An entity directed by HSN's Rafi Assouline and Rebel Property's Allen Linz has filed plans for an impressive new precinct in Woolloomooloo.

The major mixed-use development would transform a prominent William Street site into a new residential village anchored by affordable housing and a large public park.

The proposal, submitted as a State Significant Development Application, covers 164-172 and 174-194 William Street, a 6,398 sqm site between Forbes Street and Dowling Street on the southern edge of Woolloomooloo.

Designed by fjcstudio in collaboration with Bangawarra, Studio Bright and Tribe Studio Architects, the scheme would deliver 227 apartments across four residential buildings ranging in height up to 18 storeys, alongside retail space, public domain improvements and a new publicly accessible park.

It's another design scheme for Rebel, who took <a href="https://www.apartments.com.au/news/nsw/first-look-rebel-property-group-takes-woolloomooloo-precinct-to-nsw-government">concept plans to the NSW Gov late last year</a>.

The latest plans will be a mix of 167 build-to-sell apartments and 60 affordable apartments, with the affordable housing component representing 15 per cent of the project's gross floor area. The apartment mix includes 12 one-bedroom, 53 two-bedroom, 89 three-bedroom apartments and 13 penthouses, while the affordable housing component would comprise 42 one-bedroom and 18 two-bedroom apartments.

Rebel Property is seeking to take advantage of the NSW Government's infill affordable housing bonus provisions under the Housing SEPP, which provide additional floor space and height in exchange for the delivery of affordable housing for a minimum of 15 years. The planning pathway allows a 30 per cent increase in floor space ratio and building height where 15 per cent of the development is dedicated to affordable housing.

At the centre of the development is a 1,356 sqm sunlit public park designed to become a new community gathering space at the gateway to Woolloomooloo. The park would be complemented by a network of pedestrian laneways connecting William Street with the surrounding streets, improving permeability through what is currently a largely impermeable block.

The design team says the public domain has been heavily influenced by the site's topography and Aboriginal cultural heritage, drawing on the escarpments, gullies and landscape characteristics that historically defined the area before urbanisation. The landscape design has been developed in partnership with First Nations consultancy Bangawarra.

The project would be delivered across four separate buildings. The William Street East and William Street West buildings, designed by fjcstudio, would contain the majority of the apartments. Melbourne-based Studio Bright has designed the Forbes Street building, while Tribe Studio Architects is responsible for the Dowling Street building.

Rebel had secured approval for the concept plans late last year.

A locally heritage-listed furniture showroom on Water Street is set to become the centrepiece of a new mixed-use residential development as local developer&nbsp;<a href="https://www.apartments.com.au/developers/keylin-group">Keylin</a> seeks approval for <a href="https://www.apartments.com.au/new-apartments/lotus-on-water-street-290-water-street-fortitude-valley-qld-4006">Lotus on Water Street</a>, a 15-storey project on the Fortitude Valley side of Spring Hill.

The proposal spans 290 Water Street and 137-141 Warry Street, combining several properties into a 2,869 sqm site that sits between Fortitude Valley, Spring Hill and the rapidly evolving Victoria Park precinct. Keylin's plans would deliver 132 apartments alongside new retail, hospitality and commercial space, while retaining and repurposing the historic Brunswick Home Furnishers Showroom that fronts Water Street.

Designed by <a href="https://www.apartments.com.au/architects/jackson-teece">Jackson Teece</a>, Lotus on Water Street comprises a 12-storey residential tower rising above a three-storey podium and communal rooftop terrace. The development includes 76 apartments classified as multiple dwellings and a further 56 units proposed as short-term accommodation, designed to be flexibly used as either accommodation or permanent residences. The apartment mix comprises six one-bedroom, 54 two-bedroom and 16 three-bedroom homes.

Residents would have access to an extensive rooftop recreation level spanning more than 1,200 sqm of communal open space. Plans include a pool, gym, sauna, infrared sauna, yoga area, library, private dining room, barbecue facilities and landscaped entertainment spaces, making the rooftop the project's largest shared amenity offering.

At street level, the proposal focuses on the adaptive reuse of the heritage buildings along Water Street, where 518 sqm of retail and commercial space is planned across shop, office and food and drink outlet uses. A permeable residential lobby would be positioned between the retained heritage buildings, creating a pedestrian connection between the historic streetscape and the new tower behind.

The heritage retention strategy is central to the scheme. The development application notes that the Brunswick Home Furnishers Showroom and adjoining heritage buildings will remain, with only non-significant structures on the site earmarked for removal under a previously issued Heritage Exemption Certificate. Levels one and two of the new podium are recessed behind the heritage façades to maintain their prominence within the streetscape.

