New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

Over the coming week, there are 1,919 auctions scheduled across the capital cities, which equates to a busy auction week.
In the week ending November 4, 2012, the auction clearance rate for the combined capital cities was recorded at 55.2%, increasing from the previous week’s clearance rate of 53.1%, according to RP Data.
Across the capital cities, there were 1,142 auctions held over the past week, which is lower than the previous week.
At the same time last year, the number of auctions held was just under 1,600 auctions across the capitals.
The clearance rate over the past week was recorded at a much higher rate than the same time one year ago, when it was recorded at 44.2%.
In Melbourne, Australia’s largest auction market, the clearance rate was recorded at 60% last week, a decrease from last week’s clearance rate of 61.5%. There were 161 Melbourne auctions scheduled over the past week given the Melbourne Cup carnival distraction.
This weekend there are around 800 auctions scheduled across Melbourne.
In Sydney, auction clearance rates increased to 60% last week from 55.6% the week prior. There are about 550 Sydney auctions this weekend.

Busy auction weekend ahead, with clearances increasing: RP Data

In my<a href="https://www.propertyobserver.com.au/developments/cbus-property-s-mark-percy-in-conversation-with-colliers-international-s-peter-chittenden/2012101557171" target="_blank"> recent conversation with Mark Percy</a>, executive manager of residential of Cbus Property, we explored some of the main issues confronting our sector. I was also very pleased to hear Mark express some refreshing thoughts across a range of ongoing topics impacting the housing market, as well as some timely points directly related to project marketing.
“In general I think that the marketing has kept pace but right now we are looking at a number of core trends and pressures where the impact of finance is central and where incentives have come into the market.  If we are talking about incentives, these can come in two forms, government incentives and private incentives from the developer,” says Mark.
According to Mark, reaching out to attract consumers via the use of incentives can and does produce mixed results but he is cautious about how they are used.
“Many of the government incentives that are introduced do distort the market.  We now have across Australia a patchwork of offers in various forms that vary from state to state.  It would be best, if incentives are available (such as reductions in stamp duty), they were offered across the board, more or less to all buyers evenly.
“Just stimulating one sector can potentially distort the overall market.  While one sector may benefit from the stimulus, it is likely that other market segments may be adversely affected.”
However, Mark believes that the developer should ideally not directly offer sales incentives – price is the main driver for a purchase decision.
“Price alone is far more transparent than developer rebates or giveaways that I believe buyers do not really trust.  Buyers do respond to price reductions that may be negotiated through the sales negotiation process.  It’s better to concentrate on getting right upfront the asking sales price, facilities proposed, quality and design of the project – these are the key factors to get concentrate on and then normally incentives will not be required.”
Mark did agree that existing facilities in an local area are key marketing elements, including those that are already established and in, some cases, those that are subsequently upgraded as a result of a new developments bringing more people to the area.
“Access to a range of local facilities that are not directly maintained by the owners corporation will appeal to buyers.  Reflecting on this, we have already seen the spread of 24-hour gymnasiums, as just one example, plus the spread of a new generation of ‘corner stores’ and take-away food outlets.  They to some degree reflect the needs of higher-density living.”
According to Mark, when a new project has easy and convenient access to a range of existing facilities, this is a clear marketing positive as the project does not need to accommodate or duplicate these facilities.  These facilities are available for use from the day of moving in.

Match buyer needs no matter how specialised
Along with Mark, I would agree that apartment buyers will always look to access nearby services and facilities; however the supply of good quality in-fill sites is becoming limited.  They are becoming harder to find, in NSW there is much more land available in the outer suburbs and, as inner-city sites dry up, there will be a challenge to match buyer expectations.
“I think that while the balance of local facilities may not always be perfect, as a developer, Cbus Property needs to carefully look at what core facilities we must provide to match market expectations, no matter how specific or difficult they might be to provide.”
“For example at The Residences in Sydney (where our role was a financial one), apartments in the development, which are at high-end of the market, a wine room was provided where each apartment owner could store their wine in a dedicated individual lock-up storage area.
“This was a very specific marketing exercise, with each apartment having access to their own store for at least 100 bottles in a fully climate-controlled environment – it was very well received.  It’s similar to the garden example I spoke about earlier and, again, shows the importance of knowing what facilities your target market will value.”

A Northcote property featured in this week's Property Tycoon auction tipping competition was passed in but sold shortly after auction this weekend, but small land size deterred buyers in Birchgrove.
There’s a website, <a target="_blank" href="https://www.propertytycoon.com.au/">www.propertytycoon.com.au</a>, where punters can guess what they think properties will sell for at their weekend auctions in Melbourne and Sydney. This season <a target="_blank" rel="nofollow" href="https://www.propertytycoon.com.au/join-league/S7S123C487R8OOQF" style="font-size: 14px;">Property Observer readers have their own competition, which you can access here</a><a rel="nofollow" href="https://www.propertytycoon.com.au/join-league/S7S123C487R8OOQF">.</a> The winner of the overall competition will win $1,000.
Quoting the price range for a property can be a tricky business for real estate agents. Quote it too low, and an agent will cop flack for underquoting. Quote too high and the bidders are less likely to turn up.

