Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.

The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.

The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.

Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.

The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.

Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.

The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.

Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.

"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."

The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.

Central Element seeks second Drummoyne apartment development

The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.

The proposal also includes 198 car spaces and 95 bicycle spaces.

Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.

"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.

"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."

The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Are mortgage holders set to get a reprieve from the RBA in 2026?

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Mortgage relief? NAB forecasts RBA rate cut, not hike, after softer economic conditions

Last year saw a mortgage broking milestone, a record-breaking December and inner-city markets cracking along at a "blistering pace", according to the latest Ray White White Paper.
Ray White Group's Brian White noted the group transacted $3.37 billion of real estate in December, a result he said would be a stand out any month of the year, "let alone one dominated by vacation and family time".
In December 2014, the group's New Zealand arm bested its previous efforts, selling $704 million worth of property. According to White, the agency has never set a record in December, in any of its many markets. The group operates in Australia, New Zealand, Indonesia, India, Malaysia, Papua New Guinea, China, the Middle East and the United States.
However, White wrote that Australia is lagging behind the New Zealand branch:
"Australia is at least one year behind – still short of its second anniversary of market revitalisation."
He noted the generational shift taking place in Sydney, with buyers previously moving to the suburbs, rather than clamouring to access inner-city markets, as they do today.
White confirmed the ongoing trend of Chinese investment in rural land, pointing to two large sales secured by Ray White Rural Sydney principal Bruce Gunning.
"With a total value of over $40million, these properties have been purchased by Chinese investors, showing the continuing foreign interest in Australian rural real estate," White wrote.
"The properties have had contracts exchanged in late December 2014 and are expected to settle in the first quarter of 2015."
Commercial property was a strong performer in 2014, with the business writing 65% more transactions last year than in 2013. White, however, did note that the regional markets "were a long way behind the capital markets and did not get the traditional flow-on effect from capital city activity".
Ray White Group's joint chairman, who is a third generation leader of the company (founded in 1902), also raised the strong performance of the mortgage broking industry in 2014. He noted that brokers were responsible for 51.5% of all residential loans in the September quarter.

The highest penthouse, a home elevated 319 metres at the top of much-awaited Australia 108, has been revealed by Singaporean developer World Class Land Pte Ltd, a subsidiary of Aspial.
The Melbourne, Southbank development will include 1,105 premium apartments will break another record – providing the most space for communal living in any Australian apartment project. This includes The Star Club, 110 metres above ground level, with two infinity pools – another record, with the two highest swimming pools in the country.
The Star Club will also include private theatrettes, bars, club lounges and private dining areas. Level 11 will include a steam room, golf simulator, outdoor deck and a sauna.
The tallest penthouse, a 797.4 square metre residence, will have 360 degree views of Melbourne, is fully customisable and priced in excess of $20 million.
Sales will start in February in the Fender Katsalidis Architects designed apartment tower.

It will be the tallest residential building in the southern hemisphere upon 2019 completion, with habitable floors up to level 100. Aspial CEO, Koh Wee Seng, said that it will go where no development has before.
“As the tallest tower in the southern hemisphere, it will offer one of the world’s most luxurious lifestyles, the largest communal recreation facilities in Australia as well as world-class luxury apartment living,” said Koh.
“The closer to heaven you get in Australia 108, the more spectacular the living environment – and not just for the views. This is a project we believe is truly cloud-breaking in its luxury, design and amenity.”
The building includes 161 ‘Cloud Residences’ above level 71, with a private lobby, personal concierge and private lift. It will also include a private gym and entertaining facilities, which CBRE managing director, residential projects, Andrew Leoncelli calls a unique approach to exclusivity.
“It is complemented by a never-before-seen level of design in the lower level Sky Rise apartments, which set them apart from anything that has been offered to the Australian market before,” he said.
The building will be recognised by its towering height, but also an external starburst feature on the façade at level 70, some 210 metres high. Within these levels will be the majority of the 3,000 square metres of communal space.
Construction will begin in mid-2015, to be completed over three stages.

Interior designer Garth Barnett sells his turn-key Woollahra apartment

Early this year, developer Kalex is planning to launch their apartment and retail vision for their Gertrude Street, Fitzroy development, at the former Manfax hardware site.
However, they are going to launch the properties a little differently – with a new concept for the display suite presentation under the name ‘Living Events’, with sessions set to be held on Sundays.
Effectively, this is an interactive display suite that allows prospective buyers to be active, rather than passive, in exploring the space, according to <a href="https://www.kalex.com.au">Kalex</a>’s development director Liam Wallis.
Jackson Clements Burrows Architects, Roger Seller, Gaggenau, Urban Commons and Great Dane are involved in bringing Living Events together.
“Living Events is our exploration of the design for a space that invites people to imagine themselves in this exceptional location, living within a truly considered boutique scale apartment building, for example, by witnessing in action exactly the same Valcucine kitchen and Gaggenau appliances that will be installed within the project,” said Wallis.
With a flexible 254 square metre front of house area and 34 square metre back of house kitchen, featuring the Gaggenau appliances, the site can hold 150 people at a time.
The 166 Gertrude Street mixed use development will feature a range of apartment types, as well as ground level retail opportunities.
“Our aim for Living Events is to create an engaging experience that connects with discerning, design-savvy people,” Wallis said.
Some of these events will include cooking sessions but also gardening classes. Their event invitations encourage prospective buyers to visit the local area, such as Fitzroy, for lunch. It's all so very Melbourne and will be interesting to see whether it resonates with their prospective buyers.

