A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

<a href="/news/is-australia-ready-for-smaller-footprint-apartment-living">Downsizing to apartment-living</a> is growing in popularity due to housing affordability and the attractive low-maintenance living on offer. <a href="https://www.abs.gov.au/ausstats/abs@.nsf/Lookup/by%20Subject/2071.0~2016~Main%20Features~Apartment%20Living~20">The Australian Bureau of Statistics</a> 2016 survey found there was around one occupied apartment for every five occupied houses in Australia, compared to one for every seven back in 1991. The dramatic shift is also prevalent across the board with families, retirees and <a href="/guides/2019/06/17/urbans-first-home-buyer-guide">first home buyers</a> showing an increased demand for apartment living.

In 2016, the census also showed a 56% increase since 2011 in families with children living in high-rise apartments across Australia. The <a href="https://www.propertyobserver.com.au/https://www.ahuri.edu.au/research/final-reports/214">Australian Housing and Urban Research Institute</a> also found 43% of Australians aged 50-59 have opted for a smaller dwelling or different location as they neared retirement.

<h2>These trends lead us to question, why the shift?</h2>

The <a href="/new-apartments">affordability of new apartments</a> greatly outweighs the cost of detached dwellings. The price combined with community-centric living, premium amenity and low maintenance modern design, makes opting for a smaller scale home a smaller price to pay, literally.

<h2>So it’s time to declutter, but where to start?</h2>

For those looking to downsize their home for apartment living, you’re going to need to know where to begin the decluttering process. We reached out to three decluttering and home organisation companies to find out their top tips for the monumentous task ahead of many Australians.

<h2>Firstly, what are the three golden rules are for embarking on the decluttering process?</h2>

	Firstly, declutter before you move. 
	</li>
	<li>
	Start in a non-emotional area to begin the process. Bathroom and kitchen are good starting points.
	</li>
	<li>
	Only work in a small area to begin. One drawer at a time. Overwhelm happens when you contemplate the whole house!

</ul>
Susan Williams from <a href="http://www.ftouch.com.au/">The Finishing Touch</a>:

	Set aside a block of time to declutter with a distinct start and finish time. Ideally, declutter when other members of the household are out. Kids in particular always show renewed (brief) interest in anything you plan to give away or throw out.

	Have a specific goal in mind and a plan to achieve it, ie clear out and reorganise wardrobes, tidy garage or sort and tidy kids toys. If this involves any new equipment like coat hangers or storage containers, purchase them before you start so you can complete the entire task in the time you have allocated.

	Be realistic. Separate, small projects will be achievable and satisfying. Expecting to complete the whole house in a day is not and will leave you disheartened.

Lee from MOVINGHOUSE creates an inventory of each room at a time, using three columns:

<h2>What are some innovative ways to store sentimental items?</h2>

Lynne from Unstuff explains that rather than colour coding and alphabetising documents and photos, the most important thing is that the items are easily accessible.

Another great idea is digitising physical photographs and storing them on a cloud-based platform.

Susan also suggests putting sentimental items on display so that you can enjoy seeing them on a daily basis. 

However, if you do have items which need to be stored in a cupboard, Lee from MOVINGHOUSE suggests using plastic containers so you can see what's inside, and to also make sure they are clearly labelled.

<h2>Should you keep something of value if you don’t particularly like it, in case it increases in worth?</h2>

A common response when you ask a family member why they’re keeping something is, “It’s worth a mint!” or “It’ll be an antique one day”, which is not exactly what you want to hear when you’re decluttering. The best way to solve this is to deal with the item immediately by taking it to get valued, or assessing whether it’s cost-effective to put it in storage.

Susan from The Finishing Touch also concluded that insurance and storage costs may outweigh the possible increase in value. And if your big ticket item sells, Lee from MOVINGHOUSE suggests using the money for something you really need or taking a holiday!

<h2>So what is the main reason people seek ‘decluttering’ services?</h2>

Lynne Trevail from Unstuff: Overwhelm. People try and declutter in one go, and they become confused. Indecision stops items leaving the home, so they call for professional assistance.

