New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

It’s become the norm to read about our great luck as Europe and the United States wrestle with soaring debt and high unemployment, and Australia just sails through. But I’m thinking that Australia’s excellent response to the GFC is as much about individual austerity and sacrifice as it is about exports to China and economic management.
There are a number of factors operating on our economic wellbeing right now that average Australians deserve a pat on the back for. For a start, we are saving again. While the Australian household savings rate fell below zero in 2003, it started rising slowly from there and then made a big comeback after 2008. The current savings rate in this country is around 9.6% – much healthier than the 4.3% in the US and 3.3% in Canada.
Australians deserve praise for responding this way during a crisis.
During the post-GFC fallout, Australian household debt-to-disposable income also reduced slightly from 135.3% to 134.5%. It doesn’t seem that healthy, but it certainly looks healthier than the US and UK, where it’s over 160%, or Canada, where it’s 152%.
“Lucky country” notwithstanding, paying down expensive debt and securing cheap debt is smart, and it’s what Australians have been doing. Credit card spending has slowed since 2008, and at the same time Australians have been shoring up their mortgage positions. Around half of Australian mortgage holders are now ahead on their repayment schedules, and the ratio of mortgagees who are on schedule is well over 80%. It’s a very healthy picture.
In the US, the mortgage delinquency rate is at 7.58% of mortgage holders who are at least 30 days in arrears.
In Australia, the Fitch agency ranks mortgages holders at around 1.5% delinquency.
It’s an enormous difference and is partially underpinned by unemployment numbers: 5.2% in Australia, 8.3% in the US.
But it isn’t just employment. Australian households responded immediately to the GFC by curtailing their spending, and those not pulling back on consumption have been shopping smarter, using the internet and high Aussie dollar to save money.
And although Australians can be thankful that unemployment hasn’t spiked and wages growth has continued during the post-GFC, we haven’t had it all easy. During this time electricity prices have risen markedly and while our current cash rate is very low, Australian home buyers haven’t had the virtually 0% finance enjoyed by other nationalities.
Unfortunately, while Australians have pulled their heads in and have been determined to weather the effects of the GFC, it seems they will be saddled with deflated equities values in their superannuation and flat house values, for at least the medium term.
There isn’t too much to be done about that. For now, we can say we’re saving smarter, spending smarter and borrowing smarter.
It’s all the small sacrifices and belt-tightening that makes an economy. Australians have not only been lucky – they’ve been smart.

Australia escaped the GFC through saving and hard work, not luck

The tenants of this four-bedroom Lennox Head house are paying $490 per week and are on a month-to-month lease. Listing agent Lois Buckett of Lois Buckett Real Estate says they are keen to stay on, but that the property could possibly rent for as much as $510 per week. The property is 664 square metres and is close to schools, the town cente, the beach and a lake.
Buckett<a href="https://www.ljhooker.com.au/JN5F8B" target="_blank"> </a><a href="https://www.loisbuckett.com.au/buying/NSW/Northern-Rivers/Lennox-Head/House/1P0340" target="_blank">is marketing the property</a> with price hopes in the mid-$500,000s, and if it sells for $550,000, that would secure an investor a gross rental yield of 4.6% at its current rent, just above the gross rental yield for Lennox Head houses of 4.2%, according to RP Data. If it were rented at $510, that would secure an investor a gross rental yield of 4.8%. The gross rental yield does not consider the costs of maintaining the property, including council rates and other fees such as water bills and managing agent fees.
The median house price in Lennox Head fell 10.3% in the past year but rose 13% in the past five years, according to RP Data.
<a href="https://calc.washingtonbrown.com.au/wbdcalculator/calculator.aspx?RID=HPCAZOPTTT" target="_blank">Washington Brown</a> estimates the first-year tax depreciation deduction to be $10,000 and over five years to be $31,000.
The property will be open for inspection Saturday, August 18 at 11am and will go to auction Wednesday, September 12 at 5pm.

