<p>Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.</p>

<p>NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.</p>

<p>“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.</p>

<p>"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.</p>

<p>Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.</p>

<p>“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”</p>

<p>Dr Auld said inflation risks and labour market outcomes would be important to watch.</p>

<p>“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”</p>

<p>She said tighter financial conditions are expected to weigh on housing and activity.</p>

<p>“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”</p>

<p>Fresh from launching the first stage of its Wollongong precinct, <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place</a>, builder-developer Urban Property Group has unveiled plans for the next phase of the masterplanned community.</p>

<p>Now on public exhibition through the NSW Government's Housing Delivery Authority pathway is a State Significant Development Application for a further 657 homes on the prominent gateway site opposite Beaton Park.</p>

<p>The proposal comprises three buildings, including two build-to-sell towers rising 25 and 30 storeys, delivering 391 apartments, alongside a 12-storey co-living building with 266 residences, making it one of the largest co-living proposals currently planned in regional New South Wales.</p>

<p>Of the apartments proposed in the build-to-sell towers, the majority, 310, are two-bedroom dwellings. The balance comprises 44 one-bedroom apartments and 37 three-bedroom residences. Apartment sizes range from around 50 sqm for one-bedroom homes to approximately 90 sqm for three-bedroom apartments.</p>

<p>The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.</p>

<p>The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.</p>

<p>According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."</p>

<p>"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.</p>

<p>"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.</p>

<p>"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."</p>

<p>The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.</p>

<p>COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.</p>

<p>The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.</p>

Urban Property Group unveils trio of towers for next stage of new Wollongong precinct, Keira Place

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

<p>The inner west region of Sydney comprises a vast range of property types, from older character dwellings through to modern apartment buildings, according to the latest Herron Todd White residential report.</p>
<p>The valuation firm took a look at whether HomeBuilder and other stimulus has bolstered the demand for vacant land and new builds in markets around Australia.</p>
<p>Many of the older dwellings have some level of heritage overlay under local planning regulations. These regulations are generally not too restrictive and mostly relate to maintaining the façade of the property to keep it in line with the heritage style of the area.</p>
<p>Due to this, the majority of renovation work is either internal or extending the property to the rear or a first floor, the report noted.</p>
<p>"We have recently noticed an increase in requests for valuations for the purpose of applying for the New South Wales Home Builder Grant.</p>
<p>"As per information from Revenue NSW, a valuation is required to show the value of the property (house and land) in the three months before commencement of renovation," the valuation firm said.</p>
<p>A recent example of this was an enquiry on an older style terrace house in Enmore, the report noted.</p>
<p>The property was purchased in 2014 for approximately $1 million and the owner of the property required a valuation to determine whether the current value (prior to renovation) would be less than or equal to $1.5 million in order to meet the eligibility requirements for the New South Wales Home Builder Grant.</p>
<p>"Notwithstanding wider economic conditions and the COVID-19 pandemic, we anticipate that this trend of renovating single dwellings will continue throughout the remainder of 2020 and into 2021," the valuation firm said.</p>
<p>The report suggests some of the key elements that may might drive the renovation demand include: relatively cheaper building rates than in recent years; record low interest rates; government stimulus packages; tax incentives (in some situations); and the continued preference to renovate the home rather than upgrade or downsize in these unprecedented times.</p>

Inner west Sydney renovation trends for single dwellings continues: HTW residential

<p><span>The investor market in Mount Gambier is currently strong with a mix of both local and out of town investors, according to the August Herron Todd White (HTW) residential report. </span></p>
<p><span>The valuation firm took a look at investor markets across the nation. </span></p>
<p><span>The report suggests properties in Mount Gambier are generally cheaper compared to say Adelaide or Melbourne. Paired with low interest rates and returns of approximately six to seven per cent, there is a much better return for property.</span></p>
<p><span>"After speaking with local agents, it is clear that the market in Mount Gambier has not slowed due to the effects of Coronavirus and while it was expected that rental prices would drop due to the increasing supply of short term rentals being listed as long term rentals, this has not deterred investors," the valuation firm said. </span></p>
<p><span>Houses have been hitting the market </span>and some are receiving offers within 48 hours, often at the asking price or higher, with many going to the highest and best offer.</p>
<p>Investors are generally after houses that present well and are low maintenance, within the price range of $200,000 to $350,000. The return for anything above this will likely not be as strong, the report noted. </p>

