The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Darwin ranks as the slowest selling capital city property market: CoreLogic

The number of total listings in Sydney has risen by almost 19% on the same time last year, according to CoreLogic’s latest report.
The property data firm says that in the past 12 months listings in Sydney has risen to 22,776.
This makes Sydney having the highest listing growth in the past 12 months with Adelaide coming second with 5.1%.

Sydney's total spring 2017 property listings up by almost 19%: CoreLogic

Blue at Lavender Bay, Aqualand Australia’s pinnacle project, secured a strong weekend sales result when they officially went on sale.
The development was expected to meet with strong buyer interest because it was marketed as the last residential conversion development in the Milsons Point area with views to the city and Harbour Bridge.
Of the 72 apartments sold on Saturday morning the highest sale result was the $8 million sub-penthouse, which equated to a bullish $55,000 per square metre.
But the sales success required an extended six month buildup, and not all 129 apartments in the development, located at 61 Lavender Street, Milsons Point, went up for sale.
The project display suite has been open since August promoting the offerings in what was once an 18-level commercial office building. 
Alex Adams, Aqualand sales manager, said the luxurious abodes had been conceptualised by architectural firm PTW to include premium Gaggenau appliances, natural stone kitchens, stone floors, extensive joinery, larger open-plan living areas and generous sized bedrooms and ensuites.
Aqualand bought the Samsung office building last year for $140 million.
Ben Stewart, at CBRE, has advised the second stage of the 20-storey tower includes the penthouse, which is a 550-square-metre offering expected to carry a $20 million asking price.
The managing director of Aqualand is Shangjin Lin, who on New Year’s Eve in 2015 paid $52 million for the Vaucluse trophy home Villa Igiea.
Aqualand is a subsidiary of the Shanghai-based property developer Shenglong, billed as one of China’s top 50 property developers and chaired by Mr Lin’s father, Yi Lin.

Property NSW, on behalf of Family and Community Services, has sold the historic Workers Dwellings in Millers Point for $26 million.
Located between 30 Lower Fort Street and 4 Trinity Avenue, the three-storey block of 33 apartments was built by the Sydney Harbour Trust in 1910.
Following closure of a public tender process, the historic building was sold via negotiations managed by McGrath Estate Agents.

Apartment block in Millers Point sells for $26 million

With a rare off-note for Melbourne, the singer songwriter Tina Arena's Fitzroy property was passed in on a vendor bid of $1.75 million at weekend auction.
There is now a $1.795 million asking price for the Fitzroy terrace which Arena, one of Australia’s highest selling female artists, has restyled since paying $1.38 million in August 2015.
But Melbourne did record the nation's highest result when an Edwardian ere home in Middle Park house sold for $6.4 million, shortly after being passed in at $6.25 million through Marshall White Port Phillip.
Located at <a href="https://www.realestate.com.au/sold/property-house-vic-middle+park-126188014" target="_blank" rel="noopener noreferrer">136 Page Street</a>, there were three bidders for the five bedroom home that had last sold in 2015 for $5.5 million.
There's been a slight improvement in the national auction clearance rate, according to CoreLogic’s latest report, which comes as national spring auction volumes have increased on the second spring weekend.
The combined capital city preliminary clearance rate rose to 70.2 per cent for the week.
It was after last week’s revised final clearance rate fell to 66.4 per cent, which was the lowest combined capital city clearance rate so far this year, and the lowest since June 2016.
The clearance rate was lower than this time last year in all capitals, except Perth.
Auction volumes increased week-on-week with 2,225 properties taken to auction, up from 2,074 last week, and higher than this time last year (2,062).
Melbourne had the most auction stock and the highest success rate.
Its preliminary results had 73.2 per cent of the 938 reported auctions sold this week.
There were 1,097 properties taken to auction, up from 976 last week when the final clearance rate was recorded at 71.3 per cent.
Over the same week last year, 974 auctions were held and the clearance rate was 78.3 per cent.
Melbourne's strongest clearance was across the North West region at 86.6 per cent.
Some seven of the nine sub-regions of Melbourne recorded clearance rates above 70 per cent.
The cheapest sale was when a one bedroom West Footscray apartment sold for $208,000.

