be doing more work than the Board fully appreciates.

The broader takeaway from ANZ’s interpretation is that the RBA is walking a narrow path.

On one side sits the risk of inflation remaining elevated for longer than expected. On the other is the growing pressure on households and the potential for a sharper slowdown in activity.

For now, the Board is choosing to wait.

But it is a pause that still carries an underlying tightening bias, rather than a clear pivot toward easing.

In practical terms, that leaves the cash rate anchored at 4.35 per cent for the foreseeable future, with the next move still uncertain.

For borrowers, it reinforces the reality that relief is not imminent.

And for the broader economy, it highlights the delicate balance the RBA is trying to strike, between bringing inflation back to target and avoiding an unnecessarily sharp slowdown in growth.

According to ANZ, it is a balance that is becoming increasingly difficult to maintain.

RBA to hold rates for "prolonged period" rather than hikes: ANZ

So, the property was passed in and you, yes you are the highest bidder! At that moment, not only are you nervous but you are probably thinking what happens next: Trick or treat? Here are some tips to settle your nerves. 
Traditionally, the amount of property on the market increases significantly during spring in the lead-up before Christmas, and so too does the number of properties that are passed in. Be prepared! 
Unless it is teeming with rain do not follow the agent inside. This is akin to being put in isolation. Even though you have the exclusive rights to negotiate with the vendor, it is critical you stand in a position outside where you can assess whether there is any competition or just family friends who are pretending to be buyers. The impact that perceived pressure can have (not knowing who your competition is or the implied prospect of competition) is a powerful negotiation tool that agents are only too happy to use against you. That aside, standing your ground displays strong body language even though you might be shaking at the knees. 
Now, let the games begin. The first step is to ascertain the reserve price. More often than not the reserve is not the price at which the vendor will ultimately sign the contract but rather the vendor’s authorised or asking price which is usually higher to allow for the negotiations. A good question might be “what is the lowest price the vendor will sell for”.
It is at this point that you will need to decide what your strategy is. This should be based on your own research as to what you estimate the property is worth under low competition and at the upper end when there is intense competition. Just because the property has been passed in does not mean that this is market price, it is simply a price point for further negotiation. The market value is what you and hopefully the vendor have assessed it to be based on comparable sales evidence and in reality, they should be the same. The key is to work within the price range you determined and not waiver from it. 
From my experience, it is almost impossible to conclude a sale unless both parties are willing to negotiate except when the vendor must sell. The extent of any negotiations will depend very much at which end of the price range the property is passed in for. For example, if the price is at the lower end of your range you have more flexibility but never forget that your aim is to minimise the outcome. Clearly, knowing if there is any competition (in waiting) will affect how flexible you are.
Don’t be frightened to say things like, “This is already at the upper end of what I think the property is worth” even if that is not the case. If there are no other buyers in sight and everybody has left except yourself, then minimise the amount you are willing to counter-offer. Don’t fall in to the trap of making the same counter increments as the vendor. Often the agent will say things like “would you meet the vendor halfway”. Consider your position, always deliberate and minimise the outcome. 
Now, just to totally challenge you, consider this. It is a fact that 90% of all communication is conveyed through eye contact and your body language, which puts buyers at a distinct disadvantage compared with the vendor, who has an agent working by his or her side.
As Kenny Rogers once wrote and sang “You got to know when to hold ‘em, know when to fold ‘em, Know when to walk away and know when to run”. Do you have the poker face?

What to do if you are the highest bidder for a property that is passed in

The Western Sydney residential development of Bunya Estate will be the first “broad-acre” site and the first location in Sydney to gain access to the government’s high-speed fibre optic National Broadband Network.
The 5,280-hectare development near Doonside extends from Quakers Hill to Leppington and will feature approximately 730 new homes in the new suburb of Bungarribee when completed.
Final Bunya land lots in stage one were released by Landcom in June, with 69 of the 75 released now sold. Prices start at $310,000, plus a $20,000 Housing Affordability Fund discount for eligible purchasers, and homes range in size from 420 square metres to 547 square metres.
A display home centre featuring designs from Allcastle Homes, Champion Homes, Eden Brae Homes and Wisdom Homes was opened in July.
Doonside railway station is approximately 500 metres from the northern end of the project.
The announcement of NBN access at Bunya Estate Minister was made by Broadband Minister Stephen Conroy, who says it is the first new broad-acre development to get the NBN in all dwellings.
“Local residents in the Bunya estate can receive fibre-based telephone and high speed internet services over the NBN by contacting a retail service provider of their choice. It will be the first of many such sites and our local community is very excited,” says Ed Husic, Chifley MP.
The federal government is also supporting the release of more affordable homes in this estate through a $7.5 million Housing Affordability Fund grant.
According to the Daily Telegraph, just a handful of homes have been completed to date, with families due to start moving in at the end of the month.
The Bunya Estate announcement follows the launch of the NBN in Kiama Downs and the township of Minnamurra in August, about 120 kilometres south of Sydney.
Armidale in NSW, the whole of Tasmania, parts of Brunswick in Melbourne; and parts of the Townsville suburbs of Aitkenvale and Mundingburra were the first to receive access to the NBN.
Midway Point, an outer suburb of Tasmania, was the first location to get NBN access in August last year.

