Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Last night marked the first set of room reveals for The Block Glasshouse.
Each of the five teams - Darren and Dee, Maxine and Karstan, Michael and Carlene, Simon and Shannon and Chris and Jenna - unveiled their guest bedrooms to the judges and Australia. While it's no secret that all five of the teams were under an extraordinary amount of pressure, some coped better than others.
Tasmanian brothers Shannon and Simon scored the highest marks for the week, with the judges commenting that their guest bedroom with four and a half metres of storage space tucked behind a timber nib wall displayed strong attention to detail and was fresh and stylish. They were rewarded with $10,000 for their efforts.
But a few of the other teams didn't fare so well. The judges pointed out some dodgy plastering in Chris and Jenna's room, while Darren and Dee were pulled up for leaving their painting unfinished. Maxine and Karstan, however, had the roughest time this week - after all the teams suffered setbacks with asbestos removals and delays putting up steel framing, their blinds came late and their cabinet maker failed to show up, leaving the couple with an unfinished room (and a handy note on the wall explaining their troubles to the judges).
The missing cabinet makes Max and Karstan the only team to have ever failed to complete a room in the history of The Block, and earned them marks as low as 5/10.
Although cabinet maker was due to arrive at 5 am on the morning of judging, he failed to turn up at all, and was uncontactable. Unfortunately, the problem is not as uncommon as it should be.
While the majority of tradespeople and subcontractors are honest, hardworking and helpful, ask around and it won't be long til you uncover a treasure trove of tradies-gone-bad stories. The carpenter who kept revealing hidden cost after hidden cost, the painter whose work peeled off the month after and, of course, the cabinet maker who never turned up. It's a problem that can cost you time and money ($10,000, if you're Max  or Karstan).
So if you happen to be unlucky enough to run into one of the few bad apples when you're renovating, what can you do?
First, you can do your best to ensure the problem doesn't arrive in the first place. Regular observer Jo Chivers considers <a href="/expert-insights/the-most-common-first-time-property-developer-mistakes-team-selection">team selection</a> one of the most vital factors in the success or failure of a development or renovation project. Here are some tips on choosing your reno team:
<ol>
<li>Ask about their past completed projects. You could also ask for referrals from previous clients.</li>
<li>Ask about their financial position. If you're hiring a builder, don't be shy about asking if they can afford to take on the project. The last thing you want is for your builder or contractor to liquidate, leaving you in the lurch. They may not like the questions, and don't have to answer them, but it can help you get an idea of how reliable they are.</li>
<li>Ask other tradies and builders. If your builder recommends using a certain tradesperson, ask other tradies on their team how they work. If you're hiring a builder, Chivers recommends asking for a list of their current contractors or tradies. Chivers advises that you ask them what the builder is like to work for, whether they pay on time and whether the tradesperson is intending to continue working for that builder. She writes: "If a tradie has been crossed, he will tell you all about it!"</li>
<li>Check your department of fair trading or consumer affairs website. If a tradie or builder has been in trouble in the past, you may be able to find out about it before you hire them.</li>
</ol>
Your builder should also be licensed or registered - if they're not willing to show you their license, go with another builder.