Kalex set to launch Fitzroy apartments with an interactive display suite sessions

Flinders Street apartment project, 108 Flinders, from Melbourne developer Riverlee, has been revealed – with a dual façade feature designed by Fender Katsalidis.
The development was launched in 2010 and is completely sold out, with 80% of <a href="https://www.108flinders.com.au" target="_blank">108 Flinders</a> purchased in the first few months.
The 190 apartment project includes one façade facing Flinders Street with another onto ACDC Lane. Each is created with a different concept, the Flinders Street facing front using a mosaic of coloured glass and stainless steel frames.
According to Fender Katsalidis Architects’ Karl Fender, the rear façade to ACDC Lane includes an urban scale art wall created by graphic artist Garry Emery, and includes a new restaurant. The façade can be individually altered by the residents to create privacy screens, altering the face of the art whenever they are moved.
The new restaurant is Patuso, a Peruvian grill.
“Our practice enjoys, wherever possible, to create an architecture that contributes to the richness of our city through the thoughtful integration of art into the building fabric, often working in close collaboration with Melbourne artists,” Fender said.
“108 Flinders is a sculpture in its own right, which embraces the diverse fabric of our city through its precinctual responses.”
In the middle of 108 Flinders is a modernized internal garden, 18 metres high, which is planned to improve amenity for those living in the two connected buildings. It includes a wall mural designed by Emery Studio, a waterpond skylight to the level below and upside-down tree sculpture suspended above.
There is also a rooftop terrace of level 12, explains Riverlee sales and marketing director Kristine Lee. It has views of the MCG and Federation Square.
On levels 11 and 12 there are premium penthouse residences that include their own mini-garden retreats within the home. The three penthouses that face onto Flinders Street have motorized louvered windows that have views of the Yarra River and Royal Botanic Gardens.
“We believe at 108 Flinders we have achieved an urbane home that gives Melbournians the chance to live, work and play in the CBD without compromising on anything,” said Lee.
The development also has communal facilities, including a gym and residents’ lounge.

I like to listen to ‘what the word on the street is’ because it provides me a decent insight into current consumer sentiment.
At present, it seems most people are confused about the current environment and to be honest, I tend to feel the same way. We’re inundated with a myriad of mixed signals and variables which all contradict one another.
On one hand, we have negatives such as falling commodity prices, a dramatic shift in the resource sector, a slowing economy in China, a perceived oversupply of city apartments and higher vacancy rates. Consumers aren’t sure what to think but they know they certainly don't feel bullish. Every now and then, they realise they still have a job, the wheels are still turning and life goes on. So, they feel good again. Hence, the up and down movement we’re witnessing across some markets.
From our own numbers within the building industry, things are quite buoyant and we really can't complain. Sales volume is up and on the construction front we have a massive trades shortage and thus, a sense of busyness in the industry.
On a positive front, there’s still a shortage of housing, the Aussie dollar is low which encourages overseas investment and trade, and interest rates are predicted to fall even further in 2015. At the same time, prices continue to rise across the country with properties still selling quickly. My personal view is the market will manage itself and adjust accordingly.
The perceived oversupply of apartments will reach equilibrium as many projects fail to achieve their proposed funding. Recently, zoning and R code changes have drawn more developers to apartment and multiple dwelling style developments. However, what many smaller players don't realise is that banks won't just hand out loans to smaller players without resales and that they also need to inject decent capital into projects to get them off the ground.
Furthermore, banks are being selective about specific locations to balance their exposure to areas in oversupply. In turn, those projects will not eventuate and as such, reduce the number of homes on the market.
With the falling Aussie dollar, both Chinese and Asian buyers will be drawn to invest in Australian properties. We've already seen this occurring and some properties archiving prices higher than historical records. This is further accelerated with Asian buyers choosing to send their children to Australian institutions for education.
As for falling commodities prices, the reality is, eventually this will equalise and rise again. All commodities are non-renewable, which means world demand will balance again sooner or later. Do you really think people will not need iron ore or oil? Will alternatives come to play that quickly to have any short term impact on commodities?
I would once again predict that things will balance out in the medium term with the larger established players consolidating their position and taking out some of the smaller players. In saying that, I don’t believe there will be any fundamental change.
As the focus shifts from a resources driven economy, we’re seeing greater focus on the likes of construction and housing.
In regards to vacancy, the figures are higher than what we've been used to for quite some time. It will certainly take some adjustment from landlords and perhaps rental returns will fall $20-30 dollars per week. Generally, this will see values rise so there is some upside to look forward to.
In summary, if you stick to the core fundamentals such as buying in established locations, close to amenities, with lower entry price points in areas of limited supply you can't go wrong in the medium term. We won't see massive growth in 2015 but it will certainly be a good year!