The current tenants are paying $375 a week and are on a lease until January 2013. The Links Shopping Centre is across the road, and there are primary and secondary schools nearby. 
Century 21 listing agent Ben Quigley is marketing the property with price hopes of $460,000 plus, and if it sells for that price it would secure an investor a gross rental yield of 4.2%, well above the gross rental yield for Dandenong North houses of 3.3%, according to RP Data. The gross rental yield does not consider the costs of maintaining the property, including council rates and other fees such as water bills and managing agent fees.
The median house price in Bentleigh East fell 7.4% in the past year but rose 52.6% in the past five years, according to RP Data.

Friday form guide: Yields of up to 4.6% in Lennox Head

Mining towns present the ultimate risk-return conundrum for property investors. 
They’re so hard for property investors to resist. They have the highest capital growth rates in Australia, and they have the highest rental returns. 
They also are the riskiest options for property investors. Mining towns are single-industry economies – sometimes single-employer economies – and are vulnerable to downturns in the lone industry. 
Over the past 10 years a typical suburb in an Australian city has averaged capital growth around 10% a year (thought certainly not in the past two years). The best suburbs in cities like Brisbane, Melbourne and Perth have averaged 14% or 15% – which is pretty good, because at those growth rates values are doubling every five years. 
But the best of the mining towns have capital growth averages double those growth rates. Both Moranbah and Dysart, coal-mining towns in Queensland, have recorded growth in their median house prices averaging more than 30% a year. So too has Newman, deep in the Pilbara region of Western Australia. The median price for Cloncurry in western Queensland rose 60% in the past 12 months. 
But the lure of the mining towns doesn’t end there. They also offer the highest rental yields in the nation. Many of them have double-digit rental returns. With the current surge in resources projects, particularly in Western Australia and Queensland, some mining towns can provide initial returns above 15%. 
But it’s never plain sailing with mining towns. They lack diversity, so their economic life is a roller coaster. Some also service the surrounding farming economy, but the high levels of prices and rents are based on demand created by the resources sector. 
This makes these locations highly vulnerable to downturns in the mining economy. When the global financial crisis struck in 2008, global demand for Australian resources fell. Miners downsized and in some cases shut down mining operations.
In coal-dependent towns like Dysart and Moura in Queensland, residential vacancies rapidly rose from near-zero to double digits. Gladstone, which has had four years of strong growth in house prices, had a 10% decrease in prices in 2009. 
The small WA communities of Ravensthorpe and Hopetoun were devastated when BHP Billiton shut down a $2 billion nickel mine that had been completed only months earlier – 1,800 people lost their jobs and property values fell. Hopetoun’s price performance since then has been a decline averaging 6% per year. 
More recently, we have seen mining companies refusing to rent properties in Moranbah over concerns about the high levels of house rents and upheaval in nearby Dysart followed the closure of the Norwich Park mine. Neither of these events is terminal to the towns’ investment prospects, but they demonstrate how uncertain property ownership can be in mining towns. 
Ultimately, an individual’s attitude to investing in mining towns, or not, depends on their objectives, risk profile and experience as an investor. 
It’s important for investors to understand their goals and to have a strategy for achieving them (it’s surprising how many don’t). Equally important is understanding their attitude to risk. If they prioritise safety and low risk, mining towns are not for them. 
For anyone starting out as an investor, mining towns are not a good option. They may provide big gains short term, but ultimately values may decrease sharply if a downturn occurs, such as the one that followed the onset of the GFC in 2008. 
On the other hand, experienced investors with substantial property portfolios may be happy to accept those risks within the context of a portfolio that has assets in safer locations.
Generally, investors wishing to safely exploit the rise of the resources sector should look at buying in regional centres that benefit from the mining upturn but are not dependent on it. 
Regional cities and towns such as Toowoomba and Mackay in Queensland, Geraldton in Western Australia, and Muswellbrook in New South Wales have diverse economies but also prosper when the mining sector is rising. These are safer options than mining towns.

