A locally heritage-listed furniture showroom on Water Street is set to become the centrepiece of a new mixed-use residential development as local developer&nbsp;<a href="https://www.apartments.com.au/developers/keylin-group">Keylin</a> seeks approval for <a href="https://www.apartments.com.au/new-apartments/lotus-on-water-street-290-water-street-fortitude-valley-qld-4006">Lotus on Water Street</a>, a 15-storey project on the Fortitude Valley side of Spring Hill.

The proposal spans 290 Water Street and 137-141 Warry Street, combining several properties into a 2,869 sqm site that sits between Fortitude Valley, Spring Hill and the rapidly evolving Victoria Park precinct. Keylin's plans would deliver 132 apartments alongside new retail, hospitality and commercial space, while retaining and repurposing the historic Brunswick Home Furnishers Showroom that fronts Water Street.

Designed by <a href="https://www.apartments.com.au/architects/jackson-teece">Jackson Teece</a>, Lotus on Water Street comprises a 12-storey residential tower rising above a three-storey podium and communal rooftop terrace. The development includes 76 apartments classified as multiple dwellings and a further 56 units proposed as short-term accommodation, designed to be flexibly used as either accommodation or permanent residences. The apartment mix comprises six one-bedroom, 54 two-bedroom and 16 three-bedroom homes.

Residents would have access to an extensive rooftop recreation level spanning more than 1,200 sqm of communal open space. Plans include a pool, gym, sauna, infrared sauna, yoga area, library, private dining room, barbecue facilities and landscaped entertainment spaces, making the rooftop the project's largest shared amenity offering.

At street level, the proposal focuses on the adaptive reuse of the heritage buildings along Water Street, where 518 sqm of retail and commercial space is planned across shop, office and food and drink outlet uses. A permeable residential lobby would be positioned between the retained heritage buildings, creating a pedestrian connection between the historic streetscape and the new tower behind.

The heritage retention strategy is central to the scheme. The development application notes that the Brunswick Home Furnishers Showroom and adjoining heritage buildings will remain, with only non-significant structures on the site earmarked for removal under a previously issued Heritage Exemption Certificate. Levels one and two of the new podium are recessed behind the heritage façades to maintain their prominence within the streetscape.

Jackson Teece has drawn inspiration from the site's manufacturing history when designing the podium. The planning documents state that the façade incorporates perforated metal screening that references the woven and rattan furniture historically produced on the site. Cascading and climbing plants are integrated throughout the podium to soften the building's presentation and screen parking levels behind. The landscape strategy also informs the project's name, Lotus on Water Street, drawing on the historic Spring Hollow waterholes that once ran through Spring Hill and the blue water lilies associated with Meeanjin, Brisbane's traditional name.

The proposal also incorporates the neighbouring property at 141 Warry Street, currently occupied by a healthcare service. The existing building would remain, with nine dedicated parking spaces allocated within the new development to support its ongoing operation. In total, Lotus on Water Street proposes 117 car spaces, including 110 resident spaces and seven visitor bays, alongside 100 bicycle spaces.

Planning documents describe the location as a key gateway between Spring Hill and Fortitude Valley and highlight the area's increasing importance as new transport infrastructure and Olympic-related investment reshape Brisbane's inner north. The development team argues the project will contribute additional housing supply while activating a section of Water Street that has historically received less investment than other parts of the Valley.

