A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

It's been threatened for some time, and now Glencore Xtrata is to "freeze or divest" the Wandoan project in Queensland, which is hardly a surprise given the weakness of the commodity price.
It's a bit awkward for those who said Wandoan would "go ahead and grow exponentially" such as in <a href="https://www.propertyobserver.com.au/hotspots/property-investors-need-not-fear-mining-companies-tantrums-terry-ryder/2012051754747" target="_blank">this column posted on Property Observer</a>.
My advice would be not to place any bets at all on the thermal coal industry right now.
The thermal coal spot price fell in the last fortnight to its lowest level in four years at well below $80/tonne, and prices are way, way, below their post-GFC highs of 2011 when they were at above $135/tonne. 
While we're on the subject, coking coal has fared even worse.
Thermal coal production costs in Australia are above $75/tonne, so steer well clear. 
Anyone with even a rudimentary knowledge of the mining industry will tell you that without a substantial bounce in the commodity price mega-projects will never attract green ticks while margins remain so slender.
Even more awkwardly, <a href="https://www.propertyobserver.com.au/hotspots/property-investors-need-not-fear-mining-companies-tantrums-terry-ryder/2012051754747" target="_blank">the same Property Observer column</a> also said that BHP's proposed Olympic Dam expansion was "already underway" when in fact it was canned only three months later.
Be very, very careful about buying properties in remote region 'hotspots' based upon marginal resources projects which could then get axed.

The property (pictured below), at 90 Corinna Street, has a net little area of about 1,830 square metres and is 70% vacant.

Woden town centre building sold for $4.4 million for use as a medical centre

The second and final release of the Green Quarter in Australand’s $500 million Hamilton Reach project has sold out, with the last residence snapped up last month for $995,000.
The final release of the <a target="_blank" href="https://www.propertyobserver.com.au/land/australand-secures-%24115-million-in-sales-in-green-quarter-precinct-at-hamilton-reach/2013013058995">Green Quarter was launched in October</a> last year and offered 10 environmentally stable terrace homes priced from $980,000 to $1.45 million.
Stage two of the Green Quarter totalled $10 million in sales, with the Green Quarter totalling $21.4 million overall.
Designed by Rothelowman White, the terraces are designed to reduce energy and water consumption.
“We combined a unique and eco-smart product to a prized riverfront location and it proved a very potent mix for buyers,” says Australand general manager Queensland residential division Cameron Leggatt.
“It is an unmatched product so far in the Northshore Hamilton area, and the robust pace of sales that we’ve experienced here reflects that,” says Leggatt. 
Leggatt says the final releases of terraces were aimed at owner-occupiers, empty nesters and older families with teenagers.
The first stage of the Green Quarter includes 12 homes, all of which have been snapped up.
Construction on the second release has commenced, with a scheduled completion date of December.
The Hamilton Reach development is located six kilometres from the Brisbane CBD in north shore <a target="_blank" href="/news">Hamilton </a>and is bordered by 530 metres of river frontage and 2.5 hectares of Northshore Riverside Park.