<p><span>The government’s incentive to build has definitely spurred the market, with over 20 land sales in the popular Springview Drive division within the past couple of weeks, however this hasn’t been a huge benefit to investors as they cannot simply build and rent these houses out straight away on completion of the build.</span></p>
<p><span>"Within the Mount Gambier region, typical investors tend to invest in a mixture of units and detached houses, which are likely to be in the $150,000 to $250,000 price range.</span></p>
<p><span>"For depreciation benefits they also invest in new houses, ranging from $250,000 to $350,000," the valuation firm said. </span></p>
<p><span>A division popular with investors in Mount Gambier is the O’Leary Road division . An example of a recent sale within the division is below. </span></p>

<p><span> Typically these are older stone dwellings constructed in the 1950s </span>and 1960s offering three bedrooms, lounge, bathroom and laundry area. These Commission homes are typically good value and show a good return.</p>
<p>A semi-detached three-bedroom duplex at <a href="https://www.realestate.com.au/sold/property-house-sa-mount+gambier-132470002" target="_blank">13 Schinkel Street </a>(pictured below) can be purchased for $100,000 to $130,000, with an achievable rental for these dwellings being around $190 to $200 per week.</p>
<p>This provides a gross yield of approximately ten per cent. The capital growth would not necessarily be good, and the quality of tenant may also be an issue, but the return is pretty competitive.</p>
<p>The property below sold for $109,000 and achieves a rental of $195 per week. This is a yield of 9.3 per cent.</p>

Mount Gambier investor market remains strong: HTW residential

<p>Sydney was host to 754 auctions this week, up from both last week when 430 auctions were held, and this time last year when 733 homes were taken to auction. </p>
<p>Of the 587 auction results collected so far, 73.1 per cent were successful, similar to last week’s preliminary result of 73.2 per cent which revised down to 65.8 per cent at final results. This time last year, Sydney recorded a final auction clearance rate of 76.9 per cent.</p>
<p><span>Last week, the combined national capital city preliminary auction clearance rate increased across a higher volume of auctions, according to CoreLogic.</span></p>
<p><span> There were 1,090 homes taken to auction over the week, up from 648 over the previous week although significantly lower than this time last year (2,022). </span></p>
<p><span>Of the 822 results collected so far, 71.5 per cent were </span><span>successful, up from last week’s preliminary figure of 69.3 </span><span>per cent which later revised down to 64.4 per cent at final collection. Over the same week last year, a final clearance rate of 73.5 per cent was reported across the combined capitals.</span></p>
<p><span>Auction activity remains low across Melbourne this week with 60 homes taken to auction. Of the 52 results collected so far, 59.6 per cent were successful while just under one third of reported auctions were withdrawn. Over the previous week, 55 auctions were held across the </span>city, while this time last year, 974 Melbourne homes were taken to auction.</p>

<p dir="ltr">“We had 14 private inspections during the four-week campaign with interest coming from both owner-occupiers and investors - with an investor buying on the day.<span> </span></p>

<p><span>Investor activity has certainly reduced on the Northern Beaches as many local suburbs have a strong reliance on the Tourism and Retail sectors, according to a recent Herron Todd White (HTW) residential report. </span></p>
<p><span>The report notes the unit markets in Manly, Fairlight and Balgowlah have seen the biggest reduction in activity, having the largest drop in weekly rents and higher vacancy rates. </span></p>
<p><span>It noted SQM Research indicated weekly asking rents for units in Fairlight have been slashed from $895 in February 2020 to $690 as of July 2020. </span></p>
<p><span>"Capital values have not declined at similar levels thus reducing potential yields," the valuation firm said. </span></p>
<p>A recent example of this reduction would be <a href="https://www.realestate.com.au/sold/property-apartment-nsw-fairlight-120102621" target="_blank">1/40 Rosedale Avenue, Fairlight</a> (pictured above), the report noted. </p>
<p>This two-bedroom, one-bathroom unit was recently leased for $600 to $620 per week after being previously leased for $745 per week in 2019.</p>

