Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.

The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.

The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.

Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.

The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.

Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.

The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.

Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.

"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."

The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.

Central Element seeks second Drummoyne apartment development

The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.

The apartments would sit above a podium containing retail and commercial space, with three levels of communal recreation facilities spread throughout the tower. The proposal also includes 198 car spaces and 95 bicycle spaces.

Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.

"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.

"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."

The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Mortgage relief? NAB forecasts RBA rate cut, not hike, after softer economic conditions

Investors snapped up 20 Gold Coast auction offerings ahead of Ray White's scheduled one-day Gold Coast sale named The Event, held on Sunday. 
The Event was scheduled to auction 115 properties in one day. 
Listings were up from 98 last year. Auction organisers confirmed 300 plus registered bidders for the event.
Attendees noted there were signs of caution among buyers with around 39 out of the initial 75 properties auctioned finding buyers.
Final sales figures were still being tallied late Sunday, with preliminary estimates showing a clearance rate of around 51 per cent.
The 20 pre-auction sales showed investors were full of confidence about the region, Ray White Surfers Paradise chief executive Andrew Bell said.
Sales included a five-bedroom house at 22 Yacht Street in Southport for $1.56 million. Another was a three-bedroom townhouse at 5212 Marine Drive West in Sanctuary Cove sold for $800,000. 
"It's slightly more [presales] than last year," Andrew Bell told The Australian Financial Review.
Sales under the hammer included a two-bedroom apartment in a late 1980s apartment building at 25/3510 Main Beach Parade, Main Beach. It sold for $1.3 million, which was less than the $1,415,000 it fetched in 2007.
A penthouse in the Paloma building at 11/93 Albatross Avenue, Mermaid Beach, sold for $1.6 million.
A three-bedroom apartment at 274/1 Serisier Avenue, Main Beach sold for $1.1 million, below the $1,510,000 it sold for in pre-global financial crisis 2007. 
Unlike prior years, the weekend auction only had a few prestige offerings, which was an initiative of Mr Bell.
Last year's top sale was a boat from their marine sales division.
However a four-bedroom home at 76 Admiralty Drive, Paradise Waters sold for $3.5 million.  
Today’s sale of number 76, which was featured on the cover of the Gold Coast Bulletin’s real estate magazine, will see its Brunei-based owners farewell their holiday home of 17 years.
Set on a 792sq m, the residence features Versace-esque drapes, chandeliers and gold finishes throughout.
RWSP selling agent Jackson Paradise said the seller works in the hotel industry in Brunei but his children live and study in Brisbane.
There was also a vacant 835-square-metre block of Paradise Waters riverfront land sold for $2.85 million. 
Among the cheapest was a one-bedroom apartment at 15/3355 Surfers Paradise Blvd, Surfer Paradise, that sold for $218,000.
The $295 a week rental last sold at $320,000 in 2010.
The villa on The Parkway, Sanctuary Cove (pictured top above) remains for sale. It last traded in 2007 at $1.95 million.

Gold Coast offerings go under the auction hammer at Ray White's The Event

The development company, Future Estate has finalised a $12.8 million Coburg sale of three lots totalling 9,203sqm of its larger Pentridge Prison site.
The holding sits amid the substantive urban renewal project, Coburg Quarter.
The purchaser, Golden Sunrise secured permits for 294 apartments across three buildings.
Future Estate purchased the distressed asset from receivers three years ago for $4 million.
“When we purchased the former Pentridge Prison site in 2014, our valuations estimated we had secured it for a third of its market value,” said Future Estate managing director, Ben Anderson.
“Now, 18 months on, we have this sale and the 250 per cent return on investment it produced to verify our initial calculations – the site which we acquired for 30c on the dollar, is actually worth $73 million.”
One Coburg Quarter, Fuure Estate's first residential building is 90 per cent sold off market.
One Coburg Quarter has 148 apartments.
Future Estate’s masterplan will see the developer transform the remaining portion of its 4.2ha site into a mixed-use residential community in which open civic spaces, professional services, a diverse retail offering and a new eat street.

The sale was through Colliers International and Savills.
The property was listed as for sale by expressions of interest, closing on August 10.
Future Estate and fellow developer Shayher Group own the former prison, which was once home to notorious inmates such as Ned Kelly and Squizzy Taylor.

Pentridge Prison development site sold by Future Estate for $12.8 million

As of 1 January 2017, the West Australian government’s FHOG was increased by $5000 to $15,000 for eligible buyers.
First-time home owners buying or building a new home may apply for a grant of up to $10,000.
Contracts signed between 1 January 2017 and 31 December 2017 may be eligible for an additional boost payment of $5,000.
Buyers can receive up to $15,000 towards your first home, without having to pay stamp duty.
The FHOG only applies to new residential dwellings – not established homes.

As with the old grant, the boost will be paid for homes up to the value of $750,000 (or up to $1 million if the home is located north of the 26th parallel).

