A heritage listed building on an otherwise vacant Bouverie Street site is set to host one of Melbourne's larger student accommodation projects, falling under the UniLodge Bouverie St banner.

Across 123-135 Bouverie Street, dual towers are proposed that would add a further 596 rooms to the Melbourne market. Nettleton Tribe are the design force behind the proposal, with institutional investor Cedar Pacific backing the development.

The Art Deco style building onsite carries a distinct clinker brickwork pattern and is considered significant for both its historic and aesthetic attributes. Formerly the Modern Printing Company Factory, it will find new life as a retail/cafe space under the new plans.

UniLodge Bouverie St will cater for the University of Melbourne's Parkville students. Working under a 'self-catered hostel model', prospective students will find themselves in "a collegiate community with economic room sizes matched with a significant investment in common spaces and recreational areas."

Every level includes a communal space of some sort, with the rooftop including an outdoor garden and BBQ, herb/vegetable gardens and sky lounge.

After multiple similar projects for Deakin University and the recent completion of UniLodge @ VU in Footscray, 123-135 Bouverie Street is the latest project for Nettleton Tribe. Their Bouverie Street design consists primarily of a metallic two-tone aluminium cladding, highlighted by black steel fins and white aluminium trim.

Scape Student Living has applied to build the world's tallest student-occupied tower on Franklin Street. Replacing approved plans for a 62 storey, 218m largely residential tower, Scape's intentions are for 740 student beds, 146 city living units and 11,500sqm of commercial space within the mixed use project.

Also this week, a fresh design has been added to the Apartments.com.au Project Database for Urbanest's approved tower at 599-605 Swanston Street. The creation of Hayball, Urbanest's latest Melbourne tower now presents as a golden tower with strong vertical elements across its facade.

The project is still expected to carry in excess of 600 student beds.

Inter-war and student to the core: another whopping student accommodation project unveiled

At a time when the majority of <a href="/new-apartments/melbourne-vic">Melbourne's</a> commercial buildings in development are best describes as 'boxy', <a href="/new-apartments/south-melbourne-vic-3205">South Melbourne</a> may well be in for two intriguing commercial buildings, should the respective planning applications receive the green light.

On the corner of Moray and York Streets, <a href="/developments/south-melbourne-vic-3205">134 Moray Street</a> is an angular, almost aggressive gesture to its otherwise mundane surrounds.

<a href="/architects/hayball">Hayball</a> are the design force behind the commercial project, acting on behalf of 134 Moray Street Unit Trust, the prospective developer.

The lower tier of the development forms a street wall to Moray street and responds to the surrounding conditions of the site by taking the notion of a ‘Jewel’, intent on providing urban interest in an otherwise understated part of South Melbourne. The ‘Jewel’ concept has been applied to the façade design through a highly faceted yet restrained language and unifies the building setbacks into a cohesive whole.

The primary material pallet of glass, and metal, takes priority and forms the facets of the ‘Jewel’. The folded nature of the metal and glass facets allow for a playful shift of light and shade throughout the day, creating a dynamic yet restrained architectural language. The façade is further accented with variants in metal and glass tint and the subtle reading of the façade framing.

Through articulation of surface, material, light, and depth, the composition of the building provides a unified and robust architectural statement.

In addition to a light well which is would allow natural light penetration to internal spaces,134 Moray Street also carries a raft of ESD features. Likely to appear within the project is a rainwater harvesting system for toilet flushing and irrigation, re-used timber in building and construction works, a 25kWp solar photovoltaic array on pitched terrace roofs, electric vehicle charging infrastructure and shared electric bikes for staff.

While 134 Moray Street is a refreshing departure from the typical commercial form, it may not be the only one destined for <a href="/new-apartments/south-melbourne-vic-3205">South Melbourne</a>. During March plans were lodged with City of Port Phillip regarding an application for a fourteen storey office building at <a href="/developments/south-melbourne-vic-3205">11-29 Eastern Road</a>. The island site sits just off Kings Way and currently features a low-rise commercial building and at-grade car parking.

If images published on architect <a href="/architects/rothelowman">Rothelowman's</a> website are indicative of the current planning application, South Melbourne may well be in for two stunningly designed commercial buildings.

When a box simply won't do: dual eye-popping South Melbourne designs emerge

There's movement regarding a number of imposing skyscrapers planned for Southbank.

The Planing Minister has granted approval for 51-65 Clarke Street during April, allowing developer Newcity Development (One) Pty Ltd to proceed with the hulking 70 storey tower. The twisting multi-coloured design by Elenberg Fraser which tops out at 233m would rank the tower among Southbank's tallest, although still well short of the suburb's tallest approved tower - 1 Queensbridge Street at 323m.

