<p>An entity directed by HSN's Rafi Assouline and Rebel Property's Allen Linz has filed plans for an impressive new precinct in Woolloomooloo.</p>

<p>The major mixed-use development would transform a prominent William Street site into a new residential village anchored by affordable housing and a large public park.</p>

<p>The proposal, submitted as a State Significant Development Application, covers 164-172 and 174-194 William Street, a 6,398 sqm site between Forbes Street and Dowling Street on the southern edge of Woolloomooloo.</p>

<p>Designed by fjcstudio in collaboration with Bangawarra, Studio Bright and Tribe Studio Architects, the scheme would deliver 227 apartments across four residential buildings ranging in height up to 18 storeys, alongside retail space, public domain improvements and a new publicly accessible park.</p>

<p>It's another design scheme for Rebel, who took <a href="https://www.apartments.com.au/news/nsw/first-look-rebel-property-group-takes-woolloomooloo-precinct-to-nsw-government">concept plans to the NSW Gov late last year</a>.</p>

<p>The latest plans will be a mix of 167 build-to-sell apartments and 60 affordable apartments, with the affordable housing component representing 15 per cent of the project's gross floor area. The apartment mix includes 12 one-bedroom, 53 two-bedroom, 89 three-bedroom apartments and 13 penthouses, while the affordable housing component would comprise 42 one-bedroom and 18 two-bedroom apartments.</p>

<p>Rebel Property is seeking to take advantage of the NSW Government's infill affordable housing bonus provisions under the Housing SEPP, which provide additional floor space and height in exchange for the delivery of affordable housing for a minimum of 15 years. The planning pathway allows a 30 per cent increase in floor space ratio and building height where 15 per cent of the development is dedicated to affordable housing.</p>

<p>At the centre of the development is a 1,356 sqm sunlit public park designed to become a new community gathering space at the gateway to Woolloomooloo. The park would be complemented by a network of pedestrian laneways connecting William Street with the surrounding streets, improving permeability through what is currently a largely impermeable block.</p>

<p>The design team says the public domain has been heavily influenced by the site's topography and Aboriginal cultural heritage, drawing on the escarpments, gullies and landscape characteristics that historically defined the area before urbanisation. The landscape design has been developed in partnership with First Nations consultancy Bangawarra.</p>

<p>The project would be delivered across four separate buildings. The William Street East and William Street West buildings, designed by fjcstudio, would contain the majority of the apartments. Melbourne-based Studio Bright has designed the Forbes Street building, while Tribe Studio Architects is responsible for the Dowling Street building.</p>

<p>Rebel had secured approval for the concept plans late last year.</p>

<p>A locally heritage-listed furniture showroom on Water Street is set to become the centrepiece of a new mixed-use residential development as local developer&nbsp;<a href="https://www.apartments.com.au/developers/keylin-group">Keylin</a> seeks approval for <a href="https://www.apartments.com.au/new-apartments/lotus-on-water-street-290-water-street-fortitude-valley-qld-4006">Lotus on Water Street</a>, a 15-storey project on the Fortitude Valley side of Spring Hill.</p>

<p>The proposal spans 290 Water Street and 137-141 Warry Street, combining several properties into a 2,869 sqm site that sits between Fortitude Valley, Spring Hill and the rapidly evolving Victoria Park precinct. Keylin's plans would deliver 132 apartments alongside new retail, hospitality and commercial space, while retaining and repurposing the historic Brunswick Home Furnishers Showroom that fronts Water Street.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/jackson-teece">Jackson Teece</a>, Lotus on Water Street comprises a 12-storey residential tower rising above a three-storey podium and communal rooftop terrace. The development includes 76 apartments classified as multiple dwellings and a further 56 units proposed as short-term accommodation, designed to be flexibly used as either accommodation or permanent residences. The apartment mix comprises six one-bedroom, 54 two-bedroom and 16 three-bedroom homes.</p>

<p>Residents would have access to an extensive rooftop recreation level spanning more than 1,200 sqm of communal open space. Plans include a pool, gym, sauna, infrared sauna, yoga area, library, private dining room, barbecue facilities and landscaped entertainment spaces, making the rooftop the project's largest shared amenity offering.</p>

<p>At street level, the proposal focuses on the adaptive reuse of the heritage buildings along Water Street, where 518 sqm of retail and commercial space is planned across shop, office and food and drink outlet uses. A permeable residential lobby would be positioned between the retained heritage buildings, creating a pedestrian connection between the historic streetscape and the new tower behind.</p>

