Melbourne's west may not be the epicentre of commercial development, but a trickle of projects is casting a light on the areas potential for future commercial growth.

The recent announcement that Target Australia will move its national headquarters to Williams Landing serves to bolster the west's profile, whilst also providing developer Cedar Woods with a premium tenant for their masterplanned development.

Located opposite Williams Landing station, designed by Gray Puksand and with Hacer on board as builder, the new 8 level commercial development is chasing an A Grade rating from the Property Council of Australia. It's 3,000sqm floor plates will enable Target departments to be connected, encouraging interaction and collaboration between all areas of the company.

Gray Puksand also have the design reigns over the other noteworthy commercial project in this span of Melbourne, namely VicRoads' new Sunshine offices.

At the time of the announcement, Cedar Woods COO Nathan Blackburne outlined what the Target deal means to the west:

Valued at $37 million and spanning 12,600 square metres, the new 8 level slab on ground commercial building also includes 2 retail tenancies and parking for 466 vehicles. Robert Puksand, Founding Partner at Gray Puksand describes the splay of the building relative to its corner location:

Both projects fall within identified nodes for future development and are in their own way vanguard projects for their respective areas.

Whilst the VicRoads projects falls within the greater Sunshine National Employment and Innovation Cluster, Target's new headquarters is within a Priority Development Zone adjacent to the East Werribee Employment Precinct which itself is expected to create another 58,000 jobs.

Target's Williams Landing HQ a boon for the west's commercial prospects

Another week and another student accommodation tower enters the Apartments.com.au Project Database.

Following on from a string of fresh projects seeking their place in the expanding sector, GSA Australia's intentions for a Queensberry Street plot are the latest to be unveiled. 198-208 Queensberry Street is GSA Australia's third current student housing project, after <a href="/new-apartments/205-223-pelham-street-carlton">205-233 Pelham Street</a> and <a href="/developments/melbourne-vic-3000">684-688 Elizabeth Street</a>.

The work of DKO Architecture, the Queensberry project involves 229 beds within 136 apartments. 

On a 546sqm corner plot, the tower spans 14 levels and draws heavily upon two fellow DKO Architecture projects. Above the retained low-rise facade, the glazed section references their <a href="http://www.dko.com.au/cms_subcat_14/marina-tower-docklands-melbourne">Marina Tower</a> project, whilst precast elements closely resemble the pattern across DKO Architecture's <a href="http://www.dko.com.au/cms_subcat_14/the-metropolitan-melbourne">Metropolitan</a> design.

198-208 Queensberry Street and 684-688 Elizabeth Street are likely to follow the Pelham Street example by way of being managed by The Student Housing Company.

Applicant Derby Road Developments Pty Ltd late last year submitted plans for a substantial 18-storey student accommodation building at 9-13 Derby Road. 158 student units, 15 car parking spaces, 51 bicycle parking spaces, a 150sqm retail premises/shop fronting Derby Road and communal facilities across levels one and five were envisaged.

Earlier this month Glen Eira chose to issue a Notice of Refusal for the tower which falls within the Phoenix Precinct adjoining Monash University.

Issues cited with the proposal include its inability "to respond to the fine grain rhythm and heritage character along Derby Road as the scale and form of the podium and tower are inconsistent with the scale and form of existing buildings in the Derby Road Heritage Overlay Area. The building proposed to be partially demolished is identified as a contributory building in this heritage area. Council discourages the demolition of Contributory buildings in heritage areas."

Earlier this month Apartments.com.au outlined Cedar Pacific's <a href="/news/inter-war-and-student-to-the-core-another-whopping-student-accommodation-project-unveiled">intentions for 123-135 Bouverie Street</a>, which include a further 596 rooms within the Nettleton Tribe-designed tower. In close proximity to 198-208 Queensberry Street, Icon Construction has begun works on Urbanest's 599 Swanston Street.