Spanning a GFA of 52,313sqm, 51-65 Clarke Street consists predominantly of 512 apartments, supported in turn by 327 bicycle bays and 120 car parking spaces.

With the provision of a new through block link between Catherine Street and Hancock Street and contributions to nearby streetscape upgrades and projections actions with the City Road Masterplan and Southbank Structure Plan, it is considered that the plot ratio of 30.8:1 can be supported.

Also offered in principle support last month by Melbourne City Council was 87-105 Queensbridge Street. With Melbourne City Council's support or otherwise a prudent indicator as to whether a project will receive support from the Minister's office, 87-105 Queensbridge Street is now seemingly in the box seat to receive the green light.

If approved, the 170m tower would prove to be a boon for developer Aohua Sheng Le Property Pty Ltd.

Whether they choose to develop or move the site on, a permit for 852 apartments on Southbank is a substantial outcome. The planning application is also seeking the right to add 312 bicycle bays and 453 parking spaces within the Fender Katsalidis-designed project. 

87-105 Queensbridge Street's apartment split sees 354 single bedroom, 471 dual bedroom and 27 triple bedroom dwellings within the edifice which holds a massive GFA of 113,401sqm.

38 Freshwater Place is the higher profile project of the duo up for sale. Knight Frank and CBRE have jointly listed the project, with its EOI campaign closing mid May. Up for grabs is the right to deliver a 273m mixed used tower featuring apartments, a hotel component and retail. After picking up the site at the turn of 2016, PCT Development &amp; Management have chosen to move on the trophy property.

Rounding out the Southbank do-si-do is 127-129 Kavanagh Street, which - save for a couple of months of piling activity at the turn of 2017 - has been dormant for some years. Designed by Squillace, 127-129 Kavanagh Street's approved permit allows for 780 apartments and multiple retails space across two towers, with the taller at 48 storeys. 

The above two projects are particularly valuable given the planning changes implemented over recent times, restricting height and density, and therefore apartment yield within the suburb.

51-65 Clarke Street's approval leads the Southbank shuffle

The path Broadmeadows and surrounds will take in order to become a successful urban renewal showcase has become all the more clearer.

The Victorian Planning Authority (VPA) and Hume City Council have released the draft Greater Broadmeadows framework plan that, in time, will guide the area's transition from a somewhat maligned suburb to a precinct that can fully realise its potential. 

Key to Broadmeadows’ renewal and growth are a handful of major transport and infrastructure projects that will capitalise upon the area's already strong transport links.

Chief amongst these is the transformation of Broadmeadows' town centre; initiating increased development along with a heightened pedestrian experience are key targets of the freshly released plan. The notation of diversified housing types within the town centre points toward the arrival of higher density housing stock.

This in part depends upon a significant expansion of the Meadowlink cycle network that will ultimately link four of the five priority areas within the Greater Broadmeadows framework plan.Also in line for change is the Maygar Barracks site, the Campbellfield business hub and the Upfield Ford site.

An increasing population and the need to diversity the area's jobs base have been highlighted by key figures within the Greater Broadmeadows framework plan. It's anticipated that by 2050, an extra 20,000 people will call the the Greater Broadmeadows area home, whilst jobs may expand from 27,000 in 2011 to as many as 60,000 by 2050.

From a public transport infrastructure standpoint, an extension of the Upfield train line and a new train station at Campbellfield can also be expected.

Post a public comment period that runs until 26 May, the VPA will finalise the plan then submit it to Hume City Council and the Minister for Planning for approval.

A new planning framework charts Broadmeadows road to future success

After years of stagnation in the Geelong hotel sector, Victoria's second city will soon welcome a new hotel as Franzé Developments unveils its intentions to turn a Geelong CBD site into new short stay accommodation.

Acquired for $7 million and spanning 2,700sqm, the site located at 44 Ryrie Street was purchased off market. The development is expected to respond to strong demand for serviced apartments, hotel rooms and high quality office space within Geelong; the city is currently experiencing a boon in office development with a string of commercial projects either proposed or at construction. 

With 44 Ryrie Street in its keeping, Franzé Developments is now in discussions with both local and state authorities with an eye toward submitting plans by August of this year.

The envisaged result is a substantial $200 million mixed-use development consisting of 1,000sqm of ground floor retail, 5,000sqm of office space, 90 serviced apartments and a 200 suite hotel.

Image: 44ryrie.com.au</figcaption></figure>The new 44 Ryrie Street will supersede previous plans for the site which revolved around an environmentally sustainable commercial development of 13,466sqm which would have counted itself as being one of the nation’s first WELL rated buildings, whilst also carrying a 6 Star Green Star and 5 Star Base Building NABERS Energy Rating.

Statistics garnered via the Greater Geelong and The Bellarine Tourism Development Plan Summary 2016 indicate a need of between 1,400 and 2,500 guest rooms required to support Geelong’s projected growth over the next 15 years.