Keylin has become increasingly active across Brisbane and southeast Queensland, assembling sites in strategic inner-city locations. Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

It's no doubt hard work for real estate writers trying to think of something different to say several times per week. Last Thursday, Terry Ryder vented his spleen – again – about "lies and propaganda" from "vested interests" writing about property (vested interests being an unusual subject for an article signed off: Terry Ryder, founder of <a target="_blank" rel="nofollow" href="https://www.hotspotting.com.au/">hotspotting.com.au</a>). 
The other day he was fuming about talk of a property bubble, and the day before that the lies about housing shortages and then it was something else or other, can't remember what.
Last week it was <a target="_blank" href="https://www.propertyobserver.com.au/hotspots/so-called-inner-city-hotspots-some-of-the-wackiest-2013-opening-claims-in-australian-real-estate-terry-ryder/2013013059045?utm_source=po&amp;utm_medium=aida&amp;utm_campaign=upperright">me in the firing line</a> after quoting an article about Sydney's middle sector of the market being "the only sector" of the property market to be at all-time highs – see last Friday's further article in Sydney Morning Herald and another one in Property Observer <a target="_blank" href="https://www.propertyobserver.com.au/residential/resilient-sydney-house-and-unit-prices-reach-record-highs-in-2012-apm/2013013059047?utm_source=po&amp;utm_medium=aida&amp;utm_campaign=news">here</a>.
Ryder notes that among other regional areas, Karratha, Dubbo, Mudgee and Whyalla have recently shown growth.
Look, fair enough – if you want to get bogged down in semantics, I'll admit I do not consider the town of <a target="_blank" href="/news">Mudgee </a>(population 10,000) to be a "sector" of the property market; I suppose you could feasibly term it a sub-sector, though. Truth be told, I couldn't even tell you exactly what prices have done in Mudgee, though some pretty good growth in 2012 springs to mind (just looked it up, and it recorded 9% growth).
I'm probably one of the very few people to have actually travelled to all of the listed places in the last couple of years, and all I say is, if you're comfortable in these days of elevated household leverage investing in small towns and remote regional markets, then, truly, go for it. I wouldn't be. Having seen some the regional market bloodbaths in some overseas markets, I'm happy enough sticking with the boring capital cities approach.
APM reported last week that apartments in Sydney increased in median price by 5.6% last year, though obviously some sub-sectors of the market performed significantly better than others. Other capital cities such as Melbourne, Adelaide, Brisbane and Canberra were weak in 2012. Prices of some quality properties in key suburbs of the inner-west of Sydney have grown by around a solid 25-35% over the past four  years or so. Again, I'm not talking about prices doubling overnight, just strong, steady growth.  As anyone with even half a brain who invests in capital cities knows, it is preferable to aim to invest in the cities that have not experienced a recent boom, which is precisely why I picked out Sydney at that time ahead of other cities which had already shown strong growth. So yes, since its spurt through to quarter one, 2004 price growth in Sydney has been lower than elsewhere, that's a given – but prices therefore haven't fallen from peaks in the same way as in other capital cities (hence "resilient") and I expect RP Data to report that strong growth has continued in Australia's largest capital through to January. If you want to take the approach of carefully selecting time-frames for capital growth (or for that matter, individual suburbs like <a target="_parent" href="/news">Canterbury</a>), then pick any regional market you like from around Australia and note that prices are as cheap as chips as compared to quality city suburbs – that's due to poor long-term growth.  Almost as pointless an argument.
Personally, I invest in large and capital cities for the long term - the reasons for which I explained <a target="_blank" href="https://propertyupdate.com.au/three-reasons-for-property-investors-to-stick-with-the-city/">here</a> with not much value in me reproducing – if you want to 'hotspot' (if that isn't unacceptable verbing of my adjectives) in <a target="_blank" href="/news">Mount Isa</a>, <a target="_blank" href="/news">Wagga Wagga</a>, the Pilbara or near wind farms off the coast of Tasmania, then, sincerely, best of luck to you.
The old regions versus capital cities debate has been well and truly done to death – you just have to take your viewpoint and go with it. I think the old phrase is: "let's agree to disagree".
Remember that property is best treated as a long-term investment, and long-term price growth ultimately has to be sourced from real and sustained wages growth. And also remember the concept of risk versus return. Let's just see wait and see what happens to regional markets in Australia the next time the economy shrinks.