When it comes to working with your chosen builder or tradesperson, open and honest communication is key.
Be clear about your expectations and your timeline from early on, so there's no confusion and can be no excuses if the job fails to get done. Get everything in writing whenever possible - dates, costs, materials and promises - in case you need to refer back to an earlier conversation.
If your builder goes into liquidation and can't complete a job, you may be covered by insurance. All licensed builders require some form of insurance, usually called Home Warranty Insurance or Builders Warranty Insurance, and their obligations will vary from state to state - in Victoria, Domestic Builder's Insurance is required when the works cost over $16,000.
Your building contract should include the details of your warranty rights. In New South Wales, <a href="/expert-insights/buying/what-to-do-when-your-nsw-builder-goes-into-liquidation">Home Warranty Insurance</a> will provide you some cover if your builder dies, disappears or becomes insolvent. Unfortunately, the process is usually a lengthy one, and may not cover the costs of your project.
Court is the worst case scenario. But if your tradesperson has failed to do a job properly, or at all, you might have to resort to legal action. It's a road that few want to go down - tribunal or court proceedings are costly, lengthy and stressful. As Victorian Civil Administrative Tribunal (VCAT) deputy president Heather Lambrick says, "Every case that comes to VCAT has a losing party". 
If you do have to go to tribunal, know what you want to achieve when you're going there. Do you want to recover the costs of contracting a tradesperson? Have them come back and fix their dodgy job? Or are you just blowing of steam?
Here are some of Lambrick's tips for winning your case at tribunal (for more information, see <a href="/expert-insights/how-to-win-your-case-at-tribunal-vcat-deputy-president">How to win your case at tribunal</a>).
<ul>
<li>Know the relevant law. You don't need to be an expert, but you do need to know the relevant piece of information that covers your dispute.</li>
<li>Isolate the issues. Figure out where exactly things went wrong - perhaps your tradie not show up at the agreed time, or did not use the agreed materials.</li>
<li>Get the documents to prove your issues. Have as much evidence as you can on hand - photographs, those conversations you've been documenting, and the relevant contracts.</li>
<li>Anticipate the other side of the argument. Organise yourself and have a good idea of what the other side will argue. Prepare a counter argument before you get to tribunal.</li>
<li>Ask for help if you need it. You don't necessarily need a lawyer, and you're not expected to be an expert. Feel free to ask when you need clarity.</li>
<li>Watch other cases. Try sitting in on a couple of tribunal cases so you have an idea of how the proceedings work.</li>
<li>Stay calm and be polite.</li>
</ul>
But no matter how calm or polite you are, going to tribunal won't guarantee you'll get the outcome you want, or deserve. The best way to avoid Maxine and Karstan's situation is to choose wisely in the first place.

Lessons from The Block: What to do if your tradie disappoints

Riva Vue, a masterplanned development in New South Wales’ Murwillumbah has reduced the price of 15 of the elevated blocks in the estate.
The 24.5 hectare estate includes new residential land located off Barnby Street. Within states one and two, there were 15 sloping view blocks with a range of degrees of site-fall that have views over the Rous River and out to Mount Warning. They have been reduced in price.
The blocks range from 683 square metres to 1,420 square metres and are ranged in price from $120,000 to $160,000.
General manager for Newland Developers, Stuart Campbell, said that they are trying to move existing stock to begin new stages that are planned.
“They are speciality view blocks, providing the perfect base to build a large, elevated designer home – each of which can be architecturally designed to showcase the magnificent tree-scape backdrop on offer at Riva Vue.”
“Our decision to reduce the price of these premium view lots is to appeal specifically to both builders and home buyers that understand the potential and value of building on elevated blocks.”
Meanwhile, Oliver Hume general manager Jilliam Sheridan said that buyers could choose a builder with a speciality in elevated home construction.
“We have seen interest come from local-based home designers, especially those with an architectural flair for creating a unique home that maximises the property’s idyllic outlook and positioning,” Sheridan said.
“This really is the sale of all sales and is a unique opportunity for buyers, who are able to take advantage of current pricing and secure one of the last remaining view blocks available in Riva Vue at reduced prices, to build their dream home.”

Masterplanned Riva Vue, Murwillumbah, New South Wales, prices reduced on 15 blocks

ASX-listed property developer Peet Limited has been focusing attention on Melbourne’s north and has officially launched its fourth residential community in the area.
This week, with the City of Hume and Melbourne Water, Peet officially launched the Roxburgh Park Arena. The development will be supported by major road works, recreation facilities and open space.
Within the development, $14 million has been allocated to construction a section of Aitken Boulevard, including a direct connection between Somerton Road to James Mirams Drive in <a href="/news">Roxburgh Park</a>.
A total $6.5 million is set for parts one and two of the 10-hectare district sports precinct in the Peet Arena community, while the City of Hume is pouring in $2.5 million for the facility.
Part one works begin next month, and will be completed in mid-2015.
Peet Limited managing director and CEO, Brendan Gore, said the company has committed to Melbourne’s northern corridor. Over the past six years, they have brought almost 1,000 home sites to the area in its Aston Craigieburn and Greenvale Lakes developments.
“Peet has more than 3,000 lots in the pipeline on a total of 200 hectares, across its active communities of Aston in Craigieburn, Aspect in Greenvale and Arena in Roxburgh Park,” said Gore.
“Across our portfolio in the City of Hume, Peet will account for an investment of more than $110 million in community infrastructure including 23 hectares of parks and playgrounds; and two neighbourhood activity centres.”
In the Roxburgh Park Arena, Woolworths has already been named the anchor tenant and the supermarket’s planning is underway.
In total, they expect this new community to include 500 new properties. They will then have three sites in the area – Aston Craigieburn, focusing on first home buyers, Arena Roxburgh Park, focusing on families and upgraders, and Aspect Greenvale, focusing on maturing families, upgraders and empty nesters.
“Providing the infrastructure to support and create robust communities is an important part of Peet’s expansion plans in Melbourne’s north,” he said.
“We have been working closely with government, and particularly the City of Hume, Melbourne Water and Parks Victoria, to ensure we meet the community’s needs and complement the strategic vision for the region.”