According to the developer, several major hotel groups are in discussions in order to account for both the serviced apartment and hotel component. The latter can expect to be a in the 4 to 4.5 star range and will go some way to absorbing future anticipated needs for short term accommodation in Geelong.

Geelong poised to score a new hotel as Franzé Developments heads down the highway

Epworth Eastern is seeking to add another tower to Box Hill's burgeoning skyline.

Whilst previous additions to Epworth's Box Hill location spanning back to 2003 have been sprawling low-rise builds, the health provider is in the midst of seeking approval for a 62m Silver Thomas Hanley-designed tower that would underpin its future operations onsite and cater for the immediate area's booming population.

The expansion of the Hospital is required in order to meet the current and projected short term demand for health services, with the demand for these types of facilities only becoming more vital with a growing and ageing population.

The facilities and services that Epworth offer on the site are currently operating at maximum capacity. The proposed redevelopment of the Epworth Eastern site will deliver a hospital led development, with additional hospital beds, new operating theatres and recovery, and consulting suites.

2 operating theatres, 60 overnight acute patient beds, 15 rehab beds and 20 consulting suites constitute the net gain from the proposed development. In order to facilitate works on the tower, existing flats at 25 Nelson Street would be demolished.

At the south-east corner of Epworth Eastern's Box Hill land holding, the new build would also include 3 basement levels for additional car parking facilities, with levels both below and above ground linked to other existing buildings on site.

Late last year former Planning Manager at the City of Whitehorse, now Meinhardt as Associate Director – Planning Paul McAleer wrote on <a href="/news/box-hill-to-become-melbournes-second-cbd">Box Hill's rise to prominence within the greater Melbourne context</a>.

As the population of Box Hill and surrounding suburbs mushrooms, the need for development to cater for an increasingly aged population has not gone unserved. Developments such as <a href="/new-apartments/box-hill-vic-3128">Tao Home</a> which caters specifically for seniors and Bluecross' 40 Dorking Road which includes 221 aged care beds are currently under construction.

Epworth Eastern's pending expansion joins Epworth Richmond and <a href="/news/freemasons-to-be-redeveloped-as-epworth-continues-to-develop">Freemasons East Melbourne</a> as ongoing developments falling under the Epworth banner. Most immediate is the Freemasons site within East Melbourne, where a new 10 storey Grey Street building is taking expressions of interests from medical specialists, with a view toward being completed by late 2018.

Epworth Eastern rises to match Box Hill's booming population's needs

City of Monash planners have recommended that Singapore-backed <a href="/developers/frasers-property">Frasers Property Australia</a> along with project partner Commercial &amp; Industrial Property (CIP) be allowed to proceed with a multi-staged commercial development that would become one of suburban Melbourne's largest.

Subject to a raft of conditions, the proposal which includes in excess of 60,000sqm of commercial office space is poised to account for a vacant site at <a href="/developments/mulgrave-vic-3170">254-294 Wellington Road, Mulgrave</a>. With a development cost of $120 million, the scheme displaces Peters Ice Cream which have occupied the site since 1964.

Peters have moved the bulk of their operations to an adjoining complex, allowing Frasers and CIP to roll out plans for a portion of the 133,259sqm site.

Four separate 8 storey commercial buildings are envisaged; each includes between 13,739sqm and 15,692sqm of leasable space. Designed by Max Architects, 254-294 Wellington Road also sees four multi-storey car parks with an accumulated 2,497 parking spaces, provisions for bicycle parking in each building and a cafe/food tenancy within the ground level of each office building.

An existing heritage building fronting Wellington Road will be maintained and amalgamated into the development.

Diagonally opposite the Peters site, 211 Wellington Road is a mixed-use project primarily consisting of three commercial buildings. Mazda National Headquarters, Monash University, BSN Medical and BMW Finance are the headline tenants within the project.

Falling under the Monash National Employment and Innovation Cluster which sees <a href="https://vpa.vic.gov.au/project/monash-employment-cluster/">Melbourne’s largest concentration of jobs outside the CBD</a>, Frasers and CIP will be hoping that the success of their 211 Wellington Road project is repeated at their new, and considerably larger commercial development across the road.

As large as it is, 254-294 Wellington Road is not the sole commercial development currently on the radar in the area.

As that precinct is rounded out by 10 Nexus Court, Salta Properties will move their attention to an adjoining development site at <a href="/news/salta-and-cedar-woods-upsize-their-monash-intentions">647 Springvale Road</a>, with an eye toward additional commercial offerings.

Meanwhile Goodman Group is seeking tenants for dual new office buildings within their Ferntree Business Park at 296-324 Ferntree Gully Road, Notting Hill. Buildings Buildings D + N are in the pipeline, and may add as much as 14,500sqm of space to that particular precinct.

