New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

A second consecutive monthly rise in dwelling approvals in September has further dampened expectations of a rate cut on Melbourne Cup day.
The number of dwellings approved for construction rose 7.8% to 13,338 in September 2012 in seasonally adjusted terms, according to the latest ABS data. This was the second consecutive month they have risen following a 6.4% rise in August. Dwelling approvals fell 21.2% in July.
Dwelling approvals are a leading future indicator of housing activity and the increases in August and September will raise RBA concerns about low interest rates creating a housing bubble.
Approvals for private sector houses rose 1.2% in September to 7,484 led by Western Australia (4.7%), Victoria (3.3%), South Australia (1.7%) and New South Wales (1.3%).
However they fell in Queensland (-3.6%).
Over the year to September, approvals for houses are down 1.8%.
Unit approvals increased by 17.9% in September to 5,772.
The value of total building approved rose 3.2% in September, in seasonally adjusted terms, and has risen for 2 months.
The value of residential building rose 12.5% while non-residential building fell 12.3%.

Dwelling approvals rise 7.8% in September and dampen Melbourne Cup cash rate cut prospects

Homes selling for more than their reserve and quoted price at auction does occur – in fact, it is what most vendors hope for – but it cannot always be described as underquoting.
The legal definition of underquoting is quite different, and those who seek to point out instances of alleged unlawful activity should take the time to understand the law first.
The Australian Consumer Law requires that all business people – including real estate agents – not engage in conduct that misleads or deceives or is likely to do so.
This general statutory obligation is allied to specific requirements imposed on Victorian estate agents by the Estate Agents Act to not over-quote to sellers or under-quote to buyers the estimate selling price of properties they are employed to sell. The act also makes it clear what is meant by the term “estimated selling price”, and this is critical information for all those who comment publicly on this matter.
The estimated selling price is “the amount the agent believes, on the basis of his or her experience, skills and knowledge, that a willing but not anxious buyer would pay” for the property in question. The estimated selling price can be a single figure or a price range.
If a price range is used, the agent must believe the estimated selling price is likely to fall within it. The range cannot be more than 10% of the amount of its lower limit. An estate agent must provide a vendor with the estimated selling price and include it in the sale authority the vendor signs.
The act goes further. It prohibits an estate agent making a statement in marketing material, advertisements, or even when talking to people, in which he or she indicates the selling price is less than the estimated single figure selling price or in the case of a price range, is less than the lower end of the range. For example: if the agent has provided an estimated selling price to the vendor of $500,000 to $550,000 he or she cannot advertise the property using a range of $490,000 to $530,000.
In practical terms, this means an agent can’t use a quoted price that is below what he or she believes (as expressed by the estimated selling price given to the vendor) the home will sell for.

The Australian Consumer Law’s prohibition on misleading and deceptive conduct obliges an estate agent to keep an advertised estimated selling price or price range under review during a sale campaign and to align it with a vendor’s actual selling price requirements, as may be necessary.
If during a campaign an offer or enquiry is received at a price above single figure estimated selling price or above the lower limit or upper limit of a price range an estate agent is advertising, and the vendor indicates he or she want something more, the estimated single figure selling price or price range as advertised must be adjusted in line with the vendor’s current expectations.
For example: if the price range is advertised at $500,000 to $550,000 and an enquiry is received at $510,000 in response to which the vendor indicates he requires an offer of at least $520,000 before he will consider selling, the range will have to be adjusted so the lower limit is advertised as  $520,000, to avoid misleading or deceiving the public about the selling price.
The act also requires that the real estate agent provide proof to the director of Consumer Affairs about how they arrived at the estimated selling price, if the director requests it
In drafting this law, the Victorian Parliament made an effort to be very clear that the estimated selling price and the vendor’s reserve or asking price do not need to be the same – the agent has his or her view about what the home may sell for, and that can be totally different from what the vendor wants. And this, of course, can be totally different to what the market is prepared to pay.
As a result, it is impossible for commentators to conduct or provide “research” about the extent of “underquoting”, because they do not know what estimated selling price the agent has provided to the vendor. As the act explicitly says that ”nothing …. requires the estimated selling price and the seller's reserve price to be the same amount”, commentators also can’t prove underquoting by comparing the sale price with the reserve.
Maybe all that sort of “research” can prove is that the market sets the selling price, not the advertisement.
Finally, it’s worth reminding <a href="https://www.propertyobserver.com.au/residential/sale-prices-edge-87-above-estimates-of-melbourne-agents-underquoting-at-october-auctions/2012102957500">those alleging underquoting</a> that there is one agency that does know what the extent of underquoting actually is: Consumer Affairs Victoria. It was recently reported (AFR 27/10/12) that CAV had received 15 complaints about underquoting in 2011–12. Over the same time there were around 70,000 home sales in Melbourne alone.
A cursory glance at the Consumer Affairs website shows that in the past 12 months there have been no instances of real estate agents being required to sign enforceable undertakings because they underquoted, and only two court actions against agents in which they were found guilty of underquoting.
This shows that while homes may sell for more than quoted or expected, Victorian real estate agents do have an excellent record of compliance with the law against underquoting.