The varying sizes of the apartments in The Block Glasshouse will no doubt spur plenty of interesting discussions over whether floorspace or aspect counts most in an inner city apartment, though as we saw in Fans v Faves, auction order could play just as big a role in the final result.

The Block Glasshouse: How do the five apartments compare?

On the debut of The Block Glasshouse, host Scott Cam described the series' Prahran office block as "the worst house on the best street".
While that would be a good position to be in for most renovators, the five teams will be in a tough spot this season.
With 3,300 square metres of floor space over five floors, the building is almost double the size of Dux House, the site of The Block Fans v Faves.
The television show is milking the offbeat location for all it's worth, with contestants entering the building to meet Scott Cam, apparently believing the site to be Channel 9's headquarters. While the ruse was less than convincing, given the location was known by the media fairly early on, the show's set designers were certainly earning their keep, dressing the space as a sad but still functioning office.
After the true nature of their location was revealed, contestants went about choosing their respective apartments at random.
Queensland couple Karlene and Michael, a communications manager and construction manager, picked Apartment 1. Though stuck with a lesser position, with a southerly aspect, the apartment has one of the largest terraces. Their pick has a total of 236.8 square metres of floor space.
Chris and Jenna have Apartment 2, the only apartment of the five with no external windows. To make up for the significant setback, the apartment is the biggest on The Block, with 277 square metres of floor space. Theirs is also the only apartment with a rooftop terrace, a secret Jenna spilled but quickly downplayed.
Karsten and Maxine of Newcastle, who met online and are now engaged, have put their own renovations on hold to take on The Block Glasshouse. They picked Apartment 3, the third largest in the building with 237 square metres of floor space. The apartment has a northwesterly aspect, with city views.
Tasmanian brothers Simon and Shannon have Apartment 4, the second largest of the bunch. Located on the front right side of the building, looking over High Street, the apartment has 249 square metres of floor space.
Former AFL footballer Darren and his wife Deanne picked Apartment 5, which has the most desirable aspect, facing north. Unfortunately, it's the smallest apartment of the bunch, with just 186.7 square metres of space.
Each apartment will also have 70 square metres of private storage and two car spaces.
However, armed with just floor plans with no orientation details, the contestants struggled to figure out where their apartments would sit in the space. They also were treated to junk and debris all across the top level of the building, and rippling metal sheets on the roof coupled with strong winds kept them awake in their new accommodation in the office space downstairs.
With free cars, vouchers to sponsor-suppliers and $100,000 in their bank accounts, each team is tasked with renovating their apartment, to sell at the end of the season. Their first task was to find a builder, with each team but Chris and Jenna somehow finding a builder within a single day.
The first episode of The Block Glasshouse <a href="/expert-insights/building/kevins-devon-snail-shell-house-sneaks-up-behind-the-block-glasshouse-in-ratings">attracted 1.37 million viewers</a>  - however, much as been made of Channel 9's "roadblocking" strategy, with the network airing the premier across its flagship 9 platform, Gem and GO! simultaneously, despite previously advertising different shows for that slot on GO! and Gem.