Australand's Green Quarter a sell out totalling $21.4 million

In recent weeks we have received several replies about how unaffordable housing is in Australia.
Lots of ‘facts’ were dished up.  More like urban myths, if you ask me.  These included house prices being seven-plus times average earnings; the drop in net household wealth and overstretched borrowers.
Bollocks.  
By many measures, we are a very wealthy nation.  This has recently been confirmed by two studies –  Credit Suisse's "<a href="https://economics.uwo.ca/news/Davies_CreditSuisse_Oct12.pdf" target="_blank">Global wealth report</a>" and the ABS's "<a href="https://www.abs.gov.au/AUSSTATS/abs@.nsf/ProductsbyReleaseDate/ABDECB2B70579A67CA25715C001A3C71?OpenDocument" target="_blank">Household wealth and wealth distributi</a><a href="https://www.abs.gov.au/AUSSTATS/abs@.nsf/ProductsbyReleaseDate/ABDECB2B70579A67CA25715C001A3C71?OpenDocument" target="_blank">on</a>".
In short – as these hyper-linked reports are long ones – Australians are now comfortably the richest population in the world, with a median wealth of US$194,000 per adult.
Every 14th person you run into in Australia – that’s about 1.6 million of us – falls within the richest 1% of the planet’s wealthiest people.
The Australia Bureau of Statistics has found that one in five Australian households are now ‘millionaire’ families.  This is up from 15% eight years ago.
Wealth (assets less liabilities) of the ‘average’ Australian household stood at $728,000 in fiscal 2012 (the latest figures available).  While down about $30,000 on the previous peak two years earlier, wealth has likely rebounded to record highs over the past 12 months due to rising share and house prices.
Average Australian household assets totalled $858,000 last year, whilst total liabilities averaged just $130,000.
The value of the family home accounts for around 40% of net worth.  Superannuation and investment property tie for second place with 15% each.  The average outstanding home loan was $74,700 in 2011/12, with investment property loans averaging just $42,100.
So we are very well off.  There are differences in the degree of wealth between capital cities and regional areas, but just because consumers are not actively spending at present doesn’t mean that they are unable to spend.
Way too much attention is paid to household debt (most of the time incorrectly so), yet our household assets continue to grow at a much faster rate.  Australian household wealth is at a record high.
Income ratios
The perception that median property prices are 6 to 7 times earnings is way, way off.  At present, when using ABS figures, it is well under 5x.  The 25 year average is just above 4.5x.  So we are close to the long term average.
Also, if you use the ATO figures for income and not the census – as it is much harder to lie to the ATO than the government statistician (and one in eight households didn’t fill in the income question on the 2011 census form) – you will find household wages are actually 14 times higher than the ABS reports.  Better still, use the ATO income figures for couples aged in their late 20s to mid-30s, and you find even higher wage levels.
So on this measure, housing isn’t unaffordable.  It, at worst, has gone back to the long-term average.
Mortgage size
For mine, it is the size of the mortgage versus asking dwelling prices which is much more telling.
Today, this ratio is at a 10 year low (lower now than in late 2002).
We use household equity to purchase things.  Housing in Australia isn’t just shelter; it is a means of leveraging.  Right now, there is an enormous amount of leverage to be had.
Just because households are not leveraging at present, doesn’t mean they can’t or won’t.
Overstretched borrowers
Who, indeed, are these overstretched borrowers?
Today, according to new figures released by the ABS late last month, just 14% of Australians’ household income is spent on housing costs.  This has changed little in the last 15 or so years. 10 years ago the average cost of housing was 12% of income.
Little change has been seen regarding tenure over the past decade – owners with a mortgage still pay about 18% of their income on housing costs; whist renters pay about 20% on average.
There has been little variation over time, too, when it comes to dwelling type, with detached house owners forking out 13%; town house owners paying 17% and those paying off an apartment shelling out 20%.
First-home buyers 
Most importantly, there has been a change in housing costs for the 25 to 34 year group.  This, typically, first home buyer segment is currently paying 21% of its household income on housing costs.  In 2005/06 this group paid, on average, a quarter of its income (25% to make it very clear) on housing.
When looking at the renters in this 25 to 34 segment, today the ABS tells us that they, on average, pay 19% of their household income on housing costs.  Whilst in 2005/06 – the last time this official housing cost study was done – this rental group was paying 17%.
Single households
In contrast, there has been an increase – although slight – when it comes to single person households.  Today, lone person households spend 19% of their income on housing, compared to 16% 10 years ago.  Yet in the mid-1990s, when housing across much of the county was perceived to be very affordable, this demographic sector was paying 18% of their income on shelter.
End notes
Today, four out of five households (82%) pay less than 30% of the income on housing.  One in eight households pays between 30 and 50%.  Just 6% pays more than 50%.  Again, this has changed little in recent years.
On these measures Australian housing isn’t unaffordable at all.   Importantly, first-home buyers are now paying much less now for housing (i.e. owner occupation) than they were seven or so years ago.
As we noted a few weeks back – see <a href="https://www.propertyobserver.com.au/renovating/renovations-are-more-popular-than-off-the-plane-beacause-peoplehave-more-control-over-their-home/2013081263672" target="_blank">here</a> and <a href="https://www.propertyobserver.com.au/economy/depsite-positive-property-outlook-there-are-still-breaks-on-the-economy-michael-matusik/2013082164429" target="_blank">here</a> – there is more going on with housing demand than meets the eye.
Maybe housing – and in particular, new housing – isn’t perceived to offer ‘value’ for money.  That is quite different from being unaffordable.  Maybe potential first-home buyers can, statistically speaking, afford to buy a home, but the banking process – deposits saved by the borrower and full-time work/long contract employment – prevents them from doing so.  Maybe this needs to change.  Or – heaven forbid – Gen Y, to label them some way, might need to take fewer options if they really want to buy a home.
Yet for mine, when it comes to first-home buyers (and housing affordability in general) buyers have now become way too choosey.