Perfect family home in Camberwell: Melbourne auction tipping

How much listed real estate investment trust Charter Hall has agreed to pay to acquire Stockland Bay Village in Bateau Bay on the NSW Central Coast following an on-market expression-of-interest campaign managed by Colliers International. The shopping centre sold in line with book value. Colliers International’s Lachlan MacGillivray, who led the sales campaign with Heath Crampton, says it is the largest agency-negotiated sub-regional transaction for 2012. Stockland Bay Village, to be reverted to Bay Village Shopping Centre, is anchored by Woolworths, Coles, Kmart and Aldi, three mini-majors and more than 80 specialty stores and three pad sites. The shopping centre is situated on a prime 90,000-square-metre site, with a gross lettable area of 29,162 square metres and was expanded and refurbished by Stockland in 2005 and 2006.

The price paid for a 40-square-metre strata office at 1 Queens Road on the Melbourne CBD fringe just off St Kilda Road. The office has $12,607 net income per annum and was sold by Gideon Marcus from Teska Carson Richmond. The existing tenant is reputably Melbourne's largest service office provider. The office is leased for two years with two further terms of one year.

The price paid for a tenanted industrial warehouse in the Newcastle suburb of Mayfield West. The property at 3 Metal Pit Drive, Mayfield West, was marketed and sold by Ray White Commercial Newcastle Principal John Parnham on behalf of Newcastle developer ATB Morton. The warehouse is tenanted by workplace safety equipment supplier Protector Alsafe on a long-term lease. It was purchased post-auction by a consortium of local investors. The property is located in the Steel River Industrial Estate just 10 minutes from the Newcastle CBD and 15 minutes from the airport. The sale price reflected a net yield of 8.44%.

The price paid in a private sale after auction for 5.6 hectares of freehold industrial land at 169 Australis Drive, Derrimut, in Melbourne’s outer west. The property was sold by Nathan Bingham and Stephen Newsham from Colliers International to a private developer. The vendor was Booth Transport. “The purchaser has acquired the land with the intention of opening the door for pre-lease opportunities," says Bingham. “The land will be developed as a major distribution centre within the next 12 months.”

Commercial hammer prices: Charter Hall buys Stockland mall for $164 million

A Wollongong property that was recently renovated on popular LifeStyle property reality show Selling Houses Australia is set for televised auction in early September. 
A short walk to the Wollongong CBD, the three-bedroom cottage last sold for $185,000 in 1999 and was on the market briefly in 2006, according to RP Data. The Selling Houses Australia team added new paint throughout, new blinds, new doors, new light fittings, new taps and a revamped kitchen and outdoor entertainment area. Listing agent Michele Lay of Ray White says it could attract a rental of up to $460 per week. In 2009 it was listed for rent for $400 per week. 
Lay is marketing the property with price hopes of $399,000 plus, and if it sells for $399,000 and rents for $460, that would secure an investor a gross rental yield of 6%, above the indicative gross rental yield of 4.7% for Wollongong houses, according to RP Data. The gross rental yield does not consider the costs of maintaining the property, including council rates and other fees such as water bills and managing agent fees. <a target="_blank" href="https://calc.washingtonbrown.com.au/wbdcalculator/calculator.aspx?RID=HPCAZOPTTT">Washington Brown</a> estimates the first-year tax depreciation deduction to be $4,000 and over five years to be $8,000.
The median house price in Wollongong fell 9.9% in the past year but rose 10.5% in the past five years, according to RP Data.
The property will go to auction Monday, September 3 at 6pm. The property will be open for inspection on September 3, with the television crew from the TV show present to capture potential buyers' opinions of the house's makeover.