<p><span> Australia has performed quite admirably against COVID-19, particularly when benchmarking against other countries.</span></p>
<p><span>"A number of agents have noted stronger activity, particularly for housing, from international buyers and expats," the valuation firm said. </span></p>
<p><span> As the uncertainty in the global markets make </span>the Australian property market a relatively safer investment, and many expats are looking to re- enter the market as an investment that they can turn into their family home should they need to return home.</p>
<p>A recent example of this would be <a href="https://www.realestate.com.au/sold/property-house-nsw-balgowlah-133811254" target="_blank">139 Woodland Street, Balgowlah </a>(pictured below) sold for $2.88 million in July through Cunninghams Real Estate with an original asking guide of $2.75 million, the report noted. </p>

<p>"If you have concerns, our advice is to engage an independent valuer to provide a valuation on the property," the valuation firm said. </p>
<p>An example from Sydney’s central west is <a href="https://www.realestate.com.au/property-apartment-nsw-lidcombe-133603762" target="_blank">114/9 Paddock Street, Lidcombe</a> (pictured below), a 2 bedroom 2 bathroom unit which sold off the plan in March 2017 for $810,000 however has now relisted with an asking price of $700,000 to $750,000.</p>

<p><span>In the south, units in Mortdale and Oatley are still providing reasonable rental returns whilst vacancy rates in these suburbs have remained reasonably low compared to neighbouring suburbs along the railway line, which have had a greater supply of new units into the market. </span></p>
<p><span>According to SQM Research, the vacancy rate in June for the Mortdale/Oatley postcode was 1.7 per cent, compared to 4.9 per cent in the Penshurst postcode and 4.7 per cent in the Hurstville postcode.</span></p>
<p><span>A two-bedroom, one-bathroom, unit with one-car garage, recently sold in Rosa Street, Oatley for $700,000.</span></p>
<p><span> The 1960’s ground floor unit, with a dated but well maintained fit out, positioned within short walking distance to Oatley village shopping, cafes and railway station. </span></p>

Investor activity shrinks on the Sydney Northern Beaches: HTW residential

<p><span>Sydney’s newest urban master-planned community, Wilton Greens, has secured 105 land sales valued at $30.8 million.</span></p>
<p><span>Developed by Risland Australia, the sales occurred within three weeks of the project’s launch, making it one of the fastest selling in New South Wales.</span></p>
<p><span>Located within Sydney’s south west growth corridor in the Wollondilly area, the Wilton Greens will comprise 3,600 land parcels spanning 433ha.</span></p>
<p><span>The project will be New South Wales’ first major master-planned community, following Risland’s successful launch of Windermere Estate located in Victoria’s Mambourin, two years ago.</span></p>
<p><span>Wilton Greens will eventually be home to over 12,000 residents, comprising schools, a shopping precinct, community facilities, transport links and green open spaces.</span></p>
<p><span>Prices ranged from $239,999 to $372,500 with land sizes between 275sqm and 540sqm.</span></p>
<p><span>“The masterplanned design, affordable price point, range of land parcel types and development approved land drove early results in Wilton Greens”, said Wilton Greens sales manager Damian Hogan.</span></p>
<p><span>The community is planned to have eight ‘villages’, each with a green open area at its heart, distinct native landscaping and wide home</span> frontages</p>
<p><span>It is located at the gateway in the south west with Picton, Campbelltown and Wollongong all within easy reach.</span></p>
<p><span>Construction is expected to start in November 2020.</span></p>

Sydney's newest master-planned community Wilton Greens secures $31 million in sales

<p><span>Construction has commenced on a $46 million build-to-rent apartment project in Melbourne’s inner north suburb of Brunswick, developed by Pelliocano.</span></p>
<p><span>Designed by 6-Degrees Architects, the 70-apartment project, Solarino House, will comprise one, two and three-bedroom apartments, a communal rooftop and ground floor retail.</span></p>
<p><a href="/developers/pellicano-group?utm_source=PropertyObserver" target="_blank">Pellicano </a>will offer a mix of short-term, long-term arrangements, with hotel-style services including dry cleaning, apartment cleaning and share cars.</p>
<p><span>The build-to-rent sector aims to address Australia’s affordable housing crisis by offering flexible leasing options and shared spaces.</span></p>
<p><span>Pellicano has also introduced a cloud-based app, Pellicano Connect, to keep its members engaged, informed and connected.</span></p>
<p><span>The group, which was founded in 1967 by brothers Frank and Nunzio Pellicano, has an established portfolio of build-to-rent projects including a recent development in Brisbane’s Wynnum West.</span></p>
<p>The townhouse project, <a href="/buildings/arbor-park-2037-wynnum-road-wynnum-west">Arbor Park</a>, is comprised of 67 dwellings located at 2037 Wynnum Road.</p>
<p><span>“Build-to-rent is a model we’re committed to as a business off the back of these projects. We want to keep pushing the envelope in terms of the level of service we offer our members”, said director Nando Pellicano.</span></p>
<p><span>The family’s wealth is now estimated to sit at $285 million by the BRW Rich List in 2014.</span></p>