<p>The heritage retention strategy is central to the scheme. The development application notes that the Brunswick Home Furnishers Showroom and adjoining heritage buildings will remain, with only non-significant structures on the site earmarked for removal under a previously issued Heritage Exemption Certificate. Levels one and two of the new podium are recessed behind the heritage façades to maintain their prominence within the streetscape.</p>

<p>Jackson Teece has drawn inspiration from the site's manufacturing history when designing the podium. The planning documents state that the façade incorporates perforated metal screening that references the woven and rattan furniture historically produced on the site. Cascading and climbing plants are integrated throughout the podium to soften the building's presentation and screen parking levels behind. The landscape strategy also informs the project's name, Lotus on Water Street, drawing on the historic Spring Hollow waterholes that once ran through Spring Hill and the blue water lilies associated with Meeanjin, Brisbane's traditional name.</p>

<p>The proposal also incorporates the neighbouring property at 141 Warry Street, currently occupied by a healthcare service. The existing building would remain, with nine dedicated parking spaces allocated within the new development to support its ongoing operation. In total, Lotus on Water Street proposes 117 car spaces, including 110 resident spaces and seven visitor bays, alongside 100 bicycle spaces.</p>

<p>The site sits within the Spring Hill East Precinct of the Spring Hill Neighbourhood Plan and is positioned around 650 metres from both Fortitude Valley Station and Exhibition Station. It is also within walking distance of the King Street precinct, Royal Brisbane and Women's Hospital, Herston Quarter and Victoria Park, which is earmarked to become a major venue precinct ahead of the Brisbane 2032 Olympic and Paralympic Games.</p>

<p>Planning documents describe the location as a key gateway between Spring Hill and Fortitude Valley and highlight the area's increasing importance as new transport infrastructure and Olympic-related investment reshape Brisbane's inner north. The development team argues the project will contribute additional housing supply while activating a section of Water Street that has historically received less investment than other parts of the Valley.</p>

<p>Keylin has become increasingly active across Brisbane and southeast Queensland, assembling sites in strategic inner-city locations. They are currently selling and delivering <a href="https://www.apartments.com.au/new-apartments/oria-spring-hill-447-gregory-terrace-spring-hill-qld-4000">Oria Spring Hill</a>, just over 140 apartments due for completion in 2027.</p>

<p>Roseville is poised for a wave of new apartment development following the NSW Government's rezoning of land around Roseville Station under its Transport Oriented Development program.</p>

<p>The new planning controls have unlocked significant development potential within walking distance of the station, with a number of sites expected to be amalgamated and redeveloped in the coming years as developers seek to take advantage of the increased density allowances.</p>

<p>One of the more restrained developments in the precinct, and set among the first to be delivered having commenced well before the recent changes, is Hyecorp's Juliet. <p>Are mortgage holders set to get a reprieve from the RBA in 2026?</p>

<p>Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.</p>

<p>NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.</p>

<p>“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.</p>

<p>"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.</p>

<p>Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.</p>

<p>“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”</p>

<p>Dr Auld said inflation risks and labour market outcomes would be important to watch.</p>

<p>“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”</p>

<p>She said tighter financial conditions are expected to weigh on housing and activity.</p>

<p>“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”</p>


Mortgage relief? NAB forecasts RBA rate cut, not hike, after softer economic conditions

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<li>The unit market is expected to fall even further for Sydney with a forecast drop of 3.1% to 2021 to reach $745,000. </li>
<li>Affordability and first home buyer incentives are expected to continue to underpin first home buyer activity</li>
<li>After seeing the strongest price growth in the 12 months prior, Sydney’s inner and middle ring suburbs have seen the largest fall in prices over 2017/18 (falling by 8.1% and 10.6% respectively).</li>

<li>Oversupply of units will continue to put downward pressure on rents and prices of units to decline by 5.1% to $405,000. This is the greatest expected decline of all capital cities. </li>
<li>Greater competition for tenants of inner-city apartments is forecast to cause investors to lower rents to try to draw tenants from houses and more affordable city fringe locations. </li>
</ul>
<p><span class="qbe-section-heading">Perth</span></p>
<ul>
<li>Overall, the Perth market is expected to be at or near the bottom with houses and units expected to experience some growth in price to June 2021. House price growth in Perth will beat Sydney and Melbourne but underperform compared to Adelaide, Brisbane, Canberra, Hobart and Darwin. </li>
<li>Dwelling surplus in Perth looks set to remain in place for some time. </li>
<li>The forecast median house price of $550,000 at June 2021 will represent cumulative growth of 5% over the next three years, with unit price forecast to rise 3.7% to $405,000.</li>

