The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Are mortgage holders set to get a reprieve from the RBA in 2026?

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Room sharing outside a family environment is also occurring in some professions. This includes airline stewards and submariners, nurses on shifts, or hospitality workers in remote or seasonal locations, to name a few.
There are precedents where this arrangement is not unusual. Youth and backpacker hostels offer room sharing as a budget option.
In the cases of the workers above, however, the roomies are part of an organisation and are colleagues. This ensures some vetting has taken place and that their conduct is expected to be in keeping with their paid position and contract.
Youth hostels have management to handle complaints and to keep an eye on things. But what about when you are sharing a room and found your roomie through a website? Who is in charge? And how do you really know with whom you are sharing?
City living costs are driving people to organise themselves to share a room with strangers so they can live in their required location. It’s harder than ever to afford your own bedroom to sleep in.
Various websites list hundreds of offers to share rooms in central Sydney. Beds are available from about $150 to over $230 a week. Room sharing also happens in suburbs like Double Bay, Mossman or Marrickville.

A recent article, “How short-term rentals are making Sydney’s housing crisis worse”, calculates that about 6,000 properties are removed from the rental market and offered to higher-paying tourists through “sharing economy” sites like Airbnb. We have an indication what the potential tenants who can’t afford to rent a flat anymore are doing – they are room sharing. I estimate thousands of people are room sharing right now in the inner city.
Exceeding capacity causes many problems
Overcrowded apartments, beyond interfering with the amenity of strata owners, have a number of other implications. One is that these packed living arrangements raise basic health concerns. Historically, <a href="https://www.history.com/topics/tenements">19th-century New York tenements</a> come to mind. How are facilities like bathrooms and toilets – the <a href="https://researchdirect.uws.edu.au/islandora/object/uws:20120">health hardware</a> – going to hold up when used by multiples of the occupants they were originally designed for?
In Australia today, we know relatively little about the extent of chronically overcrowded housing. But research has looked at its impact on those Indigenous householders for whom it’s a fact of daily life. In some cases, up to five people share one bedroom and up to 30 people use the services of one house.
It’s not because they like it, but because there are not enough houses that <a href="https://www.researchgate.net/publication/249879335_This_Is_Not_a_Pipe_The_Treacheries_of_Indigenous_Housing">perform well</a>. Product selection is not fit for purpose and goes hand in hand with a lack of maintenance. <a href="https://www.bshf.org/world-habitat-awards/winners-and-finalists/housing-for-health-programme/">Award-winning research</a> shows this makes it virtually impossible for these householders to carry out basic <a href="https://www.healthabitat.com/the-healthy-living-practices">healthy living practices</a>.
Appliances, fittings and fixtures are engineered to cater to household, commercial, industrial or military performance demands. Fit-out quality selection has direct implications on product life and therefore performance. If these products fail because they are not suitable, this has impacts on <a href="https://www.propertyobserver.com.au/www.health.nsw.gov.au/environment/Publications/housing-health.pdf" style="font-size: 12.16px;">health and wellbeing</a>.
The research shows that this is not the fault of the residents, Indigenous or otherwise. Now these <a href="https://www.propertyobserver.com.au/healthabitat.com/what-we-do/what-the-housing-data-reveals/why-the-houses-need-fixing">well-documented</a> issues are being reproduced in dense urban settings.
Who is going to repair the cheap and non-compliant fixtures when they fail? The poor occupants? What kind of replacements can be expected? High-quality commercial fittings to suit the 500% higher use, or cheap replacements that will predictably fail again in due time?
<h2>Can a shared room be home?</h2>
Lack of personal space and privacy are other problems. The images on the websites clearly demonstrate practical day-to-day concerns. Where do you store your things? There is no existing furniture product category that meets the requirements of sharing with strangers.
A seasonal worker in the Snowy Mountains told me the workers left damp clothing lying on the floor between their bunks. But even if you can hang your things up somewhere, how do you ensure they are still there when you come home? Internal doors generally don’t have key locks and nor do cupboards. Tenants can’t even hang a picture, so how can they secure their space?
Ikea offers furnishings for small flats and some of their products are thoughtfully designed to make small spaces more effective. But they don’t have products for these room-share settings. Renting means you are not allowed to drill holes to install shelves or even hooks.
It appears that the precarious life of the roomie, who lacks a sense of security, stability, privacy, safety and the ability to control their living space, meets the Australian Bureau of Statistics (ABS) <a href="https://www.abs.gov.au/ausstats/abs@.nsf/Latestproducts/4922.0Main%20Features22012?opendocument&amp;tabn">definition of homelessness</a>. Two bedroom Footscray apartment sold for $455,000 - and small loss

