The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

Are mortgage holders set to get a reprieve from the RBA in 2026?

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Erskineville sees big jump in apartment stock levels

Residential accommodation options in middle Sydney have hit a five year high, according to the Real Estate Institute of New South Wales.
The January 2018 REINSW Vacancy Rate Survey saw availability in middle Sydney up 0.3 percentage points to 2.9%.  “This is the highest level since August 2012 when the vacancy rate for middle Sydney was at 3.0%, REINSW President Leanne Pilkington said.   “The area has seen a significant increase in available stock and a decline in applications,” she added. 
In inner Sydney vacancy rates rose 0.1 percentage points to 2.1%, while outer Sydney slipped 0.1 percentage points at 2.2%. The vacancy rate across metropolitan Sydney rose 0.1 percentage points at 2.3%. 
The Hunter is also seeing vacancy rates of more than five years ago, although this time at the lowest levels, after it fell 0.2 percentage points at 1.5%.
Newcastle led the decline with a drop of 0.4 percentage points at 1.3%, a level last recorded in November 2012 when the rate was at 1.2%. 
In the Illawarra, vacancy rates rose 0.2 percentage points to 1.9%. Wollongong was up 0.8 percentage points at 2.5%. 
Across regional areas, New England and Coffs Harbour rose 0.5 and 0.7 percentage points respectively to 2.5%, while Northern Rivers fell 0.1 percentage points at 0.8%.

Middle Sydney sees vacancy rate at five year highs

Value growth over the past decade has been characterised by substantial value rises in Sydney and Melbourne while elsewhere capital gains have been materially lower, in fact negative in some regions.
Over the past decade the Australia housing market has been impacted by the Global Financial Crisis (GFC), periods of rising and falling mortgage rates, heightened levels of investment and growing demand for housing from offshore buyers. Additionally, the national economy has transitioned away from a boom in the commodity cycle and major resources related infrastructure projects towards the services sector and housing construction. The market has also seen significant variation in the rates of value growth with Sydney and Melbourne leading the way.  
The first chart shows the cumulative change in dwelling values over the 10 years to January 2018.  Over the period, values across the nation increased by 41.8% however, it is important to note this was heavily influenced by the two largest housing markets, Sydney and Melbourne.  In fact, while nationally dwelling values have increased by 41.8% over the past decade, only Sydney (79.3%), Melbourne (72.4%) and regional Victoria (42.7%) have recorded value growth in excess of that figure.

Three regions of Australia have seen dwelling values which are currently lower than they were a decade ago.  These regions are Perth (-6.9%), Regional Qld (-5.1%) and regional WA (-29.5%).  Although all other regions have recorded value increases over the past decade, there has been growth of less than 10% over the decade in Darwin (5.4%) and regional SA (4.0%).
In early 2008 the GFC hit and dwelling values began to slide.  Although the periods of decline varied across regions, generally values started to fall early in 2008 with value growth returning in early 2009.   The declines were fairly short and sharp.  The declining housing market was reversed due to two main factors: a swift reduction in mortgage rates and the introduction of government stimulus including additional first home buyer incentives which helped stimulate growth in demand and subsequently values.

During the GFC downturn, all regions of the country recorded declines with national values falling by -7.9% between February 2008 and January 2009.  Western Australia was particularly hard hit by the downturn with values falling by double-digits in Perth (-11.0%) and Regional WA (-12.2%) while all other regions avoided double-digit value falls.  Value declines during the GFC downturn were relatively minor in Darwin (-1.5%), Regional SA (-2.4%) and Regional NT (-2.2%).
Following the stimulus-led re-inflation of dwelling values post-GFC, as the stimulus was removed from the market values once again started to fall.
First home buyer incentives were removed and the Reserve Bank started to lift interest rates from their generational lows.  Between 2010 and 2012, although timing does vary somewhat across the regions, the national housing market once again experienced value declines.

Between June 2010 and February 2012, national dwelling values fell by -6.5% with capital cities experiencing slightly larger falls than regional markets.
In this downturn, Qld was hardest hit with Brisbane (-10.6%) and regional Qld (-11.1%) the only regions to record double-digit value falls.  By comparison, Sydney (-3.7%), regional Vic (-3.6%) and regional SA (-3.0%) recorded relatively minor value declines throughout the period.
More recently, softer housing market conditions have become evident with a number of regions starting to see values decline.  The final chart highlights the change between current dwelling values and the historic housing market peak.