Jackson Teece has drawn inspiration from the site's manufacturing history when designing the podium. The planning documents state that the façade incorporates perforated metal screening that references the woven and rattan furniture historically produced on the site. Cascading and climbing plants are integrated throughout the podium to soften the building's presentation and screen parking levels behind. The landscape strategy also informs the project's name, Lotus on Water Street, drawing on the historic Spring Hollow waterholes that once ran through Spring Hill and the blue water lilies associated with Meeanjin, Brisbane's traditional name.

The proposal also incorporates the neighbouring property at 141 Warry Street, currently occupied by a healthcare service. The existing building would remain, with nine dedicated parking spaces allocated within the new development to support its ongoing operation. In total, Lotus on Water Street proposes 117 car spaces, including 110 resident spaces and seven visitor bays, alongside 100 bicycle spaces.

The site sits within the Spring Hill East Precinct of the Spring Hill Neighbourhood Plan and is positioned around 650 metres from both Fortitude Valley Station and Exhibition Station. It is also within walking distance of the King Street precinct, Royal Brisbane and Women's Hospital, Herston Quarter and Victoria Park, which is earmarked to become a major venue precinct ahead of the Brisbane 2032 Olympic and Paralympic Games.

Planning documents describe the location as a key gateway between Spring Hill and Fortitude Valley and highlight the area's increasing importance as new transport infrastructure and Olympic-related investment reshape Brisbane's inner north. The development team argues the project will contribute additional housing supply while activating a section of Water Street that has historically received less investment than other parts of the Valley.

Keylin has become increasingly active across Brisbane and southeast Queensland, assembling sites in strategic inner-city locations. They are currently selling and delivering <a href="https://www.apartments.com.au/new-apartments/oria-spring-hill-447-gregory-terrace-spring-hill-qld-4000">Oria Spring Hill</a>, just over 140 apartments due for completion in 2027.

Roseville is poised for a wave of new apartment development following the NSW Government's rezoning of land around Roseville Station under its Transport Oriented Development program.

The new planning controls have unlocked significant development potential within walking distance of the station, with a number of sites expected to be amalgamated and redeveloped in the coming years as developers seek to take advantage of the increased density allowances.

One of the more restrained developments in the precinct, and set among the first to be delivered having commenced well before the recent changes, is Hyecorp's Juliet. Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Mortgage relief? NAB forecasts RBA rate cut, not hike, after softer economic conditions

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

DealCorp has secured planning approval for a new development that will repurpose land created at the recently revamped Gardiner Train Station in Glen Iris.
The infill development repurposes the 2,700 square metre site opposite the new Gardiner Station forecourt, created as part of its recent multi-million-dollar upgrade.
The project opposite Gardiner Station, titled The Residences at Glenarm Square, will deliver around 120 apartments along with a gym, 15 metre indoor pool, communal lounge and luxurious business centre for residents, with an end value of approximately $100 million.
DealCorp’s plan for the development pays careful attention to the objectives for the area’s overlay including setback and notably, integration with the station and retail plaza, to deliver a new community heart for the bustling Glen Iris locale.
Designed by Plus Architecture with interiors created by Hecker Guthrie, the development will feature 1000 square metre of retail and commercial space over two levels with a range of services for the local community including plans for a provedore, café, and deli/grocer.
DealCorp executive chairman, David Kobritz says the project will deliver an affordable apartment product to a location where the median house price is currently over $2 million.
With over a 30-year history of urban development experience, DealCorp is an experienced mixed-use developer that has completed 16 projects since 2011 with total gross revenue of $550 million.
Other current projects include the substantial Polaris 3083 urban regeneration project that is transforming the former Larundel Hospital into a $500 million retail, residential and hospitality precinct.
DealCorp will launch The Residences at Glenarm Square to the market in the coming weeks with the project set to include a mix of one, two and three-bedroom offerings.

Development approval granted for $100 million Glen Iris repurposed land project

The Australian Bureau of Statistics published building activity data this week which showed there were 227,122 dwellings under construction nationally, only slightly lower (0.6%) than the record high set over the March quarter earlier this year.  
69% of these dwellings were classified as ‘other residential projects’ which are predominantly apartments. 
Three quarters of these new apartment projects are located in New South Wales (66,511) and Victoria (50,085).