Susan Williams from The Finishing Touch: Many people come to the realisation that they need or would like some help to declutter their homes for lots of reasons.  Some put it off unless they have enlisted professional help, many people don’t have the time to declutter themselves, or like the assistance of professionals who are independent in their assessment on what you should keep, and are also experts at organising. 

Lee Hamlin from MOVINGHOUSE: We offer unbiased, upbeat support in decision making, motivating the client and offering emotional support during the process. Occasionally clients seek our help after moving, they are usually distressed and they wish they did downsize prior to the move.

<h2>Has anyone ever acquired your services right after moving into a new house/apartment and deciding they had brought too many possessions?</h2>

Lynne Trevail from Unstuff: It does happen. Again indecision stops them getting rid of items before they move. Waiting until they move becomes a procrastination technique.

Susan Williams from The Finishing Touch: We are frequently asked to assist people who have moved into their new home and realised they need to declutter or risk filling their beautiful new home with too many belongings. This is because sometimes people are not very organised before their move and end up having to pack everything to transport, rather than having the time to cull and sort before they pack up their home. It’s far better to declutter before moving as you save on transportation of items you are not going to keep and are far more efficient in your unpack.

<h2>So where do all the discarded goods end up?</h2>

Decluttering experts share effective downsizing advice for apartment living

In Western Sydney the overall trend for dwellings is still weakening after a number of years of positive growth, according to the latest Herron Todd White (HTW) residential report. 
"Negative sentiment in the marketplace and tighter lending requirements have played a part in these falling median prices," the valuation firm said.
"We predict this trend will continue for the rest of the year."
The median house price in Erskine Park are 4% lower than December 2018, according to realestate.com.au data.
Marsden Park had similar figures with a 3.6% drop, whilst Oran Park has seen only a 1% drop in dwelling median values since December 2018.
"Our experience with residential units and off the plan sales has found premiums were paid in stronger markets for the then new product," the report said. 
"As the wider market weakens, we are continuing to see settlement valuations not meeting the off the plan purchase price.
"These valuations require recent resales of similar units to support the value and in many areas the evidence is unable to support the strong off the plan prices."
An example includes a recent resale in Parramatta.
The three-bedroom unit at<a href="https://www.realestate.com.au/sold/property-unit-nsw-parramatta-130373430" target="_blank"> 4803/330 Church Street </a>(pictured below) recently resold for $990,000 representing a 30% drop in value since purchase.
It was for $1,285,000 off the plan in May 2015.

The report noted that there are signs in the marketplace that buyers for new units are harder to attract and a number of incentives are now being offered.
A recent example is the Pelican Estate (pictured below) in Schofields, a 270 unit development selling off the plan in western Sydney.
The developers Bathla are giving away $1.2 million in prizes to lucky purchasers with a $500,000 first prize, $200,000 second prize and a further $500,000 in prizes.

Last week, the combined capital city final auction clearance rate increased to 61.8 per cent, after the week prior saw the final clearance rate drop to 48.3 percent.
 Last week’s improved clearance rate was across a higher volume ofauctions (1,505) and also happened to be the highest weighted average seen since 6 May 2018 (62.1 per cent). 
While clearance rates have seen some improvement over the last few weeks, volumes are still tracking lower year-on- year with 2,002 homes taken to market over the same week last year when 52.4 per cent cleared.
Melbourne and Sydney saw clearance rates reach their highest level seen since April 2018 last week, both coming in at the mid 60 per cent mark.
There were 724 Melbourne homes taken to auction last week, returning a higher final clearance rate week-on-week, with 64.9 per cent of auctions successful, up on the 62.8 per cent over the week prior when there were only 215 homes taken to auction.
In Sydney, a final clearance rate of 66.4 per cent was recorded across a higher volume of auctions over the week, with 534 homes taken to market, up on the 313 auctions held over the previous week when fewer returned a successful result (56.2 per cent).
The smaller auction markets all saw an improvement in clearance rates over the week, with Canberra coming in with the highest final clearance rate of 48.7 per cent.