NBN reaches Western Sydney broad-acre site

As expectations rise of a strong spring selling season, builders and developers are lining up to offer incentives to first-time buyers. 
In southeast Queensland, developer Devine is offering buyers no-deposit loans for their house-and-land deals up until January 31, 2012. 
The offer is aimed at buyers who are eligible for up to $17,000 in government grants including the $7,000 first-home owner grant and the short-term $10,000 building boost grant. 
A spokesperson for the developer says enquiries and sales following the launch of the offer at the start of August are “similar to pre-GFC times”. 
Devine requires buyers pay a $500 reservation fee to secure their house-and-land packages.
Devine Queensland manager Andrew Brimblecombe says the No Deposit campaign is aimed at addressing the issue of housing affordability and giving buyers “a much-needed head start”. Devine communities are located around Brisbane. Current communities include Mountview (Redbank Plains), Waverley Parks (Willowvale), Sandstone Lakes (Ningi) and Woodvale (Burpengary). Another developer, Stockland, will launch a new national residential campaign on September 12, which will offer buyers a $10,000 furniture voucher. 
In NSW, the Freedom Furniture voucher will be offered when buyers purchase certain house-and-land packages from seven participating residential communities up until October 16. 
The developer has designed 120 applicable houses and is partnering with a number of builders including Masterton, Eden Brae, McDonald Jones, Adenbrook and Brilliant Homes. 
The seven Stockland NSW residential communities participating in the campaign are Waterside and Glenmore Ridge, located in Western Sydney; Darcy’s Peak, McKeachie’s Run and Murray’s Beach, located in the Hunter region; and Bayswood and McCauley’s Beach, located in the Illawarra and South Coast region. 
Stockland general manager residential development NSW Matthew Mears says he is confident that the campaign packages and bonus $10,000 voucher will appeal to buyers seeking value for money. 
Houses start from around $339,000 for a four-bedroom, two-bathroom home with garage and undercover alfresco area at Bayswood, built by GJ Gardner (South Coast). 
Apartment developer Meriton is also looking to incentivise off-the-plan buyers, offering to pay the stamp duty on a number of its Sydney developments including the Alcove, St Ives (two bedroom houses from $540,000); Vantage in Rhodes (two bedrooms for $580,000) and its Epping Park development.

Developer lures new home buyers with no-deposit loans

Developer Stockland will begin work on 708 residential lots at Caloundra on the Sunshine Coast at the end of September following approval by the Queensland government’s Urban Land Development Authority.

When completed, Bellvista 2 will provide affordable housing for up to 1,500 people across 90 hectares.

It will also include a village centre, retail and three parks.

The project is an extension to the first stage of Bellvista, which is now home to 1,000 residents.

Land prices will start at $140,000 and settlements are scheduled for June 2012

The approval of two development applications was announced by Deputy Premier and Local Government Minister Paul Lucas, who says the development will help ease housing pressures being felt by the Sunshine Coast market.

"The approval of these development applications at Bellvista 2 will help ease pressures being exerted on the property market on the Sunshine Coast and 25% of houses across Caloundra South will provide for people on low to moderate incomes,” Lucas says.

"Large-scale projects such as this will provide longer-term prospects of sustainable employment with the entire Caloundra South project expected to support more than 15,000 jobs."

ULDA chief executive Paul Eagles says the development at Bellvista 2 will be undertaken by Stockland and deliver 708 residential lots across more than 90 hectares.

"Development in Bellvista 2 was identified for early release in the Interim Land Use Plan to bring on more affordable housing within the UDA sooner," says ULDA CEO Paul Eagles.

The Caloundra South Urban Development Area was declared on October 22, 2010 and covers 2,360 hectares. It is a 40 year project with the capacity for 20,000 homes.

Approval for Bellvista 2 was achieved in less than 12 months.