That project consists of a new 21-storey tower incorporating 583 student beds within a vertically bladed bronze facade.

Also earlier this month Scape Student Living <a href="http://www.afr.com/real-estate/scape-will-build-a-60storey-uni-student-residence-in-melbournes-cbd-20170427-gvtk0e">outlined plans</a> for a $300 million 60-storey tower overlooking RMIT University. The proposal includes 740 student beds, 146 city living units and a substantial amount of commercial space within the mixed-use project.

The student living drive churns out an additional tower, but provides no luck for another

The Planning Minister's office has granted approval for a major tower within the former Pentridge site that will add near on 200 apartments to the emerging precinct.

Dubbed Air Apartments, the tower at 21 Pentridge Boulevard carries the name of a formerly approved Rothelowman-designed residential tower for the same plot. In approving the current version, the State Government has worked within the expectations of the existing site masterplan, despite the tower sparking '<a href="http://www.theage.com.au/victoria/outrage-at-19-storey-apartment-plan-for-former-pentridge-prison-20151227-glve9r">outrage</a>' in the local community in recent times.

The current Air Apartments design created by Particular works roughly to the same dimensions of the now superseded scheme that held approval for some years prior to yesterday's announcement.

National Trust Victoria <a href="http://www.heraldsun.com.au/leader/north-west/national-trust-victoria-concerned-air-apartments-could-compromise-pentridge-prisons-conservation/news-story/2c78b3a17008fa8749b66df723a5f8d2">raised concerns</a> over the size of the tower, although Heritage Victoria saw fit to give the nod to the tower during the approvals process.

<figcaption>Artist's impression of Air Apartments</figcaption></figure>Backed by developer Shayher Group, Air Apartments in somewhat of an oddity will also include car parking for residents of adjoining buildings. 57 car parks are allocated to residents of existing residences, namely the Quartermaster Building and the Industry Lane townhouses.

Whether this is an imposed requirement in order to gain the Air Apartments permit remains unclear, but it's certainly a departure from the norm and contrary to a statement provided by Shayher Group project spokesman Anthony Goh yesterday.

A site like Pentridge not only requires high density housing to ensure its economic viability in the long term, but it is also suitable for a higher density development due to its close proximity to public transport infrastructure, shops and schools, thereby reducing the number of cars on our roads and encouraging residents to walk to nearby facilities.

Parking anomalies aside, Anthony Goh believes Air Apartments will go along way to providing housing diversity within the precinct:

1 Champ Street or Building 16 within the <a href="http://pentridgecoburg.com.au/masterplan/">masterplan</a> is expected to house 52 residential apartments and the balance of the 114 Adina Hotel suites slated within the build. Adina suites will also be located within with the historic and soon to be converted B Division building.

At 19 levels, the Cox Architecture-designed tower is expected to span 64 metres and include a range of amenities across lower levels.

Building 9, on the other hand, is a low-rise building arranged in an arcade-style format. It will include an array of retail outlets, restaurants, and a state-of-the-art Palace Cinemas complex.

A breath of fresh Air for Pentridge in Coburg

The humble nursery continues to provide developers with sizeable redevelopment opportunities across Melbourne.

Latest to the public eye is the former Going, Going Green nursery within Hawthorn which has been christened Sierra. The apartment development on the corner at Burwood Road and Drill Street is the latest release by expanding Doncaster East-based developer JD Group.

Having secured the site reportedly for $30 million, JD Group have created a new purpose for the roughly 7,000sqm site.

Internally, JD Group have elected to provide one, two and three-bedroom configurations, with four- bedroom terrace homes also on offer.

The former Essendon Plant Farm/Direct Plants centre across 1048-1060 Mount Alexander Road was purchased by Accord Property Group, and now hosts Alexa. 95 apartments and a ground floor retail tenancy are set across the 2,003sqm land holding. 

Designed by ClarkeHopkinsClarke, the building spans seven storeys above a double level basement. Buildcorp Commercial are applying the finishing touches to the building, which also has frontage to Allison Park.