Dwelling values in regional Qld have spent only 40.4% of their time at historic highs over the past 30 years. Although values have been at their peak fairly rarely, it is largely due to two corrections between 1994 and 1999 and the current correction which has been ongoing since 2008. Although values recorded a peak to trough fall of -12.6% by October 2012, values are yet to return to their 2008 peak and remain -5.3% lower as at May 2019.

Adelaide dwelling values have begun falling over recent months and as at May 2019 they were slightly below their previous peak(-0.5%). Over the past 25years,dwelling values in Adelaide have been at historic highs for 53.8% of the time. Adelaide has seen some downturns over the past 25 years however, they have typically been fairly shallow and not taken particularly long to recover.

The current housing downturn in regional WA has seen values fall by -32.5% from their peak in January 2008 (more than a decade ago). There is no evidence as yet that the declines are ending. Following strong growth in values over recent years, Hobart dwelling values have fallen by a cumulative -1.3% over the past two months. Throughout the past 30 years, Hobart dwelling values have been at an historic high for just 37.7% of the time. There have been many small downturns over the period and two quite large ones which ran for a number of years despite peak to trough falls during these downturns being less than 10%.

Over the past 25 years, dwelling values in Canberra have been at historic highs 38.2% of the time. The results may well be viewed as somewhat surprising. 
In that, there is a sense that property values seem to be rising more often than not yet across the individual regions the majority have seen values below their previous peak more often than not.
When downturns have occurred they are often small andvalues return to previous peaks fairly quickly. The current downturn for a number of regions is unprecedented in terms of the magnitude and length of declines. Given this it could be a number of years after values begin to recover until they returnto their previous highs.

The CoreLogic Stratified Hedonic Index highlights the performance of the housing market across three segments. These three segments are: the 25% of most affordable dwellings, the 50% of dwellings representing the middle market and the 25% of most expensive dwellings. The analysis within this report is measuring the six month annualised change in dwelling values.
Nationally, from the market peak to the end of May 2019, the most affordable quarter has seen values fall by -1.4%, the middle of the market has seen values fall -6.6% and the top quarter has fallen by -11.6%. The -1.4% fall across the lower quartile is the largest since Sep-18, the -6.6% fall across the middle of the marketis slightly down on the previous month while the -11.6% fall across the top quartile is the second consecutive month in which falls have slowed and the smallest annual decline since Dec-18.

Over the past year, most capital cities and regional markets have been recording value declines. While values are broadly continuing to fall, the rate of these falls on a monthly basis has been slowing. After having seen much larger corrections than the other two segments (following a larger growth phase), the most expensive segment of the market is seeing its rate of decline slow.
This is a trend that has played out before whereby premium housing values fall the fastest initially but also sees the falls cease earlier than other market segments. It is still early days but with the housing market expected to trough in late 2019, the premium housing sector may find a floor first and start to show some level of recovery before the other segments.

Built in 1975 it sold a notch above the price guide of $500,000 - $550,000.
Chris Zhang of Harcourts held the listing.
Situated at <a href="https://www.realestate.com.au/sold/property-house-vic-dandenong+north-131098546" target="_blank">41 First Avenue</a>, the property sold in 21 days just over half the median for the Dandenong North which is 37 days, according to Corelogic.

Colliers International is confident 2019 will be a strong year for office sales in Canberra, particularly for properties valued above $10 million.
Reflecting on the state of the market at an industry event this month, Colliers International DirectorCapital Markets and Investment Services, Michael Montelibano, pointed out the ACT’s strong macroeconomic conditions.
“Our positive population growth and low unemployment, combined with relatively affordable entry points and high yields, make Canberra an attractive place to invest,” Montelibano said.
“Canberra’s office market is displaying strong fundamentals which are expected to continue for the near-term.
“These market conditions are drawing international investors to the national capital.”
Montelibano also expects investor interest to continue for the remainder of 2019.
“Office properties above the $10 million price point in established precincts such as Civic and Barton that are well leased remain highly attractive to investors. We expect yields to tighten in these markets, particularly for new build product, given decreasing vacancy and the favourable interest rate outlook.
“Significant investment activity is forecast for properties in this market segment. With over $271 million of sales in this segment year to date, we expect total 2019 sales to exceed that of 2018 by around 50%.”
Montelibano also cited the continued strong performance of the strata market and the flight to quality trend from investors and owner occupiers.
“The performance of well-located and well-leased strata stock is steady, notwithstanding pressure from tightening financing conditions and rising rates and body corporate fees. However, units in secondary markets with vacancy are presently undergoing a re-rating.”
Colliers International has noted a shift towards off-market transactions in the past five years.
“Nearly 70% of sales managed by Colliers International in 2018 were off market and there has already been over $162 million in off-market sales so far this year,” Montelibano revealed.