Western Australia's property market is not necessarily benefiting fully from the resources boom, according to SQM Research director Louis Christopher, as temporary migrants to the state tend to rent rather than buy. 
Noting that three properties on SQM Research's top 10 most discounted properties list are in WA, Christopher says increased migration and increased jobs do not translate necessarily into property sales. They are a house, a flat and a residential development site.
"Because employment opportunities are in may cases short term, those recruited into such positions would rather rent that buy homes in these localities as they do not intend to reside there for the long term," he says.
"This could potentially explain why there have been ongoing substantially discounted homes hanging around on the market in Perth and other regions within WA, as making a permanent investment in property is not necessarily as popular as the demand for temporary accommodation."

Across the capital cities, there were 2,321 auctions held over the past week, which is significantly higher compared to the previous week. At the same time last year, auction volumes were lower; just fewer than 1,600 auctions held across the capitals. The clearance rate was also much lower, recording at 44.9%.
In Melbourne, Australia’s largest auction market, the clearance rate was recorded at 63.7% last week, increasing from 57.5% the week prior. There were 1,196 auctions scheduled over the past week. Next week, there are 163 auctions scheduled across Melbourne. In Sydney, auction clearance rates increased to 61.4% last week from 53.6% the week prior.
Over the coming week, there are 1,130 auctions scheduled across the capital cities, which will be a slow auction weekend due to the Melbourne Cup public holiday in Victoria.

Slow auction week ahead as clearance rates rise: RP Data

In my<a target="_blank" href="https://www.propertyobserver.com.au/developments/cbus-property-s-mark-percy-in-conversation-with-colliers-international-s-peter-chittenden/2012101557171"> recent conversation with Mark Percy</a>, executive manager of residential of Cbus Property, we explored some of the main issues confronting our sector.
We are now going to turn to how various development levies, contributions and tax structures that are layered into the property market and the impact that such costs are having on supply of new housing. We reflect on this topic with Mark in this post.
From the onset of this topic, I think that it would be correct to put the proposition that the weight of costs levied against the development industry are now trending towards "getting out of hand". Clearly, infrastructure has to be provided, but are we going about this in the right way, and are funding models keeping pace or delaying projects?
The question to ask is, has the right to develop a project simply been held captive to the payment of these fees, shifting the cost burden unfairly, which appears to lead to the conclusion that such levies and contributions are clearly a tax in need of reform?
Mark opens his remarks with the comment that years ago, the various levies were minor and that, historically, there was a clear direct relationship between the impacts and needs of the individual development aligned with the charges that were being levied.
“Now, levies have evolved into many different formats and they are hindering development.  Levies are moving away from the original intention of financing directly related infrastructure.  I feel there is a foundation to suggest that the former direct relationship needs to be restored, but at the same time I acknowledge that this is a major topic and area for future possible reform.
“Voluntary planning agreements might be one way around this, because all parties come to the table in a constructive and open manner.  The developer has the opportunity to directly discuss options with the consent authority and jointly explore ways to manage the needs of the development and community.
“This is as opposed to a developer simply facing blanket Section 94 levies that often remain unspent by the authority many years after the development has been completed.”
“However, again I have to come back to the financial impact that these costs have on any project.  I would like to make the point that these development contributions and levies are usually payable up-front before any construction work is undertaken.  They have to be funded by either debt or equity, so they become part of the capital cost to be carried through the life of the project.  For large multi-staged projects, this cost may be carried for many years.  For a major project, it will be years before this expenditure can be recovered from sales revenue.  The need to fund these costs throughout the lifetime of the project adds considerably to development costs and therefore must impact adversely on selling prices and affordability.
“Why can we not structure the payment of the levies and contributions so that they are payable before practical completion of the development can be granted by the certifier to reduce the cost of development and improve affordability?
“Given the fact that the construction industry employs so many people and generates so much flow-on activity throughout the economy, it is difficult to understand why so many financial burdens are imposed on it.
“The current approach needs some re-thinking, covering the purpose of levies and financial contributions and reconsideration of when they are paid.”