Contestants in for a challenge on The Block Glasshouse

The premiere of Nine Network's increasingly cruel reality renovation series The Block attracted 1.374 million viewers.
Host Scott Cam toyed with the constantant teams who got a first look inside the massive 1980s office block conversion project in Prahran.
At times the lack of hard hats - especially when hastily ripping down the office bock ceiling - almost appeared close to downright dangerous.
Sunday night's Nine News sat in second place with MasterChef in third place after drawing an audience of 1.261 million, according OzTAM's figures.
The Block was possibly the highest rating program of Sunday night due to the network’s decision to simulcast the show across its multi-channel, Go! and Gem in the 6.30pm time slot against Seven’s X Factor which had an audience of 1.14 million.
Meanwhile the ABC's architectural show Grand Designs <a href="https://www.channel4.com/programmes/grand-designs/articles/all/east-devon-suppliers" target="_blank" style="line-height: 1.3em;">featuring East Devon cob-style home</a> sat strongly in sixth spot with 988,000 viewers, beating both 60 Minutes and Sunday Night.
Host Kevin McCloud was tracking the process of a <a href="https://www.youtube.com/watch?v=8knaVoipcGc" target="_blank">snail-shell shaped cob house </a>which used ancient building material and 21st century technology. Its made from mud, straw, water, clay and sand.
Kevin McCabe was the owner builder, wrestling houses out of mud using his bare hands for his proposed house formed of two vast curved cob roundhouses - the largest of which is inspired by the natural geometry of a snail shell.
The latest Block Glasshouse ratings sit within prior Block premiere audiences which included The Block Sky High premiere in South Melbourne of 1.312 million.
The Block All Stars at Bondi premiered with just 959,000 viewers tuning in, and the first-night set in South Melbourne with four adjoining Dorcas Street terraces rated an average 1.4 million viewers.
The Block's 2011’s Melbourne debut had 1,342,000 viewers for the Richmond cottage renovation.
The most recent Albert Park series, The Block Fans v Faves  secured a 1.14 million opening night five capital city audience.

Kevin's Devon snail shell house sneaks up behind The Block Glasshouse in ratings

The producers of The Block certainly know that if it ain't broke, you don't fix it.
The show's blend of drama, deadlines and dollars is a winning formula for the series (if the huge ratings and the turnout for last year's open for inspections are anything to go by), and the characters are the most essential part of the process. For the upcoming The Block Glasshouse, it seems the producers have been busy mining the past to recreate their success.
We've been <a href="/expert-insights/building/the-block-glasshouse-promos-released-series-coming-soon">introduced to the contestants of this series</a> in a number of promotions, and Property Observer thought some of the couples looked eerily familar.
Maxine and Karstan

We aren't the first to think that this season's young loved up New South Wales contestants reminded us of another season's young loved up New South Wales contestants.
Host Scott Cam spoke to The Herald Sun about Maxine and Karstan, saying:
"We had the super Ks ... (Kyal and Kara), this year we've got the supermodels.
"She (Maxine) is beautiful, he is this good looking bloke and they are just this perfect couple."
Kyal and Kara (pictured below) were the fan favourites last year - will Maxine and Karstan be just as popular?

Maxine and Karstan aren't the only ones who have been compared to last season's contestants. It seems The Block Glasshouse's producers push to market Dee as reality TV shrew of the year is working. Before the series has even aired, News.com.au has published an article headlined: "Is The Block: Glasshouse contestant Deanne Jolly the most volatile Blockhead yet?"
Josh and Jenna (pictured below) of the 2011 incarnation of The Block also proved a reliable source of tantrums.

The promo material released do their best to paint Carlene as a witch (complete with cackle), while both Carlene and Michael admit that it's the man of the couple that has trouble controlling his temper. Like Darren and Deanne, the young parents could turn out like Josh and Jenna.
Then again, they could turn out like any of the 14 (at our last count) blonde-woman-and-man couples that have already appeared on the series. Simon and Shannon

Will the two-Aussie-larakin-blokes-who-are-a-bit-cheeky-but-still-good-natured-and-very-loveable trope work for The Block Glasshouse?
The producers are clearly hoping so with Simon and Shannon, but it's unclear whether the Brad and Dale combo (pictured below) will be quite as successful with double Dales and no Brad.