Mining towns, for all their capital gains, are not worth the risk

The year is barely a month old and already some of the wackiest things have been written about Australian real estate. 
I've previously commented on the Demographia propaganda manifesto and the strange way in which a shallow survey of six nations generated "we have the world's most unaffordable houses" headlines all over the country, the facts notwithstanding. 
Then we had BRW perpetuating the myth that the "prime" suburbs close to the CBD provide the best growth. BRW writer Andrew Heathcote came up with five locations that would lead price growth in 2013 – the five chosen elite all had proximity to the CBD in common and this, apparently, is what is going to drive places like <a href="/news">New Farm </a>in Brisbane and <a target="_blank" href="/news">Potts Point</a> in Sydney to excel. 
New Farm has one of the lowest capital growth rates in the Brisbane metropolitan area, roughly half that of outperformers in Ipswich City in Brisbane's south-west. 
What was not explained was why New Farm, with its "tree-lined streets containing period cottages", would suddenly burst to the front in the capital growth stakes. New Farm has always had those qualities and it's always been two kilometres from the Brisbane CBD. Why suddenly is it going to outperform, when it hasn't in the past? 
I have the same questions about Potts Point in Sydney, which has the dismal capital growth average of 4.3% per year. This is shabby even by the low standards of Sydney, which has been the under-achiever among the capital cities over the past 10 years. 
Potts Point is suddenly going to outstrip the huddled masses, apparently, because it’s three kilometres from the Sydney CBD (hasn’t it always been?) and it has lots of heritage buildings (by definition, they’ve been there a long time). What new event has supercharged one of the nation’s worst capital growth performers to a ranking of fourth best for 2013? The gentrification of nearby Kings Cross (did that just happen?) or the fact that white-collar workers like the area? 
In similar vein, the swanky suburbs of Melbourne’s inner south-east feature (Hawthorn is the anointed superstar) despite their volatility and lack of consistent performance. 
Continuing the theme of strange musings about real estate, writer Pete Wargent burst into print to say “I told you so” about Sydney’s middle market being “the most resilient market in Australia”. He claims this sector is “the only sector of Australia’s property markets to be at all-time high prices”. 
Apparently Australia’s property markets do not include <a target="_blank" href="/news">Gladstone</a>, <a target="_blank" href="/news">Mackay</a>, <a target="_blank" href="/news">Moranbah</a>, <a target="_blank" href="/news">Port Hedland</a>, <a target="_blank" href="/news">Karratha</a>, the towns of the Hunter Valley, <a target="_blank" href="/news">Dubbo</a>, <a target="_blank" href="/news">Mudgee</a>, <a target="_blank" href="/news">Whyalla</a>, <a target="_blank" href="/news">Bendigo</a>, <a target="_blank" href="/news">Ballarat </a>and many other regional cities and towns that have been growing strongly while the capital city markets have been falling or stagnating. 
As for Sydney’s middle market being the most resilient market in Australia, it’s almost the polar opposite. Sydney generally has delivered the lowest growth among the capital cities in the past decade. Typical Sydney suburbs have averaged less than 5% per year, and the best has managed just 7% – half the best in Brisbane.

Middle-market suburbs have been among the worst Sydney performers. Gordon’s median price has dropped 8% in the past 12 months, according to Australian Property Monitors, and is still lower than it was five years ago. Its 10-year growth average is 3% per year, among the worst in Australia. 
Canterbury, another middle-market suburb, also dropped 8% in the past year and has a 10-year average of 4% per year. There are a hundred other suburbs with similar histories.

So-called inner-city hotspots some of the wackiest 2013 opening claims in Australian real estate: Terry Ryder

There are 1,001 auctions planned for this week across Australia, according to RP Data, with 418 of them in Queensland and 180 in Victoria. 
The high number of Queensland auctions is due to a number of mega auction events being held by Ray White and other Queensland agencies.
Ray White Surfers Paradise is undertaking its 20th annual summer auction, dubbed The Event – which is now spread over three days, January 27, 30 and 31.
As one of Australia’s largest auctions, The Event will bring more than 100 residential, prestige, industrial and commercial properties as well as land sites and even boats go to auction.
Other auctions are being conmducted by the Professionals Surfers Paradise and LJ Hooker Labrador.