Sekisui House Australia has appointed Parkview Group to build the first stage of its new masterplanned community The Orchards at Norwest.
Sekisui House Australia CEO and managing director Toru Abe said that Sekisui House was delighted to be working with Parkview Group again, after collaborating on the ‘Savannah’ building at The Address in Wentworth Point.
The first stage is named Imperial, a nod to the area's rich heritage as a citrus growing region.
It will be made up of 121 apartments over two buildings which will feature orchard trees planted on the rooftops.
Parkview Group project manager Anthony Sakkal said Parkview was excited to be involved in such an important project that marries the area’s history and its future.
“Sekisui House is a very thoughtful and measured global developer that always brings a very well-considered approach to every project it develops as well as a commitment to add value, amenity and convenience to future residents,” he said.
Completion of Imperial is slated by 2019.

The Orchards will also feature a 1.4-hectare public park, playgrounds, breakout green spaces, a community function centre, lagoon pool and a gymnasium with a heated lap pool.
The development is located opposite the 18-hole championship golf course at the Castle Hill Country Club.
It will comprise one, two, three and four bedroom apartments across seven residential buildings, with local downsizers expected to be attracted to the development.
Toru Abe said young families have shown an early interest.
“Initial enquiry has also been strong from young families attracted to safe, community living with plenty of open spaces for children to play and the added convenience of flexi-rooms that allow for adaptable use – whether as another bedroom or home office,” he said.
Sekisui House sales team has also been fielding calls from investors and those working in the Sydney CBD who are aware that Norwest Railway Station – just 500 metres away and currently under construction - is due for completion by the time the first residents at The Orchards start moving in.

As any architect will attest, attempting to make a pencil thin tower stand up on a small parcel of land in the middle of a city is no small feat. Nor is the humane architecture that’s needed to create highly liveable places where people aspire to reside. 
Yet as land becomes scarcer in our cities, developers continue to search for ways to innovatively accommodate growing communities within easy reach of existing infrastructure. They look to their architects for a range of intelligent and precision-based approaches that will enable them to make these buildings as good as they can possibly be. 
Historically expensive to create and commercialise, slender towers must achieve tight feasibility width-to-height ratios in excess of 1:12 despite highly complex wind loadings, planning, engineering and site specific matters; often enough to put off those without the deepest pockets. 
Two such towers are underway in Queensland, where our team is working on game changing designs in Surfers Paradise and Brisbane. 
The first, a picturesque but elementally exposed waterfront site in Wharf Rd, Surfers Paradise (above) involves the design of a 42-storey, 12m wide premium residential project at a ratio of 1:13. 
The second, in Brisbane’s Ann St (below), is a proposed 147m high, 9m wide apartment project that, at a ratio of 1:16, would become one of the world’s thinnest buildings.