Wollongong house renovated on Selling Houses Australia set for auction

It is often said that Australia has a housing shortage – which may or may not be the case – and governments have taken an active hand in pushing first-home buyers towards the purchase of off-the-plan sales by way of various incentives and handouts to aid increasing supply.
Sales of off-the-plan properties may do the hard yards when it comes to increasing stock, however in the short term they lock the buyer into a risky acquisition with a heightened potential of no short-term growth – and depending on location – poor long-term growth to enable an upgrade.
In addition, purchasers may not understand what they are getting. The contracts for off-the-plan dwellings come with the thickness of a copy of War and Peace and are incredibly onerous to the purchaser.
Imagine for example, the local council disagrees with the planned development, or aspects of it.  Unless the developer can resolve the issue or draw a compromise with the town planner, the whole project is under threat of demise. Considering the amount of investment the developer has made in this project, he can’t risk a “fussy” purchaser withdrawing from a contract based on this alone.  Therefore the contract puts in place “special conditions” to protect the developer – conditions that can’t be altered by the purchaser and lock them in for the duration.
Developments can take many months and even years to come to fruition, and the developer has the entire period to resolve any disputes, during which the purchaser is tied in.
Apartment sales come with additional considerations that should be taken on board before buying into one of the many off-the-plan blocks commencing construction in our capital cities.
For example, owners’ corporation fees stated on the contract at the time of signing are also subject to change.  The fees for each lot are generally not finalised until completion of the contract, therefore there’s significant risk they can blow the budget further down the line.  The intricacies contained in the special conditions generally allow no provision for dispute resolution or a “change of mind” – the purchaser is locked in. One of the few benefits (aside from stamp duty savings) when purchasing new or off-the-plan developments is the compulsory seven-year warranty period on building defects, including a preliminary period during which internal defects can also be addressed.  This sounds great, however the risk comes in the “untold” details.
Also – exemptions do apply – for example, unit blocks higher than three storeys (in Victoria at least) are exempt from providing a warrantee period and in some instances, the warranty is only applicable for works valued in excess of $12,000. Furthermore, it’s important to note that the bank cannot not provide a carte blanche guarantee they will lend against the development until construction has been completed.  Even with a pre-approval the final box isn’t ticked until a valuer can inspect the finished product.  During the period of construction – which can easily take in excess of 12 months or more – the market may have fluctuated downwards and therefore there’s a significant risk the valuation could fall short of the contract price.  The purchaser may have to come up with an extra $10,000 or $20,000 to complete the contract of sale or risk losing their deposit all together. Finally, off-the-plan advertisements are often aimed at the investor, with temptations such as rental guarantees and potential capital growth.  The truth once again can belie the promise.
Rental guarantees are typically added onto the purchase price.  The developer may promise a 7% yield for the first 12 months or more, however once this period has expired, it’s highly unlikely the purchaser will be able to attract a similar amount on the open market.  The tenant renting the unit in the interim will not be paying the equivalent of 7% yield – rather the developer will be making up the shortfall (all accounted for in the asking price) for the period specified.
The shock to the purchaser’s budget once the guarantee has expired and the unit only attracts comparative rental can be significant.  Some may find they’re unable to meet their mortgage repayments.

In terms of capital growth, remember buying “new” comes with a premium attached. As with a new car compared with the ex-demo model, a well-advertised and presented development can boost demand (both foreign and local) more so than a similar second-hand equivalent that has lost its initial cut and polish.  Therefore, unless the investor is in it for the long run, he may find himself selling at a loss, or experiencing negative equity prior to any long-term growth. All off-the-plan sales come with risks attached.  This doesn’t mean a purchaser need rule them out altogether – however it’s essential they walk in with eyes wide open and minimise the liability involved. A good developer will generally aim to please and complete the contract as promised, however there are no guarantees and the purchaser must allow for this
Before you buy in to the government incentives read the tips below.  You may well decide to leave off-the-plan sales for foreign investors and stick to the security of real estate you can touch before you buy.