Nationally, dwelling values are -0.7% off their peak with the combined capital cities (-1.0%) the main driver of the weakness.  In fact, Brisbane and Hobart are the only capital cities in which values at the end of January 2018 were not lower than their previous peak.  Perth (-10.9%), Darwin (-21.7%) and regional WA (-29.5%) currently have dwelling values which are more than 10% below their previous peaks.
The data presented within highlights that despite most regions of the country having seen dwelling values increase over the past decade, within that decade there have been periods in which values have fallen.  The data presented also highlights how during the value growth periods, growth has very much been slanted towards the Sydney and Melbourne markets.
With dwelling values now falling in a number of regions, it will be interesting to see how rapidly values, fall, what may or may not be done to slow the falls and how the market declines will compare to other periods of decline over the past decade.

Four bedroom Brighton East mortgagee sale

Ipswich, the urban district south west of Brisbane, provided the nation's cheapest weekend buying opportunity.
It <a href="https://www.realestate.com.au/property-house-qld-north+booval-127367070" target="_blank">was a $155,000 sale</a> of a three bedroom house on 1047 sqm (above).
But it was only for the brave renovator or buyer prepared to start from scratch after its demolition.
Buyers who could "look past first impressions" and "know value when they see it" were encouraged to inspect, LJH agent Nick Ryan suggested.
The sale price represented a loss as it had last traded at $172,500 in 2006.
Its price was just above its $139,000 official land value. 
Meanwhile the national auction clearance rate edged up to 69.1 per cent across the capital cities as auction activity ramped up this week.
CoreLogic calculated some 1,963 homes were taken to auction, increasing from the 1,490 auctions held the prior week when 63.7 per cent of offerings found buyers under the hammer.
"Volumes are increasing at a slower pace," CoreLogic auction analyst Kevin Brogan said, noting on the same weekend last February there had been 2,291 offerings.
Sydney’s success rate soared back into the 70s with a 74.3 per cent clearance rate. 
"It was well above the trend over the final quarter of 2017 where auction clearance rates were tracking in the low 50 per cent range," Brogan said.
But it was on subdued volume as the 718 offerings was down on the 856 at the same time last year.
Sydney had the nation's top sale when $5,390,000 was paid in Strathfield for <a href="https://www.realestate.com.au/property-house-nsw-strathfield-127278270" target="_blank">12 Elwin Street</a>. Devine selling agent Greg Emerton said it had been in the same family for 48 years. It was a solid two storey double five bedroom brick home on 1347 sqm.
A six-bedroom Hunters Hill home of health cookbook author Martyna Angell and her husband Matthew Candrick was another pricey Sydney sale (below).

The 28 square metre studio apartment at <a href="https://www.realestate.com.au/sold/property-studio-nsw-centennial+park-127301106" target="_blank">7E/105 Cook Rd, Centennial Park</a> fetched $390,000 pre-auction (below).

Melbourne's cheapest sale was also a studio apartment which sold at $230,000.

"This was the first week in some time where Sydney has outperformed Melbourne," Kevin Brogan noted.
Melbourne's top sale was a three-bedroom, two-bathroom house at <a href="https://www.realestate.com.au/sold/property-house-vic-toorak-127385682" target="_blank">32A St Georges Road, Toorak</a> that sold for its reserve price of $3.2 million.
It had been marketed as having a $2.9 million to $3.19 million price guidance.
There were two bidders with an Australian investor living offshore securing the offering against bidding from a locally based Chinese family, Domain advised.
It was a 1930s Geoffrey Sommers designed residence with more recent renovations by Nicholas Day.
A knockdown four bedroom weatherboard home on <a href="https://www.realestate.com.au/property-house-vic-south+yarra-127393726" target="_blank">a 436 sqm block in South Yarra</a> fetched $3.03 million.
It had been tipped to fetch between $2.4 million and $2.6 million.
Adelaide recorded a preliminary auction clearance rate of 67.3 per cent. Prices ranged from $265,000 in Morphett Vale to $1,316,999 at Rose Park.

Last weekend's Ipswich offering of 38 Bassett Lane, Rosewood was the nation's cheapest capital city result.
The <a href="https://www.realestate.com.au/property-house-qld-rosewood-127285694" target="_blank">38 Bassett Lane</a> five bedroom house on 1320 sqm sold for $200,000.
It had traded at $315,000 in pre-gfc 2008.
Vacant land nearby sold at $160,000 recently, just $100 more than its $159,900 in 2010 for the 850 sqm 48 Upper John Street offering.