The proponents for the former Flower Power Garden Centre are all but assured in their push to realise a major residential redevelopment for the site.

Entity Chadstone Investments Pty Ltd are behind the development application. Initially seeking heights of up to 11 storeys, City of Monash have decreed that the development be allowed to proceed with two seven storey apartment buildings, 11 standalone townhouses within a three storey building, a child care centre, supermarket and additional retail tenancies.

Spanning 50,821sqm, part of the site is used as a homemaker centre, with the development to be located across the former plant nursery portion of the massive land holding.

A green thumb's loss the developer's gain

Monash University's Clayton campus will receive yet another noteworthy academic building, this time by way of the new Monash Biomedical Learning and Teaching Building (BLTB)

Joining a string of highly meritorious contemporary designs across the campus, BLTB is another design feather in the cap of Monash's Clayton campus which has undergone intensive redevelopment over the past five years. Denton Corker Marshall has created the new building which is valued in excess of $100 million.

Research Way's old Pharmacology building has been demolished as the process to select a builder continues. Eventually, BLTB will cater for undergraduate students studying biomedical sciences.

The new building incorporates an innovative pedagogical solution in four Flexi Labs.  The ‘L’ shaped labs wrap around a central glazed satellite prep area providing smaller scaled, more personable lab space for cohorts of 60, 120 or interlinked space for up to 240 students, visually connected as one. 

This enables teaching and learning of multiple subjects concurrently and independently in a uniquely Monash solution.

The facility also includes a 1,200sqm informal Learning Hub accommodating 440 students.  With an average of 90 informal learning seats per floor, the Hub provides spaces for quiet, self-directed learning as well as, larger, more active group settings.

Image: Multiplex</figcaption></figure>BLTB is the latest in Monash University's capital expenditure program that has seen vast swathes of the Clayton campus redeveloped in recent years. Major builds delivered include six separate student housing buildings, New Horizons, the Green Chemical Futures building, The Ian Potter Centre for Performing Arts and the Learning and Teaching Building.

The latter duo is currently under construction, with the Learning and Teaching Building targeting a Green Building Council of Australia’s ‘5-star As-Built’ rating.

Designed by John Wardle Architects, it includes more than 60 formal and informal learning and teaching spaces set above an extensive basement car park and also delivers a new transport interchange and frontage to Wellington Road.

Likely to grace the Clayton campus next is a new Technology Education Building, with Grimshaw Architects reportedly involved with the design.

Monash Clayton facilitates another grand design gesture

May 2017 has thus far brought with it a string of cold mornings and a rash of news relating to various developments across Melbourne's CBD.

On the planning front, VCAT have delivered good news to interests seeking to turn the historic Phillips Shirts building at 274-278 Little Lonsdale Street into a substantial tower. Originally planned as a 59-storey residential tower, the design has been substantially clipped to approximately 100 metres in height or 30 levels.

278 Little Lonsdale Pty Ltd is the entity behind the tower which has now been approved for hotel use. Brady Group are the controlling force behind the project, perhaps suggesting that 274-278 Little Lonsdale Street may be developed under the Brady Hotels banner, in a similar move to what the developer has in store for 109-111 Little Lonsdale Street.

Under the plans dual towers approaching the height of Rialto will be constructed, with unconfirmed whispers that Shangri-La assume control over the development's 500 hotel suites.

Final approval rests with Planning Minister Richard Wynne.

Continuing the hotel theme is news of construction tenders being released for a new Vivo Hotel at 33-35 King Street. Originally approved for 120 apartments across 29 levels, developer BPM have reworked the scheme after purchasing the site, with Elenberg Fraser reportedly installed as the architect of choice.

In projects sales news, 555 Collins Street is due to launch shortly with the project's display suite freshly complete. Replacing a drab existing onsite office building, the Bates Smart-designed tower will stand 47 levels upon completion.