Canberra office market tipped for strong end to year

Brisbane first home buyers will have their rates cut following the budget announced last week by the Lord Mayor Adrian Schrinner.
Overall residential rates will increase <a href="/news/qld/queensland-budgets-hits-property-owners-with-higher-taxes">on average by 2.5 per cent</a>.
Cr Schrinner said the budget included a new assistance package for first-home buyers, who will be given a one-off 50 per cent rates reduction if their property is valued at less than $750,000 – with the total saving capped at $1000.
Cr Schrinner said that the move would ensure “targeted cost-of-living relief” at a time when residents were often stretched with their finances.
“Just when you think you’ve paid all of the one-off expenses to get into your new home, another unexpected bill always seems to come along,” he said.
“We recognise how important home ownership is and we want to see more ­people getting into the market and owning a piece of Brisbane to call their own.”
“The budget outlines plans to get people home sooner, to build a better Brisbane and protect our lifestyle with ­unprecedented investment in growing our city’s green space,” he said.
More Queenslanders are deciding to renovate homes rather than sell, with the state government budget calculating purchases are expected to fall 5.5 per cent in the 2018-19 financial year and dipping a further 3 per cent in 2020-21.
Stamp duty revenue expectations are down with residential returns likely to fall 13 percent this financial year and 15.6 percent in 2019-20.

Brisbane FHBs to get reduction in first year council rates

House values in the Gold Coast are declining, but the nearby houses Sunshine Coast are going in the opposite direction, according to valuation firm Herron Todd White.
The Sunshine Coast housing market is currently peaking, whereas the Gold Coast has been classed as a declining market.
Last month the Gold Coast housing market was in the starting to decline phase, where it had been since June 2018.
The Sunshine Coast housing market has continued its steady rise having been approaching the peak of the market since October 2017.
Before then it was a rising market.

"Most agents are reporting a softening in buyer enquiry [in the Central Gold Coast] and demand across the board throughout this locality, with all reporting some softening in value levels and longer sale periods often required to achieve a sale," the report noted.
"It is definitely a buyer’s market and they are more discerning with their choices and in no rush to sign up to buy.
"One leading agent has just this week reported a general drop of circa 10% for Bundall and Sorrento from the generally accepted top of the market in late 2017.
"This was evidenced in a top end sale where the purchasers had submitted an offer at $4.5 million less than eight months ago and have just gone to contract at $4.1 million on the same property.
Adelaide hoteliers Peter and Jenny Hurley were caught up in the Gold Coast house price decline.
Their Commodore Drive, Paradise Waters home (below) <a href="/news/hoteliers-sell-surfers-paradise-holiday-home-for-loss">sold for $3.55 million</a>, less than the $4 million they paid in 2003.

They had been asking $4.75 million.
There was better news from the Sunshine Coast market.
While Herron Todd White reported the market has slowed, there are still sales.
"A significant number of agents have indicated that general enquiry has fallen which has effectively led to a lack of urgency in the market," the valuation firm said.
"On the back of this, stock levels have increased in some areas as well as the number of days on market.
'Whilst there has been a general softening in the market, there are still sales being made.
"Property that is well located with a good offering and is priced at the right level are selling. It’s just that instead of selling in the first week or two, it’s more like six to ten weeks - what would appear to be more like a normal market. 
"One thing that is certain is there are a lot more people around the coast. It used to be in holiday periods but now it seems to be all the time. This can’t be a bad thing to help support the market."