In 2009 the NSW government released a new policy that has been well accepted by most property owners, including investors and owner-occupiers. The Affordable Rental Housing – State Environmental Planning Policy (SEPP) is encouraging people to build more granny flats. 
The new policy introduced by the NSW government is a fabulous strategy, as it allows more property owners to add value to their homes or investments in the short and long term.  From a development perspective, it can be a quick and easy way to build your property portfolio and create high rental yields. Owners can benefit from cash-flow from the rent on two dwellings and also receive good depreciation benefits on the new flat.  This means people can keep moving forward with their investment strategy.  Unlike buying a single apartment for instance, which is likely to be negatively geared, adding a granny flat to a property that already has an existing dwelling can result in a cash-flow positive situation. 
In the past granny flats were only permitted in certain residential zones, but this SEPP has opened up a whole new real estate door. The aim of the granny flat is to boost the supply of affordable rentals by providing housing for the elderly so families can support each other, as well as the younger generation who are living at home and are not in a position to move out just yet. 
Government projections show us that single-person households are likely to be the fastest growing sector over the next 20 years, so demand is definitely there.
Small secondary dwellings are an attractive option for singles and couples who don't need a lot of room and are the most likely people to be under rental stress. Not only will this add value to your home, but you can rent out the flat and do your bit to assist the chronic rental shortage we are seeing not only on the northern beaches but across NSW.

We are finding properties for around $220,000 that may need a small cosmetic renovation of around $5,000. These projects are creating a 9% to 10% gross rental yield.  This type of development suits someone starting out in developing or an investor looking to create a cash flow positive investment.
To take advantage of the NSW government’s Affordable Rental Housing - State Environmental Planning Policy (SEPP) the regulations include:

Granny flats a great way to feather or empty your nest

The first stage of a new townhouse development in Melbourne’s outer suburbs has sold out within a month, with owner-occupiers and “mum and dad investors” the main buyers.
Developer Sunland Group has sold all 22 two-bedroom townhouses in stage one of its new Eton Terraces development in the Melbourne suburb of Bundoora four weeks after they launched in July, and it hopes to get a similar result when it brings the 27 townhouses in stage two onto the market next week.
Eton Terraces is within the Chancellor masterplanned community within the precinct of <a target="_blank" title="Bundoora" href="/news">Bundoora </a>known as University Hill, close to the campuses of RMIT and La Trobe University and about 40 kilometres from Melbourne CBD.
Sunland Group marketing manager Alexandra Stuart-Robertson  says the proximity to the universities was a boon for attracting a wide range of buyers.
“We had a lot of owner occupiers, a lot of first home buyers and a lot of professional couples,” she says. “We’ve got university students, and we’ve got mum and dad investors looking for a property that would suit their children as they grow up, especially when they are in university.”
The 49 townhouses ranged in price between $425,000 and $465,000, and all will be 82 square metres. Construction is set to begin in the next month and is expected to be completed in July or August 2012.
Stuart-Robertson says the design of the townhouses was a major selling point.
“This is the latest showcase of the Sunland designs – our architects have really considered the design aspects to make these properties as liveable as possible,” she says. “The inclusions and fixtures in these homes are very elegant and modern and will appeal to a wide variety of people.”
She adds that the location, which is connected by tram to Melbourne CBD, also attracted different types of buyers.
“It is one of those areas that will appeal to a wide variety of people for many years to come.”
Other developments in the Chancellor community include refurbished apartment building Heritage.
Gold Coast-based Sunland Group also developed the Balencea and Yve buildings on St Kilda Road, and was behind luxury development Q1 at Surfer’s Paradise.

Mum and dad investors snap up Bundoora townhouses

The growing trend of households saving more and deleveraging has been highlighted in the latest set of economic and financial market graphs released by the RBA.
Updated to September 1, the graphs show the proportion of household income being used to pay off interest starting to head down after decades of debt build-up at the same time as household debt levels continue to decline.

A former horse stud set on 3.9 hectares of land in Burpengary, Queensland, has debuted at number 3 on SQM Research’s list of 10 most discounted properties. 
The property includes  a three-bedroom house, four brick stables, four shelters and a  round yard, crush, feed shed, dam and almost ten acres of grazing space. 
It listed in April at $1.2 million. The price was dropped to $990,000 in May and further discounted to $699,000 in June, the current listing price – a 42% discount to its original listing price.