Bev Adam from Jellis Craig quoted 6 Membry Street, <a target="_blank" href="/news">Northcote</a> (pictured above), accurately on Saturday. The $1.25 million to $1.35 million quote was a very good indication of value, however, due to many years of underquoting most buyers have trained themselves to factor in a 10% to 15% premium on top of the quote. In this case the buyers correctly did not see value at $1.5 million and as a result the property was passed in on a vendor bid of $1.25 million.
As is often the case the buyers came out of the woodwork once the auction had finished when they realised the reserve was more in tune with their expectations. This created a quasi-auction after the auction and a flurry of negotiations ensued. The property sold for an undisclosed amount just above $1.35 million in the hours after the auction.

It was a lack of buyer interest rather than a quoting issue at 10 Ballast Street, <a target="_blank" href="/news">Birchgrove </a>(pictured above). The lure of a waterside property failed to get the buyers’ juices flowing. Good land size is still the main driver of the market in Sydney, and given 10 Ballast Street sat on less than 400 square metres many buyers opted to wait for a better option.
Sally Hampshire from Laing &amp; Simmons passed the property in on a vendor bid of $2.7 million. Just over a quarter of tippers thought the property would be passed in.

It’s becoming more obvious that Australian politics is nothing more than smoke and mirrors. Fort Fumble this week released its <a title="Asian Century" href="https://asiancentury.dpmc.gov.au/" target="_blank">Asian Century</a> white paper. Australian business leaders doubt the government has the determination or resources to carry out the ambitious proposals – <a title="flat reception for white paper." href="https://www.smh.com.au/business/flat-reception-for-white-paper-20121029-28dsr" target="_blank">flat reception for white paper.</a> Alan Kohler wrote on Business Spectator <a title="White paper, wish paper " href="https://www.businessspectator.com.au/bs.nsf/Article/Australian-in-the-Asian-Century-white-paper-pd20121029-ZHRJS?OpenDocument&amp;emcontent_Kohler" target="_blank">White paper, wish paper</a>: "Reading the white paper called “Australia in the Asian Century” is a very surprising and uplifting experience: it lists all these wonderful things that are going to happen to our nation by 2025. I had no idea."
I did read the white paper, which took me back to the <a title="CEO – Pulse " href="https://www.businessspectator.com.au/bs.nsf/full-coverage?openview&amp;restricttocategory=ceo+pulse" target="_blank">CEO – Pulse, </a>where last quarter the CEO scorecard for the government’s performance in managing the economy was steady at 2.9 out of 10.
Remember the aim of past Treasury secretary Ken Henry’s tax review was to have a root-and-branch look at the Australian tax system by designing something that would/should position Australia to best deal with the challenges that lie ahead? History shows that next to nothing eventuated from the proposals so I believe my cynicism is well founded. Australia’s governments are not in a financial position to fund such far-fetched, imaginary proposals.
I’ll keep harping on because I believe Australia’s infrastructure problems have now reached diabolical proportions simply because we can’t afford to fund progress.

Australia's infrastructure problems have reached diabolical proportions

Developer Brady Group is currently marketing its proposed 226-metre tower at 500 Elizabeth Street, near Queen Victoria Market.
The proposed 72-level tower is the tallest approved residential building in Melbourne, having gained approval for its current design in April this year.