<ul>
<li>Adelaide is expected to record similar house price growth as the last three years and is forecast to grow by 12.4 per cent over the next three years, the highest of any Australian capital city. </li>
<li>Median unit prices are projected to rise by a slightly lower 6.3 per cent, making Adelaide the second strongest unit market after Hobart’s 9.3 per cent. </li>
<li>These positive forecasts can be attributed to Adelaide’s ongoing market affordability, coupled with low interest rates, despite South Australia’s generally depressed conditions. </li>

<ul>
<li>Growth in house prices forecast with median house price to increase 10.4% to reach $745,000. This is more than growth forecast for Sydney, Melbourne, Hobart, Darwin and Perth. </li>

<p><span>Brisbane has seen 894 houses and 99 units taken to auction so far this spring, according to CoreLogic. </span></p>
<p><span>CoreLogic found Brisbane was returning a clearance rate over the period of 40.8% and 34.1% respectively, which is lower than over the same period last year.</span></p>
<p><span>Last year 1,055 houses across Brisbane went under the hammer and 46.2% cleared, and 43.3% of the 121 units that went to auction sold.</span></p>

Brisbane saw a lower clearance rate than last year: CoreLogic

<p><span>Across Australia’s largest auction market of Melbourne the </span><span>performance across the individual property types is quite interesting, according to the latest CoreLogic Property Pulse.<br></span></p>
<p><span>Clearances rates have been tracking higher for houses compared to units for most of 2017, while this year has seen results in contrast of this with units the better performer</span></p>
<p><span>It suggests there were 4,588 houses taken to auction over the past 8 weeks with just over half selling (50.5%), while units show a higher 58.7% success rate across 2,230 auctions so far this spring. </span></p>
<p><span>Over the corresponding period last year, a significantly higher 72.4% of Melbourne houses sold at auction and units saw a clearance rate of 69.3%, which happened to be over the period just prior to the peak in Melbourne dwelling values.</span></p>

Melbourne apartments selling at auction better than houses: CoreLogic

<p>The combined national capital cities returned a final auction clearance rate of just 46 percent over the last week.</p>
<p>It was weighed down by a particularly weak performance from Sydney of 44 percent.</p>
<p>The initial clearance rate advisory from CoreLogic last weekend was 52 percent.</p>
<p>It marked the fourth consecutive week where the combined capital city auction clearance rate fell below 50 per cent.</p>
<p>In Sydney, the final auction clearance rate fell slightly to 44.6 per cent last week, down from 45.1 per cent the previous week.</p>

<p>There were 675 Sydney auctions held last week, increasing from the 647 the previous week, however lower than the 823 last year when a higher 61.3 per cent sold.</p>
<p>Geelong was the best performing non-capital city region last week, with 48.2 per cent of the 34 auctions successful. However, the Hunter region was host to the highest number of auctions (59).</p>
<p>There were 2,139 total homes taken to auction, having increased on the 1,851 auctions held over the week prior when a higher 47 per cent cleared. This week last year, 2,519 homes were taken to auction across the combined capitals returning a final auction clearance rate of 64.7 per cent.</p>

<p>The region with the lowest clearance rate was also in Sydney, it was Sutherland.</p>
<p>Sutherland had a clearance rate of just 29.2 percent on 24 homes.</p>
<p>Indicative of Sutherland's low clearance rate is <a href="https://www.realestate.com.au/property-house-nsw-gymea+bay-129415314" target="_blank">222 Ellesmere Road, Gymea Bay </a> (pictured above).</p>
<p>With an asking price of $1,250,000 the three bedroom one bathroom home was passed in.</p>

<div>But both the residential receipts and the leading indicators are now heading to Hades at warp speed, with the most timely available figures suggesting that transaction levels for established property will be at cyclical lows soon enough, if they're not there already. </div>

<p>Consumer sentiment has tracked back to neutral as the earlier tax cut boost wanes and a variety of negatives impact. The housing market correction is in the mix but the detail suggests the impact on sentiment has been small so far.</p>
<p>The Westpac Melbourne Institute Index of Consumer Sentiment has weakened over the last 3 months, falling 4.2% and retracing all of the gains seen through the middle of the year.</p>
<p>At 100.5, the Index is now broadly unchanged on a year ago and only just above the 100 line, indicating a near even mix of optimists and pessimists.</p>
<p>A waning boost from the income tax cuts announced in May, renewed political instability, mortgage rate increases, further declines in house prices, rising petrol prices and unsettled financial market conditions all look to have contributed to the softer reads. Indeed, given the range of negatives, the pull back in sentiment has arguably been mild.</p>
<p>There is some evidence that positives around economic growth, the labour market and more balanced conditions across states have provided some underlying supports.</p>
<p>A key area of interest is the extent to which the house price correction is having spillover effects on the consumer. Assessments of family finances remain a notable weak spot.</p>
<p>Concerns around interest rates and house prices are both apparent – sentiment amongst households with a mortgage falling 6.4% over Sep-Oct.</p>
<p>That said, the more pronounced house price corrections in Sydney and Melbourne do not appear to be weighing more heavily on sentiment in these regions, at least not yet.</p>