The West Australian First Home Buyers Grant boost

Melbourne developers Salvo Property Group has purchased a site with pre-existing permit for four residential towers in Melbourne's Fishermans Bendin a deal rumoured to be more than $40 million.
The 9,766sqm site, 60-82 Johnston Street, South Melbourne, was sold by vendor Bill McNee through Colliers International.
The property has plans and permits for more than 1,300 apartments in four towers designed by Rothelowman.
There will be two high-rise towers (46 and 43 storeys) and two medium-rise towers (27 and 21 storeys).
Agent Daniel Wolman said 60-82 Johnson Street in South Melbourne will be one of the largest mixed-used complexes within Fishermans Bend.
“Salvo’s success in Southbank will continue in Fishermans Bend, bringing not only residential apartments to the area, but also supermarkets, retail shops, offices and other amenities," he said.
“We were managing interest and offers from several Asian developers, particularly from China, Malaysia and Singapore.
“However, the local developers saw the potential in this premium inner-city location immediately and acted accordingly, which is testament to the strength of the Melbourne market.

Sydney home values grow 15.4% over last 12 months: CoreLogic

In the final five months of 2016, mainland Chinese developers snapped up three-quarters of Melbourne development sites on the market through CBRE.
As they shrugged off concerns about apartment oversupply, tougher planning rules and higher property taxes, CBRE calculated that 75% of the 45 Melbourne development sites they transacted between August and December were sold to Chinese buyers.
Less than one in five sales were to Chinese groups in the first seven months of the year as Chinese government capital control measures and uncertainty about the federal election in Australia affected developer interest.
"We've sold more properties to Chinese buyers in the past five months than in any other five-month period since 2009," said CBRE national director Mark Wizel.

The Australian Financial Review calculated that there has been more than $730 million worth of Melbourne development site sales to Chinese developers since August.
These included acquisitions by Dahua and Poly, and new entrants like Nuway Wy, which paid $97 million for the former Melbourne convention centre site with a permit for 1000 apartments.
Wizel said the convention centre site would have sold for $400 million were it in Sydney.
"Chinese developers see a lot of value in Melbourne and they are willing to accept a lower return because they can save money in other ways, such as by selling apartments directly into China and avoiding paying local estate agent commission fees.," he said.
"They also have a better read on demand from China for housing than we have. They wouldn't buy these sites it if they didn't have the end buyers."
Jiaheng Chan, managing director of Malaysian-backed developer Beulah International, said Melbourne appealed for all the reasons it was named the most liveable city in the world for six consecutive years.
He added a major drawcard for Melbourne is the education system and the quality of schools and universities.
Wizel said he expected a rise in activity in 2017 from some of the big Chinese developers including Greenland, Fosun, Vanke, Wanda and R&amp;F, who were relatively inactive in 2016.
He noted that Chinese groups were also expanding their activities beyond development sites.

Bondi Junction and Potts Point share last week's most expensive sales at $4.25 million: CoreLogic

A vacant warehouse offered in inner-city Melbourne has sold post-auction for $2.82 million, with the property coming with an architect’s concept development plan for a residential project.
The selling agent was Gray Johnson’s Rory White who said the sale price was equal to a strong land price of $5,351 per square metre and the developable land area at the ground level is estimated at 527 sqm.
The property sold after being on the market for 64 days, according to RP Data.
The property at 168 Chetwynd Street North Melbourne has combined frontages to Warwick Street and Browns Lane and close to the popular Queen Victoria Market and public transport on the northern edge of the Melbourne CBD.
The existing building comprises an older style warehouse of character with a red brick façade, lofty ceilings and concrete floors and was offered with vacant possession.
The property is included within a Mixed-Use zone with an architect’s concept development plan prepared on behalf of a major corporate as vendor.
The purchaser may build a multi-unit residential suite development for the site, according to the media release.
This sale reflects the strong demand for townhouse development sites currently especially capable of accommodating five to 20 units with solid interest from both local and offshore buyers.

North Melbourne property with plans for apartments sells for $2.82 million

Figtree, an inner west suburb of Wollongong, figured in CoreLogic’s top 10 list of suburbs for units with the most change in value in the 12 months up to September 2016.
Figtree (postcode 2525) was at number seven on the top 10 list in CoreLogic’s Best of the Best 2016 report. It had a median price of $496,924 with a change of 25.6 percent. The suburb saw 33 transactions during the period and units comprised about 6 percent of the total number of homes.
Its population was just over 10,000, according to ABS Census 2011.

The selling agency was Spinelli Real Estate. It previously sold for $335,000 in 2012, reflecting a change in value of 47.8 percent in four years or an annual growth rate of about 10.7 percent.

A major landholding fronting Lake Coogee and earmarked for residential development in the Perth suburb of Munster has been listed for sale through CBRE.
The 15,396 sqm property at 8 Fawcett Road property is cleared and prime for residential subdivision. 
Nearly 11 km south of Fremantle, the property forms part of a precinct that has witnessed a wave of residential development.  
The listing agents are CBRE’s Michael Milne and Matthew Elliott.
Elliott said the prominent suburban location was expected to attract buyer interest. 
“The site provides a premium inner-city subdivision within an established and growing area surrounded by a high level of amenity, local schools and has direct links to Kwinana freeway and the coast,” Elliott said. 
Milne said the property was zoned ‘Development’ and ready for a boutique residential subdivision.
“The property directly fronts Lake Coogee and is surrounded by R20, R30 and R40 density residential development, which will enhance developer appeal.” 
The campaign closes February 10.