Housing isn't 'unaffordable', it's just not value for money: Michael Matusik

A three-bedroom unit in Wiley Park was the weekend’s most affordable auction sale in New South Wales, according to Australian Property Monitors.
Located at <a href="https://www.realestate.com.au/property-unit-nsw-wiley+park-114542143">7/5 Defoe Street</a>, the unit sold for $362,000 through Knapton &amp; Co Pty Ltd Lakemba.
Listing agent Luke Knapton told Property Observer that the auction went “very very well”. About 30 people attended, with 9 registered bidders.
The successful bidder was an investor.
The reserve price was set at $370,000, but the vendors were happy with the outcome.
“It was a fair bit more than we originally appraised it at,” Knapton said.
Knapton added that demand in Wiley Park's property market is “very strong” at the moment.
“Three-bedrooms are the rarest entity, with one every few months popping up,” he said.
The property market in Wiley Park has been seeing a mixture of buyers, with local and interstate investors as well as owner occupiers showing interest, according to Knapton.
The estimated asking rent for this unit is $450 per week, reflecting a rental yield of 6.46%.
The same unit was last listed for rent in 2010 at an asking price of $270 per week, according to RP Data records. Knapton cites population growth in the area, as well as strong demand and limited supply, for the sharp increase in asking rent.
Prior to this sale, the unit last sold in 2011 for $301,000, according to RP Data records.
According to the <a target="_blank" href="/news">latest RP Data report</a>, the median price for units in Wiley Park is $275,000, up by 5.8% on last year. The average discount required to sell a unit is 6.8%, while private treaty sales average 62 days on market.
The median asking rent for units in Wiley Park is $340 per week, while gross rental yield currently stands at 6.4%.

A five-bedroom Edwardian style family home in Canterbury is reportedly this week's most expensive sale, selling prior to auction for $3.4 million, according to RP Data.
Located at 51 Wattle Valley Road, the circa-1900 property has been recently renovated but retains period features including high ceilings and a leadlight.
The home was scheduled to go under the hammer on September 21 with a quoted priced of $3.25 million to $3.5 million.
After spending on a week on the market, the home was snapped up.
“It’s a fabulously presented home in a fabulous location,” says listing agent Stan Katz of <a href="https://www.bekdonrichards.com.au/listings/sold" target="_blank">Bekdon Richards Hawthorn</a>.
Situated on 1,075 square metres, the property’s kitchen features a caesarstone benchtop and stainless steel miele appliances and overlooks the timber deck and inground pool.
The home was previously listed in September 2005 for $1.55 million through Cantwells Property Group.
The median house price in <a href="/news">Canterbury</a> is $1.7 million, a 5.1% change in the past five years, according to RP Data.
Victoria dominated the most expensive list this week, taking out nine out of the 10 spots.

Renovated Edwardian-style Canterbury home most expensive sale: RP Data

A one-bedroom unit in Dallas was the weekend’s most affordable auction sale in Victoria, according to Australian Property Monitors.
Located at <a href="https://www.realestate.com.au/property-unit-vic-dallas-114523003" target="_blank">5/18 King Street</a>, the unit sold for $140,500 through Barry Plant Glenroy.
Listing agent Chris Vallis told Property Observer that about 20 people attended the auction, with three registered bidders but “two genuine bidders”.
Vallis added that the market in Dallas has picked up over the last six to eight weeks due to the lower interest rates. 
“About 90% of the market has realised that the prices of the homes are steady for awhile. If you don't get in while interest rates are low, you’re looking at quite a different price,” he said.
He also noted that both first-home buyers and investors are purchasing properties in Dallas at the moment.
According to the <a href="/news">latest RP Data report</a>, the median asking rent for units in <a target="_blank" href="/news">Dallas </a>is $293 per week.