<p><span>Regional bridesmaid cities are beginning to rival the real estate brides of Sydney, Melbourne and Brisbane with their impressive population growth, buzzing local economies, improved amenities and infrastructure, affordable housing and increasingly attractive lifestyle as our capital cities get busier and more expensive.</span></p>
<p><span>No longer sleepy, second tier towns overshadowed by the glamorous capitals, many of Australia’s regional cities have come of age and are now thriving economic centres with hundreds of thousands of residents.</span></p>
<p><span>Housing has always been cheaper but regional areas now offer so much more, with burgeoning café scenes, major shopping centres, good local transport and plentiful job opportunities without the traffic, pollution, noise and time poverty that comes with big city life.</span></p>

<p><span>Lifestyle markets and satellite cities within two hours’ commute of primary metropolitan areas are the biggest winners of the metro- regional switch. While affordability remains a key reason to move, many say buyers are increasingly talking about escaping from city stress, traffic and cost of living.</span></p>
<p><span>Population growth is no doubt contributing to the greater hustle and bustle of city life. Australia’s population hit 25 million in August 2018, 33 years earlier than forecast by the Australian Bureau of Statistics (ABS) published in 1998.</span><span>22 </span><span>Given almost 80% of Australia’s residents live in the four East Coast capitals alone,</span><span>23 </span><span>it is not surprising that some of us are feeling a bit crammed in.</span></p>

<p><span>With surprisingly comparable wages and a vast differential in house prices, the metro-regional trade-off is compelling.</span></p>
<p><span>Improved infrastructure has reduced the commute from many regional areas to capital cities, enabling switchers to enjoy a big city income with a relaxed small town lifestyle.</span></p>
<p><span>The NBN rollout has led to more city folk working remotely or establishing start-ups as part of their lifestyle change.</span></p>
<p><span>Jobs in the larger regional centres are increasingly plentiful, boosted by a deliberate strategy to decentralise government departments to regional locations. Bendigo is set to benefit from a new GovHub office that will bring 1,000 new and relocated public sector jobs to the CBD. Construction from 2019 will create 70 jobs, with completion due in late 2021.</span><span><br></span></p>

<p><span>Two other GovHubs are also being developed in Ballarat and Latrobe Valley.</span></p>
<p><span>Massive infrastructure investment across Australia is also boosting employment in regional centres.</span></p>
<p><span>After Geelong lost its Ford and Alcoa steel plants, the local jobs market rebounded following federal support for Geelong’s $100 million rail duplication project and a $100 million pledge for an Advanced Manufacturing Fund for Victoria and South Australia in 2017.</span><span><br></span></p>
<p><span>In some cases, average wages in regional areas are higher than capital cities.</span></p>
<p><span>In Australia’s leading regional city for median house price growth,</span><span>25</span><span>Geelong in Victoria, individuals aged 15 and over received a median $616 weekly income in 2016, $84 more than their Melbourne peers despite higher living costs in the capital.</span><span><br></span></p>
<p><span>ABS</span><span>27 </span><span>data also shows that middle aged blue collar workers, in particular, are more likely to be paid similarly or better in regional centres of New South Wales and Victoria.</span></p>

<p><span>The Gold Coast seems to have magnetic appeal, as it was amongst the top 10 destinations chosen by city escapees in every single state and territory, attracting 19,400 people from the eight capitals.</span></p>

<p><span>Large regional cities are currently some of the East Coast’s best performing property markets, largely due to the ripple</span>effect following Sydney and Melbourne’s peak.</p>
<p><span>Geelong, 70km south west of big sister Melbourne, recorded the largest increase in dwelling values across non-capital city Australia at 9.8% over the 12 months to April 2018,</span><span>28 </span><span>yet it remains more than $200,000 cheaper than Melbourne with a house price median of $505,000 compared to Melbourne’s $740,000.</span><span>29</span></p>
<p><span>Shoalhaven/Southern Highlands was the strongest performing regional market in New South Wales with 9.2% growth,</span><span>30 </span><span>driven by demand from seachanging and treechanging downsizers and families.</span></p>