<p>There are 1,160 auction scheduled across Australia this weekend, up from just over 700 during last weeks long weekend, according to SQM Research data.</p>
<p>They found auction volumes in Sydney are set to reach 739, with the busiest suburbs being Mosman, St Ives, Surry Hills (11), Paddington (12) and Wahroonga (14).</p>
<p>Melbourne's auction numbers remain strikingly low at just 64 this weekend. This is lower than some of the generally 'smaller' auction markets with Brisbane reaching 85 and Canberra barely squeezing out ahead at 68 scheduled auctions.</p>

<p>Across the other auction markets Adelaide is host to 45 auctions this weekend while Darwin has just one and Hobart zero.</p>
<p>Darwin is the only capital city with more auctions scheduled for the rest of the week than for Saturday, according to SQM which noted that they have 4 properties set for the hammer later next week.</p>

October auction volumes rebound from long weekend property hiatus

<p>EXPERT OBSERVER</p>
<p>Three major housing-related measures were highlighted in Treasurer Frydenberg’s budget address on the 6th of October: an extension of the First Home Loan Deposit Scheme (FHLDS), additional low-cost financing for affordable housing through NHFIC, and additional funding for the Indigenous Home Ownership Program.</p>
<p>Other measures detailed in the budget papers included a proposed capital gains exemption for granny flats for eligible persons from July next year, and a continuation of funding for state social housing services.</p>
<p>The papers also note that the expansion of the first home loan deposit scheme will be complemented by announced changes to ease credit regulations, which would boost credit availability.</p>
<p><strong>Funnelling new demand into new property</strong></p>
<p>First home owners have previously been a target of demand-side housing stimulus during economic downturns. Currently, Australia may be in a demographic ‘sweet spot’ for first home buyer demand.</p>
<p>The relatively large millennial generation is now estimated to be aged around 26 to 37 years old. According to ABS data, this puts millennials into the most common first home buyer age groups.</p>
<p>Alongside the typical barriers to entry for hopeful first home buyers, this may be one of the reasons the first home loan deposit scheme has been so well-subscribed since its introduction in January this year.</p>
<p>The extension to the FHLDS will see an additional 10,000 places available between the 6th of October and the 30th of June 2021, adding to the 20,000 places made available since the scheme started in January 2020.</p>
<p>However, these additional places are for construction or purchase of newly-built homes. The price thresholds have also been increased for newly built homes, which would potentially further incentivise a pivot away from the established housing market. The change in purchasing thresholds by region are summarised below.</p>