Queensland still Australia's auction central this week as Ray White continues its main Event

You know things are on the up when even builders are bullish.
There are growing signals from the economy and the property industry that 2013 will be a good year. Consumers have begun the new year with a new attitude, and real estate professionals are reporting the change in atmosphere. Some say they’ve never been busier.
But positive press statements from builders and developers? I never thought I’d see the day.
First, Master Builders in Queensland put about the view that the building industry would experience a turnaround in 2013. It reported an improvement in building approvals in 2012 and suggested most areas of the state would see more activity this year.
Second, the Urban Development Institute of Australia declared that the signposts are pointing to better times for the industry. It too reported that dwelling approvals were higher last year than in 2011 and forecast better times for 2013.
Master Builders housing policy director Paul Bidwell said: “We believe it is important to focus on the positives for the industry, including the four interest rate cuts during 2012, reasonably strong economic fundamentals, such as employment and population growth, and the Queensland Government's first-home owner construction grant, which commenced in September 2012.”
Well, yes. Couldn’t agree more about focusing on the positives. But, until a few days ago, the builder/developer lobby groups have been running a “bad news sells” campaign, with Master Builders and the Housing Industry Association acting as pall bearers rather than standard bearers for their industry.
I’m hoping this recent change means that they’ve learnt that negativity doesn’t work. Perhaps they noticed that people had stopped listening to their culture of complaint.
The previous negativity coming out of the home building sector was quite baffling. For years they’ve been talking down their own industry and wondering why no one was buying their products.
Imagine what would happen to car sales if the motor industry pumped out weekly press releases declaring that cars were hideously expensive and no one could afford to buy them. That essentially is what the home building industry has been doing for years.
Pessimism is highly contagious, and it’s no surprise that home buyers have been shunning new homes. The message they’ve received is that established homes are much cheaper.
Home loans have risen 6.1% – both for owner-occupiers and investors – over 12 months. But home building commencements have fallen. Buyers have been opting for old over new.
The home building industry has shot itself it both feet and now, hobbling around on crutches, is mounting a valiant fight-back with a smile on its face.
I wish them lots of luck, but they could have saved themselves a lot of pain by adopting optimism a lot earlier.
To help them with this new style of campaign, one that actually talks up their industry, here are a few helpful suggestions:
<ul>
<li>Try selling the benefits of buying new, rather than old. They include, for investors, lower ongoing maintenance costs and better depreciation benefits. For first-home buyers, they include government grants and stamp duty concessions which are available only for new homes.</li>
<li>Highlight the areas where new home building is thriving. There are plenty of them around regional Australia, headed by Gladstone and Mackay in Queensland.</li>
<li>Emphasise the array of special deals and discounts on offer around the nation from builders and developers.</li>
<li>When the ABS publishes statistics on home loans, building approvals and anything else relevant to real estate, paint it with a positive brush rather than the standard negativity approach.</li>
</ul>
The building industry could turn around in a matter of months.

Even builders are bullish that 2013 will be a good year for property: Terry Ryder

As Australian operators prepare for the year ahead, IBISWorld unveils its annual list of the top five industries set to soar in 2013, and the five expected to sink.
 