Ferntree Business Park is also set to host a Quest serviced apartment complex according to current construction tenders for that particular project.

A commercial mini city beckons as Melbourne's southeast flourishes

The local student accommodation market has a new provider as Blue Sky Private Real Estate and joint venture partner Goldman Sachs ramp up their Melbourne presence.

Months after being formed, Atira Student Living has hit the ground running in Melbourne. Already active across the Brisbane market, Atira is planning a further 4,600 beds split between Brisbane, Sydney, Melbourne and Adelaide.

Of the 4,600 beds, a healthy proportion will be based in Melbourne.

The former already has a Hickory tower crane onsite in order to deliver 783 beds across two buildings, with associated ground level retail and public uses. The tower will utilise the Hickory Building System with floor slabs, facades and Hickory’s Sync bathroom pod system manufactured offsite and subsequently trucked to 42-50 La Trobe Street for final assembly.

1 Flemington Road which is also addressed 245-249 Peel Street will be constructed by Hutchinson Builders. It was initially submitted at planning as a <a href="/news/city-norths-latest-entrant-a-metal-monolith">metal-clad tower</a> holding 389 student beds.

Both projects have been designed by Hayball.

Rounding out the Atira Melbourne portfolio is 48-50 A’Beckett Street which has gone back to the drawing board after being picked up by Blue Sky Private Real Estate. Slated for a 2019 opening, the eventual student accommodation building will replace previous private apartment schemes for the narrow site.

611-681 Elizabeth Street has been given the provisional nod from City of Melbourne planners. The multi-towered project includes 698 student accommodation apartments across two towers, broken down to 661 studios, 27 one bedroom apartments and 10 two bedroom apartments. It remains to be seen whether new owner PDG Corporation will maintain the student accommodation aspect of the development.

Early works on Redefine's 16-32 Leicester Street have begun, as a preview to construction commencing on the substantial student accommodation project whilst 123-135 Bouverie Street nearby is also subject to a new student accommodation application.

These projects are in addition to the thousands of student beds currently under construction citywide.

Atira hits Melbourne as further student accommodation projects line up

West Melbourne's increasing rate of densification will in time subsume another substantial site, with the expansive Rose Furniture building spanning 512-544 Spencer Street earmarked for redevelopment. Latest to capitalise on the area's march toward high density living are project partners Abacus Property Group, Lechte Corporation and Crema Constructions.

512-544 Spencer Street is the third current Melbourne apartment development for the team. The Eminence at 139 Queensberry Street, Carlton includes 193 residential apartments over 15 levels whilst Luminary in Hawthorn is a more modest development of 22 luxury dwellings.

DELWP are handling the application which would deliver two separate buildings, although three distinct architectural styles have been conceived to break up the development's multiple and substantial street frontages.

As the torrent of large developments in West Melbourne continues, many more people will invariably call the suburb home over the coming years.

512-544 Spencer Street is the 25th entry for West Melbourne within the Apartments.com.au Project Database, with near on 3,300 apartments in play within postcode 3003. Of these, 781 - or just under one quarter - are at construction, pointing toward the future growth spurt that awaits within the suburb.

With Holder East yet to move on its large King Street holding and Perri Projects bidding to <a href="/news/industrial-west-melbourne-the-latest-urban-renewal-contender">rezone a vast section of industrial West Melbourne</a> to facilitate commercial and residential growth, West Melbourne's transformation may well accelerate over current high levels of development.

Whilst apartments will rule the West Melbourne roost, 469 hotel suites and/or serviced apartments are also primed for the suburb with the most recent addition that of Adina Grand signing on as operator of the hotel component within the West End development.

West Melbourne latest application adds to the suburb's development appeal

The Celtic Club's development is poised to proceed under the moniker Paragon, as developer Beulah International moves to capitalise upon the development permit granted under previous planning regulations.

At 316-320 Queen Street, the site's development history has been far from mundane, with project approval but one of the hurdles involved in realising the residential tower. As far back as 2013, inner club wranglings had the deal to develop the site voted down by club members.

The site's permit extension granted by Minister Wynne is due to expire in October, meaning Beulah International will likely move to launch the 48-level apartment tower shortly.

Spread across a 3,000sqm site, much of the Celtic Club will make way for the tower which was approved to include 256 apartments, although this number will almost certainly change as the developer rebalances the project's apartment schedule to meet current market conditions.

Peddle Thorp Architects were behind the initially approved version which was characterised by its green facade. Now understood to be in the hands of Fender Katsalidfis Architects, the tower's exterior has been given a more pronounced look, featuring a stretched diagrid pattern over a golden facade.

Paragon caps Beulah International's healthy Melbourne development portfolio

<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.