<p><span>Fellow bridesmaid, Newcastle posted a 7.1% surge.</span><span> </span><span>Just 160km north of Sydney, Newcastle’s appeal to cash poor, asset rich Sydney residents is obvious. Australia’s largest coal port by volume and the economic hub of the Hunter Valley, it boasts a world class university, vibrant coastal lifestyle and strong employment with 37% of the population working in professional or managerial roles.</span><span><br></span></p>
<p><span>Further north, Queensland’s top two regional performers were the Sunshine Coast (5.1%) and the Gold Coast (1.9%)</span><span>33 </span><span>due to rising demand from interstate home owners and investors. Increased tourism played its part, with 7.4 million interstate visitors holidaying there in 2017.</span><span>34</span></p>
<p><span>It is now more expensive to buy a house on the Sunshine Coast, where the median is $589,000; and the Gold Coast with a median of $650,000 compared to Brisbane at $536,000.</span><span>35</span></p>
<p><span>ABS data confirms big city home owners are seeing real value in regional real estate in Victoria, New South Wales and Queensland.</span></p>
<p><span>Tens of thousands of big smoke property owners opted to cash in their assets or upgrade their homes more affordably with a lifestyle switch from metro to regional areas in FY17.</span><span><br></span></p>
<p><span>The top two locations chosen by Sydney escapees were Newcastle/ Lake Macquarie in the north (5,500 arrivals from Sydney) and Illawarra in the south (5,300 arrivals). Melbourne switchers favoured Latrobe-Gippsland (7,300 arrivals from Melbourne) and Geelong (6,900 arrivals).</span></p>
<p><span>Up north, Brisbane is yet to boom so there is no ripple effect in play, however there was still a significant migration away from the capital to large seachange destinations </span>in FY17.</p>

<p><span>Seven of the top 10 regions to benefit from departing Brisbane residents were Queensland centres, with beach cities topping the list. The Gold Coast, 70km south, gained 8,800 former Brisbane residents and the Sunshine Coast 6,700.</span></p>

<p><span>Commonwealth Games infrastructure has brought major new liveability, employment and investment to the city, the light rail has improved accessibility and there are plenty of new sporting facilities for families.</span></p>
<p><span>City slickers’ exodus to treechange and seachange localities is evident in CoreLogic’s latest property sales analysis, which shows that dwelling values fell by -3.7% across the capital cities but rose by 1.2% across the combined regional markets in the 12 months to September.</span> </p>

Regional is the new black: John McGrath

<p>A total of 20,653 homes went under the hammer across Australia’s combined capital cities in the three months to September 2018 - the lowest volume of auctions recorded in a quarter since the March 2017 quarter.</p>
<p>In the March 2017 quarter 19,241 homes went to auction, according to CoreLogic data.</p>
<p>The September 2018 quarter was down from 25,824 homes auctioned over the previous June quarter, and much lower compared to the 27,953 homes that went to auction in 2017’s September Quarter although there was an extra weekend of auctions which would account for some of the difference.</p>
<p>The combined capital city clearance rate fell to 53.6% over the quarter, down - 4.2% from the previous quarter; making it the lowest quarterly clearance result since December 2012 (50.9%).</p>
<p>CoreLogic analysts noted: "Perth saw the largest increase in clearance rates over the quarter, up 5.7%, followed by Adelaide with a modest 0.1% improvement.</p>
<p>"All other capitals saw the clearance rate drop, with Tasmania recording the largest quarterly fall (down -7.1%), although low volumes in Tasmania means the clearance rate can be volatile.</p>
<p>"Canberra fell -6.6%, followed by Sydney (-5.1%) and Melbourne (-4.6%), while Brisbane showed little change over the quarter (-0.1%)."</p>
<p>The highest clearance rate was recorded over the week ending 22nd July (57.0% across 1,257 auctions), while the lowest clearance rate was recorded over the week ending 30th September (45.8% across 895 auctions).  </p>

<p>Across the non-capital city markets, auction volumes fell across all five regions over the September quarter when compared to both the previous quarter and the same time last year.</p>
<p>Clearance rates have fallen over the quarter for the Sunshine Coast (-2.2%) and Geelong (-1.6%), while the Hunter, Wollongong and Gold Coast regions have all seen some improvement when compared to the previous quarter.</p>
<p>Geelong was once again the top performer for clearance rates with a 68.6% success rate across 402 auctions, while the Gold Coast hosted the most auctions over the three months to September 2018 (597).</p>