Many of these apartments would have been sold off the plan, at a time when housing conditions were much stronger and credit conditions weren’t as tight.  With so many units in the pipeline at a time when overall housing market conditions are weakening, settlement risk is heightened.  
Settlement risk refers to the risk that the purchaser of a property isn’t able to meet their settlement obligations and subsequently the contract for purchase may not settle.  Settlement risk is inherently higher for an off-the-plan purchase due to the long time period between signing the contract of sale and the completion of the project prior to settlement.  Market conditions and personal circumstances can change materially between these two dates.  Off-the-plan buyers would of course be hoping the value of property rises during the settlement period, and this has certainly been the case in Sydney and Melbourne during the growth phase.  
The unfortunate reality is that dwelling values are now falling and for some off-the-plan buyers, the value of their unit at the time of settlement could be lower than the contract price.  Metadata from CoreLogic’s Valex platform highlights this trend.  In Sydney, 30% of off-the-plan unit valuations were lower than the contract price at the time of settlement in September, double the percentage from a year ago.  In Melbourne, 28% of off-the-plan unit settlements received a valuation lower than the contract price.  In Brisbane, where unit values remain 10.5% below their 2008 peak, the proportion was substantially higher, at 48%, although the trend is easing due to the unit construction cycle peaking two years ago and much of the unit supply now absorbed.  
Off-the-plan buyers who find their valuation comes in lower than the contract price at the time of settlement could be in for a rude shock.  Lenders will generally be looking for a loan to valuation ratio of at least 90%, more often closer to 80% - meaning their deposit will need to be at least 10% and potentially closer to 20% of the property value.  If the valuation comes in lower than expected, the buyer may need to top up their deposit in order to meet the lenders loan to valuation criteria.   Some buyers may simply not have the funds to do so which could see the contract fail to settle. 
Additionally, some buyers may simply be reluctant to settle on a property that is now worth less than what they originally thought.  Im not a lawyer, but contracts of sale are generally tight. Buyers who aren’t able to settle or choose not to settle would likely lose their deposit and could be sued by the developer to recover any costs incurred, including any difference between the contract price and ultimate selling price.  
With the unit construction cycle moving through an unprecedented peak, the settlement phase will be an important facet of the market to monitor.  
Markets where unit supply has been high and market conditions weak have seen a surge in loss making re-sales.  Brisbane and Perth are prime examples, with loss making apartment re-sales substantially outweighing loss making resales for houses.  An oversupply of inner city apartments has seen a divergence in Melbourne as well, however stronger housing market conditions across the city have helped to keep a lid on more substantial instances of loss as seen in Brisbane and Perth.

Tate, the Kew townhouses inspired by London art gallery Tate Modern

Of all the capital cities, Perth remains the one with the weakest clearance rate.
The initial results came in at 13 percent of the homes listed for weekend auction.
Some 32 homes were taken to auction in Perth but only two were confirmed as sold in the 15 available auction results.
There were some 17 auction results still unavailable.

Perth agents secure just two sales in 13 percent weekend auction success rate

Crown Group has revealed its latest development.
Mastery by Crown Group, is a collaboration between Japanese architect Kengo Kuma and award-winning local architect Koichi Takada, who has worked before with the developer.
The five-building development has its centrepiece the building by Kengo Kuma, an eye-catching 20-storey tower featuring a striking plant-filled, green exterior designed to emulate a stacked forest.
The remaining four buildings consist three buildings designed by Koichi Takada Architects and a building designed by Sydney-based architects Silvester Fuller.
Crown Group chairman and CEO Iwan Sunito said his vision for Mastery by Crown Group was for it to become a vibrant and diverse community.
He expects between 60 percent and 70 percent will be local buyers.
Located at <a href="https://apartments.masterybycrowngroup.com.au/?gclid=CjwKCAjw0oveBRAmEiwAzf6_rKofth171Thr3RCELoFuZSRybMmpbUPwoRRuj7c6wDlqAdNLuPMohRoCbKcQAvD_BwE" target="_blank">48 O’Dea Avenue Waterloo, Mastery by Crown Group</a> will comprise 384 luxury apartments.

It was a great coup to have both Kengo Kuma and Koichi Takada collaborating on the project, Mr Sunito said.
“Kengo Kuma and Koichi Takada each have their own unique style and ethos and are true leaders in their field, renowned for their creativity,” Mr Sunito said.
Kengo Kuma founded Kengo Kuma and Associates, Inc. in his home nation Japan in 1990. Last year the company made its first foray into Australia designing The Darling Exchange, a six-storey public building in Darling Harbour followed by a 25-storey hotel in Sydney’s Circular Quay.
Kengo studied at Columbia University in New York City and made last year’s Dezeen Hot List.
The “stacked forest” apartment building at the heart of Mastery by Crown Group will be Kengo Kuma and Associates’ first residential project in Australia.
“Our intention is to give a warm and a natural atmosphere to the community with unique design strategies,” Mr Kuma said of the 19-storey residential tower.
“The upper volume of the tower seamlessly transforms into the lower part of the stepped terraces in order to create an intimacy between the building scale and the pedestrian scale on the street level.
“Eaves wrapping the façade are covered by sticks which give a warm impression of the wood to the façade.
“The entire façade becomes a vertical urban forest by having vegetation on each eave,” Mr Kuma added.