<h2>Industries to fly</h2>
1. Oil and gas production
Forecast to grow by 15.9% to reach $44.4 billion in 2013, the oil and gas production industry has been highlighted by IBISWorld as this year’s top industry performer, with growth driven by higher output and substantially higher global prices.
Australia’s liquefied natural gas production and exports are expected to increase significantly over the coming year. This reflects a switch in favour of gas for electricity generation, which will be driven by more volatile demand and carbon pricing on oil, and an expected increase of 8.4% in US dollar crude oil prices.
With abundant reserves in Queensland and New South Wales, LNG output is rapidly growing and is expected to reach 6.8 billion cubic metres in 2013. Most of this production is expected to come from Queensland, where coal seam methane is already used in electricity generation, and where a number of export-oriented LNG plants are currently under construction.
Strong growth in export demand for LNG is expected to increase world prices by 15.7% over the next year.
2. Organic farming
Organic farming has grown at a compound annual rate of 10% since 2008, and is expected to continue to rise as consumers factor in the health benefits and environmental impact of their food choices. IBISWorld forecasts an increase of 12.5% across the industry over the coming year, boosting revenue to $617 million.
Consumers are becoming increasingly eco and health conscious. This means they are more willing to pay a premium price to prevent environmental degradation caused by conventional farming methods and to ensure the products they consume are free from added chemicals and hormones. Major retailers, such as Coles and Woolworths, continue to respond to this trend, increasing the convenience in which these foods are purchased.
Income growth – forecast to rise 3.4% over the coming year – will be a key factor driving demand for organic products. As Australian incomes rise, we are seeing consumers move away from conventionally farmed produce towards natural, chemical- and hormone-free counterparts.
3. Online education
IBISWorld anticipates revenue for Australia’s online education industry to increase by 10.5% in 2013, to reach just under $5.6 billion. Growth has been supported by the continued uptake of high-speed internet services, growing acceptance of online education, government support for students and efforts to expand access beyond the typical school-leaver demographic.
We are seeing an increase in demand for convenient education, particularly among working adults who wish to gain new skills and qualifications, but are too time poor to attend classes full-time or in person. The NSW Department of Education is also assisting industry growth, with technologies expanding at a rapid rate to deliver education to remote parts of Australia.
4. Online shopping
Forecast to grow by 9.1% to reach almost $11.8 billion in 2013, the online shopping industry has continued to flourish as consumers demand more of their goods and services via the online realm.
Australians are increasingly expecting traditional retailers to have an active investment in the online sphere, and to provide options for online browsing and shopping to complement their storefronts.
Over the coming year, IBISWorld expects online retailers to move into the bricks-and-mortar space, providing convenient pick-up and return locations for consumers. This phenomenon will lead to a greater increase in the convenience provided by online retail.
5. Multi-unit apartment and townhouse construction
Strong population growth in the late 2000s has fuelled underlying demand for housing, in particularly for the multi-unit apartment and townhouse construction industry, which is forecast to grow 9% over the coming year to reach $16.6 billion.
IBISWorld is seeing an urban shift towards medium to high density residential developments as occupants opt to remain close to the CBD, transport and commercial hubs.
Property investors – primarily funded from Asia – kick-started new apartment projects in 2010 and 2011. This, coupled with several interest rate cuts since November 2011 and the flow through of government assistance to both homebuyers and investors, is projected to have a buoyant effect on the industry.