<p>It will be interesting to see if these conditions create as rapid an uptake as the places for established housing. In 2008, the temporary boost to the first home owner grant provided added incentives for new builds, yet 85% of its uptake was directed at established housing₁. However, incentives limited to new home builds could still help soften the blow to dwelling construction through COVID-19.</p>
<p>Since the introduction of the HomeBuilder scheme, new home sales have been boosted across Western Australia, South Australia and Queensland. CoreLogic data shows valuations ordered for the purpose of construction loans have seen a boost above pre-COVID levels since the introduction of the HomeBuilder scheme.</p>
<p>In terms of the impact these schemes would have on the established market, the increased incentive for new home builds could reduce established home prices if demand is diverted from this sector. However, the price of newly built homes may rise up to the threshold cut-off. It is worth noting that despite the rhetoric employed around the extension of the scheme supporting the construction sector, the budget papers highlight that this will not be enough to offset a decline in new dwelling investment.</p>
<p>At August, dwelling approvals for units had fallen -18.4% year-on-year. The budget papers forecast an 11% decline in dwelling investment over 2020-21, before rising 7% in 2021-22. Indirect Impacts on Housing With much of this year’s budget focused on the labour market, infrastructure construction and tax cuts, one could be forgiven for thinking housing reform and stimulus took a back seat in this year’s budget. However, some of the budget highlights will also have implications for housing.</p>
<p>These include: </p>
<ol>
<li>The JobMaker hiring credit and JobTrainer fund. These initiatives may help re-absorption of young people into the labour force following the initial pandemic-induced shock. This reflects the disproportionate job loss of young people throughout COVID-19, where around 40% of job losses between March and August were among those aged 24 and under. Job loss among younger Australians may present less direct risk to the housing market due to their lower likelihood of holding mortgage debt. However, support for youth employment may create more buoyancy in the rental market, where inner-city markets in particular have seen rental income declines since the onset of COVID-19. </li>
<li>A boost to infrastructure spending. Depending on the nature of infrastructure projects, surrounding housing markets could see a rise or fall in demand. Much of this year’s infrastructure allocation is in roadworks, which can have positive impacts on nearby housing by increasing accessibility to an area, but devalue properties with exposure to high traffic intensity, construction and noise pollution.</li>
</ol>
<p><em>Support for regional Australia</em></p>
<p>The budget outlines $350 million in support for regional tourism to attract domestic visitation, and seeks to strengthen regional industry through concessional loans to farmers and access for exporters to global supply chains. This may further generate interest in regional dwelling markets, beyond what has resulted from COVID-19 and the normalisation of remote work. However, it worth noting this budget allocated little to fossil fuel alternatives, with climate change presenting on ongoing challenge to the liveability of some regional markets.</p>
<p><strong> Beyond the Budget</strong></p>
<p>Further to the budget, there have been many institutional interventions which have likely played a role in stabilising housing market conditions since COVID-19.</p>
<p>These include, but are not limited to: </p>
<ul>
<li>A comprehensive monetary easing package from the RBA, which saw a reduction of the cash rate to 0.25%, bond yield targeting and the establishment of a term funding facility which has been extended to June next year; </li>
<li>Early access to $10,000 of superannuation in 2019/20 and 2020/21; </li>
<li>The Australian Prudential Regulation Authority (APRA) changed capital ratio expectations for the banking sector in March, facilitated home loan deferrals and later extended the availability of deferrals to March 2021;</li>
<li>The availability of JobKeeper and a boost to JobSeeker, which were made available from March, and extended to March 2021, albeit in a tapered form; and, </li>
<li>A mix of state-based incentives for home buyers, such as the Building Bonus grant in WA, the Home Improvement Scheme in the NT, and temporary stamp duty discounts in NSW.</li>
</ul>
<p>These events remind us that housing does not operate in a vacuum. Many different factors are currently supporting housing demand. This has created a turn in housing market sentiment, which is seeing prices rise across the small capital cities, and a softening of price declines across Sydney and Melbourne.</p>
<p>Looking forward, there may still be more tailwinds to come. The RBA left the cash rate on hold in October ahead of the budget, but hinted in the final sentence of the statement on the decision that “additional monetary easing” was possible.</p>
<p>A recent address by Deputy Governor Guy Debelle carried the same messaging. Lower interest rates, together with easier access to housing credit could create further housing market demand, given prices have historically increased against a lower cost of debt and greater availability of housing finance options.</p>

<p><span>The NSW Government’s planning system acceleration program has fast-tracked approval on a $64 million construction project in Redfern.</span></p>
<p><span>Located in the heart of the suburb, the new 18-storey building will be home to more than 400 students and create 240 construction jobs, said Minister for planning and public spaces Rob Stokes.</span></p>
<p><span>The building will include Aboriginal artwork and creative open public spaces.</span></p>
<p><span>“This is another example of a major shovel ready project being given fast-tracked approval to keep the NSW economy ticking throughout the pandemic,” Stokes said.</span></p>
<p><span>The Redfern development is one of 11 projects in the sixth tranche of the NSW Government’s acceleration program.</span></p>
<p><span>To date, the program has created more than 50,000 direct job opportunities.</span></p>
<p>As the NSW Government steers to make affordable student accommodation a priority, many projects are popping up in the <a href="/developments/redfern-nsw-2016">Redfern area</a>.</p>
<p><span style="font-size: 12.16px;">In June, Singapore-based developer <a href="/developers/wee-hur-holdings-ltd?utm_source=PropertyObserver" target="_blank">Wee Hur Holdings</a> announced plans to create its second student accommodation facility in Redfern. </span></p>