In 2015 the market will shift but there will not be fundamental changes

Further growth in new home construction is tipped this year, with the Housing Industry Association's (HIA) senior economist Shane Garrett pointing to the relatively high number of loans.
The November 2014 lending figures recorded by the Australian Bureau of Statistics found that the number of owner occupier loans for new dwellings dropped by 1.4%, however lending was 4.6% higher than November 2013.
New home loans are now up 0.7% in the three months to November and are 7.3% higher than a year prior.
“Last week saw building approvals reach an all-time high during November, and today’s lending figures add further to the evidence that Australia’s new home building industry will start 2015 on a strong footing,” said Garrett.
“The number of loans remains high although there is little sign of further growth,” he said.
“Fortunately, the flow of loans for new home construction is very solid. The number of new home construction loans in November was 7.6% higher than a year ago.”
He did note that the total volume of loans for home purchase has been dropping steadily for the past few months and that, as house prices have risen the stamp duty bills have also.
“Excessive taxation is hampering the efficient operation of Australia’s housing market. The issue requires immediate attention,” he said.
Meanwhile, the Real Estate Institute of Australia suggests the slowing activity may signal a rate cut.
REIA president Neville Sanders pointed to the proportion of first home buyers improving marginally, but noted the potential issues with the statistics.
"With moderating housing lending and GDP growth below trend, inflation well within the RBA’s target zone, the RBA Board should be considering a cut in interest rates at its February meeting,” said Sanders.

Lending figures point to new home building growth in 2015: HIA

The November 2014 dwelling approvals data has been released and it makes for very positive reading. 
In November there were 18,245 dwelling approvals across the nation, according to the Australian Bureau of Statistics (ABS). The dwelling approvals data is published from July 1983 and from that month until November 2014 there has never been more approvals over a one month period.  Dwelling approvals increased by 7.6% over the month and year-on-year they have increased by 10.1%.

Looking at the approvals data, the 18,245 monthly approvals were comprised of 9,404 house and 8,841 unit approvals. 
House approvals were actually -0.2% lower over the month while unit approvals increased by 17.2%.  As the chart above shows, unit approvals tend to be much more volatile than house approvals. 
Unit approvals are trending higher once again while house approvals are flat.  Year on year, house approvals have increased by 3.6% compared to a much larger 18.0% increase in unit approvals.

There is now a substantial pipeline of dwellings approved for construction.  Over the 12 months to November 2014 there were 199,174 new dwellings approved for construction. 
The annual number of dwelling approvals is approaching 200,000 and is also at an all-time high.  Over the past year there were 113,734 houses and 85,439 unit approvals.  House approvals have increased by 15.5% and unit approvals have risen by 11.3%. 
To further highlight the significant number of approvals of late, over the past two years there have been 374,401 new dwellings approved for construction.  If we assume the Census figure of 2.6 persons per household, that is enough housing approvals for 973,443 persons.

Looking at the relationship between dwelling approvals and population growth we see there has been a significant improvement over the past year or so. 
Population growth is now trending lower while dwelling approvals are at record high levels.  There still remains a significant gap between population growth and dwelling approvals, as has been the case for the past decade, but the gap between housing demand and housing supply is improving. 
Importantly, net overseas migration which creates more housing demand than natural increase is trending much lower.  The population data is only currently published up until June 2014 however, if population growth continues to trend lower (and overseas arrivals and departures data indicates that it will) this bodes well for a better balance between population growth and approvals.  It should also go some way to easing pressure on housing both from a purchase and rental perspective.
The capital cities have also had a record month in November with an all-time high 14,816 dwelling approvals over the month.  Capital city dwelling approvals were 1.4% higher over the month and have increased by 13.4% year-on-year.