Nations cheapest auction sale goes backwards in price

The Chinese New Year weekend sees the Sydney launch of luxury apartments at the Roseville project, Chatswood Rose.
It is located at 1015 Pacific Hwy, Roseville, with views to the Chatswood skyline above leafy treetops.
The project incorporates the Seymours , an interwar Spanish Mission-style service station built in 1929, which is set to become cafe space.
Keco is the development developer of the seven floor project where prices for one bedders start at $795,000.
BVN, one of Australia’s leading architectural studios, designed the project which comes with landscaped gardens, rooftop playground and BBQ area
All apartments have parking and storage.
The three bedders have two car spaces with prices ranging from $2.1 million to $2.3 million.
CBRE is marketing the project as offering "the best of both worlds," i.e. vibrant, colourful and cosmopolitan, Chatswood one of Sydney’s most renowned retail and commercial centres, plus the relaxed sophistication of picturesque Roseville, the quintessential village.
The apartment sizes range from 53 internal sqms to 144 internal sqm, plus external spaces that range from 8 sqm to 80 sqm on some of the three bedders.
Australasia is the third top CNY vacation region for 2018, for Chinese consumers according to a Juwai survey.
Some 29% picked North America, 23% chose Asia, 20% chose Australasia, and 19% Europe.  
<div>The survey noted tourism is important because, of the Chinese who intend to buy international real estate this year, 60% intend to purchase property in their holiday destination, and 58% are considering emigrating there. </div>

Underlying demand for dwellings increased over the four years to June 2017 on the back of strong population growth. Low interest rates have allowed pent up demand to be released into the market.
Underlying demand rose to an estimated peak of 42,500 dwellings over 2016/17, well above the average of 32,600 dwellings pa over the previous five years.
However, dwelling completions surged far ahead of underlying demand. Annual completions doubled from 23,100 starts in 2012/13 to an estimated 47,200 starts in 2016/17.
This has seen the underlying dwelling deficiency slowly eroded since 2014/15.
Over 2017/18, completions are forecast to remain strong while underlying demand is expected to ease as net interstate outflows rise. This will lead to a further decline in the level of stock deficiency

The households occupying apartments are reflective of the composition of the apartment stock. Studio and one bedroom apartments are dominated by lone person households (who accounted for 55% of total studio and one bedroom apartments), while two bedroom apartments have a more even split of lone person, couple without children and family with children households, at around 25-30% each. 
In comparison, family with children households were the most prevalent household type in three bedroom apartments (40% of households).

Studio and one bedroom apartments are dominated by rental tenants, who account for 76% of households. In contrast, only 12% were fully owned suggesting that studio and one bedroom apartments are not attracting downsizers. Around 74% of two bedroom apartments were renting. Households with a mortgage accounted for the larger share at 18%. In contrast, a high share of three bedroom apartments were owner occupied (43%), with a high percentage (18%) being fully owned. This suggests that many owner occupiers in three bedroom apartments are downsizers and are buying with full equity. 
APARTMENT SUPPLY 
The high density sector has benefited most in this upturn in the Sydney market. High density building approvals more than doubled from 13,500 approvals in 2012/13 to 30,100 approvals in 2016/17. While there has also been a moderate upswing in house approvals, the medium density sector has remained flat. Inner Sydney has traditionally attracted the greatest amount of high density activity, although the middle ring has begun to account for a greater share of high density dwelling approvals. The deterioration of affordability in Sydney has encouraged a shift towards both apartments over houses, and also activity from inner to middle regions.

RENTS, PRICES AND YIELDS 
As the market picked up, median price growth for units averaged 9.1% per annum between 2012 and 2017. This price growth was fairly even geographically across the Inner and Middle regions of Sydney, ranging from 10.8% per annum in Eastern Suburbs to 7.3% in the Middle West.

The result has been that indicative unit yields have now fallen below their previous lows of 2005, to be 3.6% in June 2017. This would suggest little potential for further unit price growth (and eventually the possibility of price declines), as occurred during the mid-2000s. A smaller dwelling deficiency and tightening restrictions on investor activity will also add drag to market sentiment.