Dallas cheapie sells for $140,500

Orchard Piper’s $23 million Davis Avenue development in South Yarra has secured two significant sales, totaling $7.2 million. 
A three-bedroom half floor penthouse sold for $3.8 million and a four-bedroom apartment sold for $3.4 million through Richard Mackinnon and Marcus Chiminello of Marshall and White.
Located at 55 Davis Avenue, the Jolson designed complex with Eckersley-designed gardens features eight apartments and two half-floor penthouses.
Mackinnon says Davis Avenue has attracted downsizers that are young at heart and want to be in a vibrant location.
Three apartments remain, including a two-bedroom, three-bedroom and a half floor penthouse.
Remaining apartments range in size from 120 square metres to 234 square metres internally and are priced from $1.49 million to $3.995 million.
The 533-square-metre site previously housed a double-fronted Victorian house owned by psychiatrist Tony Miach.
The unrenovated brick home sold under the hammer for $1.5 million in August 2004.
Davis Avenue has an expected completion date of mid-2014.
The median apartment price in <a target="_blank" href="/news">South Yarra</a> is $541,000, a 14.1% change in the past five years, according to RP Data.

Downsizers splash $7.2 million for two luxury Davis Avenue, South Yarra apartments

Canberra house prices have hit an all-time high according to Australian Property Monitors.

I'd be very wary about buying property there, however, because as has been flagged for the last couple of months the public sector is likely to shed a significant number of jobs in the city and thus demand must surely fall.
There has also been talk of a glut of apartments coming online in the city, which, if true (I haven't visited since 2011 myself - I've done the tower thingo and cycled round Lake Burley Griffin) may kill growth in that sector.
Canberra is only Australia's eighth largest city by population at around 370,000, so if thousand of jobs do unfortunately go, then the housing market will doubtless be impacted.
Nevertheless, Canberra's recovery to all-time high prices is another kick in the teeth for the property "bull trap" theory, which suggested in 2012 that those buying property on the back of dwelling price rises over the past 18 months would not see them recover previous highs.
The bull trap is traditionally a term used in the equities markets and is defined as a false signal which indicates that a declining trend has reversed and is heading upwards when, in fact, the security is set to continue its previous decline.
The bull trap causes some investors to buy into the stock which then resumes its previous decline, thus "trapping" the investor who has been suckered.
We saw two classic bull traps in the Aussie share markets through 2008:

Prices in Sydney's broad middle market, particularly in the apartment market, are already miles above previous peaks and have been for many months.
The wider city market in Sydney has increased in median dwelling price by more than 10% since its trough in H2, 2012.
I've continued to be bullish on Sydney dwelling prices since around 2007, and given the current low interest rate environment, it's no surprise at all to see prices up by more than 6% quarter on quarter, and Sydney's incredibly strong uptrend looks likely to continue.

There was no bull trap in Sydney, because prices have vaulted way past previous peaks.
In Perth, prices have also increased by more than 10% since their trough and have recaptured all-time highs there too, albeit only just at this point in time.
Prices are up by close to 3% in Perth in the last quarter but there has been some talk of those pesky ubiquitous headwinds and gains slowing as the mining sector rebalances from construction to production.
Watch this space.
Melbourne continues to confound the sceptics (including myself) with dwelling prices up an astounding 6%+ quarter on quarter there too.
The RBA will find it very hard to cut rates if this rate of appreciation continues in the two major capitals.
With luck it won't happen, for such rapid gains are neither sustainable nor desirable.
Melbourne still has a little way to go if it is to recapture its previous peaks. Mind you, if its current outrageous rate of progress continues, it will be there or thereabouts in just over a month.
The Brisbane recovery has been slow to date, with prices up a little over 3% since their trough, and prices still a long way below their previous peak, around 9% or so down.
Brisbane's recovery has had a few false starts, although there has been talk on the ground of some response to stimulatory monetary policy. Strong price gains have yet to be seen, though.
Therefore, Brisbane is also one for the not sure yet basket.
In Adelaide, prices have barely moved a muscle in 12 months despite record low interest rates, and prices are still around 5% below previous peaks.
Adelaide: bull trap alert.
If interest rates really are close to the bottom of the cycle (which is how the futures markets have interpreted the RBA's amended wording in its Statement of Monetary Policy and its dropping of the specific reference to easing bias - for mine, I remain far from convinced) then Adelaide prices could get clobbered as the cost of capital reverts upwards.
There have been a few lame and half-hearted attempts to talk up the Hobart housing market, but with the population growth of Tasmania considerably flatter than the Bass Strait, there may be yet further choppy waters ahead for the housing market.