Finally the construction front also brings fresh news during May.

Probuild signage has appeared across 271 Spring Street, heralding construction commencement of Australian Unity's new headquarters. The $110 million office tower set over 16 levels includes 15,600 square metres of commercial office space and is due to be completed during 2019.

The May CBD development wrap

Augmented planning rules introduced over recent years has made it impossible for the 'skinny skyscraper' to grace the vast majority of inner Melbourne's skyline. That is, after a number of eyebrow-raising developments were approved under now defunct planning regulations.

Whilst the <a href="/new-apartments/melbourne-vic">CBD</a> and <a href="/new-apartments/southbank-vic-3006">Southbank</a> may be off limits, a proposal has landed upon Elizabeth Street that looks to keep the typology viable in Melbourne. Kerstin Thompson Architects are the driving force behind <a href="/developments/melbourne-vic-3000">656-658 Elizabeth Street</a>, with the hope of realising a 15-storey tower on a 169sqm site.

Carrying a 7.9m frontage to Elizabeth Street, the site also fills in another relatively minuscule plot along the thoroughfare that has been subject to intense development over the past decade.

Ground floor will host a 21.6sqm retail tenancy with the immediate two floor above hosting offices; both of which carry 123sqm floor plates. Apartments planned within the tower are varied in size, ranging up to four bedroom dwellings set over split levels. 10 dwellings will be included within the tower which will be serviced by 3 basement levels.

In order to facilitate the development, an 1870's era building onsite will be demolished.

A former foundry, the single-storey structure falls within the Elizabeth Street North (Boulevard) Precinct is a graded heritage building. The development's proponents argue that its loss and the subsequent tower "will not have an unacceptable impact on the character, appearance or identified significance of the heritage place that is...Elizabeth Street North (Boulevard) Precinct."

Prior to Planning Minster Richard Wynne's regulatory intervention, towers such as Phoenix Apartments were touted as becoming more prevalent across Melbourne's CBD owing to the decreasing number of viable large sites available for development. Rising 28 storeys, the site which Phoenix Apartments sits upon spans a mere 6.7m.

Perhaps better described as a skinny tower, 656-658 Elizabeth Street's fate is with City of Melbourne. Lodged during January, the Elizabeth Street project is currently at advertising prior to City of Melbourne deciding whether there is still a place for the skinny tower in Melbourne.

PACE Development Group have pushed further into the suburban apartment market. Adding to their already impressive list of residential apartment projects is news that the firm will be involved in two new developments.

Whilst the wraps are due to come off a significant project in Melbourne's South East in which PACE will be a development partner, there's no mistaking their newest development at 554-558 High Street Road, Mount Waverley.

PACE as developer is seeking approval for 90 dwellings across the Mount Waverley site, replacing two low-rise brick commercial buildings which themselves form part of the Syndal Activity Centre along Blackburn Road. Staggered to a height of 8 levels, 554-558 High Street Road has been designed by Cera Stribley Architects.

Two basement levels and three ground floor tenancies form the balance of the development, with one space earmarked as a medical centre. Above, a mixture of one, two and three bedroom apartments are expected, ranging between 50sqm and 129sqm respectively.

The proposal is broken up into three distinct blocks - The Podium that addresses High Street Road and the rear carpark and recreational reserve, The Sandwich, which creates an immediate layer and The Crown, that floats above.

The site in question covers 2,619sqm and has a 61.5 metre frontage to High Street Road. According to plans advertised with City of Monash, the project's complexion will be a mixture of glazing and metal cladding. Bronze, pale grey charcoal and white elements will define the building's look.

Cera Stribley Architects are also the design force behind another PACE development under construction, namely Pace of Northcote.

Mount Waverley joins Collingwood, Abbotsford, Doncaster East, Brunswick and Northcote as suburbs in which PACE has a current development interest. PACE push further into Melbourne's suburban apartment belt

Mirvac has ushered in the completion of another tower within its long-running Yarra's Edge enclave. 