<h2>Industries to fall</h2>
1. Gaming and vending machines manufacturing
The gaming and vending machines manufacturing industry is set to follow suit in the overall decline of manufacturing in Australia, with revenue expected to fall by 6.4% in 2013.
The replacement cycle for gaming machines in Australia has increased from 12 years in 2005 to 35 years since 2008. This, along with legislative limits on the number of poker machines, has restricted demand for new machines.
With high labour costs and the Australian dollar remaining strong, production is increasingly moving offshore, with hardware going to Asia and software to the US.
2. Wired telecommunications carriers
Intense competition in the mobile space continues to have a negative effect on wired telecommunications carriers. The industry is expected to fall by 5.5% in 2013, bringing total revenue down to $9.7 billion, from its peak of $21.5 billion in 2002.
Competition in the mobile sphere is driving prices down to the extent that it is now cheaper for some consumers to disconnect their landlines and rely solely on mobile services. Increased wireless broadband penetration and strong growth in the number of naked DSL internet subscribers are also eating into industry revenue.
Prices for the industry’s services continue to be cut in attempts to retain clientele. Consumer confidence with email and SMS has grown significantly over the past five years, causing customers to move away from the traditional home phone. Branding and cross-selling are becoming increasingly vital to the industry, with product bundling being a popular strategy to reduce customer turnover rates.
3. Mineral exploration
Revenue for mineral exploration is expected to fall to $3.7 billion over the coming year, a decline of 5.1% from 2012 – driven by falling investment (forecast to decrease by 6.5%) in the sector as firms shift their focus to production.
The combination of generally lower commodity prices, weak global growth, slowing demand from China and economic uncertainty is expected to result in reduced spending on mineral exploration over 2013.
4. Newspaper printing or publishing
As advertisers and consumers opt for other types of media, the newspaper printing or publishing industry continues to lose advertising market share – with revenue forecast to decrease by 4% in 2013. Printed newspapers’ share of advertising – which accounts for 75% of newspaper revenue – is expected to fall to under 30% of total advertising revenue in 2013, down from a 41.8% share in 2000.
Declining circulation over the past five years, caused by time restraints, the rising popularity of new media like the internet, pay TV, and mobile devices, and competition from consumer magazines has continued to adversely affect the industry. In the coming years, environmental concerns are also expected to affect demand for printed newspapers.
5. Recorded media manufacturing and publishing
Recorded media manufacturing and publishing, including CDs and records, has declined steadily over the past five years. IBISWorld expects this trend to continue – forecasting a decline of 2.8% in 2013.
Physical format music sales have dropped by an estimated compound annual rate of 15.9% since 2007, compared with a compound annual rise of 32.6% for digital music.
Consumers have turned away from purchasing physical media in favour of paid online subscription services, such as Spotify and Pandora, and limited free services such as YouTube and VEVO. The industry also has been dramatically exposed to high levels of music and video piracy.
Online distribution of media has allowed companies to cut bottom line costs, and has resulted in a variety of new products on the market for consumers to view new media.
Licensing and publishing services have provided some reprieve for industry participants as the use of music, sound effects and video in advertising and marketing has increased, particularly with the rise of social media.

Multi-unit construction set to fly in 2013: IBISWorld

More than half the property auctions scheduled for this week are in Queensland, with the vast majority to be held outside of Brisbane, especially on the Gold Coast.
Several Gold Coast estate agencies will hold mega auctions this week, with multiple properties going to auction in a single day. The trend began with Ray White and has expanded to other agencies. 
Ray White Surfers Paradise is preparing for its 20th annual summer auction, dubbed The Event – which is now spread over three days, January 27, 30 and 31.
As one of Australia’s largest auctions, The Event will bring more than 100 residential, prestige, industrial and commercial properties as well as land sites and even boats go to auction.
Professionals Broadbeach, Ray White Broadbeach and Professionals Paradise Point <a target="_blank" href="https://www.propertyobserver.com.au/queensland/gold-coast-auctions-seek-to-climb-out-of-its-five-year-chasm/2013011758834">all have auctions on January 24</a>, which would explain Queensland's mid-week auction boom.

Gold Coast has lion's share of auctions this week as Ray White and others hold mega auction