<li>If possible, check the builder's previous developments and get a feel for the quality and finish </li>
</ul>
<ul>
<li>Allow for the “worst-case scenario”.  Should the development fall through or fail to settle within the specified period, make sure there’s a back-up plan that won’t leave you homeless while searching for a plan B.</li>
</ul>
<ul>
<li>Read the fine print – get the contract checked – and understand the worst of the risks involved before signing on the dotted line.</li>
</ul>
<ul>
<li>Try and negotiate a deposit bond rather than cash.  Should the developer become insolvent or disappear prior to construction, tracing a cash deposit may be difficult.</li>
</ul>
<ul>
<li>Ask lots of questions!  Can you visit the site prior to construction?  Will you be consulted if changes occur to the specified plans?  Where will the deposit be held? (Usually a deposit sits in the real estate agency’s trust account and doesn’t accrue interest; however this isn’t necessarily the case with off plan developments.) Can you exit the contract if the development fails to be completed on time? </li>

Off-the-plan properties are a risky acquisition

People who allow themselves to be lured by developer incentives into buying new apartments deserve the dud investment they’re getting. 
Quality properties for which there is genuine demand don’t need to offer incentives to buyers. The existence of incentives is a warning sign for buyers to look elsewhere. 
Melbourne’s inner-city unit market is the standout example. For the past 18 months I’ve been urging buyers to steer clear, because the level of new product being built is bordering on the ludicrous. 
Demand for real estate is weak in Melbourne, and the only way developers can stir up sales is to offer inducements or sell product in distant locations like China. Both are happening, and both serve as danger signals for buyers. 
Sadly, Melbourne newspapers have been breathlessly characterising the building frenzy as a boom, highlighting the impressive statistics rather than warning people that the situation has “oversupply” written all over it. 
One journalist notes that 6% of national building approvals are focused on inner-city Melbourne, with over 5,000 new apartments approved in the CBD, Docklands or Southbank in the past year. 
That brings to 21,000 the number of new units in the development pipeline. A metropolitan newspaper journalist who should know better described this as developers “meeting the demand for inner-city living”.  
It’s nothing of the sort. It’s developers allowing greed to over-ride common sense, supported by buyers who conduct research by reading newspaper headlines. 
They are likely to end up with investments with falling values and little demand from tenants. The incentives that inspired them to buy will mean little when that happens.
This is happening at a time when the Melbourne market is weak, the state economy is falling, jobs are being cut by the state government and major businesses, and the state’s grants to first-home buyers have ended.  
Melbourne developers have responded by offering discounted prices, rebates, cars, holidays and furniture to get signatures on contracts. 
The greatest trap in the history of apartment buying, the rental guarantee, is also being rolled out. Anyone who buys an apartment because the developer is “guaranteeing” the rental income has been living in a cave for the past 10 years during which dozens of similar deals have ended in tears for investors. 
One developer, having failed to clear stock by cutting up to $200,000 from individual unit prices, offered a $65,000 car to lure buyers. Another offered a tropical holiday for two. Some have offered rebates of up to $20,000. 
All these measures have one thing in common: desperation. Not even the Gold Coast, where the unit market has been undermined by oversupply for the past five years, has resorted to such largesse. 
The Gold Coast, however, is an object lesson for anyone inclined to ignore the warning signals in Melbourne. The median price for an apartment in Surfers Paradise today is almost 10% lower than it was five years ago. It’s the same in neighbouring Broadbeach, according to data from the Real Estate Institute of Queensland. 
At Hope Island, on the northern fringe of the Gold Coast, the median apartment price has dropped 26.5% in the past five years. 
At Noosa Heads on the Sunshine Coast, a market traditionally favoured by Melbourne investors, the median unit price has dropped 22% in five years. Many other markets around the Sunshine Coast are also in negative territory. 
These sorry results are not the norm in Queensland real estate. Quite the opposite. Many markets have appreciated at least 50% over the past five years. The ones that have gone backwards are the ones where brainless developers have built too much new product. 
Melbourne developers have opted to ignore those lessons. Perhaps they think they can defy the laws of supply and demand. They will experience the same disappointments as developers and builders who went broke in Queensland. 
Sadly, mum and dad investors will sink with them.