There are no general rules or principals when it comes to designing slender towers, other than to be specific to the site and local environmental and planning restraints. What matters most is the design process itself, open collaboration, understanding of science and parametrics, and a willingness to push the design envelope.
With a brief to create whole-floor subtropical beach houses in the sky for the Wharf Rd project, our team set about making viable a site that might previously have been deemed too tricky to develop.
Assembling a team of market-leading partners and consultants, we relied on science to create significant structural efficiencies that were then digitally tested and analysed in detail. We then humanised the design to create a highly resolved building that is feasible, liveable and beautiful.
From a parametric design perspective, the Wharf Rd process involved capitalising on an articulation zone within the planning scheme that enabled us to move what would have been a traditional inboard structure to the building’s exterior.
In creating this exoskeleton, we were able to alter the tower’s structural dimensions to achieve a commercially viable ratio of 1:13. In other words, we kept the same floor space and tower height but decreased the width-to- height ratio to achieve a more stable building.
The exoskeleton design meant we now had the ability to cross-brace the building externally via a diagrid, rather than being reliant on sheer walls and strong boxes for stability. This enabled us to open up the facade and create a truly three-dimensional building, with windows on all sides and enough asymmetries to mitigate the prevailing winds.
Importantly, we were able to provide highly articulated beach houses with stunning views and wonderful cross ventilation while ensuring the developer received a viable design that exceeded their commercial expectations by delivering an extra two floors.
It is our view that projects such as this are a precursor to what may come in Australian cities, where ownership of land is increasingly fractured, consolidation of land difficult to achieve, and populations rapidly growing.
When a site seems impossibly narrow, any building designed for the space will be so complex that nothing can be left to chance. These projects require the highest level of design input and management, from the facades to the car parks. Their success is dependent on architects’ ability to assemble teams that are willing to think outside the square and fine-tune each parameter along the way.

How parametric design enables previously unbuildable buildings to become a reality

The long weekend saw significantly fewer auctions, according to CoreLogic’s latest report.
The property data firm says that the clearance rate held firm.
The combined capital cities saw significantly fewer auctions this week, with a total of 953 auctions held; the lower activity a result of most states being host to a long weekend as well as both the AFL and NRL grand finals taking place.
Despite lower auction volumes, clearance rates held firm, returning a preliminary result of 69.4 per cent, rising from the 66.2 per cent last week when final results saw volumes reach their highest level since May this year (2,782).

Melbourne was the main driver of the strong clearance, with a preliminary result just under 90 per cent.
Over the same week last year, activity was equally subdued, with 872 auctions held and 75.8 per cent successful.

Brisbane was the only capital city to see a rise in volumes week-on-week.
Melbourne saw the most significant drop in volumes this week, with only 118 auctions held.
With such a low volume of auctions held, the preliminary auction clearance rate bounced higher to reach 89.4 per cent, rising on last week’s 70.6 per cent across a much higher 1,361 auctions.
While one year ago, 114 auctions were held and an 87.2 per cent clearance rate were recorded.

The busiest sub-region this week was Melbourne’s West, despite the grand finals slowdown the region recorded a preliminary auction clearance rate of 92.0 per cent across the highest volume of auctions (32).
In Sydney, 597 auctions were held this week, down from 1,033 over the previous week, however higher than the 530 auctions held over the corresponding week last year.
The preliminary clearance rate of 69.1 per cent is up from the 65.9 per cent last week, and lower than the 82.5 per cent one year ago.

Across the Sydney sub-regions, the Northern Beaches region recorded the highest rate of clearance with 87.0 per cent of the 64 auctions clearing, while the Northern Sydney and Hornsby region held the most auctions (79).
Brisbane’s preliminary auction clearance rate this week was 48.3 per cent, down slightly from 48.7 per cent the week prior.
Auction volumes increased week-on-week, with 140 auctions held, up from the 126 last week and higher than the 115 one year ago when 43.8 per cent cleared.

Across the Gold Coast, 25.9 per cent of the 27 reported auctions were successful.
A total of 40 Adelaide homes were taken to auction this week, recording a preliminary auction clearance rate of 79.3 per cent across 29 results, up from 75.7 per cent over the same week last year when 45 auctions were held across the city.

In Perth, only 13 auctions were held this week, recording a preliminary clearance rate of 75.0 per cent across 8 results, which is higher than both last week’s result (28.2 per cent) and the clearance rate from one year ago (45.5 per cent), however volumes were lower this week.
Across Canberra a total of 44 auctions were held this week, compared to 86 last week and 49 at the same time last year. Canberra’s preliminary clearance rate of 75.7 per cent is higher than it was the previous week (67.9 per cent).