Marketing for the 524-apartment complex is in full swing, with advertisements being placed online and at the site. Marketing officially began in August.
The $300 million tower is named Vision and will contain a mix of one, two- and three-bedroom apartments and penthouses.
Prices for apartments range from $381,000 to $3 million.
The tower is four metres taller than another proposed high-rise tower in Queen Street that is also being promoted as the city's tallest tower. That tower, <a target="_blank" href="https://www.propertyobserver.com.au/developments/singapore-developer-cheeky-for-selling-unapproved-melbourne-cbd-high-rise-project-off-the-plan-lord-mayor/2012101657194">Tower Melbourne</a>, caused controversy last month when developer CEL Australia began selling apartments before it gained approval, a move that Melbourne lord mayor Robert Doyle labelled cheeky and arrogant.
If approval for the building is granted, construction will begin next year.
 Brady Group managing director Tony Brady says he is baffled that the Tower Melbourne development is being sold off the plan as the tallest and without planning approval.
“Vision Apartments has a planning permit and the required setback provides both safety and adds to the visual aesthetics of the building.  Now we are focused on marketing what will become a uniquely located development in the most vibrant and exciting part of the CBD opposite the Queen Victoria Market," Brady says.
The Brady Group bought the site in 2008 for $11.8 million in a hotly contested auction which sold for well above its reserve price.
The building is the former Stork Hotel and Backpacker Auto Sales.
The current estimated completion date for the building is mid-2016.
A spokesperson for the company says some apartments have sold already. He says marketing for the project has been predominantly in Australia, but it is also marketed in Asia.
The site is on the corner of Therry and Elizabeth streets.
"This is a landmark site in the history of Brady," Brady sales manager Gareth Lee says.
The area is attracting more and more development, as developers eschew <a target="_blank" href="/news">Southbank </a>and <a target="_blank" href="/news">Docklands</a> in favour of <a target="_blank" href="/news">North Melbourne</a>.
Lee says developers have been attracted to the area, close to Melbourne University and RMIT, the Royal Melbourne Hospital, the Royal Women's Hospital and the Royal Children's Hospital, because it is still in the CBD but "not in the thick of it".
"There's quite a few different styles of apartment buildings being proposed, and many are student-focused," Lee says.

"Vision is very much tailored toward a lifestyle aspect. There's a lot of penthouses and three-bedroom apartments and only a small number of one-bedroom apartments."
For comparison, the tallest mixed-use building in Melbourne, the <a target="_blank" href="https://www.propertyobserver.com.au/developments/fender-katsilidis-ever-changing-place-in-melbourne-s-skyline/2011101351927">Eureka Tower</a>, is 297 metres.

Vision, the tallest approved residential building in Melbourne CBD, begins marketing

Listing agent Nick Blow of Hodges says this is about at market rent for the unit. It has reverse-cycle air-conditioning as well as a basement car park and storage.
Blow <a href="https://www.barryplant.com.au/property.cfm?propertyID=2175147&amp;realestate=1_Balmoral_Way_PAKENHAM_VIC_3810&amp;menuItemID=41771" target="_blank">is marketing the property</a><a target="_blank" href="https://www.buxton.com.au/"> </a>with price hopes of $350,000 plus, and if it sells for that price, that would secure an investor a gross rental yield of 5.7% at a rent of $350 per week,  well above the gross rental yield for Oakleigh units of 4%, according to RP Data. The gross rental yield does not consider the costs of maintaining the property, including council rates and other fees such as water bills and managing agent fees.
<a href="https://calc.washingtonbrown.com.au/wbdcalculator/calculator.aspx?RID=HPCAZOPTTT" target="_blank">Washington Brown</a> estimates the first-year tax depreciation deduction to be $9,000 and over five years to be $31,000.
The median unit price in Oakleigh rose 16.8% in the past year and 29.4% in the past five years, according to RP Data.

Friday form guide: Yields of up to 5.7% in Oakleigh

Meriton has enough development land in its Sydney war chest for now and will not buy any more development sites unless the deal is “very attractive”, according to founder Harry Triguboff.
Australia’s biggest apartment builder has acquired six sites in Sydney this year at a combined cost in excess of $200 million.
The sites have the capacity for 2,000 apartments worth around $1.3 billion.
“We will only buy more land now if we consider the deals are very attractive,” said Triguboff in a report in The Australian.
“We have enough stock of land to develop and it is not necessary to take on debt.”
Meriton most recent development site purchase was a $21 million acquisition of a former industrial property in Rosebery in inner south-east Sydney with plans to build 200 apartments.
Triguboff’s biggest site acquisition this year was in Chatswood on Sydney’s north shore, with approval for 547 apartments. Meriton paid $50 million for the Thomas Street car park with plans for two towers of 29 stories each, one of which will be retained by Meriton as serviced apartments – a growing part of the Meriton business.
Other acquisitions included $48.5 million spent to acquire the controversial Lewisham Estates development site which has amended potential for between 377 and 430 units.
Meriton has also acquired sites in Talavera Road in North Ryde (423 units), South Dowling Street, Zetland (400 units) and McEvoy Street. Waterloo (200 units)
As it prepares to embark on its new building program, Meriton is also seeking to sell around 700 of its older Meriton apartments, some up to nine years old.
Meriton receives the full purchase price on older units immediately but must wait until new projects are completed to receive full payment on new apartment sales.
Older apartments up for sale include 400 units at South Dowling Street, Waterloo (priced around $600,000), 100 waterfront units at Abbotsford (around $650,000) as well as 170 units on the Gold Coast (around $420,000).
Triguboff expects interest rates to fall further making it cheaper to buy an apartment then rent.
He says borrowers can source variable loans as low as 5.5% well below the advertised variable rates of the banks at around 6.5%.
He expects rates to fall to around 4% and says rents are not rising.