Horse stud discounted by 42% in five months on SQM discount list

Both Sydney and Melbourne now have the dubious honour as two of the top 10 most expensive cities in which to live, according to the Worldwide Cost of Living 2011 Survey, conducted by the Economist Magazine’s Intelligence Unit.
And while some media outlets are having a field day with the negative implications such as the rising cost of living, more families struggling financially, households increasingly experiencing mortgage stress and so on, others suggest the Economist Intelligence Unit is an oxymoron and should be renamed. 
I know I’ve often disagreed with some of its assessments of Australian property, but I am happy to agree with a different report, their Global Liveability Survey, which anointed Melbourne as the world's most liveable city. 
One the best thing about winning the top spot is that Sydney must be envious, only ranking sixth, with Perth and Adelaide ranking joint eighth and Brisbane lagging the other Australian capitals ranking 21st. 
Back to being among the most expensive country to live in – first, let’s understand what was measured.
To measure the cost of living the EIU looked at “point of sale” prices for more than 160 everyday consumer items in 140 major cities around the world, and then ranked each city according to its cost of living.
According to this study, Sydney and Melbourne ranked sixth and seventh as the most expensive places to live, while Perth and Brisbane just failed to make top 10 status, coming in at 13th and 14th place. This is in stark contrast to a decade ago, when Sydney and Melbourne were ranked as the 71st and 80thmost expensive cities, and Perth was in the 91st position and Brisbane was 93rd.
There are two major reasons why a city’s cost-of-living index will change over time: exchange rate movements and price movement.
The report explains that the remarkable rise in the cost of living in Australian cities over the last decade came at a period in which the value of the Australian dollar has moved from around 50 US cents to passing parity with the US dollar.
Essentially, if the local currency strengthens or inflation pushes up the price of goods increase (both of which have occurred here since over the last decade), the relative cost of living will also rise. 
There’s no sugar coating it – the cost of living and property prices are expensive in Australia, but for a good reason when you consider our general economic wealth, our ever-expanding population and all the new development struggling to keep up with the escalating demand.
However, rather than focusing on the prospect of paying more for the Australian way of life (which, let's face it, won't change the price of our groceries or real estate), perhaps we should take a different perspective.
You probably believe in the adage you get what you pay for – right?
So doesn't it go without saying that if you want to live in what most people perceive as “the lucky country”, then you’re going to have to be prepared to pay for living in the best place on the planet!
In other words, we need to be prepared to pay more for our higher standard of living comes at a premium. For the privilege of enjoying our relatively clean environment, low unemployment, stable economy and larger homes clustered around major coastal cities.
Now while we might feel a little hard done by and, on occasions, whinge about the significant increase in house prices, rents and our grocery bills, consider the residents of those countries that came in last.
Would you really like to reside in the likes of Pakistan's Karachi, the cheapest place to live and work where the cost of living is less than one-third of that of Tokyo? Or what about the infamous Indian cities of Mumbai and New Delhi, where poverty is rife and the rate of homelessness is through the roof?
Rounding out the bottom 10 on the cost of living index are cities dotted throughout the troubled Middle East and North Africa, with the low cost of living in these parts driven by a mix of weakened currencies, low levels of development and, in some cases, price controls and subsidies in staple goods.
For me, there is no question that we are indeed a very lucky country – many would even suggest we are “spoilt”. After all, we enjoy a glut of wide open spaces, comparatively clean beaches, jobs for those who want to work, homes with all of the modern conveniences we've come to expect, excellent investment opportunities there for the taking and a world leading economy.
At the end of the day, I guess you really do get what you pay for!
Oh, one last thought… 
If we are widely recognised as the most liveable country in what is fast becoming an increasingly inhospitable world, would-be residents will be beating a path to our door and we’ll end up with a big Australia after all. 
Where are we going to put all those people? 
Don’t get me wrong – I think we need a growing population to support our economy and replace our retiring Baby Boomer workforce. In the words of a famous past Prime Minister – we must populate or perish. 
In his <a href="https://www.propertyobserver.com.au/residential/start-spreading-the-news-australian-cities-must-become-more-like-manhattan-christopher-joye/2011090151384">recent column</a>, Christopher Joye explained that Australia will likely have to absorb 2.3 million additional households over the next 15 years alone. BIS Shrapnel estimates that this translates into a new home building requirement of about 3 million properties once you account for demolitions and the historical share of unoccupied homes (e.g., holiday houses, etc). 
There is no doubt that this substantial increase in population will bring with it many social, political, infrastructure and environmental concerns. 
The fact is that our politicians must make some hard decisions and start investing in improving our infrastructure so we can have the sustainable growth that will ensure we remain the lucky country.