Japanese-born Sydney-based architect Koichi Takada has designed three of the five buildings at Mastery by Crown Group.
Takada began his career in Tokyo and moved to Sydney in 1997. His firm Koichi Takada Architects has won multiple awards for its residential, retail and hospitality designs.
“It is my honour to work alongside Kuma sensei, the Japanese master of architecture. It is a dream come true,” Mr Takada said.
“I drew on an idea of ‘green luxury,’ finding inspiration in nature. Each building is designed with a ‘human touch’ to express its organic and distinct architectural character.
“Responding to Kengo Kuma’s vision for the tallest of the five buildings, I am excited to design three low-rise buildings that create a dynamic architectural dialogue within the precinct,” Mr Takada added.
Mastery by Crown Group sits within the City of Sydney’s Green Square redevelopment precinct; 5km from Sydney’s CBD, 3km from UNSW and 7km from Sydney’s Airport.
With more than 40,000 jobs expected to be created in the Green Square area by 2030, the development will be home to hundreds of new Waterloo residents when completed in 2021.

It seems set to happen for a third consecutive weekend, CoreLogic forecast after the initial weekend results.
But as the tide turns, the season’s first beach bathing box auction on Melbourne's Port Philip Bay saw a $230,000 sale (top).

Last week, the final auction clearance rate came in at 49.5 per cent from 1,817 auctions.
Last year, both clearance rates and volumes were significantly higher with 67 percent of the 2,525 auctions finding buyers under the hammer.
Units were much more successful at weekend auction with 58 per cent selling, while only 48 per cent of houses sold, while the same week last year saw virtually the same success rate.
AMP Capital's chief economist Shane Oliver suggested the spring 2018 auction trend was consistent was "further falls in home prices."

Jellis Craig father-son agents Chris and Michael Hingston had a $1.25 million to $1.35 million price guide for its weekend auction.

Across the smaller auction markets, the highest preliminary clearance rate was recorded in Canberra where 63.6 per cent of the 55 reported auctions were successful, followed by Adelaide were 53.3 per cent of homes sold.
Brisbane, where there was a 35 percent clearance rate, secured the nation's cheapest home sale.
It was a $281,000 sale of three bedroom house at <a id="LPlnk599267" class="x_OWAAutoLink" href="https://www.realestate.com.au/property-house-qld-kallangur-129272198" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">15 Boyanda Drive, Kallangur</a>.
The two level home is 25km to Brisbane City, and a short drive to the North Lakes City.

Safety Beach bathing box sale headlined weekend auction results

EXPERT OBSERVATION
The prelude to the mining boom in the years leading up to 2012 saw several Australian regions record spectacular capital gains.
Fueled by a surge in investment, bigger pay packets and generous corporate subsidies for housing costs; housing was scarce and demand from cashed-up workers and investors was strong. Then came the downside of the mining-related property boom in 2012/13 which was even more spectacular than the upswing.
However, recent analysis shows that values have now steadied and rents are rising, providing some of the highest rental yields across the country.
The Pilbara region of Western Australia was booming on the back of iron ore and the Bowen Basin of Queensland was thriving thanks to coal prices.
The Karratha council area (called Roebourne until 2014), which is a good benchmark for the Pilbara mining region, saw housing values rocket 87% higher over the five years preceding the market peak in 2012, while the Isaac Regional Council, which covers a broad swathe of Queensland’s Bowen Basin, saw house values climb 72% higher over the five years preceding the 2012 peak.
Since conditions peaked in line with commodity prices and a wind down in infrastructure spending, dwelling values in these regions have moved through a long and deep downturn. Some suburbs have seen the median value of a house fall by more than 80% (WA’s Newman is down 84.2% since peaking and Queensland’s Dysart is down 83.0% since peaking).
Although the recent trends can show some volatility due to low transaction numbers, many of the these mining regions have started to see housing conditions bottom out and commence what is likely to be a drawn out period of recovery.
Most regions are showing housing values that are well below levels recorded 10 years ago, which may be attractive to home buyers and investors. Rental vacancies have tightened substantially which is driving up rents, in fact some of the Bowen Basin towns have seen asking rents rise by more than 20% over the past 12 months.