One reason many economists and journalists prematurely pronounced the death of the resources boom last year was the alleged “slowdown in China”. 
The definition of “slow growth” in China is two to three times the growth of anywhere else. Such was the case in 2012, when the world trembled because China’s economic growth rate was below 8%.
But the latest figures from China’s National Bureau of Statistics depict on economy that should never been mentioned in the same sentence as “slow”.
The economic growth rate in the December Quarter rose from 7.4% to 7.9%. That’s about 140% higher than our growth rate – and Australia ranks highly on a global scale.
China’s industrial output rose 10.3%, and fixed-asset investment rose 20.6% last year. Retail sales grew 15.2%, year on year, to the highest point in eight months.
China is Australia's largest trading partner and a major customer for our resources, so it’s positive news that it continues to grow so strongly.
But, of course, it’s not all about China. We have plenty of other important customers, and one of the most important is India.
India has a particularly big appetite for coal, something that’s not so good for the global environment but decidedly good for the Australian economy.
Queensland, in particular, stands to benefit from Indian investment in the coal industry, with two entities each planning to spend around $10 billion on mines, rail links and export facilities.
All this has been percolating while people have been writing the obituary for the resources sector.
Now we have India’s Ministry of Coal instructing the country’s mining companies to be “more aggressive” in securing mining projects internationally, with Australia at the top of the list. India has a massive and growing population creating big demand for power supplies, and coal-fired power stations are very much in vogue in India.
So we have two of the biggest customers for Australian resources in an expansionary phase.
That feeds into property markets around the nation, especially in Queensland and Western Australia, but also in South Australia, the Northern Territory and New South Wales.
I have recently written reports including National Top 10 Best Buys 2013 and National Top 10 Boom Towns – and many of the 20 locations that feature in those two reports are touched by the resources sector. Most are not dependent on the mining industry, but the influence of that sector often elevates these places from solid economies (and property markets) to very strong ones.
So the ongoing health of the resources industry is important to key property markets.
I believe “the resources revolution” is only getting started and will extend beyond my lifetime because the growth processes under way in China, India and elsewhere. I always thought claims of its demise in the second half of last year, mostly because of a short-term fall in commodity prices and the so-called slowdown in China, were ill-advised – more to do with the short-term news cycle than properly informing people.
Now we have iron ore prices climbing again, China growing strongly, India hungry for coal and multiple massive gas ventures charging ahead.
It will be the basis for strong price growth in many markets in 2013.

Australia's resources revolution is only getting started, and it feeds into property markets around the nation: Terry Ryder

It’s almost impossible to think about any aspect of marketing today that does not involve the use of online applications and this includes project marketing. However, before we start to look at some of the key trends, I want to suggest some clear pointers for our industry. 
To help keep a focus relative to project marketing it is useful to approach this topic in two main areas: content and delivery, with delivery including both applications and devices.
The main reason I have done this is to help ensure that we aim to discuss practical examples of how to use online media across the varied sales roles we undertake for any project. And further, which tools might be best suited to relevant parts of the sales path, from a registrations of interest campaign to the ongoing marketing. We must appreciate how online media and other technology can enhance the sales path, while the buyer experience needs to remain central outcome.
I think that this is a reasonable approach because according to comScore, there are more than 1 trillion digital interactions monthly, and given this huge number and all of the new technologies out there, our industry needs to be sure that the varied options we use to drive our business are relevant. There can be lots of opportunity, but we need to make sure we are not being swept up by the allure of the technology without a clear focus on the benefits it will bring to the sales path. As an industry we are now spending more and more money in the online environment with each project, but we need to keep a balance and be sure that we are fully engaged with the buyer and not simply relying on technology.
The digital environment is, however, a part of every consumer’s world and is more accessible than ever. Our role is to use this in a positive way but not become lazy.
So as we start to look at some of the key trends for 2013, as project marketers we need to be actively involved in helping to build sales paths that in turn match the digital tools available and produce content that will help sell the projects we are marketing.
Smartphone and tablets
The first point is one connected to the key aspect of delivery: how are our marketing messages being received?
The use of smartphones and tablets is growing rapidly, and it is only a matter of time until they become the main way people access the web.
How the devices are used varies greatly. If we think about this, we need to start delineating our messages and at the very least this will address full consideration of how project websites are designed.
I am sure we have all seen a tablet being used in a café or at the airport, and this helps underline that research shows most tablets are used for research and entertainment
Consumers on smartphones who are out and about looking at property are not really in the frame of mind to stop and fill out a long online forms or view a complex PDF about your project or fiddle about to re-size an image, and so specific mobile web sites are required.
As we are dealing with mobile communications, it’s also important to remember that neither tablet nor mobile users will have immediate access to a printer.
The value of content needs to be seen through the eyes of a buyer who might be very much on the move and so content needs to be planned according – again, this brings us back to the value of content. When we set out to plan the goals for mobile marketing and communications we need to be sure and match the various devices that consumers use.