It's hard to pinpoint exactly where Chris and Jenna will fit in The Block universe. To our knowledge, the show has never featured an Asian Australian contestant before, nor a Maltese-Indigenous Australian.
So far, they're being marketed as the quirky renovation rookies as Steve and Chantelle were (pictured below) - let's hope they do as well out of the deal as last season's winners.

The Block Glasshouse draws on the past for inspiration

Forget just paying for an apartment or a house and land package alone anymore, the past few years have seen apartments promise all sorts of whistles and bells to net in a buyer.
Here are the top five that got us talking.

Vehicles From <a href="/expert-insights/buying/developer-offers-free-scooter-but-no-car-park-to-encourage-off-the-plan-apartment-sale">scooters in an apartment development with no car parks</a>, to <a href="/news/vic/vespa-offer-to-entice-buyers-to-south-yarra-one-bedroom-apartments">Vespa’s in South Yarra one-bedders</a>, this has been an increasingly popular option. In the last couple of years, cars have also been seen as offered with an apartment – with a free Toyota worth up to $40,000 offered by Peet for house and land buyers. Even <a href="/expert-insights/buying/melbourne-apartment-buyer-enticements-include-rental-guarantees-marina-berths-and-even-a-boat-ride-as-market-ripe-with-new-offerings">free marina berths on a leasehold arrangement</a> and a boat ride were offered for a period of time.

Food supply Established properties have seen incentives like a year’s supply of ice-cream, and off the plan and new developers have gotten in on the action. Bringing <a href="/expert-insights/investing/food-trucks-latest-marketing-technique-for-developers">food trucks, and even cooking classes</a>, to launch events and buyers – the stomach is certainly the way to some peoples’ pockets.

Qantas Points In September 2013, it was <a href="/news/frequent-flyer-points-might-be-a-gimmick-but-will-off-the-plan-buyers-be-attracted-by-the-incentives">frequent flyer points that took out Property Observer headlines</a> as the latest marketing techniques. A number of developers offered this incentive, from $1 for 1 point, to a certain number of points for each buyer.

Financial incentives In 2012 all the rage was about <a href="/expert-insights/building/from-10-000-to-50-000-residential-developers-tempt-buyers-with-incentives">financial incentives to buy</a> – developers covering half of your deposit, or taking $10,000 off for those who purchased early. Time-limited discounts are also regularly seen.

Furniture packages An increasingly common incentive is the furniture package – allowing buyers to move in to their carefully selected and furnished property. A number of developers include this for their developments, such as at Studio Nine. Usually, these <a href="/news/qld/close-to-11-million-of-new-apartment-sales-recorded-at-mon-komo-development-redcliffe">furniture packages</a> will have an interior stylist behind them.

Five unusual new build marketing incentives

A sell out of their latest release of 35 homes in CityVillage, in Queensland’s Robina, has seen Robina Group push forward another wave of properties.
The $200 million project has already seen almost $62 million in sales across their two Robina projects – <a href="https://www.cityvillage.com.au/" target="_blank">CityVillage</a> and Riverlily. After the 35 homes in CityVillage sold out in March, in two days for $16 million, they are pushing another 33 to market.
The Riverlily terrace homes, which were launched in April, also saw strong sales. Currently just a few terrace properties are left from $449,000. Meanwhile, this latest CityVillage stage – number four- includes 33 three-bedroom properties. This includes 20 that are waterside homes from $529,000.
The first tri-level homes in the development, with ground level courtyard and a balcony, are also being sold in this release.
<a href="/news">Robina’s median house price is $525,000</a>, while the median unit price sits at $410,000, according to RP Data.
Robina Group residential sales manager Azura Griffen said that many buyers missed out in the early stage.
"The level of interest in property in Robina is only continuing to rise and we've been fast tracking the design and construction of our developments just to keep pace,” said Griffen.
"Robina is a highly sought after residential address because of the unparalleled mix of amenities on offer literally at the doorstep, including Robina Town Centre, schools, Hospital, Bond University and Cbus Super Stadium, and its relative ease of access."
In total, CityVillage will have 130 terrace homes over four hectares.