Sydney was host to 810 auctions this week with a preliminary clearance rate of 72.3 per cent, rising from 65.5 per cent last week across 779 auctions, although CoreLogic auction analyst Kevin Brogan advised this will fall over the week as late results come in.
One year ago, 758 auctions were held across Sydney and 80.6 per cent were successful.
The lowest clearance rate was across the Sutherland region where 57.1 per cent of the 42 reported auctions were successful.
Sydney prices peaked in Pymble where a six bedroom house sold for $5.7 million. It was among the increasing numbers of pre-auction sales.
Domain noted sold priors sat at 145 up from 109 in the previous weekend, given the increased paucity of active auction. buyers, with vendors taking what was on the table.

Domain chief economist Andrew Wilson said the spring selling season was shaping up to be one of the slowest in five years.
"It is becoming a much more level playing field between buyers and sellers," Dr Wilson said.
The preliminary clearance rate in Brisbane this week was 43.9 per cent, down from 45.6 per cent last week.
Auction volumes were similar this week with 137 auctions held, compared to 138 last week.
A two bedroom Macleay Island house sold for $138,000 making it regional Brisbane's cheapest sale.
Located at <a href="https://www.realestate.com.au/property-house-qld-macleay+island-126089966" target="_blank" rel="noopener noreferrer">29 Nugent Street</a>, the 665 sqm property was marketed as an excellent investment return proposition having been offered recently as a $250 a week rental.
Built in 2006, it was offered last October at $245,000, with reduced $180,000 hopes in June this year. 
Situated in a quiet part of the island it was marketed as fully Crimsafe screened.
Brisbane's top sale was a Hamilton house sold for $2.58 million.
Located at <a href="https://www.realestate.com.au/property-house-qld-hamilton-126168626" target="_blank" rel="noopener noreferrer">11 Czar Street</a>, the four bedroom 1930s property was redesigned by architect Derek Trebilcock and interior designer Mary Durack.
Last sold for $1.14 million in 2009, the property was offered through Ray White agent Matt Lancashire.
In Adelaide, a 67.2 per cent preliminary result was recorded this week across 74 auctions.
Last week, 76 Adelaide auctions returned a clearance rate of 50 per cent for the city, while at the same time last year, 88 homes were taken to auction, with 68 per cent recording a successful result.
A three bedroom Vista house, 13 kms from the CBD, sold for $315,000 making it Adelaide’s cheapest weekend auction sale.
Located at <a href="https://www.realestate.com.au/property-house-sa-vista-126109418" target="_blank" rel="noopener noreferrer">1407 Grand Junction Road</a>, the property is ripe for renovation.
Built in 1972 it last sold in 2011 for $330,000.
A classic 1925 Myrtle Bank house that sold for $1.27 million was Adelaide’s most expensive sale.
Located at <a href="https://www.realestate.com.au/sold/property-house-sa-myrtle+bank-126227630" target="_blank" rel="noopener noreferrer">31 Ferguson Avenue</a>, the renovated four bedroom bungalow on 1010 sqm last sold for $317,000 in 2000.
Perth’s clearance rate of 36.8 per cent across 19 auction results compared to the 27.3 per cent last year.
Across Canberra, 72 homes were taken to auction on the weekend.
Preliminary results show a clearance rate of 69.2 per cent, up from 66.1 per cent the previous week.
A mountain-view five bedroom Deakin house sold for $1.675 million making it Canberra’s most expensive weekend auction sale.
Located at <a href="https://www.realestate.com.au/property-house-act-deakin-126193006" target="_blank" rel="noopener noreferrer">36 Norman Place</a>, the two storey brick house on 679 sqm also has glimpses of the lake.
Situated in a cul-de-sac, it last sold for $363,000 in 1998.