Higher rents against low housing values is driving rental yields higher, with most of the towns likely to be providing a positive cash flow from the outset. Gross yields are typically above 6% in these regions.
Of course, a note of caution always needs to accompany anyone considering a property purchase in these regions. The economies of a mining region are inherently shallow; asset values are highly dependent on the price of the commodity that lies under the dirt and the willingness of the private sector to invest capital in extracting it.
Government policies can disrupt conditions, as can company policies around worker accommodation, fluctuations in the Australian dollar and appetite for trade with key trading partners.
Investing in these areas is high risk and investors should expect a high rental return to compensate for that risk.
The RBA, based on spot prices, reported bulk commodity prices are 16.5% higher over the year in Australian dollar terms. If coal and iron ore prices remain elevated against a lower Australian dollar, we could see mining infrastructure investment gather some pace.
Investment in minerals exploration has been consistently rising since mid-2016, rising to the highest level since December 2013, which bodes well for further infrastructure investment across the mining sector. If that does eventuate, there should be positive flow on effects for these mining regions.

Mining town rents are delivering some of country's highest rental yields: CoreLogic's Tim Lawless

Rental prices across Australia’s capital cities largely remained flat over the September quarter with Brisbane the only city to record growth in median unit rents.
Sydney and Hobart reported a decline in unit rents, according to <a href="https://www.domain.com.au/group/agent-news/domains-rental-report-june-2018/" target="_blank">Domain’s Quarterly Rental Report</a>.
Hobart was the standout performer over the year, reporting the highest annual rent growth for houses and units, followed by Canberra.
House rental yields improved annually in Sydney, Perth and Canberra.
Unit rental yields improved annually in all capital cities but Hobart.
"Availability of rental stock, investor activity and migration flows have created varied markets across the country. Looking just at the September quarter, house rents remained flat in every capital city," said Domain Senior Research Analyst, Dr Nicola Powell.
"While annually, growth has slowed relative to the year prior, primarily driven by stalling Sydney and Melbourne markets.
"Hobart continued to outperform other Australian capital cities, recording double digit annual rental growth for houses and strong growth for units. Canberra also saw substantial growth, with house and unit rents increasing 8.4% and 7.1% respectively. This growth has meant Canberra house rentals are now as expensive as Sydney. 
"While unit rents in Sydney have started to decline, house rents remained at an all time high. However, if market conditions continue with increased supply, we could however see some relief for tenants."

Sydney median unit rents declined over the quarter and year, as rental supply hit an all time high. 
Melbourne house and unit rental prices held steady for the quarter, slowing the pace of annual growth to an almost four-year low for houses and three-year low for units. 
Brisbane was the only capital city that had unit rents increase over the quarter and year, while median house rents remained flat. 
Canberra house rents remained on par with Sydney, making the two cities the most expensive for tenants. House and unit rents experienced the second strongest annual growth of all capital cities. Unit gross yields reached a record high. 
Hobart was the strongest performing capital city, with a 10.8% annual increase in house rents and 9.4% increase in unit rents. 
Perth house and unit rents experienced no change over the year. This was the first time in almost five years house rents did not decline annually. Unit rents have now remained flat for a year and a half. 
Perth remained the most affordable city to rent a house, and shares the title with Adelaide for the most affordable unit rents. 
Adelaide house and unit rents remained flat for the quarter but continued to record annual growth.

Units also increased 1.5% over the year to 4.29%. For investors, Hobart continued to provide the best gross rental yield for houses at 4.94%, and Darwin and Canberra provided the highest gross rental yields for units at 6.08% and 5.95% respectively.
Sydney and Melbourne continued to record the lowest gross rental yields for houses and units, although have begun to improve given the softer sales market.

Brisbane only capital with quarterly rise in unit rents: Domain

A three bedroom one bathroom Girrawheen, WA unit has been listed for $175,000.
It last sold at $270,000 in 2008.
It has been listed by Jim McConnell at Ray White. 
Situated at <a href="https://reiwa.com.au/4-48-connell-way-girrawheen-4112460/" target="_blank">4/48 Connell Way</a>, the unit comes with three bedrooms, two with robe recesses, split system air-conditioner in lounge area, and close proximity to all amenities.
The unit has a floor area of 114 sqm and was renting at $190 a week in 2017.

The suburb's median house price sits at $220,000, according to CoreLogic.

It last sold at $191,000 in 2006 and was listed just 10 months later in early 2007 for $330,000.

The home was built in 1973.
It has been on the market for rent for the past 10 years where in 2009 to mid 2014 it was listed for upwards of $1,000 a week.
Following 2014 however the asking rent fell to $750 and has been hovering around $325 - $390 for the past four years.