Forge Tower is the latest building to welcome residents to Docklands; it along with a series of low-rise townhouses represent Mirvac's first gesture within the final Wharf’s Entrance sub-precinct. The continued push by Mirvac westward within Yarra's Edge and into the final Wharf’s Entrance stage comes 17 years after the developer began formulating the precinct that holds well over one kilometre of Yarra River frontage.

Valued at $200 million, Forge includes 228 apartments within the 30 storey, 100 metre tower and was built over a two year period.

Mirvac's in-house design team were responsible for the tower's overall design, and have included a broad selection of apartments within. The spread of apartment options includes five one and two-bedroom artist studios, 10 one-bedroom lofts, 56 one-bedroom apartments, two two-bedroom maisonettes, 111 two-bedroom apartments, five three-bedroom terraces and 39 three-bedroom apartments ranging up to 151sqm in size.

Artist and sculptor Ned Kahn had a hand in the design process, contributing ’Fluid Lines’ to the tower's podium. The kinetic urban art installation to the corner of Lorimer Street and Regatta Way relies upon the wind to drive ripple-like movements across the podium facade.

As recently as last week, negative media reports continue to dog Docklands.

And the negative commentary in some regards is justified - Docklands for the most is by no means the design and urban Shangri-La that many had hoped for.

Yet it is highly successful in certain regards. The flood of residents and white-collar workers to the 'new' suburb that effectively doubled Melbourne's CBD is an undisputed success and is evidenced by the 3,000 odd residents that choose to call Yarra's Edge home.

As precinct's such as Yarra's Edge continue to add new residents, its will be intriguing to see if this 'critical mass' of people goes some way to creating more of a '24 hour' feel within Docklands, rather than the '9 to 5' moniker it has attracted.

Mirvac forges a new chapter within Yarra's Edge

LongRiver Group have ramped up their Box Hill development intentions. The privately owned property player is poised to launch a major apartment tower fronting Whitehorse Road whilst simultaneously working to secure the right to build Melbourne's latest DoubleTree by Hilton outlet.

820 Whitehorse Road's redevelopment came to light early last year, with Whitehorse Council ultimately granting LongRiver Group the right to proceed with the 30 storey building just prior to the turn of 2017. Valued at around the $200 mark, <a href="/buildings/east-central-tower-820-whitehorse-road-box-hill">East Central Tower</a> as it will be known is now accepting registrations of interest.

Included within the tower designed by Fender Katsalidis are approximately 280 apartments, 1,500sqm of residential facilities plus 3,000sqm of combined office and retail space.

Integrated property and infrastructure consultancy APP have released details of the intended DoubleTree by Hilton tower at 874-878 Whitehorse Road. Whitehorse Council are still assessing the project which landed at planning late last year.

Doubletree by Hilton and East Central Tower define LongRiver's Box Hill aspirations

Repeat buyers are one of the strongest measures of confidence in any apartment development.

At <a href="https://www.apartments.com.au/new-apartments/era-newcastle-west-124-126-bull-street-newcastle-west-nsw-2302">ERA</a> in Newcastle West, some purchasers are returning to <a href="https://www.apartments.com.au/developers/gwh">GWH</a> after living at the developer's One Apartments. Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

After comparing several developments, he chose One Apartments because of GWH's longstanding local reputation and his own experience working with the developer on a commercial project more than a decade earlier.

"I knew that they were local, that the quality of the build was going to be up there. I'd looked at other apartment complexes around and close by, and I just knew that here was a better decision location wise."

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

Beyond the location, he says it's the sense of community that has surprised him most.

"Everyone loves living here because they chose to live here, but everyone looks out for each other. It's a real great community feel here."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

Lyle says their confidence came from GWH's reputation within Newcastle's building industry.

"I know people who've worked across different apartment projects, and whenever GWH came up the feedback was always the same. They're rock solid. They're quality."