Mark points to what he sees as a failure in the current approach.  As an industry, we need to seek to reduce as many of these on-costs as possible to improve affordability.  At the end of the day these are passed on as part of the of the selling price.
“In practical terms, the buyer of a new home has to absorb all of this cost as part of their purchase price, yet the infrastructure will be used for may decades.  I think there maybe ways that subsequent buyers, such as second and third-time buyers of the home, can also contribute, possibly through council rates to the infrastructure that everyone uses and benefits from.”
GST is imposed on new dwellings but not on re-sales of existing homes.  The reality is that the states get the bulk of this tax, along with stamp duty from the sale of homes.  This is a hard area for any reform, especially in an era where state governments’ are struggling to fund their infrastructure needs.
“How stamp duty is applied, rebated, used as an incentive and varied from time to time can distort the market.  It allows governments to directly influence either the overall market or portions of the market.  Often the industry suffers because of policy shifts, without full regard to the unintended consequences.
“I do not agree that markets should be stimulated in a piecemeal fashion.  We now have a patchwork of offers in various forms that vary from State to State.  Just stimulating one sector of the market is a political move and it’s never really a good idea as other sectors suffer.
“Prior to 30 June this year, NSW offered stamp duty exemption on new off-the-plan houses under $600K.  This resulted in a significant increase in demand in this portion of the market but, once the deadline passed, sales in this sector of the market reduced dramatically – future demand in this sector of the market was brought forward, stimulated by the incentive.  While the stamp duty exemption was in place, demand for homes above $600K was significantly reduced.  Any homes that were priced in, say, the $600K to $650K price bracket before the stamp duty exemption was introduced, were extremely difficult to sell unless the price was reduced to below $600k so that the stamp duty exemption could apply.  Purchasers, understandably, were keen to focus in a price bracket where the stamp duty exemption applied.”
Mark also sees the reality that while most council rates increases are capped yearly to a fixed maximum percentage increase imposed by the state government, it makes the question of local government being able to fund local infrastructure improvements a much more demanding and complex issue.
“We have state governments who are concerned about taking on debt to fund infrastructure and this is putting pressure on local governments to increase Section 94 contributions and enter into voluntary planning agreements to fund infrastructure."