CityVillage, Gold Coast extends release after sell out

City of Sydney Council has put forward plans to rezone industrial areas in the city’s south to allow a wider range of commercial uses.
Although the areas are close to Sydney’s CBD and near suburbs that are in demand for residential development, private housing will generally not be allowed on the land.
Large areas zoned for general and light industrial purposes around <a href="/news">Alexandria</a> and <a href="/news">Rosebery </a>are earmarked to be rezoned as Business Park (see figures 3 and 4).
The only places in which residential development will be allowed are a section of Botany Road that currently permits shop-top housing and senior housing, and two areas on the edge of the Business Park that are being considered as sites where affordable housing could be developed to accommodate lower paid workers.
Attitudes towards land zoning have changed, Council notes in the introduction to its planning proposal. In the past, land use planning sought to divide uses into zones to minimise conflict between uses. Now, there is recognition that benefits could flow from locating a range of activities together, as long as they don’t have an "unreasonable impact" on one another – including raising values to such an extent that industry is priced out of the market by residential development.
The Council expects restricting the land in the areas proposed for rezoning to mainly commercial uses will keep land values down.
The conversion of other commercial and industrial sites in Sydney’s south to residential dwellings has started to have a major impact on the industrial market, and consequently jobs in the area.
Knight Frank’s research shows 71 businesses in the South Sydney commercial sector have been displaced in the past 12 months due to land rezoning with these businesses forced to consider relocating.
Knight Frank’s Industrial South Sydney Manager, Brooke Railton says <a href="/news">Marrickville</a>, in Sydney’s inner west is a popular alternative, given its close proximity to the Port Botany, Sydney Airport, main arterial roads and the CBD.
Fireplace manufacturer Jetmaster recently bought a vacant freestanding warehouse in Marrickville for $3.3 million, after selling two of its properties in redeveloped areas to enable the business to operate out of one location. Knight Frank received close to 80 enquiries on the industrial property. 
Industrial land values in Sydney's south are on average $850 per square metre, Colliers International’s first half Industrial Research &amp; Forecast Report found. That compares with values of $250 per square metre in Sydney's south west and $330 per square metre in the western suburbs.
Residential property prices in suburbs near to the South Sydney employment lands are considerably higher.
In <a href="/news">Erskineville</a>, which borders Alexandria to the west, residential land values were around $520,000 for a 4x32 metre block in 2013, according to the NSW Valuer general. That equates to $4,062.50 a square metre.
In <a href="/news">Mascot</a>, adjacent to the southern end of the employment lands, residential land values rose by 10% between 2012 and 2013 to $665,000 for a 12 x 40 metre block, according to the NSW Valuer general. That equates to $1,385.40 per square metre.
CBRE recently negotiated the sale of a 947 square metre showroom/warehouse facility at 133-141 Botany Road in Waterloo with residential development potential to Advan Properties. The residential property developer intends to lodge a development application for the site’s redevelopment.
The sale price of $4.5 million represented a land rate of $4,751 per square metre, according to CBRE.
Another freestanding commercial property with residential conversion potential, located just south of the City of Sydney employment lands sold to technology solutions firm Crosspoint Telecom for $2.31 million.
CBRE noted in its Q4, 2013 Australian Industrial MarketView report that investors were highly active in Sydney’s industrial market and were prepared to sit patiently on inner-ring assets that might be rezoned for residential use in future.
“A new breed of buyers, comprising mainly of unlisted wholesale groups and syndicators, are targeting these typically smaller assets – priced sub $30 million – due to their close proximity to the city and future redevelopment potential for higher and better use,” CBRE senior director, industrial investments, Matthew Lee says. “These buyers are happy to wait it out on an asset in order to take advantage of retail or residential redevelopment opportunities down the track.”

Employment lands in the City of Sydney Council area comprise three precincts:
(a) the southern employment lands – this area is about 265 hectares in size and stretches from the southwest corner of the Green Square Town Centre to the south west corner of the LGA. Generally the area is in the suburbs of Rosebery and Alexandria and is bordered by Gardeners Road to the south, McEvoy Street on the west and Mentmore Avenue and Botany Road on the east;
(b) the Moore Park employment lands – this area is about 3.6 hectares in size and includes a single large lot on which the Moore Park Supa Centa is currently located; and
(c) the Parramatta Road employment lands – this area is about 2.1 hectares in size and includes several small lots in Glebe. The area is bordered by Arundel Street and Parramatta Road and divided by Ross Street.