In November there were 6,207 capital city house approvals and 8,609 unit approvals.  Unit approvals reached an all-time high and were 14.9% higher over the month while house approvals fell by -12.8% and were at their lowest level in five months. 
Year on year capital city house approvals have increased by 5.9% compared to a 19.5% rise in unit approvals.  Similar to the national figures, the chart shows that unit approvals across the capital cities tend to be much more volatile than house approvals. 
The other trend to note is that how over recent years the number of unit approvals has regularly outnumbered house approvals.  This reflects the growing appetite for unit product, particularly within inner city areas of the capital cities.
Given some earlier concerns that dwelling approvals were starting to fall, this month’s result is quite encouraging.  Of course, the rebound was driven by the volatile unit market which could just as easily reverse next month. 
Nevertheless, when you see a record number of monthly dwelling approvals and annual approvals are at an all-time high it is a positive result.  Furthermore, with population growth slowing, if approvals can hold at or close to current levels, a better balance between population growth can be achieved.  In-turn this would likely ease some of the value and rental growth pressures in the market. 
Overall it is a very good result and it would be economically beneficial to see approvals remain at these elevated levels over the next 12 months.  Of course, with value growth already slowing across the capital cities and sales volumes trending lower it may start to become more difficult for some of these developers, particularly those of unit product, to achieve sufficient presales to commence construction. 
While the pipeline of approvals is very strong, it will be important to monitor just how many of these approvals ultimately make it to completion.  Particularly given the number of unit approvals is at an unprecedented level.

Dwelling approvals hit a new record high - growing appetite for units

We tend to pay a lot of attention to the penthouse level of projects.  They attract our interest because they can be dreamlike and expensive, but we tend to pay far less attention to the ground floor, the street levels of projects.
They can be problematic spaces, and there’s nothing more 'depression' than a ground floor shop or office space with a faded for lease or for sale signs languishing in the window.
However this space is often the public face of a building, it’s the street cred, and the visual appeal of a building can be both adversely and positively impact by what happens at this level.
Ground floor space that is not used as residential accommodation needs to be carefully considered, and there are various options and I suggest opportunities to use this space. There are however particular hurdles that have to be taken into account when the ground space fronts a major retail street or commercial zone. Or it’s an even more important when new ground floor space is intended to create a new retail or commercial zone, often this is a key planning requirement of the local council. Even if there are times when this space has limited commercial value.
Some Quick Options
Most buildings will have the main entry foyer at ground level, the area can also house a building manager, mailroom or other community spaces. But these spaces rarely occupy the entire ground floor, so the space is shared with retail and commercial space.
Other options include the creation of a breezeway under the building, connected to either an internal private open space, or to public space. The use of this type of open access way does help to create a more immediate connection to the local neighbourhood, in particular in very dense areas. I have also seen a number of large buildings where a big part of the ground floor is given over to a gym and indoor pool.
However as the density of developments increases there is a greater tendency for this area to be assigned for retail and local services. Many councils retain this idea as a key planning goal. The main task is to make sure this space adds to the appeal of the building and that retail opportunities are in tune with the needs of the local community and residents so that the space both engaging and financially viable for any tenant or owner operator.
Parking Remains A Hurdle
High-density residential development is now very common in Australian cities and because of the very limited supply of greenfield locations, developments are now commonly located in old industrial areas, or in areas around public transport hubs such as railway stations.
Retail facilities in these areas might be limited or located along old strip-shopping streets, while major shopping centres may be some distance away. Island site remote from the new generation of high-density housing, and it is partly for this reason that councils look to have retail space at ground floor level. There is also an ideal that this space be designed more for the pedestrians than for easy car access, but this creates a problem, because without easy parking it is hard to attract enough customers to support the retail space.
The simple idea that high-density residential development alone will support retail services rarely happens because big numbers of apartments are required, and even in high density locations like Sydney’s Victoria Park, retail has to be supported by ample and easy to access parking. It’s not a readily available or commercially viable proposition.
Part of the solution is to aim to silo retail developments in specialist hybrids so that they can attract customers willing to travel, or with a tenancy mix that has rusted on appeal to the nearby apartment dwellers. However again this is not an easy task, and every retail level can not be a trendy coffee shop, although that’s an impression you often get walking around some new project areas.
A nearby by major regional shopping centre is always a plus for a new residential project, but this monopoly of retail and to some extent services dies make it hard for one of retail locations or even small clusters to trade profitably. For this to happen you need density like you find in mega cities like New York, plus very easy access to mass transit.
Still many development controls in our capital cities mandate the provision of retail space down at the street, this does not always reflect the reality of todays shopping habits. In planning projects there needs to be a strong reality check of how this space will be occupied, clever thinking can make the space more useful and appealing and so eliminate the need to tired to-let or for-sale signs.
Another hurdle is the fact that most of the shops along streets will be sold or leased separate strata units. This makes it almost impossible to have a co-ordinated retail mix strategy and the shops may take many years to mature and then add to the appeal of the neighbourhood.
Each building and project needs to be considered so that token retail space is not seen as the only alternate, there may well be other options including clever landscaping solutions.
Nevertheless, high land costs will always put pressure on the use of this space but detailed planning can lead to better outcomes, because an active ground level, will add value and brand appeal to any apartment project.