How development levies are impacting the level of new housing: Mark Percy in conversation with Peter Chittenden

The auctions market has maintained its strength even though hundreds more listings were added over the weekend, with capitals besting clearance rates from a year ago.
While the spike in listings comes ahead of the Melbourne Cup Day weekend, Australian Property Monitors economist Andrew Wilson says another week with listings above 60% is a testament to the ongoing stability of the property sector – <a target="_blank" href="https://www.smartcompany.com.au/property/052463-modest-house-price-growth-will-underpin-housing-recovery-bis-shrapnel">and its eventual recovery</a>.
"The market was able to absorb a greater rate," he says.
"The higher number of listings is a trend that's been growing. This is the sixth consecutive week with auction clearance rates above 60%"
"You would have expected the market to moderate itself, but to get a result like that even with the high number of listings is an encouraging result."
Melbourne recorded 1,053 auctions over the weekend, with 690 selling and 363 passed in resulting in a clearance rate of 66%. That compares to 60% last weekend, and 50% during the same weekend last year.
REIV chief executive Enzo Raimondo said in a statement the result was "very healthy".
"A further sign of the improving sentiment is the increase in residential transaction volumes this spring, with around 9% more auctions being held than at the same time last year."
In Sydney, the city recorded a clearance rate of 67.9% from 524 listed auctions, compared with 61% last week and 54.9% during the same week last year.
It's an encouraging result for the market, which has already been tipped to continue rising over the next several months. Wilson says while there are some developments affecting each city – like a soft premium market in Sydney and failure of interest rate cuts to affect auctions in Melbourne – there is still hope.
"The market has built its own momentum, and there's a lot of activity happening."

Very strong outcome for super Saturday Victorian auction clearance rate

The auction system flexed its muscle this weekend with a couple of massive results.

When Rae Tomlinson from Marshall White started the sale campaign for 67 Coppin Street, Malvern East (pictured below, she indicated buyer interest was above $2.5 million. She made it very clear that this was not a quote and the market would determine the eventual price. In the final days leading up to the auction the level of strong buyer interest had jumped above $2.8 million. The scene was set for a big auction.

The opening bid of $2.6 million followed up with $2.8 million set the tone for the auction. The price quickly moved up to $3.1 million, when the bidding stalled and the vendor was consulted. When the auctioneer came back out the property was announcement on the market. This ignited a bidding frenzy between four bidders until it finally stopped at $3,355,000. It was a similar result at 32-34 Thornley Street, Marrickville (pictured below), when competitive bidding resulted in a sale price more than $200,000 above the reserve. The property was quoted to sell above $1.4 million, so when bidding reached $1.5 million agent Michael Harris sought his owner's instructions. By the time he got back to the auctioneer the reserve had well and truly been passed as bidding had flown to $1.65 million and was still rising.

Out of the 13 registered bidders only four had a chance to bidm and the property finally sold for $1,775,000. Not a bad result since it was only purchased three years ago for $1.35 million and had no major improvements.