Send to a friend
Look at almost any digital marketing you now receive, or think back to those digital Christmas cards you prepared or received in December, and you will more than likely recall the words – ‘share or send to a friend’. Interaction with others is now at the heart of digital marketing. We need to be aware of this and how information of every kind is being shared is starting to change how a product received by the market.
Our target market is almost guaranteed to share the content (information) we provide with their family, friends and associates and all mobile devices make this very easy. It is also going to be shared by Facebook, Instagram, etc, and our target will of course almost always add their own comments –  both good and bad!
We will be working to encourage comments that we want to be positive – ‘look at this great image’ we do not want ‘look at this rubbish that so and so just sent me,’ and again this brings us back to the quality of our content.
In looking at content from now on we need to ensure that we produce content that our target will want to “send to a friend” and this will enhance our marketing efforts.
Make sure there is enough interesting material, material that will have content to engage our target, so that they buy into our message, we need to have a clear vision and the third item is to ensure our content has variety and is relevant.

What changes in technology will mean for residential development project marketing in 2013: Peter Chittenden

Hopes of a recovery in demand for tourist accommodation in 2013 on the Gold Coast have been dealt a blow, with young Australians increasingly shunning it as a holiday destination, according to the latest Roy Morgan survey.
Based on a survey sample of 22,000 Australians aged under 30 taken just before the key Christmas holiday period, Roy Morgan found that 4.1 million Australians (22%) want to take a holiday in Melbourne within the next two years, compared with 3.3 million (18%) who would choose the surf, sun and sandy sequins of the Gold Coast.
Also reflecting the rise of big city-based holidays, Sydney is now almost equal third with the Sunshine Coast as a favoured destination, with 2.2 million Australians (12%) choosing Sydney and 2.3 million the Sunshine Coast (12%).
Victoria’s iconic Great Ocean Road rounds out the top five, with 2 million (11%) wanting to visit.
Reflecting the devastating impact of the GFC on tourism-dependent locations, the Gold Coast was the top tourist destination in Australia from 2001 to late 2007, before Melbourne overtook it in late 2008.
Since then Melbourne’s tourism star has risen and continues to rise while the Gold Coast has continued to decline with both its holiday accommodation market and overall property market slumping.
The November quarter Midwood Report tallied just 19 high-rise apartment sales on the Gold Coast over the November quarter, a 70% plunge from sales figure a year ago, with 705 new high-rise apartments still available for purchase and receivers appointed to high-rise developments Oracle and Soul among others.

Commenting on the latest results, Jane Ianniello, international director of tourism, travel &amp; leisure at Roy Morgan Research, says beach destinations such as the Gold and Sunshine coasts have suffered in popularity over the past decade due to increased competition from short-haul overseas beach destinations such as Bali, Fiji and Thailand.
She says Melbourne is only domestic holiday destinations to have increased in preference over past decade.
“Australians under 30 are particularly attracted to it, with 28% saying they would like to take a holiday there in the next two years. The shopping, dining, nightlife, and special events all appeal to this younger age group. “Sydney has regained popularity as a holiday destination over the past three years after suffering a large drop in preference after the Cronulla riots in December 2005. A guide to the top 10 destinations for 2013 by accommodation booking website hostelworld.com ranks Taipei, Taiwan, as the top destination following a rise in tourist numbers in 2012 and the opportunity to view the city from one of the world’s tallest buildings (Taipei 101), along with "gloriously tasty and extremely affordable food and more”.
Porto, Portugal, the "city of bridges", ranks second for being “visually stunning”, followed by Christchurch, New Zealand – the closest to an Australian destination, as it rises from earthquake disasters.
The others in the Hostelworld top 10 are Amsterdam, San Diego, Rio De Janeiro, Budapest, Tokyo,  Girona (Spain) and Cape Town.