That confidence only grew throughout the buying process.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Aimee says one moment stood out.

"The project actually finished on time. We realised we needed to hurry up and sell our house because everything was happening exactly when they said it would."

Priced from $980,000 for two-bedroom residences and $1.46 million for three-bedroom residences, buyers can secure an apartment with a 10 per cent deposit, with premium homes offering ocean views from Level 8 and harbour views from Level 10.

Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

The architecture is distinguished by a faceted glass façade that responds to both the site's outlook and Melbourne's changing light conditions.

According to Bruce Henderson Architects, the coloured glazing gives the building a distinctive identity while also providing privacy and solar shading, with residences oriented to capture views across the bay, city skyline and surrounding parklands.

Inside, <a href="https://www.apartments.com.au/interior-designers/designoffice">DesignOffice</a> has created interiors focused on natural light, efficient planning and enduring materials. Virgate's Verdé Southbank moves toward construction as sales fly past halfway stage

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

<a href="https://www.apartments.com.au/new-apartments/kooyongkoot-hawthorn-1-kooyongkoot-road-hawthorn-vic-3122">Kooyongkoot</a>, currently being delivered by developer PQD and designed by Cera Stribley, received Gold in the Interior Design – Proposed category and Silver in the Architecture – Proposed category.

The dual recognition reflects the design approach behind the boutique development on prestigious Kooyongkoot Road, where the focus has been on creating homes for downsizers seeking the space, quality and functionality of a detached house within a low-rise apartment building.

Rather than maximising apartment numbers, <a href="https://www.apartments.com.au/developers/pqd">PQD</a> and <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a> limited the development to just 18 residences, allowing for larger floorplans, greater privacy, generous landscaping and expansive communal spaces.&nbsp;The majority of the apartments also benefit from corner aspects, allowing for dual sources of natural light.

Now around 70 per cent complete and on track for completion in November 2026, Kooyongkoot will comprise a mix of garden residences, ter​race apartments, sub-penthouses, and is crowned by two half-floor penthouses with direct lift access and private rooftop terraces.

The Silver Award for Architecture recognised the way the building responds to its prominent corner position at the ent​rance to Hawthorn's Scotch Hill precinct, one of Melbourne's most established residential neighbourhoods.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

"The level of quality and refinement is exceptional, but what really sold it was how liveable it felt... It felt like a place where everything had been considered, not just a luxury building."

Kooyongkoot is targeting a minimum 7.5-star NatHERS rating across all residences, supported by passive design principles, high-performance glazing, EV charging infrastructure, water reuse systems and a wellness model focused on lower-energy dry facilities rather than pools and large wet areas.

Located within walking distance of Scotch College, Methodist Ladies' College, Koo​yong Lawn Tennis Club, Aubur​n Village and Camberwell Junction, Kooyongkoot continues to target owner-occupiers looking to remain in Melbourne's inner east without compromising on space or quality. A limited selection of two, three and four-bedroom residences remains available, with prices starting from $1.9 million.

Kooyongkoot wins Gold and Silver at Better Future Melbourne Design Awards

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rising above the Parramatta River at 12 Phillip Street, The Lennox comprises one, two, three and four-bedroom apartments, appealing to first home buyers, young professionals, families, downsizers and interstate investors seeking a completed apartment in one of Australia's fastest-growing economic centres.

Rather than positioning Parramatta as an alternative to Sydney's CBD, Equitifund believes the city has reached a point where it stands on its own merits.

Ground-floor boardwalk retail and dining further activate the riverfront and integrate the building into the surrounding public realm.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

"At The Lennox, lifestyle is not an afterthought, it is the foundation."

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Paul Gedoun is selling his third project, <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, after recently completing, and selling out, <a href="https://www.apartments.com.au/buildings/esprit-217-227-boundary-street-coolangatta-qld-4225">Esprit</a>.