Massive results for auction tipping competition properties on super Saturday

Melbourne's super Saturday auction tally, albeit subject to revision from many unreported results, was a healthy 66%, and the fifth week the clearance rate sat at 60% or higher.
The preliminary result came from both the 986 results tabulated by the Real Estate Institute of Victoria on Saturday evening and the 1,053 results tabulated by Sunday evening. The final total will be closer to the 1,180 auctions that were scheduled for Saturday and Sunday.
Sydney didn't quite have the same activity by comparison with 524 listings, according to Australian Property Monitors, which reported a preminary 67% success rate from its initial 337 result tabulation.
Residex collected 88% of all auction results across Sydney and put the clearance rate result at 60%. The REINSW tabulation of the week's clearance rate, including Saturday, across NSW was  62%.
While the headline results in both capital city are hard to knock, the unreported results leave the door open for the sceptics of the rally. The extraordinary media attention - and subsequent buyer/seller sentiment - that follow the occasional super Saturday hoopla require estate agencies and data organisations to beef up their data collection beyond normal so the public's brief attention gets the truest of market indicators.   
Given typical weekly revisions, Property Observer expects the final results will dip, but still sit above the 60% rate, which is viewed as commendable especially given where clearance rates were last spring.
It was 50% in Melbourne on the same weekend last year and 55 % in Sydney.
Melbourne's sales included <a target="_blank" href="https://www.realestateview.com.au/Real-Estate/13-wahroongaa-crescent-murrumbeena/Property-Details-buy-residential-4508009">13 Wahroongaa Crescent, Murrumbeena, </a>where 200 watched as competition among three bidders set a $2,115,500 suburb record through Hockingstuart.
Individual agency performances were strong across Melbourne, with Fletchers tweeting an 82% auction success rate. Marshall White tweeted its result as 80% with $70 million in sales.
One big result was at Brunswick West where 2 Duggan Street fetched $615,000 when four bidders went way beyond the $520,000 upper price guide estimate. <a target="_blank" href="https://www.propertyobserver.com.au/residential/at-%242514-per-square-metre-brunswick-east-has-cheapest-house-prices-in-inner-melbourne-paul-osborne/2012102157288">Brunswick ranks among the most economical inner-city suburbs according to a recent survey</a>.
Among listings passed in was the Montague Street, South Melbourne, ugly duckling challenge house featured in the recent television series of The Block.
Listed with $1.1 million-plus hopes, it was passed in on a $1,025,000 vendor bid after a $1 million opening offer when auctioned by Kent Morgan at<a target="_blank" rel="nofollow" href="https://www.propertyobserver.com.au/https://www.thehomepage.com.au/property/residential/246-montague-street-south-melbourne/612392"> Frank Gordon Port Melbourne </a>.
Melbourne's highest reported result was 24 Dean Street in Kew, which fetched $3.92 million with just the two bidders, with James Buyer Advocates suggesting a higher $4.1 million post-auction of a Port Melbourne townhouse.
Last weekend there was a 60% clearance rate from about 750 Melbourne auctions.
Despite the 60%-plus success pattern, Blackburn auctioneer Sam Inan warned "more than ever agents need to be salespeople."
"Vendor management is only one half of the equation," he said of the current rally.
The 1,180 auctions on one weekend ranks as Melbourne's highest since December 2010.
The record occured in March 2008 when 1,351 auctions were held.
Of the 22 weekends over the past decade with greater than 1,000 auctions, the clearance rate has varied from 85% in March 2010 to 45% in December 2003, according to the REIV.

Sydney didn't quite have the same activity by comparison this weekend, with APM's senior economist Andrew Wilson suggesting the salient difference in the overall listing numbers between Melbourne and Sydney was Melbourne's upper end of the market was more inclined to go to auction.
Sydney's highest sale was $4,225,000 in Killara through McGrath.
Across Sydney Cooley Auctions clearance rate was 57% selling 33 of the 58 from different agencies.
The McGrath agency secured 80 sales from its 134 offerings, reflecting a 60% clearance rate. A very high occurance of pre-sales was evident at McGrath, with 48 of the 80 sales secured pre-auction. And of the 48 pre-sales some 20 price results were kept confidential.
Sydney auctioneer Tom Panos secured eight sales from his 10 auctions, with two exceding their reserves by over $200,000.
Panos tweeted there was a record price when a Californian bungalow on about 1,000 square metres at Marrickville at $1,775,000. The riverfront reserve property last sold at $1.35 million in 2009 and was listed with $1.4 million-plus hopes through <a target="_blank" href="https://www.propertyobserver.com.au/https://www.raineandhorne.com.au/properties/243902">Michael Harris at Raine &amp; Horne</a>. There were 12 registrations. Property Observer reckons the suburb record is higher at $2.25 million for a Spanish Mission house on Livingstone Road, but it was a Thornley Street riverfront record.

APM is expecting one more big Saturday in Sydney this year, with 500-plus auctions scheduled for November 10.
The REIV Melbourne map (below) shows the clearance rate in suburbs that have had 20 or more 2012 auctions before this weekend.
There have been 20,431 Melbourne auctions this year, with a clearance rate of 61%, compared with 60% from 24,541 auctions last year.
Clearance rates above the Melbourne-wide clearance rate for 2012 are in blue, and in orange if they are below the Melbourne wide clearance rate.

Sydney vendors secured 14% of 2011 property sales through auction, according to APM.
RP Data says there have only been <a target="_blank" href="/news">six other occasions since early 2008 </a>where the number of scheduled auctions has been as high nationally.
